Meyer relocated to the F-M area from Sioux Falls, S.D., where she was with the company for seven years. Awards & Accolades • Robert Gibb & Sons has received a Gold 2011 Value Chain Award from Connected World magazine. • In response to Souris and Missouri river flooding affecting Minot, Bismarck and Mandan residents, Wells Fargo has contributed $75,000 to support the relief and recovery efforts of the American Red Cross and the Minot Area Community Foundation. • A $25,000 donation has been made to the Emergency Food Pantry Relocation Project by Gate City Bank. The food pantry is conducting a fundraising drive to relocate to a larger and more efficient facility. • Matt Olson, a licensed commercial Realtor with Property Resources Group, has achieved the Society of Industrial Office Realtors designation. • William Piper, owner of Servpro, received the Millionaire’s Silver Award at the Servpro annual convention in St.Louis. • During its annual “Taking Action to End Hunger” camapign, Bremer Bank, raised $3,317 for the Great Plains Food Bank, a program of Lutheran Social Services of North Dakota. • Sally McCravey of Coldwell Banker First Realty has been named Realtor of the Year by the Fargo-Moorhead Area Association of Realtors. Contractors: Plan now for frost charges As the weather turns colder, be sure to order any needed services early to avoid underground utility frost charges. Frost charges are commonly implemented by utilities once the ground has begun to freeze. Generally, charges are assessed when the frost in the ground exceeds six inches. If you need additional information, please review the service guides distributed by your utility, or call Xcel Energy at (800) 628-2121; Dee DeGeest at Cass County Electric Cooperative: (701) 356-4400; and Joe Moore at Moorhead Public Service: (218) 299-5472. HBA members enrolled on health plan eligible for EAP HBA of F-M members who are enrolled on the Association’s health plan are eligible for The Village Employee Assistance Program for members. It offers professional, confidential guidance for relationship issues, emotional health, drug and alcohol issues, workplace issues, financial counseling and legal counseling. Here’s a challenge that makes tons of sense: consider the HBA’s marketing opportunities through print and online advertising. HBA continues monitoring trees, flood setbacks Your HBA continues monitoring a tree preservation ordinance and developing issues with building setbacks along rivers and drains. Currently there is a moratorium on building within 450 feet of any river; that includes remodeling. All building permits in moratorium areas must come before a committee that recommends approval or denial to City Commissioners who will make the final determination. It is clear that this issue is not an easy one for our city leaders to handle. In the case of renovation, commissioners are faced with the task of deciding whether or not a homeowner can better his or her home if it is near a river. This gets to be very touchy and means tough decisions, especially when the rules are up in the air regarding base flood elevations, 100-year flood levels, buyouts, etc. A group of city staff and industry representatives have been working since last December to develop an ordinance to help preserve trees within the city of Fargo and in future development areas. This ordinance is getting closer to appearing before the City Commission for approval, but still has some areas of concern, including tree protection measures that would have to be performed during construction. See page 11 for details on both of these important issues.

Affordable, quality learning opportunities coming this fall Did you know we offer monthly Lunch & Learn classes covering a multitude of topics for small businesses? They are generally held the last Tuesday of each month and cost just $10 with lunch included. September’s will cover tax planning. October’s is our annual building official roundtable with representatives from Dilworth, Fargo, Moorhead and West Fargo. November’s will be titled “Points of Design” with an area architect. I also want to highlight a session from 1-3 p.m. Oct. 11: “Ask the Economist,” which will be conducted by National Association of Home Builders Senior Economist Elliot Eisenberg. He is presenting the findings of a local housing study NAHB performed for the HBA at the Annual Meeting/GMM that evening, but has agreed to put on a special afternoon session as well! The cost is just $25 to join Elliot in a more intimate setting for his thoughts on anything you want to know about economics, housing, home building and impacts of it on your livelihood. Elliot is quite a character and is always entertaining, insightful and full of energy – not your average economist. You are guaranteed to have fun and learn something! This fall’s Parade includes 38 homes; see page 10 for details. Parade magazines will be available at all Hornbacher’s stores starting Sept. 6. The Fall Home Show is Oct. 1-2 at the Fargo Civic Center. It will be stocked with exhibits on construction and home improvement with seminars by MS. Simplicity on organizing your kitchen, garage and clutter hotspots like entryways and mudrooms. It also features seminars by local experts of Accent Kitchen & Bath, the show’s platinum sponsor. September is Associate appreciation month
Associate members make up the majority of our HBA, and we cannot fully express how much they mean to the Association and the building industry. September is designated by NAHB to pay tribute, so Builder members, please thank the Associates you work with every day. At the August picnic, the HBA honored them by giving away $200 in prizes and featuring dessert served by Builders. Plus all Associates in attendance were entered in a drawing for a half-page ad in the Plains Builder and lunch with me. See pages 21-22 for a recap.

HBA welcomes Streyle to events position, hires Rosenow as communication/office coordinator
The HBA of F-M has named Alison Streyle to its events coordinator position. Her responsibilities include coordinating the HBA’s public events, including the Red River Valley Home & Garden Show, Fall Home Show, Spring Parade of Homes and Fall Parade of Homes. She is also involved with planning Association events including the annual Streyle golf outing and membership meetings. Originally from Mandan, N.D., Streyle was previously the communication and office coordinator and communication intern for the HBA. She is a Minnesota State University Moorhead graduate with a bachelor’s degree in mass communications and an emphasis in advertising and public Rosenow relations. The HBA has named Kirsten Rosenow to its communication and office coordinator position. She will coordinate various HBA publications, including the Plains Builder, and assist with implementation of the HBA’s education program. In addition, Rosenow will greet Association visitors, answer the telephone, and provide organizational support to the HBA members and staff. Rosenow is a Concordia College graduate and earned a bachelor’s degree in public relations with an English writing minor. Originally from Litchfield, Minn., Rosenow gained public relations experience as an intern at the Fargo Park District and at Lutheran Social Services.
Home Builders Care scholarship available
Home Builders Care Foundation will award scholarships to area high school students this fall. Applicants must enroll in a residential construction trade or related field at Minnesota State Community and Technical College, Moorhead, or North Dakota State College of Science, Wahpeton. Scholarships are also available for college students active in the National Association of Home Builders student chapters at area post-secondary schools. Fargo commission debates flood regulations, building restrictions, buyouts by Rocky Schneider, Public Affairs Coordinator
The Fargo City Commission met in early August to rule on the issuance of a building permit for an expansion of a home located along the Red River. After two hours of discussion and a plea from the homeowner, who has resided on the property for nine years, successfully fought three floods and has since built permanent flood protection, the commission denied the permit. This is the situation facing homeowners who live along a river as they try to pull building permits to remodel. Providing the frontline defense for neighborhoods from flooding year after year, removing their amenities such as decks and gazebos, and building permanent flood protection in their backyards may not be enough to keep up with “a game where the rules keep changing,” as this particular homeowner said. Renovation near rivers equals touchy situation In defense of the commission, these are not easy decisions. With so many neighborhoods along the river needing protection, homes along the river either need to sacrifice their backyards and more, or be bought out. City leaders have tried to determine a priority for buyouts versus installing protection where it can do the most good for the lowest cost. One of the most trying issues facing the city is how to handle remodeling of homes that may be bought out at a future date. Current policy is to allow remodeling along the river as long as the home does not expand to be closer to the river. This policy may indeed result in buyouts for more money as valuations increase from the improvements. For the city, as well as homeowners along the river, the choices are sometimes the better of two bad choices. As one city staff member said at the meeting, the city needs to “let people move on with their lives, unless we want to buy them all out.” The commission is facing neighborhoods and neighbors pitted against each other for priority for funding and time needed for construction of levees and floodwalls before next spring. With each spring now harboring a potential flood, commissioners are forced to look at both the fiscal sense behind short-term options for preventing flood damage and long-term solutions that may involve mass buyouts. At the same time, commissioners are cognizant of the desire for a continued quality of life for those residents along the river and other residents’ desire for preservation of amenities and established trees. While many of these specific building permits are being decided through the lengthy and tedious process detailed above, city leaders continue crafting a more permanent ordinance to provide for the safety of homes yet to be built in new developments. A group of commissioners and city staff has been meeting with many in the building industry on how to best accommodate the needs of a growing community and still provide safe housing for its residents. Flood plain changes Part of the reason for urgency on the issue, other than the perpetual flooding, is that FEMA will be releasing updated floodplain maps in coming months. With these updates, it is expected that virtually every Fargo home with a mortgage located south of I-94 will be required to obtain flood insurance. Because of this, city officials ask homeowners along the river to respond in a timely matter and be accommodating to their requests during the construction phases of flood mitigation. The quicker the city can access land and install flood protection, the less potential exists for sandbags to be filled for future flood fights. City leaders plan to continue meeting regarding these issues along with the topic of increasing base flood elevation levels that set the minimum elevation of which a structure can be built. Fargo scales back tree ordinance by Rocky Schneider, Public Affairs Coordinator
Since last fall, the HBA of F-M has been a part of a task force within the city of Fargo to develop an ordinance pertaining to the preservation of trees. The task force is now on its 11th draft. The scope of the ordinance has been tailored back after receiving comments from the City Commission in July. For simplification and clarity, the ordinance now focuses on three key areas; riparian buffer, replacement of removed trees during development and tree protection measures during construction around significant trees. • Riparian buffer: The ordinance would eliminate the removal of trees within 350 feet from the centerline of a river. Nationwide, builder confidence in the market for newly built, single-family homes remained unchanged for August. “The uncertain economic climate and concerns about job security are discouraging many potential buyers from exploring a home purchase at this time,” said NAHB Chief Economist David Crowe. “While buying conditions are very favorable in terms of prices, interest rates and selection, consumers are worried about what the future will bring, and builders are echoing those sentiments in their responses to the Housing Market Index survey.”
OSHA watching residential builders
OSHA has given residential construction companies until Sept. 15, 2011, to come into compliance with the agency’s new Compliance Guidance for Residential Construction directive (STD 03-11-002). Doreen Riedman The decision was made after National NDAB Executive Association of Home Builders met Officer with OSHA's leadership and argued that builders needed additional time to fully understand the steps they needed to take and to properly plan for the changes in the agency's fall protection requirements. They stressed a continued need for more fall protection training and compliance assistance for residential construction employers. An upcoming free webinar from NAHB will provide members with critical information on dealing with OSHA’s recent stepped-up enforcement actions and increased penalties. The webinar — “How to Prepare for an OSHA Inspection” — will be held noon - 1 :30 p.m. Sept. 13. The webinar will touch on a number of topics, including the rights of employers during an OSHA inspection, suggestions on what to do during the actual inspection, determining when to contest citations and how to obtain penalty reductions, and what legally recognized defenses to OSHA citations employers can use, specifically as they relate to recent changes in the fall protection requirements. Lead Based Paint: Renovate Right pamphlet update
The U.S. Environmental Protection Agency is advising home owners to test their homes for lead paint dust after getting any remodeling or renovation work done – and now requiring remodelers to inform home owners of that option through its newly revised Renovate Right pamphlet. The pamphlet can be found at www.epa.gov/lead/pubs/ renovaterightbrochure.pdf After pressure from Congress and an NAHB-led coalition forced EPA to back away from clearance testing in its recent amendment to the Lead: Renovation, Repair and Painting Rule, (EPA) this revision appears to be EPA’s way to encourage consumers to choose it anyway, rather than stopping at the cleaning verification that professional remodelers are already required to perform, noted NAHB Environmental Policy Analyst Matt Watkins. The RRP rule requires that remodelers, window installers and other contractors distribute the Renovate Right brochure to property owners and tenants living in homes built before 1978 prior to beginning any remodeling work. Remodelers and other contractors who have already printed copies of the April 2010 version of Renovate Right should download a copy of the insert page from the EPA publication website – because they must use this new version to be compliant with the law. The revision to Renovate Right is on page 10: “For Property Owners: After the Work is Done,” and calls to the attention of the recipient “lead-dust testing.” Renovate Right should be distributed no less than seven and no more than 60 days before a remodeling project. Remodelers working in a common area of a multifamily building must ensure that a copy of Renovate Right is posted at the job site or distributed to all residents. In the case of daycare centers or other child-occupied faculties, the brochure needs to be posted or given to the parents or guardians. Future of BAM survey results
The week of July 5th, three versions of a survey were sent to the entire membership, the BAM board of directors and local association executive officers. Collectively, the surveys received a three percent response rate with 92 responses. The majority of Builder members said they believe BAM is operating well and meeting their needs. The majority of Associate members said they believe BAM is generally meeting their needs as a member. All BAM stakeholders, across the board, said they believe BAM should focus its efforts primarily on legislative and regulatory work. All groups agreed that BAM’s primary customer is the member and the most important service BAM provides is “industry advocacy – regulatory and legislative.” The second and third most valuable services ranked by all groups were “access to the legislative process” followed by “updates and information on regulation changes.” All groups ranked education fifth out of the seven service categories. A consistent recommendation by all groups was for BAM staff and leadership to have more presence at local association meetings. The most preferable means of communication was confirmed to be email, the BAM website, the BAM blog and the monthly column. Also recommended was an increase in interactive communication.

On average, 90 percent of members said they read the This Week at BAM email newsletter. Eighty-eight percent of Builder members said they’ve logged into the membersonly website, and of that group 93 percent said they’ve used legal resources (contracts, amicus briefs, and BAM building performance guidelines) and 76 percent said they’ve used code and regulatory resources. Sixty percent of Associate members said they’ve logged into the BAM members-only website, and of that group 80 percent said they’ve used member guides. When asked what BAM could do now to help members’ succeed, the majority of members said BAM should work to lessen the impact of government and continue to focus on legislative and regulatory efforts. Overall, the survey results are very clear that BAM’s focus needs to be on members and providing them with legislative and regulatory services. Builder members are more satisfied with their membership, but Associate members also believe BAM is meeting their needs. The surveys provided helpful comments and suggestions that were incorporated by staff into a plan submitted to the Executive Committee and board of directors. Moving forward, BAM will be a more focused and efficient political machine working diligently to lessen the impact of government on your business and the residential construction industry as a whole.

Housing affordability hovers near record level as some markets begin to stabilize
Nationwide housing affordability during the second quarter of 2011 hovered for the 10th consecutive quarter near its highest level in the more than 20 years it has been measured, according to National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI) data released in August. The HOI indicated that 72.6 percent of all new and existing homes sold in the second quarter of the year were affordable to families earning the national median income of $64,200. The affordability measure dipped slightly from the record high of 74.6 percent set last quarter but remained above the 70 percent threshold initially achieved in the first quarter of 2009. “At a time when homeownership is within reach of more households than it has been for more than two decades and interest rates are at historically low levels, the sluggish economy and the extremely tight credit conditions confronting home buyers and builders remain significant obstacles to many potential home sales,” said Bob Nielsen, chairman of the National Association of Home Builders and a home builder from Reno, Nev. “That said, however, some housing markets across the country have stabilized and are beginning to show signs of a budding recovery.” Youngstown-Warren-Boardman, Ohio-Pa., was the most affordable major housing market in the country during the second quarter of the year. In Youngstown, 93.7 percent of all homes sold were affordable to households earning the Builder performance guidelines required in MN As of Jan. 1, Minnesota builders must, by law, include a set of performance guidelines with the contract for customers. Guidelines are available to HBA of F-M members through the Builders Association of Minnesota. BAM’s Building Performance Guidelines were put together by a task force made up of its members. Countless hours were dedicated to creating and refining this document to provide the best possible product for builders. To see the statute mandating the inclusion of building

Other smaller housing markets ranking near the top of the index included Wheeling, W.Va.-Ohio; Lansing-East Lansing, Mich.; Bay City, Mich.; and Sandusky, Ohio. New York-White Plains-Wayne, N.Y.-N.J., led the nation as the least affordable major housing market during the second quarter of 2011. In New York, 25.2 percent of all homes sold during the quarter were affordable to those earning the area’s median income of $67,400. This marks the 13th consecutive quarter that the New York metropolitan division has held this position. Other major metro areas near the bottom of the affordability index included San Francisco-San Mateo-Redwood City, Calif.; Santa Ana-Anaheim-Irvine, Calif.; Los Angeles-Long Beach-Glendale, Calif.; and Honolulu, respectively. Ocean City, N.J., where 40.9 percent of the homes were affordable to families earning the median income of $70,100, was the least affordable of the smaller metro housing markets in the country during the second quarter. When were you first elected and why did you decide to run for public office? “I first ran for Moorhead City Council and was elected in the fall of 2009, being sworn into office January 2010. I have always enjoyed working for other public officials but wanted a more direct way to further improve and give back to my community.” What issues are most important to you and what have you done to address them? “Improving the business climate in Moorhead, strengthening our city’s position in flood protection, serving as a responsible steward of Moorhead residents’ tax dollars and effectively communicating their concerns and interests are among my priorities. “I sought a position on the city’s Economic Development Authority committee on which I now serve, enabling me to better understand business issues in the city and get to know our business leaders. I am extremely vocal and advocate for our local and neighborhood flood protection efforts which are heavily concentrated in the third ward in southwest Moorhead. “Furthermore, I am active in our efforts towards permanent protection with the proposed metro diversion project as the alternate member for its new authority which met this month for the first time. I readily make myself available to Moorhead residents, often immersing myself in constituent services and assisting them in navigating city departments and services to help them with problems they may encounter.” What do you see as the future issues facing your city? “Budget challenges will continue, at least in the immediate future, as state resources available to our city decrease. As public servants, we must constantly challenge ourselves to maintain services with less. I would welcome more opportunities to dialog with your members and further become acquainted with them and their issues. “I welcome any opportunity to serve on ad hoc committees that would bring your members and local officials together to identify home-builder-relevant opportunities for improvement in our city. I am also interested in a firsthand look at some of their projects on the Moorhead side and a discussion of how the city can encourage that development and partner with them.” What do you like most about your job? “I relish the grass roots interaction with constituents that my public service provides, allowing me to become more familiar with the great people of Moorhead and the issues. Resident communication and involvement in the issues helps to provide necessary diversity of perspectives.” What do you like least? “I wish I could do more to get people involved. Many people think that issues on a particular level of government don’t affect them or that their input doesn’t matter, and I can provide many examples to the contrary. As public officials, we capture numerous excellent ideas and solutions directly from our residents who make up our city.” What advice would you give someone interested in running for office? “Get involved in the community sooner rather than later. Citizen positions on boards and other community leadership opportunities are an incredible way to learn the issues and prepare oneself for public service. “Meet with a variety of community leaders, even those you may not expect to share your views because understanding many angles of an issue makes for better policies. Potential candidates should also tune into public meetings on cable access television, the web, or come in person. “Contact your elected officials regularly on issues important to you. NAHB applauds EPA decision on ELGs
The Environmental Protection Agency’s decision Aug. 17 to reconsider the imposition of a nationwide cap on how much sediment Stella Stormwater can be part of the storm water draining EPA Storm Water from a construction site is a nod to the Enthusiast importance of sound science – and a big victory for home buyers, according to the National Association of Home Builders. The agency’s announcement comes a year after EPA’s first proposal to develop a numeric limit for the turbidity, or cloudiness, of storm water discharge was rejected by the 7th Circuit Court of Appeals, which had essentially told EPA to come up with an Effluent Limitation Guidelines (ELGs) number that was legally defensible. In addition, NAHB estimated that attempting to comply with the regulations would carry a $10 billion annual price tag – stunting new home production and forcing costs up for home buyers. Today, the agency announced that it still couldn’t justify any specific limit and will start over again. EPA will talk to home builders, environmental scientists and other members of the public to gather better data – a solution that NAHB has advocated for more than three years.
“EPA set a numeric limit for water cloudiness that was based on flawed analyses,” said NAHB Chairman Bob Nielsen, a builder in Reno, Nev. Both the Small Business Administration and the federal Office of Management and Budget had warned EPA that the regulation would not hold up, joining NAHB in voicing concerns about the monitoring and sampling requirements. “In its calculations, EPA relied on questionable data, including figures obtained from the vendors that would have supplied the expensive systems home builders would have been required to use. That’s no way to come up with national policy,” he said. Because terrain, geography and rainfall vary significantly in most regions of the country, NAHB has long held that a nationally applicable numeric limit is neither defensible nor practicable. “It’s our hope that EPA’s research will take that fact into account,” Nielsen said. In the meantime, NAHB is redoubling its efforts to collect turbidity data from its members’ construction sites to help ensure that the eventual ruling makes good scientific sense. “Storm water management must be straightforward, affordable and workable,” Nielsen said. “That’s the only way we can continue to make progress. NAHB supports responsible development and the goals of the Clean Water Act. The association will continue to work with state and federal regulators to keep our waterways clean,” Nielsen said.

Showplace Kitchens started in 2000 in Harrisburg, S.D., when a small group of experienced cabinetry professionals gathered with a common vision to create a brand offering the most-wanted cabinetry features to the most people. In short, their goal was a cabinetry brand that “makes sense.” The company’s Fargo Showroom Manager Kathy Meyer says, “This vision also included some important differences from other brands: modifications that were comprehensive and affordable, specialty styles and finish options, and a product line that was complete, yet not overly complex.” Showplace Kitchens has stores in Fargo, Sioux Falls, S.D.; Brainerd, Minn.; Des Moines and Denver. Previously assistant manager at the Sioux Falls location, Meyer recently moved to the F-M area. She has been in the building industry for the past 20 years, working for Showplace since 2004. She says a big challenge is the sheer number of options available to customers looking to update their homes with new cabinetry. “Our main objective is to listen to the customer, narrow down the options based on what he or she wants, and then present it in a visual format that the customer can appreciate,” she says. “I believe the industry is constantly changing and we deal with that by training our sales teams, striving to be ahead of the competition on what the trends are, and by taking pride in our relationships with our customers.” Additionally, Meyer says Showplace Kitchens sets itself apart from other companies with a strong commitment to its workforce. The details in a home can make it stand out from the crowd. Eric Berg, Eric Berg Construction, Inc., says crafting those challenging details in the trim work make him want to go to the jobsite each day. “I love creating radius staircases, crown moldings, valance details and such,” he says. “On the other side of the spectrum I also like managing the jobs and everything that goes into a project.” Berg is a Fargo Eric Berg of Eric Berg Construction, Inc., at native, graduating a jobsite in West Fargo. Berg specializes in from Fargo North high-end residential construction and trim High School carpentry. and attending Concordia College. His interest in construction and wood working began early with his father giving him small projects to do around the house and spending time with his grandfather who was into building furniture. “It just came naturally,” he says.“I started in the trim carpentry business at age 21 and have been a carpenter or foreman for most of my adult life.” Including high school, Berg estimates that he has about 18 years of experience under his belt. Along the way to starting Eric Berg Construction, Inc., he has managed or built approximately $20 million in commercial and residential construction. Berg is the lead carpenter in his business, allowing him to keep a close watch on the finished product. “I am there performing carpentry tasks while managing the project, so I am able to have complete control of the project,” he says. Eric Berg Construction specializes in high-end residential construction and trim carpentry. He recently finished a 3,200-square-foot addition on a high-end home that included an indoor pool. On occasion, Berg also gets into commercial construction and hopes to expand his business to include custom residential new construction and remodeling in the future. One of the most interesting projects he built was in Missoula, Mont. It was a house shaped like a radiused leaf that was LEED-certified. He did almost all of the construction work, right down to the countertops, including the framing, finishing and concrete.

We need to continually educate our customers about our products, so that they, in turn, know how to sell quality and help their customers make wise choices, not just choose something because it is cheaper. People can still buy American-made products at a fair price and get the quality they deserve.”

“The biggest challenge that we face in our industry is to dispel myths about the products we offer. For example, there is myth that granite harbors bacteria and emits dangerous levels of radon. Scientific studies show that neither one of these is true. It is our job to educate the consumer on these studies and make sure they feel good about the purchase they are about to make. We offer a lot of information on our website but we are always willing to meet with customers to help work out their concerns.”

Balancing your company books is not like balancing your checkbook. You balance your checkbook with the cash-basis accounting method. Simply total all the deposits, subtract the payments, and—voilà!—that’s how much money you’ve made. You can’t report to the bank or the IRS books balanced with the accounting method described above (which measures cash flow). According to generally accepted accounting principles, you get a truer picture of your profit with the accrual accounting method. As a manager, you must understand why profit doesn’t equal cash flow. Both measures, while very different, are important to your financial health.
Accrual Accounting
There are a couple problems with using cash flow to measure your company’s financial performance. Both have to do with the timing of economic events. Consider the following: Payment doesn’t always occur at the same time goods and services are provided. Therefore, revenues and expenses don’t occur at the same time. Cash flow is, by nature, very volatile. The goal of accrual accounting is to remove some of that volatility so that your financial performance doesn’t depend on when you look at your books. For example, when a trade contractor finishes his work he mails you an invoice. At that point in time, you owe him money. The cash-basis accounting method inaccurately claims that you haven’t incurred an expense because you haven’t paid it yet. As another example, some builders require deposits from their customers upfront, before construction begins. Under the cash-basis method, if you examined your books right after receiving this deposit, it would look like you’ve turned a huge profit (because you’ve recorded the revenue without any accompanying expenses). Accrual accounting corrects for these timing issues in two important ways. First, revenues are recorded when they are earned, not when payment is received. Second, expenses are recorded at the same time as the revenue they help generate. In the home building business, this means waiting to record revenue and expenses until construction is finished and the home is sold. Expenses that cannot be matched to a specific home, such as advertising, are recorded immediately when incurred.
Equity vs. Cash
When you turn a profit, it adds to the equity portion of your balance sheet. Equity is the amount of investment you have in the business. But profit isn’t always cash. To keep your books balanced, the accrual method adds several accounts to your balance sheet: Payables and receivables: Say you finish construction on a pre-sold home, but haven’t received payment yet. Because you have earned the revenue, your equity has increased. But there hasn’t been any increase in cash, so what asset does that equity refer to? Profits v. cash con’t on next pg

To maintain balance, the price of the home is added to a placeholder asset called accounts receivable. When you receive payment, you shift the price of the home out of accounts receivable and into the cash account. Similarly, when you expense something that has yet to be paid for, equity has decreased without a corresponding decrease in cash. Accounts payable keep your books in balance between expense recognition and payment. Inventory: You incur many costs and expenses during construction of a home, but they are not recognized on your income statement until closing. How do your books stay balanced with a decrease in cash but not a corresponding decrease in equity? The costs and expenses are added to the placeholder asset inventory, which offsets the decrease in cash. The inventory is written off when the house is closed. Liabilities: When a customer deposits cash with you before the home is finished, there is no increase in your equity because you haven’t earned that revenue. To keep your books balanced, the deposit is classified as a liability. In general, liabilities refer to the amount of borrowed money invested in your business. Although borrowed money increases your cash flow—and you’re free to purchase anything you want—it is not profit.
Maximizing Your Profit
The goal of your business is to earn you cash. The best measure of this goal’s accomplishment is profit because it takes into account the cash that belongs to you and the cash that belongs to someone else. For example, part of your profit consists of accounts receivable. Although accounts receivable aren’t cash, they increase your wealth because you have gained the legal right to receive cash in the future. Moreover, using only cash flow to measure financial
performance is inaccurate because it doesn’t take into account investment. Investing your cash in fixed assets doesn’t decrease your wealth, because those assets can be sold for cash in the future. For example, construction costs and expenses don’t decrease your wealth. Assuming you haven’t made a poor business decision, they should be fully recouped when the house closes. Accrual accounting correctly recognizes these costs and expenses as an investment in inventory.
Owner Compensation
The profit of your business is not the same as your compensation. When you compensate yourself, you take money out of the business and put it in your pocket. That money in your pocket doesn’t bring you any return. Remember that equity (whether it’s cash, receivables, inventory, or something else) is your investment in the business. An investment is putting cash away today for profit in the future. When you compensate yourself you reduce your equity, and are trading larger profits in the future for profits today. Determining how much to compensate yourself depends on your personal financial situation. Unless you have other, more lucrative business opportunities, you should leave excess cash in the business where it will bring you a return.
Reserving Enough Cash
Although profit is a better measure of financial performance, it’s still very important to monitor cash flow. When your bills come due, you won’t be able to pay for them with accounts receivable or inventory. The size of your cash reserves determines the risk level of your business. Fixed expenses like loan interest must be paid or you’ll go bankrupt. Maintaining adequate liquidity

The foundation, created in 1993 by the Home Builders Association of FargoMoorhead, is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction, and remodeling. The HBA of F-M handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

Consider year-end donations to support Framework for the Future September is a busy time for Home Builders Care of Fargo-Moorhead Foundation. School starts at the four local universities and trade schools that host the National Association of Home Builders’ Student Chapters and new students join the chapters at Minnesota State Community and Technical College, Minnesota State University-Moorhead, North Dakota State College of Science and North Dakota State University. Each fall, HBC offers scholarships to the students involved in the student organizations. Our scholarships are specifically for students pursuing degrees in construction-related careers. Applications are also available to area high school seniors interested in construction and planning on attending M State or NDSCS. HBC scholarships focus on the applicant’s accomplishments in the industry, at school and their career goals. The evaluation committee is made up of HBC board members, HBA of F-M’s board members, HBA members and student chapter advisors. We are always looking for help to evaluate the applications. Year-end donations
Now is the time to start thinking about year-end donations. HBC is your Foundation and we would like to see more HBA members donating to and supporting a foundation that is dedicated to supporting the building industry through skill training, education and other housing-related projects. Right now, we are promoting Framework for the Future, which is our long term fundraising initiative to build the endowment fund to maintain current giving, support additional projects and provide for endowment growth. With this initiative, HBC hopes to become self-sustaining while also increasing its impact on the industry and community. All donations, except those made specifically for Trades for Grades and scholarships, support Framework for the Future. Consider making a donation before the end of the year. With that in mind, there is still time to become a Triple Player and support NDAB-PAC (North Dakota Association of Builders Political Action Committee) as well. Fargo South students compete at national SkillsUSA Championships by Jenny Erickson, Development & Project Coordinator
In June, six students from Fargo South High School traveled to Kansas City, Mo., to compete in the SkillsUSA Championships. All six students placed first at the state level in their contests and moved on to the national level competition. The mission of SkillsUSA is to help its members become world-class workers, leaders and responsible American citizens. It has more than 300,000 members across the country. Students choose to become members of the local SkillsUSA chapter and to further themselves through education experiences in leadership, teamwork, citizenship and character development. How do I earn Spike credits?
Members earn one Spike credit for each new member they sponsor. HBA Retention Committe members accrue Spike credits when helping to renew memberships each year. Spikes receive a half credit for recruitment and a half credit for the renewal of Affiliate members.
Will I earn Spike credits for recruiting and retaining members into a Council?
Yes, when a new Council membership is activated the recruiter earns a half credit, and when that member renews his or her council membership, the sponsor earns a quarter retention credit.
How can I get a ticket to the IBS Spike party?
You must be a Spike in good standing as of October (having at least six credits) and you must have earned at least one new member credit. Onie Loeks will take over as the NAWIC #246 Chapter President Oct. 1. Loeks is employed at Dakota Supply Group as a purchasing agent, buying products for resale, negotiating pricing and terms and maintaining the inventory. DSG is located at 2601 3rd Ave. N. in Fargo and is an employee-owned company. It is a wholesale distribution company with eight divisions: electrical, mechanical, communications, utility, waterworks, automation, filtration and metering technology; and has 19 branches in North Dakota, South Dakota and Minnesota. Loeks has been in the construction industry for 38 years and a member of the Fargo-Moorhead chapter of NAWIC since 1988. As a member, she has held the chapter positions of secretary, vice president, president and a member of the board of directors. She has also served on every committee as either a committee member or chair.

“I really enjoy all of the green products and green building practices that can be incorporated into today’s building techniques,” he says. “We can build much more efficient houses.” Berg said homeowners in Montana were more interested in building green than home buyers and builders in this area. Many are more interested in the bottom dollar than paying more for a green product in the front end of a project. For those just starting out in the industry, Meyer has this advice, “Set your expectations. Deliver on what you promise and love what you do. architectural drafting, cabinetmaking and carpentry. All competitors can prepare, but aren’t given their project until they arrive at competition. All competitions have time limits in which to complete the project. The architectural drafting competition challenges students to create a building design from a different type of building material. Last year’s competition had students making a structure out of hay bales. They received dimensions of the bales and plan requirements before creating a design for the building. Students competing in this event must have great math skills and ability to think quickly. This year, Brady Snell placed 19th out 48 students in this event. The cabinetmaking competition gives students six to eight hours to build a cabinet. The students are given plans at the beginning of the project and have to build the entire unit in the allotted time. To prepare for this event, Cory Reiners worked with his instructor, Ron Streit, after school building things like a podium and jewelry stand to gain experience in reading plans and creating a product. Reiners placed 7th out of 42 students. He is planning to pursue a career in construction and is attending Minnesota State Community and Technical college this fall. In the carpentry competition, Seth Morken placed 11th out of 48 competitors. His project was to build walls, a roof and rafters. He was given plans that included the dimensions for the floor, walls, adjacent walls and rafters and had to build them from scratch within a designated time frame. Morken also worked closely with Streit to practice framing different types of structures. This fall, Morken plans on attending North Dakota State University to study engineering. Students can join the local SkillsUSA chapter in the fall and participate in meetings and projects all year long. There is a weekly group meeting where students learn parliamentary procedure, presentation and career skills. The chapter also raises funds for those attending the National Championships. The local SkillsUSA chapter is always looking for the support and partnerships from the business community. of the river to the closest wall off the primary structure. • Replacement of significant trees in undeveloped areas: If replanting requirements cannot be met due to site-specific reasons, an amount equal to twice the cost to purchase and plant may be paid to the city to fund plantings elsewhere. Significant trees have two classifications, the smallest at an 8-inch diameter. • Tree protection measures during construction: There are a number of requirements on best practices needed during construction on the area around significant trees. This area is measured as one foot for every inch of diameter of the tree. A couple of the more burdensome requirements are that contractors will need to place compaction prevention measures where you will drive near significant or riparian trees, and that there are no grade changes allowed near trees. Requirements can be waived by the forester, meaning a visit to the forestry deptartment will become more common. There is ongoing discussion on how to handle grading of land near trees due to the increased elevations required because of flooding. The Planning Commission hosted a brown bag discussion Aug. 17 to give commissioners and other interested parties an open forum to talk about tree preservation and the ordinance. Rain holds off for July Muddy Boots Picnic The HBA of F-M held its annual Muddy Boots picnic in honor of its Builder members July 27 on the HBA lawn. He is a frequent public speaker on numerous housing and housing related topics including: the economic impact of home building, the unintended consequences of government regulations on house prices, residential fire safety and how to reduce risk and boost profits using financial derivatives. He is the creator of the multi-family stock index and is the author of more than 45 home building industry articles. Eisenberg is frequently seen on television and heard on radio and his research and opinions have been featured in Business Week, Fortune, many national and local newspapers, and in numerous other publications. BAR is the test for those interested in becoming a Certified Graduate Builder. It measures expertise in: building technology; business and finance; project management; sales and marketing; and safety.
PREP is the test for those interested in becoming a Certified Graduate Remodeler. It measures a candidate’s knowledge in: marketing and sales; business administration; design, estimating and job cost contracts; liability and risk management; and project management. Registrants must fill out this form and return with payment.
