However, there is definitely one thing we can all agree that we don’t get amped to shop for: homeowner’s insurance. What may seem like a grueling (and may I add, required) process does not have to live up to its reputation. As a matter of fact, learning these starter tips and facts may help you get signed up for what can be a financially sound decision and, if the time ever comes, keep the claims process smooth.
Don’t Skimp on Shopping With so many options out there, it would be a shame to miss out on a good deal solely in an attempt to “get it over with”. There are many different homeowner’s insurance providers out there competing for your business. A good starting point is your vehicle’s insurance provider. Several companies offer multiple policy discounts. The more policies that are held with a company, often times there are more discounts to be had. Also, check out the reviews through leading firms such as Standard and Poor, or Weiss, and the reviews from customers like you.
Keeping Costs Down Like we mentioned above, one way to lower costs is to carry multiple policies. Adding smoke detectors in your home and maintaining a connected security system can also lower premiums. The location of the home matters, too, so you may want to keep that in mind when beginning the home shopping process. With all insurance policies, selecting a higher deductible will also keep those annual premiums more enticing, but this means that you will pay out of pocket for anything small. Finally, the eventual pay off of your mortgage will lower the premium, as well.
What it Covers Be aware of what your policy covers. Earthquakes, flooding, tornadoes, and fire are just a few of the perils that could visit your home. Your policy comes in a package of coverages including, but not limited to, the house and its related structures, personal possessions, loss of use of the house, personal liability, and medical payments. Keep in mind, if your damage or loss is caused by a natural disaster that isn’t covered, then your claim won’t count. This means, for example, if you are in a high risk flood zone, then you will need to be sure that flooding is covered in your policy.

A smooth claims process is of the utmost importance when your home is unlivable or when any sort of calamity has hit the household. We revisit the idea of reviewing the customer service of each company from which you obtain a quote. How Homeowners Can Achieve a ListingReady Home Want to sell your home quickly and for the best price? Making some small improvements can give buyers the best first impression and make a world of difference when selling your home.
1. Curb Appeal The first thing that buyers will see is the outside of your house. Does the outside make them want to see the inside? A well kept yard, an inviting porch, a clean driveway – all increase the likelihood that buyers will want to see more, so start here. Clean up the lawn and the driveway. Touch up or repaint the exterior. Clean gutters and keep the porches swept and inviting. Showing that the exterior of your home is wellkept will lead buyers to the assumption that the home is well-kept in general.
2. Clean, de-clutter and simplify. Do a deep clean or hire a professional cleaning crew to make sure everything looks its best. Keep carpets vacuumed and beds made. Make the rooms look larger by removing clutter and large furniture. Packed closets and cabinets also lead others to believe there is inadequate storage, so clean those out, too. Make sure to keep all the dishes away, hang clothes neatly in closets, make sure all light bulbs work, and towels in the bathroom and kitchen need to be clean and folded neatly. Help buyers imagine their own things in your home by storing personal items such as photos and knick-knacks.

This includes fresh paint, replacing outdated appliances and fixtures in the kitchen and bathroom. If it’s not in your budget to replace, you can add new hardware on cabinets and sinks. If you can, replace outdated flooring or stained carpeting – or at least have them professionally cleaned. Interior paint is one of the easiest ways to freshen up your home and increase its value. And, while that dramatic purple wall in the dining room may have matched your chairs, it may be hard for buyers to imagine with their furnishings. Use light, neutral colors that make the rooms look bright and large and that match any decor.
4. Consider hiring a home inspector. It’s very likely that a buyer will hire one anyway – after they’ve made an offer, so being honest about your home’s condition will help you avoid any surprises or complications with the contract and closing later. And, although you don’t have to make any non-essential repairs, you may discover essential ones of which you may be unaware.
5. Interview real estate agents and ask them about their marketing plan for your home. After you’ve done all the work to get it ready to list, an aggressive marketing plan will ensure that as many buyers as possible see it. Most agents will list the home in the Multiple Listing Service database, on their website and on their company website. Ask them about also putting it on other top ranked real estate sites. Also, according to the National Association of REALTORS, most buyers move within 11 miles of their previous residence – so ask about local advertising as well. The sign in your yard should include the agent’s information. Many add a brochure box, but it’s difficult to keep it full. Ask about adding a text code that leads buyers to a mobile site for your home that shows more information and photos, so the information is always readily available to interested buyers.

CLOGGED DRAINS OR TOILETS
When the water that’s sitting in a bathtub, toilet or sink won’t go down the drain, you have a problem. Start the repair process by first determining what caused the problem. Is it a clump of hair or a grease build up? Something worse, perhaps? Whatever the case, finding out about it first is essential to finding a solution. Most toilet clogs can be handled with your trusty plunger. The clog in your drain will likely go away if you use a commercial grade drain cleaner. If you decide to use a commercial drain cleaner, wear gloves and a protective mask at all times. If the clog persists after a few times, it might be time to call the professionals. Don’t overdo it with the drain cleaner because you might end up hurting yourself and damaging the pipes. Professional plumbers have tools that can help identify the problem much easier, such as snakes and video cameras. They’ll be able to use one of their many de-clogging tools to remove your clog in no time.
BURST PIPE
Regardless of the reason, a burst pipe can cause thousands of dollars in damage if not rectified in an appropriate amount of time. The best way to fix a burst pipe is with a C clamp. The first step is to turn off the water completely. Then, place a piece of rubber over the exposed area of the pipe. Secure the rubber by placing a piece of wood on top and then tightening down both pieces with a C clamp. Make sure you tighten the C clamp until both the piece of wood and rubber are secure. In most cases, burst pipes can only be fixed temporarily by homeowners. Once you’ve turned off the water and secured the pipe, call a professional; they might have to replace the pipe altogether.

Luckily, you only need a few tools and some basic knowledge to fix this type of problem. First, remove the handle by removing the screw that attaches it to the faucet. Then, try tightening the packing nut which is located at the base of the stem. After you’ve tightened this nut, place the handle back onto the faucet and test to see if the leak is gone. If this simple process doesn’t work, you may need to replace some necessary parts, such as washers or nuts, or it may be time to get a new faucet altogether.

If you have an electric water heater, some of the causes may be a tripped circuit breaker, a bad thermostat or a faulty electric heating element.
