only thing I can predict with absolute certainty is that there are as many diverse opinions about the state of the real market in the GTA as there are breeds listed by the Canadian Kennel Club. According to the Chinese zodiac, the dog — full of energy, faithful and intelligent — has a long-held position as the protector of the home and as man’s best friend. So, regardless of what the economists say will happen, perhaps it is an auspicious year for the homebuyers — or not.

These are my top five predictions for 2018: • It will continue to be a rough time for first-time buyers. This is the sector of the market that is being hit hardest by new government policies, especially the new mortgage qualification stress test. • Interest rates will rise. Experts differ on when — and how much — rates will rise, but they do all agree that rates are going up. I’m betting they are and I’m locking in my mortgage in the first quarter of 2018. • Condos will be the new norm in family housing. As prices of groundrelated housing has escalated to point where most buyers can no longer consider anything but a condo unit in a midrise or highrise building, buyers are looking at multi-residential buildings as a permanent home. • Detached home prices will continue to escalate. The reasons for the lack of land supply is complicated but the fact is there are fewer detached homes being built. Buyers will be moving out of the GTA in order to afford a new house. Hotspots will include the KitchenerWaterloo area, Burlington, Hamilton, the Niagara Region and Bowmanville. • The new appeals process will continue to slow development. In December, the province passed legislation to eliminate the Ontario Municipal Board (OMB) and replace it with the Local Planning Appeal Tribunal (LPAT). The government says that LPATs will make the planning appeal process faster. However, I don’t believe that the LPATs will take any less time to resolve than the OMB. And time equals money.

Three Ways Your Personal Finance Situation Will Change in 2018 There’s a great deal of uncertainty about how our finances will change in 2018. New mortgage rules that kicked in January 1st are threatening to further cool the real estate market, economists are expecting a jump in interest rates this year and investors are weary about how much longer the 10-year bull market can last. Here’s what you should pay closer attention to in 2018.

The new, stricter mortgage rules will affect not only the volume of sales, but also the purchase price. The Bank of Canada has already noted that 10 percent of Canadians will not qualify for the same amount as did before. The interest rate comparing site RateHub.ca suggests it could result in purchasing power being reduced by up to 21 per cent this year. This means there are fewer people bidding, with less money. TD Bank says this could depress demand by up to 10 per cent and shave up to four per cent off the average price. That’s the national average, so in some areas those declines could be steeper. One unintended consequence of the mortgage rules is many Canadians may find freehold homes less affordable and look to condo ownership as a solution. This could drive condo prices higher as demand rises, especially in places like Toronto.
landlords will hike rents and 50,000 jobs will be lost. That’s because, according to him, things like housing starts will fall, as fewer people are likely to buy. This can impact many areas of the economy, including construction, retail and banking. For condo renters, already saddled with high rent costs, this could be another financial blow.
Interest Rates Economists are expecting the Bank of Canada to raise rates again in 2018. The Bank of Canada says higher rates, are “likely overtime.” TD Economics notes that forecasts continue to point to a hike sooner rather than later. Their long-term forecast is rates will rise another full percentage point by the end of this year. Anyone with a floating rate loan or a variable mortgage should expect money to get more expensive. Our economy seems ready for it too. Canada’s economic growth has been better than expected, and national unemployment is at near-record lows. Add to that, consumer and business confidence is up.
Investments Global stock markets hit record highs in 2017 as investors showed confidence with better than expected data and business friendly tax cuts being promised south of the border. The S&P500 was up more than 20 per cent this year. 2018 could be much different, Wall Street heavyweight Morgan Stanley is forecasting volatility in 2018, after a stable and positive 2017. Add to that, Sam Stovall, chief equity strategist at CFRA, says, “One could say that in 2018 investors should expect more for less — more volatility for less return.” CFRA is one of the world’s largest independent investment research firms. In 2018 we have to adjust our expectations about our money and our personal finance, because things are about to change in a big way. CL
Rents Creep Higher One of the bleakest forecasts is these new mortgage rules will result in higher rents and job losses. This is coming from Will Dunning, the chief economist for Mortgage Professionals Canada. He predicts this year,

are better educated than ever before, with the proliferation of websites and social media that provide information on everything from communities and their locations to local amenities, transportation, builder/developer histories, government regulations on housing, etc. We still occasionally see potential buyers coming in who have avoided doing their “homework” and need guidance. Of course, sales representatives are happy to provide advice, but the more you know before you enter the sales office, the less time it will take you to zero in on the perfect choice. You will also purchase with more confidence, knowing where you stand in the great scheme of things. The moral of the story is to narrow your search parameters by making lists of your must-haves and nice-to-haves. Location is usually top on people’s list as far as something they must have. Look at the available homes or condos in the general area. Remember to find out what amenities are in the area, especially those that are important to you. For examples, families will want schools relatively

close by. Urban dwellers who do not own a vehicle will want easy access to public transportation. If you anticipate a commute, before you sign on the dotted line, actually drive or ride the commute from your potential new home during rush hour. You want no surprises once you move in. If this is your first home or condo purchase, you have a lot to learn. Visit CMHC’s website for a handy booklet on home-buying step by step. If you are a seasoned purchaser but are moving from a low-rise home into a condo for the first time, realize that condominium ownership and purchasing are different. Again, consult the experts for information on what to consider. There are so many elements to buying that lists, or a spreadsheet for today’s electronically minded purchasers, can be your best friend. By all means, comparison shop, but be sure you compare fairly. Square footage is one parameter, but how about layout? This can often mean more than the number of square feet when it comes to how you like to live. Keep track of standard features vs. upgrades in each building you look at. Location is a big factor. Be realistic when you decide on commute time and how handy the buildings are to the people and other locations that mean a lot to you. Whatever your situation, even if you are a seasoned home buyer, it makes sense to find out as much as you can about buying a new condominium. Fortunately nowadays, this can be done via the Internet whenever you have time. You can find out a lot in the sales offices as well, and remember, the sales representatives are there to answer your questions. If in doubt, ask! Your home will likely be one of, if not the largest financial investment you make in your lifetime. It merits a lot of forethought and research. Then, you can sit back and enjoy! CL

all shapes and sizes. Some buyers prefer slick, modern, multi-story towers while others are looking for buildings with more character and maybe a little history. If the latter is what you’re in the market for, I have some good news for you. In many urban areas, warehouses and other old industrial structures are often converted into condos that incorporate some of the building’s more interesting features (e.g., large windows, framing, brick walls) into the design. The industry term for these types of developments is “residential condominium conversion projects” or RCCPs. The features of a structure incorporated into an RCCP are called “pre-existing elements.” Effective January 1, 2018, all of the warranties (one-year, two-year and seven-year) included in the Ontario New Home Warranties Plan Act (ONHWPA) now apply to these types of condos with one exception: any pre-existing elements – which, for example, might include an exposed brick interior wall – would not have the one-year warranty regarding the home being constructed in a workmanlike manner and free from defects in material. Up until now, RCCPs did not come with new home warranty coverage under ONHWPA because they weren’t entirely ‘new’ buildings. But there’s still more good news. If you’re putting down a deposit on a condo unit that is part of an RCCP, you’ll be happy to know that you’re now entitled to the same deposit protection and delayed occupancy coverage as other condo buyers. This means that your deposit, and any amounts paid for upgrades and

extras, must be placed in trust and refunded in full if the project does not proceed. This should give you some added confidence that your money is protected if the unexpected happens. Researching your builder will also be easier. Under the new regulations, builders of RCCPs and vendors who wish to sell units in these projects must be registered with Tarion. This means that you’ll be able to look them up on the Ontario Builder Directory on Tarion.com. So what happens if your rental apartment building is being converted into condos? These condos would not be eligible for coverage because the existing building was already built for residential living and converting the building doesn’t involve major changes. Most of the original components remain, with only minor changes made to the building. This ONHWPA warranty coverage for RCCPs applies to projects where the first purchase agreement in the project is signed on or after January 1, 2018. If you have your eye on a new loft with a little more history to it, I hope these changes will help you buy with confidence knowing that you now have a safety net. Fraser Wilson,
vice president at International Home Marketing Group (IHMG), has a passion for the business. Co-founded in 1992 by his late father, Michael, Fraser joined the company after several years building a company abroad after studying for a business degree from Dalhousie University. By the time Fraser joined the company, the senior Wilson had already assembled a strong and skilled executive team, which now includes president Elliott Taube, Vanessa Bellemare, vice president of sales and marketing, and Lisa Chester, vice president of sales. Fraser has brought a wealth of experience, perspective and insight to IHMG, which has helped it adapt to an ever-changing marketplace. The
company’s approach to sales and marketing goes beyond the conventional and it is able to bring greater success to their clients as a result. The IHMG team looks for white space “outside the box.” For example, when Pier 27 was launched at the foot of Yonge Street, IHMG had sailboats cruise around the harbour with the Pier 27 logo on them. IHMG was also instrumental in bringing Chef Nobu Matsuhisa — and Robert De Niro — to Toronto, which in turn created an unprecedented excitement and demand for the Nobu Residences by the Madison Group. It might be noted that the launch broke the Internet that day. The company was also behind the global architectural design competition that lead to the creation of the Absolute Towers in Mississauga, often referred to the Marilyn Monroe buildings. “Combine this with all that IHMG has to offer,” Wilson says, “and at the end of every development, homebuyers and developers will say to our team, ‘It was a pleasure working with you and we look forward to the next one.’ ” In each issue of Condo Life’s sister publication, HOMES Magazine, Fraser and other members of the executive team will share their knowledge of the industry in a new column, “Perspectives.”

Group was founded in 1992 to service a void in the market, but IHMG didn’t “start” there. Prior to this, cofounder Michael Wilson — my father — was considered a pioneer in the industry. It’s hard to believe that condos didn’t exist in Toronto, but it wasn’t until the 1970s that they came to be. It was then that Michael helped bring the very first condo to market (with Campeau Corp. and Bramelea) and the way the industry markets condos and lowrise homes was created. Unfortunately, the late 1980s brought a significantly more challenging market and many of the city’s largest developers were unable to weather the storm. However, with the bad comes the good and, like many success stories, IHMG began as an opportunity carved out in a downturn. The crash resulted in several small development offshoots and they either did not have the experience nor the size or interest to carry an internal sales and marketing department. IHMG was born.

Since then, IHMG has grown and continues to work with the best developers in the country. An integral component to any development team — from the point of land inquiry and acquisition through to closing — IHMG has helped its clients improve their bottom lines. We do this by adhering to the principals that the late Michael Wilson’s reputation was founded on — a superior experience for our builder clients and homebuyers and knowledge combined with energy and enthusiasm for every facet of service. By 2009, Michael recognized that planning the next chapter of the IHMG story had to begin, though retirement was far from his mind. Thankfully, he began the process of succession early because he would be diagnosed with cancer in 2011 and battle it long and hard for three years, until his death on April 8, 2014. It was in 2009 when he began mentoring Elliott Taube, now president of IHMG. Meanwhile, I was living abroad, putting my skills to test in Central America working to transform a small exporting business into a fully-integrated manufacturing, export, retail and service operation. Upon learning of my father’s health, I made the decision to return to Toronto and join the team at IHMG. Most fortunately, and not surprisingly, Michael had assembled an incredible team and reputation. The business was built on this solid foundation, but much uncertainty was still looming in a business that relies on the personal expertise of the person at the helm. I recall standing at his memorial in front of my family and hundreds of friends, colleagues and clients thinking to myself: “It’s on us now. He carried, protected and established this and now it’s up to us to make him proud.” And that is what everyone has done. We have all banded together and kept his legacy and our company going. Our longstanding clients stayed with us and recommended us to several new ones. Our head office team, sales team and executive team all leaned in, and four years later, we can proudly say we are still doing it with some of our best years to date. It hasn’t been all roses. Our first two project launches were soft — the market was very small, competitive in pricing and locations. We had to do nothing more than look inward and ask ourselves: “What would Michael do?” The answer to that question is always to roll up your sleeves, burn the midnight oil and push forward with no excuses. Grinding out those first few projects certainly wasn’t easy, and we learned to respect his accomplishments and resolve more than ever. Fortunately the market has been robust recently, but that, too, comes with new challenges. How to provide added value? How to improve customer experience, both for the buyer and builder? Being proactive and anticipating needs helps us to evolve and keeps us on our toes, and our ability to do just that is why our incredible team deserves all of the credit. We have continuously found that the earlier we can be involved in a project, the better the results. Our longest-standing clients have learned this too. From there we work together on the best product type, design, size, price point, timing, as well as marketing and sales programs. Ultimately, it is listening — to the experts, to the clients, to the market, our team and our own sites — that is our greatest asset. Our sites represent a microanalysis of the general marketplace every day. Whether townhouse sites in Stoney Creek, or multi-tower developments

in downtown Toronto, or stacked towns in Pickering, or a detached housing development in Markham, we get to see exactly how products, prices and the market are trending and use that information to adapt. “Adapt to survive” is a common phrase in this industry and our twist on this is to get ahead of it by being proactive. Adapting is reactive and we like to be one step ahead. With a constant focus on research and a willingness to try new things, we are raising the bar on the experience for developers, agents and homebuyers. Other initiatives we are happy to announce are the formation of our own in-house brokerage to better define our business and simplify systems, modernize our branding and build the quickest worksheet and APS producing software in the business. This is going to be a great year. The success of our business is no easy task. In fact, it is a process that continues to evolve. We are proud to say that we’ve come this far and have never been more excited to see what the future holds. CL

Building Industry Continues to be Undervalued by Government Despite considerable efforts, we have not succeeded in achieving a full, public understanding of the reasons why housing prices are so high

Writing this — my last column for HOMES Publishing Group — conjures bittersweet feelings for me since I retired from the Building Industry and Land Development Association (BILD) on January 1. What brought me to BILD was the desire to have a positive impact on public policy. I thought this industry should have a voice that is heard by government decision makers. I wanted to elevate the debate that public policy is contributing to the cost of homes in the GTA. As the president and CEO of BILD, I had the constant support of the members, the board of directors and BILD staff, all who allowed me to tell the industry’s story and do what was right. Their patience allowed me to persevere and to execute my vision, while having fact-based discussions. I am proud of the progress we have made over the past five years. However, my biggest frustration is how undervalued the industry continues to be perceived by the province of Ontario and many municipalities. Despite our considerable efforts, we have not succeeded in achieving a full, public understanding of the reasons why housing prices are so high in this region. Housing affordability and the ability to own a home are important components in quality of life, which — along with livelihood — are at risk for our future generations. The residential and land development industry is one of the most regulated in the country and the prices of homes reflect the policy our industry must follow, and how those policies are implemented. At some point, policy makers will have to say “our policies are creating outcomes that are not in the public interest,” and they will have to listen to the

experts that are responsible for building communities. Because what the development and building industry wants to do is to build homes people can afford to purchase — especially first-time buyers. I have advocated for a streamlined approvals process, shovelready land with proper infrastructure and to update out-of-date zoning bylaws. It is time for all governments to show a true commitment to their promises to make things happen and enact policies that meet the challenges of the rapidly growing population. With that, housing people can afford to purchase may continue to be a reality. I want to leave this message for young people and new residents who choose to make their homes in this great region: No matter how difficult the situation may seem, continue to maintain the dream of homeownership. Looking back, what I am most proud of is that BILD has never been more stable from a business perspective with the purchase of the home shows in the GTA. This will enable the organization to be a champion of the industry and have an impact on public policy in Ontario for years to come. Another important advancement for the building industry occurred on January 1, 2015, when our advocacy efforts were rewarded when the provincial government approved the construction of six-storey wood buildings. It will take time to see the true impact of this policy change, but initial results are very encouraging. In closing, the best part of my five years has been the amazing people I have met and the wonderful relationships I forged. We really do work in the best industry, in the best city, in the best province and in the best country in the world. CL

Bear Creek Ridge Pratt Homes addresses pent-up demand for new freehold homes and condos in Barrie
It was a long time coming in Barrie, and Pratt Homes has addressed the pent-up demand for new freehold homes and condos by launching sales at Bear Creek Ridge in October 2017. This new family neighbourhood is located at the corner of Salem and Essa Roads, in the southwest section of Barrie. Phase 1 freehold detached homes and towns are 90 per cent sold. New homebuyers are asking themselves the same question: Where do I put all my stuff? As the price of housing per square foot in the GTA continues to grow, homes are getting smaller in order to make them more affordable. It’s a natural response to market conditions, but homebuyers are finding that shrinking space is creating storage issues. Is it any wonder, then, that the No. 1 “Must Have” for buyers in the GTA is storage; walk-in closets, linen closets and large garages are on just about everybody’s wish list, according to research conducted by Avid

Ratings Canada for the Canadian Home Builders’ Association (CHBA). Avid’s research, which polled 2,775 new homebuyers across Canada, found three recurring themes: the need for storage, kitchens must be modern and bright, and energy efficiency is essential. Breaking down the responses by region, Avid’s finding for buyers in the GTA align with the rest of the country. Mississauga-based In2ition Marketing has also conducted research on what condominium buyers in the GTA would like to see in their new homes and have some interesting facts to report. For instance, its research found that buyers are shying away from “over-amenitised developments,” fearing rising maintenance fees. Buyers want a focus on maximizing the usage of the amenity space with function rated over quantity. What they do want, however, is hotel-style lobbies with 24-hour security and wellequipped fitness centres.

The Joamie School in Frobisher Bay, now has a defibrillator, thanks to The Mikey Network. Situated on Baffin Island, a part of Iqualuit, Nunavut, one of the most northerly inhabited communities in Canada, the school accommodates approximately 260 students and 30 staff. “The Mikey Network was established in memory of a Heron Group/Heathwood Homes partner and friend, Michael Hart Salem, who experienced a sudden cardiac arrest on a golf course in 2002 and died,” said Mikey Network president Eva Naumovski. “We place public-access defibrillators we call Mikeys in public places, on public transportation vehicles, at children’s camps, in schools and other locations. Through the Mikey’s Kids program, families whose children are at high risk of SCA are provided with a defib to carry with them at all times so their kids are protected at home, school or play.” Because it is so difficult for first responders to address health emergencies quickly in a geographically remote area that experiences harsh winter conditions, school officials reached out to The Mikey Network. “Having this defibrillator offers a second chance at life should anyone experience sudden cardiac arrest (SCA),” said Naumovski.

BILD Names New President The Building Industry and Land Development Association’s (BILD) board of directors is pleased to announce the appointment of David Wilkes to the position of president and CEO, effective January 3. The recently launched Penthouse Collection at Nobu Residences Toronto, has been greeted with much anticipation and success following the initial opening of the dynamic project featuring the first Nobu branded highrise residences, and Canada’s first Nobu Hotel and Nobu Restaurant. Nobu Residences Toronto launched this summer during a press conference attended by Nobu Hospitality principals Chef Nobu Matsuhisa, Academy Award winner Robert De Niro and Hollywood producer Meir Teper. The chic lifestyle project will feature 660 condominium residences in two dramatic 45-storey towers designed by acclaimed Toronto-based, Teeple Architects and interior design firm, Studio Munge. This development will transform Mercer Street in the heart of Toronto’s entertainment district.
The Nobu Penthouse Collection will reside in the top five floors of the east tower, with breathtaking city and lake views. Purchasers can select from a variety of three-bedroom layouts, ranging in size from 856 to 1,500 square feet. All penthouse suites will feature 10-foot ceilings. Thoughtfully selected interior finishes by Studio Munge will feature engineered hardwood flooring throughout, a premium selection of marble or granite kitchen countertops and backsplash, and Miele kitchen appliances.

As its name

The materials, scale and detailing of Theatre District towers’ 11-storey podium pays tribute to the 1920s Art Deco-era Commodore Building immediately west of Adelaide in what used to be the Fashion District. The slender towers above the podiums use faceted, shaded metal panels within an elegant pattern to accentuate the verticality of the structures and offer expansive windows to emphasize the views. The hotel and condominiums of 28 Widmer are seamlessly interwoven in the tower design, and the upper level residential suites enjoy expansive downtown views. 8 Widmer’s tower employs a similar architectural vocabulary, rotated 90 degrees to the main axis of 28 Widmer to maximize views, says Klein. The towers’ individual lobbies are connected internally and they share amenity spaces at the ground floor and the third floor of the podium at 8 Widmer. “Thinking about the two towers, we wanted to make them feel like part of a family, not to be identical or even fraternal twins,” says Klein. He says one of the cool things about Toronto is that “you can turn a corner and have a completely different experience. In some neighbourhoods, around every corner there is delight and surprise. We love to build on that sense.” The six rowhouses that are part of the Theatre District Condominiums site provided the opportunity to create that surprise. They will be restored to their former glory in accordance with heritage guidelines and offered as live-work units. Klein says

The answer was to literally cut out the first two floors of the podium and create a large canopy that forms the entrance on Adelaide. “It’s a lovely time warp and the canopy hangs over it in a magical way. All of a sudden, you go around the corner and you’re suddenly on an 18th century street,” says Klein. “These are going to be restored as proud examples of worker housing, but with a modern flavour catering to the worker of today who wants to integrate work, live and play. There will be six distinct addresses and will be a unique opportunity. Plaza has a vision of how this will provide an opportunity for incubator businesses and entrepreneurs.” Tower residents will enjoy first-class exclusive amenities at Theatre District Condominiums, including an outdoor pool, fully-equipped gym and party room, says Scott McLellan, Plaza’s senior vice president. They’ll also be able to appreciate the amenity-rich neighbourhood that includes some of the city’s best retail stores and restaurants. The suites are priced so a wide variety of buyers will be able to take advantage of the city lifestyle in a Triple A location. “We have junior one-bedroom suites priced from $375,000 to $400,000, perfect for first-time buyers and empty nesters who want to have a place to hang their hat in the Entertainment District,” says McLellan. Those units will also attract investor interest. Plaza has enjoyed great success with its well-designed two-bedroom, two-bath suites at other projects, and these will be part of the mix at Theatre District (including corner units), 625 to 650 square feet in size, priced from $595,000 to $625,000. A generous 15 per cent of units has been allocated to three-bedroom units of 812 to 884 square feet in size, priced from $775,000 to $990,000, including the penthouse and lower penthouse floors. any interior space, and achieving good lighting in your space can elevate and transform your design aesthetic. There are many considerations such as functionality, mood and atmosphere that should be taken into account to ensure you are successful when tackling lighting. When you are starting to develop the layout for the lighting in your living space, a good approach to consider is to layer various types of lighting, as it affords you a greater flexibility. There are four basic categories of lighting layers: Ambient, Task, Accent and Decorative. The first layer of lighting is known as ambient lighting, which illuminates a space, allowing you easy mobility throughout a room. The second layer of illumination is task lighting and, as the name states, it affords you added lighting in a specific area devoted to a particular undertaking such as reading, a kitchen counter space, etc. Accent lighting, is the third layer and is used to highlight artwork, decor or perhaps architectural features within a space. And, finally, there’s decorative lighting, the fourth layer of illumination, which is simply an accessory to your room. It is sometimes referred to as the “jewelry” in the room or the finishing touches. Another source of lighting that sometimes gets missed when designing a plan is natural light. Natural light is the most beneficial, inexpensive and environmentally friendly

If you are considering a major renovation of your home be sure to incorporate as much natural light as possible, be it through enlarging your current window size, adding a transom window above a walkout if space permits, or perhaps adding a skylight. Light is essential to interior spaces. It is a powerful tool that has the ability to transform the feeling of a space by simply altering its intensity, colour or placement. It can be one of the greatest challenges in a home…but knowing and understanding the effects light has on your space will help you gain both a balanced and an impressive light plan in your home. CL
HERE ARE A FEW TIPS TO KEEP IN MIND: • The general rule for an eight-foot ceiling height is that a chandelier should be hung approximately 29 to 34 inches above a dining tablel for each added foot of ceiling height increase by three inches. • Be sure to add the proper amount of pot lights to your space. Too little will under light your room; too many can create glare and make your ceiling look very busy. • Dimmer switches are a great asset; not only can they reduce your electrical usage but they also add to creating ambience in your room. • Consult a design professional to help ensure you achieve the best lighting possible in your home.

Over the last five years, there has been a trend in incorporating software into the sales centre when shopping for your dream home, but that process was lacking when it came to the design studio. But now The Interactive Abode’s Online Design Studio software — paired with industry design trends and sales insights — gives developers and homeowners a unique experience when making colour selections. The Online Design Studio was created for new home and condo developers to revolutionize their colour appointment process. The Interactive Abode (TIA) takes the pen and paper process and turns it into an interactive, online and visual experience for the developer and purchaser. Photo-realistic renderings take the guesswork out of deciding between standard or upgraded options. Buyers are also able to visualize how a colour selection or upgrade will look in their specific unit and learn more about the materials they are picking from the comfort of their home. Nowadays, you can virtually design, customize and purchase a vehicle online; you can select the brand, model, interior, exterior and more. The technology must be built with these rules and exceptions included, but must also maintain a userfriendly and aesthetically pleasing front end. With this in mind, and a lot of hard work, TIA successfully developed the Online Design Studio. The Online Design Studio serves both types of buyers: people who want to touch and see the materials, as well as people who do not want to have to come into the design centre at all. Buyers also have more time to decide on their selections without the pressure of a decor consultant — just like the stars of HGTV. The Online Design Studio can be used across all residential building types, from highrise condominium projects with three standard design packages to lowrise homes with 50 backsplash options. Allowing buyers to conduct their research at home shortens the amount of time spent at design centres, or even eliminates the need for an appointment altogether. Interior designers can view a client’s saved selections before their appointment even begins to provide a more personalized experience. End users truly benefit from this process because they can revisit their selections online at a later date and feel confident about the choices they made during their custom appointment. Alternatively, purchasers have the option of completing their colour selection at home or across the globe. Once the purchaser has made their selections, they can electronically sign the documents and pay for their upgrades online. This is a huge benefit for investors who live elsewhere or who simply do not have the time to visit a design centre in person. . CL
