Former Mississauga Mayor Hazel McCallion knows about development. Under her steely gaze, the city she oversaw for 36 years transformed from a collection of villages to a large, connected city. Love it or hate it, McCallion had a vision and she saw it through with a “balanced approach to make sure the needs of the people and growing communities were met.” Now McCallion, who is the ex-officio advisor to the premier on issues within the GTHA, is calling for the province to rethink the proposed amendments to the Growth Plan and Greenbelt Plan for the Greater Golden Horseshoe Area. “As it stands now, people are having a tough time finding a home they can afford,” she wrote in a press release in early April. “While everyone weighs in on why house prices are so high and how to fix the problem, it is clear that the consequences of the proposed plans will lead to an even greater housing affordability crisis by creating ground-related family housing only for the rich, while everyone else will be forced into apartments or condominiums.” Although McCallion says that the GTHA’s mayors and chairs support the principles of the Growth Plan, she says the province hasn’t done its homework and has not created a financial or economic plan to support the policies. To that end, McCallion is calling on Premier Kathleen Wynne to meet with the stakeholders before finalizing the proposed amendments. “The premier needs to hear first-hand the concerns and recommendations of the mayors and chair. As it stands now, the mayors and chairs do not fully support the province’s proposed plans. “They are too much, too fast, with an unrealistic one-size-fits-all approach.” I couldn’t have said it better myself.

FRAUD PREVENTION: WHAT CONDO DWELLERS NEED TO KNOW Living in a condominium provides security, knowing a neighbour is always around. But these close quarters also mean you should be vigilant — to make sure the wrong people aren’t getting their hands on your personal financial information. I’m passionate about teaching Canadians how to protect their financial information and I’m so proud to have teamed up with Canadian Anti-Fraud Centre and their partners to promote my tips. Here are a few steps condominium dwellers can take to protect their financial information.

Identity theft remains a serious concern in Canada. Fraudsters are constantly finding new ways to steal your personal information.

Keep your mailbox clear Fraudsters living near you already know your mailing address. With a few other key pieces of information they could do damage by building a fake identity with your likeness. One of the biggest conveniences of living in a condo is being able to access your mail indoors. No need to schlep out to a community mailbox. The mailboxes are locked and owners might feel it's okay to leave their mail unchecked for a few days. It’s better to pick up your mail as soon as it arrives. If your mailbox gets full, mail might be left in a communal area for pick up, making it vulnerable to theft. Also, if fraudsters get into your mailbox there’s more for them to get their hands on.

Make your PIN hard to guess Making a hard to guess password that you change often is one the easiest way to protect yourself from cybercrime. Also be sure to log out of online banking, on your computer or mobile and never check you financial statements on a public computer or using public Wi-Fi. Also if you get a call or email from the bank, don’t divulge any personal information. Even if you are interested in their offer, hang up, look up the official number and call them back. This way you know you’re talking to the right people. If you’ve been a victim of identity theft or fraud, the first thing you need to do is report it. Here’s who you should call: • Your bank immediately • The local police department to file a report • Contact Canada’s main credit agencies: Trans Union Canada

Shred sensitive information We get a lot of personal information in our mailbox and often we don’t dispose of it properly. We might rip a document in half and throw it into the recycling bin. That’s not good enough. A good rule: if it has your name and address on it — shred it. This is true for all Canadians, but especially anyone that lives in a condo and has a shared place they throw their garbage and recycling. Once something is in the trash it’s considered public property and anyone can get their hands on it.

It’s important to know that identity theft is the most serious, non-violent crime and the fastest growing type of fraud in North America. The chance of your identity being stolen is low, but if it happens to you it can take months or even years to sort out all the issues it would create. CL

Tips for everyone If your wallet is stolen it is already a stressful situation. Don’t make a situation like that even worse by giving that thief full access to your most sensitive information. MODERNIZING THE HOME INSPECTION INDUSTRY COULD HELP TO FURTHER PROTECT CONSUMERS IN ONTARIO Currently, home inspectors are the only real estate-related professionals in Ontario that are not regulated. If the bill is passed, home inspectors would require a license and an administrative authority to oversee home inspectors would also be created. The administrative authority would establish a code of ethics, and a standard for home inspection reports and contracts. They would also be responsible for handling complaints, as well as the enforcement processes through discipline and appeal committees. The Toronto Real Estate Board, along with various industry partners, including the Ontario Real Estate Association, has long advocated for the licensing of home inspectors and the standardization of the industry. I believe it is critical for the home inspection industry to be regulated in Ontario, if not to raise the bar and increase the credibility of the home inspector profession, but to provide added protection for consumers. Realtors are not home inspectors and most real estate professionals will advise their clients to conduct a home inspection. In fact, the home inspection is useful to both buyers and sellers and can help increase consumer confidence in the real estate transaction. From a seller’s point of view, conducting a home inspection in advance has the added advantage of enhancing their home’s selling potential and can help close the real estate transaction faster. From a buyer’s point of view, knowing their new home has been given the seal of approval by a credible home inspection professional may add to the confidence of their purchase decision. This legislation, if passed, would augment the value of a home inspection as part of the real estate transaction as home inspectors will be increasingly able to offer, according to a standardized

The GTA’s top renovators and custom homebuilders were recognized by the Building Industry and Land Development Association (BILD) at its annual Renovation and Custom Home Awards, sponsored by RENO & DECOR magazine, published by HOMES Publishing Group (HPG). Created by BILD in 1999, the awards program recognizes renovators for professionalism, quality of work and industry leadership. A team of industry professionals evaluates nominees and the Renovator of the Year award is also decided based on survey results from clients. Samantha Sannella, design and architecture editor of RENO & DECOR, was the host for the event, held at the Automotive Building at the Exhibition grounds on the opening day of the National Home Show. Members of HPG’s team were presenters of the awards on behalf of RENO & DECOR. The Renovator of the Year award, which recognizes the renovator who sets the standard for the rest of the sector in their leadership and commitment to customer service and their contribution to the overall image of the renovation industry, was presented to Men at Work Design Build Ltd. by Michael Rosset, founder publisher of HPG. Men at Work also earned the Best Renovation $300,000 to $500,000 for expanding a small cramped semi into an extended spacious family home, and the Best Home Renovation $75,000 to $150,000 for converting a dark and dated kitchen to a bright and open eating and entertaining area. The Best Renovation Under $75,000 was awarded to Binns Kitchen + Bath Design for transforming an out-dated kitchen into a large contemporary space featuring an open concept design. Super 7 Group won the Best Renovation $150,000 to $300,000 award for its unique renovation and complete interior demolition of an existing house on Lake Ontario. Two renovators shared the award for Best Renovation $500,000 or more. Lewitt Construction Inc. won for maintaining the facade of a 1940s Tudor home while completely gutting and transforming the interior to a modern space. Co-winner TIPEQ Inc. reinvented a 1905 beach home as a light-filled, energy-efficient modern home. Keystone Ridge Developments won the award for Best Condominium Renovation for renovating a 1,800-square-foot Toronto condo and giving it an elegant modern look. Chatsworth Fines Homes was presented with the Best Custom Home Award for creating a beautiful luxury home that includes environmentally sustainable features. Special awards were also presented during the lunch. Jim Cunningham of Eurodale Developments was named Member of the Year. Cunningham has been a member of the BILD for over a decade and has been the recipient of the Renovator of the Year award three times since 2010. “Jim continues to demonstrate excellence in all aspects of home renovation year after year and is an invaluable ambassador of our

Frustaglio is a longstanding member of the renovation community and actively engaged at the local, provincial and national levels, Tuckey noted. “He felt this was the best way for him to give back to an industry that had provided him so much opportunity and success. Throughout the years, Frustaglio has seen many changes and has worked hard to raise the standard in quality and professionalism of the residential renovation industry. Frank Cohn has received the prestigious Renovator of the Year award three times over a span of 25 years. “His leadership and efforts have helped raise the standard for all renovators and have contributed to enhancing the public image of renovators in the GTA,” Tuckey said in introducing Cohn. “He runs a one-man show and with the collaboration of trusted suppliers continues to meet and exceed customer expectations.” He was chair of the Renovator and Custom Builder Council and has continued to serve and attend the monthly council meetings. “In fact, he holds a record of over 19 years without ever missing a Renovator and Custom Builder Council meeting,” Tuckey noted. “Now that’s some feat.” Cohn hosts the Home Improvement Show on Newstalk 1010, sharing his extensive knowledge of home renovations and repairs. All award winners are members of the national RenoMark program operating in the GTA. LARRY BLANKENSTEIN It’s full circle as the president of the Lash Group redevelops an area where his father built rental stock in the 1950s BY GALE BEEBY

Larry Blankenstein is a trendsetter who walks where others fear to tread.

Take Cloud9, for example, a midrise condo building on Esther Lorrie Drive and Kipling Avenue with views of the Humber River valley in an area of Rexdale that hasn’t seen new development for over 60 years. Here, the Lash Group took a chance and it paid off. The 260-unit building sold out quickly and what was once a great family community is now looking hopefully to the future. In 2002, the Lash Group was one of the first developers in the King Street West and Bathurst Street neighbourhood, which is now part of the trendy Entertainment District. “It was hard selling that first building, but it was the beginning of that neighbourhood’s transition from industrial to residential. This is what I love doing,” Blankenstein said during a wide-ranging interview at the company’s Downsview offices. “Bathurst and St. Clair was another tough sell. We were building west of Bathurst on St. Clair, which was considered a rough area even though it was just the other side of Bathurst. But we’re now on our fourth building there and the neighbourhood has blossomed. And now Blankenstein is taking on Scarborough. Blankenstein, who helms the company his father founded in 1955, says that ME Living is at the forefront of a renaissance that is reinvigorating the long depressed area of Woburn. Located at Markham Road and Ellesmere Avenue, when complete, ME Living will include condominiums, townhomes, shops and parks. “We are really trying to be innovative,” Blankenstein said. “Over 60 years ago my father built rental buildings at Markham and Ellesmere.

“ And now we’re tearing down the old and building the new. It truly is a full circle.” Q: Tell me about the history of the Lash Group. A: My father, Abe, came to Canada in 1955 from Eastern Europe with nothing. On the boat to Canada, he met his future partner, who was an electrical engineer, and my father was a master electrician. Together they founded Falco Electric, which evolved into Falco Properties. Falco continued to grow, building commercial and industrial space and building rental apartment buildings, and then moved into residential houses under the name of Marble Arch Homes. In 2000, it was decided to sell the industrial portfolio as the two families decided to go there own way and we became the Lash Group. My father, who is 86, still comes into the office every day. He’s pretty amazing.

Q: Did you always know you would work for the family business, or did you have other interests? A: I was always destined for this and I love it. As a kid, I worked at the job sites, doing everything from manual labour, cleaning, servicing and then I became an assistant supervisor. I went on to York University after high school and studied urban planning. Then I came into the family business and did sales and marketing and land acquisition. I was out in the field for 15 years and all that experience — from the bottom up — has given me a greater appreciation for everything our team does on a daily basis. When we started Marble Arch Homes, we were building approximately 200 houses a year in the GTA. But in the early 2000s, with the lack of available land to develop, I was able to realize my passion for building highrise condominiums in tough-to-sell neighbourhoods. Cloud9, for instance, really stands out and now other developers are looking to follow our lead. And our first condo, at 66

WOOD IS GOOD The temperatures are surpassing the teens, and the ground is thawed nicely. Having said that, the For Sale signs that usually find their way onto everyone’s front lawns don’t seem to be showing up as in the past. The market is great; everything is selling, but there’s not a lot of ‘everything’ out there. Both the new and resale market is aching for new product. The condo world remains brisk, with record breaking sales, hundreds of suites at a time. I’ve noticed recent launches in downtown, North York, Vaughan, Scarborough and lots more around our great city. The apartment style condos remain a great option in this market, with average new homes in sometimes less than average locations fetching over a million, effectively twice as much as the new condos that are gracing our market.

Spring is in full bloom.

“There are 100,000 new Torontonians yearly, yet new homes and condos are built for one out of every three or so; it just doesn't add up." Affordability remains key. And supply is low. With the ongoing growth of our city, the shortage of available product is very much a ‘now’ phenomenon. And, despite all the great condo choices out there, many of the new launches will bring product to the market a few years down the road anyways. Great for the future but not for those who need their new digs now. There are 100,000 new Torontonians yearly, yet new homes and condos are built for one out of every three or so. It just doesn’t add up. So, despite the harsh realities of supply and demand, there

is a trend towards lowrise housing. Single family homes are expensive to build and service. And there is a growing need for density to accommodate would-be buyers. Shared walls, lawns and parking facilities can lead to more affordable housing as construction costs are lower. Energy consumption and everything green often improves in these scenarios, helping our green initiatives and mandates. So, the world of semi detached homes and townhomes expand to the next level. Back to back towhhomes are popular and appearing everywhere. Back yards move to the front, helping people orient to their neighbours if they wish, yet preserving the ability to build larger inside their four walls. Stacked townhomes are popping up everywhere. Parking is usually underground, and outdoor space is often in the form of a balcony or deck. Some really great outdoor spaces are appearing on the rooftops of some of these great new offerings, allowing people to enjoy their ‘view from the top’; often a nice 30 or 40 feet above grade. Multiple higher density projects offer larger spaces than many of the typical highrises we find in our market. And as they’re often build with wood, they rise faster and become new homes much sooner. Common areas tend to be simplistic, keeping maintenance fees low while maintaining beautiful surrounds for the residents. And, with all of today’s enhancements in construction, soundproofing in particular, combined with the energy efficiencies these boast, buyers often find ‘more for less’, something that is very rare in our current market environment. This is why, in many ways, it’s quite clear that ‘wood is good’ and, more importantly, here to stay...Happy home hunting! CL

The season is once again upon us as many of us are feverishly exploring design magazines for inspiration and direction for our next renovation.

As small-space dwellers we have resolved that our renovation options sometimes differ a little because we live in a condo. however not wanting to compromise, we still aim to create a magazine-worthy look in our home. When designing a space many of us look for inspiration in fabrics and colours, why not look down and get inspired by your flooring! It may be a bit unconventional to imagine that flooring could in fact be the root of the design for your room, but with today’s flooring options it’s definitely a possibility. Whether you reside in a modern new build or a charming vintage walk-up, I think we can agree that when it comes time to renovate, inspiring flooring options that meet condo restrictions can sometimes be sparse. Recently though, we have been seeing a surge in beautiful new luxury vinyl, vinyl composite

core and laminate flooring options that are definitely on trend and set to inspire our design creativity. Laminates have been around for quite awhile and are a hard surface flooring manufactured using material like medium or high density fibreboard which forms the core. Luxury vinyl is a soft surface flooring product that is flexible. It comes in a variety of installation options providing a great look and comfort too. One of my go-to suppliers of high-end luxury vinyl, Evoke, provides many fantastic options that have the look of wood, stone or other natural material. Vinyl composite core is a newcomer to the manufactured flooring world. This flooring combines the best features of laminate and luxury vinyl. The floor boards are rigid planks that click together like laminate, but are constructed from a water-resistant vinyl composite material that gives them the flexibility of vinyl flooring that can be installed anywhere. So, the question remains, how can flooring be inspirational? Envision a great distressed floor in a weathered shade of brown with accents of ashen greys, reminiscent of aged vintage flooring found in an old Parisian apartment. Add some wonderful custom millwork, beautiful plaster moulding ceiling detail and a charming old chandelier. Play off this vintage look by adding a simple tailored sofa, Scandinavian inspired chairs, perhaps a rustic coffee table and some great pops of colour with accessories, topping it off with beautiful soft billowy linen sheer drapes; creating for yourself an elevated yet relaxed living space all inspired by our distressed looking flooring. But let’s not stop there, this same flooring has many lives and looks to offer us. This same flooring can inspire a typical urban kitchen to have a more relaxed, country-chic feel. When blended with warm mixed metals, a mix of soft grey and wood toned cabinetry and a vintage looking quartz countertop you are on the way to creating for yourself a great kitchen space to enjoy with family and friends. Inspiration can be found in many different ways. This year is all about colour, texture and pattern, all key elements of good design. Instead of starting your next renovation with a paint colour, fabric or cabinetry, try something a bit different and look to see what’s underfoot…you may be surprised with what you find!
