The County of Hawai‘i has rolled out five 2012 Chevy Volts that comprise its new electric vehicle fleet. These plug-in hybrid electric vehicles are a great fit for Hawai‘i County, where trips can be as long as 200 miles one way. For trips under 30 miles, the vehicles can run solely on battery power charged by the LEED Silver-certified West Hawai‘i Civic Center’s 250-kilowatt photovoltaic array. A gasoline-powered generator with a nine-gallon tank allows an additional range of 300-400 miles, depending on topography. Based on their past usage of county vehicles, vehicles will be issued to the Departments of Parks and Recreation, Planning, and the Office of Housing and Community Development. The remaining vehicles are assigned to the Mayor’s Office and available for official use by any county department. We want everybody to use them, test them, log the use – where you drove, how it drove, miles driven, just to make sure that we can grow the county fleet and have it be an electrical fleet, especially when we have a photovoltaic system that provides power at no cost. While each vehicle costs $47,000, the county will offset that price with a $4,500 credit per car through the state’s EV-Ready rebate program. The cost of each vehicle also includes a bumper-to-bumper warranty for seven years. Hawai‘i Island pays some of the highest fuel costs in the United States. In fiscal year 2011, the county’s transportation fuel bill was $7 million. These prices are likely to rise in the future, so making this transition to more efficient vehicles will help control these escalating costs.

The vehicles couldn’t have come at a better time as we see rising fuel prices. If you look at our budget and you see how much we spend on fuel for the county, we said, let’s start with a five vehicle fleet. We will slowly and incrementally begin implementation of a larger electric vehicle and hybrid fleet here in the County of Hawai‘i. It’s not something we should do, it’s something we must do. Prior to purchase of the vehicles, the county received a grant from Better Place Inc. to have three charging stations installed at the West Hawai‘i Civic Center. Each charging station can handle two electric vehicles at a time. The Chevy Volt typically takes 3.5 hours for full charge. Available charging stations will be open for public use during regular business hours. The photovoltaic array at the West Hawai‘i Civic Center has the capability to provide energy to the building and charge up to 30 EVs or 60 PHEVs. It is anticipated that additional charging stations will be added to maximize the use of the 250 kW photovoltaic array. An October 2011 report issued by the National Renewable Energy Laboratory, “Evaluation of West Hawai‘i Civic Center’s Transportation and Energy Use,” supports with economic analysis the integration of plug-in hybrids and electric vehicles into the county fleet. The county has also worked with HELCO to coordinate vehicle deployment as well as charging station infrastructure. Today is but another step forward in all of us, as a community, taking a collective step toward removing ourselves from our dependency on fossil fuel. We recognize that we cannot continue to maintain status quo. Business as usual is not acceptable. ailua-Kona, HI – One of the biggest reasons homeowners refinance their mortgage is to obtain a lower interest rate and lower monthly payments. By refinancing, the borrower pays off their existing mortgage and replaces it with a new one. This can often be accomplished with a no-points no-fees loan program, which essentially means at “no cost” to the borrower.

In the no-points no-fees scenario, the mortgage consultant uses rebate monies paid by the lender to pay off non-recurring closing costs for the borrower. These are “one time” fees such as escrow or attorney fees, title insurance, document preparation, tax service, flood certification, processing and underwriting fees, etc. The borrower is still responsible for recurring fees such as interim insurance, property taxes or insurance policy payments. Refinancing typically occurs when mortgage interest rates drop significantly, but borrowers with recently improved credit scores (from paying off credit card debt, making mortgage payments on time, etc.) are often candidates for better interest rates as well. If you haven’t checked your credit score in a while, it’s a good time to call a mortgage consultant.
The question most asked is, “But why should I go back into a 30-year loan?” There are two schools of thought on this subject, and the mortgage consultant should work hand-in-hand with the borrower’s financial planner to determine what works best for their mutual client. One option is to take the route of the “same payment” refinance, and actually pay off the loan faster and save money on interest fees in the long-run. If refinancing results in a lower monthly payment, the borrower can still continue making the same payment they made in the original loan, and the extra money will be applied to the principal balance. For example: Let’s say you have 25 years remaining in your current loan, and you refinance back to a 30-year loan with a slightly lower interest rate, resulting in a payment reduction of $200 per month. (Note: This is just an example. The actual amount could vary.) You could then take that extra $200 per month and apply it toward the principal on the new loan. At this rate, the loan will be paid off in 22 years and 4 months, which is 2 years and 8 months less than the original loan.

o those of us who have furry or feathery family members understand the gift of unconditional joy and fun they bring to our lives, however, for prospecting Buyers looking for property along the Kona Coast sure can be faced with challenges whether their furry family will also be welcome. The Kona Coast has its share of restricted pet friendly options, but don’t despair there are pet friendly properties that do exist stretching from the Keauhou Resort area to the Mauna Kea Resort. As an animal lover one of the greatest benefits to owning a home or condo verses renting is knowing as Owner you are allowed to have pets in the community you choose to live. One key step in the process is I provide my animal lover clients with a list of properties detailing which Condominiums or Subdivisions (HOA) Home Owners Association actually allow for pets. As Owner you carry privileges, but not always true for a renter. For example, as a renter you may be restricted by your landlord if they choose not to allow you have a pet in their unit even though the complex or subdivision does allow for pets. Our furry friends don’t like feeling restricted so why should you? Now is the time to Buy. Get a step ahead prior to searching for properties get to know which properties allow for animals and those that don’t. Will they take a dog, cat, a bird, how big, how small, how many or maybe just getting Board approval will solve the question.
So the question is, “which condos or subdivisions are pet friendly?” In the Kailua-Kona general vicinity there are 27 pet friendly properties, however they do not all accept a dog or a cat or a bird each are different. Sadly, fewer allow for dogs and I sure wish that would change, but some do exist. Just to name a few pet friendly condos are the Alii Park Place, Holualoa Bay Villas, Kona by the Sea, Kona Sea Ridge, Na Hale O Keauhou, and Villas at Keauhou Estates. In South Kohala the Resorts do allow for their share of our furry friends. Halia Hale Kauna’oa at Mauna Kea is pet friendly along with Wai’ula’ula and Kumulani. In the Mauna Lani Resort the Fairways, Kulalani, Ka Milo, and the Villages at Mauna Lani are on the list. Residential Subdivisions include Kahakai Estates and Bay View Estates in Keauhou in Kailua-Kona.
