Third quarter 2015 real estate sales for Beaufort By Everett Ballenger

Third quarter real estate numbers are always interesting to see even though from the beginning of July through midSeptember is usually a “quiet” period for the Beaufort real estate market. Usually things start to pick up towards the end of September through to early December. The statistics presented in the chart are for residential homes in the five main areas we usually cover. To the right are the numbers for all of Northern Beaufort County. Two areas saw a decline in unit and sales volume - Port Royal and Burton. Both of these were somewhat of a surprise because in the past these two locations have been market leaders. In past articles I have mentioned that Lady’s Island had slowed in sales volume, but that it would be just be a matter of time before they would bounce back to a more normal status as one of Northern

Beaufort County’s leading real estate areas. This quarters data validated that prediction in that Lady’s Island enjoyed a 34% gain in volume and 31% sales units which is an outstanding performance. And we also saw

an increase in Median and Average selling prices. Talking of sales prices, I must admit I did not expect to see the negative sales price numbers for the other areas. This year has seen some healthy

price increases; hopefully this negative movement in sales price for these areas is a single quarter event. It is encouraging to see Beaufort City and Mossy Oaks increase both sales and unit volume. A new development in the city (City Walk) should help sales numbers over the long term. I believe there are about 49 lots platted and the infrastructure is already underway. Taking the total sales of Northern Beaufort County,

the third quarter would appear to be pretty much on track for another year during which the real estate market surpasses the previous year. There is no question the local real estate market is moving in the right direction. The only question is how much improvement will occur? Before you host dinner for the family, leave no seat cushion unturned or un-vacuumed.
