pring always breathes new life into us. It also has a natural way of lifting our spirits, welcoming the new, the fresh, and moving us away from the seasonal darkness of Winter and into the light. Like a bulb penetrating dormant topsoil with its first green shoot, we too rise. With the current state of world events, the constraints and mandates of the last two years, and the uncertainty of what lies ahead, the symbolism of Spring—and its hope—resonates deeply this season. In this issue, we highlight resilience and the promise of better things to come, showcasing the makers, artists and real estate professionals who are improving our lives and springing us forward. This theme is personified in our feature Beauty in Humanity (p.50), an intimate interview with renowned artist Christy Lee Rogers. A master and visionary of underwater photography, Rogers’ work breaks the conventions of contemporary photography and is rooted in classical aesthetics, often compared to Baroque painting masters like Caravaggio. Her latest collection “Human” was shot prior to the Coronavirus outbreak and during the post-production process, she wanted the collection to embody strength during the pandemic. “Sometimes we need the darkness to see the light… My work is about freedom, the beauty of mankind, and hope and persisting through vulnerabilities.” In Tahoe, we profile a top agent team who are stewards of their community, making what matters matter most. From environmental preservation, to local healthcare development, to educational opportunities, to housing for the poor, the Overall & Hamilton Group puts community first, and proves that who you work with matters (The Good Life, p.56). And just in time for Spring, we showcase our top picks in furniture, products and more, designed for enjoying the natural beauty around us and bringing the outdoors inside in Breathe Easy (p.42). Cool, calm, and collected: this Spring’s home trends are all about creating a much-needed sense of tranquility to soothe, restore and inspire. You’ll also find a selection of the finest properties currently for sale in the Sotheby’s International Realty Affiliate network, in Property Finder (p.66). From a plantation-style home on Paradise Island in the Bahamas, to a mid-century modern masterpiece in La Jolla, California, to an ocean-view Maui estate in Makena. Enjoy,

he work of Christy Lee Rogers commands attention. In today’s post-modern art world, where an artist’s selfawareness, agenda, or process can easily take center stage, Rogers’ work is unique in that its greatness comes from its beauty and its power to captivate, penetrate reality, and inspire. A master and visionary of underwater photography, Rogers’ work breaks the conventions of contemporary photography and is rooted in classical aesthetics, often compared to Baroque painting masters like Caravaggio. Boisterous in color and complexity, Rogers applies her cunning technique to a barrage of bodies submerged in water during the night and creates her effects using the refraction of light. Through a fragile process of experimentation, she builds elaborate scenes of coalesced colors and entangled bodies that exalt the human character as one of vigor and warmth, while also capturing the beauty and vulnerability of the tragic experience that is the human condition. “My purpose behind the work is to question and find understanding in the craziness, tragedy, vulnerability, beauty and power of mankind,” says Rogers. “When a piece can help someone or when someone writes to me saying they were in tears of emotion viewing the work; that’s when I feel a sense of peace.” Born in Kailua, Hawaii, Rogers’ obsession with water as a medium runs deep. Her marine surroundings inspired her, and her fascination with Earth’s most cherished element allows viewers of her work to dream of impossible beauty and hope. “What I want more than ever is to express and inspire hope

52

and freedom, a sense of wonder and tranquility, to create a safe place to dream wildly, and most importantly to inspire the idea that there are still mysterious, impossibly beautiful things on Earth—not solely in our imaginations.” As a medium, water can be dangerously unforgiving. “It seeps in the nostrils, it’s cold and has a life of its own,” says Rogers. “You move where it wants you to move, and the fabrics dance at their own pace. For the models, being under water shuts off the excessive thought process that we all have going on in our heads, which is wonderful because it allows them to really be themselves completely.“ Rogers admits the unpredictable and varied results of her process are not really supposed to work, and that’s the beauty of it. “It’s like you’re pushing through these barriers and most of the photographs, they’re not usable. It’s that pushing through, that creates the hope and the beauty in the end.” The ‘pushing through’ is an extensive process. A collection of about 25 images will usually take Rogers from start to finish about a year to complete. “I think I do spend a lot of time on them, making sure that each one is perfect in the emotion they convey, in its title, colors, and cropping,’ says Rogers. “It seems that each year I become more of a perfectionist and the process becomes more intense. And each year, Rogers’ work becomes more celebrated, viewed and collected. Her exhibitions are global, from Paris, London, Italy, Mexico City to Shanghai, Sao Paulo, South Africa, Los Angeles and more, and are held in private and public collections throughout the world. She made waves for her recent exhibition during the Shanghai Photo Fair, shown with Shanghai and Vancouver-based Art Labor Gallery. She is a two-time finalist for the Contemporary Talents Award from the

53

Foundation François Schneider in France, and was commissioned by Apple to create underwater images with the iPhone 11Pro, as well as being featured in one of their behind-the-scenes process films. In 2019, she won Open Photographer of the Year at the Sony World Photography Awards. Today, highprofile Hollywood directors, Silicon Valley tech tycoons, and Chinese collectors—among fortunate others—are adding her works to their private collections. A reoccurring motif in Rogers’ work is exploring the connection between water and space to show the beauty, freedom and, conversely, the struggle and complexity of being human. “The two vast expanses of water on earth and space are often juxtaposed in my work, both their order and chaos, and one’s feeling of being infinitesimal, yet feeling the

54

wonder of being a part of the universe at large. These emotions caused the ancient Greeks and other past civilizations to look for answers in the majesty of the stars,” says Rogers. Rogers’ “Celestial Bodies” collection is inspired by this human condition and spirit: “I wanted to explore the idea of the two opposing yet complementary forces into which creative energy divides, and whose fusion brings the phenomenal world into being, with double images that I hoped would transport one in time and space into a classical yet futuristic world.” Rogers’ latest collection, “Human” was shot prior to the Coronavirus outbreak and during the post-production process, Rogers wanted the collection to embody strength during the pandemic. One of the images, “Riders of the Light,” imagines three angels rising and looking down on humanity. In the context of the

pandemic, Rogers said: “Sometimes we need the darkness to see the light.” She plans to donate the work to Mount Sinai Hospital Intensive Care Unit in New York City. Proceeds from another photo in the series, “Venus Rising,” have been donated to charity. “The message behind all of my work has been freedom, hope, and persisting through vulnerabilities,” she said. “So for me the work is always about humanity.”

THE GOOD LIFE OVERALL & HAMILTON GROUP GIVE BACK

Representing exceptional clients and homes in Lake Tahoe is not only an art, a science, and a privilege—it requires exceptional people. Meet Breck and Jeff (if you haven’t already) the dynamic duo and real estate force driving the Overall & Hamilton Group. Together, Breck Overall and Jeff Hamilton—and their growing and talented team—are stewards of the life we all want in the greater Lake Tahoe market; from lakefronts to skiin-ski-out homes, mountain enclaves to new-build Martis Camp hideaways, to Truckee’s finest, these Gents deliver. Driven by their passion, their resulting success enables them to give back to their community what they put into it, and their efforts—and giving—are exceptional. Community has never mattered more, and the Overall & Hamilton Group is making sure what matters, matters.

Overall & Hamilton Group

S

pecializing in luxury resort properties across Lake Tahoe, Overall & Hamilton Group is Sierra Sotheby’s most accomplished and respected team. Created by Sierra Sotheby’s International Realty top agents Breck Overall and Jeff Hamilton, who, independently, set records for the highest sales in Lake Tahoe and in the communities of Alpine Meadows, Squaw Valley, and Sugar Bowl. The team quickly became the top-producing real estate group in Tahoe with over one billion in total sales, $280 million in sales in 2021, and thousands of satisfied clients. Led by Olympian and former Managing Broker of Sierra Sotheby’s, Jeff Hamilton, and his MBA-educated and talented business partner, Breck Overall, their team is committed to their

clients. The team is completed by Escrow & Client Relations Specialist Denise Bremer, Director of Marketing, Sharla Chador, Client Services & Real Estate Advisor, Heather Whitney, Reno expert and top-producing agent Sondra Margulies, and Digital Marketing Specialist Susie Overall. Every team member is an outdoor enthusiast who will be happy to introduce you to the vast and inspiring terrain where they bike, ski, hike, and swim. In addition to working hard for every client, the people who make up the Overall & Hamilton Group believe in cultivating a strong and healthy community, contributing hundreds of hours of community service, they serve or have served on the boards of Tahoe Forest Hospital, North Lake Tahoe Fire Department, a local school, and The Truckee Donner Land Trust; they also contribute to organizations like Sierra Community House, the American Red

Cross, and Home for a Home. With the generous support of their clients, the Overall & Hamilton Group has contributed over $300,000 to local non-profits. “While our sales numbers represent our hard work, the numbers we are most proud of are the hundreds of hours our team has given in service to our community, and the $300,000 we were able to give to local non-profits,” says Overall. Overall is deeply passionate about preserving the pristine local environment and has focused efforts on their continued preservation. “I am passionate about our lakes and rivers in our Truckee community; and I consider them to be my favorite things about living in Tahoe. Whether it’s kayaking, paddle boarding, waterskiing, or fishing with my son, the lakes and rivers have

provided me with countless hours of fun recreation and memories. The Watershed Council captured my heart back in 2012 when I learned about how unhealthy some of our watersheds are and how they are working hard to improve the health of our lakes and rivers and the areas that surround them. The incredible difference between what the areas looked like before their work and then after their work sums up why it is so important for me and others to support the Truckee River Watershed Council.” Both Overall and Hamilton have made significant financial contributions to the Truckee Donner Land Trust, helping to preserve Waddle Ranch, Frog Lake, and recently the new Truckee Springs Project in Downtown Truckee. The preservation of these lands has opened the areas to hiking, biking

and outdoor recreation. Hamilton is a former board member and long time supporter. “I never think of being involved at a community level as “community service;” it’s just being part of a community; it is just getting involved in things you love. I love hiking, mountain biking and just generally being outside, so when I had an opportunity to be a part of Truckee Donner Land Trust and help preserve the land around me, I jumped at the chance,” says Hamilton. Hamilton is also a significant supporter of local schools, non-profits, and outdoor education and recreation programs for children, a passion that stems from his upbringing and access to extracurricular activities. “When I was young, my dad was president of the Auburn Ski Club, and I benefited so much from their programs. It was only natural for me to continue that legacy

and ensure we provide affordable programs to kids in the foothills and Tahoe region,” says Hamilton. “My clients are thoughtful and giving people. They don’t want a closing gift from me; they want to be involved in the community. I align them with our local non-profits so they can give or be involved. It’s the best gift I can give them.” The group also consistently contributes to the Tahoe Forest Hospital, where Overall currently serves as President of the Board. A nonprofit rural healthcare facility and designated critical access hospital, Tahoe Forest Hospital offers 24-hour emergency care, an ambulatory surgery center, intensive care, orthopedics and sports medicine, a medical/surgical unit, women and family center, home health and hospice programs, a cancer center, long term care center,

children’s center, a health and sports performance center, as well as a variety of community health outreach programs. The Overall & Hamilton Group is also a longtime supporter and contributor to Home For A Home. The housing non-profit, Home For A Home, is driven by the belief that the security of a safe, solid home, provides hope and can be the catalyst for a dramatic change in people’s lives. Its members are socially conscious real estate professionals who donate a portion of their commissions to sustainably fund the construction of homes for people in need. Currently, Home For A Home is building homes and building a community in Guatemala. The Overall & Hamilton Group has provided 10 homes for families in need. At each real estate

transaction closing, the group makes a donation to fund the construction of homes for families in critical need. “Our donations are helping to build homes in some of the poorest areas of Guatemala. The houses are simple yet solid,” says Overall. “They provide a huge improvement from the conditions most of the recipients are living in before receiving one of our homes, often dramatically improving their lives.” If you find yourself in the exceptional situation of working with the Overall & Hamilton Group, you know that you not only will be taken care of with the highest level of service and professionalism, but you will also be a part of something bigger that will impact the lives of others. Their goal of building personalized, communicative, creative, and ethical relationships with clients is unyielding, and the team is eager to develop a relationship with you.

apa Valley is flanked on the East side by the Vaca Mountain range, with Howell Mountain rising, majestically from its ranks. At the top of Howell Mountain lies one of the best kept secrets of the Napa Valley—The quiet, rural village of Angwin. With its mild climate, extensive forests and fertile soil, this mountaintop village has attracted a rich history of settlers, health retreats, outdoor enthusiasts and award-winning vintners over the years.

This Mountain top terroir was considered so unique, that Howell Mountain was awarded the first sub-appellation designation in the Napa Valley in 1983. Today, Howell Mountain has taken its place as one of the most prized wine appellations in the World, winning awards as far back as 1889 for their big, bold red wines; Cabernet Sauvignon, Petite Sirah, and Zinfandel offering tannic structure and excellent aging potential. The area is also renowned for its natural, healthy living. The historic Health Retreat established in the late 1800s has transformed over the centuries into a World-Class Hospital in the foothills above St. Helena—Adventist Health. Another group of Seventh-Day Adventists also bought The Angwin Resort in the early 1900s and established

Pacific Union College (PUC), a 4-year liberal arts college which is continuously ranked in the top 10 colleges in the nation by US News and World Report. Despite all of the town’s accolades and changes, Angwin surprisingly has remained secluded and remote by choice, with a population of approximately 3,179. Many young professionals and families choose to live in this village since it is a peaceful place to raise a family that still enjoys a sense of community. With over 1500 acres of hiking, biking, and horseback riding trails on PUC land, this town has become a haven for outdoor enthusiasts and nature lovers. We catch up with Golden Gate Sotheby’s International Realty agent, Jennifer Klingbeil, to discuss Angwin’s timeless appeal, community and its real estate market. Jennifer, first off, do you have any reservations about bringing attention to this “secret” unique town in the Napa Valley to our attention? I’m sure I will get many comments from friends in town about this subject. People who are attracted to this town all enjoy the solitude that this environment affords, along with the slower pace and quality of life. That is why they choose to live here. Many of them have worked to create Conservation easements and Land Trust preserves in efforts to keep this rural community insulated from

overdevelopment. There are also county zoning restrictions in place to help maintain this community as well. So hopefully, I will just be shining a light on what a beautiful place this is to live. What does the average neighborhood or house look like in Angwin? There is literally something for every budget here in town. There are no planned developments/ neighborhoods in town, so you will not see a bunch of model homes that all look alike. Instead, there is a surprising combination of quiet suburban neighborhoods, mixed with unassuming rural properties where houses are tucked into the forests or set in the vineyards. Many houses are older, built in the 1930s -1970s. Some have been fixed up to stunning cottages of the same size, where as others have been expanded to take advantage of the space around. There are still many opportunities to fix up properties that are being sold at reasonable prices. Then, of course, there are the newer builds that tend to be larger homes. Some of these gorgeous properties are built on the edge of the mountainside with infinity-edge pools hanging over their expansive valley views below. Describe the vistas. What do these homes look down on from Angwin?

Angwin-Parret Field, Angwin Airport

Angwin is at the top of Howell Mountain, so there are actually views in multiple directions. The front of the mountain as you drive up Deer Park Rd has breathtaking views. Houses on Crestmont, for example, have commanding views of St. Helena, The Culinary Institute and the vineyards of Charles Krug and Duckhorn. Residences off of Linda Falls Terrace and Rancho La Jota, face Southeast and can see the waters of Lake Hennessey as well as rolling hillsides. Over on Bell Canyon and Friesen Drive, some properties can see further Up Valley towards Calistoga and have a view of the Friesen lakes—Angwin’s water supply. Finally, the backside of the mountain drops down to reveal Pope Valley, which is still part of Napa County. What are the price ranges of homes in Angwin? In 2021 we had a record-breaking number of residential sales in the area (33 total) as well as top sale prices. The median price was $780,000 and the average price was $1,025,591. The lowest-priced home was $442,000, and the highest residential home sold for $3,400,000. Some homes set on

64

large acreage with producing vineyards or wineries can sell in the $12-25 Million range. At those lower prices, I bet those houses are flying off the shelves. What is the average time on market? And who do you see buying these homes? Compared to SF Bay Area prices, you might think that. However, average on market is 97 days, and it’s not unusual to see well-priced properties on the market for longer in Angwin. Remember, it is a unique, rural community that is tucked away at the top of a mountain range, which does not make it conducive to everyone’s commuting patterns or lifestyle. Many people have been leaving densely populated areas in favor of smaller towns where houses have more land surrounding them. Angwin has definitely benefitted from this migration with sales figures nearly double from the previous year. A total 33 homes were sold in 2021 as compared to 21 properties the last year. We find many young families moving in from other parts of the Napa Valley since real estate prices are more affordable here than in the Valley below. The residents’ age is below the national average, due

partially to this fact. Due to the wineries and vineyards, we see many contractors, viticulturists and other employees of the wine business making their home on the Mountain. Also, because of the proximity of the college and hospital, the town has many teachers, doctors, nurses and students living in this rural village. Exactly how small is this rural village, does it have any restaurants, hotels, or cafes? Angwin is 4.87 square miles and there are no restaurants or hotels in town. However, there is a grocery store, post office, bank, Chevron gas station and laundry mat. PUC also opens up the use of their pool, track and tennis courts to the community, as well as 1,500 acres of hiking, horseback riding and single-track mountain bike trails behind the college and around the airport’s runway. There are also several wineries in town that offer tours and tastings, but these are generally by appointment only and have greater limits on the number of visitors per day as compared to the Valley below. With the Valley below so close, what makes the vineyard conditions on Howell Mountain

Jennifer Klingbeil

so different than in St. Helena that would warrant its own subappellation? The elevation raises the town above the fog line, where the evening temperatures are warmer and daytime temperatures much cooler, the climate has fewer spikes in temperature. Howell Mountain AVA vineyards must be planted above 1,400 feet elevation—some vineyards are planted as high as 2,200 feet above sea level. The Mountain’s volcanic soils tend to be dry and lacking in nutrients. But this is actually a favorable condition for growing grapes, since it forces the vines to produce small, intense fruit, rather than supporting leafy foliage. This is why Howell Mountain reds are notorious for their complexity and depth. Are there any famous vintners/ wineries in Angwin? If we are talking historically famous, we would have to go back to 1889 when Howell Mountain made history when Brun & Chaix won a bronze medal at the Paris World Competition. During those early years, we saw Charles Krug, W.A.C. Smith, Frederick Hess (La Jota

Vineyard Company), and W.S. Keyes bring more attention to the AVA. Famed Vintners and Wineries that have continued the tradition in the Mid 1900s and beyond include: Abreu Vineyards, Mike Beatty, Beringer, Black Sears, Robert Craig, DANA, Dunn Vineyards, Del Dotto, Kendall Jackson, Outpost Vineyards and O’Shaughnessy Wines. But the most famous today would definitely be CADE Vineyards, owned by California’s Governor Gavin Newsom and philanthropist/entrepreneur, Gordon Getty. Speaking of celebrities, The Angwin airport probably sees quite a few private jets, bringing some of these big names to town. It sounds like the secret might be out about this town? Actually, this airport is still fairly low-key and sounds a bit more glamourous than it really is. This airport serves as PUC’s aviation program. There is still one simple building, surrounded by some metal hangers. But the runway is set in a lush mountaintop setting, with hiking trails around on all three sides. On a hike there a few weeks ago, I was surprised to see some larger, more luxurious jets landing at

the airport. So, change is definitely filtering through. What is the best part of living in this town? Even though the people in this town come from different beliefs and backgrounds, they all seem to have one thing in common. People here really do care about each other as human beings. If you are stopped on the side of the road, it’s still the type of place where you might have one or even two people stop to see if you need help. And during times of natural disasters, we saw neighbors reaching out to help protect each other’s homes and share meals with strangers who have no power or generators. For a community of people who enjoy being solitary, it’s amazing how much they do band together when needed.
