introduction

Two thousand seven was a year of contradictions in the local real estate market. As the year unfolded, it became clear that while real estate at large would suffer its slowest movement in decades, the demand for property at the loftiest end of the local market was anything but weak. Record sales closed in several neighborhoods and new record high-end prices were stacking up for waterfront properties. Entering into 2008, it appears that the strength in this market segment is holding with additional record sales astounding buyers and sellers alike. This trend saw its start in 2005 with the first two sales of single-family residences in Orange County priced above $20 million. When the overall market difficulties began in late 2005, many saw these large transactions as signs the market had reached its peak; however, since then, and as of this writing, the market has recorded an additional seven sales above this new threshold—a sign of momentum that is anything but subsiding. While we cannot argue the impact of a worsened economy on the real estate market as evidenced by fewer sales, longer marketing periods, and adjusting values, one can only wonder what would be happening locally in the absence of larger economic problems in the world. While the current market may continue its course, we maintain that as long as the superb quality of living here remains intact, we can anticipate brighter days in the months and years ahead and there may be no better time than the present to upwardly reposition ourselves in this market for the long term.

TR ANSACTIONS

Unit volume of sales is reflected in recorded grant deeds. Fewer grant deeds were recorded in 2007 than in any of the previous five years for both Laguna Beach and Newport Beach. While in 2006 200 general price stability was maintained, 2007 saw evidence of declines in average sales prices. The decrease in average sales prices is modest given the greater decrease in the volume of sales.
