Summer came late this year, but it was worth the wait. And this a particularly special summer season as the entire nation will be celebrating Canada’s 150th birthday. There are lots of great events planned all across the country — Canada Day in Ottawa should be spectacular — and some terrific happenings right here in the GTA. One of things I have looked forward to is the new park and waterfront trail at Ontario Place — named Trillium Park and he William G. Davis Trail — which opened in June. Located at the eastern end of the Ontario Place Islands, the park has transformed a 7.l5-acre asphalt parking lot into a naturalized green space, celebrating the legacy of Ontario Place — which opened in 1971 — and the landscapes of Ontario. Designed by LANDinc, the new park and trail was inspired by Ontario’s landscapes and the settlements of Ontario’s First Nations, and embraces the concept of “where land meets water.” The designers worked closely with the New Credit of the Mississauga First Nation to incorporate their traditions into the new park. In addition to the amazing gardens — Sunrise Garden is a place where the morning sun breaks over the horizon — there is also a floating dock to accommodate visitors who wish to canoe or kayak into the park and a pebble beach with an east-facing circular fire pit, which is symbolic of the Sunrise Ceremony, one of the oldest and most sacred rituals of the First Nations. There is also a woodland trail and shoreline trail, a woodland glade and gently sloping lawns for lounging on. Those are just a few of the highlights of this great new park, which has been planted with over 1,240 native trees and plants. I’m very lucky that I live within walking or cycling distance of Ontario Place. I plan on using this great testament to Canada’s 150th birthday a lot this summer!

COMMON MONEY DILEMMAS: HOW TO SOLVE THEM But sometimes the answer isn’t as clear and we’re faced with a money dilemma. Two choices that seem equal, but aren’t. In other words, a money dilemma is when there’s a few ways to spend your cash, but it isn’t clear which one makes the most financial sense. Here are some of the most common money dilemmas.

Some money problems are easy to solve. Like, if you’re carrying a balance on your credit card, you should aim to get rid of it.

Renovate or move Growing families often wonder if it makes sense to renovate and stay or move to another home. By staying put you save money on moving costs, property transfer taxes, realtor fees and general cost of packing up a home. Staying also means you keep the friends and family and the community groups around you. But remaining in your current home means a huge renovation budget. On the other hand, if moving to a new home, means upgrading your area, it might make more sense. A better area, means easier access to transit, better schools, more amenities like libraries and community centres, grocery stores and hospitals. Solve this money dilemma by figuring out which decision will enrich your life more.

What debt to pay first If (for example) you’re in both student debt and credit line debt the money dilemma is what to pay first. Solve this by knowing which loan is costing you the most. If you’re student debt is more expensive, see if you can consolidate your loans into one lower interest payment. This will simplify your installments and get your loans paid down faster. Solve this money dilemma by seeing which loan costs less.

Used or new car It’s no secret that a new car loses value quickly. According to Edmunds, a consumer website for car seekers and owners, in the first year you lose 19 per cent of the value. There are also added fees, like delivery charges and higher taxes. But if you’re keeping that car for its life, so around 10 years, you will know the history of that car. For example the maintenance record. These are things you sometimes have to guess when buying a used car. Solve this money dilemma by first figuring out how long you want to keep the car.

Big annual holiday or a few shorter trips In this case, you need to weigh your family and work life. For some families, going away any other time than the summer is not possible. So you save up all your holidays and take off for a few weeks then. For others, smaller trips off-season are easier and often cheaper. You may work for a company that has some obvious downtime. Solve this money dilemma by looking at your family’s schedules and see which option will serve you better. A money dilemma is different than a money choice. We make financial choices every day, some good and some bad. A dilemma is when what you want to do costs the same, but you can’t figure out which makes most sense. CL

Borrowing money Home values in Canada have risen dramatically and many are lucky to have considerable equity in their home. If you want to tap that, the main choices are a secured line of credit or refinance. If you want to borrow a set amount right away, than refinancing will work out cheaper for you. But if you want to borrow in the future, but you don’t know how much, a secured line of credit is the best option. In this case, don’t be concerned with the lowest interest rate. Solve this

An emergency is a situation that occurs during the warranty period and involves a warranted defect that, if not attended to immediately, would cause substantial damage to your unit or the common elements or risk your health and safety. It may even cause one or more units in the condominium project to be uninhabitable. In a condominium, it is your responsibility to manage the warranty process for your individual unit. For any shared components of the building, such as the hallways, elevators and parking garage, the warranty is the responsibility of the condominium board. If there is an emergency situation that affects the common elements of your building, notify your condominium board immediately. If the emergency situation is in your unit, contact the builder.Your builder has up to 24 hours to resolve the emergency by making your unit safe and secure and preventing any further damage from occurring.If your builder does not resolve the emergency, call Tarion. If you cannot reach your builder or Tarion, you or your contractor may do the repair work necessary to correct the emergency only and then make a claim to be reimbursed for the repair costs. Keep records of the emergency situation and the repair work done, such as receipts and photographs taken before and after the repair.

CONDOS TO COTTAGES The usual transition from rain to heat was ‘middled’ by some good old fashioned spring — the season of promise as it always has been. The market, however, hasn’t shown any signs of cooling. Kathleen didn’t scare us. Great new highrise opportunities along the subway lines present and future downtown and many places north, east and west showed their mettle. They were sold in days. As is customary, realtors within the community of choice often get the first opportunity to showcase the product to their constituents, a hint for those who want to get into their location of choice at the early stages. Everything made of wood and steel continued to dominate, offering an alternative to the highrise, often presenting larger spaces and favourable pricing. Usually found in infill pockets in your favourite neighbourhood, many of these are just another form of condominium — smaller amenity packages, correspondingly lower maintenance fees — but located in places where house pricing is unattainable for many. Condo pricing remains favourable. Smaller spaces but still a huge gap between freehold pricing. The resale market has been crazy; average sold to asking price in recent months was reported over 111 per cent. Wow! We’re seeing the seasonal slowdown in that market although few think prices will actually drop. They typically stop rising, which is good for all. With the ‘condominiumization’ continuing to govern our landscape, and high housing prices still looking for more movement and opportunities just outside of the GTA, affordability is always key. Look for opportunities in cottage country. The trend towards owning more than one home, i.e. a condo in the city and a place in our great north, can only continue. The number of people owning more than one home will continue to rise perpetually.

A great opportunity should present itself in Muskoka this summer, offering homes on multi million dollar Lake Rosseau for a fraction of that price, tarting in the sub 700K range — not unlike the stacked and townhouse product that presents itself in the city for those who need a home but not a big house. Look for other cottage opportunities in other parts of the province; technology allows us to work remotely and the city remains a tough place to navigate. The barometer is rising but the opportunities aren’t showing any signs of rest. Enjoy the summer. But if you’re in the market for a home, recreational or otherwise, keep your eyes open. CONCORD CANADA HOUSE Concord Adex unveils its final piece of the Concord CityPlace community – an iconic tribute to Canada Concord has revealed the crowning jewel of its Concord CityPlace community.

Concord Canada House features two Canadian-themed residential towers that will stand on the existing Presentation Centre location, completing Concord’s commitment to the CityPlace community. PLAZA Plaza continues its winning streak, whether in the 416 or 905 Whether it’s in downtown Toronto or 905 hotspots Mississauga or Vaughan, Plaza continues its winning streak for creating sought-after new condo addresses in the best locations.

Plaza has just launched Mississauga Square at Hurontario Street and Eglinton Avenue, one of that city’s hottest upand-coming locations, to early success, selling in excess of 300 units in the first few days. It will run by our building and will be ready soon after Mississauga Square is completed. Being on a good transit line is a big driver for our projects.” Plaza has maintained its market edge by choosing the best, transit-oriented locations, responding to market need, and providing excellent customer service. Mississauga Square, Plaza responded to what it saw as a gap in the market and offered large two-bedroom suites, which have been a big hit with buyers and the first to sell at the recent projects. Plaza’s success seems destined to continue with projects it will launch over the next couple of years, given the desirability of their locations. “The future is certainly bright as far as location goes,” says McLellan. “The brokerage community is excited and has stayed loyal to our product as they understand our locations are among the best of any developer’s.” Coming soon will be 170 Spadina, a building that could prove to be one of the hottest addresses in the city, steps from hip Queen Street West and the Fashion District. It will be close to the Queen and Spadina streetcars and within walking distance of the Osgoode subway station. Planned for launch next year is a 400-unit project at Yonge St. and Drewry Avenue in North York that’s an easy walk to the Finch subway station and close to stores, restaurants, pubs and entertainment venues. Within the next two years, watch for new Plaza projects at Yonge and Wellesley, the Theatre District Residence at Widmer and Adelaide and a new condo at the Mountain Equipment Coop site at 400 King Street West. Plaza has also set its sights west of the downtown with a project planned for Bloor and Jane Streets. “This one is exciting and it’s a different kind of market,” says McLellan. “I think we are going to see a lot of move-down buyers there. It’s almost considered South Etobicoke and is in the Humber View, South Kingsway area. There will certainly be demand from empty nesters who want to downsize from large homes in the area, but I also see young professionals making a buying decision here as it will be metres from the Jane Street station and there will be a significant retail component along Bloor, keeping with the tradition of Old Bloor Village, with shops you can walk to.” McLellan is optimistic about the future of the current and future GTA condo market: “The affordability factor of condos is going to continue to drive the market and it’s still going to be strong.” CL

Warranty Coverage Coming for Condo Conversion Projects In the past, these projects have not been covered by Ontario’s new home warranty program, creating a gap in consumer protection coverage. But that is about to change. The Ministry of Government and Consumer Services and Tarion are planning to have warranty coverage for residential condominium conversion projects begin in January 2018. Tarion is proposing that these protections would apply to projects where the first arm’s-length agreement of purchase and sale is signed after the effective date.

Chances are you have seen advertisements for condominiums that are being developed using an existing building, such as an empty office building, an old church, or even a de-commissioned factory.

What is a residential condominium conversion project? It’s a conversion of an existing building to a residential condominium project where pre-existing elements of the existing building, such as the foundation and frame of a church, will be retained and incorporated into the project. The intention is that the coverage would exclude the conversion of buildings that were primarily for residential purposes, such as rental apartments, unless otherwise specifically permitted. There are two reasons for this exclusion. First, the objective is not to reduce the stock of rental apartments. This is especially important for urban centres experiencing a shortage in rental units. Second, rental apartment buildings that are being converted

usually retain most original building components, with only minor changes made to the building. By contrast, other types of conversions typically renew or replace most building components. Under the proposed new law, all of the warranties contained in the Ontario New Home Warranties Plan Act would apply to residential condominium conversion projects with one exception — the pre-existing elements would not have the warranty that they have been constructed in a workmanlike manner and are free from defects in material. All other one-year warranties, including that the home is constructed in accordance with the Ontario Building Code, would apply to the pre-existing elements and the rest of the residential condominium conversion project. In addition, all other warranties would be in place for residential condominium conversion projects, including the pre-existing elements. These include: two-year warranties for water penetration and defects in work and materials in the electrical, plumbing and heating delivery and distribution systems; and the seven-year warranty for major structural defects. The new law also brings about a change in the regulation of builders and vendors involved in a residential condominium conversion project. Currently, only builders and vendors of new-build condominium projects must be registered with Tarion. However, beginning on the effective date of the legislation, builders of residential condominium conversion projects and vendors who wish to sell units in these projects must also be registered with Tarion, further enhancing consumer protection for Ontario new home buyers. MONINDER KHUDAL The founder of Shyamora Luxury Homes and Diam Developments started his life in Canada delivering pizza BY GALE BEEBY

Moninder Khudal and his wife, Raman, arrived in Canada in 2001 from their home in India armed with their university degrees — his an MBA in finance and marketing, hers in dentistry — they knew it would be important to gain Canadian work experience before they could work in their selected fields.

Urged by his father to move to Canada, and not knowing anyone in the Toronto area, Moninder worked as a pizza deliveryman while his wife worked at a McDonald’s restaurant. They both put in long days to not only gain that much-needed experience, but also to support their growing family. Only three months after arriving in Toronto, Moninder’s father passed away. “It was a devastating loss,” Khudal recalls. “We had to return to India to take care of the arrangements. “But there are reasons for things. If we hadn’t moved to Canada before my father passed away, we probably would have never come here; and it was my father who encouraged us to emigrate in the first place.” After returning to Toronto, Khudal returned to his job at the pizza shop, working long shifts. It was his hope that he could save enough money to bring his mother to Canada. “For one year I worked 18 hours a day, opening the store at 9 a.m. and closing it at 1 a.m. on weekdays and at 3 a.m. on Friday and Saturday,” Khudal says. Khudal then went on to work at Brampton Toyota, and in 2002 was its top volume producer. Khudal — who easily puts people at ease with his affable personality — is a natural salesman. “I enjoy people and building relationships,” he says. “Business and personal relationships are important to me and I like getting to know people and hearing about their experiences. “This gives me more understanding about people and has made me a better person and a better entrepreneur.” When Khudal, who is now 42, started looking to buy a house, his real estate agent suggested that, with his MBA, he should consider working in the mortgage business. And he did just that. Now he owns a real estate brokerage firm — Homexperts Real Estate Inc. — and a mortgage brokerage company called Financial Ties. “It was only natural, then, to start a development company,” Khudal says with a chuckle.

Q: How did you go from selling homes to building them? A: It was, for me, the next step. I started building luxury custom homes and continue to do so as Shyamora Luxury Homes. We build all over the GTA, mostly infill projects, with prices between $3 million and $4 million. A: When the opportunity came along to go into production building, I created Diam Developments as a sister company to Shyamora. Q: Tell me about the names of the two companies. A: Shyamora is a combination of the first two letters of my name, my wife’s name and my children’s names. It was my wife’s idea and it is brilliant. So, SH is for Sharanbir, YA for Yashbir, MO for Moninder and RA for Raman. Diam is Latin for invest and I thought it fit my business philosophy quite well. Q: What is on the drawing board at Diam? A: We’ve recently started construction on our first condo, On The Danforth, which sold out very quickly. It’s a 10-storey building with 135 units and prices started in the mid $200,000s, which made it

Creating spaces that are timeless offers my clients the flexibility to change up their look with ease.Think of a neutral palette as a stepping stone to an abundant amount of design possibilities. Whether designing a main living space, bathroom or kitchen, staying in a neutral palette opens up a world of options that are far from uninteresting. So look to layer up your patterns and blend in some great textures to watch your space come alive. Just remember, pattern play and texture affect all aspects of your living spaces, not just your furniture or drapery. Include your flooring and walls when thinking pattern and texture, whether it’s just a simple area rug or new herringbone patterned flooring for a bit of a vintage inspiration. To incorporate your walls into the mix the choices you have today are endless.
