They replaced the old-wood windows with new, larger black frame ones that instantly give the white stucco a contemporary look. They took down the wall that divided the tiny living room and kitchen to make one large space with an island for entertaining, a flat-screen TV hangs over the old-stone fireplace, the walls are painted white, etc. And last week they invited friends over for cocktails and to view the new-and-improved space. Those of us at the party are at varying stages of the ‘kids flying the coop,’ and many have very large, empty nests now to rattle around in and maintain. The conversation and compliments about this perfect little “condo with a backyard” in the middle of our neighbourhood went on all night—the tiny cottage even seemed to be the envy of many. And so it’s a happy little tale that ends well for these lovebirds. What are the lessons? Well, I’m thinking that sometimes the best thing to do is nothing at all. Wait it out—which is not something we like to hear in these days of high desire and debt. But think of the energy, stress and money this family saved by not moving up in size only to have to move back down a few years later. Now they have their perfect little retirement condo nestled under the trees of their favourite neighbourhood—sure it took some patience and perseverance, but in what feels like a blink of an eye, they’re sitting pretty, right where they most want to be.

I
know it’s cliché but life really does happen when you’re busy making other plans and time really does fly. About 15 years ago I met a family in our neighbourhood. They had two boys, and lived in a tiny stucco cottage at the end of a quiet street. When I say cottage, I mean this little house was right out of a storybook set in the English countryside. And with the homeowner’s talent for gardening and decorating, it was just as charming. But it was definitely tiny—about 880 square feet on the main floor with no upstairs and a small basement. As the mansions started being built around it, with the ‘teardown and go-big’ boom of the past few years, the house appears even smaller now. Like many older neighbourhoods, the large properties of this area make it attractive to custom builders to ‘maximize the lot size’ and the charm of the older homes nestled under the canopy of large trees is quickly disappearing. But our friends in the little cottage hung in there—through the years of hockey bags, birthday parties, sleepovers and sword fights. If the quarters were cramped, they never complained. The busy years flew by in what now feels like a whirlwind. Suddenly our friends find themselves alone in their empty little nest, ready and able to renovate. Even though their home would be considered a ‘teardown’ by many, they once again decided to stick with their tiny cottage and make it work for this new phase of life.

Essential design tips for maximizing the look and function of bookshelves

uilt-in or freestanding, bookshelves are a nesting spot for the books and possessions we love most. A handsome bookshelf provides architectural interest and focus to an otherwise generic room and of course, we can’t overlook the generous storage they provide as well. Here are some ideas that really stack up when it comes to arranging, displaying and storing books. In the living room a pair of bookcases flanking the fireplace or a central window creates a symmetrical, balanced space. The longest wall in a room is another ideal location for bookshelves. By sacrificing as little as eight to 13 inches of floor space and fitting a wall with shelves from floor to ceiling, it’s possible to gain an enormous amount of storage. In many instances the lower sections are closed, allowing for discreet storage of media and electronic equipment (provided there is adequate venting).
• Make sure to measure any electronics that require storage before building or purchasing a wall unit or bookcase. If a large bookshelf isn’t required, consider installing single shelves 18 inches below the ceiling (or near the top of doorways) to line the perimeter of a room, providing placement for infrequently accessed books. • Make sure that shelves and brackets are sturdy enough to
support the weight of your collections since books can be quite heavy. Many overlook the potential for display in the dining room. A large bookshelf provides storage for dishes, serving pieces and stemware; it also creates a stimulating backdrop to celebrations. • Consider setting up a bar in the dining room bookcase. Dedicate one or two shelves for essentials like decanters, glasses, napkins and bottles of wine. Nearly any room, even a wide hallway, can accommo-

However, asymmetrical placement is more dynamic and frequently more interesting. It takes some practice, but a knack for styling can be acquired. * To improve styling skills, snap a photo and consider the composition. Then try several vignettes until you find the display that’s pleasing to you.

I
n so many homes, the linen closet is a chaotic jumble. Pity, because it can so easily serve instead as an organized and easy-to-use space that has everything needed to make bathing and going to bed just a little bit nicer for the whole family. Here a few tips that will help.
SORT IT OUT
Keep the linen closet for bath and bed linens only. Resist the temptation to use it as a catch-all—it’s simply not the place to stow the Christmas present your kid made you seven years ago.
SPACE-SAVING TIPS
If space is tight, have just enough linen that each bed can have a set on it and another set in the laundry bin, plus one or two more “emergency” sets. Keep in mind that a King set does double duty for two singles pushed together, which is a useful arrangement, for example, in a spare room. Consider that slim wool blankets take up less room and, while just as warm, are easier to store than bulky comforters.

Linens should be changed weekly. For a touch of luxury, change pillowcases midweek. Creating coordinated looks can be simpler if you stick to one colour, and having only white sheets and dark towels helps keeps the closet tidy. Similarly, restricting shams and throws to one colour family, whether solid or patterned, makes adding accents a breeze.

• Taking care of the sheets and towels is part and parcel of having an efficient closet. A linen-friendly laundry suite is key. Front loaders have been big for a while, but a new generation of top loaders combine the old-school advantage of a flat top (useful for folding items easily right out of the dyer) with terrific wash performance, and have cycles that can handle everything from dainty lingerie to dirty hockey gear.

Ideally, shelves in a laundry closet will be adjustable. But fixed can work too, especially if you remove one shelf to make room for oversized items like duvets. Using vacuum pack storage bags for space-gobbling, off-season items is another way to maximize space.
• Take note that using too much detergent can irritate skin, damage fibres, and make linens in your closet feel less soft. Use detergent as directed, and consider a machine with precision dispersal feature. • Use steam and gentle wash features for silk sheets (lucky you!), before packing them away for the season in tissue-lined storage boxes sprinkled with cedar chips or lavender to deter moths. To make the closet even more pleasant, treat yourself to a bottle of scented linen water, or line shelves with plain brown paper sprayed with room fragrance.

How do you decorate
when you are equally drawn to two styles that are polar opposites? For the owner of this Vancouver condo, the answer was calling designer Negar Reihani, who runs the small boutique firm Space Harmony. The goal was to make the Yaletown unit a warm and welcoming home away from home for the owner, an American actor who films often in Vancouver. He loves rustic, natural materials, but equally admires super-slick contemporary styles.

OPPOSITES ATTRACT
Reihani says she first showed the owner various images to gauge his personal style before embarking on the project. “He was very much leaning toward the two sides of the spectrum like the swing of a pendulum, which was fun,” she says. Reihani decided to simply embrace both styles. “I mixed rustic and contemporary through furniture pieces and finishes, like the white marble coffee table on top of the jute rug,” she says. “It’s mixing worlds so that you can connect with both.” The more traditional pedestal dining table is made of sundried wood, but is paired with mod Eames chairs. It’s an unusual mix, but the contrast works, feeling cool and edgy, but also homey and comfortable.
LET THERE BE LIGHT
The 600-square-foot unit was a bit of a blank slate in a cookiecutter Vancouver condo building. With a small balcony in front of the large window and another building right across, it doesn’t get a lot of natural light. Brightening the old black kitchen cabinets was the first thing on the agenda. “Before, it was rather depressing,“ says Reihani. “The black kitchen sucked so much light and energy from the space.” When you walk in to the condo, the kitchen is the first thing you see. By refacing the dark cabinets in a slick white, and adding in some glass cabinets, the space is transformed, setting the tone for the rest of the open-concept condo.

The square footage, or lack of it, presented some challenges, but Reihani’s layout and clever use of furniture creates an effortless flow. Nothing feels cramped or forced. “Make sure you don’t fall into the trap of using small furniture in a small space,” she says. “Instead of going for one big sectional, people tend to go for a loveseat and two chairs, which chops up the space with visual clutter
making it look even smaller.” Instead, she opted for one large sectional in the living area paired with two textural ottomans, which function as occasional seating. She didn’t skimp on the coffee table either, using a large, glamorous marbleand-chrome piece that bounces light around the space. There is a continuous push and pull of texture and shape that keeps the space interesting— boxy and organic, sleek and textural.

WORLD AT LARGE
This mix works well for the once non-descript condo, creating a pied-à-terre that perfectly suits the owner for long stints throughout the year. Reihani was inspired by his world travels to cover one entire wall in the bedroom with an oversized map in lieu of traditional wallpaper. It’s the main focal point in the master (and only) bedroom, which is so small that standard bedside tables wouldn’t fit next to a queen-sized bed. As a crafty alternative, two custom wall-mounted tables, painted the same colour as the bed for continuity, keep contrast to a minimum, thus visually enlarging the room. “It’s all tone on tone, warm greys,” says Reihani. And though a fusion of two styles is not a brand new concept, here, it is done so subtly, that you barely realize what’s going on. It’s just warm, welcoming and comfortable. “I like when I get to work with clients with a strange wish list or likes that are outside of the box,” she says. “It makes your imagination fly higher and makes you think about things you wouldn’t necessarily do.”

Walk-in closets aren’t just a beautiful place to store your clothes, the right features maximize function and keep you stress-free from closet chaos

MORE THAN JUST A CLOSET
First of all, a custom walk-in closet should be a comfortable place where you love spending time. Not only just a space to store clothes, a great closet can also be dressing area, a reading nook and in some cases—a social space. Providing seating and a variety of lighting techniques is critical to making the space comfortable. Natural lighting in a closet is great, but make sure strong sun is mitigated as to not fade clothes.
A PLACE FOR EVERYTHING
Adding accessories in the closet help to ramp up your efficiency and keep
busy lives on track. At a minimum, closets should offer lower and upper hanging rods, full-height hanging rods, shelves and some storage space. Drawers are a great addition, especially if the bedroom is small and there is no room for a dresser. As well, fixtures can include the following:

THE ROYAL TREATMENT
Lighting is critical! There are many options for lighting, but rods with integrated LED lighting are fantastic. As well, ceiling lighting is important. In a large walk-in closet, pendants are a lovely addition to the space and help give the design an overall style. In larger closets, an island is a luxurious addition. The extra countertop is useful and this feature can contain drawers or cubbies. Personally, I like to add jewelry drawers to the island. There is also the option of adding a laundry hamper and a pullout ironing board. Closets should have adjustable

nvesting in custom closets and vanities is a great way to make the most of a small space and an opportunity to stay organized. Starting the day with spaces that are well designed can help put us at ease and keep frustrations at bay. How many times have you looked through your closet, while running late for work, searching in vain for your black skirt? If you have ‘reach-in’ closets only, consider eliminating the standard sliding doors and replace with a combination of drawers and doors that suit your wardrobe needs. Not only will this improve the value of your home and make it more efficient, it is infinitely more beautiful.

Designing vanities that offer storage drawers, pullout trolleys, and dividing trays can make grooming a pleasure.
Adding storage towers aside the mirror is a great way to increase space and visual interest. For deep drawers, adding a secondary ‘drawer within a drawer’ or a sliding tray makes good use of space. Laundry hampers and garbage cans built into the vanity keep the bathroom tidy. One great way to get increased bathroom storage is to recess it into the wall, either in a medicine cabinet, or with the millwork. Accent your space with a bench or a pouf. By adding to a closet or a vanity area, it is a wonderful way to relax while getting dressed, applying makeup or styling your hair. If you have a ‘free wall,’ consider adding hooks for purses, scarfs, robes or belts. Even the smallest of spaces can be functional by using your creativity.

A small space only really describes the way a place feels to the people using it. We prefer to have a big-space feel that just doesn’t require a whole lot of square footage. What we created for this homeowner was lots of grand living in a footprint of just 520 square feet, and he has loved it ever since.
GO BIG
There were far too many little rooms in the condo, in our opinion, to create a big life in the home. The first step was to remove the wall between the kitchen and the living room to visually create a more open look. One of the rules of small space is to allow each of the rooms to borrow from the other. When you are in the kitchen, it feels larger because it borrows space from the dining room and living space, and the same can be said for the living and dining room. Removing the wall made the condo seem larger, which is exactly the feel we hoped for. 38 :: February/March 2017 renoanddecor.com

REGAL RULES
The next element we addressed to achieve large and grand was changing all of the interior doors to a much taller profile. The originals were a standard 80 inches tall, however, taking each of the interior doors to 96 inches created the feeling of elegance. Much taller doors are more commonly found in regal rooms and large homes, so we included that feature along with the addition of a fireplace. This ethanol fireplace, which requires no traditional venting, fits beautifully under the television in a built-in column from floor to ceiling. Another great tip for small-space living is to use the wall space as much as possible. Adding another element to the floor crowds the room and makes it difficult to move around, however, the
walls will never be used for walking. We placed smoked mirror on either side of the fireplace built-in, which also served to hide the cable box and other audio-visual electronics from view.
A FEAST FOR THE EYES The kitchen and dining room space is now shared with the living room area, which means the elegance of the kitchen needed to be elevated to the status of the living room. The new cabinets and panel-recessed fridge give the whole kitchen the appearance of cabinetry so the homeowner would never feel as though he was entertaining or eating in the kitchen. The sink and faucet mechanics are hidden behind a glass panel that also serves as a reminder board.

MAXIMIZING FUNCTION
The bedroom and closet space were transformed to be both a closet and a home office. Since we could count on the closet always being immaculate, this allows for an open-concept closet space open to the bedroom. The bed, night-side tables and headboard clearly define the bedroom and the night-side tables provide extra storage on either side of the bed. The bed, although impossible to tell, is a storage bed, which allows the mattress to be raised on a hydraulic lift allowing for easy access to the items stored there. The room is highly functional without looking crowded or made to feel “small.” The bathroom has all of the moulding details that are present in the rest of the space, which provide grandeur to the whole condo. The simple and consistent colour used throughout keep the eye moving smoothly from one element to the next. Again the bathroom is filled with function but the simple finishes make it feel as though it is larger and open. The combination of using the height, space-enhancing details and uniform colour, coupled with the openconcept architecture, both enhances and enlarges the space and this condo owner is delighted with the grand-living results.

T
here are many rooms in the home that are important for everyday living, and the mudroom is a space that has risen to new heights. With the hustle and bustle of busy families, it is a practical room that should be functional and bring added value by simplifying everyday activity and facilitating the entering and exiting of the home.
MAKE ROOM FOR BASICS
Storage and organization is at the forefront in the design process, which has pushed the mudroom into becoming one of the most sought-after spaces in the home. With messy Canadian winters, we need a practical transitional space for storing mud-caked boots, hats, gloves, bulky coats, snow pants and the list goes on. Mudroom essentials begin with understanding your everyday needs. For most families, some of the key functions of a mudroom include a coat closet, individual lockers or cubbies, coat hooks and a bench for kids or the elderly to sit down and tie their shoes. Some families also require ample space for seasonal sports and specialty equipment. In this mudroom, we designed a space for a busy family of four that enjoys outdoor activities. To maximize storage we lined the perimeter of the space with fullheight cabinets and a built-in bench with storage drawers below. The tall closet doors give the illusion of height and the drawers flanking the sink are ideal for storing keys, small items and even some essential tools. The reverse shaker doors are sleek and modern painted in Benjamin Moore’s Heron White. The style of this mudroom combines modern elegance with classic touches. The white backdrop allows the old-world floors, coat hooks and vintage hardware to stand out. The juxtaposition of these elements is both striking and inviting. One of the most practical features of this mudroom was
incorporating a sink. A place to wash up when coming in from the outdoors is very important; it also allows the family to clean up their muddy boots and belongings right in the mudroom sink without having to drag them through the home.
LIGHTING THE WAY
Lighting in the mudroom is also important in making this space über functional. A series of pot lights were installed strategically throughout the room. They are all on a motion-sensor switch, so when mom comes in from the outdoors with her hands full, the lights turn on automatically. This is the perfect small and clever feature that can truly enhance everyday living. A decorative industrial-style pendant hangs directly over the sink defining this zone while providing proper task lighting.

t was something out of a home renovation show, an old mid-century modern inspired split-level home in dire need of new life that would be transformed into a stunning home for a Toronto family. While house-hunting, the homeowners were able to see beyond the old wood panelling, the 1960s wallpaper and dilapidated linoleum. Instead they saw the potential of the multi-level layout, the soaring vaulted ceilings and abundance of natural light that would be a wonderful backdrop for their ever-growing art collection. 46 :: February/March 2017 renoanddecor.com

The homeowners approached me with their wish list for their dream home. It was not difficult to find inspiration in the bones of this great home, especially when combined with the colourful and expressive pieces of art that would soon grace the walls of this mid-century modern charmer. We wanted to maintain many of the original elements to this home, such as the stone wall in the living room, which would ultimately complement one of their stunning oversized canvasses; while continuing to add a textural element to the formal living room.
TEXTURED & TASTEFUL
This stone feature wall also became an inspiration for the kitchen flooring, which transitions just beyond the feature wall. To continue this textural element, we introduced a large-scaled porcelain tile reminiscent of polished concrete. The homeowners desired a “chef” kitchen that would still accommodate relaxed entertaining for their guests. We reconfigured this area of the house in order to add a large centre island, and used a simple cabinet door profile accenting the mid-century modern influence of the home. The simplicity of the cabinetry, however, was accentuated by implementing three different finishes: a warm glossy white, a mid-toned wood and a beautiful metallic bronze-toned wire-brushed finish, all creating a relaxed yet sophisticated kitchen space.

Like most of the areas in this house, the staircase was redesigned with their artwork in mind. We designed a glass-and-satin nickel railing that would be unobtrusive to the artwork displayed throughout, and accented the steps with additional millwork. A large entrance closet on the lower level was removed to highlight a continual, unbroken view of the multiple levels of the home upon entrance.

The family room, which is on a lower level from the kitchen, maintained the minimalist design approach found throughout the home, yet creates a comfortable, welcoming place to unwind at the end of the day or a relaxed sophistication for casual entertaining. We stuck to a very pared-down, neutral colour scheme, with touches of soft creams and gold, in order to allow two very large abstract canvasses to take centre stage. The fireplace was added to create a laid-back atmosphere. You can curl up and watch TV with the family or enjoy the space with friends. The abstract artwork selected for this space features an abundance of texture and a beautiful metallic finish.

The homeowner’s art collection maintained its influence throughout the house, and the master bathroom was no exception. A simple wood-grain walnut vanity was introduced, along with a neutral tile to create a very monochromatic and relaxing feel to this space allowing the art to prevail. We highlighted a very smokey muted-plum as our accent colour in the bathroom and continued that into the adjacent bedroom.

The blending of old and new was continued on the exterior of the home as well. A small breezeway at the front of the house opening up the entrance was demolished, and it was replaced with cedar-wood siding, reminiscent of the era, creating a wonderful focal point to the entrance way. In the end, this tired house was able to achieve a new lease on life. Though the inspiration behind the design was in part the homeowners’ impressive art collection, the house itself also influenced the direction of the design. However, I believe a home is a “work in progress” so this newly renovated home can now continue to sustain this growing family as well as any new additions of artwork that will continue to add life and inspiration to the walls of this great house.

In The Kitchen To hardwood or not to hardwood? That is the question!
O
ne of the biggest dilemmas when trying to redo your kitchen is the choice for flooring. Design magazines will show kitchen after kitchen featuring beautiful hardwood floors. Designers will tell you that wood floors look fresh, warm and modern. But looks aren’t everything. How is one to really decide whether hardwood flooring is the right choice for the kitchen? We are going to break it down for you. When it comes to choosing flooring, there are a few things to keep in mind. The first thing is the amount of traffic that your room is going to have. Traditionally speaking kitchens have always been one of the high traffic areas in a home. These days, with the open concept homes that will flow from the kitchen to the dinning and family rooms, we are even using our kitchens for entertaining. Keeping that in mind, how do hardwood floors fair when it comes to traffic? The simple answer is rather well actually. Pre-finished hardwood floors, whether solid or engineered, have strong finishes applied to them that are more often than not UV cured, which makes them much more resistant to wear and tear. Good manufacturers of hardwood flooring products, such as Lauzon, manufacture their flooring to withstand a high level of traffic for a long period of time. So when it comes to traffic levels, hardwood floors will be right at home in your kitchen. The second consideration is wear and tear. You drop more things in the kitchen, spill

more, and in general you have a higher rate of wear and tear in your kitchen than other rooms of the house. This is where your choice of specie and finish will help you in the long run. When it comes to species, harder domestic species with a grain pattern such as oak and ash will do better than the softer species such as silver maple. These species are more resistant to denting under pressure. They also have grain, which can be used to create wirebrushed floors. Wirebrushing the hardwood will create a textured floor that will only get more character as it gets worn. Since it is not a smooth surface to begin with, it will show less imperfections and the matte finish that accompanies all wirebrushed flooring will also help minimize the visibility of those imperfections. Hard Maple floors may be harder than oak or ash ones but they are usually not wirebrushed. They can be distressed which will have somewhat of the same effect as wirebrushing. The rule of thumb is if you are concerned about nicks and dents, then choose a textured floor with a low sheen level. The third concern about hardwood flooring in the kitchen is exposure to water. This is the biggest reason some people shy away from hardwood floors in kitchens. There are two kinds of water concerns when it comes to the kitchen. The first is the fact that during cooking and cleaning there will be water droplets that will fall on the floor. This is especially of concern around the sink and the dishwasher areas. Most consumers are concerned that these water
droplets will cause damage to the flooring. The answer to this concern is simple. Most pre-finished hardwood floors have a higher tolerance for water than most people think. A few droplets will not kill your floors. There are even hardwood floor finishes, such as Lauzon’s Pure Genius Finish that are water repellant. However it is always a good idea to place a small matt under your sink and the dishwasher so that these rogue droplets will land on these placemats rather than on the floor. The other concern is washing your floors with a mop and soapy water. This is definitely going to be a big no no on hardwood floors. These days hardwood flooring cleaners have come a long way. They clean and disinfect just as well as, if not better than, soap and water. So using a microfiber mop and a good floor cleaner will get your kitchen floors just as clean as Mr. Clean would. So if you want to jump on this bandwagon, which takes hardwood throughout the entire main floor including the kitchen, then fear not. Your floors will hold up just fine. Use a hard domestic floor, with high levels of variation, or a more uniform floor with a textured finish and you will be happy and on trend. KEEP IT CLEAN A neat and tidy home is a safe home
you can organize everything for easy access. There are entire stores dedicated to shelving, racks, and bins for organizing your clutter. If you are tackling some DIY renovations, make sure you keep things orderly to avoid injuries. If you’re ripping out an old deck or fence, bang down any exposed nails so no one steps on them or jabs their hand. Neatly pile the trash in an area away from foot traffic until it can be safely disposed of. Cords and hoses are another jobsite hazard, so make sure they aren’t snaking around ready to trip someone. In some cases, you may need to rent a temporary storage space to get stuff out of the way. Make sure you keep the emphasis on temporary. No one wants to star in an episode of Hoarders, or see people bidding on their junk in a forgotten storage locker.

hey say that cleanliness is next to godliness. But on a renovation or construction jobsite, cleanliness is essential for avoiding accidents that can have you meeting your maker sooner than you’d like. Cleanliness around the home is important too. If you have kids, it’s a safe bet that at some point or another, you’ve experienced the pain of stepping on a piece of Lego or something from a Barbie set with your bare foot. But that pain pales in comparison to the injuries that can occur when tripping hazards are left on stairways. Encouraging the kids to clean up after themselves from a very early age not only helps you out, it sets them up with good habits to carry through life. Mind you, during the teenage years you’ll want to pick your battles…. Also, apparently, clutter can actually cause stress. If there’s too much visual stimulation in a room, your brain can’t calm down and focus on the important things. If you’re feeling overwhelmed, start small and chip away at the problem. For example, rather than cluttering up the kichen counter with a pile of change, notepads, pens, keys, and the like, designate a “junk” drawer and buy some dividers so

Your yard tools, bikes, and more will last longer if they’ve got a roof over their heads BY JIM CARUK

odds are you’ll need a shed to store your tools and other gear. Figuring out what size shed to buy comes down to two things: how much stuff do you want to store in it, and how much of your yard you are willing to give up for storage?
TAKING STOCK Start off by listing all the items that you might want to store in the new structure, including yard tools, bikes, patio cushions and furniture, sports gear, kids’ toys, and so on. Then, figure out what needs to stay on the ground, and what you can store on hooks and shelves. Do you plan on storing stuff up along the roof rafters? Or are you feeling ambitious enough to include a loft play area for the kids in your plans? In Ontario, if a structure has a footprint that is less than 100-sq.-ft., you don’t need a building permit to construct it on your property. Anything bigger than that, though, and you’ll need a permit and various inspections along the way. (Build without a permit and if a neighbour rats you out, you might have to tear the whole thing down.) Regardless of the size of the footprint, there may be local building code restrictions on how close to the property line it can go, how high it can be, etc. You’re better off making a few discreet calls to the local building department before you go shopping.
KEEP IT COHESIVE If you happen to be building new or undergoing a major renovation, you might want to build your shed out of matching materials. The rustic barn or cottagey look is always a popular one. But if your home itself is a modern design, you might want the shed to mirror that look. Another factor to consider is durability. If you’ve got younger children who may end up riding bikes or firing tennis balls against the door or walls, you’ll want to avoid using materials such as aluminum siding that will get dented and dinged. Finally, what sort of access do you need? Will a standard 36"-wide exterior door be enough to accommodate the bulkiest items you’ll be storing, or do you maybe need a double door, or even a barn-style sliding door? Once your new shed is installed and everything is stored away in it, grab a seat on the patio and enjoy the view of your tidy, organized yard.

Once you know how big you want it to be, you need to decide whether you’re looking for a set of plans to build something from scratch, a kit with all the pieces and hardware in one package ready for you to assemble, or to have someone else come in and construct a shed for you on-site. The next consideration is esthetics. If it will be tucked away at the very back of your property, hidden behind some shrubs, you might get away with a very utilitarian look. But in most cases you’ll be staring at the structure every time you’re in your yard, so you’ll want something nice to look at.

RENO REBATES
With a little research, GTA homeowners will find a number of renovation grants that offer savings to their home improvement projects
t
here are numerous grants available to homeowners in the GTA to make their renovation easier financially. Programs are offered by different levels of government and partner organizations, and range from a few hundred dollars to several thousands. If you own a home in the city of Toronto, you can take advantage of a number of programs to help reduce the cost of your renovation. One such incentive is the Basement Flooding Protection Subsidy Program. The city offers owners of single-family, duplex and triplex residential homes a financial subsidy of up to $3,400 per property to install flood protection devices. Another home renovation savings initiative offered by the city of Toronto is the Home Energy Loan Program (HELP), which assists homeowners in improving their home’s energy efficiency. HELP provides incentives of up to $650 for replacing furnaces and air conditioners with high-efficiency units. If you’re thinking about installing a green or cool roof on your home, you can take advantage of the city’s Eco-Roof Incentive Program. Eligible green roof projects can receive $75 per square metre and up to a maximum of $100,000. Eligible cool roof projects get between $2 and $5 per square metre, up to a maximum of $50,000. To apply for any of the renovation savings programs offered by the city of Toronto, visit toronto.ca and type the program’s name into the search bar.
The Ontario government also offers a number of home renovation incentives, including the Healthy Homes Renovation Tax Credit. If you are over 65 and are planning a renovation to make your home safer and more accessible, you can claim up to $10,000 worth of eligible home improvements on your tax return. For more information, search for Healthy Homes Renovation Tax Credit at ontario.ca. Sometimes governments partner with others to provide incentives. The Ontario government recently partnered with Enbridge to create the Home Energy Conservation (HEC) Program, which offers grants of up to $2,100. The program is open to people using natural gas, oil, propane boilers/furnaces or wood stoves. HEC can provide $150 towards a Home Energy Audit and up to $1,950 for upgrades like insulation, air sealing, window replacement, heating system or hot water, just to name a few. Visit knowyourenergyscore.ca to check if you’re eligible. Talk to your renovator if you are thinking of applying for any government renovation programs or incentives. Professional renovators can help you better understand the program, let you know if you are eligible and walk you through the application process. One of the advantages of working with professional renovators is that you can benefit from their knowledge and experience. All renovators and trade contractors abide by a renovation-specific code of conduct that includes things like providing a written contract, offering a minimum $2 million in liability insurance and providing two years warranty on all work.

can grow twitch grass, you can grow Jerusalem artichokes. All they really need is soil of most any description (though loose and crumbly works best) and sunshine. Mother Nature will take care of the rest. Plant in a sunny position, as they are members of the sunflower family. Dig your first harvest next year and eat the root. The tuberous roots are available at your garden retailer in the bulb section. Plant as soon as the soil is dry enough to work.
LEEKS Leeks really like me. I grow a lot of them. Plant seedlings in late April or early May. Light frost will not hurt them if you harden them off before planting. Line them out in a shallow trench 8 cm apart, firm quality soil around the bottom centimetre of the plant to stabilize it in the soil. Full sun. Dress the root zone with compost or triple mix 5 cm up the stem, a bit at a time over eight to 12 weeks to create the white-blanching effect for mild, tasty leeks. Harvest late in the season, after a few early frosts, which intensifies their flavour.
GARLIC While autumn
is the best time to plant garlic, you can plant them in the spring. The earlier, the better. Line the cloves of seed garlic (vs. grocery-store garlic) about 15 cm apart in rows about 25 cm apart. Garlic loves the sun and cool temperatures. Come July, when they bolt pigtails, cut these scapes off and use them. Come mid-August dig up the garlic plants, let them dry in the sun for three days or more and then cure the bulbs undercover, out of the rain but in a well-ventilated space.
LENTILS It is possible
for you to grow this super food but frankly, I don’t know why you would. You can buy good, organic, Canadian-grown lentils very cheaply. Space in the average garden is better suited to higher yielding crops. However, if you would like to grow lentils for fun, go for it. All you need is sunshine and open/friable soil. Sow seeds after the threat of frost or start them indoors two weeks before the last frost and plant young transplants. Harvest when the pods have plumped up, like peas.
APPLES There are many
dwarf and semi-dwarf varieties available at garden retailers in the spring. Many are well suited to urban life if you have enough sunshine (minimum six hours per day). Forget trying to grow Granny Smith as our season is not long enough (unless you live in zone 7) and the great cooking apple Northern Spy is hopeless unless you are a teenager as it can take up to 14 years to produce its first crop. Otherwise, buy the variety that you like the best! Note that pollination in an urban environment is never a problem as pollinating bees travel far enough to mix it up with crabapples and the like.

Adding modern technologies to an old building requires careful building envelope planning to create consistency in temperatures and humidity levels.
S
helter, in all shapes and forms, is derived by a summation of parts. A tree with leaves does better at keeping you dry in a summer storm, than one that has shed its canopy in fall. This simplistic reference is expanded in more complicated form when we discuss our most critical element of shelter—our homes. Housing across the decades and centuries has taken many forms. Never in history have the individual parts within those assemblies changed so dramatically in such a short time. The near future will yield us even more substantial changes to the envelopes we reside within than we have ever seen before. Factors pushing and pulling at the whole package include affordability, heritage preservation, sustainability (including short-term and long-term resource management), occupant health, our desire for ‘things of beauty,’ social norms and responsibilities, (the Jones’) as well as our relative ignorance and ability to be sold on something we may not really understand, want or need.
When it comes to successful renovations, the adage “the whole is more important than the sum of its parts” really rings true
DO YOUR HOMEWORK
At the end of the day, people weigh all the above noted differently, so there is no one perfect solution when planning to make changes to one’s homestead. No two people are identical, and thus, neither are their actions or inactions when living in their homes, which for the most part, are also different from one another. As such, in planning renovations to existing homes, or planning building envelopes in new homes, we like to think people know enough now to understand that a home with more efficient mechanical systems and greater amount of insulation, will typically consume less energy and should, therefore, be more comfortable and cost less to operate. This basic knowledge is driving positive change throughout the country. The challenge still exists however, that we are all being sold a bill of goods at every turn. Building a home is not rocket science. Building science, however, is becoming increasingly more complex. Understanding how new technologies work together to create total assemblies that manage to separate the indoor and exterior environments, is likely boring to most people. It is critical information though, and should not be dismissed. Even the most well-intentioned designs have shown problems for building lifecycles, homeowners’ health and designers and builders’ liabilities over the decades.

Floors, walls and roofs that are exposed to the exterior have two sides that are constantly at odds with each other. Think of working outside in a rainstorm while wearing one of those old plastic yellow rain coats. The water may not get in, but you are soaking inside as the sweat builds up beneath it. Just as the garment industry has more recently developed waterproof, breathable and insulated clothing—so too has the building industry—to not only manage to keep water out and regulate temperature on your body, but to also allow and even promote the escape of the moisture our bodies create. This is important stuff when it comes to reducing the risk of mould, and premature degradation of structural elements.
Steamy showers and baths produce a lot of moisture that requires a plan to exhaust, ensuring an efficient, comfortable and safe environment for the occupants.

Renovations can take part in a small space in an existing home (i.e., a powder room or a kitchen), and often yield a view inside the existing wall structure/assembly. If you are going to be opening a wall, floor or ceiling that abuts the exterior (either above or below grade), we recommend doing some research on how best to insulate that space, but most importantly, to also learn about Radon, VOCs, air exchange, insulation properties (both thermal- and moisture-wise), as well as vapour and air barriers. Remember—that roof, floor or wall assembly is just that—an assembly, so look at the materials the whole way across it from the exterior to the interior and take the time to learn or pay the pros to educate you about how they interact with each other and what they do independently within the composition. Air leakage is a complex element that saps a lot of energy from our homes, but over-sealing them can also cause problems if not designed for proper air exchange. Working with a professional designer, architect or builder can help to educate you about best practices. RENOVATION RESOLUTION The success of any reno relies on detailed planning and informed decisions BY ROBIN SIEGERMAN
A
DRAWINGS AND SPECIFICATIONS HIRING THE CONTRACTOR The biggest worry homeowners have about a major renovation is the budget, and rightly so. Without detailed planning, costs can quickly spiral out of control. I talk about detailed planning a lot because the importance can’t be overstated. But what does “detailed planning” actually mean? It’s a package of information that creates a road map for the whole project. Be prepared to discuss a necessary list of small decisions with your designer that need to be made before you can begin:
• Trim, door and hardware styles, and finishes • Plumbing fixtures and faucets • Appliance equipment • Light fixtures • Flooring materials and coverings • Fabrics for upholstery and window treatments • Wall treatments—paint, wallpaper or special finishes • Furnishings, right down to the toss cushions • And be prepared for big decisions such as whether or not you need to move walls to achieve your design goals.
Conventional wisdom suggests you get three different quotes before you decide who to hire. That’s not necessarily the best course of action. If you do want to get multiple quotes, the drawing/specification package is essential so everyone bidding uses exactly the same information, and you’re comparing apples to apples. If you ask for estimates from a few different contractors with only a verbal description of what you want, you’ll be comparing apples to kumquats. Each contractor will interpret your verbal description based on his own experience, which may not be even close to what you envision, and the estimates can vary wildly as a result. A project information package details what you want and expect, with no ambiguity. As a result, the quotes should vary minimally. Next, choose a contractor you “click” with because a renovation can take months, and you need to feel comfortable with this person in your house, day in and day out.
Here is the other approach: Most designers work with one or two contractors regularly, so their recommendation usually means the contractor is wellknown to them and the workmanship has stood the test of time. It’s in your best interest to work with an established team, so when the inevitable job site challenges crop up, the designer, contractor and trades are working together to find the best solution with a minimum of finger pointing. The designer is your advocate, knows the contractor’s strengths, and the contractor understands what level of quality the designer expects. There are so many moving parts to a renovation and there can be over 100 people involved in some way, even though you will never see or hear about some of them. A proven team leaves less room for error and miscommunication. There are no shortcuts to a highquality renovation. Detailed planning and an established team could be just the renovation remedy you need to get your project moving again.

The colour court convened and the verdict is in: behold bold Greenery, Pantone’s 2017 colour of the year. A fresh and zesty yellow-green shade, this vibrant hue captures the global shift in attitude and desire to rejuvenate, revitalize and unite. “There’s a growing desire to reconnect with nature and what is real, and find ways to disconnect from technology. We need a break. We need to stop and breathe,” says Laurie Pressman, the Pantone Color Institute’s vice president. The best way to do that is to turn off your smart phones and bring the beauty of the outdoors inside. For interiors, add Greenery through paint, accent furniture and decor, which provide much needed respite and breathing space.
