Every year since 1987, when Condo Life was launched, the October issues have been the biggest. It’s in October that our annual Yearbook — including a Who’s Who in the building and development industry — is published. October also happens to be the anniversary of the birth of HOMES Publishing Group’s first magazine, HOMES, in 1985. The Who's Who has grown by leaps and bounds over the years, so this issue, for the first time, we put the entire Who's Who on our newly designed website (MyHomePage.ca/whos-who), and have included just a taste in our print issue. While preparing for the 2017 Yearbook, I started to take a look back at 1985, the year the first issue of HOMES was published, to get a feel for what the world looked like way back then. Some of the information I uncovered was very interesting. For instance, according to the Toronto Real Estate Board (TREB) the average price of a detached home in 1985 was $109,094, which is about $248,000 in 2017 dollars. So, obviously, house prices have skyrocketed in the intervening 32 years. However, five-year fixedrate mortgages were at a near all-time high of 12.25 per cent on average in 1985. Today, five-year fixed rates are averaging about 3.75 per cent. And compare that to the average income in 1985 of $15,908 and the minimum wage was $4. Oh, and gas was 53 cents per litre. Oh my, how times have changed! Most people were still able to afford a single-detached house and condos were just starting their upward climb along Toronto’s skyline. Now, of course, condos are not considered an entry-level real estate purchase anymore. Many families are raising their children in the downtown core and empty nesters are looking to condos as a maintenance-free lifestyle in their retirement years. We have come a long way, baby!

TREB WORKING WITH PROVINCE TO ENSURE GREATER EFFICIENCY TREB has met multiple times with Ministry officials to provide input on their ongoing consultations regarding potential changes to the Real Estate and Business Brokers Act, 2002. We are happy to work with the Province to ensure that the rules governing the real estate industry are modernized and adjusted to ensure consumer protection and an efficient marketplace for real estate professionals and the public. We also believe that consumers deserve to be treated with fairness, honesty, and integrity when purchasing a home, often the biggest financial decision in most peopleâ&#x20AC;&#x2122;s lives. Phase One of the current provincial review is focusing on issues associated with multiple representation situations, consumer understanding of real estate transaction agreements, and penalties for unethical behaviour. TREB supports, in principle, the proposal to move towards a mandatory designated representation model. This approach is consistent with numerous other Canadian jurisdictions, and we believe that it will allow for the efficient operation of the marketplace, while ensuring consumer protection. Under Mandatory Designated Representation (MDR) that the government is proposing, where a circumstance arises that a buyer and seller are represented by the same real estate brokerage, the

TREB is demonstrating its commitment to consumer protection and efficiency for real estate transactions in meetings with the Ministry of Government and Consumer Services.

brokerage would be required to designate different representatives from that brokerage to represent each client. A salesperson/broker within a brokerage would be prohibited from representing both the buyer and the seller, or more than one buyer, in the same trade with limited exceptions such as a private arrangement between family members or there are a small number of registrants in areas serving a small market or community. However, TREB is advocating that there should also be provisions (transactional representation) to allow for consumer choice in how and by whom they are represented when working with their brokerage and licensed representative. Transactional Representation will be an option when a representative is representing both a buyer and seller in the same potential transaction with their consent. Three options will be presented to the consumer: unrepresented; represented by another representative for that transaction; or Transactional Representation. Transactional representation eliminates the ability for a representative to represent both clients by restricting the services they can offer to both a buyer and seller. If they consent, the representative becomes an impartial facilitator. The vast majority of TREB Members are ethical and comply with the Real Estate and Business Brokers Act. There should be a review for consistency in enforcement and disclosure of fines and penalties. Any actions in this area should be evidence-based. With this in mind, we look forward to continuing to work with the Province on all aspects of this and other important issues such as raising educational standards and requirements. CL

TARION: RESEARCH YOUR BUILDER ON THE REVAMPED ONTARIO BUILDER DIRECTORY So, it’s a wise decision to do as much research about your builder as possible. One easy way to do this is to check out the Ontario Builder Directory (OBD), a database of registered builders in the province that is maintained by Tarion, the organization that regulates builders and backstops the Ontario new home warranty program. The Directory provides information about whether your builder is licensed to build in Ontario — which is a legal requirement — or has had their licence refused or revoked. It also tells you how many homes the builder has built and where they are located, whether the builder has had any chargeable conciliations, and whether there have been any warranty claims that Tarion has had to resolve on the builder’s behalf. The Directory has recently been updated and now has a lot of new features to help Ontario consumers do a more thorough job of researching builders. For example, the OBD has a new, user-friendly design that can now be easily accessed and viewed on mobile devices, such as smartphones or tablets. The design has been approved by experts in the field of online user experience.

New functions have also been added to the database. You now have the ability to search companies by the names of their officers or directors. You can also focus your search according to relevant criteria — such as registration status and home type — and filter your search results to exclude the companies you don’t want to see. The existing content in the database has also been changed or expanded to help you better understand the information that is presented. And, additional informational resources have been added to the OBD that you can readily access, including videos, blog posts and articles that can provide further assistance to you in your new home search. All of these improvements to the OBD provide you with more and better information that can be more easily viewed — which makes your job easier when you are researching a builder. Remember: by law, all builders in Ontario must be registered, so if a builder’s name does not appear in the Directory, they are not building legally. CL

Mackenzie Health announced the largest single donation in its history, a $15 million joint gift from the De Gasperis and Muzzo families to help build the new Mackenzie Vaughan Hospital. At a time when consumers are demanding greater inclusivity and transparency, Tarion has been recognized by PR Daily’s 2017 Corporate Social Responsibility Awards for its all-access 2017 webcast “Annual Public Meeting.” The not-for-profit consumer protection organization was awarded top honours in the category of Organizational Transparency. HPG GOLF TOURNAMENT HELPS FIGHT HOMELESSNESS HOMES Publishing Group’s 14th Annual Invitational Charity Golf Tournament at the Kings Riding Golf Course in King City on August 22 began with a shotgun start and finished with a $20,000 cheque presentation to Raising the Roof. On behalf of the participants and tournament sponsor MOEN, Michael Rosset, founder of HPG and the longest-serving board member of Raising the Roof, made the presentation to Raising the Roof ’s CEO Michael Braithwaite, bringing the total raised through the annual event to $272,000. Since 1997, Raising the Roof has raised over $5 million for agencies working to reduce homelessness at the community level. “We are grateful for the support of so many clients, suppliers and friends over the years, for such a worthy cause as youth homelessness,” Rosset said. “It is vital to find a solution with youth before the challenges become systemic and multi-generational. Dunpar Homes has made a name for itself by cornering the market on luxury townhouse living.

For more than 30 years, Dunpar has been building high-end townhomes that are characterized by quality engineering, craftsmanship and timeless design. Just ask Michael DiPasquale, the vice president of operations for Dunpar Homes. He’s been living in a Dunpar-built townhome for several years and embraces the easy lifestyle. “I like the convenience of it, the low maintenance and because Dunpar builds infill projects in vibrant communities, my Etobicoke home is near everything I need.” Dunpar was founded by John Zanini in 1981, who had been renovating older homes in the Cabbagetown area and admired the fine craftsmanship. He learned the techniques, which are now found in all of Dunpar’s homes. Zanini’s first townhomes were built near Dundas and Parliament Streets, which is how he came up with the name Dunpar.

The concept of building thoughtfully planned homes on commercial and industrial sites in prime areas has resulted in the company building more than 2,000 homes — all of them townhouses. “When Dunpar selects a location for a community, we only choose vibrant neighbourhoods in sustainable communities with easy access to shopping, schools, parks, highways, transit and green space,” Zanini says. DiPasquale, who has been with Dunpar since 2009, agrees. “Townhomes are ground-related so you have the best of the easy maintenance of condo living without the cramped feeling you can get in a highrise tower.” Q: What kind of people are purchasing townhomes? A: Townhomes have been on the housing scene for decades, but they used to be considered an entry point to home ownership. Now, however, with the changing marketplace and higher housing costs,

they are a viable alternative for most homebuyers. We’ve been selling to all kinds of people — young families, professionals and empty nesters. The empty nesters are coming from detached homes and are looking for less space and an easy lifestyle. We also offer the option of installing elevators so they can age in place. However, the young professionals and families are looking to move up from a condo or apartment and want more square footage. Q: What are purchasers looking for in a luxury townhome? A: These are educated and refined purchasers and they are looking for elegance and craftsmanship. We build an upscale product with stone and brick exteriors, bay windows, cedar shake roofs, dormer windows and topfloor master suites with luxurious ensuite bathrooms. We hit on a winning brand but with each subsequent project we refine and improve the design process. For instance, eight-foot ceilings on the upper floors became nine feet. It’s an evolutionary process, but we’ve made no big changes over the years. Dunpar has been doing it right from the beginning, so there is just some tweaking as we go along. Q: Will Dunpar remain a townhouse builder only, or are there plans to expand the portfolio? A: Up to this point, it has been townhomes only. However, we are about to bring to market an eight-floor midrise building in Etobicoke at Prince Edward Drive and Dundas Street West, just a couple of blocks east of Royal York Road. The units will be a luxury product in keeping with The Kingway neighbourhood where they are located. We’re also planning back-to-back townhomes, which will feature rooftop patios. The smallest unit is 1,600 square feet.

Q: How can prospective purchasers get a feel for your product? A: We’ve kept a couple of units in an older project to use as a sales office. Buyers find it hard to visualize space from a floorplan and they want to see and feel the finishes, so by setting up in an actual unit, purchasers can see the quality of the product and use of space and our well thought out designs. There are very few new homes being built that are over 2,000 square feet — especially infill projects — so our buyers are happy they can see just how great these units are to live in. We also think about how the space will be used and make sure there are electrical outlets and cable outlets placed in the appropriate place, for instance. We think about everything — there are gas hook-ups on the decks for barbecues and all of our units have two-car garages. Of course, our buyers can also customize their unit. For example they can take a three-bedroom second-floor plan and change it to a two-bedroom. Q: What do you do for fun? A: Golf. And travel. My wife and I also consider ourselves to be foodies, so we enjoy trying out all the great Toronto restaurants. We’re close to GO Transit so we can get into the city very quickly. CL

GRAYWOOD DEVELOPMENTS DRAWS INSPIRATION FROM TORONTO’S WAREHOUSE DISTRICT FOR PETER & ADELAIDE 47-storey tower adds to firm’s legacy of contextual design in the downtown core A new landmark, mixed-use tower by Graywood Developments tightly knits together adjoining surface parking lots in Toronto’s Entertainment district, delivering contextual design and livability to one of Toronto’s most in-demand neighbourhoods.

Wrapping in and around three historic properties, Peter & Adelaide is a contemporary interpretation of the city’s old warehouses that dot the district. A tapestry of brick, metal, concrete and glass are woven into a 47-storey tower, which features frontages on both of the intersecting streets that make up the project’s name. A compilation of volumes, masses and finishes, expertly crafted by BBB Architects, piece together a podium that steps up from three to six to 16-storeys along Adelaide. On Peter, the podium is pulled back at grade with the use of striking angled columns, enabling better sightlines on the historic buildings that bookend the property. With significant attention paid to how Peter & Adelaide works at grade, the design team turned their attention to a series of brick, concrete and bronze framed openings that mass up from the podium at different volumes and extend beyond the roofline. The extended frames create a unique skyline presence, especially after dark when they are illuminated. A new pedestrian mews will flank the project on Adelaide, offering public space that further connects with the midblock in behind 401 Richmond. While the focus of the architecture centres on being a good neighbour, the interiors and landscape, handled by U31 Inc. and MBTW respectively, offer a singular experience for the Entertainment District. A spectacular outdoor amenity space on the 17th floor comes with a stylish rooftop swimming pool and reflection pool complete with the requisite cabanas and lounges needed to satiate a hot summer day spent by the water. Additional common areas on the third floor offer two more outdoor spaces that complement the extensive amenity program. A large gym has views over Adelaide Street to the south and an internal courtyard to the north, while a demonstration kitchen, oversized dining room and hotel-quality lounge offer ample opportunity for entertaining. Drawing inspiration from the creative industries that currently characterize the area, as well as the community’s routes in manufacturing, U31 Inc. added a communal work space and recreational hub to their design. PLAZA A tale of two midtowns has been a success story for leading condo builder Plaza Both Plaza Midtown in the Yonge and Eglinton neighbourhood of Toronto and Mississauga Square in Mississauga have been resounding hits with buyers who appreciate the advantages of midtown living.

While one in is a major urban metropolis and the other in a bustling western suburb, what both projects share are transitoriented locations, a wealth of amenities and designs in tune with the market. Plaza Midtown, in the Yonge and Eglinton neighbourhood, was an immediate success when it launched earlier this year. Almost 80 per cent of its 549 units are sold, with construction slated to start in early 2018. The project between Holly Street and Dunfield Avenue will have two towers, 34 and 27 storeys, and eight townhomes in what’s becoming Toronto’s most sought-after neighbourhood. Yonge-Eglinton is highly walkable (with a near perfect WalkScore of 98) and provides easy access to the subway and the new Crosstown LRT line. The neighbourhood is home to numerous shops, restaurants, offices, schools and parks so everything residents need or want is close to home. Plaza has found that its generously designed two-bedroom suites have struck a chord with buyers and those plans are included at Plaza Midtown, along with one-bedroom plus den and threebedroom units. Many of the two-bedroom plans (710 to 740 square feet) are on corners or in wide-shallow configurations and the threebedroom suites are 825 to 900 square feet in size. In a neighbourhood where a semi-detached home in need of extensive updating is priced at $1.2 million or more, Plaza Midtown’s spacious suites present an attractive and more affordable option for many buyers. At this point only a limited number of suites are still available with one-bedroom plus dens from $575,000, two-bedrooms from $705,000 and three-bedroom suites from $850,000. “We have buyers who are purchasing two and three-bedroom suites, anticipating future family living, as well as a lot of 50-yearolds buying for the purpose of moving there, knowing they’ll need space,” says Scott McLellan, senior vice president at Plaza. “Empty nesters want space for the grandkids to stay.” A prime midtown location also defines Plaza’s Mississauga Square at Hurontario Street and Eglinton Avenue. It will be on the new Metrolinx LRT line, to run 20 kilometres from Port Credit to Brampton with 22 stops. In the first few days of its launch in early 2017, more than 300 of its 402 units (including 19 townhouses) sold, proving that location and price continue to be a winning combination.

“The new transit hub is near our site and you can be to Brampton in minutes or to the GO Station at the lakeshore in eight to 10 minutes,” says McLellan. “We are getting buyers from all over, but a lot are from Brampton, as well as some who grew up in Mississauga but have jobs in Toronto. They are suburban west end people, it’s their home and they don’t want to be anywhere else.” The LRT will provide service GO Transit and MiWay bus terminals, as well as Square One shopping mall and the Hazel McCallion campus of Sheridan College. Highways 401, 407 and 403 are within a three-minute drive of Mississauga Square, making it easy to commute anywhere in the GTA or beyond.

With the change in seasons fast approaching, our desire to create a warm, comfy layered look in our homes is only natural.

We look to incorporate the textures and colours of accessories like faux fur throw blankets, beautiful lush velvety cushions and some of the wonderful richly coloured accent pieces we are seeing in stores today. But, have you considered adding a fireplace as part of your room “makeover”? A fireplace is a great focal point in any room and the perfect starting point if you’re looking to build a relaxing room that’s charming and inviting on those cold winter days. It can instantly transform your space by adding not only design interest, but also comfort …creating a cozy atmosphere. There’s much to consider when deciding on a fireplace, from the location to the size of the room, from the design aspect to the requirement restrictions. Are you looking for a more traditional mantle look, or perhaps a sleek modern approach is more your style? Fireplaces today are not just for house-dwellers, if you reside in a condo all is not lost. You too can enjoy the beauty and comfort of the season by installing an electric fireplace in your home. Electric fireplaces have come a long way in their design since they first appeared on the market, and have become a viable alternative to those that are unable to install a gas unit. There are many different styles of electric units available, from a traditional log set with mantle, to beautiful ice crystal units, river rock to the “true to life” organic look of a natural wood burning fire of the Opti-Myst units created by Dimplex (Dimplex.com). As a designer, I’m a big fan of these OptiMyst electric fireplace units. Fireplaces are a great design feature, and these units offer the look and feel of a wood burning fire by using revolutionary ultrasonic technology to create the most realistic,

life-like flame and water vapors to create smoke effects; an aesthetically pleasing visual display that is second to none. Ethanol fireplace units are also a great option for condo dwellers. Ethanol units are easy to install and available in so many different styles and sizes, from full fireplaces to table top units, to columns that are great for the outdoors and can be incorporated in to your balcony design. Ethanol fuel is all-natural and made from renewable resources, a highly efficient heating solution for your home. Though electric fireplaces are far simpler to purchase and install than gas, there still are so many options and possibilities that you really should do your homework to decide on the best for your home. Fireplace units can be free-standing or built-in, plugin or hard-wired, emanate heat or simply be a visual accent (KastleFireplace.ca). I like to turn to a knowledgeable company like Kastle Fireplace to assist in purchasing the most suitable unit when designing for my clients. With winter fast approaching get inspired by all the colour, texture and beautiful accessories you’re seeing to create a warm and inviting atmosphere in your home.
