While these components are surely part of a larger remodel, it’s important to incorporate a few other elements when redesigning culinary spaces. To simplify your search we’ve compiled tops tips for contemporizing the kitchen. The simplest place to start is often the walls. Dated wallpaper or unbecoming colors can keep your kitchen rooted in the past. Contemporary hues like gray and beige can make the kitchen look modern without taking the soul of out it. Those looking to alter the foundation of the space should bring down separating walls to create an inviting communal atmosphere. Divided kitchens stem from dated 1950s designs. While marble and granite are favored for their aesthetic beauty, homeowners who cook frequently should consider a more resilient, stain-resistant material like Taj Majal or Macauba Quartz. “Marble is always hot, but it’s not practical when cooking on it. Marks often stay,” says Sood. “There’s no point in having something so beautiful that you can’t use. Natural Quartz is one of the lightest and whitest – almost as white as marble, and a very hardy stone.” Lastly, add modern pendant lights over the island or hang a rustic chandelier in adjacent living and dining spaces. Crystal chandeliers previously reigned in communal quarters, yet today’s trends merge a bit of old with new. Antique iron and brass are often paired with classic Edison bulbs. While some may evoke a simple look, others can be incredibly inventive, serving as a functional pieces of art. These tips are just a few of the many possibilities for a successful redesign. When founder, Paula Dupre’ Pesmen, got a call from a wish foundation she was working as a movie producer on the set of Harry Potter. A child wished to visit the set before the film was released. This young girl and 3 other critically ill children catalyzed an idea that later became There With Care, a Colorado and California-based charity that provides personalized support for families with children facing critical illness. While the national organization celebrates its 10 year mark, Menlo Park’s chapter is ramping up for its third year serving the Bay Area. Since opening its doors in January of 2012, There With Care has helped close to 350 families with critically ill children facing everything from heart and lung transplants to terminal cancer and blood disease. “When people think of giving to an organization they may think of making a financial contribution, but that’s not the only way to help,” says Sara Alexander, Executive Director of There With Care’s Bay Area chapter. “Whether it’s sitting with somebody, or taking a sibling to the park, or making sure people have enough food to eat….we support families in a holistic way.” Stanford’s Lucile Packard Children’s Hospital refers families who have limited to no support networks. From there the charity contacts them within 48 hours to begin a caring relationship that lasts throughout the critical phase of the child’s illness. During this time, There With Care gets to know the families and their situation to see what’s needed most. Often times they have no local ties, or have had to leave their job to be bedside with their child. Offering a highly personalized program, There with Care delivers weekly groceries and meals; provides new mothers with clothing and baby essentials; assists mourning families with funeral

services; or may help with auto repair or gas cards to offset the costly transit that comes with frequent hospital visits. Yet, it’s not just about giving a financial or physical gift. “This week we have a 3-year-old in the hospital whom has not had many visitors and the mother is very lonely.. For this family, we are looking for volunteers who can go to the hospital over the weekend to spend some time with the family. Sometimes it’s just about giving time and care.” There With Care is able to provide customized services through inkind donations, financial contributions, community support and the generous time of their volunteer network. Whether contributors are organizing food or diaper drives, cooking meals, or babysitting and tutoring siblings, the charity has been blessed by a community that consistently extends their time and talents for the betterment of others. Alain Pinel Reatlor, Greg Celotti, his wife, Julie, and daughter, Katherine, are
just a few individuals who’ve seen the organization’s heart-warming work first hand. “It’s the simple things that are so big to these families,” says local volunteer, Julie Celotti. “The people that work at There With Care have the biggest hearts out of everyone I know. It’s such a beautiful thing. The work they do really warms my heart.” Built by the community’s talents, the ways to support the charity are truly limitless. For some it means driving a family to the hospital, so the mother can sit in the backseat with her sick child. For others it could mean offering a free house cleaning for immunedeficient patients. The options are endless. Aiming to aid 250 families this year, the Bay Area organization plans to extend its reach to families being served at UCSF’s Benioff Children’s Hospital in 2015. “[There with Care] offers a really beautiful way to see how people come together to support families in need...On a daily basis you’re seeing what someone else is going through, and you can show your care by doing something to make the day a little easier. It really does make a difference,” says Sara. PENINSULA RESIDENTIAL REAL ESTATE MARKET INTRODUCTION The last twenty plus years have seen dramatic economic upheaval and equally dramatic recovery. Over this period, the housing market has likewise experienced volatility and, more recently, rapid increases to record high prices. Both confusion and uncertainty have accompanied this roller coaster ride. The following analysis is intended to look forward within the context of the recent past.
CONTEXT The appreciation in San Mateo and Santa Clara counties was negative to slightly positive during the Great Recession recovery years of 2009 to 2011. In 2012, home price appreciation was strong, and in 2013 many areas saw appreciation in the 20% range due to pent-up demand and bullish buyers. Appreciation slackened in most cities in 2014 and 2015, but was above historic norms reflecting continued strong demand. (Refer to figure.) These price increases reflect strong demand and insufficient supply. The number of home sales has been trending down since 2007. This has not been for a lack of buyers, but rather a lack of supply.
Despite the generally upbeat projections for the Bay area economy, there are concerns posed by the Chinese economy, which is expected to slow further in 2016. As observed by Micah Weinberg, president of the Bay Area Council Economic Institute, “The prospects for the Bay Area economy are very strong, but they do not inoculate us from what is going on elsewhere”.
HOUSING MARKET FORECAST The continued recovery of the national economy and the strong, although somewhat abated, growth of the local economy indicates that the fundamentals are in place for another year of high demand for housing. Further, mortgage interest rates remain at historic lows and are expected to move upward only modestly in 2016. Although the Peninsula housing market is a non-homogenous aggregation of unique micro-markets, in general expect 2016 to look much like 2014 and 2015: high demand and low inventory. SUPPLY: The supply of homes available to purchase will continue its downward trend in most cities. APPRECIATION: In 2016 prices will increase at a rate that exceeds the 20-year average. However, in most cities the rate will continue to decline as it seeks its long-term norm. SPILLOVER: The price levels in the more expensive areas will continue to cause buyers to seek less expensive alternatives. This will further dampen appreciation in the more costly areas and will put more pressure on prices in the areas that are relatively less expensive.
THOUGHTS FOR BUYERS AND SELLERS BUYERS: Home prices are at a point where even at historic appreciation they are increasing by tens of thousands of dollars each month. Consequently, delays caused by a buyer’s lack of resolve or non-competitive offers will prove costly. A successful home purchase will be built on preparation and flexibility. You need to have done your homework and have everything in place to act quickly in a market where well priced homes are on the market for only a few days. With the lack of inventory, you should also be willing to make trade-offs.
MARKET INDICATORS I have found that the best predictor of the local housing market is local job creation. Which in turn is effected by the global economy, venture capital funding, the stock market, and other factors. Nationally the recovery from the 2008 meltdown has been sluggish. In contrast, the economy of the South Bay (Santa Clara and San Benito counties) and the San Francisco metro area (San Francisco, San Mateo, and Marin counties) has been one of the brightest spots in the U.S. In 2015 job growth was 4.7% in both the San Francisco metro and the South Bay. Many forecasters, like the California Department of Finance, believe that the rate will decline in 2016 and thereafter. Likewise, Beacon Economics expects job growth in the South Bay to slow to an annual rate of 1.5% by the end of 2016 and to be between 1% and 2% through 2020 (The Regional Outlook, South Bay 2016).

SELLERS: Sellers, you are currently in the control position. At the correct price, many people will offer to purchase your property, and if properly prepared and marketed, you will garner the best possible price. Buyers are plentiful, often “hungry,” but rarely stupid. Overpriced homes will be passed over, and the prices of poorly presented homes will be discounted. If you are seeking to time the market to maximize return, a sale in 2016 may be to your favor. Smart systems, a rising trend in the mid-peninsula, have become a preference amongst highend buyers. Today’s automated systems allow homeowners to control nearly everything from lighting and pools to security and HVAC systems. Whether residents are on vacation across the globe, or in the comfort of their own home, these smart phone-compatible systems epitomize practical luxury.
SMART HUBS Customizable automated systems allow users to dictate how, when, and why a device should react. These hubs often serve as an on-hand alert system, notifying residents about minor issues, like water leaks, that become headaches when left unattended. NuBryte, a relatively standard, yet affordable system, alerts residents of unexpected entrances and views possible intruders through a built-in camera. Insteon, another smart hub kit turns on lights upon entering a room, and even leaves messages on a home console to notify family members if you’re running late. SMART CONSERVATION Home automation also helps homeowners preserve water and energy via technology. Nest’s digital thermostats have become relatively standard throughout Bay Area homes. These sleek devices significantly lower electricity, heating and cooling bills by setting thermostats from their phone, ensuring ideal temperatures upon arrival.
“A popular feature in homes today is the Nest thermostat–that is one item that many buyers are looking for,” says John. Drought-conscious residents can utilize smart systems like WallyHome to pinpoint the origin of leaks. Sensors are attached to water-prone places like toilets, sinks, and faucets and send an alert to the main hub when excess drip occurs. It also indicates the temperature and humidity in these areas, helping residents stay one step ahead of unwanted mold.
EFFECT ON SALES PRICE In a region that’s renowned for its tech-savvy occupants, certain smart systems influence market value. While home automation capabilities are constantly advancing, properties with top-tier smart systems can be appealing when it comes time to sell. “I feel that systems like Lutron lighting, where a buyer can touch one button to turn all the lights on or off in a main area of the home, are desirable and buyers would pay more for a home that offers Lutron functionality,” says John. Those who aren’t looking to invest in over the top hubs can also prewire the home for these smart systems, creating a smooth transition for prospective buyers interested in home automation.
