Nov. 8: Vote yes on diversion funding
Next month, we go to the polls for a very important election in our country. There will also be critical measures on the ballot for us to consider locally. If you live in Cass County, Fargo or West Fargo, you will vote on extending sales taxes to fund the Metro Flood Diversion Project. The Financial Plan calls for an extension of existing sales taxes, but requires no tax increases and no use of special assessments. It’s time to get it done. Flooding threatens life, health and the economy. Without the Diversion’s protection, up to 18,000 current home owners in Fargo-Moorhead will see incredibly high increases in flood insurance premiums in as little as four years. Currently, flood insurance premiums in certain areas of Fargo range from $2,000 to $4,000. This is as much as $40-$100 million in annual premiums leaving the local F-M economy if/when the Federal Emergency Management Agency remaps. Reasons to support the Metro Flood Diversion Project Financial Plan:
• The current Metro Flood Diversion Project Financial Plan is affordable. • Extension of existing sales taxes represents a multi-generational approach to ensuring the long-term financial health of the project: • Without property owner payment of special assessments. • Without increasing taxes, after voter-approved extension of existing sales taxes. • Financial plan includes multiple delivery models. • Fargo in-town flood mitigation is designed to support the Diversion, not replace it as protection. • U.S. Army Corps of Engineers will use traditional design-bid-build process for Southern Embankment. • Diversion Authority is using innovative public private partnership (P3) delivery model to design, build, finance and maintain the Diversion channel. Liberty Business System is not your regular office. When you walk in it is quiet and not too many people are around. So where are all the people? Business Manage Luke Hagman says “it is important to employees to be out of the office visiting with their clients and making sure they are happy with the product.” Being customer-focused is a value that has been one that Liberty has had since they first opened in 1986 here in Fargo. Since opening 30 years ago they have grown to four other cities in the state of North Dakota and Minnesota and have grown their headquarters office here in Fargo to 30 employees. To celebrate their 30th year anniversary Liberty Business Systems is hosting an afternoon long event for everyone to come out for an informal party at the Ramada Plaza Suites. by Sami Eidenschink, Membership & Marketing Coordinator You have probably seen Verity Homes’ giant trailer as you drive West along I-94 and wondered who they are and what they are all about. Verity Homes is a relatively new builder to the Fargo-Moorhead area, but it has over 15 years of building experience, starting out in Bismarck and expanding last year to the F-M community. The HBA had a chance to sit down with Elle Nelson at the Fargo office to find out what Verity is all about, beyond the trailer everyone has grown accustomed to seeing. Something worth noting is that Verity works hard to create a positive experience for their clients. They call it the “Verity V.I.P.” experience. “What’s really cool about our clients is we work really closely with them resulting in many of them becoming friends to us beyond the building process. We like to keep things simple and fun,” Nelson says. Their passion for the building
industry and building affordable homes goes beyond the building of the homes and includes the communities they are a part of as well. “Verity loves giving back locally and really believes in enriching our communities,” she says. Earlier this month, Verity Homes held a groundbreaking event with trade partners to break ground on its second Home for Hope project in North Dakota, but the first project in Fargo. Home for Hope is a global organization that generates funds for HOPE International. These funds empower families living in poverty to create a sustainable life. This is done through enabling entrepreneurs to get training and services to help uplift their families out of their current impoverished status. So far this organization has impacted over 6,000 people across the globe. In addition to giving back globally, the project will also donate one-third of its funds to a local animal shelter, 4 Luv of Dog Rescue. This local shelter is a volunteer-run organization, dedicated to rescuing and re-homing dogs in our area as well as surrounding communities.

really believes in enriching our communities” “We are an office of dog lovers, and so we chose a charity that is near and dear to our hearts and is also located right here in our community,” Nelson says. The groundbreaking event was full of excited vendors as well has many happy volunteer and puppy faces who are thankful for organizations like Verity Homes that work to help them find “fur-ever” homes! The home is located in The Wilds at 841 Albert Drive in West Fargo. It will be one of Verity’s featured designer series homes and will be 1,733 square feet when completed. Sees Benefit in Hiring Academy Student
by Ashley Germann, Communications Intern When Herdina Academy for the Construction Trades student Jake Miller caught the attention of Matt Warren, Twin City Garage Door, during the lunch interviewing session, it ended up benefitting both Warren and Miller. “I didn’t go into it thinking that I was going to hire one of the students, but it just sort of happened and ended up working out pretty well,” explained Warren. He ended up hiring Miller to work for Twin City Garage Door this past summer after

Miller stood out to him at the Academy with his eagerness to work and gain more experience in the trades industry. It became a win-win situation; Miller received a summer job while Warren gained a hard-working, dedicated employee. Warren explained that he supports the Academy because it’s a great alternative to textbook learning. “The students are able to see and do the building process of something from the ground up. When I was in high school, we had shop class and only got to learn about a few different areas. But with Herdina, students are able to do a lot of it and see what area they like best.” Although Warren wasn’t expecting to hire from the Herdina Academy, he recognized that it is a positive if you are looking for hard-working individuals who are passionate about the trades industry. After being a student at the Academy, Miller described the experience as a place where everyone is hard working and loves to complete a job. Warren encourages members to hire students who attend the Academy. “You’re able to get an employee that fits with your company and wants to be there long-term,” he says. “You automatically know that they want to be in a trade and are interested in it.” The Herdina Academy for the Construction Trades is a two-week program held in early June. Students learn from area professionals, experience different fields in construction and obtain hands-on experience building. NDAB-PAC Supports Statewide Candidates
This fall NDABPAC is putting your PAC dollars to work. Because of North Dakota Association of Builders members’ generous support, nearly $43,000 is being used to support 55 legislative candidate races across all of North Dakota. Contributions were made based on voting records supporting the housing industry in past sessions, and on candidate forums, which local HBA offices hosted. NDAB-PAC is excited to promote pro-housing legislative work and is thankful to our members for the impact we are able to make locally and across the state. We also plan to be busy at the Capitol during the upcoming legislative session making sure our message continues to be heard on any, and all, bills that may affect the home building industry. Be on the look out for information to be released over the coming months and watch for ways that you can get involved. To start, mark the following dates on your calendar and plan to join NDAB if possible. We look forward to working on your behalf! • Jan. 3: 65th ND legislative session begins • Feb. 15: Chili and Oyster Feed with Legislators in partnership with the North Dakota Board of Realtors • March 16: NDAB day at the Capitol including Lunch with Legislators in the Great Hall On another note, BUILD-PAC is making an impact with national PAC funds for November Elections. To help elect pro-housing candidates in November, on Aug. 10 the BUILD-PAC Board of Trustees approved more than $500,000 in contributions to federal pro-business candidates running for office this fall. “This election year is more important than ever for the housing industry. The outcome on Nov. 8 will set the stage for the future of housing,” said BUILD-PAC chairman Eugen Graf. “We need to work together as an industry to support our champions and advocates in Congress this fall.” As NAHB’s political action committee, BUILD-PAC helps elect the most qualified pro-housing, pro-business candidates to federal office. • The MAB golf tournament was hugely successful. Almost 80 people partook in a day of golf and revelry. The Builder Ball Drop raised over $2,500 for the Souris Valley Animal Shelter and MAB. The Association looks forward to making the tournament and golf ball drop even more successful next year. • The 2016 Fall Parade of Homes is just around the corner! This is the first Parade for the MAB. Thirteen expertly crafted homes by area builders like Real Builders, Souris River Designs, Anasazi Builders, Heartland Developers, ArK Property Investment, Future Builders, Welstad Construction and R Squared will be open to the public on Oct. 1 from 10 a.m. - 6 p.m. Tickets are $5 for ages ten and up and are available for purchase at each home. They are valid for the whole day and provide entry into all homes. • The MAB Builders Banquet is just around the corner! Get Out the (Builder) Vote.
We Build, We Vote. With the election less than a month away, the final push is underway for candidates seeking all levels of elected office – from City Council and MN State Legislative, to the Oval Office. With so many offices up for election and reelection, it’s important for Builders Association of Minnesota members to vote on November 8th, and help elect industry-friendly legislators statewide. Be heard this election cycle, and Vote With Us. As your state association, we represent you and your business at the Minnesota State Legislature. This November, both the Minnesota House and Senate are up for reelection. With all 201 seats statewide on the ballot in November, much is at stake. The Minnesota House of Representatives, currently controlled by the GOP, could flip to DFL control just two years after the GOP took the majority in 2014. The GOP currently has a 73-61 majority, meaning the Minnesota DFL needs only to net seven additional seats to reclaim control of the lower house. Conversely, the DFL controlled Minnesota Senate is facing stiff opposition from GOP challengers statewide, and potentially could flip control to the GOP. With a 38-28 lead with one vacant seat, the GOP must net 6 additional seats. Targeting traditionally strong DFL areas, the GOP hopes the coat-tails from the national candidates help support GOP candidates for MN Senate. The implications of this election could be significant. In the aftermath of the abbreviated 2016 session, Governor Mark Dayton, Speaker of the House Kurt Daudt, and Majority Leader Tom Bakk were unable to come to an agreement on a tax and bonding bill, with the Southwest Light Rail Transit system, which is opposed by the GOP, being the sticking point. Governor Dayton has expressed a desire to sign a comprehensive tax bill and a robust bonding bill in 2017. How these bills will ultimately look will depend largely on the outcome of the election in November. Across the state, industry-friendly legislators on both sides of the isle face stiff opposition. Join the Housing Party today, and support pro-housing candidates across Minnesota with your most effective tool: your vote. With contested seats all over the state, every vote counts to elect a pro-housing majority. During this election cycle, our local associations have played a huge role in promoting the building industry

in the state, and strengthening the Housing Party in Minnesota. From hosting legislators at member events, to helping raise money for our political fund, our eleven local associations statewide are an integral part of our political and advocacy work, and we thank our members and staff for their continued dedication to our industry. We would like to congratulate Dawn Cruff of Green Team Realty! Cruff started her career as a realtor in May of 2014 and has been in love with it ever since. Her favorite thing about the job is the challenge of taking her clients’ list of needs and wants and finding the perfect place for them to call home. “Seeing their faces light up when we walk in is priceless. I absolutely love the gratitude of hugs and tears given to me after we have completed the buying and selling process. I have the best job ever!” Cruff was welcomed on to the HBA’s

Board of Directors at the beginning of 2016 and has continued to be very involved throughout the Association. She has helped out tremendously behind the scenes assisting staff with different events and on committees as well as the board. Whether it is helping at golf outings, planning PAC events or volunteering to deliver World of Thanks packets, Cruff has been and continues to be a huge asset to the staff and the Association. She believes being active in the Association is important because it creates a voice in the industry’s efforts to address issues and regulations. Cruff is also very involved in the Fargo Moorhead Area Association of Realtors and volunteering on the new Prairie Heights Community Church build, Habitat of Humanity, Homeward Bound Animal Shelter and the YWCA of Cass Clay. When she is not busy serving in the community Cruff enjoys traveling, golfing and riding her motorcycle. Fall Parade of Homes and Remodeled Home Tour a success!
by Allison Weckman, Senior Events & Marketing Coordinator The 17th Annual Fall Parade of Homes and 5th Annual Remodeled Home Tour were once again a hit! The Fall Parade ran Sept. 17-18 and 24-25 and featured 54 homes by 31 builders. It had two featured homes benefiting Home Builders Care Foundation. The two featured homes raised $4,450. The Remodeled Home Tour featured four projects by two remodelers Sept. 24-25 and witnessed great traffic. The HBA of F-M again had a mobile app for consumers with the ability to register for a free ticket for the event or purchase the featured home tickets online. We saw almost 700 consumers register for the free ticket and over 150 used the online option to purchase their featured home tickets. We are changing things up for the 2017 Spring Parade of Homes. The event will kick-off on a Saturday and run three consecutive weekends to maximize exposure to consumers. Event dates are April 22-23, 28-30 and May 5-7. Builders, keep your eye out for registration materials. Exact deadlines have not yet been set, but packets are typically mailed out to builder members in January with deadlines of mid-February to early March. Please remember that all materials must be turned in and fully complete for your entry to be accepted. Thank you bilders and trade partners for another great Parade!

HBA of F-M Sponsors 4 NAHB Student Chapters
by Jenny Erickson, Director of Development & Education The HBA of F-M sponsors four National Association of Home Builders Student Chapters locally. Schools with degree programs related to the construction industry across the country host chapters. Run as student organizations or clubs, the chapters give NAHB and the industry the opportunity to connect and support students as they work toward a career in the industry. The HBA of F-M is incredibly lucky to have two universities and two technical schools that have programs and support Student Chapters. Programs at Minnesota State Community & Technical College, Minnesota State University of Moorhead, North Dakota State College of Science and North Dakota State University all have Student Chapters within their construction programs. As a club on the post-secondary level, the chapters give students an extracurricular outlet to expand their interest in construction. The HBA of F-M and Home Builders Care support the chapters in numerous ways. Students can attend Member Meetings for a reduced rate which helps them make connections. This also benefits HBA members as they are looking for potential employees. Students also spend time at the Home & Garden Show helping exhibitors set up and assisting at the Health, Tech & Trades Career Expo. Home Builders Care offers scholarships to students each fall and staff works to connect students to members. As the HBA staff work to build the Job Bank feature on hbafm.com, we would like to promote any internship opportunities and summer jobs you may have. Many of the students are looking for summer jobs within the industry. This is a perfect opportunity to test out a potential full-time employee. Check out the Job Bank feature on the HBA website. The biggest learning opportunity offered to student chapter members is the Residential Construction Management Competition (RCMC) at the International Builders Show in Orlando, January 9-11. Students spend months working on a problem such as a development proposal or plans for a house. The teams then present to a panel of judges who act as investors or potential home buyers. The experience is a great one and emulates real life projects. It also offers members a chance to see the students in action.

Thoughts From Past Student Chapter Members and Current HBA Members Sam Caven, Dabbert Custom Homes
1. Why was it valuable for you to be a member of a Student Chapter? General skills: In some aspects I learned more about construction management, homebuilding to be even more specific, while being a general member and committee office member of the NAHB Student Chapter and also by participating in Residential Construction Managmeent Competition (RCMC) than I did in the classroom. I learned more hands on while participating in RCMC than I did in many of my classes. It also helped strengthen my studies as almost all of it directly related to what I either had learned in class or was learning. Networking: We brought in several speakers which typically were from businesses/companies that were even sometimes local to communicate and share what their companies do, how they operate and often gave us insight on what we can do to be better prepared for the future. Many of these speakers were direct lines when it came to finding a company to apply for jobs. I had several job leads come from previous speakers. I met Don Dabbert, Jr., at a small group meeting we held at an NAHB meeting. Two years later I am his project manager and I interviewed and was hired one month out of college. My current employment is a direct result of being an NAHB member. Social Life: So often we stick to the group of friends we are comfortable hanging out with. Some of my best friends I have to this day are other members I met at NAHB meetings or through RCMC. These are people I never would have met or communicated with unless I was a member. 2. What did you get out of being a Student Chapter member? As stated above, being a member was a direct correlation to my current employment as a project manager with Dabbert Custom Homes. This explains itself how important extracurricular activities such as NAHB can be for a student. You never know who you will meet or what you will learn that will make it worth your time and effort. I received an easy transition to my full time job. After learning what I did through NAHB and RCMC and meeting the people I did it truly prepared me for my full-time job as a project manager for a custom home builder. Activities: We did several activities whether it was to better the community with highway cleanup or helping with Habitat for Humanity or the competition in Las Vegas with RCMC. We always found ways to get together and have fun. Scholarships: I received several scholarships, whether they were direct scholarships from the NAHB or scholarships I received because of my participation in groups such as NAHB and RCMC. It is a great thing to be able to add to your Resume. 3. Any recommendations for current students? • It is never too early to become a member. I wish I would have joined my freshman year, not the end of my sophomore year. • Do not be afraid to get more involved (run to be an officer). It can only help you and your future. • Put the time in now and it will pay off. • Get to know as many people as you can, whether it is other students, speakers, builders etc. Networking is a great tool, the more people you know the better off you will be. I have the ability to call just about anyone about almost anything related to building in the FM area due to networking and most of these people are HBA members also. • Don’t take your first job offer if you’re not in love with it! It never hurts to talk to as many companies as you can to find the right fit.

1. Why was it valuable for you to be a member of a student chapter? I joined so I could compete in the Residential Construction Management Competition at the International Builders Show. This one reason alone set in motion many more actions and results that I can look back on and have realized I would have never done many things without being in the student chapter. 2. What did you get out of being a student chapter member? Being a member forced me to get more involved with people within the industry. It allowed me to experience some building issues across the nation that we don’t deal with here. Participating in the RCMC forced me to be part of giving a presentation in front of an audience and I sure thought that would never happen again. Now look at me! I am going to have to present many more times when it is my turn to be president of the HBA. 3. Any recommendations for current students? JOIN a chapter, if you don’t have one we will help get one started. While I was in school I didn’t put much thought into my membership, but I can look back on it now and realize all these actions have been a tremendous help to my career. HBC offers scholarship to students enrolled in construction courses and being a active in the student chapter helped. Becoming involved with the student chapter started business contacts and relationships I still have today. At the time I had several job offers just from being involved and getting to know some HBA members. The student chapter gives you a little taste of what great things the HBA can do when members work together.

BUILD-PAC’s Board of Trustees, comprised of 150 NAHB members throughout the country, determine which candidates receive support. During the 2014 election year, BUILD-PAC supported more than 370 pro-housing candidates, and 95 percent of these candidates won their seats in November. NAHB will also begin endorsing Congressional candidates for the first time this fall, to help members identify the pro-housing candidates in their districts, and to remind members about the importance of participating in this election. Plentiful Jobs but Weak Growth, Wages and Inflation While the U.S. economy is creating plenty of jobs, it isn’t growing much. In the
first half of 2016, gross domestic product (GDP) grew at an anemic annualized rate of just 1 percent, compared to about 2 percent since the end of the recession, and 2.5 percent from 2000 through 2007. Usually, weak economic growth has been associated with weak employment growth. But not now! Employment growth during the first six months of the year totaled slightly over one million jobs, or a healthy average of 175,000 net new jobs per month. If the historical relationship between GDP and employment that existed before the Great Recession still held, 40 percent fewer jobs would have been created since January. That said, what does slow growth mean for future wages, why is GDP growth so slow, is it likely to persist, and what does this imply about future interest rates? The prolonged and robust job growth we have been experiencing for the last several years has brought down the unemployment rate from 10 percent to just 4.9 percent, low by historic standards. As a result, workers are finally becoming scarce and labor costs are, at long last, rising, although not as fast as before the recession. This is because wage growth results from two forces: labor scarcity and increases in labor productivity. Having already discussed scarcity, let’s focus on productivity growth, or the increase in output per worker per hour. What we see is dismal labor productivity growth. It has actually been declining for the last three quarters in a row, the first time this has ever happened outside of a recession. This goes a long way in explaining why wage growth remains mediocre despite the low unemployment rate. While labor productivity is expected to improve and return to the 2006 – 2015 annual average rate of 1.25 percent, that is way below the 2.5 percent annual growth rate between 1949 and 2005. This weak labor productivity growth is most likely the result of an aging population and years of weak corporate investment in plant and equipment. This continued lack of investment has sharply reduced corporate efficiency gains. As a result, to produce more product to meet virtually any increase in demand requires more hiring. Importantly, the conditions that have created this weak investment environment will not dissipate soon. While energy prices appear to have bottomed, it is unlikely that they will soon rise. Thus, exploration and production activity in the oil patch is unlikely to increase much. Similarly, mining firms are holding back on investment while commodity prices are weak, and manufacturers that sell their output overseas will continue to face strong headwinds due to the strong U.S. dollar. In addition, agricultural prices are also expected to remain depressed and auto sales have peaked. Collectively, this means investment in plant and equipment is likely to remain weak, all but insuring GDP growth of at best 2 percent for the foreseeable future. With labor productivity weak, GDP growth sluggish, and inflation correspondingly low, the Fed has reduced how high it sees the long-term fed-funds rate reaching no higher than 3 percent compared to 4 percent or more as recently as 2013! As a result, it may well take three or four years for the fed-funds rate to hit just 3 percent. As for conventional 30-year mortgage rates, they are likely to remain below 4 percent well into 2018. 28
Strong Sales
While single-family starts are up 11 percent year-to-date and singlefamily permits are up 7.2 percent year-to-date, multifamily starts are down 1 percent and multifamily permits are down 17 percent, suggesting multifamily activity has peaked. Separately, new home sales are strengthening. The 727,000 seasonally-adjusted annual sales in July were the best since 10/07! Maybe it's because new home price growth has flatlined because new home sizes have been essentially shrinking for five straight quarters.
Deficit Decay
The fiscal year 2016 budget deficit, which ends next month, will rise to $590 billion, or 3.2 percent of gross domestic product, up from $438 billion or 2.5 percent of gross domestic product in fiscal year 2015, the lowest level since 2007. The deficit is up because revenues will rise by just $26 billion while spending will increase by $178 billion due to Social Security, Medicare and Medicaid. More troubling, looking into the future, the deficit/gross domestic product ratio gets worse.
Middle Momentum
For 2010-2012, of the 5.5 million jobs created, 22 percent paid between $30,000 per year and $60,000 per year, 40 percent paid less than $30,000 per year, and 38 percent paid more than $60,000 per year. However, for the three years ending 2015, 42.6 percent of the 5.3 million jobs www.hbafm.com
created paid between $30,000 and $60,000, while 27.6 percent paid less than $30,000 and 29.7 percent paid greater than $60,000. The hollowing out of the middle class may be stopping.
Placid Percentage
Friday’s August jobs report, showing just 151,000 net new jobs, slowing hourly earnings growth of 0.1 percent, the loss of 6,000 construction jobs, and a slight reduction in average hours worked/ week, has reduced the probability of a Fed rate rise of 25 basis points (0.25 percent) at the September meeting to 20 percent. But, with the economy continuing to slowly improve, the data-dependent Fed will, barring a disaster, raise rates in December.
Drug Difference
Since 2007, brand name prescription drug prices have risen 165 percent. By contrast, generic drug prices have fallen 70 percent. Moreover, the percentage of prescriptions that are filled with generic drugs is 84 percent. The key is competition. With one generic competitor, the average price decline compared to the brand-name competitor is 6 percent, with two it’s 48 percent, and with 19, it’s 94 percent. Prescription drug costcontainment requires approval of more generics not price controls.
Baby Bust
Last year, the number of USborn babies surprisingly declined to 3,977,775 from 3,988,076 in 2014. Births peaked in 2007 at 4,316,233, slightly ahead of 1957 with 4,300,000 births! In 2015, the number of live births per 1,000 women ages 15-44 tied the alltime low of 62.5; in 1957 it was 122.9; hello Boomers! In 2015, 2,500 children were born to women younger than 15; 8,900 to women over 44.
Income Increase
In 2015, median household income surged 5.2 percent, the
largest jump ever, to $56,516, up from $53,718 last year. Median household income remains below the pre-recession 2007 peak of $57,423 and the 1999 all-time high of $57,909. Women saw their earnings rise 2.7 percent, while men’s rose 1.5 percent. Non-citizen median household income rose 10.5 percent to $45,100. The only downer, median incomes rose 7.3 percent for workers living in major cities but didn’t rise in rural areas.
Inflationary Income
Yesterday, the Fed came as close as you can to raising interest rates without actually raising them. Assuming the general election doesn’t send markets into a tailspin, rates rise by 0.25 percent on 12/14/16. Interestingly, Fed members reduced their expectations about future gross domestic product growth. This means that increasingly tight labor markets and the concomitant rise in wages, and not a faster growing economy are what is expected to drive inflation higher.
Disorganized Data
Today’s economic data capture perfectly the condition of the U.S. economy. Employment growth is strong, as first time unemployment claims remain under 300,000/ week for the 79th straight week. In addition, inflation remains benign as measured by the unchanged reading of the August Producer Price Index, and manufacturing remains weak as witnessed by the fall in the factory utilization rate and the mildly negative reading of the Empire State Manufacturing Survey.
Lofty Load
The peak monthly load factor (a measure of capacity utilization) for U.S. airlines on all routes barely rose from 85 percent in 7/06 to 87 percent in 7/15. During the same period, the trough steadily rose from 73 percent in 1/06 to 79 percent in 2/16. Since 1/1/00, the lowest peak monthly load factor was 77.1 percent in both 8/01 and 8/02 while the lowest load factor was
58.5 percent in (not surprisingly) September 2001.
Costly Cocoa
While sugar prices are up 40 percent year-to-date from 12 cents/ lb. to 20 and cocoa prices are up 10 percent to $7,500, fret not. Cocoa beans are just 7 percent of the cost of a chocolate bar, while sugar is only 1.5 percent, despite being half the weight. 14 percent covers transporting and processing the cocoa beans, 35 percent is the cost of manufacturing; the remaining 42.5 percent is taxes, retailing and profit.
Marriage Matters
From 1968-1990, the marriage rate steadily declined from about 82 percent to 67 percent for all women regardless of education. Since 1990, rates have diverged. For women with a professional degree/Ph.D., the rate is 80 percent and rising while for women with a Bachelor’s, it’s 75 percent and also rising. For women with an Associate’s, it’s 65 percent, for women who finished high school, it’s 59 percent, while for women who didn’t finish high school it’s 56 percent.
Productivity Promotion
With labor productivity growth dismal, here is a to-do list: increase infrastructure spending, improve K-12 education, boost funding for basic research, make our corporate tax structure internationally competitive, encourage the educated and talented to immigrate, reduce regulation and increase corporate competition. Initially, focus where the problems are worst and these policies should be pursued even if the near-term deficit rises. Simultaneously, the growth rate of entitlement spending must be reduced.

The Permits Plus publication debuted in 2015 for HBA of F-M members covering building industry statistics and advocacy efforts. It is published six times per year in addition to the HBA’s member magazine, Plains Builder, to provide local building permit numbers and a timely update on Association advocacy efforts.

The HBA’s new website is a great place to advertise. Only ten advertising spaces will be available for the home page and interior pages. Ads will be posted at the beginning of each month and must be received on the 15th of the previous month. Ads will be hyperlinked to the company’s website.
The HBA of F-M weekly email is sent to nearly 900 members. It includes important legislative updates, upcoming events and local news. Advertisers must purchase a minimum of four weeks. Only two slots are available per week and are on a first-come first-serve basis.

Upon completion of this course, you will be able to: • Describe the home ownership market as it relates to the three segments of the Aging-in-Place market; • Perform a needs assessment to identify and prioritize the needs, wants and wishes of an Aging-in-Place client; and • Identify considerations for executing the job while the client is in residence. Registrants for both classes must fill out this form and return with payment. All registrations and payments must be received by Jan. 20. Refunds will only be provided if notice of cancellation is received seven business days before the class.
