As the price of single-detached and semi-detached homes continues to climb, young families are looking for housing solutions for their growing families. Townhomes and row homes are becoming the new normal for family living, but some young couples are choosing to raise their children in a condominium. The trend mirrors the way families have been thriving in many other parts of the world, including most major European cities, as well as Hong Kong, Tokyo, Chicago and New York, where apartment living is the norm. Builders have responded to high-density living by finding creative and flexible ways to address the demands for family-friendly housing. These include amenity spaces geared to young family members, including indoor and outdoor play areas, craft rooms, gyms with kid-friendly activities and community gardening plots. Many new midrise and highrise condos are being built with movable panels separating bedrooms so that a unit can easily be converted from a one-bedroom to a two-bedroom suite. There are even some buildings where suites can easily be combined so that two one-bedroom units can become a large two- or three-bedroom suite. At CityPlace in downtown Toronto two new schools are planned for the influx of urban families. Developers are also aware that the public realm should be kid friendly and are creating public parks where children can play. And the family pet hasn’t been forgotten, either, with amenities specifically designed for our four-legged friends, including pet grooming areas, off-leash play areas and dog runs. According to City of Toronto statistics, 32 per cent of households with children now live in midrise and highrise buildings and the trend is spreading beyond the city centre and into many areas of the 905. Mississauga City Centre, for instance, has a number of condos with lots of family-friendly spaces, and Vaughan Metropolitan Centre — which will have a new TTC subway stop opening later this year — has become a hub for condo dwellers of all ages. Condos have also become a way for multi-generational families to live near to each other without having to share a single space. That’s a good thing.

No doubt condo living has perks that many families recognized years ago, but rising home prices have encouraged others, who may not have seen it as an option, to think beyond the typical detached home as a place to raise kids. According to the latest data from Statistics Canada one out of eight Canadian dwellings were condos. More than 42 per cent of them were occupied by couples, many with children. Family friendly condos are available across the country at every price point. Many feature dedicated play rooms, kid friendly swimming pools and easy access to childcare. Raising kids is expensive, and the added bonus of the cost effectiveness of communal living is attractive to many couples with kids. Here are some things to consider when making condo living a choice for your family.

Smaller space A condo is not going to have the same elbow room as a detached home. It may also not have direct access to greenspace, like a backyard. But smaller space means a lot less to furnish and that is a money saver. Pick a condo that has easy access to parks and libraries to keep kids occupied and outside. When searching for your new home ask if the condo has any dedicated places for kids to play. This can make your small space feel much bigger once you move in.

Lower utility costs One of the biggest money savers is your utility costs, which will be much lower than if you lived in a detached home. Hydro, water and

gas will all be less. Condominium living comes with a monthly maintenance fee that should be figured into your overall budget. This often covers the cost of maintaining the communal areas, paying for concierge service and upkeep of the parking lot. This is no different than maintenance costs on a home that owners would pay out of pocket.

Community One of the most overlooked aspects of condominium living for families is the sense of community. Living in close quarters means you meet your neighbours regularly, in the hallway, in the lobby, in the communal fitness and entertainment areas. This can make it easy for parents to arrange play dates with other parents, find out what family friendly events are happening and even arrange your own family focused parties. There is an intrinsic benefit in knowing there are people just like you in such close proximity.

Greater security Condo living can give families a sense of security that a single detached home may not. Most condos have a security system that you need to ring before you can get it. Many have a security guard or concierge around the clock. These features means no one who doesn’t live in the building or is their guest can get access inside. This in and of itself can create a sense of security, not only for your kids but also for you. Also, when you take a long family holiday, as many do over the Christmas break, you know there is always someone keeping a watchful eye on your homeA. Living in a condominium can be a huge money saver for families. It’s not for everyone. But with more builders focusing on larger units with kid friendly spaces, it is becoming a possible option for many families with kids. CL

ONTARIO HOUSING PLAN NOT SLOWING DOWN GTA’S NEW HOME MARKET The market continued to climb in June and condominium sales reached another record high and the supply of new housing remains exceptionally low. Sales of new condo apartments in highrise and midrise buildings and stacked townhomes jumped 59 per cent from May and the price of available units also rose, according to our partners at Altus Group, BILD’s official source for new-home market intelligence. New home sales rose 23 per cent from June 2016. So far this year, 28,889 new homes have been purchased, which is a 14 per cent increase from the same period in 2016 and 44 per cent above the 10-year average. The Provincial Government introduced the Fair Housing Plan in April, saying it was an effort to help more people find affordable homes, increase supply, protect buyers and renters and bring stability to the real estate market. Since its introduction there has been a slowdown in the region’s resale housing market, but overall prices in the new homes market continue to rise and the supply of new homes — the number of homes available to buyers in builders’ inventories at the end of the month — continues to drop. The supply of new homes dropped by almost 20 per cent in June to 8,661 as highrise inventory continued to fall and inventory in lowrise single family homes remained very low. In June, 10,820 new homes were available — a dramatic difference from the 18,063 new homes available a year earlier. In June 2007 there were 30,300 new homes available. Three out of four new construction homes purchased in the GTA so far this year have been condo apartments, highrise and midrise buildings and stacked townhomes, and about 91 per cent of the 6,046 new homes sold in June were multi-family condo apartments. June’s sale of 5,495 units surpasses the previous sales record set in March and represents an 89 per cent increase from a year ago and it is more than double the 10-year average of 2,550 units sold. The average price tag of an available new condo apartment in builder inventories in the GTA was up more than $22,000 from May to June and that’s on the heels of an increase of more $30,000 from April to May. June’s $627,000 average price marked a 34 per cent increase from a year ago. In the same period, the average price per square foot of units has gone from $587 to $742.

For many homebuyers, especially first-time buyers, condo apartments are the only affordable option for owning a home in this region. The price acceleration in the condo portion of the market is especially worrisome since it not only represents the lion’s share of new housing in the GTA, it’s also making it difficult for condos to remain the affordable option. The ongoing drop in new housing inventory demonstrates how difficult it is for the industry to bring new homes to the market. Barriers include lack of developable land that’s serviced with critical infrastructure, excessive red tape, out-of-date zoning, and NIMBYism. With changes coming to the Ontario Municipal Board it is going to be even more challenging for the industry to bring needed new housing product to the market and the supply situation is likely to get far worse. The record number of condominium apartment sales in June was the result of a ‘perfect storm’ of factors, Patricia Arsenault, Altus Group’s executive vice-president of Research Consulting Services, tells us. These factors include the sizeable number of units in new condo projects opened in May and June (over 8,500); demand from end-user buyers who might have preferred a single-family home but have adjusted their expectations due to lack of affordable supply; and heightened investor interest due to the rapid price increases for condo apartments in recent months. In June, prices of available lowrise single-family homes — which included detached, semi-detached and townhomes — were also up. The average price of new lowrise single-family homes available for purchase in builders’ inventories reached $1,250,262. While this was only a slight increase from May, it was more than a 40 per cent increase from a year ago when the average price was $887,543. CL

On a beautiful hot summer day, the Durham Region Home Builders’ Association (DRHBA) held their 52nd Annual Golf Classic on August 8 at Deer Creek Golf and Banquet Facility. “Our annual golf tournament is a good opportunity for people in the building industry to network together, build relationships and help support a good cause in Durham Region,” said committee chairwoman Marianne Tracey. This year, the DRHBA donated $10,000 to Habitat for Humanity of Durham. Ferguson Jenkins helps Habitat for Humanity benefit from home runs

The 2017 Fourth Annual Builder Baseball charity softball tournament was a tremendous success, raising $42,000 (up from $38,000 in 2016) for Habitat for Humanity GTA and a four-year total of $151,000. This year’s event featured a special guest appearance by Baseball Hall of Famer Ferguson Jenkins, 74, the only Canadian-born major leaguer elected to the Baseball Hall of Fame. Born in Chatham, Jenkins won the Cy Young Award in 1971 while pitching for the Chicago Cubs. He also played for the Philadelphia Phillies, Texas Rangers and Boston Red Sox during his illustrious career, which spanned from 1956 to 1983. Jenkins also played for the Harlem Globetrotters basketball team in the off-season from 1967 to 1969. In 1991, Jenkins became the first Michael Rosset, HPG, and Hall of Famer Fergie Jenkins. Canadian to be inducted in the National Baseball Hall of Fame. In 1974, Jenkins, who was then playing with the Rangers, became the first baseball player to win the Lou Marsh Trophy, an award given to Canada’s top athlete of the year. A total of more than 400 players on 24 teams took to the diamonds at Richmond Green in Richmond Hill for the fourth annual event, followed Kim Clarke, Josh Rosset, Sonia Presotto, and by dinner, networking and a cheque Michael Rosset, Homes Publishing Group (HPG).

PRE CONSTRUCTION CONDO MYTHS Sometimes buyers are unsure if they should buy re sale versus a pre-construction.

I would like to take this opportunity to touch on a few key points regarding some of the questions I run into on this topic.

Myth: Renting is cheaper than buying a condo. The reason this topic comes up is when most people think of buying, they may only be thinking of the 5 per cent down payment. Therefore, their calculations of monthly mortgage payments plus additional expenses such as property tax, maintenance, home insurance and utilities can add up quickly. Pre-construction can be a great choice for someone who is worried about his or her monthly costs. Let me explain: One of the benefits of buying pre-construction is that by the time you take possession, in most cases, you would have already paid down 20 per cent, which makes the mortgage a lot more affordable and lower payments. The delay in taking possession also gives you time to save. People tend to rush into homeownership and buy with only a 5 per cent down payment. I am not saying that there is anything wrong with buying with a 5 per cent down payment as it is a benefit to a first-time buyer. However, if you are worried about your monthly expenses or your income is on the lower side, you might want to consider pre-construction.

Myth: I can get a better deal on a resale condo. I hear this quite often. A lot of investors that buy pre-construction, in the very early stages of the project release, tend to get the best choice of available suites, floors and the best prices. Additionally, most of the time builders throw in incentives at the launch event. Another benefit is to let your deposit work for you. There is a good chance that you would gain equity by the time the project closes a few years down the road. One last noteable item that I think is worth mentioning is that when a pre-construction condo is complete a few years down the road, you get a brand-new property for the price of a few years back. The unit’s price per square foot will most likely be much higher at the time of closing in comparison to other condo buildings around in the immediate area. Let’s not forget, since it is a brand new condo, there is a good chance you will pay a lower condo maintenance fee.

Myth: Too many investors buy pre-construction condos. I have had a lot of experience with end users buying preconstruction condos. In fact, seasoned investors typically have deep pockets and most of the time do not need to save up a down payment. They can afford 20 per cent easily. Investors also want to start receiving rental income as quickly as possible. I am not saying that investors do not buy pre-construction. However, it is not geared only towards investors. The breakdown of the deposit structure is typically intended to attract a buyer who wants to put more money down to have a smaller mortgage and avoid paying CMHC.

Myth: What if my situation changes by the time it closes? A very good point. You may have heard the saying, nothing in life is certain. I have seen more resale deals fall apart because the circumstances have changed just before closing. Sometimes even one week before closing a buyer would lose their job and the bank refuses to finance the deal. This can happen at any given time.

Myth: I do not know what I am getting. The scary part is that this is not 100 per cent myth. I have heard stories of buyers who get the keys and are not impressed with the unit they bought. One way to potentially avoid issues such as this is buying from a reputable builder. Research reviews and look to see if there are any negative reviews against that builder by looking at their past projects. A good reputation goes a long way in any business. A good realtor would be able to guide you when you are looking for a reputable builder. In addition, when you sign the purchase agreement at a sales centre, you will most likely come across a few builder clauses that indicate that the floor plan or drawings might vary. Remember, you have a ten-day cooling period. Therefore, you should use this time wisely and review your contract with your lawyer before the ten days expire. CL

Myth: I will need a huge down payment. Typically, you will only need 5 pert cen when signing at the sales centre. Depending on the structure of the down payment, one can expect to pay 5, 10, or 20 per cent in total. Most payment schedules range anywhere from 120 days to 540 days, depending on the project and how early it is when purchasing. Also, the closing costs such as land transfer tax, which is a big one, and other legal fees do

Don’t let Barbara Lawlor’s calm exterior fool you; she thrives on the competitive nature of selling real estate, especially in the GTA’s hyper-driven market.

“I love a good fight,” she says. “It’s the Irish in me!” Plus she’s a really fun dinner companion! Something about those sparkling Irish eyes and striking red hair that makes Barbara stand out in the crowded real estate field — although she is not only a broker, but also a Real Estate Institute of Canada Fellow. And now, she is the 2017 winner of the prestigious Riley Brethour Award. Lawlor, the president and CEO of Baker Real Estate Inc. — one of the most successful real estate companies in the country — provides sales and marketing expertise to new home and condo projects here in Canada and overseas. Lawlor won the Riley Brethour Award during the annual Building Industry and Land Development Association (BILD) Awards. It’s an honour she is especially proud of because the award celebrates not only outstanding achievement in sales and marketing, but also for exemplary leadership and for being an outstanding role model for other industry professionals. “Winning the Riley Brethour Award means I follow in the footsteps of an amazing roster of industry professionals who were honoured in the past,” Lawlor says. “I am humbled and gratified to be acknowledged by my peers in this way.” Lawlor, who was born and raised in Dublin, had a first career as a model, actress and singer, working professionally from the time she was just 12 years old. During her teens, she sang with an Irish group called Maxi, Dick and Twink and also cut a solo record. It was while she was touring North America that she landed a television show in Toronto. “I just kept coming back to Toronto, so I guess it was meant to be,” she says of her permanent move to this city. Q: Who would you consider your mentor?

A: Many people have inspired me over the years, but the role of “mentor” definitely goes to Pat Baker, founder of Baker Real Estate Incorporated. During the 1980s and early 1990s, I saw a bright future for condominiums in Toronto and the Greater Toronto Area. I looked around at who was making strides in the industry, and Pat was at the top of the list. I approached her and joined her team in 1993. She has been a constant in my life since then. I respect Pat as a businesswoman, and I have learned a lot from her over the years. Her business acumen and professionalism continu-

ally inspire me and help to mould my leadership style. She holds the philosophy that people are everything — something I learned early on from my father. Pat set the example of caring about our clients, their buyers and each other. Through my father and Pat, I saw firsthand what a dedicated work ethic could achieve. A leader must work hard, establish credibility, engage in open communication and care about everyone around her. Q: What is the hottest new trend in condos today? A: I would have to say families in condominiums. The appeal of raising children in a condo in an urban setting has long been the norm in major cities around the world, and we are finally catching up here. They say it takes a village to raise a child, and a condominium is an inviting, engaging and safe community that lends itself to family living. A condo is essentially a vertical community where neighbours get to know each other in the shared areas such as elevators, hallways and amenity spaces. Parents are phenomenally busy nowadays, so they appreciate that the condo lifestyle provides them with more quality time to spend with their kids. Jackie felt there was a lack in the children’s literature marketplace for these kids. Q: What is the next up and coming neighbourhood? A: In Toronto, we have seen tremendous growth in the west end. Etobicoke, for example, almost joins Mississauga, which is highly developed. I find Toronto’s east end to be the up-and-coming frontier for master-planned condo development. We are already seeing fascinating success for places such as Leslieville, Riverside and, of course, the Canary District. I see this trend continuing, and it makes sense. The east end is still connected to downtown and is mere minutes to Lake Ontario, the Gardiner Expressway and DVP. In addition, purchasers find exceptional value in the east end, where there is still a lot of land left for development. The east end has a lot of legs to grow! Q: Where do you see the real estate market headed in the next 20 years? A: In 20 years’ time, I see the continuing popularity of condominiums. People already immigrate here in massive numbers, and that attraction will grow in time. We are known for our peaceful coexistence with residents of all ages, backgrounds, ethnicities and cultures. Toronto also continues to win international awards for quality of life, business environment and even natural spaces. Toronto is definitely a City of the Future! I also foresee a huge influence of technology in design. We will build smarter buildings with advances in energy efficiency, home automation and green elements. The ease of maintaining these buildings’ exteriors and amenities will increase, making them more comfortable and sustainable for everyone. Greening is important in order to create a cleaner, better world for future generations. Topping it off, architecture will know no bounds, as we will see undreamed of buildings in the future. It will be an exciting time for real estate in Toronto and the GTA! Q: What do you do for fun? A: I love to travel. My husband is Portuguese and I’m there a lot. I love the beautiful beaches, the wine, the music. It’s all exceptional!

The architecture of The Courtyards follows the original Cathedraltown concept designed under the direction of Donald Buttress, Architect and Surveyor Emeritus of the Fabric of Westminster Abbey, in London, England, and based upon the classic Georgian and Regency styles that flourished in London during the late 18th and early 19th centuries. The development of Cathedraltown began in 2006 with the

construction of townhouses and semi-detached and detached houses just north of the Cathedral and south of the Arboretum and Heritage Orchard. Since then, hundreds of additional singlefamily dwellings and condominiums have been built, and more than 80 work-live townhouses with ground-floor retail now line High Street, which is directly behind the Cathedral. With several thousand residents, scores of retail stores and businesses, and the nearby Lincoln Alexander Public School and Sir Wilfred Laurier Public School, Cathedraltown has now become a vibrant community – with more to come. Once The Courtyards are completed, work will begin on the iconic Piazza that will surround the Cathedral. Four six-storey buildings, each containing condominiums and ground-floor offices, cafes, restaurants and boutiques, will occupy the corners of the Piazza. The expansive public spaces of the Piazza will consist of two squares. Market Square will be adjacent to the two buildings on the southern flank of the east-west oriented Cathedral. This square will be at grade level with Pope John Paul II Square, the roadway running along the four sides of the Cathedral. Steps from Market Square will lead up to the Cathedral. Surveyor’s Square, named in honour of Donald Buttress, will be on the higher ground along the northern flank of the Cathedral, at grade level with both the Cathedral and Pope John Paul II Square. CL

MORE PROTECTION COMING TO ONTARIO CONDOMINIUM BUYERS Tarion has been working with the Ministry of Government and Consumer Services to extend warranty coverage to certain condominium conversions that are proposed to take effect in January, 2018. This addition to the warranty is an important part of updating the overall protections for new home buyers as the housing market continues to change and evolve. Converting older buildings into new condos has been occurring not only in Ontario and across the country, but around the world. As availability of land becomes progressively scarce, existing buildings – such as factories and churches – have become attractive development opportunities. Developers keep many of the beautiful and historic architectural features of these older structures intact, while renovating the interior and bringing them up to date with today’s building code. Buyers get to enjoy living in a repurposed space with a modern twist. Today, condominium conversions are not included under Ontario’s new home warranty. But that is about to change. Tarion is currently consulting with the public as we work on implementing a warranty that protects consumers should their builder not fix certain defects in their newly converted condominiums. While some aspects of the warranty may differ from the current new condo warranty in Ontario, it will still be a robust and comprehensive warranty with consumer protection at its core. This new warranty protection would apply only to condos that are being converted from non-residential buildings. This means that former factories, churches, or anything previously used for commercial or non-residential purposes may be eligible for coverage. Rental apartment buildings that are converted into condos would not be covered. This means that the stock of rental apartments will not be reduced, which is particularly important for urban centres experiencing a shortage in rental units. The proposed warranty is proposed to be comparable to the existing new condo warranty. Buyers would benefit from deposit protection and delay compensation and any new elements would have

the same first-year warranty that exists today on new condos. Preexisting elements would also have to comply with the Ontario Building Code and be fit for habitation. Both new and pre-existing elements would be covered in the two-year warranties for water penetration and defects in electrical, plumbing and heating delivery and distribution systems, and the seven-year warranty for major structural defects. There is one exception to this warranty: it would not cover first year workmanship and materials for pre-existing elements since older elements cannot be expected to have the same look, feel and performance as new elements. Another important way we are strengthening consumer protection is the proposed requirement for builders of condominium conversions to be registered with Tarion before they start a conversion project. This means builders would be evaluated by Tarion to make sure they are competent and have the financial resources needed to undertake these projects. Earlier this year, Tarion consulted with the public on the development of these new regulations. We are now accepting submissions in response to the draft regulations and new rules. After making an impressive resurgence in popularity from their peak in the 90s, brass fixtures are among the hottest trends now in bathroom design, with today’s styles showcasing a warmer, more sophisticated vibe, than bold brass of decades past. Unlacquered brass has an attractive look and feel all its own. Its warm, less formal than polished nickel, less typical than chrome. This unparalleled finish is organic, and is sometimes referred to as a “living finish”. Due to the absence of the lacquer, this durable solid brass finish is allowed to naturally age over time and develop a beautiful patina of colour and texture unique only to itself. As a designer, I find that this ever-evolving finish is beyond adaptable. When designing bath spaces I find I’m drawn to the unlacquered brass finish for bathroom fittings and accessories. It offers sophistication, old world charm and yet modernism.

It can be used in an upscale setting, more rustic inspired spaces, or if you’re creating a more bohemian vibe. One of the hardest working elements in any bathroom are your faucets; they sustain a large amount of daily use and abuse. As such, choosing the right one goes beyond simply looks. You should consider functionality, durability. Look to ensure that the finish will last and look as beautiful as the day it was installed. As obviously functional bathroom fittings and accessories are, they can also be considered the finishing touches or “jewellery” to your bathroom renovation. Making the right selections can be the difference between a moderately successful bathroom design and renovation, or a truly remarkable one.
