From little leak to big headache When it comes to plumbing, a few prec autions can save a world of trouble By Andy Lindstrom
W
ater in, waste out. That about sums up the function of a home plumbing system. Clean water enters past a main supply line’s water meter and shutoff valve, then is piped to fixtures throughout the house. Dangerous gases are sealed off by a water-filled trap below each fixture. Vents in the roof disperse the gas, and waste exits into a septic tank or city sewer. Water pressure and gravity do the heavy lifting in a surprisingly simple design whose roots date to Roman times. But it’s not foolproof. To keep your plumbing in peak working order, a little routine maintenance and a few precautions can save headaches down the road.

let the small ones linger. A dripping faucet isn’t just a bother. The drip can corrode fixtures and lead to mold and mildew. Deal with the little stuff before it gets out of hand.
Try the color test
To keep faucets running freely at optimal pressure, clean aerators every six months. The aerator on the end of each faucet can simply be unscrewed and removed for maintenance. If it’s stuck, use channel-lock pliers, being careful to wrap the part in a soft cloth to avoid scratching its surface. After the aerator and its screens and washers are off, clear out any debris. To remove mineral deposits, try soaking the parts in warm vinegar.
To avoid a laundry room flood, replace washing machine hoses at least every five years.
For quick action in a plumbing emergency, know where the main water-supply shutoff valve is located. Keep repair tools and a flashlight stored where they’re handy.
Food dye in the toilet tank makes a simple test for water loss. If the bowl shows dye streaks after a few hours without flushing, you have a leak. Since 40 percent of household water usage goes through the toilet, it could have a real impact on your utility bill.
To make service easier, locate the individual shutoff valves and supply tubes for sinks, toilets and appliances. That way, repairs can be made without cutting off water to the whole house.
To keep the system flowing, keep drains, traps and vents free of grease and soap residue. Flush kitchen drains with hot water once a week. Pour an occasional dose of liquid bleach in shower and tub drains. A plunger or snake will clear most clogs. Note that acid-based cleaners can eat into pipes.
Keep the basic tools on hand So-called “nuisance repairs” such as dripping faucets or clogged drains can take only a few minutes to fix with some basic tools including a flanged plunger – also known as a plumber’s helper – pipe wrench, pliers, screwdriver, drain cleaner and plastic electrician’s tape. For more ambitious projects, a hacksaw makes easy work of cutting replacement supply

lines and drain pipes. A ratchet wrench and sockets comes in handy for hard-to-budge bolts and nuts. Add in a utility knife, putty knife, hammer and cold chisel to scrape and trim connections. Finally, a selection of special-purpose augers, also called snakes, a propane torch, plumber’s putty and pipejoint compound should cover the tool kit for most DIY plumbing projects.

When a faucet leaks, it’s an inconvenience. When a pipe bursts, you could be facing major damage. Fortunately, many plumbing repairs fall within the skill set of the average do-it-yourselfer. A ruptured main, on the other hand, is best handled by a licensed pro. Before making a phone call for these common issues, it can be worth trying a first-aid solution:

Dripping faucets often involve a worn washer or, in cartridge models, a deteriorating O-ring. Replace the guilty part, and voila! Other, more involved, faucet problems include loose internal parts and, in faucets that use ceramic discs, worn-out seals.

Toilet repairs almost always can be traced to the flushing mechanism. A simple adjustment of the float ball or new parts usually does the trick. Depending on their location, clogged drains typically respond to vigorous application of a plunger with a molded suction cup or an auger snake — good items to have on hand.

Noisy pipes are often the result of an air chamber that fills with water and starts to “hammer.” Pipe hangers, short lengths of rubber hose and insulation are common remedies to most noises.
