DEAR NEIGHBORS, This is an exciting and dynamic time for Silicon Valley real estate, and specifically in the Mid-Peninsula region. It seems every week there is a new article somewhere, crowning one of our local communities as the #1 real estate market in the United States. As a result, that makes real estate a hot topic for anyone who currently owns, or would like to own, a home here someday. It’s also a topic with which we are familiar. As the top real estate firm in the area, we felt inspired to improve the quality, and

Market Forecast: Is Demand, LOW INVENTORY THE NEW NORMAL? When it comes to the local real estate market the area’s scarce inventory is dramatically lower than past years, hardly matching the booming demand. So, what’s caused this dramatic gap, and will it persist through 2015? Well, within the mid-peninsula there is a range of causes to consider. Much of the local demand is fueled by the country’s appreciating stock market and recent IPOs from local technology companies. Another significant push comes from an influx of international

buyers are also purchasing houses for their relatives. Yet, with the region’s growing popularity comes a slim inventory. Cities like Menlo Park and Atherton, which last year would have had approximately 45 homes for sale, now have numbers closer to 20 and 8 respectively. This shortage derives from various circumstances. Many long-time residents who purchased their homes decades ago aren’t eager to downsize due to high capital gains taxes. Sparse inventory also hinders potential sellers.

MARKET FORECAST cont.... low-inventory circumstance will become the new normal. With the vast majority of buyers paying cash, the current real estate roar could be more stable than the mid-2000s surge, where mortgages were approved for buyers who may not otherwise qualify now. Today’s cash deals and strong local economy hint that the trend could be quite sustainable, assuming Silicon Valley’s abundant cash flow

continues. As for 2015 predictions, Hake believes this year will bring a more stable market. The number of international buyers in the region will remain high, but not as high as they have been. Hake notes multiple offers, as well as all cash offers are still prevalent, but also on the decline as we enter 2015. The APR Realtor has seen investors pull out of real estate as pricing appreciation flattens, shifting from renting homes to more of a flipping strategy. Hake foresees affordability as a continuing concern

throughout the Bay Area, where the Housing Affordability Index is projected to drop from 30% in 2014 to 27% in 2015. On the positive side, new construction will likely increase over the year, filling the gap in inventory. Yet, Hake assures hungry buyers that purchasing in the area is still possible. “While inventory was down in 2014 and will continue to be down in 2015, there are still many lovely homes to be bought, they just go quickly when priced appropriately. So, consumers with a good real estate agent who are persistent can still find the home of their dreams, despite current market conditions,” says Hake.

BENEFITS OF LISTING A HOME DURING WINTER The holiday season may be a busy time for families and Realtors alike, but don’t let that fact fool you. Contrary to popular belief data hints that winter may be an exceptional time to list a home after all. According to Redfin’s December 2013 research, homes listed in winter have a 9 percent increased likelihood of selling, and also sell a week faster than homes listed in any other season. The company analyzed homes listed from March 22, 2011 through March 21, 2013 throughout major metropolitan areas, including San Francisco and San Jose. The results showed that homes listed during winter in the San Francisco area had a 69% likelihood of
