If there is one thing that never changes, it’s that change is inevitable — whether we like it or not. Of course, some change is exciting — like getting married and having children, or starting a new job, or moving to a new house or condo. Those changes can be very exhilarating! And, as somebody once said, a change is as good as a rest. Who originated that particular adage is unknown, but some attribute it to Sir Arthur Conan Doyle, who wrote all those wonderful Sherlock Holmes stories. One change I’ve noticed recently is that homebuilders are adapting to escalating prices by providing smaller homes and condo units (according to the Building Industry and Land Development Association, the average price of a new single-family home in the GTA was $1.29 million in August). I’m also noticing that the design of many of these units are showing a move towards a leaner modern architecture and interior design, not just in the lowrise sector, but also in midrise and highrise. Inside this issue, you’ll find an interview with Fred Losani, the CEO of Losani Homes, who is meeting the demand for affordable housing by increasing its production of middensity and high-density housing, including townhomes, midrise and highrise condos. And as the industry is changing, so do those of us who work in and around it. For regular readers of Condo Life, you’ll notice a big change this month. We’ve redesigned — renovated — the magazine to create a more modern look. Personally, I’m very excited about the changes spearheaded by art director Marianne Reitsma and John MacLeod of J-Mac Images along with senior editor Rise Levy. The new look really reflects what is happening in home and condo design today. So, even if your new home isn’t located at 221B Baker Street, I’m sure you’ll find the change of address you may be contemplating will be very restful — once all the boxes have been unpacked.

how to help millennials buy Their First condo Millennials are

so financially strapped that many can’t find the funds to move out of their parents’ home. These are the findings of a new report by the University of Waterloo called Gen Y at home. It finds 47.4 per cent of millennials (also known as Gen Y) in the GTA live with their parents. The reasons, the study says, is the high cost of housing, debt and job instability. For young people moving out, your parents’ home can be the first step into adulthood. If you have a young person living at home with you, or you yourself are a millennial that wants to get out on their own, here are some tips to make that happen.

Focus on Student Debt First

One of the roadblocks in saving for a home is having large amounts of student debt. According to the Canadian Federation of Students, the average student graduates with $28,000 in debt after four years of study. That can make it hard to save. After graduation the number one priority should be to get student debt paid. Buying a house when you are still making payments on a student loan makes you financially more vulnerable.

Lower Your Expectations Millennials struggling to move out should be realistic about what they can afford. Your first home, especially in a city like Toronto, most likely won’t be a detached four-bedroom. Consider smaller places to live. Condo townhomes are a great option to give a house feel, with a driveway and backyard, without the price tag. If your dream is to live in the core of the

city, look for new condo projects happening now that fit your budget. By putting down a deposit, usually a fraction of the price of the condo, you can buy time to plan your big move, while the building is being built.

Buy with Friends Consider buying a larger home with a group of friends. Banks are now offering products that are tailored to those wanting to buy a home in groups of three or more. Before making this decision make sure you talk to the other buyers about what their long term vision is about the property. If the plan is to sell in five years time and use the profits to buy your individual homes, you can plan accordingly. Or maybe the plan is to hold on to the property and use the profits from any rent collected to supplement your income. Make sure the plan is clear up front.

Check Your Credit Score It’s never a bad idea to take a peek at your credit score and get a copy of you report. You won’t ruin your credit, as some believe, if you are simply asking for information on yourself. If your score is lower than you expected, take steps now to improve it. Pay your bills on time, don’t carry large amount of debt, and don’t constantly apply to obtain credit, unless you really need it. All this proactive work means it will be easier to get a loan when the time arrives.

Focus on Walking Neighbourhoods When it comes time to buy, focus on areas where you could survive without a car every day. By ditching it you will save close to $10,000 a year. That’s according to the CAA, and that extra money will help qualify you for a larger mortgage, and give you the ability to make more lump sum payments. According to the report attitudes about living at home vary. For some, according to the report, co-residence is just about sharing physical space, while for others living with parents means actively being part of a close intergenerational family, sharing domestic work and spending time together. commitment to consumer protection and efficiency for real estate transactions in meetings with the Ministry of Government and Consumer Services. TREB has met multiple times with Ministry officials to provide input on their ongoing consultations regarding potential changes to the Real Estate and Business Brokers Act, 2002. We are happy to work with the Province to ensure that the rules governing the real estate industry are modernized and adjusted to ensure consumer protection and an efficient marketplace for real estate professionals and the public. We also believe that consumers deserve to be treated with fairness, honesty, and integrity when purchasing a home, often the biggest financial decision in most people’s lives. Phase One of the current provincial review is focusing on issues associated with multiple representation situations, consumer understanding of real estate transaction agreements, and penalties for unethical behaviour. TREB supports, in principle, the proposal to move towards a mandatory designated representation model. This approach is consistent with numerous other Canadian jurisdictions, and we believe that it will allow for the efficient operation of the marketplace, while ensuring consumer protection. Under Mandatory Designated Representation (MDR) that the government is proposing, where a circumstance arises that a buyer and seller are represented by the same real estate brokerage, the brokerage would be required to designate different representatives from that brokerage to represent each client. A salesperson/broker within a brokerage

would be prohibited from representing both the buyer and the seller, or more than one buyer, in the same trade with limited exceptions such as a private arrangement between family members or there are a small number of registrants in areas serving a small market or community. However, TREB is advocating that there should also be provisions (transactional representation) to allow for consumer choice in how and by whom they are represented when working with their brokerage and licensed representative. Transactional Representation will be an option when a representative is representing both a buyer and seller in the same potential transaction with their consent. Three options will be presented to the consumer: unrepresented; represented by another representative for that transaction; or Transactional Representation. Transactional representation eliminates the ability for a representative to represent both clients by restricting the services they can offer to both a buyer and seller. If they consent, the representative becomes an impartial facilitator. The vast majority of TREB Members are ethical and comply with the Real Estate and Business Brokers Act. There should be a review for consistency in enforcement and disclosure of fines and penalties. Any actions in this area should be evidence-based. With this in mind, we look forward to continuing to work with the Province on all aspects of this and other important issues such as raising educational standards and requirements. CL

One of downtown Toronto’s fastestgrowing neighbourhoods is the South Core, which reaches south of the railway tracks to Lake Ontario, and from Yonge Street to Bathurst Street. The Harbourfront area is home to a number of marinas, boat charter companies and the Empire Sandy, Toronto’s best-known sailing ship. The Harbourfront Centre holds a number of events throughout the year and has an outdoor winter skating rink. The Harbourfront Canoe & Kayak Centre holds classes for every level, including the newest craze, stand-up paddleboarding. Canoe Landing Park, 20 acres of parkland developed by Concord Adex in CityPlace, is host to a number of events, including summer movie nights and the Terry Fox Miracle Mile run. The park gets its name from a large red canoe — big enough for people to stand in and see over the Gardiner to Lake Ontario — designed by Douglas Coupland.

Access to the Martin Goodman Trail, which is the Toronto portion of the 730-kilometre Waterfront Trail around Lake Ontario, can be made at a number of points in the area. For those who enjoy sailing, the Royal Canadian Yacht Club, the Island Yacht Club and the Toronto Island Sailing Club are located just across the habour on the Toronto islands. The Music Garden is one of the best-kept secrets in Toronto. Located at the foot of Spadina Avenue, the park offers live music in the summers and has an incredible garden. Just west, at the foot of Bathurst Street, you’ll find Ireland Park, which was opened in 2007 as a memorial to the more than 38,000 Irish immigrants who took refuge from the famine in Toronto in 1847.

Retail Therapy There are two large grocery stores in the South Core, Sobeys and Longo’s. Maple Leaf Square, which also has a LCBO, is also connected to the city’s transit system and the PATH System, a 27kilometre underground network of shopping, services and dining outlets. Loblaws is in the process of converting its former warehouse at Bathurst Street and Lake Shore Boulevard West into a new retail centre, including a Joe Fresh and an LCBO.

Easy Access Maple Leaf Square is connected to Union Station — with TTC and GO Transit connections — through a variety of inter-connected walkways and the PATH System. For those who live along Harbourfront or in the Fort York district, the LRT line along Queens Quay makes access to Union Station a breeze. CityPlace residents can connect to Union Station by the Spadina streetcar or an easy stroll along Front Street. And for those who need to travel farther afield, Toronto Billy Bishop Airport gives residents access to Porter and Air Canada flights to Ottawa, Montreal, Halifax, New York, Boston and Chicago, to name a few destinations. Scott Shields Architects has designed other Diamante projects, including The Diamond on Yonge and 100 Davenport. David Winterton first worked in Toronto for a decade in commercial firms and then for ERA Architects, who’s projects include such iconic Toronto sites as the Distillery District and the Brick Works, before leaving to New York where he eventually joined Robert A.M. Stern Architects (RAMSA). While with RAMSA, Winterton worked on a number of different projects such as 15 Central park West, a building that is emblematic of modern traditionalism. After hearing about Winterton’s return to Toronto and ERA, Diamante president Julie Di Lorenzo seized on the opportunity and put Winterton together with Shields to work on the design for Mirabella.

tecting new homes for Ontarians — but more often than not what we consider our ‘tools of the trade’ would be computers and phones, not drills or saws. Last month however, a team of Tarion employees showed what they could do with hammers and nails as they helped build homes for two deserving families in London, Ontario. The construction project, sponsored by Habitat for Humanity, was the 10th build that Tarion staff have helped support over the past decade. This year, we were helping to build homes for the Kassa and Cooper families. The Kassa family — a mother and two adult children, one of whom is in a wheelchair — currently live in an apartment that was never built to accommodate someone with disabilities. The Kassa’s new home will be equipped with accessibility features that will enable the daughter with cerebral palsy to move more freely and allow her mother to more easily care for her. The Coopers are a family of seven that fled a civil war in Liberia and came to Canada in 2005. They have been squeezed into a tiny, cramped apartment ever since. Their new home, while still modest in size, will provide them with a lot more space to grow and thrive together. Most of our volunteer team had never worked in construction nor had they participated in a Habitat build before. I was able to catch up with a few of the employees who took part and ask them about their experience. Despite being tired and a little achy, all of them said they would do it again.

One employee told me he now has a better appreciation for the hard work and craftsmanship that goes into building a new home. Another said she felt honoured to play a part in these families’ homeownership stories. Tarion’s relationship with Habitat for Humanity began over 20 years ago when the organization first registered as a new home builder in Ontario. Since that time, we have waived enrolment fees for over 1,000 of their homes, which amounts to more than $520,000 in savings! Enrolment fees are what builders pay to register every new house or condominium unit in Ontario’s new home warranty program. Volunteering for Habitat for Humanity is a rewarding and educational experience for staff and a crucial part of Tarion’s culture as a caring organization that is committed to building better communities across the province. The Coopers and Kassas will soon be able to move into their new homes and we are very proud to have helped change the lives of these two families. CL

Questions to Ask a Real Estate Lawyer When Buying a Newly Built Condominium If you’re in the market for a new condo, your real estate lawyer can be a good source of advice and of important information about your warranty rights and responsibilities. Before you sign your Agreement of Purchase and Sale — a critical first step toward becoming a condo owner — here are a few common questions to ask your real estate lawyer:

Why is it taking so long to build my condominium?

Under the Condominium Act, the whole deposit must be held in trust or alternate security provided. So, your entire deposit is likely protected in the event that the builder cannot complete the project. Tarion provides deposit protection of $20,000 in the rare instance where trust money is improperly released.

Condominium projects can take a long time to build. To better understand the anticipated timeline for your condo, carefully review the Addendum to your Agreement of Purchase and Sale with your real estate lawyer. Here’s what to look for: On page one of the Addendum, you’ll find a few key dates:

• The first date (listed as either “Firm” or “Tentative”) is called the “Occupancy Date.” Think of this as the builder’s first and best estimate for when your condo will be ready for occupancy. With proper notice, this date can be moved by the builder. • The second date is the “Outside Occupancy Date.” This is the builder’s

estimate for completion in the event there are unanticipated delays. This date cannot be moved unilaterally by the builder because it is a firm commitment and is usually set years in the future. On page two of the Addendum you’ll find information on the status of the project at the time of signing. For example, the builder must check off if he/she has obtained formal zoning, and if construction has commenced. If neither of these boxes are checked “yes,” the project may be years away from completion. Keep in mind, however, that money held in trust doesn’t get released until the project gets finished.

Are upgrades covered by my warranty?

Almost all new condos in Ontario are protected under warranty. But that warranty only covers what is contained in your Agreement of Purchase and Sale. Extras — such as upgrades that are not included in your contract — will not be covered under the warranty. What’s more, anything agreed to on a handshake or verbal promise will not be protected. So if you request additional items, work with your real estate lawyer to make sure everything is in writing! CL

At the workshop, Atria found that its Y Lofts Project was 24.0 per cent better than that required by the OBC and in fact will end up providing a total reduction in Greenhouse Gas of 68,605 Kg CO2Eq. performance meets and exceeds the target set by the Savings by Design program. Atria recognizes that these initiatives go well beyond simple cost savings and broader environmental stewardship. Fred Losani The CEO of Losani Homes has a passion for making the world a better place BY GALE B E E BY

By the time Fred Losani had finished talking about his life’s passions, there was very little time to discuss the latest projects in his company’s portfolio. “They speak for themselves,” Losani says. That pretty much sums up the man. The CEO of Hamilton-based Losani Homes is one of those rare people who not only writes cheques for children’s charities and hospitals in the communities where he builds, he believes that you have to also walk the walk. That’s why Losani has skied to both the North and South Poles and walked the entire length of the Bruce Trail (about 865 kilometres) as fundraisers for the Losani Family Foundation. Founded in 2003, the foundation has been honoured with many awards, including a 2017 Gold Award for Building Community Spirit from the Washington-based National Association of Home Builders and the 2017 Stephen Dupuis Humanitarian of the Year Award from the Building Industry and Land Development Association (BILD). We are joined on this day by another passionate Losani, Fred’s nephew John-Anthony, who raves about his father, Lino, and his uncle’s passion for building quality and accessible homes, as well as their charitable endeavours. “We’re really a close-knit family and we are all involved in these projects. When we partnered with WE (formerly known as Free the Children), we sponsored a village in Kenya and went there to build 10 schools and water irrigation systems.” Since then, Fred notes, the school population has doubled, there is irrigation in the newly planted corn fields, a water tower and an empowerment program that allows the women of the village to sell their

handicrafts to help raise money for the village and their families. “Most recently, we were in a small village in Ecuador near the Amazon River, where we built a water filtration system and are now building a school. Water is the most important aspect to long-term sustainability. Clean water is key,” says Fred, who points out that we here in Southern Ontario are very fortunate to live on such a vast amount of fresh water. The Losanis are also passionate about the homes they build. “We’ve been building homes for over 40 years and we are dedicated to quality craftsmanship and well-planned designs. It’s why we have repeat customers and a great loyalty program,” Fred says. “We have a truly loyal base of homebuyers,” John-Anthony adds. “We’ve had three generations of families buy from us because they know we are committed to quality construction and customer service.” “It’s really quite extraordinary, Fred notes. “Their loyalty cuts across generations and cultures.” Q: Tell me about how you got into the building industry. A: My father John and mother Maria came to Hamilton from Abruzzo (Italy) in 1960. My father founded his homebuilding company in 1976 and then my brother Lino incorporated it as Losani Homes in 1980.

IN C ON VER SATION WITH We both worked for my dad during our younger years and I wasn’t at all sure that this was the industry I wanted to work in. My parents have always encouraged their children — and their grandchildren — to follow their own paths and find their own destiny. My father is a very modern man and generous of spirit, so I felt very supported. Actually, I really thought I was going to be a lawyer. But as it turned out, somewhere along the line I realized that how you make your living is not as important as how it makes you feel, what you can contribute. And I felt I could be both effective and satisfied in the family business.

Q: What are the strengths of Losani Homes? A: That’s easy! It’s community building. But we’re also very strong on our architectural designs, our quality construction and our customer service. We appreciate and respect our homebuyers and it’s that connection from our enterprise that drives us to give back to the community.

I joined in 1985 doing land development. And then in 1996, my dad retired and he gave his portion of the company to Lino and me. He trusts us, but he still carries the torch at 82. Q: What are some of the things that Losani Homes is doing differently from other builders? A: One of the things we’re doing is building fully accessible homes, including zero-entry doorways, wider doorways, roll-in showers, wheelchair-friendly kitchens with lower cabinets and roll-under cooktops and prep areas, lever handles instead of door knobs and lower light switches and thermostats. The townhouses are also ready to have elevators installed. Our newest Hamilton master-planned community, Central Park, is located in a hotbed of conservation lands with the Eramosa Karst right next door. The nine-kilometre-long East Mountain Trail Loop features seven paved kilometres, making it accessible for everybody. And there will be connection to it from the multi-purpose trail that will run through the heart of Central Park. We’re also moving away from the traditional style of homes with crown mouldings and oak pickets and stairs to a more modern style of architecture, both inside and out. We’re finding that buyers are liking these styles a lot more. Q: You’ve been known primary as a Hamilton and Niagara lowrise builder. Are there plans to expand?

A: Hamilton is such a cool place and a lot of people don’t know just how big the art and culture scene is here. It’s so close to the GTA and with GO Transit it’s now closer to downtown Toronto than ever. We’re ahead of the curve and on the fringe of the GTA, which means it’s hot territory ready for development. Hamilton has a very affordable housing market and we’ve always wanted to be in that affordable sector. In order to maintain our affordable price points, we have to move farther afield. It’s a complicated industry and difficult to navigate and keep prices down. So, we’ve been building along the Niagara Peninsula in Grimsby and Beamsville, for instance. And now we’re building in Southwestern Ontario — Kitchener, Waterloo, Brantford, Paris, Caledonia and St. George. But low-density housing is still hard to do. The singles sell out very quickly so we’re focused more on medium density with two- and three-storey townhomes. Q: What about midrise or highrise construction? Is that in your future? A: Oh yes. We’ve got a midrise and highrise building planned for the Grimsby waterfront, Viva on the Lake. It’s new for us but it is in high demand and does create a more affordable housing option.

Motorized blinds are an easy option for condo dwellers, providing privacy and sun control. However, blinds alone can sometimes seem unfinished. A treatment such as ripple-fold, in combination with blinds, will complement your windows beautifully while also affording a tight, space saving stack-back of your drapery panels when not in use. This style of drapery is best constructed using a fabric that has a great hang.
