Derk Brill: V

Rooted in Success

ery few mid-peninsula top producers can say their family has seen the city’s changing tides since the 1920s. For Palo Alto native and Alain Pinel Realtor, Derk Brill, the local community not only sits close to his heart, but also serves as a strong foundation to his successful career. “I’m a born and raised Palo Altan…There aren’t many of us around,” says Derk. “I know the neighborhoods like the back of my hand, and I think that advantage really benefits my clients.” Yet, his expertise goes far deeper than his local stomping grounds. Raised in a family with a legacy in commercial real estate, some would say the business is in his blood. After 25 years in corporate marketing and sales, Derk became a Realtor in 1999, teaming up with Alan Dunckel, a veteran with over 25-years experience under his belt. This partnership served as an invaluable mentorship, giving Derk the opportunity to soak up the skills of a seasoned expert in just a few years before his partner relocated. “[That partnership] gave me a real head start. It gave me an advantage over people who came in at the same time, but didn’t benefit from being mentored by someone who really knew the business.” Since his early days in the industry, Derk has built a strong reputation for treating clients, Realtors, and his team of contractors with honesty and respect. “When you treat people fairly and honestly, the next time you cross paths you’ll be treated fairly, as well. I really believe you get what you give, but first you have to give before you can receive,” says Derk. This philosophy and longstanding presence in the community has afforded him with positive relations amongst local Realtors, helping his buyers and sellers.

“I have a very strong reputation in the agent community for treating people fairly… which really benefits my clients,” says Derk. “Because when you sit across the table from another agent and their clients, past experiences color current perspectives. If those experiences aren’t positive, it’s the clients that end up paying for it.” Known for his balanced perspective, Derk understands the emotional reality of buying and selling homes. So, he not only focuses on his clients’ needs and goals, but their feelings and emotions throughout the process. A prominent listing agent and the topproducing agent in the Palo Alto office, Derk doesn’t dictate what updates need to be made to a home, but rather cooperatively advises as one part of a team effort. He’s found success in blending the seller’s wants with his experiential knowledge, and staying within the client’s comfort-zone while preparing his listing to generate the highest possible sales price. “People appreciate the fact that I’m not there just to sell a house. I’m listening to what they have to say, listening to what’s important to them” Well rounded in nature, Derk knows how to balance client-centered care with impeccable marketing and savvy business skills. Having worked with a negotiation and marketing coach for many years, he is known to be quite tenacious when it comes time to talk business, enabling sellers to get top dollar for listings. “I really enjoy negotiating, and that’s one of the things people generally don’t have a stomach for,” he says. Aside from helping his clients, Derk also values contributing to the community by donating a percentage of every transaction to Menlo Park’s InVision Shelter Network, an organization that helps homeless families get on their feet. A product of Palo Alto’s local school system, he gives back through Partners in Education, and the Realtor Service Volunteer Program. When he’s not touring houses or advising clients, Derk enjoys spending his downtime in the outdoors, hiking, fishing and camping with his three daughters and wife of 20 years. As one of 5 children, Derk feels lucky to have his large, tight-knit family living in the same community they’ve called home for nearly 90 years. By Kimberly Gomes, HomeFolio Media Writer

Premiere Silicon Valley Issue, where the Peninsula’s most exceptional Realtors communicate with their communities. Our New Peninsula Edition is Direct Mailed to Every Home in:

Atherton | Woodside | Menlo Park | Palo Alto | Los Altos | Los Altos Hills | Mountain View and joins our existing luxury markets editions mailed to:

Focused on what our clients really need...

RESULTS

Welcome to the premiere issue of HomeFolio for the Peninsula & Silicon Valley; a new marketing concept developed to help local real estate professionals enhance how they communicate with their community, and generate superior results for their clients. We are a small, boutique marketing firm that only takes a limited number of clients in each market we serve. While we’re new to the Peninsula, we’ve been serving some of the Bay Area’s finest luxury communities since 2008. We count some of the bay’s most productive, and legendary Realtors as our clients, and the professionals you see in this premiere Peninsula issue are local top producers, and leaders in the industry.

Our clients expect results, and we deliver. HomeFolio uses proven online, and direct mail strategies similar to those employed by Google, Facebook, Yahoo, Victoria’s Secret, and Frontgate. Our readership is not left to chance. Every single one of our 40,000+

Peninsula recipients are on our list for a reason. Bay Area wide, our targeted distribution reaches over 120,000 of the bay’s most affluent households. We have a “SMART” mailing list... We research, identify, and mail directly to qualified prospects... people who have demonstrated an interest in Peninsula real estate, including people who will be buying and/or selling locally, in the near future. In fact, we can reach nearly 100% of the people who will sell their home in the next few months, and over 50% of likely buyers for our markets. The ultimate result of our unique strategy is, we place our clients in front of more genuine, local real estate prospects than anyone else, thus dramatically increasing the results they enjoy. If you would like to learn more about how our direct mail and online marketing strategies can generate results for you, please contact Kirk or Melissa at: info@homefoliomedia.com

IVSN Volunteers Prep Clients for Career Success “I couldn’t have gotten my job without IVSN’s help. This one application was so long that I almost gave up on it. Thankfully I didn’t, and I was hired as a store manager!” May, a new store manager, is one of the many clients at IVSN working hard to get a job, or to find a better-paying job. Nearly half of the clients entering IVSN’s interim shelter programs are employed. Yet the majority work in low-wage, service sector jobs that don’t pay enough to cover the high cost of living. To help clients advance their careers, IVSN hosts regular Job Fair Prep Clinics with the help of volunteers in the community. Volunteers conduct mock interviews, review resumes, give free haircuts, and help clients select donated business attire. The goal is to prepare clients to enter career fairs and job interviews with confidence and dignity.

Sisters Volun-

Volunteers are vital to helping IVSN clients prepare for career fairs and job interviews.

Thank You, Volunteers! Over 18,000 volunteers come through our doors each year. That number amazes and inspires me! Volunteers are changing lives at IVSN each and every day: Many IVSN volunteers complete “done in a day” group projects with their friends, family, company, or civic group. These projects range from sorting donations, to serving meals, painting a bedroom, and much more. Hundreds of group volunteer projects are completed each year, amplifying the impact of donated dollars with donated time. Each and every volunteer is invaluable to us. “Done in a day” volunteers tackle the breadth of needs, while the “marathon” volunteers offer depth from their long-term service. Together, they provide a sturdy foundation, by leveraging the work of our staff, to assist clients along their journey to secure housing, employment, and to live self-sufficiently. Whether you volunteer for 2 hours, or for 15 years—we thank you. Your gift is needed, deeply appreciated, and valuable for our entire community. Karae M. Lisle CEO - InnVision Shelter Network

Sisters Madi, 17, and Kinsey, 13, have been volunteering at IVSN since they were toddlers.

PACIFIC UNION:

Cultivating Teamwork, Trust & Innovation

A

After opening its new, Menlo Park location on April 24th, Pacific Union entered Silicon Valley with a splash, hosting a truly noteworthy community centric celebration. From the top-notch wine to the unprecedented $60,000 donated to local charities, this flagship Silicon Valley office outdid the standard ribbon cutting, while forming heartfelt ties between the real estate and nonprofit communities. Yet, this theme of quality service and communal connection is hardly new to the 36-year-old boutique real estate company. “Having lived and worked in this community for a long time, I’ve found there’s more to real estate than the property transaction. It’s about being a part of our local community,” says David Barca, Vice President of Pacific Union’s Silicon Valley region and 35-year mid-peninsula resident. Barca and Pacific Union CEO, Mark A. McLaughlin set the tone for the new office, handpicking local top producers, all of which were committed to creating a new real estate company in the Silicon Valley and each willing to donate $5,000 to the charity of their choice to support the amazing grand opening. As team members raised their glasses to a new beginning, they shared generously with several, local organizations, such as: Collective Roots, East Palo Alto Tennis and Tutoring, Jennifer Kranz Research Fund/Lucile Packard Foundation, Las Lomitas Education Foundation, Menlo Park-Atherton Education Foundation, Music@ Menlo, One Million Lights, Palo Alto Partners in Education, Peninsula Volunteers Rosener House, Sequoia Hospital Foundation, and St. Raymond School. “Person after person was so appreciative that

10

night,” says McLaughlin. “It raises the level of awareness that our company has a terrific sense of responsibility to give back to our local community.” Known for their local connectivity, each Pacific Union office carries a similar, theme of charitable service. Each region donates a percentage of every transaction to a community fund, which is then donated to local community organizations selected by the Pacific Union local professionals. Not only does this intentional support keep the company locally involved, but also reminds each professional with Pacific Union of the need to adhere to a higher caliber of service to clients, and the community. “We’re a people-driven organization,” says Mark. “Our business model is to attract the finest talent, provide the finest facilities, and support them with the finest tools and programs.” Pacific Union builds its local teams by invitation not application. Yet, when it comes to searching for new team members, annual production figures aren’t the defining factor. “There are some really talented professionals in all of our local markets that excel in simply “scoreboard statistics” that culturally just wouldn’t fit,” say McLaughlin. “Our culture is our most significant strategic asset, because it’s built by the people. As the old saying goes, “one bad apple can spoil the whole bunch.” Focused on delivering the best of the best, the company’s foundation is summed up in three words: teamwork, trust, and innovation. “They’re interdependent. If you fracture one, you lose the others,” McLaughlin says. “Try to be innovative without teamwork. Try to have teamwork without trust. Finally, try a culture of trust without teamwork – someone always needs to have your back.” Strip any one of our core values out and the culture falls apart.” This simple, yet powerful philosophy can be seen throughout the company from its constant inter-office communication to the hands-on support between real estate professionals and the leadership team. While Pacific Union spans luxury markets from Silicon Valley and Orinda to Healdsburg and beyond, McLaughlin emphasizes that the term “luxury” refers to the caliber of people and the company’s services, rather than the price point of a home.

“Our average sale in the Silicon Valley office is close to $2.5 million, but our average sale in Petaluma is $575,000,” he says. “So we’re delivering the exact same level of service to our clients there as we are here. Nothing changes.” Paving their own path, Pacific Union strays from the traditional business model by managing to the top to better serve Pacific Union professionals and clientele. “Our industry looks at that middle tier of [Realtors] and says, ‘if I can make them more productive think of what it would do for my P&L.’ We at Pacific Union manage to the top,” says Mark. “If [our top performers] use our tools and platforms, the whole organization will use it, and then the whole organization gets lift. It’s more expensive, it’s harder, and it takes more discipline…but the results are worth it.” Approaching his 5th year as CEO of Pacific Union, long-standing agents have noted the improvements that came with Mark’s leadership style. Previously owned by GMAC from 2000-2009, Pacific Union has returned to its founding roots, restoring its boutique nature and neighborhood focus throughout the Bay Area. “I joined the Pacific Union family for a variety of reasons,” says Pacific Union Broker and 20year Peninsula real estate veteran, Ginna ArnoldLazar. “This is an elegant company that’s on the cutting edge of technology. It’s forward thinking, encourages organic growth, and values integrity.” For more information on Pacific Union’s new, Silicon Valley location, visit www.pacunion.com/ bay-area-real-estate-offices/menlo-park or contact David Barca at dbarca@pacunion.com.

urrounded by a lush canopy of redwood trees and live oaks, this gated, Woodside compound invites nature lovers and Silicon Valley executives to savor the best of both worlds. Listed by Dreyfus Sotheby’s International Realty Sales Associate and Woodside local, Chris Iverson, this 4.08 acre estate offers all the makings for secluded living and grand entertaining in the rural, yet centrally located community of Woodside. Its total area of 7,509 sq. ft features an impressive 6 bedrooms and 7 baths divided between the spacious main house, separate guesthouse and oversized 3 car garage, creating an ideal setup for multi-generational families. Built in 1992, the traditional main house features a formal entry complete with marble floors, high ceilings, and a magnificent skylight, garnering an abundance of natural light. Tucked off this entry resides a classic study and an elegant living room with archways and detailed crown moldings. The open floor plan connects the informal dining area, chef ’s kitchen, and illuminant family room, creating opportunity for both large-party entertaining and sumptuous relaxation. Surrounded by wildlife, families can overlook the picturesque scene from the grand, south facing, wrap-around porch. This stylish bonus invites residents to sip their coffee with the sunrise, or dine outdoors in a sun-kissed location.

The grandeur continues in the home’s lower level, where an indoor-current pool, sauna, granite topped bar, and solarium separate the floor’s 3 bedrooms, 2 en-suite baths, and spacious master suite. Each room offers tranquil views of the property’s foliage, subtly complementing the already serene living quarters. Framed by a row of arched windows, the generous master hosts a charming fireplace, and an extensive walk-in closet filled with seemingly endless built-in storage for his and her wardrobes. The en-suite, marble-covered bath features a sink-in Jacuzzi tub with opaque windows illuminating the oversized, stall shower. Beyond the master’s private backyard entrance lays a terraced garden with a paved trail winding around the hedged outdoor pool and waterfall spa. Guesthouse residents also enjoy convenient access to the estate’s outdoor amenities along with 2 bedrooms, 2.5 baths, a full kitchen, living room, den, and laundry room throughout 1,487 sq. ft. The separate homes share a 3-car, detached garage and parking area, offering ample space for additional cars and toys. Nestled in an equestrian community, the estate is zoned for 8 horses and sits along a horse trail with an adjacent potential barn site. Children and parents alike will also enjoy the range of outdoor activities along with the highly acclaimed, Woodside Elementary School. This locally renowned school features small class sizes, highly involved parents and community members and continuity of education from K-8. This remarkable public school perfectly complements a region of rich landscape and private living. Located less than 25 miles from Mountain View, San Jose and San Francisco this supreme property is situated amidst lush hiking trails, horsefriendly streets, and a 10-minute walk to Woodside’s iconic downtown. In 2014, Forbes magazine named Woodside the number one luxury home market in the United States. Undeniably secluded and scenic, this one-of-a-kind compound is ideal for executives and growing families seeking abundant, peaceful living with convenient access to the technological and venture capital epicenter of Silicon Valley.
