Countdown to IBS: Registration Opens Sept. 4 By the time you read this, it’s likely that Sept. 4 will be history on the calendar.

That’s a big day that I want to highlight since it’s when registration opened for the National Association of Home Builders’ International Builders’ Show. Bottom line: you can get the best deals. Attracting more than 60,000 visitors from over 100 countries across the globe, this event is the largest annual light construction show in the world! The HBA of F-M always has a strong group of members attending IBS since they see the value in the education, product knowledge and demonstrations that are showcased there. It definitely doesn’t hurt that the show is held in Las Vegas in February. Our state associations, the North Dakota Association of Builders and the Builders Association of Minnesota, do a great job hosting a social to bring all of us together for at least one evening at the event. The 2019 Builders’ Show is February 19 - 21. Plan to save money by taking advantage of the best pricing available by registering in September, as rates will increase Oct. 1. Some of the can’t-miss registration deals include: • FREE IBS expo pass for NAHB members and only $50 for non-members. • Save $100 on a full three-day registration - with access to 130+ IBS Education sessions led by industry experts and phenomenal speakers. • Discounted one-day education passes. • Free spouse registration. Don’t forget: all IBS registrants have the opportunity to: • Network and share insights with other building professionals who understand your business. • Take in the outdoor exhibits including the Show Village. • Participate in informative construction demos at the High Performance Building Zone. • Tour The New American Home 2019 and The New American Remodel 2019. • Enjoy all the fun to be found in Las Vegas in February. Visit www.BuildersShow.com or contact Sami Eidenschink at (701) 232-5846 or sami@hbafm.com for more details.

NAHB Chairman to appear at Annual Meeting/Awards Gala Oct. 25

Last but not least, please mark your calendar for the evening of Oct. 25 for the HBA’s Annual Meeting & Awards Gala. This is going to be awesome! We’ll award the HBA’s highest honors and hear from the National Association of Home Builders Chairman Randy Noel on the latest issues NAHB is working on for our industry. Randy is a custom home builder with more than 30 years of experience in the residential construction industry. He founded Reve Inc., a custom homebuilding firm in LaPlace, La., in 1985. His company has built more than 1,000 custom homes in the greater New Orleans area. We are proud to welcome him to Fargo-Moorhead in October!

Ferguson partners with SkillsUSA

July 28, 2018 The shortage of skilled trades professionals is widely evident, as jobs remain unfilled and opportunities for domestic growth are missed. Despite the increasing awareness, the skills gap continues to widen. According to the U.S. Department of Labor Statistics, jobs in the skilled trades are expected to grow by at least 11 percent by 2026, while three out of every four tradespeople are set to retire. Ferguson is actively pursuing solutions and working with various community and business partners to address the growing crisis. As part of its mission to champion the skilled trades, the company has signed a three-year, $300,000 partnership with SkillsUSA – an organization comprised of students, teachers and industries working

together to ensure America has a skilled workforce through the development of personal, workplace and technical skills. Ferguson’s support will focus largely on introducing the trades to students in middle school, sponsoring the annual National Leadership and Skills Conference, the WorldSkillsUSA team, and furthering the organization’s core mission. “The dwindling pipeline of skilled trades professionals is having a profound effect on our workforce and our ability to help our customers build and maintain America’s infrastructure,” explained Kevin Murphy, chief executive officer. “We are working with many organizations like SkillsUSA to address the issue and will continue to find new ways to illustrate that the trades are a viable career option. Our goal is to align education with opportunity and provide pathways for aspiring apprentices to enter the workforce.” In addition to SkillsUSA, Ferguson partners with other organizations working to address the shortage of skilled trades professionals and has donated nearly $300,000 this fiscal year to: • Local community colleges • Career and technical education high school programs • Mechanical Contracting Education and Research Foundation • NexStar Legacy Foundation • Plumbing-Heating-Cooling Contractors Association • PVF Roundtable

Staying Engaged As we say goodbye to summer and hello to fall, it is also time to look forward to

2019 and the various positions at your local, state and national levels. Because an association can only be as effective as the members who serve, taking an active role and volunteering on various committees is vitally important to the health and longevity of the association. Often, committee and council members set the stage for the policy agenda and other association objectives established and executed by the board of directors. These positions also allow you to become more engaged and active with your association, provide networking opportunities and personal and professional growth. On the local level, meet with your peers and executive officer to discuss the board of directors, PAC, or various committees that might have an opening for a new volunteer. At the state level, we have positions on our board of directors where you will represent your local association along with members from the remaining five locals. We have ladder positions if you are interested in stepping into a leadership role, including being state president. NDAB-PAC trustees play an important role with fundraising for North Dakota candidates that are vital in making rules and laws that impact our industry. Advocacy is one of the main pieces of our mission and being a part of the government affairs committee helps to be a voice with elected officials at the local, state and national levels. Education for our members and education to the youth about our industry is a key part of being active with the education committee. Any amount of time you can contribute is valued and appreciated as your voice matters at all levels. We have many members who have been active with the state at various levels for many years. If you have any further questions, please let me know and I can talk it through with you or connect you with a Builder or Associate member to share their personal experiences. Every year, National Association of Home Builders invites all members in good standing to consider serving on a committee or council board of trustees. These groups meet in person during the spring and fall leadership meetings and at the International Builders’ Show to discuss legislative and regulatory news, business updates, economic and design trends and other issues of importance to the membership and to the industry. Their role is to make informed recommendations to the NAHB board of directors on matters of policy. If you are interested in joining an NAHB committee, the application is open until Sept. 23 and can be found on NAHB’s website once you log in. If you have any questions, please let our office know. To all those that serve at the local, state and national levels, please know that all of us at NDAB are very grateful for your continued dedication and support. • The BMHBA will be polling members to determine the level of satisfaction with our local building departments. The survey will help the association identify areas for improvement to share with officials. • The government affairs committee is gathering information to share with commissioners regarding the use of property tax abatements. The group is going to gauge whether there is interest from the new commissions to take advantage of stateapproved incentives that defer property taxes on new residential construction. • The 2018 Fall Parade of Homes is Sept. 27-30. More than 30 homes will be featured with a wide spread between the lowest ($259,900) and highest priced home ($1,250,000). • Members from across the state are welcome to join the BMHBA for its Fall Awards Mixer and Board Elections Oct. 23. Information and registration is available online at bmhba. com/events.

Tariffs Cause Concern For Our Industry: Get Involved On the table nationally are two actions from the current administration in D.C. that

show the importance of advocacy and why it’s so critical to be a member in your local, state and national association. Together, our voices make a powerful impact on the housing industry and the future of our businesses, homeowners and renters. First, rising lumber prices have been made worse by U.S. tariffs on Canadian lumber resulting in thousands of dollars being added to the price of an average new home. This is making homeownership unreachable for millions of Americans. The fact is, domestic lumber production has not met our country’s demand for the past 50 years, so today that means the United States must import about one third of the needed lumber with more than 90 percent of the imports coming from Canada. In July at NAHB’s Mid-Year Meeting in Portland, more than 400 board members sent a strong message to Secretary of Commerce Wilbur Ross and U.S. Trade Representative Robert Lighthizer: Negotiate now. Returning to the negotiating table with Canada to reach a fair softwood lumber trade agreement is highly important. Second, the initial estimate of a $1 billion tax on housing because of the administration’s plan to add a 10 percent tax on Chinese imports could over double. The U.S. is now considering moving to a 25 percent tariff on Chinese goods - that would include $10 billion on goods used by the home building community - which would represent a $2.5 billion tax increase on residential construction. Being involved at the local level of the associations is relatable to most members. Local executive officers and staff continually work to build relationships and a positive presence in their communities. I would strongly encourage all to consider participating at a state or national event. There is no better way to see first hand, some of the good work done by our Association. Advocacy that includes a strong, informed team with a unified voice cannot be stressed enough. We had 17 representatives attend the NAHB Mid-Year Meeting in Portland, which exemplifies the importance of the work by Kim Schneider and staff at the state level. They are always working to connect all of us as the voice of North Dakota at the national level. And with so much happening with national policy, it is vital we be present. Thank you to each of you who take the time to advocate for our industry. With everyone’s daily activities at work and home, your efforts on behalf of the North Dakota Association of Builders are truly appreciated. Let’s head into fall with optimism, knowing we have a strong, like-minded group, working towards a solution to these latest challenges. Minot Association of Builders Elysha Head, Executive Officer • 701-852-0496 www.minotab.com

• The MAB recently started a new venture called 40 Below. 40 Below is a way for people under 40 in the building industry to get more involved in the association. The first meeting was held in July and it went very well! National Council Elects Johnson As VP At Conference

by Krista Mund, Executive Vice President Each summer, hundreds of staff and executive officers from around the nation gather to continue their education, network and celebrate each other’s accomplishments over the past year. This year’s National Association of Home Builders’ Association Management Conference was in Long Beach, California. HBA of F-M CEO Bryce Johnson and Executive Vice President Krista Mund attended. Johnson was elected as vice president of the NAHB Executive Officers Council board of directors. The EOC promotes the professionalism of executive officers and staff serving the state and local associations affiliated with NAHB. She has been a director since 2013. The EOC also provides networking opportunities for builder association executives to share knowledge and serves as a resource to NAHB and its leadership in developing and serving the Builder and Associate membership. HBA President Dustin Murray says, “There are over 700 associations across the United States that are affiliated with NAHB, HBA of F-M CEO Bryce Johnson participates in a panel on membership growth and retention. and it’s pretty cool that Bryce is

making her way up the leadership ladder for her professional organization, the EOC!” HBA of F-M was in the running with seven other associations for the NAHB Membership Cup for Outstanding Achievement. To be eligible, an association must have the highest combined percentage increase in membership growth and retention in its group size for the year. HBA of F-M won the award three times previously. Johnson says, “It was an honor to be considered for this award, and we congratulate the Manatee-Sarasota Building Industry Association of Florida on their victory. Our members and staff put great effort into membership locally, and we should be proud of being in such esteemed company on the national level!” Johnson was also tapped to present the EOC’s Career Achievement Award (since she received it last year), and was invited to participate in leading educational sessions regarding workforce development and membership growth/retention.

Judy Lee: Problem Solving Through Real Estate, Senate Service

by Mackenzie Ste. Marie, Public Affairs Intern Judy Lee, long-time HBA member, real estate agent, and state Senator, has had a very successful and rewarding career thus far and will soon receive the 2018 Chamber Legacy Leader award. Lee started her career in the medical field where she worked for ten years. With a fiveyear-old at the time, Lee decided to make a career change to spend more time with family and be there to watch her two children grow up. She then started working for Park Company as a real estate agent, where she stayed for the next 34 years. Eleven years into her real estate career, Lee also started in the Senate, where she is currently working in the human service department. Lee has learned a lot over the years. “Be where you are,” she says. “When you get in the car in the morning you are at work, and when you get out of the car at night you are at home. Working in real estate has taught me that work never stops, it is important to know how to keep the two worlds separate.” The workforce is always changing. Lee says there is a good blend of new and old. “Know your age,” she says. “The younger generation needs to learn from the older generation, and the older generation can also learn from the new generation.” Housing affordability is always changing, with labor, material and land costs all on the rise. Lee explains that it is critical to decide what’s important. “Purchasing a house is a solid investment, but you can’t start big,” she says. “Twin homes are on the rise. You can start with something small and affordable and eventually move into your dream house with all the bells and whistles.” When asked about the most rewarding parts of her past and present careers, Lee explained that she is proud of the outcomes she has had. When she is working on a task in the Senate, or was selling a house from start to finish, Lee takes pride in the outcome and effort she put in. It is because of this, and an ability to problem solve, that Lee understands the ethics in her workplace. She knows how to apply them in the different situations that may come up. Wise tips from Lee: • Don’t be afraid to work. Putting in extra hours will be rewarding. • There are always ways to learn from others. • Take every opportunity to learn more. You can never be too informed. • Hear others’ perspectives. There are always multiple opportunities for change. • Stay well informed, and always ask “tell me more.”Face-to-face communication is key. It is the easiest way to get stuff done and you also make more connections!

Members Help Make Moorhead Man’s Life Easier

by Krista Mund, Executive Vice President It started with an email from Lisa Spriggs of M & J Construction of Moorhead, Inc., to the HBA of F-M: her neighbor and friend George Rick had been fighting stagefour small-cell lung cancer, bone cancer and liver cancer. Because of complications from the bone cancer, he is sometimes unable to walk unaided, so his 1940s rambler in Moorhead needed to be updated with a permanent handicap-accessible ramp. M & J Construction and Stenerson Lumber were willing to provide the materials and plans; they just needed skilled volunteers to help construct the ramp. HBA’s Remodelers Council was up for the challenge. Approximately 15 council members and HBA volunteers showed up at 7 a.m. Aug. 22 and worked throughout the day to take care of it! Eileen Rick, George’s wife, says, “When something like this hits, you don’t realize how we take things for granted. All of a sudden he can’t walk, and we were wondering ‘How are we going to get him in and out?’ Winter coming presents its challenges as well.”

20

Plains Builder September 2018

She describes George as someone who, over the years, was always there to help others, whether it was a neighbor roofing his house, fixing a car or building a garage, George would show up to lend a hand. “It was hard for him to sit by and watch the crew building him this ramp,” she says. “He is used to being one of them pitching in!” George retired about ten years ago from his occupation as a carpet and flooring installer in the F-M area. In addition to the cancer fight, he suffers from congestive heart failure and chronic obstructive pulmonary disease (COPD). Eileen says, “I can’t thank your organization enough! It’s wonderful to know there are people out there that will do things like this and we can’t believe the generosity of this community.”

NAWIC Celebrates 40 Years!

by Summer Hammond, Education & Development Coordinator NAWIC is a diverse group of women that might be considered small considering their membership of nine, but they are highly motivated. These women are driven by success, knowledge and love for construction. National Association Women in Construction (NAWIC) Chapter #246 was founded June 3, 1978. HBA of F-M has supported NAWIC and its involvement in our community. Both organizations are similarly committed to workforce development. Here are some areas in which NAWIC members engage community-wide: • Professional speakers. • Jobsite and business tours • Educational seminars • Partnering with Girl Scouts through a Lego competition called “Block Kid’s Competition” • Health, Tech and Trades Career Expo • Habitat for Humanity “Women Build” • Sponsoring National Design Drafting competition for high school and postsecondary students • Offering scholarship(s) for students enrolled in construction-related fields If you would like to learn more about getting involved with NAWIC, email nawicfm246@gmail.com.

HBA Member Joins Ranks of Five NAHB Life Directors by Chelsea Diederich, Communications Coordinator Jason Eid, Eid-Co Buildings, Inc., grew up in a family of builders. His grandfather started Eid Brothers Construction in 1951 and was a charter member of the HBA of F-M. Although unsure if homebuilding would be his life’s work, he joined Eid-Co Buildings, Inc., “officially” in 1994 as an assistant systems analyst. In high school, he had worked in the field doing whatever job needed to be done. Not originally drawn to the family business by building, he found a love for it through analyzing data and compiling high-level reports. Now, 24 years later as a passionate advocate for homebuilding and being active in the HBA, he has earned his National Association of Home Builders Life Director status. The title of Life Director is given to members that have attended at least two

24

Plains Builder September 2018

National meetings per year for ten years. Eid initially became involved in the HBA when Paul Kochmann, Kochmann Brothers Homes, Inc., invited him to be on the membership committee. Like many members, he tried out a few committees before he found one he felt was right: the public issues committee. Public issues intrigued him, because Eid likes to be involved and in-the-know on issues. He prefers to be aware of the changes coming down the pipeline and prepare for them as opposed to being reactionary. Serving locally and at the state and national levels in advocacy positions has allowed him to have information on every level. He enjoys attending all NAHB meetings because he gets to talk with people and connect with builders from across the U.S. “You make friends from different states and you can have open conversations about housing in different markets,” he says. HBA CEO Bryce Johnson says, “HBA of F-M thanks Jason for his dedication to our local association, North Dakota Association of Home Builders and National Association of Home Builders. Congratulations on your Life Director status!”

Foundation’s Newest Adventure Plants Seeds For The Future Home Builders Care of Fargo-Moorhead Foundation has been actively working on

the future of our workforce. What does that mean? Since 2002, Home Builders Care has been collaborating with local industries and Fargo Public Schools for the annual Health, Tech and Trades Career Expo. This expo welcomes over 3,000 ninth graders from the area each year to learn about the industries and try their hand at some of these outstanding careers. This event truly opens their eyes to new possibilities. But that’s just scratching the surface on how Home Builders Care gets involved. We also: • Organize active tours of residential job sites to high school construction technical classes. • Participate in multiple career fairs throughout the F-M area. • Assist in organizing the Herdina Academy for the Construction Trades. • Offer scholarships for high school and post-secondary students. • Organize multiple networking and mentorship opportunities for postsecondary students and HBA Members. The newest adventure that Home Builders Care participated in was Seeds of Hope’s “Walk into Your Future.” This event featured over 30 interactive booths with over 1,800 students from the Boys and Girls Club and YMCA. These students ranged from kindergarten to fifth grade. Its goal was to plant the seed of what the children’s futures could be. In the Home Builders Care booth, volunteers helped the children learn how to drill screws into a piece of wood. The children experience level with power tools ranged from those who had never touched one, to those who had tried it many times with family or friends. Check out our Facebook page @ HomeBuildersCare for videos and photos from the day. Our amazing members who volunteer during all of these events help show students how many opportunities exist in our industry. It is an industry that is very profitable and, most of all, rewarding. After all, years down the road, they can drive by a home or business and say, “I built that!” If you are interested in volunteering during any of our workforce events, please contact Summer Hammond at (701) 232-5846 or summer@hbcfm.com

Home Builders Care of Fargo-Moorhead Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. The HBA handles the administrative duties for the Foundation at no charge. Any contribution designated to the September Foundation goes Plains Builder 2018 directly to the Foundation and its charitable work.

HBA of F-M July Accomplishments Each month, the HBA staff compiles a list outlining what the HBA has done for you. This includes education opportunities, legislative work, events and meetings staff and members have attended. As of press time, August wasn’t over yet, so we’re always a month behind. Thank you for your understanding! Last month can be summed up in three words: fun and future-focused! Not only did we host three events centered around kicking back and enjoying summer, we started down the path to laying out the Association's and Home Builders Care Foundation's strategy for the next three years.

And we did a few other things, too:

• Traveled to Portland to discuss issues such as the nationwide opioid crisis, trade tariffs, critical upcoming elections and more at the National Association of Home Builders' board meeting. • Began creative and insightful work on putting together the Association's and Home Builders Care Foundation's future strategy. Members worked hard over a day and a half to anticipate our industry's and Association's needs. • Hosted 36 teams at Oxbow Country Club for our first Golf Outing of the year. • Welcomed over 225 members to the HBA lawn and parking lot for the annual Muddy Boots Contractor Picnic. • Raised over $430 for Home Builders Care Foundation by selling root beer floats at Muddy Boots. This money will help support scholarships, community projects and workforce development. • Hosted the first-ever Builder Night at the Ballpark welcoming 18 businesses, with 110 employees and their family members, to take in a RedHawks game. • Secured 30 percent of booth space for the 2019 Red River Valley Home & Garden Show. • Held a lunch session educating members on OSHA's silica rules. • Held regular meetings of the HBA's board of directors, Home Builders Care board of trustees and six committees. • Attended or supported nine community meetings and events.

The Developing Trade War & Interest Rates The U.S. economy is, at present, growing very rapidly, and 2018 is shaping up to

Elliot Eisenberg, Ph.D. GraphsandLaughs, LLC

28

be the best year for economic growth since 2006. As a result, the Federal Reserve is a lock to raise rates by a quarter-point in September, and there is at least a 70 percent chance that they will do so again in December to cool down growth and prevent inflation from taking hold. But plenty can go wrong with this forecast. Contagion from an emerging market or financial crisis is always possible, but the biggest immediate threat comes from the rapidly escalating trade-war we are in. The most likely outcome of rising trade tariffs is a premature pause in the current interest rate rising cycle. This is because a trade war will cause business demand for physical plant, equipment, and employees to contract due to heightened economic uncertainty. Trade wars will also cause consumer demand to lessen due to rising unemployment, higher prices, and falling consumer confidence, exacerbated by a decline in equity values. While such a slowdown would not be expected to be that large, it would still slow GDP growth and interest rate increases. If, however, the hit to GDP is bigger than anticipated, because the quantity of imported goods facing steep tariffs rises substantially, rates could be reduced to ward off a possible recession. That would only occur if other factors came into play, as the current $50 billion in products facing tariffs along with any retaliatory actions by other nations is not nearly large enough to meaningfully reduce GDP, let alone drive us into recession. The bigger fear is that a trade war has the opposite effect on monetary policy and forces the Fed to raise interest rates. If this occurs, it would be very destructive to both Main Street and Wall Street. For this to happen, the economy would need to experience a series of strong negative supply shocks. It might happen like this: global trade conflicts quickly escalate, significantly driving up the cost of many imported goods as well as domestically-produced substitutes. This sudden rise in prices would raise production costs, which would, in turn, lead to inflation and a rise in the dollar and unemployment as exports decline and policy uncertainty rises. Worse, the rise in inflation could cause long-term inflation expectations to not only rise but also become somewhat permanently embedded in markets, such that higher inflation expectations persist even after the economy returns to normal. This is precisely what happened in the late 1960s and eventually led to 20 percent interest rates in the late 1970s and early 1980s. With this history still quite fresh in the institutional memory of the Federal Reserve, policy makers would be expected to respond to such a situation by raising interest rates to wring out any permanent rise in inflation expectations. This is precisely what was done in the early 1980s by then Fed Chairman Paul Volker. Of course, this rise in rates would slow growth and weaken the economy even more. While the chances of seeing rates rise to ward off a rise in inflation expectations is highly unlikely, it is a worst case-scenario for both the economy and financial markets. This is because it offers a combination of faster inflation, weaker growth, and tighter monetary policy. My baseline is that the impacts of rising tariffs and protectionism are too limited to meaningfully alter the course of monetary policy. But, in the fog of (a trade) war, things inevitably go awry - just think of Harley-Davidson’s unexpected decision to shift to offshore manufacturing - and adversaries respond in ways not anticipated; be prepared. ELLIOT’S

Weak Wages

While wages are increasing very slowly in response to the remarkably low unemployment rate, regrettably inflation is also rising and is at a sixyear high. Real wage growth, which has been slowing since late 2016, was flat Y-o-Y in May and declined by 0.2% in June. This is surprising as we’re late in the cycle and 18Q2 GDP was probably the best since 14Q3. This will inevitably hurt consumer spending.

Recession Recognition

An inverted yield curve, a situation where short-term rates are higher than long-term rates, has preceded each of the past seven recessions by 8 to 23 months. At present, the yield curve is very close to inverting. But, rarely have we had massive fiscal stimulus this late in a cycle, or a central bank with vast holdings of long-term bonds. So, while I’m concerned, I’m not yet on recession watch.

Great GDP

The US economy grew 4.1% in 18Q2, its fastest pace since 14Q3. Better yet, excluding volatile exports, inventories and government purchases, growth was a stellar 4.3%, and I see Q3 growth coming in at a strong 3%. Longer term, I’m apprehensive. In the two quarters following President George W. Bush’s 2003 tax cuts, GDP hit 6% but then steadily declined, averaging 2.5% the rest of his presidency, excluding the recession.

Tariffs Today

In 2017, federal government revenues were $3.316 trillion, of which 1%, or $34.6 billion, came from tariffs. While more money will come from tariffs, how much is unknown. Firms may import non-tariffed substitutes, they may buy the product from a US producer, or sales may be lost due to higher prices. Either way, tariffs are collected by the Bureau of Customs

and Border Protection and go straight to the Treasury.

Job Jolt

July’s net job growth of 157,000 was solid, especially considering the closure of Toys “R” Us, which resulted in 32,000 job losses in hobby and game stores. May and June were substantially revised up, the broadest measure of unemployment hit 7.5%, its lowest level since 5/01, while headline unemployment fell to 3.9%, its second-best reading since 12/00. Moreover, wage growth remains muted and Hispanic unemployment is at a record low.

Poverty Percentages

While the percentage of Americans who say that they are either doing OK or living comfortably is 74%, up from 63% in 2013, the first year for which data are available, many Americans struggle financially. Fully 40% of Americans say they cannot come up with just $400 in an emergency without selling something or borrowing, down from 50% in 2013. Also, 25% of Americans have no retirement savings whatsoever.

Poor Promotions

Research shows that high-performing sales representatives are more likely to be promoted into management. For example, a doubling of sales boosts the probability of promotion by 15% above baseline. But the new manager’s pre-promotion doubling of sales is also associated with a 7.5% reduction in the sales performance of each of the new manager’s subordinates. The Peter Principle, or the notion that one rises to one’s level of incompetence, lives!

GDP Growth

CY2018 US GDP growth should average 3.1%, led by rising employment, strong income gains, tax cuts, increased defense spending and very strong consumer and small

BRIEF BLOGS

business confidence. During CY2019, growth is likely to steadily slow, yet still average a solid 2.6% as tax cut impacts fade, trade wars heat up, adversely impacting large business confidence, employment growth weakens due to a lack of workers, and interest rates slowly rise.

Excellent Equities

One week from today, the current bull market will reach 3,453 days in duration, surpassing the longest bull market of 3,452 days which went from 10/11/90 through 3/24/00. During this near 10-year period, US equities have returned about 420%, excluding dividends, since the bull began on 3/9/09. One reason for its success, it began during the trauma of the Great Recession and many investors (wrongly) believed equities would never recover.

Halfhearted Housing

Housing starts were disappointing in July, for the second straight month. That said, starts are up 6.2% YTD which is OK. Single-family starts were up 2.7% Y-o-Y and 0.9% M-o-M, while multifamily starts were down 9.6% Y-o-Y and 3.1% M-o-M. The trends are clear; single-family starts are rising but increasingly slowly and are now growing at almost 8%/year, while multifamily starts decline by about 2%/year, after peaking in late 2015.

Debt Dilemma

Total household debt first peaked in 08Q3 at $12.68 trillion, 85.5% of GDP. $9.99 trillion was housing debt, $2.69 trillion non-housing debt. Household debt then declined steadily, bottoming in 13Q2 at $11.15 trillion, or 67% of GDP; $8.38 was housing debt and $2.77 non-housing debt. Household debt has since steadily risen and is a record $13.29 trillion, 65.1% of GDP. $9.43 is housing debt, less than in 08Q3; $3.86 nonhousing.

Did You See Us In The News? I hope that you saw some of the news coverage last month of the Remodelers

Council assisting in building a handicap-accessible ramp for George Rick. If not, you can read about it on page 20-21! It was our pleasure to team up with other HBA members, M & J Construction of Moorhead, Inc., and Stenerson Lumber to make it happen, all in one day! Helping out that day made me think about some of the reasons I joined the Remodelers Council: 1. Giving back to my community. Personally, I find it very rewarding to be able to use my skills to help someone in need. It’s fulfilling to team up with a bunch of others in our industry to make a difference. There’s no better way to give back to a community that’s been so good to me. 2. Connecting with others in the renovation business. We have fun at our Remodelers Council meetings! We have a diverse group of professionals in many areas and I’ve gotten to know them personally, not only through our bi-monthly meetings, but by working side-by-side with them on these projects. It gives us a chance to share our experiences and challenges and become friends. In addition to these local reasons for being part of the Remodelers Council, I find great value in investing the $70 annual dues that affiliate my company with the National Association of Home Builders’ Remodelers and all of its benefits. Here are just a few of the national benefits: • NAHB Remodelers Resource Library: Free and discounted professional development webcasts, homeowner handouts and more. • Lunch & Learn Webcasts: Free, member-exclusive live webcasts every month on business building practices, aging-in-place, design trends, and more. • Remodeling Marketing Data: Micro-target your sales efforts with this data on home owner spending, education, age of housing stock and income levels for nearly every zip code in the nation. NAHB Remodelers members get state downloads for free. • Remodeling Market Index (RMI): This quarterly report is based on a survey of NAHB remodeler members and provides insight on current conditions as well as future indicators. • ReNews: This monthly members-only e-newsletter provides you the latest remodeling industry news, resources, trends, tips and events. Fannie Mae, Freddie Mac to Conclude Their Single-Family Rental Pilot Programs

August 21, 2018 The Federal Housing Finance Agency (FHFA) announced today that it is directing Fannie Mae and Freddie Mac (the Enterprises) to conclude their single-family rental market pilot programs except through their previously existing investor programs. FHFA determined the Enterprises’ single-family investment home rental programs have played an important role for small investors, but the market for larger investors has performed successfully without Enterprise participation. FHFA recognizes the potential need for long-term financing for mid-size investors that own affordable single-family rental assets. However, the agency believes it is premature to allow the Enterprises to enter this portion of the single-family rental market because the effects of their participation on rent growth, long-term affordability, for-sale assets, and homeownership is insufficiently understood without further research and analysis. This decision does not preclude the Enterprises from proposing changes to their existing single-family programs to meet the needs of the single-family rental market or from developing proposals calculated to utilize single-family rentals as a pathway to homeownership. NAHB had previously urged caution about the Enterprises expanding into this market, noting concerns about the potential effects on single-family sales and the diversion of Enterprise resources from their multifamily business. NAHB Economists Forecast Challenges, Opportunities Ahead

August 22, 2018 The nation’s economy is enjoying one of the longest stretches of continued GDP growth in history. But the level of economic acceleration might soon begin to ease. In a midyear economic forecast presentation now available to NAHB members, NAHB Chief Economist Robert Dietz was quick to acknowledge that, aside from the declining affordability of housing, “overall economic conditions remain solid.” He noted that while certain seemingly negative dynamics of the economy will actually prove to be good news for housing demand, several economic challenges will persist. “We’re in an aging growth cycle and some imbalances are beginning to build up in the macroeconomy, [so] we have to be aware of those risks going forward,” Dietz said. Dietz’s full presentation, as well as several more from other NAHB economists, can be viewed for free at nahb.org/forecasts. The presentations provide insights on many key areas of the housing sector — some that are likely to experience sustained growth, and others showing signs of a slowdown. The additional presentations include: • Lumber and Tariffs • Multifamily Cost of Regulation • Macro and Regional Conditions • Living Arrangements of Young Adults Go to nahb.org/forecasts for more.

OSHA Releases Silica Standard FAQ For Construction The Occupational Safety and Health Administration has released a set of 53 frequently asked questions – and their answers – to provide guidance to employers and employees on its respirable crystalline silica standard for construction. Through the Construction Industry Safety Coalition, the National Association of Home Builders was an important contributor to the formulation of this FAQ. The development stemmed from litigation filed against OSHA by numerous construction industry trade associations challenging the legality of the new silica rule. Visit nahbnow.com to read more.
