HBA Focuses On Upcoming Elections, Workforce Issues A main part of the HBA of F-M’s mission is to foster a prosperous building industry, which
means our staff and volunteers work to maintain the best environment for constructing homes in our communities. As we head into fall, here’s a quick update on a few important issues we are addressing. 1. Nov. 5 Minnesota Elections –
The city of Moorhead will hold a special election to elect two new councilmembers to fill spots vacated by Steve Gehrtz and Joel Paulsen. The Moorhead school district will also put a $110 million referendum on the ballot to address needs at Moorhead High School, including covering some cost associated with a career academy planned to fill the former Sam’s Club property.
2. HBA of F-M will also monitor the Dilworth City Council election as Council Members Julie Nash’s and Kevin Spaulding’s terms expire. 3. Cass County Career Workforce Academy - Just as Moorhead is developing a career academy that will help introduce young people to the trades, the North Dakota side is working to launch a version through the North Dakota State College of Science’s Cass County Career Workforce

Building Up The Trades, Brick By Brick
by Summer Hammond, Education & Development Coordinator Workforce development is more than laying the foundation for the future of the trades. It’s building it up, brick by brick to provide more and more opportunities for students to understand what trades industry careers encompass. Together, HBA of F-M and Home Builders Care of Fargo-Moorhead Foundation are participating in and hosting many events and activities to engage students of all ages with the construction industry.
Seeds For Hope, Walk Into My Future
This event helps members connect with the youngest students as kindergarteners through fifth graders experience multiple career opportunities available to them while seeing what a post-secondary college campus looks like. In July, it was hosted at Minnesota State Community and Technical College in Moorhead where several members participated to demonstrate hands-on building activities to children enrolled in the Boys & Girls Club and YMCA Youth Program. Dawn Cruff, Dakota Plains Realty, says, “By donating our time at events such as Seeds for Hope, Health Tech & Trades Career Expo and classroom visits, we show

the students that we care and are willing to share our experiences with them. Hopefully this connects them with a career path for their new future.”
High School Parade Tour
Fargo and West Fargo high school students visit an active job site to see many different stages of the homebuilding process while hearing from the professionals. It’s hard to visualize what a house looks like before the foundation is poured and the walls go up. These students visit different stages of homes in the building process and learn the processes of building, staging and selling a home.

Herdina Academy For The Construction Trades
The Herdina Academy happens each June and provides the experience of a lifetime “being a part of the crew,” working side-by-side with the professionals, using new tools, working with building materials and learning by doing. The Herdina Academy allows students to get their hands dirty and leaves a lasting impression of the trades industry.
Career Workforce Academy
The Career Workforce Academy for Cass County will bring these opportunities mentioned above to all ages. Students from kindergarten to seniors will be exposed to different trades with hands-on experience. Darrick Guthmiller, Kochmann Brothers Homes, Inc., says, “All our trade partners are struggling for workers and we are all aware of the problem. The best ways to encourage change is lead by example and be a part of the solution. The Career Workforce Academy is the key to our future workforce.”
The Career Workforce Academy will broaden students’ academic skills by applying them to life skills. It will guide students into careers that fit their needs and industry needs rather than continuously emphasizing four-year university degrees. As children grow and experience the trades industry, we show them one day they can be a business owner, designer, artist, builder, plumber and so much more! Cruff says, “It is crucial for our industry to donate funds and volunteer to ensure our legacy. I donated to the Career Workforce Academy in hopes that it would help our industry flourish and that many students will make their way by doing something they love. And I am proud to donate, as my two sisters attended the North Dakota State College of Science!”

STATE ADVOCACY UPDATE KIM SCHNEIDER, NORTH DAKOTA ASSOCIATION OF BUILDERS CEO
Workforce is an ongoing issue that builders across the nation are facing. In North Dakota, it’s an issue we discuss daily, specifically how can we encourage young people to explore a career in construction. HBA of F-M members recently gathered to discuss this topic with special guest Congresswoman Foxx from North Carolina. Foxx is the leader of the U.S. House Committee on Education and Labor. Access to labor remains a top business challenge for builders, with more than 80 percent of National Association of Home Builders members surveyed in January 2019 reporting a shortage of workers or subcontractors as a top business concern for the year. The highest percentages of shortages are among carpenters, framers, concrete workers, drywall installers, and bricklayers/ masons. These shortages mean builders experience project delays and the need to pay much higher wages. The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge by training more workers and leaders in the construction industry. When people think of professions with great opportunities for advancement, construction might not immediately come to mind. From an entry-level labor position, a homebuilding worker has the opportunity to learn more highly-skilled trades, serve as frontline management, grow into a company management role, and eventually, for those with an entrepreneurial spirit, own their a homebuilding firm. And this is just within one type of company; there is always the opportunity to take a job with a supplier, a specialty contractor, or any other of dozens of supporting companies essential to the residential construction industry. We advocate daily for our youth to look at the construction industry as an opportunity for a successful career. With September being Associate Appreciation Month and October being Careers in Construction Month, it is an opportunity for home builders, material suppliers and others to increase public awareness of the outstanding opportunities available in construction trades

Multifamily Construction Data: 2nd Quarter 2019
By Robert Dietz, Chief Economist Aug. 23, 2019 - An elevated rental share of multifamily construction is holding typical apartment size below levels seen during the pre-Great Recession period. As multifamily developers build more for-sale housing units in the years ahead, the average size of multifamily homes is likely to rise. According to second quarter 2019 data, the average per unit square footage of multifamily housing construction starts was 1,103, off from the post-recession high set at the start of 2015 (1,247 square feet). The median was 1,055 square feet for the second quarter of the year. Because the quarterly data are volatile, it is worth examining the numbers on a one-year moving average basis. For the second quarter of 2019, the one-year moving average for multifamily size was 1,124 square feet, while the median was 1,088. The current moving-average of median size is 3 percent higher than the postrecession low, while the trailing average is near a post-recession low. Moreover, the typical size of newly-built multifamily units remains below the average/median recorded during the pre-recession years, when the share of for-sale multifamily was considerably higher. The market share of rental multifamily construction starts held steady at 94 percent during the second quarter of 2019. In contrast, the historical low share of 47 percent was set during the third quarter of 2005, during the condo building boom. An average share of 80 percent was registered during the 1980-2002 period. There were only 23,000 multifamily condo units that started construction over the last year, just slightly higher compared to the prior four quarter period (22,000).

4. Job Site Age Minimum – Speaking of workforce development, I’d like to mention efforts we are exploring to lower the age minimum for children to work on homebuilding and construction job sites. We want to find a way for highschool age kids to experience hands-on work which currently is prohibited due to child labor laws. We are exploring channels to allow an exemption on the state level in North Dakota. 5. Special Assessments - We are also watching the work of a Fargo special assessments task force that will produce recommendations for policy changes for the city commission to consider in the coming weeks.

Fargo North Student Capitalizes On Herdina Academy by Summer Hammond, Education & Development Coordinator The Herdina Academy for the Construction Trades was developed in the late 1990s by Roers Construction because owner, Jim Roers, noticed a lack in qualified formally trained construction workers.

Soon after, the HBA of F-M and Home Builders Care of F-M Foundation agreed to partner in organizing and hosting the program.
This year, he learned new trades that weren’t offered in 2018 like masonry and tile installation, and was excited to try his hand at siding installation since he didn’t get that opportunity the first time.
The academy’s purpose hasn’t changed in the last two decades. It still is meant to introduce high school students to the entire construction process through hands-on activities. What does that mean? Twenty-four eager students attend a two-week camp where they work side-by-side with industry volunteers to learn about construction while earning three college credits (estimated value $500). But that’s just
Mike Lemke, Lemke Home Improvements, Inc., has been a long-time volunteer with the Herdina Academy. He finds it to be a great opportunity for students and employers to get out and talk to students not just about the jobs available to them, but their career paths as well.

This fall Nick Ill will be a senior at Fargo North High School. He attended the Herdina Academy for the second time in June. “It was so much fun the first time, I wanted to do it again! It was a great help in choosing classes that I wanted to take in high school,” Ill says.
During the Herdina Academy many friendships are created between the students and they learn from each other. Ill showed great leadership in assisting others who where struggling with certain activities.
Lemke worked with Ill in June, showing him how to install gutters, fascia and siding and noticed a willingness to learn and work hard. That impression ended up with Lemke offering Ill a job for the rest of the summer.

Scholarship Opportunities Students that attend the Herdina Academy can apply for three $1,000 scholarships available from Home Builders Care Foundation, Minnesota State Community and Technical College and North Dakota State College of Science. These scholarships provide funding to help students graduate more quickly with less debt. In addition to securing a job with Lemke Exteriors, Ill received the Home Builders Care Foundation’s scholarship. The Herdina Academy for Construction Trades relies on volunteers, sponsors and donors to keep the registration cost for students at a low $25. Lemke says, “Get involved today. National Council Elects Johnson As President Leaders, Staff Develop Skills To Serve by Krista Mund, Executive Vice President
It was a productive week of learning in July in Baltimore as HBA of F-M staff and leaders attended the National Association of Home Builders’ Executive Officers Council Association Management Conference. Sylvia Lunski, Design Direction, Inc., and Kim Hochhalter, Building Concepts, Inc., attended “Spokesperson Training: Q & A Skills for Business and Media” in Baltimore to prepare for their upcoming HBA and Home Builders Care Foundation leadership roles. HBA of F-M CEO Bryce Johnson, Executive Vice President Krista Mund and Development & Education Coordinator Summer Hammond attended AMC’s staff-focused activities.
Johnson was elected as president of the 2020 NAHB EOC board of directors. She has been a director since 2013. EOC membership is comprised of the staff executives who direct more than 700 NAHB-affiliated state and local home builders’ associations representing more than 140,000 home builders in communities across the United States. Johnson says, “It is a perfect time to network with and learn alongside our fellow association staff who work for building industry associations across the nation. The idea-sharing and classes always result in valuable concepts we can bring back for our association.” Some ideas staff found to explore further include

Beaton Does It Best! by Sami Eidenschink, Membership & Marketing Coordinator Each quarter the HBA of F-M staff chooses a member who has volunteered their time to go above and beyond to assist fellow members and promote the Association within the community. HBA staff are excited to reveal Ian Beaton of Labor Masters as the final member of the quarter. Beaton has been involved at the HBA for the past year and active on committees, at events and as a dedicated volunteer. For the past two years Ian has been working as the director of business development at Labor Masters. “As the brand ambassador for Labor Masters my goal is make sure I can get out in the community and let as many people as I can know that Labor Masters exists,” shared Beaton, when asked about his role. Every member seems to share a common theme of having a history in the construction industry and Beaton is no different. “For four years I worked for a company doing anything from concrete to shingles and everything in between,” he says. “What I love about the construction industry is that you get to the job site with a pile of material and you get to build that into a home or structure that will last forever.” So once he joined Labor Masters, one of the most natural fits was to get involved at the HBA.

After starting with delivering World of Thanks packets, Beaton has grown to become a valuable member of the Membership Committee, Events Committee and a behind-the-scenes volunteer. He has been key to assisting with new member orientations, recruiting new members, helping at events and even starring in commercials for the Parade of Homes. “I originally started to prioritize spending my time at the HBA because it is inviting and there is no pressure to have to do anything as a volunteer,” he says. “As
I started getting more involved, I found that the HBA makes it possible to meet the people you want to meet and make new connections.” Beyond helping out at the HBA, Beaton is active in his hometown of Hope, N.D., where he serves as a volunteer firefighter and a city council member.
The Extra Mile Award winner will be announced at the Awards Gala and Annual Meeting Oct. 29 along with HBA Associate Volunteer of the Year, HBA Builder Volunteer of Year, Home Builders Care Volunteer of the Year and the Builders Engaging Associate Member award.
When he isn’t helping out his community or the Association he enjoys spending with his young family and their dog.

The HBA of F-M’s Membership Directory & Consumer Guide’s focus is shifting to digital to better serve consumers and members. As more people rely on their smart phones and computers to seek information, the HBA of F-M board of directors identified an opportunity to realign staff focus from coordinating the printed directory to developing and enhancing the online version. The goal is to drive more consumers to your listing at hbafm. com/findamember and encourage members to change their listings to engage consumers through the HBA’s website. This redirection also allows staff to develop helpful consumer information on items like warranties, licensing, incentives and more.
An online focus gives the ability to share analytics with you on how many customers find your company information through hbafm.com. Below are just a few ways you can make it easier for them to find you. What won’t change is HBA’s commitment to relaying accurate information. It’s a longterm strategy to increase awareness of careers that do not require a four-year degree but can provide lucrative futures for today’s students. The Health, Tech & Trades Career Expo shows students the multitude of options through fun, hands-on experiences at the Fargodome Dec. 5. If students have never been introduced to construction, concrete, electrical, transportation, health and medical, culinary or manufacturing industries, they don’t know what opportunities are available to them. Specifically for HBA of F-M members, this event provides construction industry companies a way to get in front of over 3,000 freshman students from the tri-state area.
