HBA Monitors Several Critical Races in June When you pick up this newsletter, the North Dakota June primary election will be
just over three months away: June 12. It is going to be an incredibly busy election season for the HBA, as we see contested races for many critical leadership roles in our communities. City commissioners/mayors will be elected in June, while Cass County commissioners run in the June 12 primary, with election in November. Next month, our leaders and member volunteers will be busy interviewing candidates for Fargo and West Fargo, as well as Cass County Commission and Horace City Council. This allows our leaders to hear these candidates’ views on issues concerning the building industry. It is very important that you get out to vote for candidates and issues your HBA supports. Please watch for correspondence in May and June letting you know who we have chosen to endorse. If you would like to be involved with the process, or have questions about why we have decided to support these individuals or issues, contact me or Chief Executive Officer Bryce Johnson. A little further down the road is the November election. HBA of F-M will be monitoring the Moorhead City Council race. Moorhead Mayor Del Rae Williams is not running for re-election and there are four council seats up for grabs.
Do’s and Don’ts of Deck Construction
There are some common problems with construction of decks locally. The regulations governing them in the International Residential Code grew from a paragraph to several pages, so there is a lot to know! The HBA of F-M will host “Do’s and Don’ts of Deck Construction” March 28, introducing the basic design and construction methods for single-story residential wood decks. We’ve got a couple of incredibly fun events coming up in March that you can’t miss! 1. Home Builders Care Fish Fry Fundraiser March 16 - Come for the fish, stay for the fun as we offer up meat and money raffles, a silent auction, a live auction, and a grand prize of $500! All of the proceeds benefit the HBA of F-M’s charity, Home Builders Care of F-M Foundation, that supports workforce development in the homebuilding industry and housing-related projects. 2. “Chilly” Cook-Off March 22 - This free event is a chance to network in a casual setting with your fellow members. Attendees can sample chili and dessert entries and vote for their favorites! Cash prizes will be awarded for first, second and third places.

Shannon Bienek and Ryan Mullikin, a brother-and-sister real estate team, have joined Beyond Realty. Bienek has been a Realtor since 2015. She is a graduate of Concordia College and has several years of experience in sales and marketing. Mullikin has been Realtor since 2012. He is a graduate of Minnesota State Community and Technical College. Prior to starting in real estate, he worked as the assistant jail administrator for Clay County. Bienek and Mullikin are licensed in Minnesota and North Dakota. They both specialize in residential and lakes real estate. Krystal Wheeler Dennis has been hired as the director of Pharmacy Consulting at Blue Cross Blue Shield of North Dakota. In her role, Wheeler Dennis is responsible for assisting the marketing team in any pharmaceutical affairs. She also aids employer groups in pharmacy-related education. Wheeler Dennis previously worked as a pharmacist for Thrifty White Pharmacy at various locations for nine years. She spent five years as the pharmacist in charge in Grafton, N.D., and four years at the Long Term Care Pharmacy in Fargo. For two years, she worked as a pharmacist at The Prescription Shop in West Fargo. Laura Kroetsch has been hired as a medical director in behavioral health at Blue Cross Blue Shield of North Dakota. In her role, Kroetsch forms part of the Health Network Innovation team and focuses on behavioral health review. Kroetsch previously worked for the North Dakota Department of Human Services at Southeast Human Service Center in Fargo, where she served as a staff psychiatrist and medical director. Labor Masters of Fargo announces the hiring of Ian Beaton as executive of sales and marketing. Ian comes with six years of Sales
and Marketing experience. Residing in Hope, N.D., with his wife Chelsey and two sons, Sutton, age two, and Sawyer, age one. Beaton serves on the volunteer fire department and is an acting city council member. Mike Peschel has been named managing broker at Kilbourne Group. In this role, he will lead the KCRE team. Kilbourne Group is a real estate redevelopment company focused on historic renovation and mixed-use infill in downtown Fargo. The Marvin Companies has hired Rob Orvis as its new vice president of information technology. In this role, Orvis will lead the development and delivery of a growth business plan, overall technology strategy and road map for the company. As a member of the Marvin leadership team, Orvis will oversee the implementation of enterprise-wide IT systems and web applications to support the company’s business operations. The goal of his work will be to foster innovation, increase efficiency and provide enhanced service for customers. “Rob brings notable experience as a strategic technology thought leader and has a proven ability to lead technology innovation and transformation. He is an outstanding addition to our leadership team as we continue to grow,” said Paul Marvin, president and chief executive officer of The Marvin Companies. Orvis is returning to his hometown of Warroad, Minnesota, after serving as the chief information officer for MVP Logistics & Service, LLC, where he led strategic innovation for the company’s internal and external client partners. Orvis holds a Bachelor of Arts degree in business marketing from Bethel University.

Get Ready for a Busy Building Season

Interviewing Tips to Hire Right
The interview is your chance to ensure your company stands out as the place that quality job seekers want to work. Here are five steps to making the process easier and more effective. 1. Scrap the job description First, you have to get the interview and, let’s face it, job descriptions are terrible. Most of them are far too long and are chock full of legalese that have most job seekers zoning out and moving on in less than ten seconds. Get to the good stuff. Job seekers want to know what’s in it for them: tell them about the pay, the hours, and the benefits. Be specific. Companies typically shy away from putting this information into job descriptions, but why waste the candidate’s time and yours if they won’t accept what you are offering? 2. Know what not to ask It is important to know what questions to avoid going into an interview. Age, race, gender, country of origin, religion, disability, marital status, and children are all topics that should be off limits. Strictly speaking, it is not illegal to ask the questions, but if they can prove it influenced your hiring decision, you are leaving yourself open to a lawsuit. There are much better questions out there, so it’s best to just move on. 3. Don’t rely on canned questions If you Google “interview questions,” there are over 11 million results that come back. Here are a few that come up time after time. • Why should we hire you? • What are your strengths? • What are your weaknesses? Most of those pages coach job seekers on how best to answer these questions so while they have a place in the interview process, don’t let that BE your process. Be unique and relate questions back to your business and industry. • Our goal as a company is to ______ - how can you help us achieve this? • How do you align with our company values? • Tell us how you’ve dealt with a (position specific) challenge before. 4. Interviewing the interviewer Candidates are empowered by the scarcity of talent and are asking more questions than ever. Be ready and plan time to answer as many questions as you ask. A good tip is to make sure someone who supervises or currently does the job is part of the process - they often have the answers that HR may not. Topics that often come up in these reverse interview questions are: • Hours, wages, benefits • A day in the life • Culture of the team/company • Career path, training options • Next steps in the interview process • Ways the company measures success Get Ready for a Busy Building Season continued on page 10

You Made An Impact in 2017 Thank you for your support and for a great year in 2017! The HBA of F-M promotes an environment in which members and their businesses can prosper. You should have received a copy of our impact report in the mail last month. Here are some of the top highlights of the impact you made.
1. Fire Sprinklers Beginning in 2015, Minnesota required twin home units to have automatic fire sprinkler systems. Because of actions from key legislators, local leaders, the Builders Association of Minnesota and you, Minnesota rolled back this rule. This will positively affect the affordable home market in Moorhead and Dilworth, as well as surrounding communities.

2. Future Workforce We estimate that, through your efforts, we reached nearly 3,500 students and children regarding careers in the trades. This was accomplished through partnerships with local school districts, events like the Lego Homebuilding Competition, Home & Garden Show Treasure Hunt, Herdina Academy for the Construction Trades, and the Health, Tech & Trades Career Expo. 3. Maintaining Fargo’s Excellent Education Standards We supported approval of a specified mill levy vote initiated by Fargo Public Schools. It passed with 73 percent of voters approving. We firmly believe in investing in our youth for the future of our community. Passing the measure gave the school system the funds necessary to maintain its current standard of education, which is one factor in helping to set the stage for an active homebuilding market. 4. Homes For Our Troops Our industry, supported by HBA of F-M and Home Builders Care of F-M Foundation, finished a build for army veteran Eric Marts with Homes For Our Troops in Moorhead. ISR Homes was the official Build Partner. Owner Dan Parrow credits our local homebuilding industry for stepping up to save over $150,000 through donations of funds, labor and materials, something that is not typical in other Homes For Our Troops builds across the country. 5. National Recognition HBA of F-M Chief Executive Officer Bryce Johnson received the National Association of Home Builders Executive Officers Council’s career achievement award in 2017. This award represents the highest level of dedication, loyalty, and commitment and is the highest recognition that can be awarded in the Executive Officers Council. HBA Offers Do’s and Don’ts of Deck Construction, Addressing Common Local Problems Code officials in the F-M area
echo a common concern: faulty deck construction on new and existing homes. Rules governing decks have grown from a paragraph to several pages in the 2015 International Residential Code. This course introduces basic design and construction methods for single-story residential wood decks. It has been tailored to address specific local concerns, including: • New codes and how they pertain to each area • Frost-protected foundations required in Minnesota, but not North Dakota • Attachment to the house (the main failure seen by local code officials) • Vertical and lateral loads • Footing sizes and materials (new provisions) • Stairways, guardrails and handrails • Hazards created by windows, water or electricity Specific design guidance includes convenient span tables for joists and beams and charts of post sizing limitations and connection methods. Figures for multiple lateral connections make connection to an existing dwelling simpler, and require less removal of existing materials. 5. Follow up The labor market is shrinking and filling positions will continue to be challenging. One of the biggest complaints I hear from candidates is that they never hear back from employers. The majority of them would prefer a rejection note over radio silence. So make sure to reply to all candidates. Candidate experience is important and someone you reject today may be the hire you need to make tomorrow. The competition for talent is fierce and candidates are more savvy than ever. You can assume that the good ones are fielding multiple offers. They are interviewing you as much as you are interviewing them. Use these five steps to make sure every interview is a quality potential hire.
Building Better Teams: Construction
Connecting employees can be a challenge in the construction industry when teams are spread out between various job sites and offices. How do you successfully build a strong team culture, promote company values and engage employees in your unique working environment? Here are three tips to help get the process started. 1. Start At The Top Culture is first and foremost about relationships. The most impactful relationship is between management and staff. Company leaders have the ability to set the tone for their teams and the entire organization. Employees want to work with companies that have vibrant cultures, strong leaders, and engaged coworkers, but if they don’t see it in action from their leadership, it won’t be carried throughout the organization. 2. Get Feedback No one knows better how healthy a team is than the members of that team. Ask them questions and listen to their feedback. Celebrate the positive feedback and address the negative. Does a manager need more training? Are there safety concerns? You can’t fix everything, but acknowledge every comment and let your employees know what you are doing to change it or why you can’t. The worst thing you can do is ask for their input and then do nothing or not explain what is or isn’t happening and why. Listening is a major step in keeping employees engaged. 3. Tell Your Story Share important information with your teams and the community. Did you win an award? Get a new project? Have an outstanding safety record? Make sure you keep your teams in the loop - they are your best brand asset and will create positive buzz about your company in the community. Keep your website and social media full of positive information. The more your employees know about your company, the more engaged they feel at work, so give them a company brand they are proud to work for. Strong teams start with effective leadership, successful communication, and a recognizable brand. If you can conquer these three strategies, distance between team members becomes less important than the overall health of your team culture.

Meet the Newest Home Builders Care Trustees
by Summer Hammond, Education & Development Coordinator Each year new trustees are named to the Home Builders Care of F-M Foundation board. During the HBA of F-M’s New Year Celebrations & City Night Ben Anderson, Benjamin Custom Homes, and Nancy Kelly, Labor Masters, were newly installed, and Gary Orth, Cornerstone Specialties, Inc., was sworn in as the HBA of F-M board liaison. The HBA staff and current board of trustees welcome their experience and knowledge of our community to help fulfill HBC’s mission.
Ben Anderson is the owner/CEO of Benjamin Custom Homes, LLC and brings many years of experience in the homebuilding industry to the board. He began building homes in the region while attending school at North Dakota State University. Benjamin Custom Homes is an A+ rated, accredited member of the BBB and has been a member of the HBA of F-M since 2013. The company is a regular participant in the HBA of F-M’s Parade of Homes events and has been an HBA member since 2013. It supports the Herdina Academy for the Construction Trades, a two-week program for high school students to experience trades careers first-and. Anderson also volunteered to appear in a video produced by the HBA of F-M to promote the trades to students.
Kelly owns Labor Masters, which she opened in 2014. She brings committee and previous board experience from her time on the HBA of F-M board of directors, Executive Committee and many other committees. She says “The best part of my HBA involvement is the lifelong friendships that I have gained and the professional relationships that I have built. I feel that all professionals in the building industry need to be in an organization that promotes, educates and stand up for them. That is what the HBA/HBC does for their members.” Kelly received associate of the year in 2008 and has stayed active within the HBA since. She is also a Life Spike meaning she has gathered X amount of Spike credits through membership recruitment and retention over the years.
Orth will act as the HBA of F-M’s board liaison to the Home Builders Care Foundation board. He is president of Cornerstone Specialties and has over 25 years of experience in the industry. Orth’s wealth of knowledge from previous boards and committees will be a great asset to the board of trustees. He regularly attends the HBA’s educational offerings and holds the Certified Green Professional designation. Orth has served on a task force for the HBA’s website and was the board’s strategic plan monitor. Cornerstone Specialties is a regular Parade of Homes participant and has been an HBA member since 2007.

Building Trades Offer Great Career Path A home builder relies on many highly-trained workers to get the job done right.
This includes dozens of skilled workers and professionals, including carpenters, sheet metal workers, drywall installers, glaziers, plumbers, electricians, painters, stone and brick installers, landscapers; and the list goes on. Recent analysis from National Association of Home Builders shows that 70 percent of builders typically use somewhere between 11 and 30 subcontractors to build a single-family home, and on average, 22 different subcontractors are used to build a home. This means there is ample opportunity in the trades for motivated students seeking a rewarding career path. Residential construction workers consistently express high job satisfaction and average salaries in North Dakota remain competitive with other industries in the region. For example, view the wage and data provided at the US Department of Labor, Bureau of Labor Statistics for information specific to N.D.* and share this information with students you come in contact with. We all know how it plays out the last two years of high school, when our kids are constantly being asked about their plans post high school graduation. As members of our association, it’s our job to reflect on the rewards of the career we’ve chosen and excelled in. As one builder/member said recently at the International Builders’ Show in Orlando, “This industry has provided my family everything we’ve dreamed of.” Owning a home is the American Dream, and a career building those homes also brings, its own rewards. The residential construction industry is one of the few sectors where demand for new workers continues to rise, and the housing industry is working diligently to meet this challenge by training more workers and leaders in the construction industry. Often, parents encourage their high school graduates to seek education in a fouryear undergraduate program even when their child is unsure what interests them. But for many students, upon graduation, they are eager and ready to get to work so they can experience the independence of their own financial decisions. For those students, construction trades can offer entry-level jobs and training, giving them the chance to test the waters and discover their talents and interests. North Dakota’s higher education system also offers the option of many two-year associate or certification programs available at community colleges. Students may check with their local association for scholarship opportunities. Student Finds Career as Electrician after Academy
by Mackenzie Ste. Marie, Communications Intern The construction industry faces a major problem as workers going into the trades continues declining. The Home Builders Care of F-M Foundation Fish Fry (read more on page 16) benefits programs like the Herdina Academy for the Construction Trades which is a two-week experience for youth age 15 and older to learn through applied exercises about the construction industry. Students work side-by-side with industry and educational professionals learning about occupations, tools, safety requirements and skills required for satisfying and well-paying careers. Students are exposed to classroom and face-to-face learning, along with the opportunity to experience residential and commercial buildings construction. One local business, New Horizons Electric Inc., has seen the positive impact of the Academy. David Ebens was a senior in high school who didn’t know what he wanted to do upon graduation. Ebens explained that he has always been an outdoorsy person and wanted a career where he could work hands-on in the field. Herdina Academy was a perfect fit. Once he got to the job sites and started working with hands-on materials Ebens noticed what he really enjoyed: roofing and electrical. During a speed-interviewing program where students speak with associations, contractors and businesses, Ebens spoke with a representative from the National Electrical Contractor Association. The NECA rep then contacted Paul Kieffer, New Horizons Electric Inc., about a student at the Academy who was eager to learn about the electrical industry. Kieffer explained the biggest struggle with the workforce currently is finding young people who want to work in the trades. “The Herdina Academy is valuable for the industry because it gives young people the chance to explore tradesman work,” Kieffer says. “l look for someone who is hardworking and personable to take on the position of an electrical contractor.” For Kieffer especially, the Academy gave Ebens experience in the electrical industry with a good base of
activities to introduce the trade. Kieffer hopes that in the near future can get Ebens in the Joint Apprenticeship & Training Committee (JATC) program, which will provide a scholarship for schooling. Enrolling new employees in post secondary education will teach them the new and changing ways of the trades industry and help the industry grow in ways other employees may not be able to provide. Herdina Academy for the Construction Trades benefited New Horizons Electric Inc., by providing Kieffer with a student who is eager and interested in the electrical industry and ready to get into the workforce!

This fundraiser supporting workforce development and projects related to the housing industry is going to be a whopper! On page 15, read about a student who is finding his career as an electrician after attending the Herdina Academy for the Construction Trades. The 55th annual Fish Fry March 16 at the Holiday Inn helps Home Builders Care of F-M Foundation support programs like Herdina. Tickets are $15, and available for purchase at the HBA or at the door. by Allison Weckman, Senior Events & Marketing Coordinator HBA of F-M’s New Year Celebration and City Night focused on business with briefings from both the North Dakota Association of Builders and Builders Association of Minnesota and a local mayoral panel. NDAB Chief Executive Officer Kim Schneider spoke of the priorities the state has set and what its leaders are watching as North Dakota prepares for the 2019 legislative session. BAM Executive Vice President Remi Stone also spoke of legislative priorities and gave out her association’s Champions of the Industry Award to Minnesota Rep. Ben Lien and Minnesota Sen. Kent Eken for their work on ending fire sprinkler requirements in twin homes. The mayoral panel included Dilworth, Fargo, Horace, Moorhead, Oxbow and West Fargo and addressed topics including special assessments, permit numbers, a career academy and the F-M Area Diversion. Beth Prigelmeier, Western State Bank, says, “I love the HBA New Year Celebration, especially hearing about the new appointees to each group, what is happening in the HBA and the accomplishments that have happened. It’s a great reminder that the HBA is very involved in our government and looking out for the professionals in the FM area. During the event, 2018 HBA of F-M President Dustin Murray, Dustin Murray Construction, was installed. The Association honored outgoing HBA President Tyrone Leslie, Heritage Homes, for his service and dedication over the past year. There was also a little fun at Leslie’s expense, with the premiere of a roast video sharing thoughts from his business partners, family members and HBA volunteers. The HBA celebrated its accomplishments in 2017 with an annual Year in Review video. Throughout the night there was one common message, teamwork, as it is the key to making the industry and our communities successful with collaboration from both members and local government leaders. Brennon Benscoter, Builders First Source, says, “I feel that the New Year Celebration was a great opportunity for my colleagues and I to network and get our business name out there. Also hearing from area leaders as to what the upcoming year has in store for Fargo - Moorhead and the surrounding areas was very informative. Ambassadors Pack a Membership Punch, Bring Home State, National Accolades
by Sami Eidenschink, Membership & Marketing Coordinator The HBA of F-M has seen tremendous growth over the last year not only in membership numbers, but in the number of relationships created at committee meetings. Members of the HBA want their friends and co-workers to get involved and discover more about the Association. Whether it’s learning about educational opportunities, events or volunteer spots on committees, the HBA staff regularly receives communications from members and prospective members reaching out, eager to get involved. So what’s behind all the excitement? The HBA’s Membership Committee members are some of the most enthusiastic ambassadors of the Association and are sharing this excitement with everyone they know. As a result, the doors of the HBA never stop opening, and the fruits of those efforts have been realized not only at the local level, but the state and national levels, too. Last month, the committee found out the HBA of F-M received North Dakota Association of Builders’ membership award. This award recognizes a local association that has gone above and beyond in recruitment and retention efforts. As a large local association, this is a difficult award to earn, but the Membership Committee worked hard and, as a result, brought home the award for the second year in a row! Ryan Nelson started with us Feb. 5 as a building inspector II. Ryan has more than ten years’ experience in the trades industry. His most recent position was licensed journey worker plumber. The Fed’s Interest Rate Plan For 2018 At the start of 2017, the Federal Reserve anticipated raising interest rates three

times and shrinking its large bond portfolio. Unlike in 2015 and 2016, where the forecasts made by the Fed were overly optimistic, the 2017 forecast was spot on. Whether officials at the central bank can pull off a repeat performance of three rate hikes in 2018 will very much depend on two conflicting signals from the two variables that matter most to the Fed: employment and inflation. Solid job gains have pushed the unemployment rate to just 4.1 percent in January, a 17-year low. If the unemployment rate drops as much in 2018 as it did in 2017 - a 0.7 percentage point decline - it would be at a low last seen in the late 1960s. Yet inflation, despite some recent rumblings to the contrary, remains stubbornly soft. Excluding volatile food and energy, the core inflation rate is just 1.5 percent - quite a distance from the Fed’s 2 percent target, despite the very low unemployment rate. Initially, some at the Fed thought the low inflation rate was due to unusual one-off events such as declines in the price of cell phone service, cars, prescription drugs, and surprisingly weak healthcare and higher education inflation. However, as the inflation weakness has persisted, some Fed officials are beginning to rethink, at least slightly, the belief that employers bid up wages as workers grow increasingly scarce. That said, they still fundamentally believe that once the unemployment rate falls low enough, wages will rise. It’s just taking longer than in the past for this to take place. At this point, there are several scenarios that can play out. Ideally, employment growth slows a bit; the unemployment rate falls a bit more but not much; wage inflation starts to rise; and overall economy-wide inflation strengthens. This would allow the Fed to continue raising rates slowly and not surprise markets. There are, however, several risks to this Goldilocks outcome. The unemployment rate could drop too low too fast and in the process, ignite inflationary pressures of all sorts. This would force the Fed to raise rates quickly, potentially triggering a recession. Alternatively, inflation stays low as the Fed slowly raises rates because the unemployment rate keeps falling. In this case, inflation is pushed even lower, forcing the Fed to stop raising rates. In this scenario, the Fed would have little room to lower rates when the next recession comes, as they would stop raising rates earlier than they would have liked. Luckily, inflation seems to be finally appearing, and this will allow new Fed Chair Powell to raise rates in 2018 at a measured pace like former Fed Chair Yellen. But, as was the case in 2015 and 2016, unforeseen circumstances are likely to necessitate deviations from the preferred path. I, for one, wish Powell luck, but strongly suspect that the economy will be slightly stronger, and that inflation will rise faster than expected, necessitating four interest rate rises - one more than the Fed currently expects. No matter what happens, 2018 will be bumpier than the economically serene and placid 2017.

Longer Labor
In another sign the labor market is tightening, average overtime in October and November was 4.5 hours/week, tops since mid-2014; up substantially from 4.2 during the first five months of 2017. Back in 2014, OT was elevated out of a fear the economic recovery would stall. Now, there simply aren’t enough people to hire. For example, in November there were 210,000 job openings in construction, up from 178,000 in 11/16.
Employed Elderly
The prime-age population, those persons 25 through 54, number 125 million, of which 100 million are in the labor force. They comprise 63 percent of the labor force. Since 2000, about 17 million net new jobs have been created. And, all of them have come from the ranks of those aged 55 and older! During this time, the number of employed over age 54 has risen from 18.5 million to 35.5.
Rate Rises
The Fed enters 2018 with no clear plan for raising rates. At the last Fed meeting in December, six officials expected two rate hikes or less in 2018, six expected three hikes, and four expected four or more rate increases. More inflation will begat more hikes, but how much inflation increases is the great unknown. Fed forecasts have generally been overestimates, but not this year. At least three hikes.
Fantastic Freight
2017 was the best year ever for US intermodal (shipping container) loads. Originations were 14.01 million containers and trailers, 2.2 percent above 2015’s previous record of 13.71 million units. Similarly, truck tonnage grew 7.2 percent and is also at a record high. By contrast, rail carloads, which specifically exclude intermodal
traffic, remain in the doldrums, roughly 20 percent below the 2006 high, as shipments of coal, cereals, and metallic ores remain weak.
Infinitesimal Inventory
On the plus side, existing home sales in 2017 hit 5.51 million, their highest level since 6.478 million in 2006. But, existing sales are up trivially from 5.45 million in 2016, and 5.25 million in 2015. Why? A complete lack of inventory. It’s declined for 31 consecutive months Y-o-Y, and at the current sales pace the stock of homes for sale would be gone in 3.2 months, a record low.
Good GDP
Inflation-adjusted GDP in 17Q4 grew at a realistic annualized rate of 2.6 percent after growing at slightly over three percent in 17Q3 and 17Q2. In 2017, GDP grew by 2.3 percent. While not sizzling growth, it’s pretty good given that this recovery will, in a few months, become the second longest ever. Better yet, due to tax cuts, GDP growth should reach a post-recession high of 2.8 percent in 2018 and 2.6 percent in 2019.
Trade Trouble
The US has a relatively large $500 billion/year trade deficit, 2.5 percent of GDP. While tariffs on solar panels and washing machines may slightly boost US manufacturing activity, they may also encourage trade retaliation. Think of China buying planes from Airbus, not Boeing. The only ways to reduce a trade deficit are via boosting savings or currency depreciation, which both reduce living standards, and in the process reduce demand for imports.
Rural Ruin
Since 1/1/10, total employment growth has been 14 percent in the 53 metro areas with a population exceeding one million. In metro areas between 250,000 and one million,

employment growth has been nine percent, and in smaller metro areas, it’s been just 4.5 percent. Worse, in nonmetro areas, employment growth has totaled 2 percent! The 53 largest metro areas have generated 93.3 percent of all new jobs despite accounting for just 56 percent of the population.
Returning Reasonableness
After a decade of weak inflation, suddenly synchronized global growth, the fastest US wage increase since 6/09, and fiscal stimulus from the GOP tax cut have convinced investors it will become pervasive. This, they fear, will cause the Fed to raise rates more rapidly than expected and is what precipitated the steep decline in equities. Relax, this suggests that we are finally returning to a more normally functioning economy.
Investment Increase
One key component of GDP is corporate investment in equipment and 2018 should be good. The combination of tax cuts, improved business confidence, strengthening global demand, high enough oil prices, a weaker US dollar, very low unemployment, and concomitantly rising worker wages, all point to strong growth. Corporate investment in plant should be close to 7.0 percent in 2018, up from 4.8 percent last year and -3.4 percent in 2016.
Wacko Wages
Average hourly earnings of private non-farm employees rose 2.9 percent Y-o-Y in January. This roiled markets; it was the largest gain since 5/09. But, the gain was exclusive to supervisory workers whose Y-o-Y gain was 3.9 percent! This fluke outcome occurred because the bomb cyclone prevented low-paid hourly workers from working, reducing their hours worked and pushing up average wages. A wild market over-reaction to a soon to be reversed weather-related distortion.

A project can be up to two years old and can combine multiple vendors and contractors. Cook-Off Rules & Guidelines
1. Only one chili entry and one dessert entry per person. You are not required to enter both. 2. Chili/dessert must be homemade (from scratch) and prepared off-site. Chili should be brought to venue in a three-quart-minimum crock pot or roaster. Please, no chili mixes or mixes with pre-measured spices or pre-mixed desserts. Sanitary preparation is expected. Entrant must provide an electrical extension cord. 3. Chili/dessert must be ready to be served (hot) at 5:30 p.m. Entrants can arrive at 4:30 p.m. to set up. 4. Entries should have a unique name for their chili/dessert. 5. Bowls, spoons, ladles, napkins, all the fixin’s (sour cream, onions, cheese, crackers, chips) and beverages will be provided. 6. All attendees will receive two drink tickets for a choice of beer or wine. Soda and water do not require drink tickets. 7. All attendees will be provided with judging criteria and will be allowed to vote for the People’s Choice awards. The top three chili entries will win cash prizes with the first place winner also receiving the traveling Golden Ladle Trophy! The top two dessert entries will win cash prizes with the first place winner also receiving the traveling Golden Spatula Trophy. 8. Casual dress – blue jeans and baseball caps acceptable. FINAL RULE: All attendees MUST PROMISE TO HAVE FUN and enjoy some friendly competition!

PARADE MOBILE APP The Home Builders Association of Fargo-Moorhead Parade of Homes and Remodeled Home Tour has partnered this year with ParadeTix to provide the official app that offers event attendees information on homes, maps, digital tickets, home photos and more. The app also provides contractors with Parade data collection, and advertising opportunities. Align your brand with many of the Fargo-Moorhead area’s builders, remodelers and HBA members. The event’s general admission remains free, but Parade goers use the app as their digital ticket that will grant them entry to the homes, to view more information on homes, and to navigate to the homes. Attendees can also purchase tickets for the luxurious featured homes through the app. Make sure your company is seen every time they open the app by purchasing a mobile ad!
