Ready… set… renovate! When you say the word ‘renovate’, most people instantly relate that word to home renovation and property restoration. So had I, until now. Recently, in the midst of research, I came across a published definition with a slightly different tone, which defined renovation as the act of improving by renewing and restoring. It didn’t say anything about hammers, nails, construction or housing. This particular version doesn’t relate to housing specifically; simply renewal and restoration.
HLMAGAZINE.COM
An interesting take as it has been a time of personal renovation for me. In March, we said a loving goodbye to our cherished 13-year old Golden Retriever, Sunnie. British Columbia is a province filled with dog lovers, so I know that many of you understand my grief. However, what also arose was the realization that, as a family, we had to rebuild – or renovate – our daily lives to living without her. I find it fitting that this life changing event would coincide with H&L’s Annual Renovation Issue. After all, a home renovation is also a very personal experience, and the ways in which we repurpose and rejig our living spaces impacts our lives; causing us to alter how we live in the new footprint of our renovated homes.

H&L’s Renovation Guide [page 52] is a comprehensive 32-page how-to renovation reference, covering everything from major bathroom and kitchen renovations, to flooring, windows and paint colour
considerations. Of particular note, the Guide to Hiring a Contractor [page 78] is a must read if you are planning a home renovation project. I am honoured to share with Homes & Living magazine readers my interview with legendary hit man and native British Columbian, David Foster. I spent time talking with him about his childhood in Victoria, the upcoming Miracle Concert and the good works happening daily within the David Foster Foundation. H&L’s celebrity profile article [page 20] provides a glimpse into the private side of this proud Canadian. Talk about personal renovation… The Peerless by Kenorah Construction & Design is H&L’s feature home for this April/May issue [page 42]. A West Coast take on traditional Craftsman architecture that blends comfort and functional living with elegance and thoughtful custom design elements. This issue is chocked full of insight; articles to educate and entertain; focused editorial that will help you plan and execute your 2012 renovation plans – for your home or your life.

What can I say about David Foster? After so many years in the music industry, the hundreds of families helped through his foundation, and countless media interviews, I wondered whether there was anything about this great man that I could say that had not already been written about numerous times before. During our conversation, I found myself taking great comfort in the inflection in his voice, as he talked about his hometown on Canada’s Vancouver Island. His palpable Canadian pride made me remember how great it is to live here, in British Columbia, and I began to think that perhaps there is a little-told coastal side to the legendary hit man.

An award winning musician, composer, producer and songwriter who learned to play stride piano from his father on Vancouver Island
Most anyone that has followed his career knows of his humble beginnings on Vancouver Island, and the story of a determined young man with immense talent that skyrocketed to super stardom as an award winning musician, songwriter, and composer. Along the road of is long and illustrious career, David has found raw talent and transformed budding talent into pop icons, including Michael Buble, Charice Pempengco and Jackie Evancho. He has also composed and produced for some of the best vocalists of our time, including Mariah Carey, Whitney Houston, Michael Jackson, Celine Dion, Andrea Bocelli and Madonna.

What many may not know about David Foster is that he always listened to his mother, and in particular, one life altering request. In 1986, the David Foster Foundation was formed, not too long after David was asked by his mother, Eleanor to visit a young girl from Victoria who was in an L.A hospital, awaiting a liver transplant. The little girl was in the intensive care unit and David was overcome with emotion and concern after talking with her and her parents. The child had one wish; to see her sister who was back home in Victoria. After paying for the flight, David’s life was forever changed when he saw the look in the little girl’s eyes, after being reunited with her sister. The little girl did not survive the transplant, but her spirit lives on in the David Foster Foundation and every family that has been helped in the last twenty five years.

The David Foster Foundation has helped over 700 families with children in need of major organ transplants and provided millions of dollars in direct family support. In 2006, the foundation became a national organization, expanding to help families across Canada. “In addition to helping families, our foundation is committed to raising awareness across the country about the need for more people to become registered organ donors – it’s such a simple, easy, and important thing to do.”

“I appreciate women immensely – I have six sisters, five daughters and three ex-wives”

David may have left his hometown of Victoria at aged 16, but all these years later, there is nothing contrived about David Foster’s connection to British Columbia. “I have to have that injection of British Columbia at all times. It’s just something I must do. It’s not even a choice for me”. David seems to keep his Canadian roots in the forefront of his life, and perhaps this is what keeps him so grounded in the present.
David Foster returns to Victoria on May 26th with his David & Friends MiracLe Concert to celebrate the 25th anniversary of the David Foster Foundation
During a press conference earlier this year to announce the Oak Bay Beach Hotel/David Foster Foundation collaboration, David had kind words for his hometown. “The one thing I know for sure is – I love Victoria. I still have a little more work left to do, but this is where I will be coming home to live, for sure.” It has been announced that David will be in very good company when he rolls into town for the David Foster & Friends 25th Anniversary Miracle Concert; bringing with him the Canadian Tenors, Josh Groban, Kenny G and American Idol winner Ruben Studdard. When asked about other star power he would be bringing to Victoria on May 26th (Save-On-Foods Memorial Centre in Victoria), he was gracious but gave nothing away, “I’m just going to do my best to bring the world to Victoria. This place deserves to have the world brought here.”

For super fans and philanthropists at heart, a full VIP weekend experience is on offer. The Oak Bay Beach Hotel is offering a Grand Opening Gala Package at a cost of $5,000 per person, based on double occupancy and a three day, two night stay. Guests will be treated to a once in a lifetime private concert in the David Foster Foundation Theatre and attendance at a spectacular dinner with VIP seating for the David Foster Foundation 25th Anniversary Miracle Concert & Gala. One hundred per cent of the proceeds from each gala package will go to the David Foster Foundation.
APR/MAY 2012
I had the privilege of interviewing David because of his connection to the Oak Bay Beach Hotel, and their grand re-opening in May 2012. Hotel owners, Kevin and Shawna Walker, have endowed $2M to the David Foster Foundation, and named the hotel’s new dinner theatre after the foundation. Kevin Walker is proud of the partnership. “May 25th is the beginning of a very unique 10-year collaboration between the Oak Bay Beach Hotel and the David Foster Foundation. We are very proud to be supporting this foundation that is the only one of its kind supporting families of children who require life-saving organ transplants.”

David Foster will go down in history as one of the most influential music makers – perhaps of all time - not just in Canada but around the globe. In 1995, David Foster received the Order of British Columbia and became an Officer of the Order of Canada in 2006. Foster has won 16 Grammy Awards, a Golden Globe for Best Original Song, been nominated for three for an Academy Award for Best Original Song and in 2010, David was inducted into the Songwriters Hall of Fame. The funny thing is… after speaking at length with him, I don’t think these awards mean as much to him as the memory he carries with him of the look in that little girl’s eyes some twenty five years ago.
26
It is hard to believe that there are people on this Earth that pack so much into every single day – launching the careers of today’s superstars, enriching the lives of families, and still managing to find time to produce a Broadway musical, tour, perform and yes, live – happily. David Foster is one of those rare individuals that do it all, seemingly without effort and very, very well; a Canadian who has unquestionably made his mother, and his native country, proud.

The list goes on and on. So many gifts that Canada has given the world. It has always felt right for me to be Canadian.”
“Every year, we go boating up in Desolation Sound and the Gulf Islands and it’s just magnificent. There is nothing like it. It’s the only time that I really – really – really feel relaxed.”
What is unique about being Canadian? “Being Canadian, especially down here in America, gives you that extra edge. Somehow. When I think about Celine Dion, Sarah McLachlan, Bryan Adams, KD Lang, Alanis Morissette, Dan Akyroyd, Martin Short, Lorne Green and Oscar Peterson…
Did you grow up in a musical family? “Funny you should ask that question. For three years now, I have been working on the musical ‘Betty Boop’ and it is finally coming to fruition. When I was a boy, my father taught me to play stride, ragtime piano, which was invaluable to me and the most treasured gift. Plus, growing up in a family with little money, my mother and father found a way to pay for classical music lessons. Having my father teach me ragtime piano has come full circle, and it is skills that I am relying on heavily as I work on this musical. My musical beginnings are important to me.”

Renovating and updating lower level living spaces
Down under Interior renovation is a key way to augment the usability and comfort of your home and increase value of your property. One of the most common ways to increase a home’s value is to finish unused or “found” space. Basements or lower levels, which often come unfinished in new homes and require updating in older homes, are an excellent place to invest money.
APR/MAY 2012
When you own a home, achieving maximum use and enjoyment from it is an essential part of managing this major investment. Although you may have initially loved elements of your home when you first purchased it, over time, your needs become more clear and the importance of renovating increases.
31
Create a focal point Walls painted in Benjamin Moore Golden Retriever 2165-30 and Van Buren Brown HC-70 (accent wall) in the media room create a bright cozy space.
HLMAGAZINE.COM
Basement renovations not only claim unused space but also present an opportune time to check the foundation for leaks or other potential problems. In addition, adding or increasing insulation to all walls in this area can have a very positive affect on the energy efficiency of the entire house. Prior to finishing this space it’s important to determine if additional services will be required on the floor above so these can be added before a finished ceiling is installed.
32
In basements, a family or media room is a very popular installation. With so many advancements in technology, this space can easily become the home’s entertainment headquarters where family and friends can gather for movies, music and net surfing. With today’s top-quality soundproofing designed for media rooms, basements are the perfect spaces to consider for all your home recreation and entertainment
Basements have become a popular space for home gyms and activity rooms
YOUR KITCHEN, YOUR STYLE
activities. Basements have also become a popular space for home gyms, steam baths, spas and activity rooms for kids complete with ping-pong tables and dartboards. No matter what activity is added to a basement, it adds tremendous value to the house and creates an entirely new level for family living and entertaining.
In addition to lighting an inexpensive way to brighten dark spaces is with paint. Choose a colour that has a yellow undertone. Colours that are tinted using yellow tend to reflect more light. This doesn’t mean that you have to pick light yellow but instead consider gold, caramel or café latte hues. To further enhance the warmth and luminosity of a room, tint your white ceiling paint with a touch of yellow so the lighting reflects onto it and a pale golden glow reflects back. Create a focal point and add a little drama. This is something often overlooked in lower-level rooms. Install an electric or gas fireplace to make the space more inviting and comfortable or create a media wall designed with shelves to hold the TV, stereo, books and decorative accessories and help keep the room tidy. To really make your feature area stand out, paint this wall a different colour from all the others so it commands attention in the room.

APR/MAY 2012
Perhaps one of the biggest problems with lower level spaces is the lack of natural light. This can be resolved in several ways so that the atmosphere feels more like bright main-floor spaces. Recessed halogen pot lights, commonly used throughout the main and second floors are an excellent ceiling light source for basements. Add warmth and character with the addition of task and accent lighting where possible, particularly in areas where it’s most needed. In the games room add a chandelier or pendant light over a pool table or card table to bring the light down and closer to the surface.

Once all the constructions and painting is complete it’s time to decorate. Formerly a space where old furniture went to die, furnishing with cast-offs just won’t cut it in your new space. Designed for hours of family relaxation and entertaining it’s important to choose durable furnishings that are comfortable and stylish. Purchase sofas and chairs made from solid hardwood and upholstered in fabrics like microfibres or weaves that will stand the test of time. Select pieces that can be easily taken down the stairs. Sectional sofas with slim arms and an optional chaise lounge are a great solution and will offer a more relaxed look and feel to the space. Upholstered swivel chairs offer flexibility in a multi-purpose room as you can turn them to catch all the activities going on in the space. For those of us who love kick back and put our feet up while snacking and watching the big game, a large ottoman upholstered in leather or vinyl rather than a coffee table is a practical and stylish solution. Ottomans are softer and safer, given what may happen in an active recreation room and they can double-duty as extra seating.
34
Although basements are often thought of as dark, unusable space, they can increase your living space by almost a third when finished to suit your lifestyle. When renovated correctly basements can provide maximum return on your home’s value and significantly increase the enjoyment you get from your home for years to come.

Vancouver beckoned... When I arrived from Toronto in 1974, mine was a romantic dream, inspired by the novels of Jack Kerouac. I found a home, of sorts, in a vacant warehouse at the former Union Steamship wharf at the north foot of Carrall Street. The tang of saltwater and the swell of the tides lulled me, between the chugging freighters and the thump of boxcars on the rail yards at my back.
Words and paintings by Robert Amos
On the other side of Carrall Street, at 109 East Hastings, The Smilin’ Buddha lounged in a position of royal ease. Keith McKellar, in his irreplaceable book Neon Eulogy, tells us The Buddha was established in 1953 as an “under-the-table bottle club with stand-up comic MC’s, striptease dance acts and a barker at the door.” In my day it was the centre of punk rock, “a place to yell and spit and crash into each other.” It seemed perfectly appropriate that Buddha kept watch over the lowest point of Canada’s skid row.

Every day, me and my pals made our way out of our waterfront world, emerging into Gastown. Blazing above us was a red neon “W”, 300 feet in the sky atop the Woodward’s building on Hastings Street. There it had turned and flashed since 1944. Woodward’s at that time had a very attractive food floor. ...at night the architecture faded into darkness behind the huge signage The Only Sea Foods, established at 20 East Hastings in 1916, was the original café of Vancouver, with its horseshoeshaped counter and pressed tin ceiling. I always passed by its trademark seahorse. My destination was usually one block over, on Pender Street where Chinatown took over. The Chinese Times at 445 Carrall Street from 1914 until 1994, advertised its presence in two languages right on the street corner, and proved its social conscience by posting the newspaper in its window for all and sundry to stand and read. The Hong Kong Café didn’t have a big marquee but its window offered steaks, chow mein and pastries in pink illuminated script, made perfectly elegant with the addition of a neon junk sailing on rippling seas into an glowing sunset. The Hong Kong, which lasted from 1953 until 1991, boasted 39 stools at the longest counter in the city.
Dazzling in vertical and horizontal script, the Ovaltine Café created an electric invitation to a hot meal in the long narrow mirrored room at 251 East Hastings. McKellar waxes poetic about “the large, swooping, 1948-installed neon arrow holding an overlapping tumble of block letters spilling like dice from a cup… swinging outward OVALTINE in red, with CAFÉ on the inward swinging tip, flashing in green neon, the arrow encased in a double runner of blazing white and blue neon lines.” McKellar continued: “the vigour and pulse of the red neon target circle that sits atop makes this sign an inhaling – exhaling beacon up and down Hastings Street.”

In daylight hours I admired the three-storey building constructed in 1926 for the Cheng Wing Yeong Tong at 79 East Pender. An open balcony for celestial observations was tucked beneath an elegant cornice. But at night the architecture faded into darkness behind the huge signage announcing the Ho Inn. Cantilevered from the second floor was the name in Chinese characters, in liquid light-drawing which reflected in the windows. This café, lit with greenish fluorescent tubes within, was outside a rich orange-red bracketed in luscious turquoise. The Ho Inn was destroyed in 1994.

The Ovaltine Café is a classic of neon design, with the letters elegantly spelled out in neon, standing within metal boxes painted to create the perfect backdrop. Painting by Robert Amos.
Best of all was the Ho-Ho Chop Suey – “Delicious Chinese Food” – which stood at 102 East Pender from 1954 until the mid-1990s. An electric awning sheltered the entrance and above it a pagoda honoured the entrance. Lettering surrounded the bright windows of the second floor dining room and gave a view over the threedimensional rice bowl picked out in bands of neon. Two electric chopsticks stuck out invitingly, and glowing wisps of steam drifted four stories up the building. Shining through this electric vapour, Chinese characters in gold blinked on and off, alternating with the broadly-drawn English letters H – O – H – O.
Truly a feast for the eyes.

Further afield I noted other legendary signs – Dueck’s car dealership, the Penthouse Club, Hotel Niagara and the Aristocratic restaurant. But mostly my wide-eyed wandering kept to where the immigrants and the down-and-out made landfall, drawn in by the bright lights of Saltwater City. I am glad I took note of all this glory, which is now only a memory.

Tucked off the banks of the Fraser River, less than 20 kilometers from Vancouver, the historic village of Ladner has been around since 1873, when a wharf was built so farmers could ship produce to urban markets. As the village grew, the waterfront continued to be the epicenter of Ladner. Today, the harbour is still thriving, filled with fishing boats and boathouses of all shapes and sizes. Ladner Village, with its wide boulevard sidewalks, boutiques, restaurants, shops and open-air cafes, attracts thousands of visitors every year.

This is where The Peerless, the custom designed home by Kenorah Construction & Design is located. The property sits on the former site of a centuries old fruit orchard, which used to be part of the 100 year old house next door. Rather than move elsewhere, the homeowners chose to demolish the majority of their old home and build a new one on the same street they have called home for more than 16 years.
When they embarked on this six-month project to build their dream house, they knew they wanted a custom house that could host large parties, oftentimes with more than 200 guests, yet still feel like a home. With three grown children and one son still at home, as well as two large dogs, the homeowners also needed a home that would accommodate their family-centered, expansive style of living. The vision they took to Kenorah Construction & Design Ltd. was one of an elegant fusion of West Coast modern and Craftsman style. This custom home builder took the project from conception to completion on time and on budget, something Kenorah’s president and owner, Graham Collins, takes great pride in. For more than three decades, Kenorah has been an award winning leader in home renovation and custom home building across the Lower Mainland.

The Peerless is an epicure’s dream – with state of the art kitchen and a flowing floor plan that encourages conversation
Kenorah employs a seasoned team of highly qualified design and construction professionals. Kenorah prides itself on setting a new standard in customer service characterized by uncompromising attention to detail and quality finishings.
The house is now a spectacular 3,967 square foot home on two levels, with the great room as the living, dining and entertainment hub for the family, and a detached doublecar garage.
The homeowners and the Kenorah team put their heads together to create a functional and beautiful home flooded with natural light, a fabulous great room, a recreation room, an inviting den, a library, four bedrooms including the spacious master suite and a stylish and warm exterior. The challenge for the Kenorah team was to construct a comfortable family home which could accommodate large gatherings without losing its sense of home.
As they wanted the house built to withstand decades of wear and tear, all the interior materials were chosen because of their durability and warm characteristics.
The Peerless home is a finalist for the Canadian Home Builders Association 2011 SAM awards in two categories - Best Kitchen and Whole Home. Another consideration that was equally important to the homeowners was that the home fit in seamlessly with the rest of the homes in the neighbourhood. Most of the houses in the area are heritage homes, mostly built in the 1930s. Their existing home was a 1968 side split, which Kenorah’s construction lead, Paul Blakley, says was “re-imagined and improved upon.” “Initially, we thought of renovating but then we realized there was nothing that could be retained from our old house,” says the homeowner. “We didn’t want it much bigger (the original home was 2,700 square feet); we just wanted to enhance it for large groups.”
In the rear of the house, past the great room, the slate hallway leads down past a den, powder room, multi-purpose laundry/mud room, stateof-the-art gym to the vaulted media room with a large two-sided stone fireplace that provides warmth and continuity indoors and for outdoor gatherings around the pool. The colour palette serves as the strong connector between the two spaces: the natural toned shades throughout the interior pay homage to the exterior hues, which combines creamy white with contrasting coffee, chocolate and cedar tones. The homeowners realized and refined their goals for the interiors, working in concert with Kenorah’s in-house lead designer Chantalle Elliott. In Elliott, they found a designer who would interpret their vision and bring it to fruition. The homeowners sought a comfortable and functional home with décor to match and Elliott delivered.

Throughout the home, the furnishings are in perfect harmony with the proportion of the rooms, and the continuous tones are carried throughout the whole home. Combinations of natural materials such as leather, wood and soft linens flatter the natural characteristics seen throughout the finishings in the house. “Chantalle led us through the process effortlessly and the end result was terrific. I am not a micro manager and told Chantalle to give us a few suggestions within the theme we were going for so we didn’t have to spend endless hours looking at hundreds of options. She was brilliant.”

As you enter into the great room, the custom kitchen island anchors an open plan that provides room for the homeowners to host family and guests. Multiple chefs and helpers can move easily around the island and between the kitchen and living room.

The kitchen features quartz countertops, a 48” stainless steel restaurant grade stove, two dishwashers and glass tile backsplash. Storage is in abundance and comes in a couple of varieties. Espresso stained maple cabinetry appears in conventional solid door cabinetry and shares the space with glass front open shelving to display the couple’s extensive selection of wine glasses.
The adjacent living room takes the traditional warmth of the kitchen, softening it with lighter earth-tone leather seating and adding a touch of off-white tossed cushions. The centerpiece is the floor-to-ceiling dry stack slate fireplace. They put together a soothing backdrop of cream and earth tones, complimented with a deep burgundy on the 18-foot vaulted ceiling, which creates a sophisticated, warm colour palette and casts it in an attractive ethereal glow. When the pot lights are on, the eye catching ceiling twinkles, creating the illusion of stars at night. Standing in the great room, gazing through the windows at the trees beyond, one feels the first glimmers of dawn and sees the last rays of the setting sun. Upstairs, the master bedroom highlights a functional floor plan with his/her walk-in closet and luxurious ensuite bathroom. Since the clients own a great art collection, Elliott placed art lights in locations that allowed them to feature the artworks, giving the bedroom a distinct personality. “The walls were then painted a deep and romantic Laurentian red that worked well with the Bar Harbour Beige wall colours,” she adds. “The 10’ vaulted
ceiling created a spacious yet cozy space. Natural light streams in through the transom windows on both the south and west side.” The furniture compliments the space beautifully. The dark bedside tables, bed frame and armoires tie into the darker tones of the strand bamboo flooring. “The colours were chosen to quietly set the backdrop for all the great features such as the millwork, light fixtures, furniture etc. throughout the house,” Elliott says. “The interior and exterior palettes beautifully compliment all the natural materials used throughout the home.” The transition from interior to exterior in the backyard is especially seamless; the outdoor living space and pool are accessed through the expansive double sliders off the dining room, as well as through the French doors off both the gallery and family room. The covered timbered-framed outdoor entertainment space can be used year-round. The exterior was equally well thought out and designed. A curved driveway leads to the entrance of the Craftsman style home. The exterior features Hardie shingles, clear stained cedar beams, and cultured stone for the facade and clear stained fir for the front and garage

“The construction lead Paul Blakley was in our opinion, the most skilled conductor of all the trades. His work, coupled with the systems built into Kenorah, allowed them to build our home in only six months. Amazing… considering the complexity of the home. Paul was a pleasure to deal with and along with the whole Kenorah team proved to us that a home can be built on-time and on budget without any stress.”
They went on to say: “Stirling Mcleod drew the plans and exterior detail and was able to capture our vision with many terrific suggestions that greatly improved the look and livability of the home. Meanwhile, Graham Collins gave us his assurance from the outset that these goals could be met; in fact our expectations were far exceeded.” Like the rest of the pieces and materials used within The Peerless, Kenorah transformed what could have been a stark, modern design into an exceptionally inviting family home.

A Spa-aah Bathroom Reno Transforming a dated bathroom into a personal retreat
In a busy family household, the bathroom is a space that is well used and the only room that guarantees some much needed alone time
The choice to renovate the main bathroom or master ensuite from ho-hum into an enviable spa oasis is a decision you will thank yourself for making – today and for many years to come. Major renovations are rare events in most households, and they do take a lot of planning and vision. It’s not always easy to assess what your home needs and trends will be in, say, 10 or 15 years, but erring on the side of caution in this instance means investing in luxury. If you limit your options now just to save a few dollars, you will be kick yourself later – and perhaps every single day that you must deal with the disappointment and frustration of cramped bathroom space and an unsatisfying shower.

During a major renovation, it is sometimes hard to know which rooms should receive the lion’s share of the budget. The experts tell us that kitchens and bathrooms are the rooms where investment offers the best return. While the kitchen is certainly the heart of the home, the master or main bathroom in a home can be a lifesaver at the end of a gruelling day.
A home spa is an investment in your future happiness: it is space that you use every day, and it’s the only one where you’re guaranteed some alone time; it’s often the only room in the house with a lock on the door. More importantly, it’s where you prepare yourself for the day; physically and emotionally for the vicissitudes of life. Why wouldn’t you want it to be everything it can be - a welcoming haven of pleasure and serenity? The first thing to consider when planning a home spa is space: sacrificing square footage from surrounding rooms (which tend to be more flexible in their layout) is a great way to ensure you can fit in all the amenities you want. For example, in a large house, consider stealing the closet space from the adjacent unused fourth bedroom; turning it into a guest bedroom or den office instead.

Plan to have a bathroom that you can enter in shambles and walk out perfectly put together; this means space for the essentials (toilet and oversized soaker tub), as well as a deluxe shower (preferably walk-in), and a large area for vanity, sink, and general preparation. If you can fit it in, plan for a small closet to hold supplies and medicines, as well as towels and laundry basket; this keeps countertops clear.
One item that does not need to take up a lot of space is the toilet; consider setting it aside in a separate area, maybe cased in with frosted glass or in a discrete alcove; it frees up the rest of the room to be less about function and more about extravagance.
APR/MAY 2012
Independent tubs, especially with jets and opulent tiled surrounds are staples of the home spa. Also, the separate shower and tub may take up more space but it makes each amenity infinitely more enjoyable. Walkin glass showers are a sumptuous experience with multi-jet and steam options, and they are much lower maintenance, especially with floor to ceiling tile.
55
A Spa-aah Bathroom Reno
Vanity areas provide a wealth of options. Ubiquitous these days are very large wall mirrors, with mounted sconce lighting, which makes sharing the area that much easier (consider dual wash basins as well, to prevent competitions for space and time); mirrors also add virtual space to the entire room. Vanities always look great in stone options, like large tile or single slab marble. Consider going without cabinetry (especially with the closet at hand) – it adds a modern touch, appears spacious, and gives elegant flooring a chance to set the tone for the space.

When outfitting your new home spa – think long term. Invest in high quality fixtures and fittings, with timeless grace that speaks to your sense of style. From gooseneck faucets to burnished copper light fixtures, sleek polished nickel shower door handles, thirsty Egyptian cotton towels, and tailored linen curtains; you want your spa bathroom to greet you with a reflection of quiet good taste – every single day.

Flow, Function & Floorboards Why you must consider flooring in a home renovation
Words by Michelle Hopkins
You love your neighbourhood and more importantly your home, but it’s looking rather dated. You have decided to take the plunge and modernize your beloved family residence. Anyone who has ever renovated their home will tell you it can be extremely stressful. Industry experts agree that any major renovation requires a lot of planning, preparation and money. If you organize ahead of time, chances are you will be much happier with the results. One of the costliest and most important considerations is what flooring to put down. Everything else you do with rest against, harmonize with or sit directly on your floors. Selecting flooring that is durable, attractive, easy to maintain and healthy can be overwhelming because of the endless choices available today. It is critical to plan ahead. Consider, talk about it and write down the flooring budget, the collective needs of your family, budget, preferred flooring types, and then decide which options work best for your lifestyle and which will look great in your newly renovated home. The Rule of 3: A few interior designer friends of mine always adhere to the rule of threes when they discuss flooring options with their clients … never more than three different flooring materials in your home. The reason is simple; more than three and your home will look too busy and choppy. The old adage that more is less is best when it comes to flooring. It’s all about flow. If you think of your flooring as the canvas for the rest of your décor, then imagine a seamless flow from room to room. Nothing creates that look better than choosing the same type of flooring throughout the common areas. If you have a small home or room, avoid using carpet. Carpeting can make the room look smaller. Laminate wood or hardwood is a much better choice because it tricks the eye into thinking the room is larger. Tiles can also fool us into believing the room is bigger than it is. Also, choosing horizontal lines to the floor will emphasize its width.

The 12 costliest mistakes when buying and installing hardwood floors in your home
HLMAGAZINE.COM
1. Using discount priced materials or glue. 2. Using the cheapest supplier. 3. Not checking references. 4. Using fly-by-night installers. 5. Floating a tongue and groove product. 6. Inadequate sub-floor preparation. 7. Not testing sub-floor for moisture. 8. Humidity in the home un-governed. 9. Kitchen sub-floor woes. 10. Avoid geometric patterns unless all walls are perfectly straight and square. 11. Installation prior to proper acclimation. 12. Ignoring the rules for radiant heat installations of hardwood flooring.
58
Any one of these mistakes could cost you thousands of dollars – and years of discontent underfoot
If you do want to break it up a bit, then you have to think about what type of flooring works best in each room. Hands down, hardwood floor is still the number one choice for most home owners. There are many advantages to hardwood: namely wood is a natural insulator, it’s easy to maintain and clean, can be purchased finished or unfinished, and will undoubtedly increase the value of your home. However, it’s one of the costliest flooring options to purchase and install. When it comes to bedrooms, carpets are still the favoured alternative. Carpet feels good and warm on your feet, it absorbs sound, comes in a wide choice of colours and is easy to install. However, experts will tell you to avoid laying carpet where there is moisture or high traffic, for example, in kitchens, bathrooms and basements. Of course, tile makes sense in any bathroom and with the right material choice; it can also look fabulous in kitchens and hallways. At the end of the day (and your renovation) what is underfoot is a critical component of the entire renovation. The task doesn’t have to be daunting – plan ahead, speak to experts, look at all options and make a decision based on thoughtful planning. In the end, you will have floors that you can live with for many years to come.

Creative storage is an exciting way to transform a space from a warm, family gathering place to a high-end entertainment mecca in moments
Words by Jessica Krippendorf
The classic work triangle that spaces preparation, cooking, and clean-up in an accessible three-sided configuration is a clear and simple starting point. This helps arrange storage, appliances, and seating, and to determine the best way to facilitate effortless traffic flow through what can be a busy space. Make sure that each side of the triangle is between four and nine feet long, and keep objects used for each activity stored together. Deciding on the placement of major elements can work in many ways depending on the anchor points, which are the must-haves of the design. If the cabinets have been picked out for months, finalize their configuration first. If new appliances are the room’s prime features, their functional placement along with counter space should come first. The important thing is to avoid having too many focal points; otherwise the space can quickly seem cluttered. Be sure to factor in breathing room—people sitting, working, or travelling through the kitchen should be able to do these things harmoniously. Create open passages that allow for appliance and cabinet doors to operate freely and maximize storage to reduce clutter. It also pays to create extra wide openings if this will be home forever. Above all else, consider lifestyle. Families will need comfortable, well-lit areas to accommodate homework assignments; plush built-in seating can make an excellent reading nook; and a custom stand-up hor d’oeuvres bar might be just what the rampant entertainer needs. And for the hybrid family, creative storage is an exciting way to transform a space from a warm, family gathering place to a high-end entertainment mecca in moments.
APR/MAY 2012
It has always been the kitchen; the room where we nourish our bodies, minds, and each other with good food and great company. Creating a beautiful space around which the family’s activities revolve is one of the most rewarding and valuable renovation experiences a homeowner can undertake—and for the best payback. Kitchen renovations can range in price from economical to luxurious, but when it comes to return on investment, it is the smart renovation that offers the most in financial and intrinsic value.
Pre-planning is essential, because it represents the vast majority of cost savings. Begin with a close look at how the current kitchen is used. Think about the room’s uses beyond food preparation, about the number of people it has to accommodate at once, and about the desire to highlight or blend with other features of the home such as adjacent rooms or a spectacular view. This will help plan elements like seating, passages, and window placement so the same mistakes aren’t repeated in the new space.

The practical elements are just one consideration—the home’s orientation is important for developing a flawless lighting and colour scheme. If the room faces south, east, or west a darker colour will work in the space. If it faces north, lighter tones will help the room appear larger.
62
Material choices will begin to take shape. Durability, aesthetic, and preference will decide whether natural stone, wood, laminate, or even concrete appears on the counters, and cabinets with solid, glass, or opaque fronts will be up for consideration. Stay organized with a file of sketches, clips from magazines, paint chips, material samples, and even appliance spec sheets. This can help to remain focused on the big picture and to ensure the room fits in with its intended style and with the rest of the home.

The most important element of choosing materials is to keep it simple. With the wide range of incredible materials on the market, it is easy to love many of them—a few too many. Select the main colours and textures and highlight them with placement or by layering them, and use directional lighting to sculpt the most desirable architectural features. Take advantage of the way materials can shape a space—large floor tiles can make a room seem larger and space above the cabinets creates a flow through that appears to heighten the walls.
The classic work triangle that spaces preparation, cooking, and clean-up in an accessible three-sided configuration is a clear and simple starting point
Kitchen renovation adds the most resale value to a home—offering an 80 to 90 percent return on investment. The best way to save on costs is to plan ahead—mistakes can be prohibitively expensive, depending on the size of the space and the nature of the error. Small changes do inevitably arise, but the more of a plan that is concrete going in, the better the outcome. Create the budget based on 15 percent of the home’s value as determined by a home appraisal. A home inspection can assist in identifying structural considerations and an energy audit can help indentify opportunities to improve the kitchen’s performance.
Small space...
Whenever possible, try to leave the sink and stove in place, because moving gas and plumbing can be expensive. Try to group the sink, dishwasher, and fridge, or have them connect to plumbing on an adjacent bathroom or laundry room. Plan the lighting scheme ahead of time and complete electrical upgrades early in the renovation to save bringing the electrician back.

Paint and Wall Coverings Their Impact on the Final Look of a Major Home Renovation

Combining basic truths about paint

Colour is a room’s heartbeat. It fuels the drama, calm, adventure, or creativity the space delivers, and visually moves one room into its connection with the next. Breathing new life into old walls or enlivening new interiors with a custom palette is the single most valuable way to enhance the look of a major renovation or new home build.
Bring generous samples home and let them live in their intended space for several days—paint and wall coverings look different depending on the time of day and under changing natural and artificial lighting
Words by Jessica Krippendorf
Using creamy taupe, beige, or grey as a foundation leaves more room to experiment with accent colours on feature walls, door and window frames, or on cabinets and in recesses. Colour blocking—a trending technique of painting various sized blocks on a wall in one or two dramatic colours—is a stunning way to infuse a space with drama, create movement, or take the place of art without the commitment of enveloping the entire space. Trends in bold, nature-inspired palettes and a contemporary expression of the indulgent textures of yesteryear have brought specialty wall coverings back with a vengeance. Wallpapers in contemporary interpretations of botanical patterns, damasks, and upsized rococo-inspired patterns are leading the way, while subtle, shiny gold and silver metallics offer a hint of sophistication in everyday spaces. The latest in high end wall décor materials go one step beyond paper with hand-painted silk, woven grass cloth, paper-thin stone, leather, and collaged stone flakes that mimic the look of granite or mica. Thin cuts of material attach to flexible fibreglass resin to facilitate simple application and the visual and experiential drama they inspire means the materials can be used sparingly or in

abundance, and still have a profound impact on a space. The result is a cohesive, ‘put together’ aesthetic that creates interest at every angle. For the “green” at heart, eco-friendly paint and wall covering options mean beautiful spaces with minimal impact on the earth. Paint options minimize or eliminate residual odour, are enhanced with antimicrobial agents to protect against bacteria, and are made with low volatile organic compound (VOC) content for better indoor air quality. Earth-friendly wall coverings are made from recycled or sustainable materials and are applied with low-VOC adhesives. A pattern, style, or colour that is lovely on the chip or on the roll isn’t enough to warrant a commitment at first glance. Consider the overarching aesthetic of the home and how your selection will fit—rooms should get along with one another and flow from one to the next. Paint and wall coverings should also corroborate and complement the room’s furnishings. Bring generous samples home and let them live in their intended space for several days—paint and wall coverings look different depending on the time of day and under changing natural and artificial lighting. Compare wall and trim colours with ceilings and floors and contrast textures in paint by using mattes for living space walls and oils or satins on the trim. Paint and wall coverings, used separately or in tandem, can highlight a feature wall or define and entire room, but the possibilities don’t stop there. Add drama and interest to cupboard doors, room dividers, or tabletops, or frame them as art—the only limit is the imagination.

Combining some basic truths about paint can reshape a room, hallway, or architectural element. Warm colours make objects appear closer to one another, while cooler tones seem to spread them out. Bright colours open up a room while darker tones can make a vast space seem smaller. These tenets mean paint can often conquer design limitations whether it be creating endless height in the great room or framing an awe-inspiring view through a picture window.

Don’t we all want to be at least a little green? This is especially true when we can also save some green by lowing heating costs while being kind to the planet. When the topic is window, we still want the vistas and water views. After all, that is what West Coast life is all about. If you’re renovating your home and want to stay on the cutting edge of glass, here’s a black and white snapshot of new windows that will keep your home in a golden glow and your budget out of the red.
Windows have come a long way, and replacing them can have a huge impact on the cosiness factor in your living space. This is as true on the wet Pacific coast as it is on the dry-cold prairies, but we have the added problem/benefit of spectacular views that we don’t want to shut out with heavy, insulating drapes. When choosing the right type of energy-efficient window for your new or newly renovated home, the federal government has made it remarkably easy: Natural Resources Canada has an unmistakable label for products that meet its ENERGY STAR® program qualifications; we are in Zone A (the warmest zone), and most products will bear a label that states its appropriateness (Zone A B C). Alternately, it will be prominently displayed in the showroom or on promo material, or you can always ask your contractor to ensure your windows meet the criteria. Energy efficiency ratings (in windows) are based on a combination of factors. These include the number of panes (single glazed, double glazed, triple glazed), the frame material (metal, wood, vinyl, fibreglass, composite), the airtightness, the water tightness, and coatings.
Look for this logo: ENERGY STAR®
In general, the more panes of glass you have (glazing), the more insulated your window will be. As long as the window has a good airtightness rating (highest is A3, lowest is A1), the gas fill between glazing (argon or krypton) will provide a sufficient buffer to heat loss. For water tightness, the ratings run from B7
PVC frames
General rule of thumb: the more panes of glass, the more insulated the window will be
(highest rating) to B1 (lowest). In case you are in a very windy area, the wind load strength rating runs from C5 (highest) to C1 (lowest). While metal window frames are light and strong, they are not the best insulators. Wood frames are attractive and more solid, but vulnerable to moisture and expansion issues. The best insulation will come from window frames with insulated cavities; these are usually PVC (vinyl) or fibreglass, but you can also get insulated aluminum frames. Much of the modern innovation in window efficiency comes from coatings, like low-emissivity, or Low-E. Applied to the inside of windows, Low-E coatings will prevent heat loss, a process known as Solar Heat Gain Coefficient; applied to the outside (more appropriate in hot climates), it will reduce heat absorption into the house. Windows manufactured with Low-E coatings often cost 10-15% more, but can improve energy efficiency upwards of 50%. All of this adds up to an overall energy rating for the window, explained as a U-factor or an R-rating. Both use the same criteria; basically, a low U-factor equals a high R-rating. These are combined with the Solar Heat Gain Coefficient (SHGC) to produce an overall Energy Rating (ER), from 0 to 50; on the ER scale, the higher the number the better.

It’s simple, isn’t it? You just add A3 to B7, throw in C5, don’t forget the Zone A, some low-U, lots of Low-E, a dash of high-R, a good helping of SHGC and high-ER, and voila! You wind up with an energy-efficient window… or some delicious alphabet soup. Probably best to check out the colourful, eye-catching ENERGY STAR® label on the website and keep your eyes peeled for it when you shop: it’s an investment in your home and sanity, if not your spelling skills.

Renovating an Outdoor Living Space Recreate your yard like an experienced landscaper
your personal garden paradise sky does not have to be the limit when you’re renovating your outdoor space
If you’re part of BC’s steadily climbing outdoor living yearning curve, some key considerations will help you transform that humble barbecue and plastic chair place into a beautiful, functional outdoor space.
“To start, understand the critical-use patterns of the household in the outdoor space. Plan to bridge the gap between current use and desired space,” advises Michael Dingle, owner and designer at Landeca Integrated Property Services. Dingle often plans pathways first when recreating outdoor spaces. “Paths should get people to the far reaches of the landscape and give them reasons to get there.”
HLMAGAZINE.COM
A path to a well-placed bench can lead to interaction between the generations, a place where a grandparent and grandchild can sit together.
72
To begin developing sites within the outdoor space, extend imaginary lines from focal points of your house, such as windows, doors and corners. Your sight lines should end in areas of interest, like a lounging spot, a sculpture or a specimen tree or shrub. Consider the view outdoors from the indoors.

A lounging area with an outdoor kitchen, where the family can relax and entertain, should reflect the home’s ambience and decorating style. “Look to the residence first, when choosing colours and styles in the outdoor space,” says Dingle. Roman pavers, cobbles, and flagstones are favourites underfoot, but Dingle likes the look and durability of ipe (say it eee- pay) wood tiles, which are a third the price of teak. Ipe has been used to build the Selkirk pedestrian bridge in Victoria and on Coal Harbour Park benches in Vancouver. An arbour roof provides shade while a roll back awning shelters guests from rain. Access to power and water are key in basic outdoor kitchens, with sink, counter, refrigerator and grill, or more sophisticated versions, with a bar or portable stainless steel pizza oven.
go with the flow
Look to the residence first, when choosing colours and styles in an outdoor space
“The most successful outdoor kitchen should be closest to the existing kitchen and have a western exposure if possible because most of your entertaining here will be late in the day and evenings,” says Dingle. It is important to choose surfaces that will withstand the elements for years to come. Stone, concrete, resin, sustainably harvested tropical hardwoods and cedar are all good choices. Choose comfortable, durable, all-season furniture that fits your space. Trending materials include thick weave wicker, teak, aluminum, and resin. Plan for enough room to move the furniture around to accommodate different functions and group sizes, and consider dual-use furnishings like benches with built-in storage. Consider hedges, fences, and lattice to wall your lounge area, perhaps with unusual gates opening onto pathways. Solar landscape lighting, LED and low voltage light systems, which offer snap together assembly and require only 6-inch deep trenches for wires are energy efficient ways of lighting outdoor spaces.
Weather any storm
Choose materials and surfaces that will withstand the elements
To landscape your outdoor space, create plant bed islands, with easy care native plants and flowering compact shrubs like showy hydrangeas, small viburnums and dwarf lilacs. Scout for plants that change with seasons, providing colour and scent at various times of year. Mulch plant beds with wood chips, bark, gravel, and coloured stones; add accent rocks and boulders or stepping stones. Garden sculptures provide architectural interest and talking points in the yard.
No question - the sky does not have to be the limit when you’re renovating your outdoor space.

Finally, add some zing with fabric. This year, oversized fabric umbrellas that can be moved around the yard, and add a pop of colour, are popular choices.

Aging gracefully in the house you’ve called home for years to come

Most boomers pride themselves on being savvy enough to plan for their financial future, however, how many consider where they want to live in their golden years? While some seniors downsize to condominiums, there is a large segment of this demographic that prefers to grow old in the comfort of their own home. Many builders across the province are increasingly getting calls from middle-aged people wanting to renovate their homes with an eye to the future. Here are a few practical ideas for renovating your home for the retirement years.
Small changes in the bathroom to live barrier-free Many accidents occur in the bathroom. A slip, a bump or a fall can mean weeks or even months of rehabilitation for a senior. That can avoid by making simple changes to the bathroom. Many boomers are already installing grab bars, and opting for shower stalls without lips so that the bathroom can accommodate a wheelchair, if required. Shower seats are also becoming more common. Other senior friendly options include tilted or lower mirrors (better for those in wheelchairs), or a bathtub made of acrylic and foam, so that fall in the tub won’t be deadly. During the renovation phase, also consider widening doorways and installing attractive faucets should have central controls; they’re easier for arthritic hands to move up and down. “For some seniors, arthritis can make it difficult to do simple tasks such as opening doors,” says Simpson. “In many older homes, door handles can be difficult to turn, so I suggest changing them to the new lever handles …You can actually use your elbows to open them.”
Multi-level homes Many older boomers worry about living in a multi-level home; a real issue if mobility challenges develop in the future. Industry professionals suggest reconfiguring the main living space during a major renovation, thus leaving the home’s footprint intact. For example, turn an unused dining room into a guest room that can later be used as the main floor master bedroom. Also, look for ways to free up main floor living space by removing walls and creating more flow. If the laundry room is upstairs or in the basement, talk to a contractor about how an unused main floor space can be plumbed for the appropriate electrical outlets.
APR/MAY 2012
It is estimate that in a decade, more than half of all Canadian households will be headed by people over 55. Peter Simpson, president and CEO of the Greater Vancouver Home Builder’s Association (GVHBA), quips and calls this phenomenon “the silver tsunami.”
75
Retirement Living Modernizing your older kitchen for functionality and beauty By far, most boomers with an aging-in-place philosophy are modernizing their dated kitchens. Small changes in the kitchen include putting in new sinks and cook tops with an open space underneath to provide enough space to allow for a wheelchair all the while creating a look of a modern kitchen. Eliminating under the sink cabinet space can even out by adding pull-down shelving to existing cabinetry, making full use of other storage areas and allowing easy access without a stepstool or additional strain.
Carpet or bare floors It might not be something that instantly comes to mind, but carpeting is a real concern for the elderly. Choose hardwood flooring or a low pile carpet to make it easy for those in wheelchairs or for those who use a walker or cane for mobility and stability. Also, steer clear of carpeting that has a thick pile.

Builders can offer practical renovation advice, providing an opportunity to make life better in a livable home. If thought out and planned right, boomers can age gracefully in the house they called home for years to come. Meanwhile, Simpson adds: “To stay self sufficient and independent, it would behoove us not to plan ahead if we want to stay in our home.” Builders can offer an opportunity to make life better for all clients as they age. “Not only can the home have a higher resale value, but the space becomes accessible to seniors, the disabled, children and anyone recovering from an accident,” he says. If thought out and planned right, boomers can age gracefully in the house they called home for years to come.

Everything You Need to Know Before Handing Over the Keys to Your Castle

Remember: you will have to ‘live’ with the consequences of hiring a bad contractor
78
Trust is an essential element in most working partnerships: without a feeling of security, few of us would make regular visits to our doctor, accountant, mechanic, or even our favourite restaurant. Yet when it comes to contractors, far too many people do not bother to shop around, often trusting their homes with complete strangers, sometimes after a single meeting. You only need to watch a few episodes of HGTV’s Holmes Inspection with ‘make it right’ expert Mike Holmes to scare you straight.
Only hire a contractor with proof of insurance, WorkSafe BC coverage & bonded tradespeople
While the vast majority of general contractors are both capable and on the up-and-up, nobody likes feeling dissatisfied with major changes to their home, especially when it all could have been averted with a little due diligence. Vetting a contractor isn’t as easy as it was when everybody knew their neighbours (and their chosen tradespeople), but it is getting easier. It’s still a good idea to ask friends and family for suggested professionals. Nonetheless, here are a few tips to help you find the studs and avoid the duds…

Consider Your Project Before putting out the call to contractors, consider the size of your renovation project. If you are just getting some minor fix-its’ done – replacing some drywall, swapping out a sink or toilet, painting the exterior of your house – you will probably not need a general contractor to oversee the project, especially if it only involves one trade (i.e., plumbing or painting or flooring or etc…). Even if you deal directly with a tradesperson, though, make sure they have a solid history and good references. Larger projects which involve several trades, a good-sized budget, and a timeline beyond a couple of days should be overseen by a general contractor. He/she will obtain all the required permits for your project and keep you within the law. Tip: any work that involves electrical, gas, or hot tub installation/modification requires a permit, no matter who does them. General contractors should always have insurance, WorkSafe BC coverage, and bonded tradespeople, but it never hurts to ask about these before sealing the deal.
Licensing It’s true: the days uncertified handymen are coming to a close, if slowly. The BC Safety Authority issues licenses to trusted contractors and provides a list of them on their website. They also assess fines and, in some cases, will suspend or revoke licenses if they feel a contractor is unsafe or untrustworthy. This provides the homeowner with a great resource for checking out potential candidates before any shovels hit the dirt. To avoid hassles (and if you decide you want a licensed contractor), try to ask the them if they have a license during your initial conversation; if they do not have one, it wastes everyone’s time to have them come out to your property and give you an estimate. While licenses are increasingly popular, many contractors (even reputable, trustworthy ones) do not bother to jump through the hoops; decide for yourself whether you think it’s necessary.
Pass on any contractor without credible, verifiable references Every contractor should be able to provide you with references.
Quotes Tempting as they may be, we all know better than buying a $20 Rolex watch from a guy on the street; the same rule applies with contractors. Most quotes should be fairly close to each other in price – if one is 50% lower than the rest, maybe you should question why. Everyone loves a deal, but nobody wants a botched renovation job or potentially unsafe home. A proper quote should include details of all the work that will be done, including materials and the work done by sub-trades. Try to get at least 3 quotes before deciding on a contractor. Never accept a quote hastily written out on the back of an envelope or a napkin, but don’t be wowed by fancy technology either, and always remember the best quote of all: “If it sounds too good to be true, it probably is.”
APR/MAY 2012
Large home renovation projects require the involvement of several trades and a wellmanaged timeline. These are tasks best left to a professional contractor or project manager.
Licensed or not, every contractor should be able to provide you with references. These will include past projects that are similar in nature, scope, and budget to your project. Beware of contractors who do not want you to contact their references, or who want to micro-manage the encounter. A quality contractor will be fine with you contacting satisfied customers with a few queries, as long as you are polite about your investigation. Photos of previously completed projects do not a reference make; get names and phone numbers!

A final word of advice: Never, ever - NEVER - pay the whole amount up front. Any reputable contractor will present you with a milestone payment schedule before the job commences. When you pay in advance, you are giving up a large degree of control, and you may end up with nothing more than an unfinished job site and a big hole in your bank account.

The Kingfisher is an adult oriented resort that is not for those looking to party; the hotel has a ‘quiet time after 10:00pm’ policy to preserve the peaceful and tranquil environment. It was much appreciated.

Later, we headed excitedly over to the ‘caves’. People talk about this unique experience, and I had known about it long before coming to the resort. Kingfisher calls it the Pacific Mist Hydropath. Karla called it paradise. Your hydropath host, who stays discreetly with you on this entire journey, helped us move through the caves. Absolutely the only one of its kind in North America, the Pacific Mist Hydropath offers the same benefits of hydrotherapy on a recreated West Coast shoreline path featuring sandstone sculpted caves and pools. There are seven steps and you are guided through each, including the massage rinse, mineral massage pool, waterfall massage, steam cave and glacier waterfall, river walk, sea mineral soak, and finishing with a seaweed and mud scrub in the tidal bathtub carved from a huge stone boulder. It was one of those experiences that one must do – it is impossible to describe in words. Without question, the Hydropath was worth the trip, and had we had more time, Karla and I would have done it again on day two.

The dinner menu was imaginative; the food was delicious
88
Our dining experiences (all 6 of them) were nothing short of sublime. The dining room, with its large windows over the ocean, wood furnishings and fireplace are quiet, tranquil and unassuming – but not simple - that seems to be the way here. We ate so much food over the course of three days, I would need an entire article to dedicate to the culinary delights that Karla and I experienced, but there were a few great dishes that we actually ordered more than once – they were just that good. On the starters menu, the Tuna and Scallop Duo (albacore tuna tartare with seared Qualicum scallops and citrus emulsion) was exceptionally good, as was the Local Oysters Two Ways (baked with creamed leek and prosciutto and raw with tarragon mignonette). From the mains, there were two table favourites; the first was the Kingfisher Steamer Basket (local shellfish, assorted fresh seafood, and Asian pot stickers steamed with garden vegetables and finished with a fresh lime sesame glaze and sweet chili dip) and the Roasted Chicken Breast (Cowichan Valley free range chicken breast with truffled potato and sauce vierge). A special shoutout to our dinner server, Shelby; by and far, one of the most knowledgeable, friendly and genuinely great servers I have come across in all my travels.
The perfect island retreat.

The future of Kingfisher Oceanside Resort & Spa looks very bright indeed. Owners and management are working together on an expansion plan for the coming years – with more guest suites, a larger spa and increased amenities to continue to attract discerning guests from the mainland and around the world. GM Sean Williams keeps an eye on the present, while looking ahead, “The Kingfisher’s future is bright on physical, business and social levels. Having no set date for our expansion hasn’t stopped us from laying the foundation for a new era. Kingfisher is about to launch online booking and we continue to support our growing Facebook fan base with exclusive special offers.” The Kingfisher sets the bar pretty high, even before you book with them. On their website, they offer the following promissory statement: Warm hospitality. World class spa. Exceptional service. Be yourself. Be pampered. We’ll take care of the rest. Without question, they delivered on all points – they allow you to be yourself without pretentiousness, and they take very good care of their guests – mind, body, soul (and stomach).

The Kingfisher Oceanside Resort & Spa doesn’t add the last word in their name as an afterthought to attract guest. This was a world-class spa, with a large menu of spa services that ranged from the expected, the appreciated and the exotic. From the treatment rooms, you can watch the tide come in, witness eagles soaring overhead and relax. Karla and I opted for the same treatments – Sea Stone Massage, Refreshing Facial and Seascape Pedicure – and we were not disappointed. The high level of expertise in all of the spa staff rivalled any large city; the before and after care and attention were appreciated, and we both left the spa feeling completely pampered. All treatments included rich ingredients from the sea that are cleverly interpreted to reflect our unique West Coast environment. The spa is a local favourite as well, because booking a treatment includes access to the resort’s outdoor heated pool and hot tub, sauna, steam cave, and fitness room.

THE SKINNY ON TIGHT
Now into my 50s, I have personal experience with the effects of aging. Most Canadians will probably agree that growing older is a privilege. I have earned the lines on my face; raising a family, seeing the world and looking after my patients in a busy Dermatology practice in Victoria. Over time, skin loses tone and becomes sallow. Unavoidable is our genetic makeup – we inherit traits that can express as lax skin. We are also prone to a process called glycation – the bonding of sugars to our collagen fibers, which impairs their strength and function. Approximately 90% of skin aging is from excess sun. UVA rays are present all year long, regardless of weather, and penetrate deep to the collagen layer. Along with other environmental factors like smoking, poor diet and pollution, this creates free radicals which attack and damage skin cells. A holistic approach to healthy skin is to consider a healthy diet rich in antioxidants and fish oils while nourishing the skin from within. There have been great advances in topical products that protect, prevent and repair the skin.
Popular non-invasive options with minimal to no downtime that help to lift saggy skin: • COLLAGEN STIMULATION: Thermage® and Ulthera®. Normally, one to two treatments is all that is required. Thermage® employs pulses of radiofrequency energy to gently stimulate new collagen. Ulthera® works by focusing fine ultrasound waves to tighten the skin by removing old collagen and tightening an important collagen layer called the “SMAS.” This is the same deep skin layer that surgeons work to stimulate and tighten when performing browlifts and facelifts. Results are naturally more subtle than surgical interventions but patients enjoy these no-downtime options for their safety and are pleased they promote a natural response. For the body, LipoSonix® is another type of non-invasive focused ultrasound that has the dual benefit of permanent fat removal while tightening the tummy, thighs and buttocks. Lasers such as Fraxel® can tighten skin by removing sun damage and improving the quality of collagen in its upper layers. In fact, a common combination treatment is termed, “Thermafrax,” which is a combination of Thermage and Fraxel on the same day to comprehensively treat both the deep and superficial skin layers.

L-Ascorbic acid (the most effective form of topical vitamin C) – pharmaceutical grade L-ascorbic acid also complements sunscreens by providing 4 days of continuous low level sun protection while promoting better collagen To stave off glycation, look to pharmaceutical-grade skin care products such as SkinCeuticals’ A.G.E. Interruptor. To round out a healthy diet, consider the GliSODin line of oral antioxidant and skin brightening supplements. Daily sun protection – rain or shine - will always be the top recommendation of a dermatologist. To assist with compliance, newer formulations are much nicer on the skin. Mattifying, chemical-free, paraben-free, and mineral powder sunscreens are now available to suit a multitude of lifestyles and activities. Whether you are looking for something light and oil-f ree to wear beneath makeup, a two-in-one moisturizing sunscreen for simplicity, or a sport friendly product to wear golfing or running, there is a broad spectrum SPF product out there for you. Prevention is key; teach children about safe sun habits such as sun protective clothing, sunglasses and good quality sunscreen. As early as grade school, our kids will learn that the skin is our largest organ, which shields and protects us. Keeping it healthy is one of the best practices we can teach. Our skin is the suit we wear every day – so look after it!

You can think of these as lifting by supporting the skin from underneath where it tends to hollow. The cheeks, under the eyes, are the most common areas to benefit. The most popular dermal fillers are natural, hydrating sugar gels such as Restylane® and Juvederm®. Results can last years with proper maintenance.

One man reflects on sinkers & sinking holes
Of all the things we do in the province to keep ourselves amused and at peace there are two that attract me. One - as anyone who knows me will tell you - is golf. If I was a better player, I would be on the course at least four times a week, but that would mean retirement and I shunned that a long time ago. But there are so many places to play across our province, you could probably try a new layout every couple of days for a year and never see the same eighteen holes twice. And you would probably say that every one of them was a gem. That`s just the way it is and believe me I`ve played in a lot of places over the years.

In the Okanagan there`s a long list of must-plays including Gallagher`s Canyon, Predator Ridge and the Okanagan Golf and Country Club. Farther afield you could tee up at any number of winners. Cordova Bay and Highland Pacific on Vancouver Island come to mind. And there are some new tracks, like Canoe Creek, that are on my bucket list. Golf is a game of concentration, of acquired knowledge and technical mastery.

Fishing, my second choice, is anything but technical, if you do it my way. I honour the accomplishments of people like Charlie White, who once had a foot in my business, (broadcasting) but eventually gave it up to devote his time to fishing. He had the ingenuity to invent the Scotty downrigger and any number of lures that are still used on the chuck. In the fishing world, and in other spheres as well, he was regarded as a genius. I met him and I liked him immediately but I never dropped a line with him. He was just too much of an expert to be sharing a boat with the likes of me.

When I think of fishing in the interior of BC, the name Roderick Haig Brown always comes to mind. He actually wrote twenty three books on
the art of fishing. And the way he described it that`s the way it was; an art form. He was a fly fishing legend and he knew everything there was to know about salmon. At one time he was a magistrate in Campbell River. They eventually named a building after him, posthumously, at the University of Victoria, where he had served a term as chancellor. If you`re a fishing purist, you might argue that there`s a world of technique involved in catching, say, a salmon around Haida Gwai or a cut-throat trout, or a rainbow in the rivers and lakes around Kamloops. I prefer the mindless kind of fishing that you can indulge in, as did Tom Sawyer and Huckleberry Finn. You know! Just a hickory pole and a bent pin as tackle and a slimy old worm for bait.
That was then, when I first went after trout (of the speckled variety) on the sublime, picturesque Beaver River in mid Ontario in a little known town, make that village, called Feversham. We had graduated to bamboo poles and real hooks by then. Perhaps we even had sinkers to drag the line below the surface. But it was something less than sophisticated. Not that I haven`t fished on a grand scale.

For a few years, my wife Tammy and myself were invited to a so-called “couples weekend” somewhere up near Haida Gwai off the coast of northern BC. It wasn`t so much fishing as socializing. Every morning we left our beds in the Pacific Lodge, stumbled to a huge breakfast room, fuelled up with every morning treat known to man, tottered down to the docks, gingerly boarded one of a fleet of Boston Whalers or other craft like that, settled down in the stern wrapped in parkas, hugging a thermos of coffee, and left the rest to our guide. I once naively thought that a guide did just that. You know, pointed the way – but a fishing guide does everything until he hands you a rod full of salmon or halibut and advises you not to let it get away. And woe betide you, if it did. You then earned the everlasting scorn of your once friendly guide. I didn`t mind that so much because I`ve never been a fan of salmon on a plate anyway. Catch and release was a program invented for ‘fishermen’ just like me.

Bobbing around on the ocean, watching the orcas show off somewhere off the bow of the boat, drinking coffee, smoking a fine cigar, breaking for a sumptuous lunch, and hitting the bar at the end of the day; that for me, is what fishing is all about. Why once, my old friend Brian Vance and me spent an entire day trying to stump each other with trivia questions while the guide steered the Whaler up and down over what he thought might be the perfect place for a catch. That was only interrupted by a sassy seal who took Brian’s line, and the salmon he`d hooked on it, for a ride the distance of a football field. Both of us thought we had hooked into Moby Dick, until the line suddenly snapped; the seal surfaced, laughed (or so I thought) and then took off, the broken line trailing behind him. Now that was a fishing experience. ‘Tight lines’ everyone.

HEALTH & WELLNESS
With a home renovation, the work done is only as good as the foundation the house sits on. No homeowner would spend money on aesthetic changes, knowing that the foundation was faulty and weak. Our bodies are really no different. The core area supports the rest of your body; becoming a pillar of strength for all other functions and activities. If you are thinking about a physical makeover, it is essential to start with your foundation.

Renovate Your Body for Summer
let’s get renovating for that summer body. Tightening up the abdomen muscles, also known as core strengthening is a great place to start your body renovation. The abdomen is made up of three major muscle groups • Transverse Abdominus (TVA) is the largest and wraps around your entire abdomen • Oblique muscles run up and down your sides • Rectus abdominus is the smallest and most sought after muscle group (creator of the illusive six pack abs). Your TVA stabilizes the spine, improving the act of breathing as well as protecting organs. Exercises like the plank or dead bug that strengthen the TVA are more effective than crunches or sit-ups (that just isolate the front of the abdomen). With a stronger core comes better posture, resulting in more confidence. So, as your abdomen strengthens, you build a better structure to finish your body’s renovations.
Regular Workouts is the Secret to Success Doing two or three full body workouts a week is a great way to gain strength and muscle. During each session,
Words by KYLE KOLkMAN
make sure to exercise all major muscle groups equally. This does not mean you have to work out one muscle at a time (quads then biceps and then chest, for example). Like a home renovation, multi-tasking gets the work done a whole lot faster. Try multi muscle exercises; the more muscles being used at one time, the more calories you are burning. Keep in mind that with multi-muscle exercises, there is a greater chance of injury so use lighter weights, more repetitions and proper form. A personal trainer can certainly help with creating a safe, effective routine that meets your individual needs. Another necessity to a body renovation is fat burning cardiovascular exercise. Cardio significantly burns body fat and improves heart rate to an age appropriate, healthy level. Ideally 30 to 40 minutes daily is recommended. This doesn’t have to be in a gym on a treadmill or elliptical machine! Instead, take a brisk walk with the dog, hike up a mountain or take a bike ride. It can also be done in segments. Try 20 minutes on the treadmill before exercising and then another 20 minutes on the elliptical machine to finish off your workout. Good luck with your personal renovation!

Kyle’s body reno Tips Abdominal exercises using a ball balance, plank or ball rollout are better than doing crunches or sit ups. Multi muscle and functional exercises (walking lunges with biceps curls or a step-up with shoulder press) will be more beneficial than doing single muscle exercise. Include a variety of cardio exercises in your personal renovation regime – to keep your workouts fresh. Focus on keeping your core tight in everyday activities. This will help improve posture and muscle strength. When exercising, always remember to exhale when exerting force.

The Healing Touch of Massage Therapy - The Art of Personal Renovation By: Tracey Drake
Life throws many challenges at each of us every day – finances, health, work and family are some of the common threads that bind together to create the fabric our lives. They are also the factors that contribute to stress levels that, for many North Americans, are nearing dangerous levels in recent times. In fact, a landmark and award winning study was published by Dr. Epel, Department of Psychiatry from the University of California San Francisco. Her report found that stress affected us on a cellular level and was responsible, to a certain degree, for premature biological aging. Although tension and stressors will continue to be realities in our daily lives, there is one thing you can give to your body that is proven to combat emotional, physiological and physical stress – the gift of massage therapy. The Panamera 4 is an unparalleled experience, designed for space and practicality without compromising pleasure. The Panamera 4 exudes a staggering grace that provokes an emotional response between it and its driver. A unique connection is born the moment a driver sits in the Panamera’s 14-way power seat with memory package, and starts the ignition igniting 300 hp and 295 lb.-ft. of torque. The engine is superbly designed with direct fuel injection (DFI) and VarioCam Plus, making it efficient and sporty. Power is transmitted to the rear axle by a 7-speed Porsche Doppelkupplung (PDK), with Auto start/stop function. The remarkable double-clutch transmission enables rapid gear changes without interrupting the flow of power, for increased performance, superior comfort, and lower fuel consumption. Active all-wheel drive of Porsche Traction Management (PTM) is fitted as standard on the Panamera 4. Steel spring suspension, Porsche Stability Management (PSM), four individual seats, luggage capacity to 1,263 litres, automatic climate control, PCM 3.1 with navigation as standard, and sophisticated high-gloss black interior trims, are few of the grand collection of features the Panamera 4 presents.

ROOM8 – Refined Italian Luxury in the Armoury District
Ground Breaking Development in Victoria for Bosa Properties
Homes & Living Magazine Opens Its West Vancouver Office
Located in the heart of the Armoury District, Vancouver’s design hub, is the new showroom for ROOM8, an innovative company that specializes in superb custom Italian millwork and furnishings.
Bosa Properties Inc. officially broke ground for the highly anticipated Promontory at Bayview Place. “This is the point when Promontory, which was once just an idea, begins a transformation into a functioning community,” said Colin Bosa, CEO of Bosa Properties. The Promontory will alter the Victoria skyline, at an impressive 21 stories (68 metres), it will be the city’s tallest building. The remarkable tower will boast 177 meticulously designed condominiums. The Promontory will perch on one of Victoria’s most idyllic pieces of land, overlooking Victoria’s Inner Harbour.
With the successful 2012 launch of Homes & Living Magazine Vancouver, thanks to a quality publication that consistently delivers on design, editorial and consumer focus, H&L put down permanent roots in the Greater Vancouver area. H&L magazine recently moved into its spectacular new office in West Vancouver. Delivered to the doors of the most affluent homes in Vancouver, Victoria and Central Vancouver Island, Homes & Living Magazine is British Columbia’s largest and highest quality magazine in its class. The corporate expansion into Vancouver represents the commitment Homes & Living Magazine extends to its readers, advertisers and partners. A new office in Vancouver also provides a centralized mainland basecamp for Homes & Living magazine to expand into new markets moving forward.
Adding to their fine collection, ROOM8 has introduced innovative lighting designs by Davide Groppi, impressive media centres by Blumont, and a selection of furnishing and millwork packages by Laura Meroni. In early spring 2012, ROOM8 will be carrying the Baxter collection, a line of luxury Italian furnishings created by Italy’s most prestigious designers. The collection will feature Bo.Hemian, a cutting-edge line by Paoloa Navone, which received incredible reviews after its launch at the 2012 Maison&Object revealing in Paris. Baxter is one of the most exceptionally crafted, and spectacular furniture collections to grace Western Canada. With their dedication to customized kitchen design, ROOM8 is delighted to introduce K-Goccia Vetro, a state-of-the-art glass kitchen by Meson’s Cucine. K-Goccia Vetro presents an extensive array of lavish features including electronic touch opening systems, soft closing drawers, and light-weight doors, in an array of fresh colours. Perhaps the most noteworthy feature of K-Goccia Vetro is that all of the materials used in the manufacturing process are from recycled sources. ROOM8 promises to pair you with the perfect Italian home décor pieces. Welcome a touch of Italy and a touch of romance into your home.

updates around the community
Bosa is hoping Promontory will enhance the already striking beauty of downtown Victoria. “We’re incredibly proud of this project, and do not take lightly the responsibility that comes from constructing such a prominent tower in one of Canada’s most cherished settings. The inner harbour is a beautiful and special place, and we will work hard to ensure that this addition to the landscape is a successful one.”
Homes & Living Magazine – Vancouver 1555 Marine Drive West Vancouver 604.682.4000
Bosa Properties took every finite detail into consideration when designing Promontory. It promises to uphold their outstanding reputation of creating unparalleled architectural artwork that incorporates structures into the natural environment.
Head Office (Business & Editorial enquiries): 1-855-myHLmag (694-5624)
Bosa Properties invites you to visit the Promontory at Bayview Place showroom to learn more about, what is sure to become, one of Victoria’s most impressive architectural landmarks.

Celebrated Interior Designer and popular television personality Jane Lockhart (intern ARIDO, BAAID) has joined forces with top Canadian furniture manufacturers and suppliers Statum Designs Inc. and Korson Furniture Design to launch Jane by Jane Lockhart, a fresh, smart, consumer driven line of affordable furniture. Jane by Jane Lockhart is an innovative new line that takes the guesswork out of furniture selection. Drawing on her colour theory expertise and more than 20 years working with interior design clients, Lockhart has created an on trend, but not trendy, the prêt-à-porter furniture line consisting of eight collections. Lockhart’s infallible approach to design allows consumers to choose pieces from the Jane by Jane Lockhart collection with confidence knowing everything has been hand-selected to flawlessly coordinate. After selecting styles, consumers are able to narrow down fabric selections from signature mood boards that offer consumers hundreds of fabric choices and palettes. Deviating from typical microfibre options prominent in the marketplace, Lockhart opted for blends of natural and synthetic fibres and more durable, textured fabrics. In addition to fabric options, consumers can also select from a variety of sizes, finishes and foam densities for a truly custom look at affordable prices. Eight distinct collections provide a wide range of styles. The Hemingway collection is a nod to tradition; the Granger is contemporary, while The Stanwyck is an ode to retro with a twist, each with Lockhart’s modern interpretation. a final thought
HLMAGAZINE.COM
Renovating can be time of high drama; traumatic and allconsuming for many people. Without question, it is expensive, physically exhausting and emotionally taxing. There will be days when you barely have enough energy to smile. Inevitably, there will be glitches with suppliers and trades, and disagreements with a spouse or family member. For major renovations that take months to complete, you may be at the end of your rope before you get to the end of your renovation.
112
In my Editor’s Message on page 18, I talked briefly about a different kind of overhaul – a personal journey of renovation and renewal. If you want to get through a home renovation with sanity to spare, invest time in your life.
Words by our editor - tracey drake
If you have only one smile in you, give it to the people you love. - Maya Angelou
Take a walk everyday (the apple blossoms are amazing this time of year) or host a renovation dinner party and serve food picnic-style. Don’t sweat the small stuff and remember that despite the saw dust and drywall, make time for the most important people in your life. After all, a home renovation is about realizing the dream of a better, more liveable space for yourself and your family… don’t lose sight of that along the way.
