the SWEET SPOT

This past summer I did some cottage hopping. As a lifelong family-cottage owner, it was nice to be at the front of the canoe for a change. It’s true there’s just as much skill to being a good guest as there is to being a good host—not that anyone’s keeping score, but a balanced exchange is what most of us strive for—and that’s especially true at cottages where stays are usually a couple of days. In each of the cottages I stayed, I heard stories of guests who had become ‘regulars.’ Family and/or friends who frequent the cottage on a regular basis and together, the host and guest, have found the perfect balance to make it work for everyone. The best version I heard was from my sister-in-law who owns her cottage singly now. She has a girlfriend who loves to cook and comes up to the cottage most weekends that my sis-in-law doesn’t have other guests. Not only does her friend provide company, but she also shops and brings up all of the groceries for the weekend and does all of the cooking. Plus she often brings her lovely husband who apparently likes nothing more than to putter around and do minor repairs and household chores. His idea of relaxing is to nip over to the little hardware store in town and fix a cupboard door that isn’t hanging right, or paint a chipping door frame. Together they definitely earn their keep with my sister-in-law, a very happy camper, who is glad to

invite them back time and time again. And of course, they enjoy access to a big, beautiful cottage without the expense and worry of ownership or rental. When the give-and-take is balanced, it’s a smooth ride where everyone wins. Deep down, I believe we’re all naturally suited for either the front or back of the canoe. Although I enjoy being a guest every so often, if I had to choose, I can only imagine myself being fully happy hosting. My nesting instinct is so strong that I just don’t think being a perma-guest would do it for me—for starters, where would I put all my flea-market finds? I totally understand the pros of riding in the passenger seat and it’s not that I have a burning desire to deal with roof repairs, rodents and septic problems, as all cottage owners do, I’m just not sure I could get the full satisfaction of the experience without that pain. It’s kind of like parenting—it isn’t always fun or easy, but I wouldn’t have it any other way. I must say, I do love the idea of someone else doing the groceries and all the cooking for a weekend, plus getting a few repairs done while I lay in the hammock studying the cloud formations. To really achieve this balance, I think I’m going to have to find some new friends who like the idea of guesting as much as I like owning.

In celebration of the House of Dior’s 70th anniversary, a new exhibition featuring Christian Dior’s signature pieces from one of the museum’s most treasured, yet rarely seen collections opens on November 25th at the Royal Ontario Museum (ROM). Presented by Holt Renfrew, the exhibit focuses on the groundbreaking early designs of famed couturier Christian Dior. Spanning the years 1947 to 1957, the exhibition explores Dior’s masterful creations, which revived the Paris haute couture industry following the Second World War. A spa-like, contemporary ensuite design balances cool, clean lines with organic elements

rom the first time designer Natalie Venalainen met with clients about expanding the third floor of their home to include a master bedroom and ensuite bath, it was clear they knew what they wanted—a clean-lined, light-filled, modern space. “They are both artistic—he’s a writer and she’s in film. They knew very decisively that they wanted a contemporary look,” says Venalainen, an in-house designer with Toronto-based design-build firm Men at Work. 26 :: October/November 2017 RENO AND DECOR myhomepage.ca

A STRIKING BALANCE

The challenge, she explains, was to combine the industrial-inspired surfaces and soothing neutral tones that define modernism, without making the space too antiseptic or dull. That’s achieved, she adds, by layering interesting finishes, restrained graphic elements and sleek but highly functional materials—and then tempering it all with warm woods and burnished metals. “Incorporating wood can be key,” says Venalainen. “If everything is done in a flat matte finish, it can be cold. Wood softens a space—not just because it’s a natural material, but because the hues are warm.” In this case, a floating vanity of flat-cut walnut in which double sinks are set anchors the room. The counter is Caesarstone’s Fresh Concrete quartz composite with a matte finish that perfectly mimics the real thing.

HIGH STYLE, HIGH FUNCTION FEATURES

Venalainen points out, however, that the manmade surface has important advantages in a bathroom. “It’s non-porous, so you don’t have to worry about the absorption and chipping issues you would have with concrete,” she explains. The generously-sized horizontal, oblong mirror is flanked by sconces, whose curving lines echo the circular patterns of the floor tile, rounded vanity faucets, and an hour-glass stool placed beside the shower. Above the mirror, a transom window takes advantage of natural light captured by a skylight in the adjoining hallway. An overhead fixture, and pot lights in the shower and the toilet provide more illumination. A tall, vertical storage unit sits snug against the vanity, but leaves ample room for the door to swing. It does not interfere, notes Venalainen, with the placement of light switches, a pet peeve for the designer. “People will often tuck a linen closet beside a door in a design and later realize they have eliminated the space needed for a switch.” As for switches located outside a room, Venalainen has just one word. “Bad!” RENO AND DECOR October/November 2017 :: 27

Venalainen approved of her clients’ desire for a graphic floor, knowing that it would provide subtle yet assertive visual interest. She did, however, steer them away from more highly-coloured options to a black-and-white tonal pattern. “I think a monochromatic scheme is timeless and works really well in a modern setting,” she explains. “And I notice that while lots of clients right now might entertain the thought of more colour in the floor, in the end they shy away (from it). Most people feel more comfortable in their homes with a neutral colour scheme.”

FIXTURES & FINISHES

Black is repeated in flat-finish faucets, sconces, hardware and accessories, while small hits of on-trend brassy golds add a touch of sophisticated glamour. A mauve-tinted print above the door complements the natural orange hues of the walnut cabinetry. Large-format black porcelain tiles, which make a dramatic statement in the shower enclosure, are as practical as they are pretty. “They don’t have to be sealed. And we used them with a linear drain, which means you can almost disguise the drain,” says Venalainen. Two-by six-inch subway tiles were wrapped seamlessly across the wall beyond the shower stall. “It makes the space look bigger because there is no visual interruption,” explains Venalainen. They were laid in a horizontal grid pattern, which the designer thinks produces a more contemporary feel than a conventional brick configuration. Inside the shower, a niche offers space-saving perches for shampoo, soap and other accessories.

PRO DESIGN-BUILD

For her clients, the renovation process proved to be as uncomplicated as the finished design, says Venalainen. That, she insists, is one of the benefits of the designbuild model, which sees a project though from start to finish. “It’s a big advantage,” she says. “There are always things that come up during a reno. But I think in the design-build model, issues get identified faster. And there’s no finger pointing—all the focus is on problem-solving as part of a team.” myhomepage.ca

The smallest space in the home is the perfect place to unleash your most daring design desires

THE WOW FACTOR I think of the “pow” factor. Homeowners often are worried it is going to be “too much!” Fortunately, it is the one place in the house that you are allowed to take your design ideas to the edge, and then go a little farther, with complete success.

ONCE UPON A POWDER

The term powder room, apparently was coined in the 18th century, and described a small interior closet where people would go to have their wigs and faces re-powdered. The term survived through the Victorian period and ultimately became a euphemism for using the toilet, as the English frowned upon anything related to healthy bodily functions. The term has survived through to the present.

SMALL & SALIENT

There is no question that adding a powder room during a renovation adds value to a home. Located on the main floor, powder rooms are often mentioned on real estate listing sheets as one of the benefits of the house. It’s possible to squeeze them into a three-foot by five-foot space with room for only the toilet and a small sink. Ideally you want to keep them close to existing sewage and water source. In very tight spaces, you may have to use a corner sink or something very narrow. If you have ever gone to the “powder room” in a restaurant in Europe, you will recall that sinks can be incredibly small while still being functional. You may need specialty plumbing shops like Watermarks or Porcelanosa to pull it off, but it is completely doable.

Now you get to create a room that is fun and interesting. You have to remember that unlike any other room in the house, the powder room is intended to be used completely alone every time. It’s great when the design is unlike any other part of the house. Think of it as a break from everything and everyone in the house where you have your own experience before returning to the group. Push the envelope in terms of colour, pattern and details. Don’t be afraid of a deep colour or complex pattern in the powder room. It’s visually interesting and the darker or more complex patterns actually make the room seem larger. The drama makes it difficult to perceive the dimensions of the room. Wallpaper is a great choice for the powder room, then use the darkest colour in the wallpaper to paint out the other details of the room, such as the trim mouldings, ceiling and doors. The final experience of the room will be magical.

You also want to layer the lighting in the room. Overhead lighting like a chandelier or pot lights combined with a wall sconce is perfect. As a general rule, flank the mirror with a sconce on each side, but if you’re tight on space, a single light fixture above the mirror will suffice. Use a large-sized, detailed mirror if possible. Besides enlarging the space, the added details like bevels and mirror-on-mirror layers reflect and refract the light like a jewel. And if it’s one thing I insist on: install a dimmer! Guests can decide on light intensity on their own. I typically pre-set the light level before a party so that guests don’t have to fumble for the light switch. Also, add a candle for a little romance along with a pleasing scent. Even if you don’t need to powder your nose in the powder room, there isn’t any reason why the room can’t pack a Pow. hen I set out to design a contemporary home with classic touches in mid-town Toronto, space planning was a key factor in ensuring that we met all the clients’ requests in this 2,500-sq. ft-home. I worked closely with the homeowners to lay out all the interior walls, including the master bathroom, leaving us with a smaller-than-average master bath. The goal in this space ultimately was to pack as much function and style in this master retreat, despite the smaller size.

DOUBLE FEATURE

A master bath is a space that often must accommodate two people at the same time, and offer enough storage for double the toiletries, towels, and bathroom knick-knacks. Having a vanity that accommodates two sinks makes sharing a lot more friendly. The centre bank of drawers is functional and deep. Each side of the vanity has ample room and interior dividers, as well as electrical outlets for storing products and charging toothbrushes and shavers, all simultaneously, keeping the mess off the counters and inside their compartments.

LOOK UP, WAY UP

The adjacent tall cabinet allowed us to work vertically. Besides not overcrowding the space, open shelves double the towel storage, and offer a pleasant visual while soaking in the tub. The oversized mirror spanning the width of the vanity and the height of the ceiling was another classic trick that was implemented to expand the feel of the narrow bathroom. Nevertheless, the mirror was adorned with two sconces taking the look from builder basic to glamorous.

SPACE-ENHANCING TIPS

Maximizing the details was crucial to ensuring the bathroom didn’t feel heavy and overcluttered. The vanity was raised off the ground by six inches on a contemporary tapered leg making the vanity feel lighter and airier than using a traditional toe kick would. Also seeing the tiles carry through under the vanity helps open up the space and gives the impression of more depth. Similarly, in the shower we implemented the same concept. By having a floating bench seat, rather than a boxed out bench, you can appreciate the beautiful marble chevron-patterned tiles, all while making the shower feel more spacious. myhomepage.ca

Vaulting the ceiling and popping a skylight was the last detail that was executed to affect the overall architectural envelope. By increasing the ceiling height, we were able to play with the dimension of the space and stretch it vertically to get the most impact without borrowing any additional footprint from the adjacent spaces.

MAKING A STATEMENT

In this master suite, we wanted to create a wow factor, we offset this feature to one side of the bathroom. By anchoring the free-standing tub directly under the picture window, we developed a beautiful focal wall, cladding the walls around the windows in an ever-so-subtle, grey-glass mosaic tile that gives off a beautiful shimmering and pearlized reflection. As a result, the light bounces around in the space, while adorning the accent wall with a luxurious texture. An accent tile is the perfect way to create a focal wall, and in this case, framing the picturesque view around the window.

TWO for ONE The possibilities and potential pitfalls of a Jack-and-Jill bathroom

ashrooms that can be shared by two bedrooms are commonly known as the Jack-and-Jill bathroom. For smaller houses, and for those with a modest budget, these spaces can offer the luxury of an ensuite bathroom at a fraction of the cost. Bathrooms on the lean side of the budget cost around $500 per square foot. In my experience, they are closer to an average of $1,000 per square foot. Deciding to utilize a Jack-and-Jill concept can represent a significant savings to a homeowner or builder.

PRIVACY PLEASE

This type of bathroom typically includes a toilet, tub/shower and two vanities. If space is an issue, a pedestal sink, toilet and a tub is the most basic. In this bathroom-sharing format, privacy is the biggest concern, but there are ways to ensure that no one has an embarrassing moment. Firstly, lockable doors are a must, but also ensure that they can be opened from the outside in case someone forgets to unlock them upon exiting. Secondly, consider doors with a translucent panel, such as frosted glass. A more technical solution is to

add an indicator light that is connected to the internal bathroom light switch. This light is visible at the bedroom entrance and is powered on when the bathroom light switch is used. However, for those of us with kids who forget to turn the lights off on a regular basis, this might not be so useful.

ACCESS OPTIONS

Jack-and-Jill bathrooms can also offer a door from the hallway, but careful thought to the design is a must, as the door swings must not interfere. For smaller houses without a powder room, this is a necessity.

DESIGNATED STORAGE

Storage in a Jack and Jill can be problematic due to space constraints, but a storage tower between the two sinks is an easy way to remedy this. There are many off-the-shelf solutions as well from companies like: Porcelanosa, GODI and Wet Style. Towers can also help visually divide the space so each occupant feels like they have their own personal space. Dividing the toilet and shower with a wall and door is not necessary, but it helps avoid fights in a larger family. This allows the space to be more efficient and multiple occupants to use the space at the same time. Dual vanity lights and mirrors and/or makeup mirrors are a must for two sinks. LED medicine cabinets offer extra storage and good lighting. Recessing them into the wall gives a few extra inches of space as well. LumiDesign, a mirror manufacturer in Toronto, has some great solutions, as does Kohler and Sidler. Sidler offers a full-height medicine cabinet/mirror that is fantastic for small spaces. Sidler can be ordered by Roman Bath Centre in Toronto.

KID-FRIENDLY MATERIALS

One of the most important things required in a Jack-and-Jill bathroom is the attention to quality. As these bathrooms are typically used by multiple children and take a lot of use and abuse, spending extra money on quality fixtures and finishes is a must. I highly recommend countertops that are resistant to staining and scratching, such as a good quartz surface, rather than a natural stone. As well, while wall-hung vanities look fantastic, it is best to avoid them if younger children will be using the bathroom. Most kids are just itching to climb up and sit on the counter. Pitfalls to avoid include tubs with fixed glass panels that don’t allow for moms and dads to help with bathing children. One great option for all occupants is to put controls at the more accessible end of the shower/tub and away from the faucets and showerheads. Another great addition to a shared bathroom is a shower system that is programmable to the specific user. The “U” by Moen is one such solution. Not only can the temperature and time be geared toward your preferences, but also it is fully operable from an app on your phone that can notify you when your shower has reached an optimum temperature. If only the Brady Bunch would have had these options!

BIDET ON THE RISE

One of the best additions to the bathroom in recent years is the combination toilet/bidet. While it is possible to add the bidet portion to some toilets, commonly referred to as a “washlet,” many newer toilets come with an integrated bidet system. Look for options from Kohler, TOTO and Ove. Prices vary greatly, as can quality, so doing your homework is essential. As well, all require an electrical GFCI outlet nearby, so make sure you decide upon this option before construction is underway. myhomepage.ca

of downtown Oakville, this three-level townhouse boasts pictureperfect lakefront views, with sailboats and swans bobbing by daily. The aquatic outdoor scenery became a natural source of interior inspiration, with each room designed to frame the vistas and invite them in. Here’s how we achieved this serene marine esthetic. The natural place to start was with the home’s colour palette, which organically tended toward the tranquil tones of the sea. In the master bedroom, we opted for gentle cream, grey and seafoam, complementing the outdoor views and welcoming the lakeside life in.

MARIN E-IN SPIRE D S E LE CTI O N S Every room demands a focal point to anchor the eye. In this master bedroom, it’s the fireplace. To make this a true statement piece and tie it together with the home’s prevailing nautical theme, we faced it with multi-tonal mosaic tile that shimmers in the light, inspired by waves catching the sun. The bed also became a dramatic focal point for the room, with its charcoal-coloured, upholstered and tufted headboard. Positioned on the main wall opposite the fireplace, this large, king-sized headboard brings balance to the room. Underfoot, the hardwood floor was softened and warmed with an oversized custommade area rug, which brings texture and complements the cream-andseafoam colour scheme. The rug is large enough to cover most of the floor’s surface, unifying the sitting area with the sleep zone. On either side of the fireplace, a pair of myhomepage.ca

mirrored closet doors, accented with oval crystal knobs, bring a much-needed touch of sparkle. The mirrors are as pretty as they are functional, bouncing light and views around the room to make it appear larger than its actual size, while delivering stylish storage space. N AT U R A L L I G H T On the adjacent wall, a bank of windows features a pair of French doors in the centre, flanked by two stationary windows. For privacy and light protection, we installed Hunter Douglas woven shades in a grey-green tone to complement the colour scheme when closed. But with this spectacular view, the shades are usually opened, so we framed the view with decorative pinch-pleated drapes in a soft textured fabric, echoing the prevailing creamand-seafoam colour palette. S I M P LY L U X U R I O U S Attached to the master bedroom, the ensuite bath follows the same airy

DESIGNER TOUCH esthetic with 12-by-24-inch marble floor tiles that lighten and brighten the space. The luxury continues with the addition of a large steamshower, complete with a rain-shower fixture and wall jets, and heated floors for pampered and toasty toes. A minimalistic custom double vanity with oversized drawers adds simplicity, sensibility and storage space. Above the vanity, we installed an oversized mirror with integrated sconces, for visual interest. D E S I G N E R N OTE S This master retreat makeover was part of a much larger home renovation and reorganization. We moved the master bedroom from the third floor to the second, which once housed the family room. We also added some space from an adjoining room and closet in order to create a large master bathroom and master closet. This provided for a more practical layout, putting the two older children on the top floor with two bedrooms and a large adjoining bathroom. G ET TH I S LO O K Think about where you spend your time, and invest space accordingly. Consider re-jigging your floor plan, and don’t be afraid to take some square footage from secondary rooms to create a luxury retreat that dreams are made of! A cantilevered bench seat of quartz was added as a restful place to relax in the steam shower. A bench like this requires steel supports to ensure stability, so consider this option when planning and framing your shower—not as an afterthought. To achieve this sophisticated seaside style, we combined varying tones of the same colour palette throughout the home. The visual interest comes via the use of contrast. Varying shades of creams, greys and greens, and their combination of light and dark, bring warmth and drama to the space.

Nature and heritage influence a designer’s home, set against a modern backdrop

After 10 years of designing beautiful interiors for her clients, Negar Reihani finally was able to use her talent to create her own space. Reihani and her husband purchased a spacious condo on the outskirts of the trendy Yaletown neighbourhood. The airy, three-bedroom apartment overlooking David Lam Park and False Creek in downtown Vancouver was a dream come true.

DESIGN PHILOSOPHY “I was super excited and nervous at the same time,” says Reihani, as she recollected her design decision process for her own home. Her approach resonated with a quote from writer Gore Vidal, “Style is knowing who you are, what you want to say and not giving a damn,” the designer moved forward with her design inspiration adding her unique personal stamp. “When I design a space, I stay away from trends, as I believe they are temporary. I focus on style, which I believe is permanent, that’s the key to designing timeless interiors. My style is transitional with the empha-

sis on simplicity and understated elegance,” says Reihani. Naturally, she wanted her home to be a reflection of her personality and her roots. Not surprisingly, Reihani’s Persian roots compelled her to incorporate some subtle elements from the rich culture of her home country.

BREAKING DOWN BARRIERS Before unleashing her creative power though, Reihani realized that the place needed some remodelling. Despite stretching over 1,600 square feet on one level, the unit felt small and dingy mostly due to black granite floors, cherry-wood

cabinetry and old carpet. Also, the way the walls and corridors were arranged, Reihani recalls it was like walking into a labyrinth. After removing some walls and eliminating broken lines, the condo gained space and a sense of flow. “I was particularly pleased with creating an open-kitchen concept,” says Reihani. The existing kitchen didn’t have any windows, so connecting it to the light-flooded living room was very important. Another huge improvement was creating a stand-alone laundry room, which also doubles as a pantry and extra storage.

NATURE IS NUMERO UNO Overall, Reihani used the surrounding nature as her main inspiration during the design process. Not surprisingly, considering the floor-to-ceiling wall of glass, which wraps around half of the perimeter of the condo. Avid hikers and sailors, the couple wanted their place to be an extension of the beautiful North West landscape. Once the desired layout was achieved, it was time to decide the finishes. Reihani selected a beautiful, bleached brushed-oak flooring that runs throughout the

house. “I love the flow of the wooden surface; it’s clean, simple and elegant while being casual. It truly makes the apartment come alive and brings the outside in,” says Reihani. The fact that there are no transitions between rooms creates a warm and welcoming feel. The light reed-green colour for the kitchen cabinetry was perhaps an unusual choice, but somehow it works perfectly with the light-wood floors and the white-oyster glass backsplash.

CREATIVITY & CULTURE One of the challenges during the renovation was an unattractive 15-inch tall, electrical heater cover running alongside the windows. Luckily, Reihani found a professional metal sheet artist who was able to make custom-designed casings, which blend beautifully with the floors and glass walls. The feature is so unusual that it almost creates a focal point in the living room, not to mention accolades from most visitors. The seating area consists of a large L-shaped, cream custom-made sofa with harem-style cushions in ornate patterned fabrics, with a hint of Middle Eastern influence. The modern wool rug with subtle linear design adds a sense of cosiness and comfort. The gold-leafed doors of a contemporary buffet add an unexpected touch, balanced by a cluster of original calligraphy artwork authored by a famous Iranian artist.

SOOTHING & SOPHISTICATED An oasis of peace and tranquility exists through beautiful French doors— an oval-shaped TV/reading room, surrounded by tall trees is the perfect place to go when you need to relax and recharge. A pea-shaped, custommade sofa embraces the curved contours of the glass wall and its green velvet fabric merges seamlessly with the outdoor greenery. An oversized TV bench and wall-mounted shelves, in a beautiful walnut finish, add a contemporary touch and proudly display a diverse collection of small antiques from around the world. A tribal rug from the province of Kerman in Iran adds a splash of colour and element of playfulness. The subtle Middle Eastern touches are spattered throughout the house and meld with the predominant modern elements. As in the master bathroom where a refined beaded damask-patterned wallpaper is the backdrop for modern features like a six-foot furniture-like vanity. A recessed medicine cabinet hides behind the mirror providing extra storage. The whole house is a blend of creativity, treasured objects and unique pieces of art offering an understated elegance in a relaxed ambience. An interesting mix of textures and materials merge beautifully to stimulate all the senses, this designer’s abode is inspired by the magic of nature and the small details that create an eclectic and unique home.

Water leaks in your home can warp floors, cause walls and ceilings to buckle and, if undetected, can lead to potentially hazardous mould buildup, all of which can be very expensive to repair.

WATER-RESISTANT SIDING

Rotted wood siding is another area where water can get in. Rather than replacing with wood, consider vinyl or metal siding, or a factory-finished composite product that’s designed to keep the water out for decades. While they’re at it, have your siding contractor install exterior house wrap and, ideally, rigid-foam insulation below the siding to help improve your home’s energy efficiency.

BASEMENT FIXES

Waterproofing a basement is best done from the outside, by excavating around the entire perimeter and adding an impermeable barrier against the foundation. Unfortunately, with many homes there just isn’t enough room to get the equipment in to do the work. The solution in that case is to add the waterproofing material on the inside, and have it connected to a sump pump that ejects any water that does get in. Water in the basement is bad, but sewage in the basement is even worse. A backflow valve is a fairly simple piece of insurance that prevents sewage backups from entering your home. These boxes have a one-way valve that lets the waste water flow out of your home and to the city sewer system, but closes if a blockage tries to force liquids back in. Many municipalities offer a rebate on part of the cost of installing a backflow valve. For complete peace of mind, it’s worth investing in a leak detection device. These systems have sensors that detect water pooling on the ground and set off an alarm. Some “smart” systems will even text or email you that there’s a problem if you’re not at home. Your roof is your home’s first line of defence, and nothing does a better, permanent job of keeping the water out than a metal roof. I

t’s hard to believe that once upon a time, motion-sensor lights seemed like cutting-edge technology. Today’s so-called “smart homes” seem like something out of The Jetsons or Star Trek, with homeowners able to control everything from their furnace and lights to their appliances and home entertainment system, all from their phones or tablets, even if they’re not at home.

Connected smoke and carbon-monoxide detectors let you know there’s a problem, even when you’re not home. And the sooner you notice a water leak or sewage backup the better. There are a number of water-detection products on the market that send a text or email messages to your phone in addition to an audible alarm that sounds in the house. (See “Jim’s Pick.”) There are even garage door openers that you can check online to make sure the door is closed, and will send you messages if the built-in carbon monoxide, humidity, or temperature sensors go off. Beyond individual connected products, there are also “hubs” made by companies such as Google, Amazon, and Nest that control multiple devices from lighting and home electronics to HVAC and home security.

SECURITY FIRST

Home security systems were among the first “smart” products on the market. With today’s systems, you can monitor multiple security cameras, turn lights off and on, and activate or deactivate the alarm to allow people access while you’re at work or on the road. To me, one of the most innovative smart products are the doorbells that let you see who’s on your front porch, even if you’re not at home. Some have two-way audio systems that let you speak to a delivery person and ask them to leave your package, or tell a canvasser that you’re busy with something in the house and can’t talk to them. Smart door locks are great for families with kids who tend to lose their keys, or if you need to let a cleaner or contractor into your house while you’re out. You can pre-set different passcodes so you know who came and went and when.

But, as they say, “Buyer beware.” As the Internet of things grows, so does the risk of hackers gaining access to our private information through unsecured networks or products with faulty software. Earlier this year, it was revealed that a line of stuffed animals called CloudPets was hacked, allowing whoever did it to listen to voice recordings of as many as two-million owners who’d used the Internet-connected recordable toy. Now that’s some spooky Sci-Fi.

NEXT-LEVEL HOUSEKEEPING

Once you get into the house, someone’s figured out how to connect and automate pretty much anything you can plug in. In the kitchen there are coffee makers, crockpots, and ovens that you can turn on or off remotely, and fridges with internal cameras so you can see if you need to buy milk or eggs—while you’re at the grocery store!

SUCCEED Preparation is key to managing disruptions during renovation

A

lmost every renovation

project will come with some disruption to the homeowner, but there are a number of things that you can do to minimize the disarray. Some people don’t want to live in an active construction site and opt to vacate their homes and live elsewhere for part of, or the duration of their renovation. However, for most people, living elsewhere for several months is not financially viable, so they must find ways to live in a home under renovation. Planning ahead and preparing your home, your stuff, your family and yourself, are important steps you can take to minimize the disruption. As part of the overall planning of your renovation project, work with your renovator to devise a project plan that best accommodates you and your family, and always be sure to work with a professional RenoMark renovator. BILD created the RenoMark program in 2001 to help homeowners differentiate professional renovators from underground contractors. RenoMark renovators abide by a Code of Conduct, which includes providing written contracts that carry at least $2 million in liability insurance and offer a minimum of two years warranty on all work. You can find a RenoMark professional at renomark.ca. Talk to your renovator about your household’s daily schedule, any vacations that you have planned, or any special circumstances that need to be accommodated so that they can be factored into the work plan and schedule for your project. That way, particularly disruptive or messy parts

of the project, such as refinishing hardwood floors, can be arranged for when you are away or can make alternate, short-term living arrangements. And busy on-site work times can be aligned with your family’s schedule so crews won’t be hammering away while you are trying to feed your kids breakfast. Make sure you discuss which parts of your house will be impacted by your renovation project. Depending on factors like plumbing and wiring, your renovator and work crews may need access to more than just the immediate area being renovated. Clean out the areas that will be impacted by the renovation and consider temporarily removing valuables such as art, from other parts of your home that could be impacted by vibration. Depending on the scale of your project, you might want to rent storage space nearby, or bring in a portable storage container. If you are storing things in boxes, be sure to label the boxes with an inventory. That way when you need something, you can find it. Make a plan for how you will live in your home while it is under construction. Kitchen renovations can be especially challenging. Figure out where your temporary “kitchen” will be and what you need to make it work for your family. Plan and stock up on meals that can be easily prepared in your temporary kitchen. Look at how you might be able to utilize your small appliances and your BBQ when you don’t have access to your oven. You will likely be without running water in your short-term kitchen, so make sure you consider how you will clean up after food preparation and wash dishes. When you encounter trying moments, and you probably will at some point when you are living in a home under construction, just think about how great your remastered space will be or what it will be like to cook in your new kitchen.

Cooler temperatures still yield some garden goodness I have been thinking

about food a lot lately. Every time I go out into my 10-acre garden, I am reminded that the food I grew with such pride through the summer is melting away into pockets of rot. But I am here to tell you there is an encore happening in your garden, and the celebration is not quite finished. It won’t be, in fact, for another few weeks.

Leeks are running my life these days. I grew more than I expected on account of when I sowed four packets of their seeds, I had 110 per cent germination (an impossibility, I know, but this is how it feels to be successful in the garden). Every gardener has had this experience. Leeks enjoy the cold, especially temperatures below freezing. They get bigger and better by the day.

CARROTS

Carrots are much the same. “Bring on the cold weather,” they say to one another as they huddle shoulder to shoulder in the cold, sandy soil. I suggest that you dig them soon and put them in bushel baskets of dry sand to hold them over the next couple of months in your garage or cold cellar. They can carry on their discussion there while waiting for you to bring them to the table.

PUMPKINS

You will no doubt be picking up a pumpkin at your local food retailer or farmers’ market soon. I suggest that you keep it on your porch or in your garage until Halloween just to prevent it from being hit by frost and going gooey and rotten before the big day. I remind you that pumpkins are 90 per cent water. Therefore, throwing them out or disposing of them at the end of your driveway makes no sense. Think about all the garbage trucks in early November that are driving around with large, orange vegetables: neat packages full of water. It makes more sense to place it on the surface of the soil in your garden and let Mother Nature rot it down into something useful. In time it will assist in building microbes and organic matter there.

GARLIC

The whole routine of planting and harvesting garlic is counterintuitive. You plant the cloves now in open, welldrained soil. Come July, they will sprout a long stem with a pigtail and flower on the end of it: this is called a scape. Three or four of these sell for big bucks at the farmers’ market in July, so cut and use them. Every part of the garlic plant is edible, so be creative and use the flowers in salads or whatever you are cooking on the barbecue that time of year. Harvest the garlic in August and leave the bulbs in the sun for a few days. Then tie the stems together and hang them in a cool, well-ventilated place until you are ready to use them in the kitchen.

RASPBERRIES

If you had a great crop of raspberries this season, now is the time to cut them down by removing the canes that fruited this summer. Cut the woody stems to the ground. Leave the young growth that occurred in August to mature and produce fruit next season. If you have fall-bearing raspberries, then finish picking and cut down the fruiting canes next spring.

RHUBARB

If you have a large rhubarb plant in the garden, now is an appropriate time to dig it up, divide it into smaller root portions and replant it or give away some of the divisions. This is also true for hostas, daylilies, monarda, and many other perennial flowering plants.

STRAWBERRIES

Strawberries that have been in the same soil for three years or more are ready to be dug up, separated, and moved to new ground. Make sure that their new home is completely weed-free at the time of planting or you will regret it. Weeding strawberries is not my favourite job.

ASPARAGUS

Spring is when the new plants are available for sale and therefore planting. However, if you have an established clump, now is an appropriate time to make sure that it is weed-free. Let the leaves and stems stand over winter. They will help to accumulate snow as a natural insulator and they add some interest to the winter garden. It may be late in the gardening season, but don’t forget that the garden still needs some of your attention.

T

he earliest records of baths date back to 3000 BC. In 5,000 years, the basic need for bathing has not changed tremendously, though the frequency of use of this societal norm has increased and so has our expectations of this essential space. The technological revolution is also helping to shift our expectations of what we encounter when we enter these rooms. When thinking of these spaces, virtually every aspect of these rooms can be categorized into two main segments.

DEGREES OF DISCRETION HIGH STANDARDS:

Heated floors, steam showers, stone and glass tile, custom niches and cabinets are all perceived luxuries we see as standard or basic features in most projects today

The first is privacy. Powder rooms on the main floor must never open directly into the dining, kitchen or even living rooms. The expectation is growing that these rooms have some level of sound attenuation to them, with solid-core doors and sound insulation, and even sound-board drywall. Stack drains are also frequently being insulated. Pocket doors, while functional at saving space, do little to conceal what is occurring beyond the door. Quiet ventilation fans are nice when located as an ensuite feature, yet noisier fans can come in handy when trying to cancel other sounds. In many ensuite bathrooms, we are noticing a resurgence of more formal water closets, giving the toilet its own space for its own function, resulting in a more spa-like experience for the rest of the bathroom, and allowing for more comfortable multiuser scenarios.

The second is comfort. Comfort is a highly subjective term, and one which we internally frame in different ways, depending on our personal situation and lifestyle experience, as well as needs. While 10 years ago, I would have thought comfort includes a shower with multiple body sprayers, a Kohler steam shower, heated floors, marble-tile finishes and a Toto washlet (a toilet with a heated seat, built-in bidet and blow dryer function—who needs toilet

paper?!). Now, in 2017, I think of accessibility, critically positioned grab bars, wide doorway entrances, curbless showers, floating vanities, occupantsensing lights, and moisture-sensing fans. When we are healthy and able-bodied, bathrooms fill dream and Pinterest boards with spa-like set-ups, rich finishes, mountain or seaside views and candles. When loved ones around us (or even ourselves) are not physically well, the access to and simple usability of a washroom becomes the most basic of needs, that if not designed and built with access restrictions in mind, can become an unattainable and non-functioning space, forcing them out of the home.

In recent years, I have noticed more and more clients planning for the dream of aging in place, or simply being able to return home, versus staying in hospital or a long-term care facility. With personal family and friends being forced to undue prior expensive cosmetic renovations in order to make an existing bathroom an accessible place, it definitely makes me pause and think about what the new era of standard features in a bathroom should be. Even if only needed for temporary injury or rehabilitation, an accessible bathroom in every home should become a basic need, one which I bet our Baby Boomer generation will push for in upcoming building code revisions. Forget your spa experience (for now)—let’s create spaces that everyone can use and benefit from for the long term—so we can all stay at home if we want to, no matter the health circumstance. Add the mussels, sprig of thyme and the white wine. Put a lid on and cook it until the mussels are open. Season and cool off. Pick the mussels out of the shell.

In a pan, sweat the garlic and shallots with the butter and a little olive oil. Add the endive and leeks and cook them slow until they soften. Season and deglaze with yuzu juice. Put aside. P L AT I N G : In a scallop shell or a small bowl, add the leek fondue, add all the seafood (but the scallop) warm trough with the mornay sauce. Put the seared scallop on top of the sauce, add the fried parsley, pickled shimejis, purslane sea asparagus, and finish with sprinkling the brioche. Bon appetit!

The simplicity of stripes; most likely, they are our introduction to graphics and remain a timeless pattern, as they never really go out of style. This season though, we are seeing a particular spike in these sophisticated bands in fashion and on the home front—from the smallest kitchen items and accessories to bigger design elements covering walls and floors— stripes make an instant statement in a space. Whether they are vertical, horizontal, circular, thick or thin lines, subdued pairings with white or vibrant multi-coloured ones, stripes are a forever, go-to graphic that can either add an air of tailored elegance or give a room a much-needed relaxed, playful vibe.
