I have written many times about my personal love/hate relationship with Christmas. Many of us share the struggle of making it special while keeping our health and sanity. But all it takes is one evening drive down a glistening street of twinkling lights with Sarah McLaughlin singing “The River” and I’m back in the game. It’s all worth it for the boisterous dinners with family and friends—fancy or comfort—whatever your style. And then best of all, the quiet of the house with only a crackling fire, after everyone’s gone home. The parties of the season are always great fun and dashing through the crowded shops and streets is part of the excitement. But there’s nothing that compares to the feeling of finally arriving home to your own comforts and the creations that make the holidays special to you. And if you aren’t the DIY-crafting-cooking-type, don’t despair, just take a moment to light the candles you’ve been saving; forget hydro costs and turn on every exterior light you have; put a big bowl of red apples in the middle of your table and appreciate your home and all the wonderful people who pass through it. ome for the holidays … just hearing those words makes you feel good. It really is a time of the year like no other to celebrate “home” and all that it means. Never is it more glowing, overflowing, decorated and delicious! Canadians celebrate and enjoy the holidays in so many ways but the one thing we all share is the desire to express, through our homes, the joys of life and everything we have to be thankful for. Fires glowing, doorbells ringing to announce surprise guests, wonderful smells coming from the oven, lightly falling snow outside the window (hopefully), candles lit on the beautifully set table or cosy living room coffee table, holiday music on or someone actually playing the seldom-used piano. It doesn’t matter what your style is, or if the setting is country or city, or what you are celebrating for that matter, the most memorable moments are the same for all of us. Family. Friends. Home. Peace. Love.

DESIGNERS UNITED FOR A “CHAIRITABLE” CAUSE On October 28th, at the south Etobicoke furniture retailer casalife location, design-minded Torontonians mingled with the city’s most in-demand designers at the 6th Annual Chair Affair Gala in support of Furniture Bank. The Toronto-based charity provides support in the form of gently used furniture donations to those transitioning out of homelessness in the city. “Chair Affair epitomizes what Furniture Bank stands up for,” shares Dan Kershaw, Executive Director of Furniture Bank. “The right to sit down, to have a true home and to begin anew. Chair Affair brings together our supporters and all furniture lovers in a celebration of the unique quality of furniture—to bring warmth and dignity to life. The community’s support of Chair Affair will create true homes for over 500 families.” Emceed by celebrated comedian and author, Jessica Holmes, the fundraising gala also featured a live performance by musician Larry Gowan and live and silent auctions of one-of-a-kind chair creations. Culinary indulgences were provided by a variety of chefs including Chef Michael Smith and Chopped Canada’s latest winner, Chef Matthew Kershaw. Still, a steady flow of traffic snakes in and out of the shopping centre that sits at the corner of Highway 7 and Cochrane Drive. The image is an apt metaphor for the region’s growth. Markham has been expanding both in terms of population and diversity, having jumped more than 15 per cent between 2006 and 2011, according to Statistics Canada. Over 70 per cent of residents are part of a visible minority, and 58 per cent are immigrants. It’s fitting that one of the area’s most popular decor stores, the Quebec-based chain Mobilia, is the product of another wave of entrepreneurial immigrants to Canada that followed WWII. Hans, father of current president Johannes Kau, came to Canada from Germany in 1959. A futile quest for modern furniture for his young family’s Montreal apartment and a well-timed trip to a furniture fair in Stockholm convinced Kau to open his own store. For fans of Indian cooking, there’s Host (670 Highway 7 East), which cooks up fragrant Tandoori dishes and other specialities. Carnivores will want to try Touro Steakhouse (125 York Boulevard), which offers an impressive buffet-style appetizer bar and a Brazilian-style “tour de carne,” or table-side meat service. If you go, take a look at the delicious decor: it was conceived by R&D regular Glen Peloso. The top 10 tips to make the most of your foyer
I
t’s unlikely that any room in the house gets more consistent use than the foyer. Season after season, a well-maintained entranceway gracefully welcomes family and friends to your home. To make the right first impression, follow these 10 suggestions.
1 Make the front door a distinct colour, establishing it
as an important element of the entranceway. This is particularly important in small spaces where no real entranceway exists.
2 A sidesplit or centre hall floor plan most often
includes a prominent staircase. Position a narrow table, small desk or cosy settee against this wall. The addition of furniture creates the impression of a larger room.
3 Wallpaper is the quickest way to provide immediate
impact. Opt for vertical stripes to emphasize height or a dynamic pattern to create energy or visual excitement. As the entranceway is a transition space, it’s fine to make a bold choice to create visual impact.
4 Place a narrow console adjacent to the entrance door. The handy location is ideal for catching keys, mail and cell phones as you enter. Select a low profile (approximately 30” high) to give a small entrance an airier look. Top with a mirror, facilitating last-minute checks on the way out the door. For really compact quarters, install a cantilevered ledge (no visible means of support) and tuck a stool beneath.

carpets create the illusion of greater space. An area carpet with a central medallion emphasizes the entrance as a distinct room while a border can draw attention to space constraints.
9 Make a statement with bold
artwork in the entrance. While strong artwork may overwhelm a living room where guests linger, bolder choices here are ideal— creating an impactful and dramatic first impression.
10 Make sure to create a flexible
lighting plan. Dimmers add cosy glamour to evening events. Table lamps or sconces are the most flattering light as they illuminate the face more directly then overhead lighting.

hat’s the secret to making your home truly reflect the joy of the season? According to Toronto designer Evelyn Eshun, it’s not about buying armloads of seasonal decor items, or making it look just like it does in a magazine (even this one). The best holiday decorating scheme, she says, starts with you. “To me, holiday decorating really should express a more festive version of your year-round decor, and your family,” Eshun observes. “It feels much more natural that way.”
BUILD ON WHAT YOU HAVE
Start by just looking around your home and letting your existing style inspire you. If your house is more formal, then a more traditional, nostalgic approach will be lovely. If your design—and personal style —are more relaxed, then let your holiday decor reflect that. “In general, the key is to express yourself rather than try to duplicate what’s in a store window. Having a ‘collated’ look is always much more charming than just buying a bunch of things and putting them out.” Chances are, you have a box (or several boxes) of decor items you’ve collected over the years. If they have sentimental value (and they’re still in good shape!), putting them on display where you can see them will give you pleasure every time you walk in the room.
BACK TO NATURE
There’s no need to break the bank on decor each season, Eshun continues. Natural items, such as pine cones or birchbark picked up on a winter walk or spruce boughs cut from backyard shrubs, are beautiful and don’t cost a penny. Another idea is to add a festive touch to things you already own or keep on display year-round. Small touches—filling a glass vase with glass ball ornaments, dressing a table in the front hall with presents, a small tree or even just a red ribbon, putting branches of dried berries and evergreen sprigs in glasses or other containers—will help expand the festive look throughout your home without a lot of fuss. renoanddecor.com December/January 2017 :: 31

Evelyn Eshun’s HOLIDAY DECOR TIPS • Start by being authentic to who you are, just as you aim for in your decorating the rest of the year. The holidays are about you and your family, not someone else’s idea of what looks right. • Be resourceful: bring out your favourite vases and bowls and fill them with glass balls, nuts, berries, or tie ribbons on them. • Mother Nature is one of the greatest sources of holiday decorating inspiration: natural cedar and pine garlands, spruce sprigs, birchbark, pine cones. Go for a walk in a nearby park or the woods and fill a basket. • Eshun loves glass balls, and uses them in many more places than just on the tree. “Put a bunch of them in a glass vase, and it’s an instant centrepiece.” • Employ some classic, decorating tricks to pull the look together, such as keeping to a defined colour scheme. Eshun used plenty of white, gold, silver, natural greenery, and touches of red here and there for “pop.” “Repetition, such as the rule of threes, is also very effective,” she advises. “And it works with everything from flowers to candlesticks.” • Have fun in your holiday decorating! Don’t be afraid to add personality and even whimsy. “It’s your home, and it’s a great opportunity to express yourself.”

In this family’s home, Eshun says, she confides she had no detailed plan until she had seen the home and talked to the client. “My first question was, basically, how do you want the house to reflect you and your lifestyle over the holidays? Do you want it to be more festive, more formal, do you entertain a lot, or do you want a more casual, homey, cosy look?”
PERSONALITY PUNCTUATED
The home, beautifully renovated to bring out its traditional character, was decorated in a simple, clean design, with plenty of white. The family loves to entertain, and has frequent
gatherings throughout the season. The homeowner wanted the house to sparkle for the season, but also wanted a natural, not-too-formal holiday scheme. These starting points inspired Eshun to create a classic but wonderfully personal look, with touches of silver, gold and white, an abundance of natural greenery, and keeping an eye out for original ways to display (or dress up) existing pieces, such as a pretty birchbark-wrapped planter in the hall. The result is a look that’s festive and welcoming, but for the family, feels completely “at home.” And during the holidays, isn’t that the whole idea?

spaces for LIVING The design elements that create the perfect living room
ost urban living room spaces involve creating the visual illusion that they are larger than they appear. By applying the right design strategies, we can make a space that is cramped feel more open. By utilizing the principles and elements of design, which include colour, light, texture and scale, we can create focal points, while increasing the appearance of length and width. Additionally, paramount to the living space is COMFORT. Living spaces should also be conducive to conversation, rest and relaxation—or catalysts for entertainment and fun.
COLOUR
Don’t be afraid of colour! Colour sets the mood of the room. While I typically like to design neutral spaces and add colourful accents that are easily changeable, I wouldn’t hesitate to paint a bold, colourful wall for fun. You can create a focal area through colour and have it act as a backdrop to a feature, such as a fireplace. To make a room appear larger, paint the baseboard and crown moulding the same colour as the wall.

Mirrors extend the space and reflect light. Placing a mirror directly across from a window maximizes the light reflection and often brings a bit of nature indoors. Adding a variety of lighting is important. General ceiling lighting, decorative lights and table lamps add ambiance to a room. Consider replacing a solid exterior door with a glass one if you are short on windows.
TEXTURE
One of the best ways to add interest to the living space is through custom millwork. This offers a unique way of storing objects, hiding televisions and housing fireplaces. It adds visual texture to a wall and gives the room organization.

Coffered ceilings are a wonderful way to make the space feel more luxurious. I suggest saving these for higher ceilings— at least nine feet and up. Working with a custom crown-moulding specialist can make this an artistic endeavour. Incorporating lighting into the moulding can make this a very distinguishing feature. Drapes add softness to a room and extend the eye upward. I’m a big fan of linen, cotton or silk drapes. They add a natural element to the room and hang very nicely. Mixing fabrics and patterns create excitement in the space and provide variety. Make sure fabrics complement each other through colour choice, hue and vibrancy.

DO SOMETHING UNEXPECTED
One of the best things you can do to create a lovely living space is do something unexpected. Consider using an antique as a focal piece, creating a gallery wall, adding a bold patterned chair, working with heirloom pieces, display a collection, mix lights and darks, emphasize art, build in millwork, add a window seat, incorporate a sense of history. These are all techniques that can reflect your personality and give your space the ultimate in comfort.

When choosing furniture, a small room requires furniture that appears lighter and more transparent. Furniture with legs (rather than skirted) is a good choice for this. As well, some of the new
acrylic or bent-glass tables can make the room seem larger. There is a variety of condo-sized furniture on the market now that are scaled to fit urban spaces. Frequently, I use oversized artwork in smaller spaces to make the walls appear larger in relation to the furniture. Adding a larger rug that the furniture can accommodate makes the room seem larger as well.

This adage captures the present feel for holiday decorating as we are leaning towards a simpler time—an appreciation for a more rustic, retro Christmas display in the home is trending simply because as time moves forward, there is something that we all love about Christmas past. Our first stop was Florence for a four-day stay to tour the city. As far as lodging, I wanted a place that felt like home and not a hotel. The Porcellino Gallery Art Boutique is a mere two cobblestone blocks away from the Piazza della Signoria, with the Medici Palace and Uffizi Gallery just beyond. You couldn’t have asked for a better location, but what made it even more special were the furnishings and surroundings within the 16th century Palazzo Cavalcanti that has been in this Florentine family for many generations.

The front door of the palazzo is tucked behind the vendors of the Piazza Mercato Nuovo, and is very unassuming (except for the Egyptian sarcophogus). Yet beyond the glass door, the aroma of sandalwood and cedar fill your senses and the surrounding decor starts to delight your eyes. The iron-andstone staircase leads you up to the main common area of this gorgeous guesthouse.

With only five guest rooms, there wasn’t anything that said, “Look at me, I am a hotel.” It was more like, “Look, I have my own palazzo for the next four days!” Our room was one of the larger ones overlooking the square where the famous bronze Boar statue sits. With high ceilings and a double-door window, the room screamed old-world charm. But there was something more. It was the combination of the brass-bed frame with a ‘70s-style globe chandelier, zebra rug and low-fringed tub chairs that gave this room so much style and appeal. It could have been a chic bedroom in the home of a design-savvy person anywhere in the world. This was not your standardstyle hotel room. It truly made you feel like you are a guest in someone else’s home…and a palazzo at that…

After four glorious days at the Porcellino Gallery Art Boutique, we headed to our next destination, further into the Tuscan countryside, to the beautiful Locanda al Colle. Located in the green foothills of the Apuan Alps and the township of Camaiore, we settled in for nine nights of perfection. The original house dates back to 1760 and became a five-bedroom guesthouse in 2000, then expanding to 12 bedrooms in 2010. The grounds are meticulously maintained, with olive groves surrounding the property and the panoramic views of the Tyrrhenian sea are breathtaking; rolling hills, clay-topped roofs, olive and cypress trees are bountiful and the air is so fresh and clean.

As we walked up to one of the doors leading into the guesthouse, I once again felt that this is not going to be your ordinary stay. The entrance doors lead you into a seating area that is decorated and appointed with the best mid-century furniture, art and accessories. AROUND THE GLOBE We were lucky enough to have a small suite for the next nine nights, with a bonus outside terrace to lounge about after being out at the pool or touring nearby Lucca and Cinque Terre. Once again, our room did not fail in wowing us. Filled with a modern and refined point of view, retro and antique furnishings were mixed to combine a magnificent setting. Why would I ever want to leave and go home?… I am home!
BEDDING’S BEST
Besides the sumptuous setting, there is still one more important detail in your home away from home and that is the bedding. We yearn for comfortable bedding and pillows and we know taking a pillow from home takes up way too much valuable suitcase space. Most places that I have stayed at, even the five-star hotels, the sheets are barely tolerable; crispy and course due to the commercial washing and detergents, not the thread count. At both of these outstanding establishments, it was just like nonna had washed the sheets, hung them out to dry and put them back on the bed. They were both sublime, the pillows full and plump, making every sweet dream possible while being away.

Some of us have taken influences from our travels, mostly seen in the “hotel style bedding.” But it seems like these splendid establishments have taken their cue from the comforts of home, and reversed the chain of ideas. By knowing what a beautiful, comfortable home is and bringing those comforts to a paying guest, the chain of influence has gone full circle. These magical guesthouses confirm that there is comfort away from home while you travel abroad. I say continue to take your influences from travel and make your home, your home. This will maintain the cycle of creativity between you as a homeowner and the establishment of the hotels and guesthouses around the world. Now get out there and live. I think I need to call my brother now and ask him for my brass bed back. A little Tuscany in Toronto is in order.

f you could coin a single phrase that would apply to the 2017’s paint palette, it might be something like “stellar sophisticates.” Colours for this year are still complex and understated, but less predictable than last year’s neutrals and soft greyed pastels. After several years of softer, lighter colours, we’re ready for more drama. Rich, saturated jewel tones are in the ascendency now, adding mood and atmosphere to interiors. Even paler tones are more multidimensional: shades like CIL’s “Stone Harbour Greige” and Dulux’s “Grey Leaf” contain a
range of undertones that add depth and interest. Colours like these are quite active: they change in mood through the day and with the light. In fact, that quality was one of the inspirations for “Shadow,” Benjamin Moore’s Colour of the Year, according to the company’s colour expert Sharon Grech. “We noticed that many architects and designers have been working with shadows and light, so that interplay struck us. ‘Shadow’ is a very interesting colour; it can look very black, but with more depth than true black; or very purple, depending on how the light falls on it and what you put against it.”

Fight the temptation to rush through the final steps of a project
• Are all the walls painted, without any drips, splotches or brush marks showing? • Is all the trim in place and painted, with any holes or gaps filled? • Have all the handles and draw pulls been installed on all the cabinets? • Are there any gaps in grout lines? • Is the shower or tub caulked with an even bead all around? Finally, I’ll share a little anecdote about a guy named Ramsin Khachi who does some gorgeous, high-end design/build work in the Oakville area. After his company wraps up a project, one of his team members goes into the house with a lengthy checklist to make sure the above-mentioned details, and more, are taken care of before they consider the job done. One of the items on the list is to check all the light switches and electrical outlets in the home, specifically, the tiny little screws that hold them in place. He makes sure the slot in every single one of them matches, running in a perfect vertical line. Now that’s attention to detail.

hen facing a major renovation, the demolition part is usually fairly quick and easy. When properly coordinated, framing, plumbing, wiring, and insulation can all get done in a timely manner. It’s the finishing touches—the last bits of trim, paint, caulking, and other little details— that can seem to drag on. For a perfect finish, make sure you don’t rush those steps. If you’re doing a DIY job, it’s easy to let the little things slide. Contractors get a fair bit of work from frustrated homeowners who give us a call after a well-meaning spouse has let an ongoing project stall for too long. And along the lines of the cobbler’s kids going shoeless, one of the guys I work with jokes about how he’d replaced most of the flooring in his house when he moved in, but he never got around to re-installing the baseboard trim until they decided to sell the house—five years later! Whether you’ve hired a contractor or enlisted your partner to do the job, you want to make sure that every last detail is taken care of. I’d recommend doing a room-by-room spot check. COMMON KITCHEN PLANNING MISTAKES Avoid these errors to create an efficient workspace BY JIM CARUK

veryone knows the kitchen is the most important room in the house. We start our day there making coffee and breakfast, it’s where we spend time preparing our meals and cleaning up afterwards and, inevitably, it’s the spot everyone congregates at during a party. In my years of building and renovating kitchens I’ve seen a lot of mistakes that negatively impact functionality. Here’s my list of the most common mistakes people make when planning a kitchen.
LACK OF LIGHTING
There are three kinds of lighting: ambient, task, and accent. Ambient lighting is how the whole room is illuminated, task lighting is focused on a specific area to complete tasks, such as chopping your veggies, and accent lighting is used to highlight a particular feature, say a piece of art. In the kitchen, ambient and task lighting are the most important, particularly for older homeowners who may have impaired vision. You need to be careful where you place overhead pot lights. If they’re too far back from the counters, your body will cast a shadow over your work area. Lights mounted under upper cabinets are a great way to add task lighting, and trim can be added to hide the light boxes.
SINK OR SWIM
In terms of strategic placement, your sink should be your number one priority. Everything revolves around access to the sink. Once you’ve rinsed something, you don’t want to walk halfway across the kitchen to get it on your stove. If you have your sink built into an island, try to position your stove directly across from it to minimize walking distance between the two. That said, I’d advise you to put the two together, particularly if you have young children or pets in the house because, Murphy’s Law, the space between the two will become the path everyone else wants to use as a major thoroughfare. Similarly, your dishwasher should be close to the sink. While modern dishwashers are powerful enough to clean the dirtiest of plates, you’ll still likely find yourself rinsing a few items off before loading them. Over time, a steady stream of water droplets from the sink to the dishwasher will cause the finish on your floor to bubble or scuff.
MECHANICAL MELTDOWN
There’s nothing more annoying than a smoke detector that goes off every time you try to cook something on your stovetop. For one, you don’t want to mount it in the kitchen. It should be placed as far from the stove as possible, while still in a central location on the main floor to ensure it works when needed. But a more likely cause of frequent false alarms is a stove vent that’s undersized and isn’t able to draw enough air. You’ll also want to ensure you have enough electrical outlets for all the countertop appliances you’ll be using, and for a handy place to charge your phone or a laptop while you’re surfing online for recipes. Any receptacles close to the sink must be GFCI outlets that have a built-in fuse to prevent accidental shocks.
NON-COMPLIANT APPLIANCES
Built-in microwaves are great for freeing up counter space, but make sure it’s mounted at a level that’s comfortable to access. If mom or dad are on the shorter side, you don’t want them reaching too high to remove things and risk burning their hands or spilling hot liquids. One common mistake people make is to undersize the fridge without thinking about the future. A young couple may only need a small fridge but, once two or three kids come along, they’ll find their storage space insufficient. After the cabinets and counters are in place, however, it’s an expensive fix to try to make room for a larger icebox. The other appliance that’s often poorly placed is the dishwasher. I did say you want it to be close to the sink, but keep the door swing in mind. If you have the dishwasher diagonally across from the sink on an L-shaped counter, you may not be able to stand at the sink with the door open.

A professional renovator will be familiar with all bylaws and requirements. The most important part of any renovation for you, your renovator and your neighbours is safety. Every municipality has its own unique set of Property Standards and Property Maintenance bylaws. These may include things like putting a fence around the property, placing portable toilets far away from your neighbour’s homes and ensuring that proper safety equipment is worn by all workers. THE TREES
My favourite cut Christmas tree is the Fraser fir (Abies fraseri). It has a lovely evergreen scent, the needles are soft to the touch, and the Fraser fir holds moisture in its needles longer than most species reducing ‘needle drop,’ which further prevents a lot of clogged vacuum cleaners around New Year’s. My second favourite tree is the Balsam fir (Abies balsamea), for many of the same reasons I love the Fraser, but the needles are shorter and therefore you won’t hang as many ornaments on it. The Scots pine (not ‘Scotch’) (Pinus sylvestris) is a native of Scotland, with long, stiff needles. The trunk is often not straight, though a good specimen can be. Needle retention is average. A generation ago it was number one on the market by far but now represents a fraction of it. White spruce (Picea glauca) is a problem indoors. If you are going to bring one home for Christmas, do yourself a favour and keep it outdoors until a couple of days before Christmas, and take it back out a couple of

t never fails. Every year I receive emails asking if I recommend the use of real trees vs. artificial for Christmas. This is an opportunity to finally set the record straight on a red-hot issue (in my books). In my opinion, real Christmas trees are the winner, hands down. The fresh-cut Christmas tree that you buy off the lot, or from a reliable retailer, is plantation grown, not cut from the wild. It is planted, nurtured, and harvested like any agricultural crop. This one, though, takes up to 10 years to produce a marketable specimen (try explaining THAT to your banker when you ask for a business loan to plant up a field of Christmas trees). The tree that is planted in the ground is three to four years old at the time. Therefore, the tree that you buy may be up to 14 years old from seed germination to the day that you decorate it. Fresh-cut trees are, well, fresh. They are cut in late fall and trucked to retailers across the country in early November. They do not ‘dry out’ while they are outdoors but they can dry out in your home quite quickly, which is why it is important that you place your tree indoors only when you are ready to enjoy it. It is also imperative that you use a tree stand with a large water capacity and that you keep it filled with water at all times. The land on which Christmas trees grow (about 40,000 acres in Canada) is generally ‘marginally’ productive farmland. You would not want to grow a food crop on much of it, as it is rocky, acidic, and often hard to access (as in, way up north or buried in the bush somewhere). Deer and other wildlife forage through Christmas tree farms. They enjoy the protection that they provide and many songbirds use the trees for nesting.

I spray Wilt-Pruf on my cut Christmas tree before I bring it indoors as this anti-desiccant helps to hold moisture in the needles, reducing needle drop and fire hazard. For many Canadians, a fresh-cut Christmas tree can be recycled by just leaving it at the end of your driveway for municipal services to pick it up. You paid for this service when you paid your taxes. Wise people take advantage of it. Much of that mulch is used in public parks in the spring to protect the root zone of permanent trees and shrubs. So, fresh-cut Christmas trees look good, smell nice, are environmentally the right choice, they produce jobs for Canadians and habitat for wildlife while growing. I rest my case.

What problems exist in the home that need repair (i.e. leaky foundation, old wiring, mould, drafts, just plain ugly).

What is the main structure composition? (i.e. solid masonry, steel frame, wood frame, straw, etc.) Start thinking about lifespan of the original home, and could there be any hidden issues within the structure?

How much of what you are planning is cosmetic and how many changes are major structural alterations? (i.e. blowing out load-bearing walls versus refinishing hardwood floors)
4
How afraid are you of the unknown? Renovations typically have the ability to produce a surprise or two, more so than when building new. We need to factor that into the comparison.

his question is one of the most common we receive when people are taking stock of their old (60- to 100-year-old) city homes and weighing their domicile options. This question is second only to “do we renovate or move,” a topic we just recently covered in an earlier issue. While they often say “never answer a question with a question,” in this instance, it is necessary to delve a bit deeper into the core issues with the existing home— or pain points—in order to arrive at your answer. What is driving the need for change? More space? Greater efficiency? A nicer esthetic or just general repair and upkeep? First off, it should be understood that adding new space to a home always costs more per square foot than building new (assuming you are building with the identical methods and finishes—all things being equal). One loses the economy of scale in a larger project when adding to an existing structure and tying the two spaces together carries costs unto themselves, which skew the equation. Also, the labour component on the demolition side is much higher as you are not just smashing with a machine to remove and dispose of the building, but rather working to preserve and later tie into a part of it. In order to come to a conclusion on which is best for your specific situation, I need to ask some key questions that apply to every case: 60 :: December/January 2017 renoanddecor.com

People always want to know where costs are currently running per square foot in residential construction. Those numbers are almost impossible to accurately estimate without a plan and a detailed scope of finishes. Our new construction home projects typically fall in the $250 to $350 per-square-foot range, plus the cost of the lot itself and finish landscaping. Recently, the lowest I have heard quoted from other firms was $190 per s.f. and the highest, at $450 per sq.ft. I am sure some people have built for less, and we all know there are homes which cost more than this, but based on a mid-range of typical systems and finishes, this is a current rough guide. The average GTA custom build would be in and around $275-$300 per sq.ft. for loose budget purposes. Therefore if you are looking for the average 2,500- to 3,000-square-foot home, you should assume the average range
to be between $700,000 to $900,000. Site conditions, access and other challenges could adjust these numbers up. Adding new space to an existing home is generally 15 to 30 per cent higher per sq.ft. than new construction for larger additions, and could easily be 50 per cent higher if the addition is small (like a mudroom or front vestibule). It should be stated that there is usually value in the existing home that you have, which should not be immediately discounted. To rip it down and dispose of it will add roughly $20,000 to $30,000 to the budget…and that’s just to get rid of the old. One of the big tipping points of shifting away from renovation and undertaking a new build is if you are looking to completely gut and remodel the interior, add significantly to the existing footprint and begin to either waterproof from the exterior or affect ceiling heights

of the existing home (either underpinning a basement or raising a floor or roof structure for example). A good exercise is to list out everything you want changed, fixed or worked on and work backwards to create the list of what’s left of the original home. The value of the remaining structure will help lead you to the financial difference of the two options. If comparing similar-sized, system-outfitted and finished spaces—one new and the other an addition/remodel, we have found the new build is usually about $100k to $150k more in fees and costs, but at the end absolutely everything is new—which could be better—but may also not be. There is also the matter of zoning approvals, permits and taxation. Renovations are inherently different than a new home in that regard. Do some research in your local municipality on the impact of tearing down the existing home. You don’t want to lose some of the privileges the existing home may have ‘grandfathered’ to it by way of its current positioning on a lot. Changing to a new home can mean a whole new set of rules and regulations and fees to the various government bodies involved, some of which continue in perpetuity (like property taxes!).
At the end of the day, there are numerous additional factors that will need to be weighed to make your final decision. Some include architectural style or significance of the existing home (historical preservation), environmental impact, sentimental value, and others. Strict, financially driven decisions don’t always provide the best answers. Go through the questions above and you will come closer to your decision. Ultimately, you will be the one living in the home and it needs to be the right choice for you and your family. Either way you decide to go—be sure to start with a professional designer or architect and speak with professional builders. Either a renovation or new build can be an awful experience if you don’t pick the right crew to create your new or remodelled space.

hen asked to design RENO & DECOR’s Design Intervention Booth for Toronto’s recent Fall Home Show, I was excited, challenged, nervous and honoured. I realized it would be a big job with tons of challenges but also opportunities to let my creativity and work ethic shine. I was also fortunate to have some amazing sponsors who generously provided gorgeous furnishings; UpCountry, Custom Wallpaper; Bespoke My Place, Paint; Benjamin Moore, Flooring; Bousada Flooring and Artwork (including mirrors) from Renwil. So let’s just say I was off to a good start. Designing the booth is like designing an 800-sq.-ft. condo from the ground up. Erecting walls, creating rooms, colours, furniture. There is a great deal of planning that goes into any well thoughtout design. The rooms all served different functions. We had a
dramatic living room painted in Benjamin Moore’s Van Deusen Blue with some brushed gold accents, a jaw-dropping art piece above the sofa and the stunning mustard and gold chairs that were the inspiration of the room—very en pointe to what is happening now in design. The other rooms were a little more subdued with a mid-century appeal to them and some incredible wallpaper—thank you Bespoke. I also had the privilege of speaking at the show about what is trending in the world of Interiors as well as being on a group panel speaking about Reno Do’s and Don’ts. I would say the highlight of the weekend was meeting so many amazing people at the booth. They came prepared with their questions, pictures and floor plans. We enjoyed helping answer their questions and hopefully put them on the right track for their reno and decor projects.
