Travis Skonseng has joined Berkshire Hathaway HomeServices Premier Properties. Skonseng is a licensed Realtor in North Dakota and Minnesota. Blue Cross Blue Shield of North Dakota has recently hired Kelsey Roth as director of human resources operations and Michael Error as vice president of information technology commercial services. Zack Swanson has accepted the role of energy management specialist at Cass County Electric Cooperative and began work in late July. Swanson is a graduate of Northern Cass High School. He has earned certifications from North Dakota State College of Science and IEC Dakotas. His work experience includes Verwest Contracting and Bergstrom Electric. Choice Financial has hired Kelly Roberts as frontline customer service representative, Abby Niemann as a loan assistant and Carnalee Lykken as a client account manager. Locally owned EidCo Homes in Fargo has hired Stephanie Lindemann to join its team as a purchaser. Lindemann has a bachelor’s degree in construction management from North Dakota State University and brings with her a wealth of field experience. “I am passionate about anything to do with houses,” Lindemann says. “I look forward to learning from the people who have been with the company for decades, and adding my perspective

from previous job experiences.” Lindemann has previous construction job experience as a punch-list supervisor, assistant to superintendent, superintendent, and president of a contracting company. Carl Perleberg and Mark Strand have been promoted at First International Bank & Trust. With over a decade of portfolio management, Perleberg has been promoted to senior portfolio manager. Strand has been promoted to east region trust manager. He has over 20 years of experience in financial services. Goldmark Property Management has hired three employees. Brady Pekas has been hired as site manager at its Sheridan Pointe Apartment office. Stephanie Myogeto has been hired as site manager at its West Lake Apartments office. Dan Otto has been hired as senior maintenance manager. Kylie Vold has been promoted to controller at Heritage Homes. Prior to joining Heritage Homes, she obtained her certified public accountant designation. The Kilbourne Group has hired William Rothman as chief financial officer and Nathan Lotvedt as project manager of its construction management team. Rothman previously worked with Boulder Ventures Development in Salt Lake City, Utah. He has over 20 years of experience in the banking and real estate development industry. Lotvedt worked at Gehrtz Construction Services, overseeing all phases of construction of a new elementary school.

Brian Clark has joined the audit department of Widmer Roel. Krista Emineth was promoted to supervisor; Matthew Nelson and Andrew Huus to senior staff accountants in the tax department; and Scott Fossum to senior staff accountant.

Be a Force to Be Reckoned With

By Sami Eidenschink, Membership & Marketing Coordinator Why should I recruit someone to the Home Builders Association? This question might be one members ask themselves when they see communications about recruiting to the HBA. Seven committees made up of various member volunteers, work from morning to night to support your trade and industry. Whether it is at a meeting with a local mayor, or talking with legislators on the steps of the Capitol in Bismarck; ensuring building is affordable is a priority to members and the staff. According to the National Association of Home Builders, it takes an average of 22 different subcontractors to build a home. Your trade and voice matter to the industry and the Association. The more members in the association, the stronger the voice will be when issues arise that can be detrimental to a local, state and even national industry. Be a force to be reckoned with when your industry needs you; be engaged in your association and help it grow. The HBA of F-M has just over 915 members and wants to be the biggest force of industry professionals in North Dakota and Minnesota at 1,000 members. Feeling inspired and ready to recruit? Here are some tips members have shared about recruiting fellow builders and sub-contractors that they use:

Be Honest: Your personal experiences with the Association mean the most to potential new members. Whether you are on the health plan, involved on a committee or have had other positive interactions with the HBA, that speaks volumes. Be Blunt: It is your industry and how you make your living and support your family. By joining the HBA you are allowing the association and its volunteers to work for you when you do not have time. Others should want to do the same. Be Empathetic: Many people have young families and just do not believe they will have time to get involved or see the value. Most people can relate to this. The nice part about the HBA is it is totally voluntary and there are many different ways a person can get involved. Whether it is on a committee, offering insight on what is happening in their trade or attending a picnic, the HBA has something for everyone.

HBA, Johnson Bring Home Awards From National Conference by Krista Mund, Executive Vice President

Association staff from North Dakota at the first full day of classes

HBA of F-M received awards from the Executive Officers Council at the 2017 National Association of Home Builders’ Association Management Conference held last month in Denver. • Best Public Relations Program Conducted - This was awarded for the Red River Valley Home & Garden Show Kids’

Treasure Hunt, designed to keep families at the event longer, encourage them to walk through the entire show and make a memorable impression on the parents and children, all in an effort to help stabilize show attendance. • Best Local Government Affairs Effort - This was awarded for the HBA’s efforts in leading the sales tax extension vote for permanent flood protection. • Best Service to Members - This was awarded for the HBA’s comprehensive metro-wide building permit report including 12 local jurisdictions, lending credibility to its members, providing in-depth statistics to its North Dakota and Minnesota staff enjoy a dinner at Denver Chop House members, and reporting on housing levels among cities, which promotes competition and benchmarking. Special thanks to all the volunteers and partners that help make these programs successful! The HBA of F-M earns these awards due to a strong team effort. Johnson was elected as secretary to the NAHB Executive Officers Council board of directors and recognized with the NAHB Executive Officers Council’s highest honor, its career achievement award. The EOC promotes the professionalism of executive officers and staff serving the state and local associations affiliated with NAHB. She has been a director since 2013. The EOC also provides networking opportunities for builder association executives to share knowledge and serves as a vital resource to NAHB and its leadership in developing Bryce Johnson 11 CEO with other award winners after Johnson won the EOC’s career achievement and serving the Builder and Associate membership. award in Denver.

Back to School Time! September brings us cooler temperatures, football, pumpkin spice and beautiful

colors. It also brings us back to chaotic school schedules and for some, empty nests as kids head off to college. A large number of Baby Boomers are reaching the point where their children have grown up and moved out of the house. Though the transition from full house to empty nest can be filled with excitement, it can also be filled with stress. Among numerous questions that may come to mind, you might be wondering if this is an opportunity to move and downsize to a smaller, more manageable home. Or perhaps you want to stay in your current home and repurpose the extra space. The answers to these questions depend on your unique circumstances. But for those who decide to stay put, at least for the time being, now is a great time to begin considering which, if any, modifications your home may require to better suit your needs as you get older. Rather than waiting until an incident occurs, be proactive about making alterations to your home that will help you avoid potential injury. Here are a few things to keep in mind if you are planning to “age in place.” • Prioritize Your Wish List: With the kids out of the house and more free time on your hands, you might have the urge to dive right in and tackle many of the DIY projects on your list. But first, take another look at the rooms in your house to determine which ones fit your new lifestyle, and which ones need some work. Some areas of the home might only need minor changes. Others might need to be re-purposed altogether. Presidents Message An article that I recently read by National Association of Home Builders discussed

the results of a special study by HousingEconomics.com related to the U.S. Census Bureau’s Annual Survey of Entrepreneurs. This survey allows NAHB to compare construction to other industries. There were a few results of the study that can shed some light between the similarities and differences that construction might have with other industries. Most of us probably know much of the information, but analyzing the results of the survey may help us find ways to promote construction to future entrepreneurs. Several of the key results of the survey include finding that, compared to other industries, construction businesses in the U.S. tend to serve customers within a single region, they are more likely to operate on a seasonal basis, they operate out of the business owner’s home more often, they tend to use many different subcontractors, and they are less likely to have company websites. Much of the useful information from the survey is the financial data. First of all, as many of you know, construction businesses require less start-up capital than many other businesses. Personal and family savings of the owners are the primary source of start-up capital for construction companies. Construction companies acquire bank loans for start-up capital less often than other industries. As far as profitability, the percentage of construction companies that record a profit is very similar to the other industry average. A couple of downsides, as we all know, is that construction companies are susceptible to the negative impacts from labor shortages and late or non-payment by their customers. The lower cost of entry into construction can offer opportunities to young entrepreneurs who are interested in the industry. As I wrote about a few months ago, the more we can educate children of the opportunities that the construction trades can offer them, the more successful we will be in tackling the labor shortage. The more young people we attract to the industry would then result in creating more entrepreneurs as well. I read that Colorado has recently passed a bill that requires public schools to inform high school students about the opportunities in trade schools and military service, and what they need to do to follow these career paths. Maybe this is something that we should pursue on a state level as well.

Picnic Party a Splashing Success

by Sami Eidenschink, Membership & Marketing Coordinator Fun and sun was the theme of the HBA of F-M’s annual Muddy Boots Picnic this year. The Association currently belongs to just over 220 Builder members spread throughout the Fargo-MoorheadWest Fargo and surrounding rural areas, and over 600 Associate members that support the home-building industry. As a way to show appreciation for those builder members, the HBA hosts the Muddy Boots Picnic every July to celebrate the industry, building season and all the contractors that make it up. The picnic is generously supported by event sponsor Rigels, Inc. With their help, the picnic was able to feed over 180 attendees.

The sun was shining, with not a cloud in the sky. With the help of tent sponsor Radco Truck Accessory Center, attendees were able to beat the heat and find some escape from the sun’s rays. Not everyone minded the sun’s scorching heat. Once again the Home Builders Care of F-M Foundation hosted a dunk tank to raise funds for scholarships, workforce development and other charitable causes in our community. The five volunteers who dared to sit in the tank this year, found that the water was a great way to cool down as they splashed into the tank. At the end of the day, the picnic raised almost $300 for Home Builders Care! Home Builders Care was not the only winner at the end of the day. Jake Adam, Stone Countertop Outlet was the envy of attendees as he was drawn the winner of the Yeti cooler donated by Rigels, Inc. Everyone had a great time enjoying lunch and celebrating the building industry with co-workers, friends and trade partners.

Tips for Building a Solid Brand

by Ali Froslie, Communications Intern On July 25, Rachael Boyer, CEO of The Coatings Authority, Inc., presented a Lunch Session on how to strengthen a business’s branding and marketing. Boyer has over 20 years of experience in various industries and has established multi-million dollar brands. During her talk, she cited examples of popular brands and drew on her own experience as a business owner to discuss theories behind effective brand building and marketing. First, she focused on the importance of building a solid brand. For her, quality is a brand in itself. A brand is not just a motto or a logo, it becomes who the company is - it is a promise to customers to deliver the best services that will fit their needs. “It’s not the logo. It’s the message behind the logo that triggers people to work with you,” Boyer says. For example, when someone sees a North Dakota State University Bison logo, many do not just think of another regular football team among the many. Instead, the Bison logo brings to mind a high level of excellence and commitment. This is the sort of recognition businesses want to strive for as well. Boyer recommended looking at how other companies have branded themselves and comparing their message with how you want your company to be portrayed. It is important for a company to develop their brand in a way that helps them stand out among other, similar competitors. Boyer then introduced what she calls the “4 Pillars of a Big Brand.” These are four things to consider when building or refining your company’s brand. 1. Differentiation: What makes your company unique? “How can you improve, upgrade, or reinvent the way you deliver your service?” Boyer asked. She recommended focusing on one thing that differentiates your company from others like you. This differentiation may be the thing that makes people choose your company over another. 2. Significance: Boyer talked about the importance of consistency. This means making sure everyone is on the same page - the communication between the customer and the company needs to be strong, but communication within the company’s team needs to be just as open. This way, “the customer knows what they are getting” and the team knows what is going on. Hopefully, the customer will then become a repeat customer, increase the company’s profitability, and help the company grow. 3. Value: Boyer used an equation sometimes used in healthcare to discuss creating the best value for your company and the customer. The equation is Value = Quality/Cost. She noted that quality needs to be based on the customer’s needs. Always going with the most expensive,

luxury item may not be in the company’s or the customer’s best interest. It may cause the company to lose money and ultimately might not be what the customer is looking for. 4. Connection: Boyer discussed the importance of building credibility and finding your company’s place. “You cannot be all things to all people,” she said and continued on to quip, “The riches are in the niches.” Look for the people you want to work with and who need the services you offer. Once a company has developed a brand, then it is time to market it. Boyer also talked about the value of having a good website and then stressed the importance of keeping your brand consistent when working with outside designers. Do not let them change the message you want to portray. When working with your brand, Boyer believes it is imperative not to think about all the people who may use your service, but to instead focus on the one person who will. It is important to “tune into your customer’s radio station,” a station Boyer calls WIIFM, or “What’s In It For Me.” Customers will want to know how your company can best serve them.

NDSU Architectural Club Serves Community

by Ali Froslie, Communications Intern Freedom by Design, a club at North Dakota State University, has a couple of great purposes. The club not only helps architectural students get realworld building and design experience, but it also serves community members by enhancing their homes to better meet their needs. This year, the group worked with Fargo resident Patrick Coles. When previous project manager Alex Jansen asked if Freedom by Design could do anything for Coles, Coles thought of his deck. At a young age, Coles was diagnosed with CMT, a condition that affects his nerves and muscles. He uses a wheelchair to get around, and as it stood, the deck was difficult for Coles to access. There was no ramp leading to his yard, making it hard for Coles to enjoy the outdoors. Not only would a deck remodel make it easier for him to get to his yard and garage, but it would also provide better safety. Previously, Coles could only exit his house through the garage, which presented some logistical concerns in case of an emergency. “I’ve already found myself outside a whole lot more, just enjoying the weather and the project,” he says. The Freedom by Design group has spent the past year working on this ramp project. They’ve done everything from the designs to gathering donations. It is evident that Coles will benefit from the group’s efforts, but the students involved also gain valuable knowledge. Current project manager Liz Rae designed the new deck and learned a lot in the process. “Throughout the project I learned more about project managing in general - budgeting time, money and people,” says Rae. Rae is an architecture major working on gaining a masters degree. “I learned different ways to listen to clients and have built my skills of organization.” During projects, the students work closely with an architecture mentor and 24


a construction mentor. This allows them to learn from people who have professional experience in the business. For this project, John Gunkelman, Dakota Construction of Fargo, Inc., served as the construction consultant. Gunkelman has been involved with the NDSU group since it began. Rae says she has had a good time working with Gunkelman and Coles. Coles has also enjoyed working with Freedom by Design on this project. He has been “blown away” by the work the group is doing. “It’s a great experience to have them out here,” he says.

the Muddy Boots Contractor Picnic at the end of July. A dunk tank raised almost $300 for Home Builders Care Foundation! Thank you to all who participanted and those lucky HBC trustees and HBA volunteers who got to cool off in the tank. We appreciate you taking some dunks for the team! Hopefully, many of you met the HBA of F-M’s new education and development coordinator, Summer Hammond, at Muddy Boots. She officially started July 25 and has been busy learning the ropes, meeting members and getting acquainted with the HBC’s workforce and charitable efforts. What is a National Association Home Builders (NAHB) Student Chapter?

As we prepared the scholarship applications, we realized that many of our members may not know that the National Association of Home Builders has Student Chapter programs locally, and that your HBA of F-M and HBC are affiliated with those students. Student Chapters are dedicated to enriching the educational experience of students by offering them first-hand exposure to the real world of the building industry through NAHB membership, educational programming, and networking opportunities. Working with a faculty adviser and drawing on the mentors and industry leaders in their local home builders association, Student Chapters can compete in national competitions, win scholarships, enjoy discounts on trade shows, and enjoy all the benefits of membership in NAHB. Each chapter can register a team for the International Builders’ Show. Each team spends their fall semester on the project, researching the geographical area of the housing development or home build. They have to submit a large binder full of information before Christmas. The students then present to a panel of judges at IBS and are asked tough questions. HBC is proud of local students participating in this competition which helps prepare them for real-life project meetings with clients.

Home Builders Care of Fargo-Moorhead Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. The HBA handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

Trade and Trade Deficits are not Related, Really! Since the beginning of the 2016 presidential election cycle, President Trump has

repeatedly argued that trade deficits with other nations are indicative of unfair trade. His contention is that if we just negotiate better trade deals, deficits would disappear, and economic growth and employment would improve. Regrettably, this view is simplistic; usually deeper economic forces are at work, making trade deficit reduction more difficult. That said, pushing nations with chronically large trade surpluses to reduce them would be good because large trade surpluses are economically destabilizing. A trade deficit is always the result of a nation consuming more than it produces; that gap, or savings deficit, is what produces a trade deficit. By contrast, a trade surplus means a nation saves money by consuming less than it produces. As a result, while protectionism can alter those with whom we run trade deficits and surpluses, it cannot alter the size of our overall trade deficit. Think about it: you run a trade surplus with your employer, but a trade deficit with Costco, Target, and your mortgage company. If Target is unfair to you, you can reduce your trade deficit there by buying less, but you would likely increase your deficit at Walmart. The only way to reduce your deficit with retailers is to buy less stuff, meaning that you save more! A country in recession is likely to run a trade surplus as the population pulls back on spending, allowing exports to rise, which is equivalent to saving more. Conversely, a nation enjoying an economic boom would normally run a deficit because domestic spending would be very high, causing exports to decline and savings to fall. In the United States, we run chronic trade deficits because we consistently consume more than we produce, but the size of the deficit varies depending on domestic economic conditions. To rid ourselves of our annual trade deficits would require reduced consumption, which means consistently saving more, and absent substantial tax reform, that is unlikely. This is how trade normally works. However, some countries with strong economies run chronic trade surpluses, which requires cheating. Normally, such a country would see its currency rise, pushing down exports as they become costlier in foreign countries. However, between 2000 and 2013, China spent trillions of dollars artificially depressing its currency. That reduced imports, boosted exports, forced savings to rise, and resulted in large trade surpluses. This financial repression should be fought and here’s how: if a nation deliberately intervenes to depress its currency, the US should intervene and strengthen that nation’s currency by selling dollars and buying the currency of the offending nation with the proceeds. Once offenders know what we will do, they will likely

stop, preventing nations from running chronic surpluses. Instead, those nations will probably increase their consumption and save less, and, consequently, see their trade surplus wither. In the process, other nations will export more and see employment gains. Trade surpluses that result from cheating not only deprive workers in other nations of employment in export industries, but also destabilize the global economy. By manipulating their currency, the Chinese destroyed jobs here in the US (and Europe) and weakened our economy. As a result, when the Great Recession hit, it was worse than it would otherwise have been, and the recovery was weaker because we could not increase exports as much as we should have been able to. In short, trade deficits normally result from too little savings. Because the amount saved by an economy changes over the business cycle, deficits and surpluses usually wax and wane and are thus reasonably self-correcting. It is only when a nation cheats and runs a chronic surplus that we should be alarmed, and in those cases, we should fight back. Doing so will discourage cheating and make the global economy more resilient.


Equity Examination

Collectively, US equities are currently 13% above their 25-year median price-to-book ratio, 15% above their 25-year median price-to-earnings ratio, 17% above their 25-year median expected price-to-earnings ratio, and 18% above their 25-year median cyclically adjusted price-to-earnings ratio. Moreover, they are also 20% above their 25-year median price-tocash flow ratio, 21% above their 25year median enterprise value/earnings before interest, taxes depreciation and amortization, and 40% over their 25year median price-to-sales ratio.

Economic Expansions

While the current economic expansion is the weakest ever, averaging just 2.1% GDP growth/year, the second weakest was the previous recovery which ended with the Great Recession. The third weakest, the recovery before that, which was the longest recovery ever; 10 years. This suggests the slow economic growth we are experiencing is structural in nature and that the 1H17 GDP growth of 1.9% is roughly as good as it gets.

Rate Reprieve

Two weeks ago the Fed met and, unsurprisingly, gave no indication that a rate rise was is the offing; inflation is too weak. Instead, the Fed strongly suggested they will commence reducing their holdings of long-dated debt following their meeting in midSeptember. If, however, there’s a congressional standoff over raising the debt ceiling (imagine that), the Fed will delay the start of its asset sales to prevent roiling financial markets.

Excellent Exertion

With 209,000 net new jobs in July and YTD average monthly employment gains averaging 184,000, just below the 187,000 in CY16, job growth is excellent. The employment-topopulation ratio at 60.2% is at its best level since 2/09, and the unemployment rate declined to 4.3% despite a large rise in the labor force. Better yet, M-o-M wage growth was 0.34%, up from 0.15% in June; its best showing since 10/16.

Disturbing Delinquencies

Despite a roaring labor market, the credit cycle is turning. After peaking at 4.85% in 09Q2, consumer loan delinquency rates steadily declined to 2% and remained there from 15Q1 through 16Q1. Since then, they have steadily risen and are now at 2.2%. The story’s much the same for credit card delinquencies and auto loans. While the rates are still low, what’s worrying is unemployment is low and wages are rising.

Carrying Cash

In 2015, cash was used in 32% of all consumer transactions, followed closely by debit cards at 27%, credit cards at 21%, electronic payments at 11%, checks at 6% and other at 3%. Between 2012 and 2015, cash usage plummeted by eight percentage points while all other forms rose incrementally except for checks and other, which fell slightly. By 2018, debit cards will supplant cash for top spot.

Dwelling Difference

While June housing starts were up 8.3% M-o-M, they were up only 2.1% Y-o-Y, and 6.0% YTD. More interestingly, YTD multifamily starts are flat, while single-family starts are up 10.75%, and they are more costly than multifamily. The 10.75% rise means 90,000 new single-family starts in 2017. At an average of $400,000/ house, that’ll boost GDP by 0.2%/ year, but only so long as new home production rises by an extra 90,000/year.

stock market volatility (also known as the Wall Street “fear gauge”), is at quarter-century lows, so what. Corporate profits are solid, inflation is miniscule, alternative investments aren’t very compelling and it appears central banks will keep the easy money spigots open longer. Moreover, increased index investing and quantitative/algorithmic investing, which is now 25% of all trading, are probably dampening volatility, until they don’t!

Employment Exceptions

Rhode Island is the latest state to finally see total employment exceed its pre-recession level. That leaves just Alabama, Connecticut, Illinois, Michigan, Mississippi, New Mexico, Ohio, and Wyoming with employment levels in 6/17 below what they were in 2008 or before. By contrast, in five states, including Arkansas, California, Colorado, Tennessee, and Washington, the unemployment rate in 6/17 was at an all-time low and employment was at an all-time high.

conjunction with the Fall Parade of Homes. This year’s tour will include one featured remodeled project by Smart Spaces and one featured home by Designer Homes. To tour these two entries, consumers must pay $5 with all proceeds benefiting Home Builders Care Foundation. The 2017 featured remodel project was completed by Ursula Hegvik, Smart Spaces. Hegvik’s featured remodel project is a total remodel of the first floor in her own home. Her 30-year-old home received a major makeover including new kitchen cabinets, newly created laundry/mudroom and pantry, flooring, fresh paint throughout the entire first floor and a new island countertop. Hegvik is a long-time member of the Remodelers Council and an active member on the HBA of FM’s board of directors. HBA welcomes Hammond

by Krista Mund, Executive Vice President HBA of F-M has hired Summer Hammond as its education & development coordinator. Hammond is responsible for the HBA of F-M’s education programs, including continuing education for contractors, and developing opportunities for future workforce, fundraising and endowment growth for Home Builders Care of F-M Foundation. A graduate of Minnesota State Community and Technical College - Moorhead, Hammond holds an associate degree in administration. Most recently, she worked at Sanford Health Foundation. She brings development, customer relations and fundraising skills to the job. She lives in West Fargo with her husband, Eric, and children Heath (age nine) and Bailey (age six). She grew up in Barnesville, Minn. and moved back to the F-M area four years ago from Bismarck. Hammond says, “From Memorial Day to Labor Day, you can find me at the lake each weekend enjoying time with friends and family.
