One of the biggest problems facing the GTA is affordable housing, which has become a bigger challenge for municipalities after the provincial government moved that responsibility to cities over the last few decades. No one will argue that safe and affordable housing is needed for people with lower incomes, but this housing should not come at the expense of housing affordability for everybody. Earlier this year, the provincial government proposed legislation for inclusionary zoning that would let municipalities mandate the inclusion of affordable housing units in new development projects. If enacted, local governments could require housing applications to include a certain percentage of affordable units. “We all know that nothing is free, and without government investment and financial support, the cost burden to create affordable housing through new development means that those costs are transferred to the rest of the new homeowners in a development project,” notes Bryan Tuckey, president and CEO of the Building Industry and Land Development Association (BILD). Inclusionary zoning, then, would raise the cost all new homes, which would impact every buyer of a new home. The debate that has begun because of the proposed legislation is needed. And hopefully other funding tools — government subsidies, density bonuses, private/public collaborations or/and tax abatements, for example — will be discussed. That would be a good thing.

SAVE MONEY BY FIGURING OUT WHERE YOU’RE WASTING THE MOST According to the latest figures from Statistics Canada our debt-todisposable income ratios are at an all-time high.
In the second quarter of 2016, the ratio was 167.2 per cent. For every dollar of disposable income there is $1.67 we have to pay back. The main drivers are real estate prices. With interest rates remaining at record lows, Canadians continue to feel comfortable borrowing more. If you’re worried about your debt levels, here are some common places many of us might be spending too much. ● Doing a weekly grocery shop. I’m not a big fan of bulk shopping. I find we buy too much and it goes to waste, or we buy the wrong kinds of things and we struggle to make the groceries work in our meal plan. My best advice is to shop every two to three days for your pre-planned meals. You’re more focused and the food is fresher too. ● Driving a car. Most of us don’t realize how expensive it is have a car. According to data from Canadian Automobile Association and Globe Drive research, the average annual cost is $10,456 a year. This figure is based on the cost of running a 2013 Toyota Camry, 18,000 km a year, with the cost of gas set to $1.23/litre, with regular maintenance and repair. ● Doing errands at the mall. According to research, on average, shoppers spend $105.11 per visit and average $3,910 in annual expenditure at a mall. (Alexander Babbage, Inc.) Many of these are impulse buys. My best advice, resist temptation and take your day to day errands as far away from a mall as possible.
● Shopping when we are tired. We know we make bad food choices when we are sleepy but did you know we also make bad spending choices. The attitude is, I work hard, I’m tired, I deserve it. But the real question is can you afford it? ● Shopping without a list. By not making a list before you leave the house you’re likely to spend more. Research show we spend 23 per cent more when we go into a shop cold with no plan, (Wharton school of business). Take one minute and make a list and plan. Seeing it written out will focus your spending and minimize your impulse buys. ● Having too much stuff. You know the saying “time is money” — research shows we are wasting a lot of time searching through our extra stuff. A British survey* recently found that during our lifetime we will spend a total of 3,680 hours or 153 days searching for misplaced items. Cutting out the clutter will cut this time down, leaving you extra time to make money or think of creative ways to save. ● Underutilizing your health benefits. Many of us at work have health benefits that include extras like massage, acupuncture services and holistic appointments. Use these as an alternative to other outings. So rather than a lunch date how about a massage by a therapist? Finding the extra money may be easy, but remember, once you’ve freed up all that extra cash, use it to pay down your debt. Buying & relocating From your property search, through the moving process and getting to know your new neighbourhood, these apps may help make the transition that much easier and more enjoyable. ● Walk Score (free) — This app, which shows the proximity of a given property to nearby amenities like schools, stores and entertainment could be especially handy for urban home buyers, as they tend to favour walkable neighbourhoods. ● Photo Measures ($) — Think you may have found your dream home but not sure if your furniture will fit? Photo Measures allows you to note room dimensions on photos you take of a given room and might help to eliminate the guesswork out of buying, renovating and redecorating decisions. ● Realtor.ca (free) — With CREA’s REALTOR.ca app, prospective buyers and renters can quickly search a comprehensive list of property listings across the country. ● Collaborate (Contact your TREB Member REALTOR® for Access) — Collaborate is a new, cross-platform application that allows you to search properties across devices and communicate with your TREB Member REALTOR in real time. Like a “Facebook of the MLS® System,” it allows you to share, comment and like/dislike properties while sharing this info with your real estate professional.
Renovating & decorating Whether you’re a happy homeowner or a motivated seller, these apps could help you make your home into a picture perfect oasis. ● ColorSmart by Behr (free) — Ever wanted to do more than tack a paint chip on your wall to see if it “works”? This app allows you to take photos of your home and preview any Behr paint colour on all four walls before you buy!

It’ll allow you to keep your personal and professional projects in order and at a glance, no matter where you are. ● BillMinder ($) — With this helpful app, you’ll be able to organize all your monthly payments, from mortgages to the cable bill, by their due date. The app will send you a reminder when due dates are close and will allow you to create customized charts and reports based on your finances.

CORPORATE SOCIAL RESPONSIBILITY “Say what you do. Or as Jung said: “You are what you Do what you say.” do, not what you say you’ll do.” “Walk the talk.” Companies these days are increas-
ingly — and correctly — perceived through a lens of action that can extend well beyond the company’s core business and into how it participates with citizens generally. In other words, how does it contribute to the community in which it works? Corporate Social Responsibility (CSR) is just that: a responsibility to participate in, engage with and, hopefully, improve the community around it. At Tarion we take CSR seriously. Why? For lots of reasons. Our 230 staff see their own communities reflected back in what we do and the causes we collectively support. They feel pride in their efforts to make a difference. Just as important, we are able to partner with our stakeholders in the building industry to lend even greater impact to our efforts. A terrific example of this is our annual golf tournament in support of The Children’s Wish Foundation, an organization that grants the favourite wish of a child diagnosed with a life-threatening illness. By granting a wish, it aims to help ease the pain of the child and provide a welcome break for the child’s family. More than 22 years ago, Clarence Layne was a Tarion staffer who believed that connecting Tarion to Children’s Wish would be a good thing. Little did he know that he would create a legacy that would result in almost $800,000 being raised by Tarion and our industry partners – making us one of the largest national supporters of this organization. This year, more than 270 builders, lawyers, real estate agents, insurers, technology experts and others teed off at Angus Glen on one of the hottest days of the year to support this cause. Due to the spectacular turnout and generosity of all who attended, I was thrilled to present Children’s Wish with a cheque for $30,000 — an increase of $10,000 over last year. What does nearly $800,000 mean to Children’s Wish? As they tell us, in today’s dollars it means that 80 children have had wishes fulfilled because different stakeholders in Ontario’s building industry came together, supported by Tarion volunteers, to play golf and back a common cause. As Tyler Mercer of Children’s Wish Foundation says, “Children’s

Wish relies entirely on donor funding to fulfill the most heartfelt wish of children. We would not be able to grant 1200 wishes annually, across the country, without the tremendous support of Tarion, as well as their vendors and partners. “Currently there are 600 pending wishes in Ontario and Tarion’s continued dedication is crucial to helping us further our goal of bringing joy and wonder into the hearts of our many wish children and families.” Children’s Wish is just one of many charitable causes supported by Tarion’s dedicated employees. Staff have volunteered their time to build homes for Habitat for Humanity and they’ve raised money and in-kind donations for dozens of local communities and charities, directly connecting Tarion to the needs of the communities in which we live and work across the province. Why is this important for Tarion and our staff? Or, for that matter, our stakeholders in the building industry? It’s simple. How a company practices and pursues CSR speaks volumes about its culture — how it does business, how it treats people, and the emphasis it places on connecting with and supporting communities it serves. I am proud to say that Tarion’s culture is one of volunteerism and philanthropy. It’s an infectious culture that inspires and encourages others, like our stakeholders in the building industry, to join in and add their considerable resources to charitable causes that have a lasting impact. Our presence in this space — connecting people from all walks of life and types of business — is how we can make a difference. And in this spirit of giving to help others in need, we all benefit. CL

Neil Rodgers was elected president of the Ontario Home Builders’ Association (OHBA) at the organization’s annual conference in September. Rodgers most recently served as the association’ first vice president and has been a member of the executive committee since 2012. A long-time dedicated advocate for the association and the industry, Rodgers brings a wealth of knowledge, talent and expertise to this leadership role within OHBA.
With almost 30 years of experience in land development, his career has spanned both the public and private sectors of the industry across southern Ontario, British Columbia and the United States. Rodgers is currently an executive vice president at Tribute Communities, one of the largest integrated land developer/community builders in Ontario. A focus for Rodgers’ term as OHBA president will be on evidence-based research in order to demonstrate what the future of the marketplace will look like with the current policy models that are in place. With several important files on the go, he plans to use this research to help educate, advocate and inform the government on issues like the Greenbelt and Growth Plan, the OMB Review and building code changes around Net Zero housing as well as the Climate Change Action Plan. Rogers Real Estate Development Limited, a private holding company owned by the Rogers family, plans to redefine the western edge of downtown Mississauga with a $1.5 billion development. The announcement was made by Edward Rogers and Mississauga Mayor Bonnie Crombie in September. M City — a 10-tower, 15-acre, 4.3 million-square-foot masterplanned community — includes over two-acres of public parkland in the downtown core. The meticulously planned project has been in development since 2007, when Rogers Real Estate enlisted leading Canadian developer Urban Capital Property Group to manage the process of turning a long-held family asset into a legacy community.

Habitat for Humanity Canada marked World Habitat Day on October 3 by announcing that former U.S. President Jimmy Carter and his wife Rosalynn will be in Canada for Habitat for Humanity’s 34th Jimmy and Rosalynn Carter Work Project in July 2017 to help build 150 homes for Canada’s 150th anniversary. This will be Habitat Canada’s biggest build project ever and will take place in every province and territory across the country. “It is an honour to host President and Mrs. Carter. We are grateful for their support and the many volunteers whose commitment to Habitat’s mission has helped us empower communities through affordable home ownership,” said Mark Rodgers, president and CEO of Habitat for Humanity Canada. Since 1984, the Carters have travelled around the world with Habitat to build and improve homes. Toronto-based DUCA Financial Services Credit Union launched the Community Hero Mortgage in September, a first-of-its kind product that aims to help provide affordable housing for working, low-income families in the GTA. In partnership with Habitat for Humanity GTA, the Community Hero Mortgage contributes a percentage of the interest portion of every payment to assist in building houses for local families in need of affordable housing. “We are pleased to introduce the Community Hero Mortgage to new and existing members,” said John Jenner, DUCA’s vice president of marketing. “DUCA has a long history of giving back to the community, and at a time where housing in the GTA is becoming increasingly unaffordable, we wanted to find a way to support families who wouldn’t otherwise be able to purchase a home.” Through the Community Hero Mortgage, DUCA will donate two basis points from the interest portion of each monthly mortgage payment to Habitat GTA, up to a total commitment of $500,000 over the next five years, to help fund the construction of new homes. DUCA employees will also support the initiative by providing volunteer hours to support the Habitat for Humanity home builds. “The Community Hero Mortgage will make a significant impact on our work of providing a hand up to help working, low-income families become homeowners,” said Ene Underwood, CEO, Habitat for Humanity GTA. “Affordable homeownership empowers Canadians, providing them with a sense of pride, stability and independence. PRE CONSTRUCTION CONDOS: WHAT TO LOOK OUT FOR?
You are considering buying a pre construction condo, but you are thinking, “I have to look years into the future…”
Looking years into the future is definitely not easy. Here is some advice that you should take into consideration when you are starting your condo search.

Condo amenities
Most people are familiar with the philosophy “You get what you pay for” but do not follow it when buying a condo. There is a difference between finding a deal and buying something just because it is cheap. When you are looking for a condo, make sure you are looking for the best location. Granted, you may have to sacrifice the size of the property for a better location. By buying a property in a triple A location, it will help keep the value of your investment far into the future.
When looking for a condo, another key thing to look for is the type of amenities a building has to offer. This is a really big factor in today’s condo market. I am finding that more and more clients demand for better amenities. For example, roof top pools and infinity pools are extremely popular. Other popular amenities that buyers look for are gym facilities, media rooms, fancy party rooms, guest suites, visitor’s parking, 24-hour security and concierge, which are all luxuries that condo living has to offer. While amenities are attractive and appeal to many buyers at first glance, buyers need to also remember that the more amenities a building has, the higher the condo fees will be, especially the case with pools and security, as those features add to the expenses.
Location, location, location!
A good walk score
As mentioned above, location is key. Look at any major city and think about where you would want to live if you were to move to that city. When most people think of New York City, they think of Manhattan. Then it breaks down into major attractions such as Times Square, Madison Square Garden, Grand Central Terminal, Central Park, Empire State Building and more. Major transportation hubs, stadiums, tourist attractions and business centres are what people look for. In Toronto, we have the CN Tower, Rogers Centre, Union Station, Air Canada Centre, Financial District, Toronto Waterfront, Liberty Village, Distillery District, just to name of few. These are all great places that usually attract people from all over the world. Toronto is very much a growing city and as a city grows, there will be more investment opportunities, so look out for those major attractions when purchasing a condo.
Most condos are typically close to everything but pay attention to the walking proximity to places such as major grocery stores, banks, medical clinics, LCBO, upscale coffee shops/stores and other anchor businesses that might attract more people. Remember that these major businesses have done their research so you can piggyback off their choice of location. Another important thing to note is whether or not there is easy access to public transit. Ultimately, it is all about convenience.
You get what you pay for
Condo maintenance fees & quality of build A lot of clients that I work with always wonder about the price of the condo maintenance fees. For starters, look at the size and number of units in the building. If a condominium has fewer units and the units are also larger, the maintenance costs would be divided amongst fewer owners. Therefore the maintenance fee would most likely be higher. Typically, you calculate the price per square foot when looking at the maintenance fees. Before you buy, also do a little bit of research on what other projects the builder has completed in the past in order to get an idea of the quality of build you could expect. There are some top-notch builders out there that not only provide premium quality work but

Start with the end result in mind As a buyer, you need to remember to start with the end result in mind. Think about what your wants and needs are and determine whether or not the condo you are interested in purchasing will meet all of your wants and needs. Do your homework by researching the area and the quality of build and always remember you get what you pay for. You will most likely pay more for a condo that is in a good location and that offers great amenities but recognize that it will pay off in the future! CL

THE INTERNATIONAL APPEAL OF GTA CONDOS Of the approximately 250,000 immigrants to Canada each year, about half choose Toronto, where jobs, public transportation and amenities are at their doorstep. International purchasers range from immigrants wishing to fulfill their dream of homeownership to investors who recognize the value in owning here. Buyers from other countries extend to those who travel to Toronto a lot and want a home base in the city with the conveniences that come with having maintenance looked after. What all of these purchasers have in common is an appreciation for Toronto. We are in the global spotlight because of our robust economy, peaceful democratic society, spectacular world-class amenities – plus our incredible condo choices at amazing prices. Yes! In spite of rising prices, our condominiums are still underpriced by world standards. Plus, our low Canadian dollar has a silver lining to it when it comes to real estate sales. THE MET Plaza and Berkley Developments redefine the 905 lifestyle with trend-setting new project When completed, the VMC will be a shining example of the New Suburbanism: a vibrant community that combines downtown attributes such as public transit, walkability, great shopping and entertainment, with suburban advantages such as trails, parks and sports fields. The VMC will add 12,000 new residential units and 1.5 million square feet of new office and commercial space to the city. At the heart of all of this exciting new development is The Met, the new 35-storey condo from Plaza and Berkley Developments. The project, located at Highway 7 and Jane Street, achieved record sales, selling more than 430 of its 573 units in the first weeks following its launch. The Met also set a new high-water mark for new condo prices in Vaughan, yet at $200 a square foot less than comparable Toronto condominiums, still represents great value. The resounding success of The Met was good news for Plaza, a company that has built its reputation as a downtown Toronto builder. It’s also welcome news for buyers, as the project is ahead of schedule and it’s anticipated that construction on The Met will begin later this year. “We’re doing all we can to work with the city and get this started, likely in November or December,” says Scott McLellan, Plaza’s senior vice-president. One of The Met’s key appeals for buyers was easy access to subway service. The VMC will be serviced by two

stops along the new TTC subway extension that will be open soon. It will provide convenient direct access to nearby York University, or a trip to Toronto’s Union Station will take just 40 minutes. Buyers were also sold on The Met’s suite designs. “We came up with a product that worked,” says McLellan. “We designed corner units with a view that are 649 square feet with two bedrooms and two bathrooms. We put the same unit in the middle of the building that is a wide shallow design.” Those suites were an instant hit with purchasers, so much so that Plaza redesigned some of the one-bedroom-with-den units to accommodate the demand for two-bedroom plans. The idea also sold well in larger 775 and 825-foot configurations. With lowrise homes in the area becoming out of reach for many young buyers, McLellan says many are realizing that condos represent an attractive and affordable option. “I think we’ve done an amazing thing coming up with a legitimate two-bedroom, two-bathroom design. It’s a real first-time buyer opportunity.” Some buyers have purchased for their children, who may attend post-secondary institutions such as York University and could share the condo with a cousin or roommate. McLellan says if those young people get jobs downtown in the future, they won’t have to move away from the VMC as it’s a convenient commute by subway. Tower residences at The Met range from 510-square-foot one-bedroom units to 875-square-foot two-bedroom plus den suites, with prices starting at $289,000 and going up to $499,000. Luxury standard features include kitchens with quartz countertops and undermount sinks, Moen faucets and premium stainless
steel appliances. Bathrooms will have ceramic or porcelain tile, deep soaker tubs and glass-walled showers. Amenities include a fitness centre with whirlpool and spa a party room, dining room and catering kitchen. The outdoor lounge will be equipped with barbecues, and a 24-hour concierge ensures security and convenience for residents. The project also includes 62 townhouses, from 1,250 square feet to 1,453 square feet, priced from $675,000 to $899,990. All townhouses are three-bedroom units with private rooftop terraces. The Met provides an excellent opportunity to live in a signature building at the forefront of downtown Vaughan’s exciting future. “When you look at all the infrastructure going in place, the smart centre and high profile developers committed to doing things, the VMC is going to be a great area in a short time,” says McLellan. “It could end up being the second most vibrant downtown in the GTA.” Now that it has added a highly successful 905 project to its portfolio, Plaza intends to continue its tradition of building in Toronto’s most sought-after neighbourhoods served by subway. Fabric is a wonderful little secret in the decorating and design world.
It’s both inspirational and a great place to start when designing any room. Beautiful lush velvets, richly woven silks, and the bold texture of linens will not only inspire but, when combined with the abundance of wonderful patterns and amazing colours we have been seeing this past year, will create a tailor-made living space. Fabrics have the extraordinary capability of adding personality to your space and transforming it with colour, texture and patterns. They add warmth and softness to your designs, they can highlight architectural features and create interest. A bold statement can be made with the introduction of powerful patterns and rich colours, or a subtle relaxed aesthetic can be created in that same space with soft calming neutrals which are more about texture than pattern. When working with clients I try to educate them in all aspects associated with the fabrics we are suggesting for their home, such as durability, care, pattern intricacy, the hang of a fabric and, of course, colour.

The durability of a particular fabric is determined by the “double-rub count.” Fabrics are tested for the number of times a machine can pass back and forth over the fabric before it wears down. I tend to stay away from the lower rub counts for residential use and will not to do any upholstery in a fabric less than 12,000 double-rubs to be safe. I would suggest using these fabrics on a low-usage piece of furniture such as an occasional chair. There are many fabrics available today that are high performing with stain and moisture resistant features. These are beyond “forgiving” and are fantastic for high-traffic homes, especially those with kids and pets. One of my go-to fabric suppliers that never disappoints is Alendel Fabrics. They are always introducing new decadent fabric designs saturated with colour and inspiring yet classic patterns that can blend beautifully into any space. As important as durability is in your fabric selection, equally important is pattern intricacy and colour. As a designer I love playing with colours and patterns. However, when attempting to blend several different patterns attention must be paid to the scale of the patterns you are selecting. Generally, you can start by blending together a minimum of three fabric patterns. Combine large, medium and small scaled patterns together, varying between floral, stripes, geometrics and solids, and remember to balance your textures as well. With so many options available be bold in what you choose. Furniture and custom drapery for your home can be a sizeable purchase, so when scanning over the endless fabric possibilities be sure to select wisely. I like to recommend patterns that are timeless to enhance the longevity of your investment in that they are easily able to be punched up with trending colours or other patterns for a bit of fun. Since autumn is here, it’s a great time to refresh your decor by introducing more colour and texture. Use fabric, with all its great attributes, to add new life to your home. Toss cushions, or maybe layering your light airy sheers with some gorgeous fabric side panels in a robustly textured velvet or linen, will add some warmth to your room. Take advantage of the new season and let your “inner designer” shine through. Whether you love stripes, florals, or toiles there are hundreds of possibilities to make your home come alive. CL
