I recently had coffee with a friend who is developing two detached, singlefamily homes. A neophyte builder, he’s off to an auspicious start. He acquired the building lots cheap, hired a designer to work up a ‫ܫ‬oor plan and elevations, and secured ‫ܪ‬nancing. Naturally, he asks my opinion on design- and product-related matters. On this day, he posed an intriguing question: What features and materials would I choose for the kitchen and baths? The query is one I get often, but in this case I had to think. A project for a custom client is different from a developer-driven spec home. Because budgetary control is important to builders, the picks are somewhat limited, I said. But I told him what I would do in my own house. I’d lose the tub, and go for a zerothreshold shower with a linear drain. I’d go for radiant heat, a wall-hung vanity, and a wall-hung toilet. I’d also choose a Carrara marble vanity top and sliding pocket doors. My kitchen cabinets would be blue or gray with marble, quartz, or soapstone tops; a wall-mount faucet, a mahogany-topped island, and a pantry, among other choices, would round out the kitchen.

But designing a kitchen or a bath for the unknown buyer is tricky. Developers and builders have the dif‫ܪ‬cult task of choosing products and materials that balance budgetary concerns with style and panache. That’s a tall order. The solution, of course, is to be strategic. If your budget doesn’t allow for all of the hottest trends, pick a few that will resonate with your buyers. Our issue this month is chock full of stunning kitchen and bath options that include sumptuous cabinets, innovative faucets, and opulent soaking tubs, to name a few. It’s hard to imagine that any buyer or client wouldn’t want these selections in their homes, but something tells me it will be dif‫ܪ‬cult for them to choose.

ONCE UPON A TIME, THE KITCHEN AND BATH were utilitarian spaces. The rooms were important, but they were largely hidden and got the short end of the design stick. Times have changed. Today, the two rooms are the most important. The kitchen is frequently an extension—or at the center—of the main living space, visible for all visitors to see. And bathrooms are much more than places to wash up. It makes sense, then, that the products and materials that go into these rooms be cutting edge, attractive, and durable. And the products and materials that construction professionals choose these days are likely to be modern or contemporary (see sidebar, page 20). In its 2017 Kitchen & Bath Design Trends Report, the National Kitchen & Bath Association (NKBA) concluded that contemporary-styled kitchens have overtaken traditional to become the second most popular in North American kitchen design. The other styles that are emerging, NKBA says, are industrial, Mid-Century Modern, and mountain modern. Bath trends to keep in mind include painted cabinets in such colors as gray, blue, and black; furniture-look pieces; rollouts and pullouts; under-cabinet LED lighting; and accessible and universal design features. “Universal design is commonplace among NKBA members, who serve clients by specifying spaces that are safe as well as beautiful,” NKBA CEO Bill Darcy said in a statement announcing the ‫ܪ‬ndings. “They design for users of all ages and abilities.” Builders and remodelers should consider universal design products and features as well. According to Home Innovation Research Labs, the trend is hot among Baby Boomers and in multigenerational households. “Boomers often design with their aging parents in mind, who may join the household when they are less able to care for themselves,” Home Innovation says in a kitchen and bath trend report. Other options construction pros should be considering are natural stone surfaces (and their quartz look-alike alternatives); undermount sinks; ceramic tile and natural stone tile ‫ܫ‬ooring; and low-‫ܫ‬ow ‫ܪ‬xtures, Home Innovation says. CONTEMPORARY LIVING Nearly 600 members of the National Kitchen & Bath Association (NKBA) weighed in on trends, and the verdict is in: Contemporary and transitional design are on the rise in kitchens and baths. One indicator of the growing contemporary aesthetic is a preference for minimalist cabinet door styles. “In general, I think people’s lifestyles are getting busier and, as a response, there is a search for simplicity that is re‫ܫ‬ected in tastes around personal space,” says Suchi Reddy, principal of New York-based Reddymade Architecture and Design. Other prevalent modern bath elements include undermount sinks; no-threshold showers; and concealing power outlets within vanities. Hiding outlets and tech features are a bit niche, but they’re gaining ground. “Technology is a big part of the rise of contemporary and transitional aesthetics,” explains Elle H-Millard, industry relations manager for NKBA. “Homeowners are adapting to the latest technology in both kitchens and baths, and both lend to cleaner lines.” —Sheila Kim

Contemporary design is surging in the bath, but which colors complement the style? According to the NKBA 2017 trend report, white, off-white, and gray dominate. “Contemporary and transitional styles fully support the monochromatic palettes that use shades of white and gray,” says Stephanie Pierce, director of design and trends for MasterBrand Cabinets. The materials and colors dominating the cooking space are a lot of the usual suspects. White and gray are still among the hottest colors for cabinetry, but blue, black, and high-gloss are emerging. “We have certainly had requests for white and gray, and for high-gloss ‫ܪ‬nishes, which is an interesting high-end traditional element re-emerging in the modern kitchen,” says Reddymade Architecture and Design Principal Suchi Reddy. The NKBA trend report says two-toned kitchens are on the rise as well. Similar to the two-color trend, there’s more mixing and matching of materials for various kitchen surfaces and accents. In particular, rustic and reclaimed woods are becoming more desirable. “Cabinets covered in natural materials and book-matched stone are among the spectacular designs we have realized recently,” says Reddy. “And we pair glass and stone frequently—stonecovered islands and back-painted glass cabinets are one of our favorite combinations.” When talking stone countertops, NKBA states quartz is still tops. “Quartz offers a beautiful aesthetic and a durable surface that homeowners ‫ܪ‬nd appealing. Lower maintenance is key for our busy lifestyles,” explains Elle H-Millard, industry relations manager for NKBA. A decade ago, the late architect Michael Graves raised awareness that designers could lead the way in improving accessibility. The movement may have started out slow, but universal design is now a hot topic. According to the NKBA 2017 Design Trends Report, universal design is on the uptick in kitchens and baths. A quick survey of the market shows a breadth of products and solutions that address limited mobility or ADA compliance, from magnetically attached handheld showers to French-door ovens. “The extra mindfulness won’t cost more, it will just provide a more effective design solution,” says Sacramento, Calif.-based interior designer and Certi‫ܪ‬ed Aging in Place Specialist Kerrie Kelly. Knee space in a bathroom, she explains, can accommodate wheelchairs but also makeup application; a shower bench can become a leg-shaving shelf; and roll-out shelves in kitchen base cabinets keep everything within reach. Kelly advises retro‫ܪ‬tting some or all kitchen cabinets to include rollout components, varied countertop heights, and two-tier pull-down systems. “Almost every appliance today comes with countless features for a safer cooking environment without compromising aesthetics,” she says. “Our team’s top list includes induction cooktops, ovens, and refrigerators that have side-swing doors, and dishwasher and microwave drawers.” In the bathroom, Kelly points to barrier-free showers that result in sleeker, streamlined washrooms; lever faucets that are easy to operate for persons with arthritis; and adjustable showerheads. —S.K.

Choosing Sides HOMEBUYERS LOOK TO SIDING TRENDS TO IMPROVE THE AESTHETICS OF THEIR HOMES BY SHARON O’MALLEY

JERRY BLAIS, SENIOR VICE PRESIDENT OF SALES and marketing for siding manufacturer Ply Gem, says he hasn’t seen a new home in ‫ܪ‬ve years that features just one kind of siding. “Every house has a mixture of textures,” he says, “a lot more diversity within a single house. You didn’t have that in the past. It’s the biggest trend.” Even some entry-level homes are sporting contrasting vinyl pro‫ܪ‬les, while move-up abodes blend vinyl or ‫ܪ‬ber cement siding with stone or brick, Blais says. “My theory is that the technology has changed enough to make those other materials more accessible to the average American.” In fact, most of the trends in home cladding this year are related to aesthetics, manufacturers say. Vinyl is the top-selling exterior cladding in America—and it has been for 23 years, according to the U.S. Census Bureau. Its popularity reached a peak in 2002, when it claimed 40 percent of market share, and its closest competitor was brick, with 20 percent. But brick’s share has held steady since then, while vinyl’s has fallen to 27 percent as the popularity of ‫ܪ‬ber cement and stucco cladding has increased. By the end of 2016, according to the Census Bureau, brick claimed 22 percent of the residential cladding market, stucco 24 percent, and ‫ܪ‬ber cement 20 percent. Sami Rahman, vice president of product management for ‫ܪ‬ber cement maker James Hardie, says manufacturers of all kinds of siding have answered homeowner demand for low maintenance products that are durable and attractive. “Low maintenance,” he says, “doesn’t necessarily mean you have to live with a compromise. We’re seeing more of a focus going forward on consumers not making a compromise in what you get in a durable product and what you can get in a design aesthetic.” Consumers know that, he says, because so much information is available to them; they’re doing more research before making decisions on exterior cladding. The result is that “as a category

achieves more [market] penetration, it becomes [for manufacturers] about ‘how can I differentiate myself on the basis of design?’” One way consumers are differentiating is with mixing and matching. The growing interest in blending textures, colors, styles, and materials on a home’s façade has led some manufacturers to expand their product offerings beyond vinyl. The average new home, says Matthew Gibson, director of marketing for CertainTeed’s siding products group, sports four to ‫ܪ‬ve different textures, including stone, brick, horizontal and vertical siding, and decorative trim. “It creates this different interplay of colors, and mixing colors and blending all that together so it’s cohesive and not just a jumble of different things,” he says. The affordability and ease of installation of stone veneers compared with real stone, Blais says, has, in part, fueled the mixand-match trend. “Those things that might have been reserved for a much higher-end home … are more accessible to the average person,” he says. “Now everybody wants a fantastic house—one that looks beautiful and has a lot of details that you wouldn’t usually see in an affordable home.” Gibson says exterior styles are beginning to mimic interior design. The pairing of vertical and horizontal siding, and shakes with shingles, for example, ties back to the cottage-y farmhousestyle interiors, he says. “De‫ܪ‬nitely from an interior standpoint, farmhouse chic is attractive,” Gibson explains. “That drives the look of natural products with a multitude of different surfaces, textures, and styles.” When it comes to siding, composites are making inroads. Several manufacturers of traditional vinyl siding have introduced what some call “next-generation” or “composite” products, made from polymers, resins, and inorganic rock, glass ‫ܪ‬bers, or other

CertainTeed’s new Icon composite, for example, is a thermoset, polyurethane composite, engineered to be moisture resistant to prevent expansion and contraction. Extended-length panels of up to 16 feet are designed to resemble wide cedar planks. Boral TruExterior 8- and 10-inch Bevel siding is made from polyash (polymers and ‫ܫ‬y ash), which the manufacturer says offers more dimensional stability.

“There’s still a high demand for wood pro‫ܪ‬les,” says Boral’s Aaron Sims, “but there was never a good [non-wood] option, so you had to sacri‫ܪ‬ce something. If you wanted a product that installed quickly and was low maintenance, you had to sacri‫ܪ‬ce the aesthetic. … Now, we’re seeing more products trying to meet an aesthetic need while also trying to meet the value proposition of low maintenance and long life.” Dark color is one aesthetic that manufacturers are embracing. program, and many of them are deep shades of brown, black, gray, blue, red, and green. “In the early days of vinyl siding,” says Kate Offringa, the Institute’s president and CEO, manufacturers “would have had a problem with that, [but] they cracked that nut along the way and have really solved color retention.” Sims says he’s seeing a shift from silver tones and blueish grays to grays with hints of beige. “We’re seeing more muted colors in the market across the board—a move toward the natural,” he says. Likewise, more homeowners are shifting toward warmer neutrals and ‫ܫ‬at rather than glossy sheens, he says.

IT’S NOT TOO FAR OFF to say April Case Underwood has remod-

eling in her blood. A direct descendant of remodeling icon Fred Case, Underwood has been working on projects for Bethesda, Md.-based Case Design/Remodeling since she graduated from college 20 years ago. And while she considers the uniqueness of each project to be a hallmark of her portfolio, Underwood says one trend has emerged as a common bond over the last several years: the moving of indoor living spaces into the outdoor arena. “Traditionally there had always been a divide between indoor living spaces versus the outside landscaping, and until recently they were most often thought of as separate project areas,” says Underwood, director of project development. “Even on the East Coast there is a growing push to bring the indoors outdoors, and a lot of clients of even kitchen remodels are requesting folding and sliding doors and walls to open an entire kitchen space out onto a deck or pool.” Indeed, the emerging design concept of “outdoor rooms” is breaking down traditional divisions between house and yard and making both remodeling and new construction projects more holistic considerations. Particularly—but not exclusively—in regions that are weather-friendly, designers are bringing kitchens, baths, and even sleeping areas to the outside. The result is an uplift to livable square footage and an opportunity for contractors to create the kind of experiential living spaces that differentiate

projects and boost margins. “Rarely do people call us for just a pool or hardscape job anymore,” says Ryan Hughes, founding principal of Clearwater, Fla.-based Ryan Hughes Design-Build. “Today’s clients want a spectacular, highly functional outdoor space with an outdoor kitchen, outdoor dining, outdoor living, and outdoor entertaining. All the same rooms we have inside, you now have outside, too.” Hughes is among a growing cadre of design/build contractors incorporating a range of interior specs outside. The list includes water and ‫ܪ‬re features, Internet-enabled kitchen appliances, integrated LED lighting, and full-on cinemas. With the Joint Center for Housing Studies of Harvard University predicting increased spending of a whopping $330 billion on remodel projects through the third quarter of 2018, incorporating easy-to-use, enjoyable outdoor spaces has leading ‫ܪ‬rms poised to claim a good share of business. “The design trend seeking to mesh the inside with the outside is driven by consumers seeking to capture a luxury hotel atmosphere and overall feeling of wellness with the technology to make it easy and customizable for their lives,” Underwood says. “All the way down to being able to answer the front doorbell via smartphone or Google Home from an outdoor kitchen in the backyard.”

2. Make room for furniture. Great outdoor space planning and design accounts for furniture from the outset. Often over-sized and sometimes more expensive than its indoor cousin, outdoor furniture likewise can make or break the usability of spaces. “It’s been one of the toughest things to create awareness of,” says Ryan Hughes, founding principal of the eponymous design/build ‫ܪ‬rm. “From the size of tables and chairs and sofas to getting that perfect cozy space around the ‫ܪ‬re pit, it all comes down to space planning of furniture from your initial concept.” 3. Enjoy the elements. Experiential spaces depend on the sensory experiences of water and ‫ܪ‬re for wow factor. “Earth, ‫ܪ‬re, and water are the most crucial elements in life, and you need to have them all,” says Hughes. “You need the sound and texture of the water psychologically to feel relaxed. Fire is the same thing—it mesmerizes and has mystique and creates unforgettable ambience.” 4. Streamline the download. Technology helps clients enjoy outdoor spaces and not feel like they are missing out on anything. From appcontrolled wine refrigerators to programmable lighting, tech can also overwhelm. “We typically set up technology systems with good-betterbest user options,” says April Case Underwood of Case Design. “Even if someone doesn’t use the highest functions, they want something they can use; but too many technology choices can overwhelm, and only one option can make the client feel trapped.” —C.W.

All the Angles GEOMETRY AND VIEWS GUIDE WINDOW SELECTIONS FOR MODERN SEATTLE GEM BY KATY TOMASULO

SURROUNDED BY WATER AND MOUNTAINS, many Seattle homes are blessed with killer views. But maximizing them often requires thoughtful design and creativity. That was the case for this home remodel in the city’s Magnolia neighborhood. The property offered views of the downtown skyline and Mt. Rainier beyond—but at a 45-degree angle. Architect Amy Janof, AIA, seized the opportunity to solve the problem through a distinctive, contemporary design. “We used corner windows throughout the house so you were encouraged not to look out the south façade or the west façade but rather out of the southwest corner because that’s where the view is,” says the principal of Janof Architecture. Janof chose Kolbe’s VistaLuxe windows because, with their slim pro‫ܪ‬le, “the corner almost dissolves.” The narrow frame also allowed her to accommodate the clients’ desire for a Mid-Century Modern inspiration and the clean lines of aluminum windows from the ’50s. Of course, Kolbe’s aluminum-clad wood units are much more ef‫ܪ‬cient, able to meet Seattle’s stringent energy codes. The architect also drew inspiration from the wife, who is a gemologist by trade, incorporating faceted geometries and compound angles. They take shape most visibly in a series of diagonal roofs, which cantilever at the corners against the vertical expanse of windows, creating a dramatic ‫ܫ‬oating effect. Janof credits the builder, Joseph McKinstry Construction Co., for its meticulous installation of the windows, whose ‫ܫ‬ush design against the angled roo‫ܫ‬ine left zero margin for error. “Most of the time architecture is right angles,” Janof notes. “You don’t ‫ܪ‬nd a lot of compound angles where they’re tilting one way and another simultaneously.” The unique approach resulted in a home that is as eyecatching as the views it was designed to capture.

WHEN JOEL CONTRERAS DESIGNS NEW HOMES AND REMODELS, the layout almost always revolves around the kitchen. And nearly as often, that kitchen exudes a contemporary vibe.
