any years ago I was visiting a western Canadian city. I was wearing my editor’s hat and doing a story on a tiny garden in a neighbourhood that was anything but fancy. Not the picture-perfect world we expect in a magazine but this particular home had a perfectly designed and appointed oasis of a backyard that would make anyone hear birds chirp. Over the course of the day we spent there, the homeowner told me about how active and intertwined her neighbours were. Apparently they all knew our crew was there and were very excited about the fact that “one of their own” was going to be published in a magazine. They were proud of their little corner of the world where many had lived for decades. We had a break in the day and the homeowner asked if I’d like to see her neighbour’s flower garden? Silly question. As we entered the next fenced yard, it was clear this person was as passionate about blooms as her neighbour was about design. Every corner featured something beautiful and bursting in colour, even in the shade. Clearly she spent hours in this little patch of heaven and a fortune at the local nursery. Then my host asked if I wanted to see the next neighbour’s yard. Another silly question. We slipped out of ‘Eden’ and around the fence, through a gate and into a completely different world. This one was paved in flagstone and featured a large koi pond filled with healthy fish, water plants and an intricate bubbling waterfall. Apparently this homeowner was

as passionate about his fish as his neighbour was about her flowers and her neighbour about design. A number of things struck me and stayed with me from that trip: 1) Money should never be a determinant for enjoying your space. These people were getting more joy out these tiny, modest plots of land than many people who own football fields in comparison. 2) When you’re passionate about something, it makes life so much more fun and interesting that others love to share in your enthusiasm— it’s contagious! We could see that spirit demonstrated so clearly as soon as we walked into these yards and it inspired us. 3) Community is an awesome thing. The connection and bond these people shared was so enriching to all their lives. Imagine a spring Saturday in that neighbourhood with everyone out busily setting up for the season. Or a hot summer night when someone’s tunes drift through the still air. This was “home” and they all shared in that common, pleasureful experience regardless of age, gender, interest, etc. As we left the third property, my host asked if I had time to see the ‘tiki hut’ in the next yard. Apparently it was the ‘party yard’ (there’s one in every crowd). I envisioned an aerial shot in a movie, pulling back and revealing more and more interesting backyards, each with a different theme. But we could see the light was changing and I needed to get back to work. Maybe I’ll make it back one day for a Mai Tai; I bet it would be a good one.

STAY IN TOUCH Hi Cobi, Just wanted to tell you I thought your recent editorial in the April/May issue, "For the Love of Kitchens" was spot on! I too did a kitchen reno in 2004 and in spite of all the scratches, dents, and now somewhat dated countertops, there are a lot of good memories. Makes me happy to live with it just a bit longer!

On April 22nd, the National Kitchen & Bath Association, Ontario Chapter hosted their annual Design Awards Gala for the winners of the best in Kitchen & Bath design at the Capitol Event theatre in Toronto. Awards were presented in 18 categories to designers at the sold-out event. Some homes have great synergy with the landscape—the plants hug the house, and the ivy nestles in comfortably. When Sarita and Arthur Peltomaa bought this charming lakeside house in 2004, it had lots of curb appeal, but the yard came into its own years later after an extensive overhaul. “It was beautiful, with mature trees and shrubs, but the landscape was old and tired. Our vision was to freshen it up, add some living space and give it a style that better reflected the owners,” says landscape designer Adrian Bartels, who owns Cedar Springs Landscape Group in Oakville, Ontario.
ART OF GARDENING
The owners, a creative pair with two teenagers, wanted a place to relax and entertain, and to add curb appeal to their wide corner lot. Sarita is a psychologist who brings a Zen approach to the garden, while Arthur is a lawyer and sculptor, whose work is displayed prominently in the new design. “We integrated a large rock by the archway to display his various pieces,” says Sarita. In fact, a lot of heavy rock was moved in that transformed the space with visual interest and texture. The stone, along with well-placed evergreens, forms the structure behind the low-maintenance garden, breaking up the large lot into smaller, cosier spaces.
HYBRID & HIGH QUALITY
It all adds up to a very sophisticated design that isn’t trying too hard—upscale but not ostentatious. “It’s somewhat eclectic—a transitional blend of natural, Japanese and traditional English garden,” says Bartels. First the overgrown shrubs were removed, and then a series of new plantings went in to revive the ailing yard. “The varieties and styles are very much English garden with boxwoods, hydrangeas, and vinca groundcover,” he says. myhomepage.ca

Sarita found herself very involved in the process. “I grew more interested in plants and became more aware of my own preferences in terms of colour, and the types of flowering plants that I like,” she says. Her input and the family’s personal touches really make the space sing. It’s a reflection of how they live here. “We can sit in the courtyard nestled away, and listen to the pond; we can walk out from our kitchen into a private, gardened breakfast nook that has some lake views; and we can roast marshmallows in the firepit,” says Sarita.

To carve out dedicated entertaining space, a new patio was laid. “We used natural square-cut flagstone, which was designed to be quite geometric in shape. We relied on the plantings to soften it up,” says Bartels. “The idea was to create a patio that transitioned from the house to the dining area and also cantilevered the koi pond.” The pond, which was also modernized, is a favourite feature of most people who come here. “Since water is “nature’s laughter,” it tends to be the highlight of many gardens, and I think this one is no exception. I particularly like how the patio integrates up to the edge of the pond,” says Bartels.

Landscape designer Jenna Earle from Bulow’s Garden Centre and Landscaping was also heavily involved as the years went on, adding in new garden beds. Earle used plantings in keeping with a woodland garden. She mass-planted hydrangea for maximum impact and colour all summer, and used hardy yews and versatile hostas, all low maintenance, to great effect. “A really neat gem of the garden is the parade yews against the house in the backyard. They are the perfect evergreen for a narrow space. The form on them is spectacular,” says Earle. 30 :: June/July 2017 RENO AND DECOR

SEASONAL SPLENDOURS
With each season, the garden changes, giving the Peltomaa family beautiful vistas year-round. The house was fitted with expansive new windows with views to the garden from almost every room. A favourite spot is the Frenchinspired sunroom, decorated by local designer Lou Ward to complement the outdoors and to embrace Sarita’s love of French antiques. The elegant and serene space is swathed in a botanical print and drenched in sunlight thanks to a wall of floor-to-ceiling windows and double doors. It’s hard to think of a more ideal spot to sit with a cup of tea in the morning and take in the lush greenery beyond.
Designer Lou Ward created a serene vintage garden-room using a mix of antiques and a bold Ralph Lauren floral wallpaper. The sunroom also acts as a pass-through to the home's bedrooms on the other side.
Outside, the large yard, divided into smaller “rooms,” works well for moments of quiet relaxation or hosting a louder, larger crowd. And with a stellar lake view, and the bubbling sound of the pond, it’s quite therapeutic. It seems the house isn’t the only thing in harmony with the beautiful new garden. “I just love that it’s peaceful and calm. ontrary to popular belief, a traditional-style home can work well with a bright summer palette. Often we think of traditional spaces as being heavy with dark woods, deep colour, custom millwork and historical patterns on finishes like wallpaper and upholstery. Naturally this kind of design direction works very well in a traditional home but the usual dark or subdued colour palette was not something our client wanted in her traditional-style home. As a little girl, she used to cycle by the house and fantasized that some day this would be her home. As fate would have it, it finally was! The only downside was that she wanted her version of this home to be bright and fresh while still honouring the architecture of her childhood dream home.
BRIGHT BEGINNINGS
It is important to honour all of the architectural details of the house that give it that historical quality but we lightened up those features by painting them in a warm-white colour. Those heavy wood frames in windows and door trim were once very popular. With the window trim and mullions painted out, your eye doesn’t stop at those details, instead the gaze moves past them to the outdoors. We maintained all of the fireplace mantle details and painted them out to reveal shadow and light versus colour. myhomepage.ca

In the dining room we added the hard valences above each window and mimicked those windows with a full-length mirror in a traditional gold-carved frame, which reflects the antiquity of the home but also serves to reflect the light, bright colour of the adjacent rooms.
TRADITION LIGHTENS UP
Next we selected furniture with traditional lines but again in a monochromatic off-white colour. What became prominent were the lines of the furniture versus the fabric. There was no mistaking the hump back of the sofa, the details of the corner chairs and the graceful lines of the armchairs that face the fireplace. The light colour also enhanced all of the accessories in contrast. Fabrics were selected based on texture not pattern, and range from silks, wools, velvet and cotton. The ottomans and wooden table are the two furniture elements that have colour. subtle elements of colour to a space. The throw cushions tie together the floral stripes on the window coverings using a much larger scaled pattern. The floral details on these fabrics are very much in keeping with the fabrics that were popular in the 19th and early 20th century, and could have been used as upholstery in a perfectly traditional version of this room. The topiaries on the mantle help to bring “the outdoors, in.” The shape works both in a more contemporary room and in a traditional one. Even the vase and flowers were carefully selected to play with the fabric colour, and while container options were vast, the cut crystal was a perfect choice.
PERFECT PAIRINGS
It is important to find ways of incorporating antiques into a space like this to maintain its authentic look. The secret is not to make those antique elements easy to identify. Some of the accessories were sourced at antique dealers as was the chandelier in the centre of the room, and the art was already in our client’s collection. Weaving together the elements of “new” and “old” means we can guarantee comfort and maximum functionality from the most-used pieces in the space. If you’re doing this in your own home be sure that you understand what would be appropriate to the architecture of the house. This requires a bit of research and a more difficult hunt for the appropriate piece. Finding the right piece can require visiting hundreds of antique vendors versus one furniture store. Using Rococo furniture, for example, would not be appropriate for this style home but it could be a style loved by the homeowner. The final result was a great success and perfectly satisfied our client’s desire for a light summerfresh palette in her dream home. We only hope that there is another little girl riding by now, dreaming of owning the same home one day in its new version. RESORT-INSPIRED RETREAT
When the kids left home, my former Jackie Glass Inc. partner and her husband decided it was time to transform their family-style backyard into a “grown-up” retreat à la resort style. The retired couple pooled their design and DIY building skills to come up with a plan for building their dream garden retreat, which would include luxury amenities inspired by some of the most memorable seaside resorts they’ve visited over the years.
PLAY TIME
I always look forward to this time of year when I can get outside and decorate garden rooms and outdoor spaces for clients. It’s a refreshing departure from decorating interiors where the focus is as much about practicality and function as it is about style. Personally, I find decorating outdoor spaces a much more organic, playful and relaxed process. After all, these are spaces where we want to make the most of our fleeting summer months and simply be footloose and fancy-free. But special attention does have to be paid to the materials and finishes we choose for our outdoor decor. Unlike those we use indoors, furnishings, accessories and construction materials have to be exceptionally durable to withstand the elements and the wear and tear of daily use. With this in mind, the homeowners of this idyllic garden retreat addressed all of these issues when designing and building their own little piece of urban heaven. myhomepage.ca

EAT, DRINK, SWIM…REPEAT
Their priority was to create a space for al fresco dining and entertaining where friends and family could come together and spend hot summer days soaking up the sun, take a dip in the brilliant blue waters of the pool and sip on chilled cocktails until the sun went down. For them it was all about having fun, relaxing and spending as much time outdoors as possible. Naturally, that meant the existing pool would remain the focal point in the garden but take on a more sophisticated look with the addition of elegant pool-side furnishings, accents and landscaping.
NO TO LOW-MAINTENANCE
Not wanting to have to cut grass or tend to large flowerbeds, the solution was to cover the ground with natural stone, concrete and solid wood decking designed to create zones. Natural flagstone is laid next to the house and leads guests to the cabana, a smooth concrete pad surrounds the pool to protect swimmers’ bare feet when getting in and out of the pool, and a fancy DIY checkerboard cedar deck creates a unique floor pattern beneath the weathered pool-side loungers.
CARIBBEAN COMFORT
When you step out into the garden through the kitchen’s French doors, it’s the delightful Caribbean-style cabana,
stained in a palette of sandy-beach colours, situated beneath the shade of a tall, leafy elm tree that instantly sets the tone of this welcoming garden oasis. The comfy weathered bar stools with cushioned seats, arms and high backs say: Relax and stay a while. The no-fuss countertop is made of cedarwood planks, which will weather beautifully to a soft-silver gray over time. The cabana is extended with lattice walls and a roof overhead at one end to house the barbecue protecting it and the cook from the elements. Positioned conveniently between the access to the inside kitchen and the barbecue nook, the dining table with umbrella offers sunbathers and swimmers a shady spot to escape the sun when dining. The lightweight aluminum and mesh chairs can be moved about easily and stacked to store when not in use.

the kitchen, you’re not alone. But, if you’re like me and you just spent $750 this past weekend on container plants, you are going to consider the possibility that your garden is the most expensive “room” to decorate. Although a kitchen renovation or makeover is costly, the investment immediately begins to amortize. Not the garden. The garden is like a toddler: insatiable, uncontrollable, maddening and often endearing. A garden requires continuous, ongoing maintenance, and year-round renewal. Plus, it makes you do crazy things, like ruin a favourite dress because you couldn’t resist the urge to do a little weeding before going out for dinner, or spending $750 on container plants. Since I spend so much time, energy (and money) reining my garden in, you can imagine I want to enjoy it on every conceivable occasion. Creating welldefined outdoor garden rooms allows me to use my garden more often and more effectively. Rather than just plunking some furniture into the garden, I’ve chosen to create my own private paradise and you can too.
DELINEATING GARDEN ROOMS
Like interiors, our exterior rooms function better when we carve out specific areas for relaxation, recreation and tasks. Consider the various rooms, which might suit your garden.
One of the easiest ways to accomplish this is by purchasing or building a barbecue island. An instant kitchen, the barbecue island might include storage space, warming drawers, and even a small refrigerator, depending on budget.

For anyone who prefers dirt under the nails to a French manicure, or a family barbecue to dinner in a fine restaurant, a well-designed garden room provides a full year of satisfaction in just 15 short weeks.
Even a tiny portion of a deck, patio or grass can be converted into an al fresco dining room. Choose an area close to the house, facilitating easy serving and cleanup and providing shelter from excess wind. Choose a table that complements the scale of the deck or patio. For example, to accommodate a four-foot-diameter table, a minimum nine by nine foot space is required. As with indoor dining, allow four feet of clearance between the table and a wall or railing for major passageways. Although the majority of outdoor furniture can withstand inclement weather, most will last longer if moved to shelter during the winter. For this reason, unless you have an enclosed structure, consider lightweight furniture options such as all-weather wicker, resin, and metal frames with woven seats. More and more outdoor enthusiasts are looking beyond the barbecue to full-service cooking centres.
For quiet contemplation, position furniture arrangements towards the best view, facing away from the house if possible and put as much distance as possible between you and interior distractions such as ringing phones. If outdoor reading is a priority, comfortable seating is essential. A high- back chair with arms, whether woven, wicker, or wood, cradles the body and soul, and offers an immediate sense of security. Add a small table to where you’ll rest your iced tea. Add ambient sound such as a trickling water fountain or playful wind chimes to mask city sounds and foster serenity. Consider flower plantings such as rosemary, lilac, and jasmine to infuse surroundings with delicious fragrance.

“It all goes back to that primal form of cooking over a fire,” he says. “If you have the equipment that lets you do that in a few different ways, you have what it takes to cook for a family or do a classic outdoor party.” Which type of barbecue you choose will be determined by lifestyle. Do you want to be able to come home after work and quickly get an al fresco meal done? Then go for the speed and ease of gas, and choose a model that has a push-button start. If lazy weekend barbecues are what you have in mind, enjoy the pace and ritual aspects of charcoal. Dedicated outdoor chefs like Clive increasingly choose to have both gas and charcoal, and to add a smoker or other accessories.
MASTER TEMPERATURE CONTROL
One of the trickiest aspects of cooking to master is temperature, and this especially applies to the outdoor kitchen, when distractions may be even greater. A meat thermometer will be key. Weber has a new model—the iGrill 3—that fits into docking stations on its new Genesis II and Genesis II LX gas. It comes with two temperature probes, and two more can be purchased. A downloadable app sends alerts when, for example, fuel is running low or optimal temperature has been reached. Speaking of temperature, a set of well-made silicone gloves with fingers is a good idea.

A grill expert for barbecue manufacturer Weber, he’s woken his wife in the middle of the night, “smelling like a smokehouse” after checking a recipe that requires overnight cooking. While a chef’s ultimate outdoor kitchen includes endless pots and pans, lots of sleek stainless steel, miles of counter space, and a hand-washing station with running hot water, Clive agrees that most homeowners won’t find such bells and whistles either feasible or necessary.

Furniture that does double-duty will add flexibility to an outdoor kitchen. For that reason, Cindy Jardim, director of trends for Lowe’s, likes dining sets that also work for conversational groupings, planters that can function as privacy screens, hard-working wicker resin sideboards that when topped with a cutting board serve as prep area, and bar carts that can store extra propane tanks, pillows, and accessories. Lowe’s also has a clever, affordable solution to the challenge of running water, with a “sink” that can be connected to a garden hose. Lastly, for worry-free dining, choose unbreakable tableware, readily available at mass merchants like HomeSense and PC Home (at Loblaw’s Real Canadian Superstores). If some goes missing, replacements don’t have to match, but you might consider staying in the same colour family.

BRUSHES WITH SAFETY
There were some scary stories last summer of folks undergoing emergency surgery after swallowing bristles that had fallen off barbecue brushes. While Chef Clive isn’t willing to give up on wire brushes, he cautions that it’s an item “where you get what you pay for.” Stay away from cheap dollar store wire brushes, and check all brushes for loose bristles each time they’re used. Clean and inspect the grill thoroughly before using. If you do ditch the conventional wire brush, consider Weber’s new three-sided brush head, in which bristles are attached through two ends of the rods. Other low-risk cleaning options include a raw onion cut in two and rubbed across the grill, and crumpled tin foil pushed over the grill with a pair of tongs.

size doesn’t MATTER The seven-step strategy to creating an enchanting urban garden

reating a garden in an urban space can be a challenge. However, because most are typically small, it can be a great opportunity to invest a few really lovely details that inspire the space. Also, because gardening can be a time-consuming activity, a small garden gives you more opportunity to rest and relax in your summer oasis.
When planning your garden, you should have a strategy that encompasses the following elements: 1

SUN AND SHADE Next, you need to study the sun over the course of the day. What is in the shade? What areas
get sun for at least six hours per day? If possible, lay tracing paper over your plan and mark the areas. I suggest using yellow highlighter for sun, and blue highlighter for shade. If an area gets about three hours of sun mixed with mostly shade, mark it in a different colour.
SEATING/ENTERTAINING/RELAXATION One thing to determine is the
type of garden that you want. What will be the purpose? Might it be for flowers, vegetables or herbs or relaxing? Or entertaining? How much use will it get? How many people would you like to
seat? Will it simply be for viewing? Will you attract bees or butterflies? Or, perhaps a rabbit or two?
VISTAS AND VIEWS After assess-
ing the type of garden you want, determine what possible views you would like to make interesting. Many people decide to study the garden from the window and from the front or backyard. I suggest taking photos, printing them at 8.5 by 11 and using tracing paper to create some ideas for visual interest. Imagine a fence as a backdrop for planters or tall

PERIMETER AND PLAN The first activity on your garden-planning list should be to assess the perimeter and the plan. This should include an assessment of the fence, neighbouring properties, built structures, underground utilities, drains, etc. I would suggest measuring this and drawing a plan to scale. This will help you make decisions and allow you to take the plan to the nursery when purchasing plants.

grasses. What would a burst of red flowers look like against a bench? How might you disguise a drain or water main with planting? What if you added a small gazebo or pergola? SoliCanada from Quebec offers some lovely structures with motorized louvers and shades. What about a water feature? This is where your creativity should shine! Use a stack of tracing paper and come up with some crazy ideas, and then whittle them down based upon feasibility, cost and sun patterns.

HARDSCAPE VS. SOFTSCAPE Next decide how much of the garden will be hardscape and how much will be softscape. Hardscape includes: fences, pavers, concrete, walkways, stepping stones, sun structures, retaining walls, etc. Softscape includes all planting areas. Make a wish list and prepare a budget. Hardscape costs can add up quickly, especially if it requires experts to execute. There are many, many choices for paving stones, both natural and manmade. Part of the secret of installing them is providing a good base that doesn’t heave in harsh Canadian winters. Many homeowners opt for poured concrete under pavers, especially if they have large areas. One thing to consider is investing in a landscape company for the hardscape. A good landscaping company will understand what needs to be provided to minimize movement of pavers and also for proper drainage away from the house. While I am a big fan of natural limestone and slate, I also like the look of concrete pavers. Some brands to consider are Permacon, Bestway and Banas Stone.
GREENERY AND COLOUR When choosing plants, make sure you understand longevity, perennials vs. annuals, blooming times and planting instructions. Determine what type of heights you would like to see first. Are you going to plant a few trees? Will they be a focal point? What will be potted vs. planted? Are you aiming for some winter greenery for the holiday lights? Speak to the nursery about evergreens that do well in our climate and are easy to maintain. A selection of evergreen shrubs can create a lovely backdrop to flowers. When choosing colours, analyze perennials vs. annuals. I recommend saving annuals for one or two accent pots and planning perennials that are a better investment over time. While some owners like vibrant mixed gardens, sometimes it’s better to group colours for a higher visual impact. For example, use a flowering white ground cover and then accent a certain area with tall purple Alliums. LIGHTING Consider extending the use of your garden to
early morning and night with landscape lighting. DVI and Eurofase, both Canadian lighting companies, have some great choices for outdoor lighting. Consider wall sconces, fence lights, pendants (under canopies, gazebos and pergolas) and in-ground lighting to spot trees, shrubs or statuary. If you are completely lost when deciding on landscape lights, consider making an appointment with a lighting supplier such as Dark Tools for help with your plan. For any electrical needs, hire a professional as well unless you decide on solar power lights. Most of all, whatever you decide, the garden is a great way to showcase your creativity. Happy Planting!

PICTURE-PERFECT PATIO Create your own great outdoor space
W
ith summer upon us, most of us are keen to spend as much time as possible outdoors. But is your own backyard an inviting oasis, or an overgrown disaster? If the ongoing real estate boom has taught us one thing, it’s that land is very valuable. As homeowners we should take advantage of every square foot we’ve got. Here are some ideas on how to turn your urban jungle into a slice of paradise.
The first factor to consider is what you like doing when you’re outside. Are you a gardener, a DIYer in need of a workshop, a consummate host looking for an outdoor entertaining area or, if you have the space for it, would your own private basketball net or tennis court be your dream use of the space? My own backyard is built around an in-ground pool. Realtors and others will tell you that putting in a pool isn’t a good investment when it comes to resale value. But I wasn’t thinking about some future sale. I was interested in enjoying my house while I live in it. No need to drive north to a cottage when I can go for a dip at home.
SIZE MATTERS
Obviously, the size of your yard will be the main factor in determining how much—or little—you’re able to do. Case in point: when building permanent structures such as decks, sheds, and gazebos, there are usually setback restrictions—meaning they have to be a certain distance from the property line. (These projects may also require a building permit. See “Deck Building Do’s and Don’ts” on page 54 for more details.)
COOL SHELTER
The surrounding tree canopy also plays a role. If there aren’t many mature trees in your area you’ll likely need an umbrella or awning to shade your seating area. If you have lots of mature oaks or maples, you’ll have to consider lots of cleanup time for pools and patio areas. With evergreen trees, you’ll find yourself seasonally scooping up needles and pinecones. But they’re acidic, so you’ll have to carefully plan any other vegetation you plant to make sure they’re tolerant of that.

SEASON EXTENDER
To make maximum use of the space, consider adding patio heaters to your plans. Options range from gas firepits to stylish lamp-style models. Either type can be directly plumbed to your household gas service, or run on refillable propane tanks. Finally, don’t forget that old cliché about good fences making good neighbours. Most municipalities have restrictions on how tall a fence can be. If privacy is a key factor in your planning, build a fence with solid, overlapping boards that run the full height of the divider instead of the ubiquitous lattice-topped designs.

The Do’s and Don’ts of Deck Building BY JIM CARUK
I
f you’ve ever flown to Florida or southern California, you’ve probably noticed how many suburban backyards are dotted with pools. Here in Ontario, the recurring backyard theme is a deck. Whether they’re clad in natural wood or a composite product such as Trex, decks are outdoor extensions of our household living space. Many are simply a place to park the barbecue and a patio table but, increasingly, they’re loaded with bells and whistles that literally include a kitchen sink. Since (most) decks don’t involve any wiring, plumbing, or overly complicated structural elements, building one is something a lot of DIYers are willing to tackle. But there are a number of common mistakes they make. Generally speaking, if your deck meets any or all of the following conditions, you’ll need a permit: a) The deck will be attached directly to the house b) Will have a surface area of more than 100 sq.ft., or c) The top of the deck boards will be two feet or more off the ground. As part of your permit application, you’ll need to include your property survey and a drawing showing where the proposed deck will go. Here are three key areas where DIYers—and some unqualified pros— make mistakes when building a deck.
If the top of your deck boards are twofeet or more off the ground, you’ll need a railing that’s at least 3' high around the perimeter. (If the deck is 6' or more above grade, the railing will need to be at least 3'6" high.) The gap between the vertical slats— or pickets—has to be less than four inches. The idea here is to prevent a small child from squeezing through and getting stuck. Another option is to use glass panels. These cost more than lumber would but give you an unobstructed view of the yard. Built-in seating along the railing can be a great way to maximize space, but keep in mind that a building inspector will measure the railing height from the top of the seats. After all, the main point behind these rules is to avoid having a child—or perhaps tipsy adult—topple over the side and get hurt.
STAIRS
Again, if the deck is more than two feet off the ground, you’ll need stairs with a railing that meets the above-mentioned guidelines. The stairs themselves must be between 47/8" and 77/8" high, and 91/4" and 14" deep. The key to building stairs is that each one has to be the same height and depth as all the others. If not, you’ll find yourself stumbling on any that are out of line with the others.
FASTENERS
Even if you’re using a composite material such as Trex for your deck boards and railings, you’ll likely use natural wood for the framing. Typically, that means using pressure-treated (PT) lumber. But the chemicals used to make the wood rot- and insect-resistant can be corrosive to most building hardware. Make sure you use PT-approved screws and hangers. Also note that any framing members must be attached with nails, not screws. Screws do not have the sheer strength to support the load properly.

Cost-effective and a clever use of land, new forms of housing are stacking up in the GTA units per acre. The higher but still gentle density means it costs developers less to build and they can pass the savings on to the homebuyer. With stacked townhomes the industry is meeting the insatiable demand for ground-related housing at an affordable price point. Stacked and back-to-back townhomes give consumers a larger selection of home styles to choose from. They are also great places for families to grow together, empty nesters to enjoy a more relaxed lifestyle and where first-time buyers can afford something other than a unit in a high-rise condo building. Innovative townhome developments are taking shape across all corners of the GTA. The town of Stouffville is a case in point. Although Stouffville has traditionally been a community of detached housing, townhouses now account for a large proportion of the housing under development. BILD member Geranium, for example, has been building out their master-planned community of Cardinal Point and recently introduced Vista Flats and Towns. The stacked units offer living space up to 1,300 square feet over two floors with a rooftop terrace. The second level one-storey flats have a spacious balcony, and the first-level flats a patio. Prices for these units started in the mid $400,000s. While back-to-back row housing is common in England, the concept is relatively new to the GTA. With some innovative rethinking of the Victoria-era housing form, several BILD members have brought back-to-back and stacked townhomes to the market with great success.
“By stacking one unit on top of another, residents have the advantage of a two-storey house-style layout with the added convenience of a condo.” Menkes’ Dwell City Towns in Etobicoke, for example, offered back-to-back units of 1,000 square feet to over 1,600 square feet with starting prices from $300,000. The 196 open-concept units—boasting patios and rooftop decks— sold out quickly. At Queen’s Landing in East Gwillimbury, Minto is about to launch the second phase of back-to-back townhomes after phase one sold out in three hours. These are just a few examples of the many ways our industry is offering innovative options to homebuyers as we try and meet the housing needs of the GTA’s ever-growing population in our highly regulated new home market.

he GTA land development and home building industry is constantly innovating and looking for ways to meet housing demands and provide consumers with affordable housing options while still complying with provincially mandated Growth Plan density targets. One way we have risen to the challenge is by introducing gentle density in the form of stacked and back-to-back townhomes. All this while creating unique and liveable communities that feature great architecture and offer lifestyle amenities. Stacked towns are becoming more popular around the GTA, especially in tight infill lots that are too small for a mid-rise or high-rise building. By stacking one unit on top of another, residents have the advantage of a two-storey house-style layout with the added convenience of a condo. The lower unit typically has outside access in the form of a patio or terrace, while the upper unit usually boasts a balcony or rooftop terrace. Back-to-back towns are different than regular row housing as the backs of each home touches the back of the house behind it. According to the Canadian Mortgage and Housing Corporation (CMHC), traditional row housing allows for 14 to 18 units per acre, while stacked townhomes can be built at 26 to 27

Where to find financial aid for your next renovation
W
e get told daily that our projects are expensive. It’s the single biggest complaint we receive from our clients—and they are shocked to discover I agree with them. The reason for it lies in the quality of the workers, materials and systems we employ. In this red-hot real estate environment, the best carpenters and tradespeople can command a very high wage, and if we are going to deliver on the promises we make to clients, we must be willing to pay their price. This ensures that clients get real value out of the money they pay us. There is help available, however. Most people who undertake projects and struggle to pay for them either don’t know about the rebates, or don’t bother to take advantage of them. Below I will break out some of the low-hanging fruit to help keep some of those schillings in your jeans—after all, who doesn’t like some help paying the bills?

MUNICIPAL PROPERTY TAX Did
you move out of your house during the renovation project? If so, you can apply to your Municipality for a cancellation or reduction in the property taxes paid during the project. In Toronto, do a Google search for the Section323 application. The deadline to file an application is February 28 of the year following the year in which you moved out to renovate. Remember, if your project spans across two calendar years, you need to apply for each year you are out of the home to maximize savings.
UTILITY CARE Our friends that supply
us with the juice we need to manage the temperature of our homes and keep our electronics powered also have some great tools when updating your abode (heating and cooling your home can account for up to 60 per cent of your energy use). Not only do the improvements you make help to reduce your overall consumption, but with rebates for Energy Audits to help educate you about the best places to invest, as well as rebates and discounts for high-efficiency furnaces and air conditioners, smart thermostats, bulbs and lighting controls, visiting your local utility website and searching “rebates” will yield a treasure trove of savings.

Federal tax man only has a one-way valve, designed to accept our hard-earned money, but there are some leaky two-way conduits that can send some of our cash back. First, and most rewarding, is the Substantial Renovation and the GST/HST New Housing Rebate from the Canada Revenue Agency that came out in 2005. The key here is the 90 per cent renovation rule, and filing within two years from Substantial Completion. The Ontario new housing rebate is limited to a maximum of $24,000 if you paid the HST on the purchase of the land, and $16,080 if you did not. If you are not great at accounting, look for firms that can help you with record keeping and filing this application, as you don’t want to miss this.

LOCAL MUNICIPALITY Every municipality has rebates
and incentives for homeowners to help them reach their municipal targets. In Toronto, some of the key ones are Flood protection subsidies, which offer 80 per cent of the cost (up to a combined maximum of $3,400) for installing a backwater valve and a sump pump in your home, as well as drain severance and capping. Hidden bonus—your basement is less likely to become an in-ground pool. Live Green Toronto also has other grants and loan programs available and are worth a look. HELP is another option— where a low-interest loan of up to five per cent of the home’s value is attached to the property for the purpose of improving energy and water efficiency in the home. If you sell, the loan stays tied to the property (on the tax bill), and not to the original homeowner—now that’s a neat option.

Used less frequently, but often needed the most, there are programs such as the Ontario Healthy Homes Renovation Tax Credit, which rebates up to $1,500 for $10,000 of eligible expenses to help aging in place updates to the home. There are also various programs in Toronto locally, where grants of up to $3,500 are available for home modifications to accommodate a disability or to make a home more accessible. Forgivable loans of up to $10,000 are available for essential home repairs and/or accessibility modifications.

HOME TURF These lawn-care tips promote healthy and green grass throughout the peak summer months
ow that June is here, summer weather will come calling, with high temperatures followed, no doubt, and a lack of water. It is time to sit back and let your lawn take care of itself. You can have a great-looking lawn without the supposed ‘work’ or environmental detriment. This is the perfect time of year to get to work on it and make a season-long difference.
Environmental Benefits of Lawns CUT YOUR LAWN HIGH Six
to eight cm will do the job. For generations we cut our lawns much shorter, not realizing that tall grass blades produce deeper roots that are more droughttolerant. Also, the taller the grass blades, the fewer the weeds as weed seeds are ‘shaded out’ by the grass before they get a chance to germinate. More on weed control later.
USE A MULCHING MOWER
The cut grass blades are regurgitated up into the cutting chamber of the mower where they are re-cut before being thrust down into the root zone of the grass plants. As they decompose they add precious nitrogen to the soil: the element that grass plants crave the most. FERTILIZE THREE TIMES A YEAR Sometimes lawn
fertilizer is called lawn food but this is inaccurate. The fact is, your lawn feeds on soil-borne nutrients and takes the nutrients up with the assistance of microbial activity in the soil. It is a little complicated. What you really need to know is that a quality lawn fertilizer provides nutrients to the soil that are used by the grass plants to grow and thrive. The aforementioned nitrogen is the primary
ingredient in a spring/early summer application of fertilizer, and is always represented by the first number in the three number analysis on the bag. SLOW-RELEASE NITROGEN
The nitrogen that produces the best results in your lawn is most useful to it when it is released over an extended period of time. One of the most sophisticated forms of slow-release nitrogen is sulphur-coated urea. It releases nitrogen to the root zone as rain falls, temperatures rise, and microbial activity occurs in the soil. Iron also plays an important role, as it helps to produce green chlorophyll, deepening the colour and enhancing the appearance of your lawn quickly. OVERSEED Spread triple mix
or lawn soil over areas where bare patches occur and apply quality grass seed by hand at the rate of 500 grams per 40 sq meters. Rake smooth, step on it to bring the soil and seed in firm contact, and water well until the roots have taken firm hold. Remember that a thick lawn is your best defence against weeds. Alternatively, consider a new product on the market this season that

According to the North American Lawn Institute, an averagesized suburban lawn produces enough oxygen to support a family of four. A lawn is not some green carpet that the Blue Jays play on (which is fake turf) but a high functioning, living, breathing colony of oxygen-producing plants that are knit together to form a low-growing welcome mat to your home. A properly maintained lawn is cool to walk on as it transpires moisture through its blades. As it cools the air it also cleans it, through the miracle of photosynthesis. As rain falls, toxins are filtered through the sophisticated root structure of grass plants. Not only do grass roots slow the flow of water through the soil, preventing flooding, but they also absorb an enormous amount of moisture in the normal course of their workday. That is not to say, however, that a lawn is a water hog. You can give your lawn a boost and help it do its job more efficiently by following these few simple steps:

It is amazing! the summer season, the temptation to get out the lawn sprinkler will pull at you. I urge you to hold off until there is a real need. A lawn will grow nicely without water for up to 7 days. If it hasn’t rained for a week give your lawn a drink and apply about 2 cm to make sure that it moves down to the root zone where it is really needed.
could prove erroneous. I argue that watering at that point is not going to solve the problem of dead grass. See below. If you do experience dead areas in your lawn this summer, plan on overseeding in mid-August. By late September your grass will have revived and will be looking good again. The lawns that we grow here are a cool weather crop. That is why there is more sod grown per capita in Ontario than anywhere in the world. We do it because we can. We have fabulous golf courses, partly for this reason, also.
DON’T WATER If we get into a drought situation, forget about watering all together. Your lawn will stop growing and it may go brown, but for the most part it will be dormant, not dead. That is, unless the drought continues for four weeks or longer, at which time my theory of ‘dormant not dead’
Final note: If you have racoons or skunks digging up your lawn, you likely have grubs feeding on grass roots. June is the month to apply dormant nematodes, available from garden retailers. Water these microscopic insects into the soil thoroughly after application for best results.

ach year, the National Kitchen & Bath Association (NKBA) Ontario Chapter reveals the winners of their annual design competition. This year, their 14th Annual Design Awards Gala took place at the Capitol Event Theatre in Toronto on April 22nd. The chapter also celebrated a milestone, their 40th anniversary. Over 30 winners from across nine main kitchen and bath categories and six specialty categories, including the prestigious Pinnacle Award and the People’s Choice Award, were honoured and recognized for their creativity and design excellence at the gala event. Included this year again were the Student Design Competition Awards. Students from three member colleges, namely Fanshawe, Georgian and Humber College, were recognized and awarded for their skill in kitchen design by planning safe, functional and creative kitchens following the NKBA design guidelines.

All qualifying projects were scored on various criteria, including NKBA guidelines, safety and ergonomics, elements and principles of design, design planning, creativity and presentation. This year’s Pinnacle Award winner was Frankie Castro and co-designer Laura Goard, both of Square Footage Inc. for their numerous awards taking first place and third place small kitchen, first place in the medium kitchen, large bath and best budget kitchen categories and second place large kitchen. This prestigious award is selected from all firstplace winning designs and represents the best of all entries. The People’s Choice Award is given to the winner of a contest run by Homes Publishing Group of all of the awardwinning designs in the competition. The kitchens are voted on by industry peers as well as the general public. This year’s winner was Martin de Sousa from Binns Kitchen + Bath Design for his tasteful and stunning kitchen design.

COUNTRY IN THE CITY ith the summer season fast approaching, cottage season is upon us. For those who are lucky enough to own a cottage somewhere out in Canada’s magnificent nature, making the best of summer comes easy at the said cottage. Yet not everyone owns a cottage or has access to such a facility. So if you are not able to leave the city for the peace, quiet, and serenity of the cottage, fear not. You can bring the cottage to the city. In fact you can make your city home feel more like a cottage. Choosing to surround yourself with organic materials such as reclaimed or live-edge wood will certainly go a long way to getting you to that cottage feel. Decorating your home using plants will also bring the outside in. You can also repurpose items that are usually found in the country and make them into city furniture. For example using wood barrels as the base of a dining table will bring that cottage feel to a sophisticated city home. One of the best ways for you to bring the cottage to the city is through your choice of flooring. Today more and more people are choosing floors that are textured and have a rustic look or feel. For example

using a hardwood species with a high degree of variation such as natural hickory will not only give you floors with a high degree of visual interest but you also provides an ambiance that feels organic and natural. The Hickroy element from Mercier Wood Flooring is the perfect example of this. The unique thing about a prodcut like this is the staining process. The element series from Mercier wood flooring is actually an oxidization process that naturally changes the colour of the wood. The results are an amazing neutral warm floor that has visual interest where left alone, but a look that will also provide a neutral backdrop for furniture and decor that will be put on top of it. And you are not just limited to Hickory. The element series from Mercier is avaialbe in 4 species: Hard Maple, White Oak, American Walnut and of course Hickory. Each of these species has its own characteristics and beneifts and challenges. For example American walnut is a softer specie and therefore it may show signs of wear more than a harder wood such as Hickorty. Then again a harder wood like Hickory will be more suseptible to expansion and contraction issues due to its high fibrosity (hence the strenght of the wood) and is more stable in an engineered format.
Also both American walnut and hickory are highly varied species. They contain sapwood which is blonde and heartwood which is the core of the tree and is darker in colour. Therefore when used in a large square footage they will have a very varied look which can look natural to those who like variation. If variations are not your thing, you can use a specie with a more unifrom look such as white oak or hard Maple. These species will not have the wild variation of hickoy or Walnut. Specially in a narrower plank you can get a more uniform look. Oxidized floors however are not the only way to get a more “natural” look on your floors. Choosing a floor that is close to the natural colour of the wood with built-in imperfections such as filled knots and resin filled cracks will also give you a feel of being one with mother nature. These floors will also show much less wear and tear and daily dust and debris and are easy to maintain for a long time to come. Once the playful palm prints came down the Spring/Summer Collection runways last year, it didn’t take long to see the fabulous fronds pop up everywhere in decor. Always a nod to nature, this welcome tropical touch is a happy consequence of the ever-growing Jungalow trend and Pantone’s 2017 colour pick of the year, Greenery. With summer decor being lighter and more whimsical, this is the perfect season to try a few palm leaf-inspired pieces to liven up a space. If you don’t want to go full-on jungle chic, try adding some toss cushions, or a single leaf palm print.
