Realtors received the North Dakota Association of Realtors Good Neighbor Award, which recognizes Realtors for their efforts in community and charitable service. • Western State Bank has donated $1,600 to the Great Plains Food Bank. The funds were raised during the bank’s recent “Pizza for a Purpose” event. • The Credit Union Association of the Dakotas has awarded Town & Country Credit Union with the Adult Desjardins Financial Education Award and the Dora Maxwell Social Responsibility Award. • Serkland Law Firm attorney Ronald H. McLean has been named the Best Lawyers’ 2013 Fargo Labor and Employment Litigation Lawyer of the Year. Attorney Maureen Holman has been named the Best Lawyers’ 2013 Fargo Family Law Lawyer of the Year. Four Serkland attorneys were selected for inclusion in The Best Lawyers in America 2013 in their practice area. Those attorneys are: Jack G. Marcil, McLean, Roger J. Minch, and Holman. Dakota Supply Group names Gearman as electrical segment manager Dakota Supply Group has named John Gearman as its electrical segment manager. Gearman will take over the position from Mike Tupa, who was recently Gearman named DSG’s chief segment officer. Gearman will continue to serve as automation segment manager.

Guidelines are available to HBA of F-M members through the Builders Association of Minnesota. BAM’s Building Performance Guidelines were put together by a task force made up of its members. Countless hours were dedicated to creating and refining this document to provide the best possible product for builders. Inc. for their time served on the Home Builders Care board of trustees. Bernard has served on the board since 2007 and was president in 2011. Christensen has served since 2007 and was president in 2010. The Foundation appreciates all of your hard work and support! Jobsite Safety Handbook available for use at the HBA This easy-to-use handbook from the National Association of Home Builders contains the complete English and Spanish text side-byside to facilitate stratight forward communication. It provides an overview of the key safety issues residential builders and workers need to focus on to reduce accidents and injuries, and includes updated information on fall protection. President’s Report HBA, HBC finish Home Builders Care Build for Habitat with home dedication ceremony

Nothing is more satisfying than watching customers move into a home you have built for them. Many HBA of F-M and Home Builders Care Foundation board members attended a home dedication ceremony for April Nelson and her children last month as the house was blessed, gifts were given and April was presented with keys to the front door. She and her family are incredibly grateful to have a home to call their own. Turn to pages 29-32 for a recap of the build and photo highlights. This was the first time your HBA has sponsored a build for Lake Agassiz Habitat for Humanity. It was a very rewarding experience: we were continually amazed by the generosity of our members, and even have over $30,000 left over to apply to a future Habitat build. Your HBA and Home Builders Care constructed the garage separately from the house build, and were able to accomplish this entirely using donated labor and materials. It was astounding! HBA urges you to get out and vote!

November 6 is Election Day. Turnout will be high as our country elects a president. There are also important races happening in our area. Locally, we have hopefuls running for office at the North Dakota legislature and for open seats on the Cass County Commission. Regardless of which political views you support, please get out and vote for housing. Your vote matters! Your HBA supports Rocky Schneider and Mary Scherling for Cass County Commission. We have contributed North Dakota Association of Builders political action committee funds to these candidates and believe they have the building industry’s issues in mind. There are pressing issues for the county to consider, not least of which includes permanent flood protection and the ongoing F-M diversion project. November is Spike Appreciation Month

A home with no nails would fall apart; likewise the HBA would fall down without its Spikes. They fasten the Association together and are membership champions. HBA members earn Spike credits for member recruitment and retention. Those in the Spike Club earn recognition at certain levels of credit accumulation and other perks. We are celebrating these Spike Club members on page 34 of this issue. I encourage you to check it out and learn more

November General Membership Meeting

We are shaking up the November General Membership Meeting with a keynote and social setting, featuring topnotch customer service expert, Dennis Snow, a former Disney executive. This is a chance to energize your customer service, socialize with industry peers and involve your team. Think about the “walk-through-fire” loyalty that customers have toward the Disney brand. Snow will give you ways and internal changes your company can make to help foster that same kind of loyalty through stellar customer service. He spent 20 years with the Walt Disney World Company and today is a full-time speaker, trainer and consultant dedicated to helping organizations achieve goals in the area of customer service, employee development and leadership.

HBA welcomes Weckman as membership coordinator

The HBA of F-M has named Allison Weckman to its membership coordinator position. Her responsibilities will include recruiting and retaining members and implementing the Association’s membership programs. She will also work to build the volunteer base for the HBA’s committees and programs, and communicate services and benefits to current and Weckman potential members. Weckman is a North Dakota State University graduate, earning a bachelor’s degree in mass communication. Originally from Fargo, she previously worked for the Rochester Area Chamber of Commerce as its events coordinator, and was membership director for the Rochester Golf & Country Club. She is married to Kory Weckman, also an NDSU graduate, who is a mechanical engineer at IBM in Rochester; he is currently seeking employment in Fargo. They have a 21-month-old son, Nolan. Weckman replaces Jennifer McKinney who served as the HBA’s membership coordinator for the past three of the five years she was with the Association. The HBA board, staff and members thank McKinney for her time and wish her the best in her new endeavours.

Builder and Associate of the year awards are given to recognize HBA of F-M members who have gone above and beyond the call of duty for the Association, the industry and the community. The award is based on member spirit, civic activities, business accomplishments, state and local Association activities and overall support of the HBA and industry.

Builder of the Year Nominees Don Dabbert, Jr., Dabbert Custom Homes

Don Dabbert, Jr., owns Dabbert Custom Homes and currently serves on the HBA of F-M board of directors as an NAHB Life Director. He is also active on the Public Issues Committee and is an NDAB BUILD-PAC trustee for the North Dakota Association of Builders. Dabbert is a Gold Dabbert Key contributor to PAC, past HBA president and past winner of the local Builder of the Year award in 2000 and 2003. In 2003, he went on to win the NDAB Builder of the Year award as well. Dabbert’s homes won Parade of Homes Best of Show Horizon Awards several times. He is very active legislatively, serving on the NDAB Government Affairs Committee and testifying as needed at the capitol in Bismarck. He was also nominated for the local Builder of the Year award last year.

Vern Hanson, Hanson Bros., Inc.

Vern Hanson is part owner of Hanson Bros., Inc., which is a charter member of the HBA of F-M. Hanson Bros. is a Parade of Homes participant and a strong supporter of workforce development and Home Builders Care Foundation. Hanson is a past HBA board member and president. Hanson He received the HBA’s Builder of the Year award in 2004, and Hanson Bros. received the BEAM Award from the HBA last year. He currently serves on the Public Issues Committee and remains active in PAC and local governmental affairs. He contributes to NDABPAC and is a Life Spike Club member. Hanson has also represented the HBA as a state director on the NDAB board, and on the National Association of Home Builders board.

Both the Associate and Builder awards were chosen by a committee consisting of past winners, HBA Executive Committee members and HBA staff. A nomination form was inserted in the Plains Builder this summer seeking candidates. The HBA hopes members will aspire to win this award. Each local association in North Dakota nominates a Builder and Associate for these awards and those winners are recognized at the North Dakota Association of Builders’ competition at its annual meeting Nov. 16 at the Ramada Plaza & Suites in Fargo. HBA of F-M winners for the 2012 award are Dave Anderson, Dave Anderson Construction, and Sylvia Lunski, Design Direction, Inc.

Associate of the Year Nominees Monica Hart, Monica Hart Interior Design, Inc.

Monica Hart owns Monica Hart Interior Design, Inc.. One of the first things she did after opening her doors in 2008 was join the HBA. She has been a Parade of Homes Committee member since 2004, serving as chair in 2009 and 2010. Hart also served on a task force to evaluate the Parade of Hart Homes Horizon Awards and judging within the past year. Last spring, she volunteered at the HBA’s booth during the RRV Home & Garden Show to speak to consumers about voting no on N.D. Measure 2, distributed flyers, put up yard signs and spoke to her Toastmasters group about the Measure. Hart is a past HBA Extra Mile Award winner, regularly attends General Membership Meetings and has been a tabletop sponsor since 2009.

Terry Lipp, Ferguson Bath, Kitchen & Lighting Showroom

Terry Lipp is currently a builder sales associate with Ferguson Bath, Kitchen & Lighting Showroom. He has been involved with the HBA for many years in the plumbing sales industry. Along with being a secretary on the HBA board, he is active on the Remodelers Council and is a past Lipp chairman of that group. Lipp is a Life Spike and served on the New Member Development Committee for two years. He is a strong supporter of the Council’s projects including the Home Builders Care Build for Habitat, wheelchair ramp projects and RENEW House. He volunteered for the Fall Home Show task force last year and donates to Home Builders Care Foundation. Lipp was also nominated for the Associate of the Year award in 2008, 2009 and 2011. He is the driving power behind Ferguson’s sponsorship support of the HBA.

HBA awards Anderson, Lunski its highest honor: Builder, Associate of the Year

ands-on, with a big heart to match his towering height, Dave Anderson, Dave Anderson Construction, was awarded the HBA of F-M’s Builder of the Year award for the second time Oct. 9 at the Association’s Annual Meeting/General Membership Meeting. Since that first build in 1997, Anderson has continued to lend his skills to many projects over the years including countless wheelchair ramps, Rebuilding Together projects, Habitat for Humanity builds, the HBA’s RENEW House and this year’s Home Builders Care Build for Habitat project. In addition to his hands-on contributions, Anderson has stepped into some of the highest leadership roles in the HBA of F-M, including presiding over the Home Builders Care Foundation board this year and serving as HBA president in 2005. He received the Builder of the year award in 2002 as well. Anderson was integral in the Home Builders Care Build for Habitat that was completed last month, being active in both planning and on the jobsite. He holds the Certified Green Professional designation, serves on the Education Committee, volunteers for the Herdina Academy for the Construction Trades, helps with the Health, Tech &

Trades Career Expo, and serves on the HBC Scholarship Committee and Remodelers Council. HBA Executive Vice President Bryce Johnson says, “Dave is a caring person who became involved with the HBA to help the community, give back and learn more about his building industry peers. He is always there to help on the jobsite with the various community construction projects we coordinate. His involvement with events and opportunities to attract youth to the building industry is second-to-none. The online search tool helps users find which code authority has local jurisdiction for permits, plan review and inspection in the areas of boilers, building codes, electrical, elevators, high-pressure piping, plumbing or other Minnesota construction codes and licensing disciplines. Within the past few years, Lunski has become engaged in the HBA’s legislative efforts and is a Century Club contributor to the North Dakota Association of Builders Political Action Committee (NDAB-PAC). Lunski supports the HBA of F-M’s charity, Home Builders Care Foundation, is an advocate for membership growth through the Spike Club and exhibits in the Home & Garden Show and the Fall Home Show. She was also nominated for Associate of the Year in 2010 and 2011. HBA Executive Vice President Bryce Johnson says, “Sylvia continually impresses members and staff with sincerity, and dedication to the HBA’s core mission of advocacy and being a voice for the building industry. Permit report shows highest construction value ever

HBA hosts N.D. legislative candidate open house

The Fargo-Moorhead building industry is at a recordsetting pace so far in 2012, according to the thirdquarter permit report released by the HBA of F-M. Total construction value is over $433 million, which is the highest ever posted through the first three quarters of the year. The previous high was in 2006 at $428 million. “What fantastic news! It is so exciting to see busy jobsites and smiling faces of those working in the home building industry,” says HBA Executive Vice President Bryce Johnson. “After years of flooding and a shaky national economy, it is clear the industry is on a healthy trajectory again.” Residential construction is also moving at a scorching pace, posting the highest number of housing starts in five years. Single-family construction is at its highest level in seven years. Through September, there have been 732 housing starts in the F-M area. This pace is up 29 percent from the same time period in 2011. Housing starts include single-family, twin home and row houses. Housing starts are up dramatically in both Fargo and West Fargo. Fargo, at 325 starts (of which 242 are singlefamily permits) is up 59 percent. While West Fargo, at 322 starts (of which 264 are single-family permits) is more than double what it was in 2011. The city of Moorhead is on pace or slightly ahead of where it was a year before. The city saw 73 housing starts in both 2011 and 2012, but so far this year single-family permits are up 22 percent.

New building code expected to add thousands to home costs by Rocky Schneider, Director of Public Affairs

Every three years, the city of Fargo reviews the latest building codes from the International Code Council. The hearing process lasts roughly nine months in which the inspections department reviews the changes line-by-line and a series of amendments are proposed and considered. The 2012 version of the I-Codes is set to be adopted for the building season 2013. The HBA of F-M is an active participant in the hearing process. Its Codes Committee reviews the codes, reviews potential amendments suggested from the National Association of Homes Builders, meets with inspections officials and attends hearings in order to comment on and propose amendments. Building code updates play an important role in maintaining the latest in safety building standards. The 2012 code being considered by Fargo requires significant changes in its energy provisions. Optimism for housing market continues to grow

It’s great to see the optimism in housing and the lift our colleagues across the country are experiencing. Expressing a more bullish outlook Eddy Mitzel on housing and economic growth, NDAB President Mark Zandi, chief economist for Moody’s Analytics, forecasts that GDP growth will range in the 2 percent range this year and next and “double that growth closer to 4 percent in 2014 and 2015.” At the same time, he expects job growth to go from two million per year to closer to three million in 2014 and 2015. “A big part of this optimism is the housing market,” said Zandi. “I expect 1.1 million total housing starts in 2013, 1.7 million to 1.8 million in 2014 and over 1.8 million in 2015.” Zandi noted the assumptions behind this rosy forecast, including the expectation that mortgage rates would remain very low, the availability of housing credit will improve as private mortgage lending begins to pick up, and the job market gains traction as policymakers work to resolve fiscal issues, which will ease market uncertainties. Specifically Zandi cited three fiscal policy concerns: • The fiscal cliff. If policymakers do nothing, the combination of pending tax increases and spending cuts set to take effect in January could produce a fiscal drag of four percentage points, Zandi said, which would throw the economy back into recession. “Hiring will remain weak until this is resolved,” he said. • Treasury debt ceiling. By late February or early March, the Treasury is expected to hit its debt ceiling. A failure to raise the ceiling would prevent the U.S. government to borrow to meet its existing legal obligations, including the issuance of monthly Social Security checks. • Achieve fiscal sustainability. Zandi said that federal government expenditures as a percentage of GDP are 24 percent and revenues are 17 percent. He said this seven-point gap needs to be slashed to closer to two percentage points of GDP. “We need spending cuts and tax revenues to narrow future deficits,” he said. “If we can't do that, bad things will happen.” Acknowledging that these challenges won’t be easy, Zandi said his forecast is based on the assumption that Democrats and Republicans will eventually strike a deal on these contentious issues because each side has much to lose. Democrats, he said, don’t want to see tax cuts for the wealthiest Americans and Republicans don't like the defense cuts mandated by sequestration. If the nation has the “political will to address the fiscal issues in a reasonable way, I think we will be off and running,” said Zandi.

Housing moving forward to recovery

Sparked by rising home prices across much of the nation, the housing recovery is now under way, but fiscal uncertainties and other challenges could result in a bumpy ride in the coming months, according to Doreen Riedman economists participating in a recent NDAB Executive National Association of Home Builders Officer webinar on the construction and economic outlook. “We’re seeing a more robust housing sector than many other parts of the economy,” said NAHB Chief Economist David Crowe. “One of the reasons is we have finally begun to see on a national scale that house prices are picking up again.” Crowe cited a number of other factors that are carrying the housing momentum forward. These include: • Pent-up household formations • Rising consumer confidence • Increasing builder confidence in all three legs of the industry: remodeling, multifamily and single-family construction • Growing rental demand • More than 100 metros currently on the NAHB/First American Improving Markets Index However, Crowe offered several cautionary factors that continue to put a drag on housing activity at this time—including builders who are experiencing difficulties in obtaining production credit, qualified buyers who are unable to obtain mortgage loans, inaccurate appraisals, seriously delinquent mortgages that are at least 90 days late or in foreclosure, and a limited inventory of developed lots in certain markets. Other causes contributing to uncertainty in the marketplace include the looming “fiscal cliff” that will trigger mandatory budget cuts and tax increases at the beginning of next year, pending Dodd-Frank Act regulations. These regulations make financial institutions hesitant to lend since they don’t know how the new rules will affect them, tax reform, and the future role of Fannie Mae and Freddie Mac in the nation’s housing finance system. NAHB is forecasting a 21 percent increase in singlefamily starts this year to 528,000 units and a further 26 percent climb to 665,000 units in 2013. Multifamily housing starts are expected to rise 26 percent this year to 224,000 units and six percent in 2013 to 238,000 units.

BAM code process update

The Minnesota Department of Labor and Industry released draft versions of its recommended Minnesota amendments for the 2012 International Residential Code and the 2012 International Energy Conservation Code the first week of October. Both code drafts include disappointing amendments for our industry and Minnesota homeowners. The proposed 2012 IRC would require fire sprinklers in all single-family homes with a floor area of 4,500 square feet. The floor area includes all floors and basements, whether finished or not, but excludes garages. Of course, this is unacceptable to our industry and we will be challenging this amendment as part of an Administrative Law Judge hearing.

Next Steps

Now that a draft code has been published by DLI, the Construction Codes Advisory Council is the next to discuss it Oct. 19. Kathe Ostrom (BATC) represents BAM and the industry on this committee. Ostrom, BAM staff and the BAM Codes Committee will prepare for that meeting at which BAM will make its case. The CCAC does not have the power to make that much change to the residential building code. The CCAC’s purview, as stated by DLI, is: • Review laws, codes, rules, standards, and licensing requirements relating to building construction. • Make recommendations on ways to eliminate inconsistencies, streamline construction regulation and construction procedures, and improve procedures within and among jurisdictions. • Review and comment on current and proposed laws and rules to promote coordination and consistency. • Advise agencies on possible changes in rules to make them easier to understand and apply, and also promote the coordination, within each jurisdiction, of the administration and enforcement of construction codes. CCAC review is the first step the department must take before publishing a final draft of each code in the Minnesota State Register, which triggers the next steps in the march toward an Administrative Law Judge hearing. At that point, BAM will have 30 days to submit 25 letters to DLI to initiate an Administrative Law Judge (ALJ) hearing. Once the letters are received DLI will schedule the ALJ and BAM will present its testimony and data before the judge. We will need your help in the coming weeks and months as BAM staff prepares for the ALJ hearing on fire sprinklers. BAM Director of Codes and Research Karen Linner may be calling on you to send data or to testify at the hearing. In the meantime, BAM is organizing a Fire Sprinkler ALJ Public Relations Task Force and we’d like a representative from each local association to contribute. Contractor registration program update BAM has received an update from the Minnesota Department of Labor and Industry on the Contractor Registration pilot program. Registration is free and online at www.dli.mn.gov/register. As of Sept. 15, the next phase of the contractor registration program has begun. In addition to registering, contractors will also need to comply with the subcontracting requirements of the new law. This includes subcontracting work to registered or licensed contractors unless the contractor meets an exemption specified in the law. DLI has created several tools to help construction contractors with the registration program: • Contractors can register at www.dli.mn.gov/CCLD/ register.asp. • Contractors can verify that their subs are registered or licensed on the DLI License Look-up link at secure. doli.state.mn.us/lookup/licensing.aspx. • Contractors can verify that their subs carry workers compensation insurance at www.inslookup.doli.state. mn.us. • DLI has developed a checklist to help contractors comply with both the registration and the subcontracting provisions of the new law. Remodeler of the Year named, two inducted into Remodeling Hall of Fame

Oct. 12, 2012 - The National Association of Home Builders Remodelers named Robert Criner, GMR, CAPS, CGP, of Criner Remodeling in Yorktown, Va., the 2012 Remodeler of the Year in recognition of his professional remodeling achievements. N. Claiborne Porter, AIA, CGR, CGP, of Anchorage, Alaska and Douglas Sutton, CGR, CAPS, of Springfield, Ill., were both inducted into the Remodeling Hall of Fame for their contributions to the remodeling industry. The announcements were made at the NAHB Remodelers’ gala on Oct. 11 during the Remodeling Show in Baltimore. “Robert Criner brings the highest level of professionalism to all of his endeavors, including his contributions to every level of the NAHB federation,” said NAHB Remodelers Chairman George “Geep” Moore Jr., GMB, CAPS, GMR, a remodeler from Elm Grove, La. “I’m pleased to present this award to a remodeler who has achieved success in business, contributed to his community, served on my advisory council and is an excellent representative for the remodeling industry.” Criner has been in business with Criner Remodeling for 35 years and joined NAHB Remodelers in 1983. He is an association leader at the local, state and national levels and authored numerous articles in national trade journals to share his industry expertise. In addition to his excellent

customer service record, Criner is an active community volunteer. Moore said, “As a founding member of NAHB Remodelers, Clai Porter has had a profound impact on the remodeling industry at the local, state and national level. Doug Sutton uses his own involvement and interest in the remodeling industry to inspire others to participate in NAHB. It is an honor to induct both Clai and Doug into the Remodeling Hall of Fame for their irreplaceable contributions to our industry.” Porter is the longest continuously serving home builder member in the state of Alaska, an NAHB Senior Life Director and was named Alaska’s Builder of the Year four times. A founding member of the Cold Climate Housing Research Center, Porter served as chairman of the board for 10 years, encouraging research and development for innovative construction techniques for the Alaskan home. Porter is politically active in support of housing issues and teaches construction industry classes to the next generation of housing professionals at the University of Alaska. An NAHB member since 1976, Sutton served as NAHB Remodelers chairman twice, is an NAHB Life Director and has represented remodelers on various NAHB committees. Politically active in support of housing issues, Sutton also champions fundraising efforts for the scholarship fund that helps local remodeler leaders get involved at the national level with NAHB Remodelers.

EPA Lead Renovation, Repair and Painting (RRP) Certification training available Nov. 14

Federal law requires building and renovation firms (including soleproprietorships) to be certified and requires individuals who work in homes built in 1978 or earlir to be trained in the use of lead-safe work practices. Individuals wishing to become certified renovators must take eight hours of training to become a “certified renovator.” Minnesota municipalities now verify lead certification for residential builders, remodelers, roofers and manufactured home installers when requesting a permit to work on homes built prior to 1978. In addition to having a certified renovator(s), firms will need to submit an application to become certified before offering or performing the work covered under the rules. The Environnmental Protection Agency has up to 90 days to certify or recertify a firm once it receives a complete application. • Firm certifications cost $300 and are valid for five years.

Lindemann Concrete Construction celebrates 20 years

Property Tax Rebate: Details of the Make Moorhead Home Rebate

In August, Lindemann Concrete Construction, LLC, celebrated 20 years in the concrete business. Owner Kent Lindemann said about 200 people attended a celebration at his shop west of Harwood, N.D., that included a cook-out and performance by local band, The Front Fenders. Lindemann began his career in the construction industry directly out of high school, with Dahl’s Industrial Tool. He gathered experience in saw cutting, core drilling and patch restoration while working for other companies in his youth. Eventually, his career path branched into an opportunity for him to work one-on-one with a master finisher, Wil Ormiston, which he calls “my college education.” “He and I got along well, and I learned a lot from him in three years. He was a good mentor. There are a lot of people I’ve learned from, and having over 21 years in the Air Guard had a lot to do with it (the company’s growth and success),” Lindemann says. Eventually, Lindemann started his own business that now employs eight to 12 people and provides services in commercial concrete, basement repair, new residential, remodeling additions and working with larger industrial contractors to provide concrete. The company also still provides commercial snow removal services, which Lindemann started nearly 30 years ago. Lindemann has been a member of the HBA of F-M since 1995. He enjoys running his own business and the flexibility it provides with family activities and lifestyle. He points out he is a “working boss” as he has been on the job, driving truck, for the past year and does 70 percent of his company’s excavation. “I do my own estimating and billing, and we run our own repair shop where we refurbish our trucks and maintain our equipment,” he says. “I’ve always enjoyed making a living.” Follow your HBA of F–M on Twitter: @HBAFM

There is a new property tax rebate program for investing in newly built homes and for remodeling of existing homes in Moorhead. There is no maximum construction limit and land value is included in the rebate calculation: • On a new $250,000 home that starts after Sept. 1, 2012, the two-year value is more than $5,700! • On a new $1 million home that starts after Sept.1, 2012, the two-year value is more than $13,700! We think this new program is a great advantage to Moorhead, and even more so when homeowners consider that most Moorhead homes and new building lots do not require flood insurance. Construction activity that occurred in 2012 before Aug. 31 still qualifies for a rebate, but the general taxes payable to Clay County are not included in the rebate for these properties. A rebate calculator is available at www.makemoorheadhome.com so a builder or buyer can estimate the value of the rebate for various property values and construction dates. There is also a two-year incentive for remodeling that increases the value of the property by at least $25,000 for homes and $50,000 for apartment buildings (value not the cost of improvements). The city of Moorhead will send application materials to those who have already taken out permits on 2012 homes, and from this point forward, applications will be provided when building permits are taken. Tax payments will be due as scheduled on May 15 and Oct. 15 of each year, and the rebate of the eligible portion of the tax payments is scheduled to be refunded in December of each year of eligibility. If the property is sold during the rebate term, distribution of the rebate should be specified as a provision of the sales agreement. The 23rd Annual Fall Home Show hosted new show dates and ran Friday, Sept. 28 and Saturday, Sept. 29. The new format went over well although the 85 degree weather challenged attendance. Overall, the show had a good turnout and exhibitors were very pleased with the quality of consumers! Over 1,200 consumers enjoyed the variety of companies, services and products the show had to offer. With a total of 77 exhibits, there was plenty to see, plus featured speakers Joel Karsten and Todd Weinmann gave great tips, ideas and takeaways for all seminar attendees. From an early age, Richard Schmit has been surrounded by the construction industry. As a young boy, he watched his dad build homes, create cabinets and work on home additions. After graduating from high school, Schmit attended Minnesota State Community and Technical College - Moorhead and, in 1983, began working out of a single stall garage in north Fargo. required due to federal provisions that accompanied aid to the state. The 2009 IRC and IECC were also significant leaps in stricter energy standards. According to a cost analysis done by NAHB, to upgrade the energy chapter of the IECC from the 2009 version to the 2012 version it would cost an estimated $6,465 per home. The HBA is reviewing the individual provisions within the chapter to make sure that the benefits match the costs. Meet your Board: John Koerselman by Krista Mund, Communications Manager

John Koerselman is owner and president of Red River Drywall & Painting Services, Inc. He founded the company in 1996 with a partner, and later took over sole ownership. He originally joined the HBA of F-M in 2004 mainly because he wanted to play in the popular summer Golf Outing. “It wasn’t until the following year that I attended my first GMM,” he says. “While I was there I saw quite a few people that I John Koerselman, either did business with or Red River Drywall & Painting knew. He also serves on the Public Issues Committee and has been active in supporting the HBA’s efforts involving many government affairs issues. He also supports GMMs through sponsorships and continues to participate in the Golf Outing. He received the HBA’s Associate of the Year award last year and went on to win the state honor with the North Dakota Association of Builders. Koerselman views the board as important because it helps to maintain the structure of the Association. He became involved with the board of directors to take the next step in involvement with the Association. “I have been able to learn how the HBA operates,” he says. “I enjoy being a part of the decision-making process and seeing all the upcoming projects that one can be involved with.” Away from work and the HBA, Koerselman enjoys taking trips with his family, golfing and hunting.

The foundation, created in 1993 by the Home Builders Association of FargoMoorhead, is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction, and remodeling. The HBA of F-M handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

Start thinking now about making your year-end donations. Home Builders Care is the Foundation of the home building industry, so there is no better group to support! Funds donated to HBC go to support things like our Fall Scholarships, workforce development events like the Health, Tech & Trades Career Expo and projects like the Home Builders Care Build for Habitat. Home Builders Care Build for Habitat wraps up

The HBA of F-M, Home Builders Care Foundation and Remodelers Council wrapped up the Home Builders Care Build for Habitat with a house dedication ceremony last month. The build was the first solely sponsored by the HBA of F-M and its charity, Home Builders Care. April Nelson and her children, Brooke and Blake, have settled in and are enjoying the Dave Anderson, home at 902 27th St. N. Dave Anderson Construction in Fargo. A special item to note is that this home will be the first-ever NAHB designated green build in the Fargo area. It is designated at the Bronze level of the National Green Building Standard and has gone through the certification process. The bank and its employees donated over $15,500 through its Pay it Forward program. This is one-third of the total amount of funds raised for this build. Home achieves first National Green Building Standard in Fargo The Home Builders Care Build for Habitat qualified for the bronze level of the National Green Building Standard and is the first home to qualify in Fargo. To qualify, staff and volunteers used the free Green Scoring Tool, found at www.nahb.org/ ScoringTool.aspx. After tallying the scores, inspections were done, and then paperwork was filed to National Association of Home Builders. Thank you to Scott Fluge, Authentic Green Solutions LLC, and Nate Lotvedt, Heritage Homes, for their time and expertise in helping the HBC build achieve an NAHB Green Building Standard level.

May marked the beginning of the Home Builders Care Build for Habitat for Humanity. Footings were formed and poured May 11 and the empty lot quickly transformed into a new home.

HBA recognizes Gunkelman with BEAM award by Krista Mund, Communications Manager

The HBA of F-M awarded its 2012 BEAM Award to John Gunkelman, Dakota Construction of Fargo, Inc.; he will be formally recognized at the January General Membership Meeting. The award winner was determined by a committee of past Associates of the Year that gathered feedback from trade partners. BEAM stands for Builders Engaging Associate Members. It was created in John Gunkelman, 2011 by the National Dakota Construction of Fargo, Inc. Association of Home Builders to recognize Builder members who exemplify the motto “it’s good business to do business with a member.” It is designed to encourage Builder members to use the goods and services offered by other member companies and to recognize the one Builder who exemplifies this vitally important teamwork. For the local award, HBA Builder members were nominated and judged by Associate members considering the following criteria: loyalty, ethics, trust, consideration and communication when dealing with trade partners. Gunkelman was included in a state-wide competition judged by the North Dakota Association of Builders. Gunkelman has been a member of the HBA of F-M for 20 years. “I joined to meet new people outside of my operation, with a goal to build relationships with the other Builders

and Associate members,” he says. “What resulted is I have built friendships. From there it has grown to include involvement for education and all of the other benefits.” He estimates that 90 percent of his F-M area trade contractors and suppliers are members of the HBA of F-M. Gunkelman does business with HBA Associate members because they are supporting the Association and because he hopes to get to know them on a personal basis. He says he is more concerned with quality of work and one-on-one relationships than getting the bottom price. Gunkelman acknowledges that it is important for subcontractors to follow through on their promises and be there when requested. “They also need to communicate well with me and produce a quality product,” he says. “In my market, quality is more important than price.” Dakota Construction of Fargo, Inc., focuses on high-end custom homes with a mix of residential and commercial remodeling. Gunkelman has received the HBA of F-M’s Builder of the Year award three times, and the North Dakota Association of Builders’ Builder of the Year award twice. He was named the 2011 National Association of Home Builders Certified Graduate Builder Designee of the Year, and earned NAHB Life Director status in 2010 by attending at least two of the three national board of directors meetings each year for ten consecutive years. Gunkelman has served as HBA of F-M president, Home Builders Care Foundation president and F-M Home Builders Health Plan & Trust chairman.

November is Spike Appreciation Month!

Thank you to all of those who have donated their time in recruiting new members and retaining current members of the HBA. We are very thankful for all the effort you put into the HBA to keep us going strong.

What is a Spike and how can you become part of the Spike Club?

Recruiting new members to the HBA of F-M is an activity recognized and rewarded through the Spike Club. Those who participate are called Spikes, and they bring growth and stability to the Association. To become a Spike, you are first a Spike candidate. That means you have earned between one and five credits. Once you earn your sixth credit, you become an official National Association of Home Builders Spike, given you’ve earned those six credits in two consecutive membership years. Members earn one credit for each new member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Every year the member renews thereafter, the sponsoring member will receive a ½ renewal credit. Spikes receive a ½ credit for recruitment and a ½ credit for the renewal of Affiliate members. Also, when a new Council membership is activated the recruiter earns a ½ credit, and when that member renews his or her council membership, the sponsor earns ¼ retention credit. Chapter #246 by Amy Berg, CIT, NAWIC chapter member

The Fargo-Moorhead Chapter #246 of the National Association of Women in Construction, along with employees of Lowe’s, began construction of the White Naped Crane Shelter and Exhibit Oct. 9. By the time this article is printed, the exhibit will be done and the Cranes will be living in their new shelter. Materials for the building were donated by Lavelle Lumber Co., Lowe’s, D&M Industries, and Simonson Lumber. NAWIC #246 members drew up the basic plan, Top: Gary & Amy Berg putting up decking figured boards for walls. I hope the next time you visit the zoo you stop by and see the Cranes who have been in a holding area for the past year. On Oct. 6, we held our Block Kids Competition in Perham, Minn. We had 14 children participate. As always, it’s amazing to see what children in grades 1 – 6 can build with 100 blocks and the option of including a piece of string, foil, poster board Block Kids winning entry – Crane and/or a rock (a demolishing a bridge. combination of up to 3 items). The winning entry is a crane demolishing a bridge built by a fifth grader.The second and third place entries were built by second graders.
