Mortgages Buy-to-let Mortgages Making a buy-to-let property work for you is all about getting it at the right price and getting the right mortgage deal. You need expert advice to maximise the yield. The right property could get you a gross annual return of between 5% and 10%. Lenders will ask you for a larger deposit than a home you’ll live in – generally 25%. You’ll need to pay arrangement fees of up to £2,000 and lenders will charge slightly more interest on buy-to-let loans. You’ll also need to show lenders the rent you charge will cover mortgage interest payments by 125% or more. That will help cover maintenance costs or lost rent if the property is empty for a time.
Portfolio Mortgages Building a portfolio of properties to let can leave you with multiple mortgages, multiple accounts to manage, and an increasingly confusing picture as your portfolio grows. Managing multiple mortgages can be time-consuming. Have you considered consolidating all your properties into a portfolio mortgage? That would allow you to make one payment on all your properties every month and don’t have to remortgage every time you add a property, potentially saving you thousands of pounds in fees over the years. How it works Bridging Finance Purchase
Client looking to purchase their new residential property prior to their existing property being sold. Able to secure the full funding for the new purchase over both properties to enable the client to purchase and not miss out. The interest and fees are retained within the facility meaning that there is no monthly commitment and the full loan repaid from the sale of the existing property.
Development
Client looking to raise funds to complete on the purchase of an investment property that is 1) not in a mortgageable condition, or 2) requires planning consent for change of use. Able to secure a bridging loan over either the investment property only or by utilising a 2nd charge over their residential property to assist with the purchase and potentially renovation costs. The client is then able to 1) sell the property at the increased value, or 2) refinance the property based on the increased value once it has been tenanted.
What is it? - Auction Finance Auction finance is used to purchase properties at auction. It can be arranged extremely quickly and fits neatly into the purchasing timescales of the auction houses. There are three types of auction finance. These are:

Life Insurance In general, a life insurance policy is a protection plan that ensures your financial future is secure for your family if something happens to you. Critical Illness Critical illness is a life-threatening condition, which is generally strictly defined. Most critical illness policies provide for the payment of a lump sum benefit if the policyholder is diagnosed as suffering from one of a number of specified terminal illnesses. Depending on the policy selected, up to many dozen other conditions may also be covered. This is a complex level of cover and we believe it is imperative you get qualified advice because the criteria form all providers will vary.
Income Protection Income Protection insurance can provide a regular replacement income if someone is unable to work because of illness or injury. Typically, a policy pays out after theyâ&#x20AC;&#x2122;ve been off work for a certain period (often called a deferred or waiting period) and can pay a percentage of their salary until either they return to work, reach State Pension Age, or if they die while claiming.

In essence it is a decreasing term policy because the amount of cover reduces in line with the balance of your mortgage as you make monthly payments.
