Market Forecast: Is Demand, LOW INVENTORY THE NEW NORMAL? When it comes to the local real estate market the area’s scarce inventory is dramatically lower than past years, hardly matching the booming demand. So, what’s caused this dramatic gap, and will it persist through 2015? Well, within the mid-peninsula there is a range of causes to consider. Much of the local demand is fueled by the country’s appreciating stock market and recent IPOs from local technology companies. Another significant push comes from an influx of international

Cities like Menlo Park and Atherton, which last year would have had approximately 45 homes for sale, now have numbers closer to 20 and 8 respectively. Hake notes multiple offers, as well as all cash offers are still prevalent, but also on the decline as we enter 2015. The APR Realtor has seen investors pull out of real estate as pricing appreciation flattens, shifting from renting homes to more of a flipping strategy. Hake foresees affordability as a continuing concern

On the positive side, new construction will likely increase over the year, filling the gap in inventory. Yet, Hake assures hungry buyers that purchasing in the area is still possible. “While inventory was down in 2014 and will continue to be down in 2015, there are still many lovely homes to be bought, they just go quickly when priced appropriately. So, consumers with a good real estate agent who are persistent can still find the home of their dreams, despite current market conditions,” says Hake.
