JOHN FORSYTH JAMES: WHERE
MEETS SEASONED SUCCESS With over 21 years of real estate experience, Alain Pinel Realtors’ top-producer, John Forsyth James, has built an impressive reputation for tenured expertise and reliable results. Born and raised in Los Altos, this local agent not only comes with in-depth market knowledge, but an innovative approach that truly speaks for itself. “When it comes to our services I think a little bit of differentiation goes a long way,” says John. Whether he’s serving up Dim Sum at a broker’s tour, or organizing live music for an open house, John’s sellers not only remember his quality service, but also the little details that leave a lasting impression. Having studied architecture, while earning his business degree, John carries a natural passion for the industry, which consistently benefits his clientele. After designing three personal properties and consulting for local developers, John decided to enhance his listing services with an architectural element. “In tandem with our architectural partner, we actually look at [a listing’s] site plans and see how much expansion potential there is for potential buyers,” says John. “Then, we present proposed floor plans, showing how they could potentially expand on the home.” Committed to his client’s success, John believes going the extra mile makes a difference when it comes to attaining top-dollar prices. Whether it’s attracting international buyers via pre-MLS marketing, or implementing his tried and true print-digital strategy, John has a specific formula for his listing clientele. “Our team does all this marketing for the seller, and it’s not to benefit us, but to benefit their property,” he says. “Because the more eyes you touch, the more realtors you reach, and the more buyers you’ll hit. Thus the more competition you’ll create, and the more offers you’ll have.” On top of his services, John also comes with an impressive team of three buyer’s agents, one of whom speaks Mandarin, garnering a diverse range of prospective buyers. His executive team of assistants and on-call industry experts also provide sellers with top of the line
assistance, freeing him up to do what he does best. “While I do have a strong team, my clients still get personal service from me. I don’t just hand it off to the team, but rather I have a team that backs me, while I’m out selling the property,” he says. Currently a member of Alain Pinel Realtors’ President’s Roundtable, which recognizes Realtors in the company’s top 5%, John’s methods come with a proven track record. Yet, beyond the business logistics, he also sees value in building honest, consultative relationships with his buyers and sellers. “Clients not only have to know and like you, but also trust that you have their best interest in mind,” he says. “It’s not about the numbers. It’s about the whole package.” When he’s not touring homes John enjoys spending time with family. Married to his high school sweetheart, Denise, the pair have two daughters ages 13, and 11. Known for his round the clock service, John savors family dinners, and out of the area getaways to destinations like Hawaii, where he can truly unwind. Passionate about his career, John is grateful to be doing what he loves on a daily basis, while giving his clients the service they deserve. “If I’m ever in a position where I have to sell something, at the expense of the client, I’ll get out of the business.” says John. “We’re here to help the client, and I think we rank so high, because we give good service and expert advice so our clients can make the best Real Estate decisions.” By Kimberly Gomes, HomeFolio Media Writer

HomeFolio is a marketing service developed to help local real estate professionals enhance how they communicate with their community, and generate superior results for their clients. We are a small, boutique marketing firm that works with a limited number of members in each market we serve. While we’re new to the Peninsula, we’ve been serving some of the Bay Area’s finest luxury communities since 2008. We count some of the bay’s most productive, and legendary Realtors as our clients, and the professionals you see in this premiere Peninsula issue are local top producers, and leaders in the industry.
Our clients expect results, and we deliver. HomeFolio uses proven online, and direct mail strategies similar to those employed by Google, Facebook, Yahoo, Victoria’s Secret, and Frontgate. Our readership is not left to chance. Every single one of our 46,000+ Peninsula recipients are on our list for a reason. Bay Area wide, our
targeted distribution reaches over 120,000 of the bay’s most affluent households. We have a “SMART” mailing list... We research, identify, and mail directly to qualified prospects... people who have demonstrated an interest in Peninsula real estate, including people who will be buying and/or selling locally, in the near future. In fact, we can reach nearly 100% of the people who will sell their home in the next few months, and over 50% of likely buyers for our markets. The ultimate result of our unique strategy is, we place our clients in front of more genuine, local real estate prospects than anyone else, thus dramatically increasing the results they enjoy. If you would like to learn more about how our direct mail and online marketing strategies can generate results for you, please contact Kirk or Melissa at: info@homefoliomedia.com

InnVision Shelter Network is dedicated to helping homeless families and individuals return to permanent housing and self-sufficiency. www.ivsn.org
InnVision Shelter Network: Giving a Hand Up to the Homeless Community By Kimberly Gomes
In today’s economy, both the Peninsula and Silicon Valley are often thought of as hubs of opportunity. Yet, amidst that prosperity remains 26,000 homeless individuals, including families, and Iraq and Afghanistan veterans who struggle to keep up with the Bay Area’s living costs after falling on hard times. Fortunately, San Mateo and Santa Clara counties are fortunate enough to have InnVision Shelter Network, a local nonprofit with 18 sites from Daly City to South San Jose that offer a hand up, instead up of a hand out. “It’s more than just a bed, a meal, and clean clothes. That would just treat the symptoms of becoming homeless. What we do is work with families and individuals to understand the root cause of their homelessness and focus on the areas where they need to fill in the gaps,” says Amy Wright, Vice President of Development for InnVision Shelter Network. Founded in 1973, the organization
helps homeless people regain permanent housing and selfsufficiency through life skills programs and community connections. Their therapeutic model known as “Beyond the Bed” is a combination of housing and supportive services. This large scope includes case management, education, health and wellness, financial literacy, resume building, and parenting workshops, along with job and housing search assistance. With wait lists up to 40 families and 70 individuals per night, InnVision Shelter Network has a committed group of clients who must participate in nightly classes, curfew, and alcohol and drug intolerance while living in the organization’s facilities. “It’s a dignified and respectful environment. We don’t pity or look down on our clients,” says Wright. “These are a small, micro communities working hard to return to selfsufficiency. They’re very focused, because they’re on their way back up and this is a critical step in that process.” As a result the average length of stay is only 150 days in comparison to the national average of 250. More importantly, the results last. In 2013, 90% of families who graduated from the transitional housing program returned to permanent housing, as well as 65% of individuals. “It’s a pretty rigorous program. We insist that our clients learn, participate, and take responsibility for their own progress,” says Wright. “We’re not religious. We’re not political. None of that matters here. We’re just people helping people.” InnVision Shelter Network’s on-site shelters always function at full capacity, housing 1,000 people each night. Despite their large demand, the nonprofit strives for effective, short-term stays rather than expanding their program to new cities. “Our focus is on maintaining a high rate of
success for the people that we are able to help and making the length of stay as short as possible without losing effectiveness.” That success partly derives from their heavy focus on education. While they offer children’s tutoring and adult life skill classes, InnVision Shelter Network also encourages clients to go back to school to qualify for higher income, removing them from the cycle of poverty. Yet, none of this would be possible without the region’s compassionate community. Grateful to its generous, steadfast contributors, InnVision Shelter Network counts on local residents for financial contributions, volunteering, and miscellaneous donations such as, clothing, cars, and computers. Positively received since its founding, local real estate companies like Alain Pinel Realtors have created special programs that systematically give a percentage of each transaction to the organization. “We all live here, and none of us want to see families and individuals homeless with nowhere to turn for help,” says Wright. “It’s about creating a quality community.” To donate or learn more about InnVision Shelter Network’s programs and volunteer opportunities, visit www.ivsn.org or contact Amy Wright at awright@ivsn.com 650.685.5880 ext. 132.
