...and How Does it Impact Home Loan Rates?

ailua-Kona, HI – If you’ve been watching the economic news, you’ve probably noticed that market experts and traders have been keeping a close eye on the Commerce Department’s Personal Spending and Personal Income reports. Obviously, those reports provide insight into the health of our economy, but did you know they also influence home loan rates? That’s right, personal spending can actually influence the interest rates that are available when you purchase or refinance a home.

Here's why. It has to do with something called the velocity of money. Even though the government keeps pumping money into the system, nothing happens until that money is spent or lent – and passes from one hand to another or one business to another. The speed at which this money passes between parties is called the velocity of money. With the job market still very sluggish, consumers aren't spending much money these days, and businesses are still reluctant to spend money to make investments in their business. With the present velocity at low levels, inflation remains subdued and that's good for home loan rates. That's because rates are tied to Mortgage Bonds and inflation is the archenemy of Bonds, so low inflation is good for Bonds and rates. 34 Find us on Twitter | HALBigIsland

However, once velocity increases, the excess money in the system will cause inflation – which is bad for rates, since even the slightest scent of inflation can cause home loan rates to worsen. While we certainly want to see better economic recovery news in the near future, we have to remember that there's an inverse relationship between good economic news and Bonds and home loan rates. Weak economic news normally causes money to flow out of Stocks and into Bonds, which helps Bonds and home loan rates improve. Strong economic news, on the other hand, normally has the opposite result. Currently, home loan rates are at a historically low level, but that situation won’t last forever. That means now is an ideal time to purchase a home or refinance before the velocity of money – and rates – change. The County of Hawai‘i and contractor Nan Inc. have entered into a $3.24 million agreement that will complete an additional mile of Ane Keohokālole Highway. This will be a road parallel and about a mile mauka of the Queen Ka‘ahumanu Highway from Palani Road to Hina-Lani Street in Kaloko. The entire two and a half miles of highway is scheduled to open at the same time in May. Public Works has done an incredible job at keeping this project on time and under budget. Because of this, we are in position to build another mile of road. The additional mile of highway will consist of two lanes with a concrete surface and enough space to expand to four lanes in the future. There will also be some resurfacing work at Hina-Lani Street as well as added left-turn pockets. This expanded highway will open at the best possible time. The state’s Queen Ka‘ahumanu Highway widening project between Honokohau Harbor and Kona International Airport will no doubt cause traffic delays, and a completed Ane Keohokālole Highway will give motorists an alternative route when traffic is heavy. It is also good news for those who rely on public transportation to get to and from work, shopping and play. County Mass Transit has committed to establish a transit bus loop using Ane Keohokālole Highway and the Queen Ka‘ahumanu Highway.

County of Hawaii Ground was broken on the first phase of the $29.9 million Ane Keohokālole Highway by Nan Inc. on March 30, 2010, originally planned as a mile and a half of highway from Palani Road to the West Hawai‘i Civic Center. The project represents not only the largest expenditure of federal stimulus money in Hawai‘i, it also is one of the first major roads to be built by Hawai‘i County in Kona since statehood. However, we are not just building a road. Ane Keohokālole Highway will facilitate development of the state’s Kamakana Village affordable-housing project, commercial development by the Queen Lili‘uokalani Trust to support children’s programs, and the Hawaiian Home Lands Trust’s expansion of Laiopua Village and its planned community center. With affordable homes, places to work and play, a way to get to college and alternative means of transportation we are facilitating the creation of a safe and vibrant community. This project also involves two preservation efforts at each end of the road. Peace Corps Celebrates its Text by Bill Sakovich Photography by Don Romero

he biggest event to hit Hilo in years was the recent celebration of the 50th Anniversary of the Peace Corps with activities in Kona and Hilo, ranging from dinners to tours, all bringing back memories as far back as 50 years ago.

Between 1961 and 1972, Hilo and the Big Island, and the University of Hawaii played a major role for Peace Corps as one of its major training centers, preparing volunteers for their overseas service. Over 7,000 volunteers went through the training programs here, living at several villages in Pahala, Kohala, Kurtistown, Waiakea-Uka, the Hilo Memorial Hospital, and the Hamakua Coast including Pepeekeo, Honomu, Ninole/Honohina Hakalau and Ookala. One of the highlights was time spent in Waipio Valley, having had to hike down and back, thrive without power, communications and bathe in the streams.

Kennedy monument which was relocated from the Hilo Memorial Hospital site, home of earlier training and administrative offices to the University of Hawaii Hilo campus and was conducted by Kihei Nahale-a. Three Returned Volunteers who gave remarks, were trainees who were present during the first dedication in December 1963. This was followed by a cocktail party, viewing of almost 100 Bio-Syllabus program booklets from the 130 projects conducted here on the Big Island. Later the gala dinner began with 330 guests, many of them meeting for the first time since serving together overseas and training on the Big Island, over 40 years ago. Mayor Billy Kenoi welcomed the visitors and Mrs. Julia Chang Bloch, an RPCV from Sabah Sarawak, and former Ambassador to Nepal gave an inspirational talk on her years with the Peace Corps and overseas service. She also trained in Hilo and Waipio Valley before going to her new assignment. The next two days were spent touring former training sites on the island and a trip into Waipio Valley, hosted by a few Waipio residents with family members as former Peace Corps Staff. Over 400 participants took part during the four days of activities and over half returned from the mainland, with a few from Australia and Guam. It was a week of fond memories and lots of catching up, and enjoyed by all.

Anyone who was involved with Peace Corps said those were the best times, and as many Returned Peace Corps Volunteers returned to Hilo for the 50th, they brought back memories of the close relationships the trainees had with the local residents. There were always opportunities to get around the island by hitch-hiking, and in most cases, the RPCV’s were invited to the residents home for meals, and to parties held in the villages. It was agreed by many in attendance that Hilo and the Big Island was the best place for training due to the climates, the life styles of the plantation workers, and the hospitality of the Big Islands residents, which is part of the reason many have returned live after the varied experiences. This is truly an historic event, as several RPCV’s and staff stated. Peace Corps Training in the 60’s provided jobs and opportunities for local residents, along with international experiences. Hilo was our new home, and helped prepare us for our overseas assignments. In the reverse, the Peace Corps provided opportunities that many RPCV’s would not have considered had it not been for this experience. They felt they received more than they gave, according to guest speaker and former RPCV Julia Chang Bloch. The Anniversary was kicked off with a dinner and a potluck in Kona, then moved to Hilo, with a Potluck hosted by local RPCV’s and former Peace Corps Hilo Training staff at Onekahakaha Beach Park on Friday night.
