racks, you have to fence them off to keep the public safe. We were very pressed for time and contacted Vinylscape Fencing to help us meet our completion date. These guys came in and worked on the Fourth of July and had to make changes in the field to accommodate a last
minute decision. Dayle Tejada (owner) has an excellent crew. They work fast, efficiently and were very cooperative.
Throughout the project, we wanted to keep everything we could, local. Tyson Toyama, the engineer from Okahara and Associates was born and raised on the Big Island. Our rack materials were purchased from R&R Solar in Honolulu with Rolf Christ at the helm. When we needed plumbing, we had several prices and returned to our local dealer,

good to keep everything as local as you can to benefit the community in these hard times.

The County of Hawai‘i and the Hāmākua Farm Bureau held a ceremony in late July to bless the 1,739 acre Kapulena Agricultural Park, just northwest of Honoka‘a. A group of about 50 farmers, ranchers, officials from the County and State including members of the community gathered for the morning blessing by Deacon Larry Ignacio, born and raised in the area. This is one of the most excited projects that we’ve ever had the opportunity to work on. Its been a true privilege. We talk about cooperation and collaboration. We talk about agriculture and sustainability. There’s a lot of conversation, but we needed to have a meaningful project that was on the ground, where farmers could farm and ranchers could ranch. The first herd of cattle has been grazing the Kapulena lands since the beginning of 2012 in an effort to clear thick vegetation off the first increment of the fallow sugar cane lands, while simultaneously preparing the cattle for market. Once the lands are grazed down, they will be made available for more intensive farming projects proposed by the community. To have the largest agricultural park in the state of Hawai‘i be a County and community one is a very humbling, satisfying, and rewarding experience. Our job was to just remove obstacles, hurdles and barriers along the way. While the grazing project will clear vegetation growing on the property for the initial group of farmers, the County has also entertained a number of offers from companies that wish to make use of ironwood trees which have taken over a majority of the property. Proposed uses for the ironwood include everything from flooring to fuel cells to biomass. Other uses of the Kapulena lands could range from community gardens to larger-scale ranching and
commercial production of crops to educational programs that will encourage youth to enter agricultural fields. The Kapulena Agriculture Park is operated by the Hāmākua Farm Bureau on a portion of the Countyowned Kapulena lands just above the Hāmākua ditch between Honoka‘a and Waipi‘o Valley. Last year, the County worked with partners – including inmates from the Hawai‘i Community Correctional Center – to clear old cane haul roads and install fencing and gates for security to support grazing on this portion of the Kapulena lands. The commitment of 1,739 acres in Hāmākua represents a major increase in the available opportunities for farming on the Island of Hawai‘i. The state operates agricultural parks in Pāhoa, Hāmākua, Pana‘ewa and Keāhole, but the 1,739 acres at Kapulena amounts to more land for farming than all of those existing state-run agricultural parks on the island combined. In addition to the County of Hawai‘i and the Hāmākua Farm Bureau, participants in the Kapulena lands include University of Hawai‘i College of Tropical Agriculture and Human Resources, and the U.S. Department of Agriculture’s Natural Resources Conservation Service. To see collective energy result in a beneficial project that also is focused on growing the next generation of farmers, growing the next generation of ranchers, to have been a small part of that is something I’ll always remember. We didn’t talk about agriculture or talk about sustainability but actually brought the community together to make it happen and getting it done is the most satisfying, rewarding part of the job. 1. Be realistic about your personal long term goals vs current market conditions. Before you start figuring out the price of your home, first you should evaluate your goals as they relate to selling your home. Why do you want sell? How long are you willing to have your home on the market? At what price do you need to sell your home so that you can afford to move into your next new home? Once you are clear about your goals, you need to be realistic about the market value of your home. I always advise my clients to use caution about overpricing, it is one piece of advice that I always stand by. If your price is not on trend with the market conditions, you may not meet your goals. It’s important to be very clear about your long term goals vs. how much you think you can sell your home for.
2. Know where you stand financially It’s great if you own outright, but if you are like most you likely owe on your mortgage. If so, your next step is to look at your mortgage statement or contact your lender to find out how much money you need to pay off your mortgage. While in this process you will probably wonder what is the actual value of your home is?
3. Understand the Value of Your Home I will provide you with an extensive Comparative Market Analysis that will compare your home with others that have sold and that are currently on the market. I will share my knowledge about what I believe buyers are willing to pay regardless if your home compares or doesn’t compare to others in the neighborhood. If you are interviewing other agents to sell your home while in the process if you hear an agent that gives you a bizarre high number, be skeptical there’s a reason! There are agents who will tell you ANYTHING to get the listing. Don’t get caught in a trap! – don’t fall prey. If it sounds too good to be true then it probably isn’t.

ailua-Kona, HI - When a marriage ends in divorce, the lives of those involved are changed forever. During this time of upheaval, one thing that shouldn’t have to change is the credit status you’ve worked so hard to achieve. Unfortunately, for many, the experience is the exact opposite. Unfulfilled promises to pay bills, the maxing out of credit cards, and a total breakdown in communication frequently lead to the annihilation of at least one spouse’s credit. Depending upon how finances are structured, it can sometimes have a negative impact on both parties. The good news is it doesn’t have to be this way. By taking a proactive approach and creating a specific plan to maintain one’s credit status, anyone can ensure that “starting over” doesn’t have to mean rebuilding credit. The first step for anyone going through a divorce is to obtain copies of your credit report from the 3 major agencies: Equifax, Experian®, and TransUnion®. It’s impossible to formulate a plan without having a complete understanding of the situation. (Once a year, you may obtain a free credit report by visiting www.AnnualCreditReport.com.) Once you’ve gathered the facts, you can begin to address what’s most important.
Create a spreadsheet, and list all of the accounts that are currently open. For each entry, fill in columns with the following information: creditor name, contact number, the account number, type of account (e.g. credit card, car loan, etc.), account status (e.g. current, past due), account balance, minimum monthly payment amount, and who is vested in the account (joint/individual/authorized signer). Now that you have this information at your fingertips, it’s time to make a plan. There are two types of credit accounts, and each is handled differently during a divorce. The first type is a secured account, meaning it’s attached to an asset. The most common secured accounts are car loans and home mortgages. The second type is an unsecured account. These accounts are typically credit cards and charge cards, and they have no assets attached. When it comes to a secured account, your best option is to sell the asset. This way the loan is paid off and your name is no longer attached. The next best option is to refinance the loan. In other words, one spouse buys out the other. This only works, however, if the purchasing spouse can qualify for a loan by themselves and can assume payments on their own. Your last option is to keep your name on the loan. This is the most risky option because if you’re not the one making the payment,

4. Realize that the Kona Coast is a very unique marketplace. National blogs and numerous media outlets like Trulia offer all sorts of advice for sellers but there’s one thing that sort of advice cannot convey. What is going on in your local Kona market? Sure, it’s a buyer’s market nationwide, but if you live in Nebraska, that could mean homes sell at or near asking in 45 days or less; in Phoenix Arizona, a home could stay on the market 6 months and sell for 30% below asking. Here in Kona, homes can sell above asking, in less than two weeks – and that’s still a buyer’s market compared to the 20% above asking sales that were common a few years back. 5. Take moment to preview nearby Open Houses. As the seller, you must present a compelling package to buyers that will wow them enough to buy your home. Get inside the minds of the buyers. Think how they think and see what they see. You bought your house what were you thinking when you saw it the first time? By touring homes for sale in your area and scouting the internet, you will see

Make sure you see (a) properties in your neighborhood or similar neighborhoods, (b) homes in your home’s general price range, all around town, and (c) homes that have similar numbers of bedrooms, bathrooms and square footage no matter what the price. By doing the homework you’ll see your competition. By starting with these “to dos” you will be on your way to selling your home. Once we get these out of the way, we will then tackle your curb appeal and formulate your marketing plan. Remember your home’s curb appeal needs to be at its very best inside and out.
