It’s that time of year again, when we review the past 12 months of our local real estate market, and I can honestly say it’s been quite a year for Fannie Hillman + Associates, as our transactions and sales volume rose for the third consecutive year. Transactions for 2013 were up nearly 12 percent over the previous year, while sales volume was up a healthy 30 percent over the previous 12 month period. The climb in sales volume was reflected by the company’s average sale of $418,772 (up 17 percent over the previous year). This significant uptick is indicative of the local market’s slow but sustained recovery over the past three years. We’ve weathered the worst of a challenging economy and should continue to see gradual improvement in 2014, although there still remains work to be done. I predict we will see an appreciation of 4-6 percent in home values this coming year with prices remaining relatively stable in the first quarter before gathering some momentum in the second and third quarters. This report is designed to give you an overview of the past year’s housing trends for specific communities in our area.
