At Better Homes Magazine, we love it when a look comes together. But it’s not always easy if you aren’t blessed with a natural eye for colour or coordination. Lucky for us, the experts at Indigo Living have now moved in-store to consult on trends, materials, expressions and ideas, and how to tie them all together in your home. “We found people coming into the store with great ideas but getting lost on how to put it together,” explains Indigo Living founder John McLennan. We love how they’ve teamed contemporary pendant lighting, seasponge ornaments and bold geometric prints with duck-egg-blue wainscoting and traditional soft furnishings. It’s the perfect look for life by the sea. indigo-living.com

The design digest What’s new in the world of interiors

Burgundy Designs launches After Faiza Haider let us into her Al Barari home in October, we’ve been looking forward to the launch of her artisan furniture company Burgundy Designs. Along with her signature home furnishings collection created with co-founder Tasmeer Kamal, you can now find a range of luxury designers from across the Middle East at the showroom on Al Wasl road, in Umm Suqeim. “In addition to the furniture we have in our showroom we also provide a design consultancy service for both the public and industry,” says Faiza. “We are happy that customers are finally able to see both the products and services we have available.” Head to the store for luxurious silks, hand-woven carpets, ornate furniture, elegant silverware and striking chandeliers.

Dyson is blowing hot and cold with its latest innovation, AM05, a high-velocity bladeless fan heater for all seasons. “It’s annoying when temperatures fluctuate,” says founder James Dyson. “So we created a machine that heats and cools effectively.” AED1,949, dyson.ae

New Zara Home collection Winter is cool in every sense of the word, with an edgy new collection from Zara Home now available in store. Think metallic tints, snakeskin prints, circus beats and adventurous journeys through time. We love Rock Couture, the most strident style in the winter collection, characterised by metallics and snakeskin for a wild and dramatic look. Zara Home travels back in time to embrace the excesses of the Renaissance Diva, and across countries to the exotic Far East. Kids can lose themselves in a rich fantasyland of flowers, fairies, acrobatics and adventure. Throughout the collection, textures and patterns layer across cushions, throws and linens to create a cosy home for winter. zarahome.com

Designer Spotlight Giles Miller Studios is changing the surface of design The dazzling Level Shoe District in Dubai Mall literally stops shoppers in their tracks – and it’s not just the stilettos that are spiking their interest. Last year, surface designer Giles Miller Studios and interior designer Shed joined forces to produce the beautiful ceramic formations that adorn the walls of the Women’s VIP lounge in the shoe mall. The patterns are delicate, luxurious and feminine, with gold diamonds dressing the pillars and octagonal oyster-pink tiles spawning flowers on the walls. Since then, London-based Giles Miller has planted his feet firmly in Dubai, collaborating with Kens & Company to offer innovative, bespoke surfaces to clients. “The response has been amazing,” says director Kens Gourgue, based in Business Bay. “Giles is a great addition to an already strong list of artisanal suppliers that we work very closely with. Interest in the product shows the Middle East’s adaptability and eagerness for new

interior features of this kind. “Giles’ collection is exclusive to Kens & Company in UAE and his offering will continue to grow with us as he explores fresh ways to raise the bar on new levels of artistry.” The surface designer has received many ambitious requests from clients living here who are looking for something new and original, which is what he – and Dubai – does best. “The innovation and unique character of our work suits the kinds of clients we are finding in the UAE very well – those who have a willingness to trust in creativity and push the boundaries of art and design,” says Giles. “Our next step here is to find our first client who wishes to commission our very first moving surface. We have been working on a concept whereby the angles in our surfaces can change and show a varying transition of imagery, and we feel that this is a project perfectly suited to Dubai.” kensandcompany.com

Jumeirah changed my life After moving across continents, countries and several suburbs, Jumeirah 1 was finally a saving grace for Emma Sawko. Words by Eleanor Joslin; images by Nasir Rauf

23

The Sawko family had yet to find the easy, accessible, community vibe they’d been looking for since leaving the bustle of New York four years ago. They missed the effortless nature of NYC – picking up a skinny latte next door, grabbing a fresh salad from the deli opposite, or bumping into neighbours on the street. They tried The Palm Jumeirah. Then Umm Sequim. To make life easier, they settled on being close to Comptoir102, the chic concept store mum-of-three Emma launched with Alexandra de Montaudoin last year. Little did they know at the time, but the run-down villa in Jumeirah 1 would soon become the perfect gallery for her business and her passions, and a lifeline for easy living. December 2013

“Jumeirah has changed my life,” says Emma, after popping back home from her shop two streets away. “I love it here; I love that I can walk to so many places now and I don’t have to use my car all the time just to get some lunch or a drink.” Shops such as Organic Foods & Café is nearby, as well as restaurants, schools and Jumeirah Beach, where the kids (Vladimir, 7, Joseph, 9, and Thaïs, 11) cycle along the coastline. “At the time, I just thought I was lucky finding somewhere near to Comptoir102,” she adds. “Alex said I was crazy because the house needed so much work, but I knew I could turn it into something nice.” Nice is an understatement. Industrial décor, designer furniture and an eye-catching gallery of Middle Eastern artwork has turned the villa into an inviting family home that mixes minimal design with eccentric curios. Her own eye for design and art is plain to see and it’s no wonder she’s turned her hand to it professionally. Although both she and Alex are from France, they met in Dubai and found that they had many shared interests. “We just clicked with what we wanted to do,” she says. “Although the art and design scene is getting better here, we knew we could provide something different.” Not only does Comptoir102 have design-led furniture, home accessories, art, fashion and jewellery curated by the duo, there’s also a holistic café for healthy eating. And these are all important elements within Emma’s home life. “Comptoir102 is pretty much everything I like and showing how it all works together in a single place, just like my home. My friends laugh when they visit here and see my shop as it’s very much the same style. It’s relaxed but not too trendy; it’s timeless, classic and stylish.” Emma is a great example of not being held back by what the shops have to offer or even

by a rental contract. Even though her and her husband Herve, an investment banker, lease the four-bedroom villa, she knew there were changes she wanted to make for it to feel like home. “When we moved in there were awful floor tiles, everything was shiny-white, and there were no patio doors leading out to the garden,” she says. “Just because you lease doesn’t mean you can’t change things. And if I can’t find something I like I’ll get my own ideas custom-made.” Gone are the ugly tiled floors and walls, now covered in painted cement for an urban, industrial look. When she couldn’t find a table large enough for the living room, she had one made and painted in subtle shades of grey; she reupholstered sofas from Comptoir102 in teal to bring a sense of the sea inside; and painted the staircase and window frames matte black to give them an architectural look. The living room window was knocked out and extended to form patio doors. These open onto a comfy seating area that she moulded from cement and layered with throws and cushions. “I’m still growing the plants but this is a cool place where we can sit outside and look at the view of Burj Khalifa in the distance,” she adds. “We’ve only been here since July so none of this took much time but it is a labour of love. Ask the experts Practical solutions for domestic dilemmas

For an NYE party, make sure you keep fun at the forefront Katie Harvey, co-founder of DubaiPartyQueen.com “New Year’s Eve is always a big celebration, but it can come with lots of pressure and expectation. If you take on the task of organizing this year’s bash, remember to keep fun at the forefront and don’t become overwhelmed. Otherwise, what’s the point? “Firstly, decide if you want to host the party at home, or choose one of the many venues holding celebrations across the city. For those who ring in the New Year at home, pick a theme to tie the evening

“I love the feel-good factor of New Year’s Eve and this year I want to throw a party that the whole family will enjoy. I’m in my early twenties and I’ve never been the host before. Where do I start?” – Jessa Mae Mercado together. It can be as simple as a colour or an era, but it will help hugely when it comes to deciding décor, dress code and general ambience. There is no such thing as over-dressed, so go for black tie or fancy dress if you want to. For those who fall short of the correct attire, have a fun prop box on hand with simple accessories like feather boas, hats or bow ties that will instantly dress-up an outfit. “Living in the desert allows for al fresco entertaining if you have an outdoor living space. Use large lanterns and candles to create a magical setting where guests will enjoy spending the final hours of 2013. Enlist the help of catering as it will relieve a lot of stress, and if they’re too busy then explore your favourite restaurants and cafés as they may have canapé options for the season. Or you can ask guests to dine beforehand and provide tasty snacks instead. For those who cannot bear the thought of not feeding guests, why not opt for a potluck approach or a barbecue? “For music, it is always best to prepare a playlist beforehand so you don’t spend the evening dashing to the music system. You could ask your guests what their December 2013

favourite tune is in the invitation, and then add it to the list. “For children, a dedicated kids’ room with a little buffet, arts and crafts, board games and multimedia entertainment is ideal. Entertainers are a great option, but can be hard to book at this time of year. “Finally, the all-important countdown. Fireworks are synonymous with New Year’s Eve. You might be in the right

location to witness one of the amazing displays lighting up the skyline, but if you’re not then you can create your own. Sparklers are an effective and easy way to bring occasion to the countdown and they’re quite safe for kids, just make sure they’re supervised. “Then there’s the morning after. Hire a cleaner so you start the year fresh and not up to your elbows in dirty dishes.”

“I’ve recently moved to Dubai and I’m keen to make my new home as eco-friendly as possible. What changes can I make and what ideas can I implement?” – Simon Foster

Learn from nature and limit waste Gundeep Singh, CEO and founder of The Change Initiative

“Eco-friendly also means being practical and cost effective, and the first part of the story begins by establishing the house rules for the family. Little things matter, like shutting off the light when you leave the room; closing the tap whilst brushing your teeth; taking showers rather than baths; shutting main doors to avoid loss of cooling; segregating and recycling waste; and generally using nature’s resources prudently. “Thereon comes the low hanging fruits that not only save the environment but also save you money; where the things that can have maximum impact for minimum spend should be considered, like putting simple plastic strips under the front door and sealing the sides of the windows to reduce leakage of cooling; installing a water filter instead of using bottled water; and using low-impact

ecologically-friendly cleaning products. “Outside, paint the roof white to reduce heat gain; plant low-water-consuming plants in your garden; try composting your organic waste; grow your own herbs and vegetables in the garden – you can even turn windows into sustainable hanging gardens. Plant large trees in the southwest region of the house to provide shade and reduce heat into the house, and leave the northeast open for daylight. “Your car is a great polluter, so rationalizing the use of cars and transportation is another idea, and it is wise to go for a small, new car if possible with good fuel efficiency. “A big element of being a part of nature is not wasting and we tend to waste a lot of food at home. A common reason to throw food is expiry. Instead, eat fresh and live healthy.”

How to maximise open-plan rooms Many homebuyers opt for open-plan rooms to create a sense of space and freedom. By eliminating the structural barriers between functional areas, like the kitchen, dining room and living room, the space opens up to create an accessible, sociable and flexible area.

Creating focal points will attract the eyes to different areas

Establish zones Conversely, a good way to maximize an open-plan room is to reinterpret these areas by creating zones for different activities. Where you put your sofa will likely be the defining element of the room, followed by the dining table and occasional seating. Create a focal point “If you want an open feel, creating focal points will attract the eyes to different areas instantly,” says interior designer Ellie Wauters. “An interesting and unique room divider by de Gournay, with organza silk and glass panels, allows light to flow and will act as a divider and focal point between dining and living areas. It’s a simple but effective design process.” Colour coordinate Colour is a key tool in manipulating how you feel about a room. “Use white and glass in smaller open-plan rooms,” advises Ulysses Manalo, store manager at BoConcept. “Because they bounce light around the room it will seem bigger. Coordinate the colours of large items of furniture for a harmonious look – use greys or beiges on the upholstery.”

December 2013

Room with a view Full-length windows and patio doors will flood your home with light and draw the eye outside, broadening the horizons of the room. Waterside apartments in Dubai Marina and Palm Jumeirah will have large windows and balconies factored in. For those inland and on the ground, bi-folding patio doors will release the full potential of an open-plan space and create what is known as the third living space. “Bi-folding doors sweep away the boundaries between the inside and outside,” explains Guy Dawson, Middle Eastern general manager at Origin. “Visually this is stunning, and practically it makes the most of the space.” Be storage savvy While clutter is inevitable it’s also the enemy of open-plan rooms. Ottomans and trunks are a subtle yet practical option. Hardworking storage combinations, sideboards and cabinets offer ample storage space alongside walls and sofas and can also act as a room divider. “Choose furniture that can do more than one thing,” says Ulysses. “Functional furniture will create a tidy, relaxing environment with very little distractions.”

Wrap up in four winter warmers With the holiday season upon us, the malls are brimming with colourful decorations, party pieces and stylish tableware while our favourite festive FURRQHUV ÀOO WKH DLVOHV ZLWK D PHUU\ soundtrack. There are several key trends emerging to take you into the New Year and keep you cosy throughout the cooler climes. Just three traditional colours of red, green and snow white will spread festive cheer across your home, especially around the dinner table. This year Scandi Chic is all about linear motifs – think delicate stripes and Rob-Ryanstyle stars and hearts inlaid on tableware and linen. Embrace nature the Nordic way with bowls of nuts, paper stars, wreaths and straw mobiles – a traditional Finnish decoration; furs will add a cosy edge. Smells of freshly baked rye bread and almond cakes complete the scene, and if you’re not a keen cook then a simple mug of hot chocolate before bedtime will offer a warm hug and plenty of ‘hygge’ (cozniess) this winter.

THE One

Rural Romance Romance is in the air, with cooler climes pulling in darker nights and the promise of a brand new year on the horizon. It’s a great time to turn off the hum of the AC and layer your living room with cosy throws, soft cushions and thick rugs underfoot. This winter, look to the country for inspiration – think rustic, earthy hues, natural materials and eclectic mementoes. Rural Romance needn’t be overly

feminine and THE One’s Country Living collection exudes a strong masculine edge with rich tones of brown and burgundy, leather and bronze, ancestral sporting photos, curios and a threadbare rug standing the test of time. “The romantic Country Living look is comfy, warm and inviting, making it ideal for the winter,” comments Tina Thylen, THE One’s decoration manager. “The finishes are mostly natural – vintage leather furniture, turned wood pieces and

wicker baskets, and the textiles are cotton, linens, weaves and embroidery – all very homey with an idyllic countryside feeling.” This welcoming, tactile look takes inspiration from the summer’s popular Victorian Traveller trend. Here we saw living rooms transform into a rich treasure chest of worn leathers, Aztec prints, wooden masks, faded maps, leather-bound books and insect motifs crowding every shelf and tabletop with memories of past adventures.

Take the inside out Let nature, light and colour open your home to the outdoors The softer, sunny days and balmy nights of winter are inviting more people outdoors to relax, socialize and dine. While we’ve been hiding from the summer’s heat and creating cool and comfortable spaces inside, now is the perfect time of year to switch your focus outside.

Your garden, terrace and poolside patio should be an extension of your house – another living room; a second dining room; an extra play area. So, how do you seamlessly blend the beauty of your interior design with your outside ‘room’? Paola Lenti, founder of luxury

design house Paola Lenti srl, says that both areas should be fundamentally linked by colour and nature. “The exterior and interior are intrinsically blended by colour palettes which are more vibrant for the exteriors, softer and enveloping for the interiors,” she explains. “Colours are pure and

The holly and the ivy In December, The Ivy is serving traditional festive fare with a seriously juicy twist It’s that time of year again, when friends and family reunite over a table laden with festive cheer, swapping gifts and indulging in the finest of foods. It’s no different in the Tobitt household, where the head chef of The Ivy cooks up a mouth-watering menu for lucky guests. “With all the pressures of modern life, a great meal offers a chance for quality time together,” he says. “Surrounded by friends and family, I’d serve pan-seared foie gras with griottine cherries to start, followed by goose with potatoes roasted in duck fat. Then I’d round it all off with a cheeseboard that’s oozing all over the plate.” As you can see, Ben rustles up more than your standard roast dinner. The chef is keen to encourage cooks to be more adventurous in the kitchen, and not to let the fear of dry turkey meat and over-boiled sprouts deter you from creating a succulent feast to celebrate the season. “I’m always tweaking our classics and creating brand new recipes,” he says. Even the good old turkey dinner is given a succulent twist over the holidays, as Ben reveals: “For The Ivy take on the traditional roast turkey, we like to do things a little bit differently. We remove the legs, take out the bones, stuff them and then poach them, before roasting to order. “With the turkey breast, we cook it three quarters of the way on the bone, before removing the meat and vacuumpacking with a little butter. Both of these techniques ensure beautifully juicy, succulent and tender results.” theivy.ae

The case for buying Independent Finance’s general manager Sam Wani reveals the benefits of buying as rental fees soar

A recent report by Jones Lang Lassalle confirms the improving economic environment in UAE. After achieving above average economic growth of 3.7% in 2011 and 4.4% in 2012, the growth figure is expected to cross 4.1% in 2013. This is despite a downward revision of global growth estimates by the IMF. The Business Confidence Index, maintained by the Department of Economic Development, reports a 14.6-point increase to 120.7 from the previous year. The survey backs its figures with 83% of respondent businesses expecting increased sales volumes, hiring and investments. One of the biggest winners was the hotel industry with occupancy rates exceeding 79% at Average Daily Rates of $235. This year has also seen increased

supply of residential units. More than 9,000 units were delivered in the first three quarters of 2013 – 50% more compared to the same period last year. The total residential stock in the city is now touching 364,000 units and is expected to reach 394,000 by the end of 2015. Furthermore, residential sale prices grew by 18% in the first three quarters of 2013, although prices are still 15% below the peak of 2008. While the price rises in property is now slowing down and is expected to stay subdued, the real growth story is within the rental sector. Rents climbed 15% across the board in the first three quarters of 2013. Of this, rents for villas increased by 14% and those for apartments rose by 15%. Let us put these figures into perspective: a two-bedroom apartment

in Marina Diamond, in Dubai Marina, costs AED1.5 million and can be rented for AED10,000 per month. If an end user were to buy it with a 75% loan-to-value (LTV) mortgage, he would have to make a down-payment of AED300,000 and pay AED120,000 towards acquisition fees. The mortgage repayment and service charges on the property would add up to AED7,500. He saves AED30,000 in the first year and he can expect an increase in these savings over time, on top of seeing an increase in the price of the property. With the economy expected to continue its growth, rents will only go up. The double-digit price rise in property will cool down, however, resulting in more end-users finding it easier to get onto the property ladder. independentuae.com

JLT’s popularity is soaring Jan Tabrizi, residential sales and leasing manager for Better Homes in Jumeirah Lake Towers, reveals why the area is on the up

“JLT’s popularity has certainly increased and there is a lot of demand here. Not only is JLT more affordable than neighbouring Dubai Marina, but there is more space and less traffic congestion. The roads are getting better and construction is due to be completed by the New Year, making it so easy to drive here. It will be fantastic. “Jumeirah Lake Towers is also very dynamic. We have the lakes and, quite recently, lake Zafeer was turned into a big, beautiful park that has transformed the area and given Clusters O, P, Q, and R lovely views of this open and green space. There’s a real sense of community here for families, couples and single people alike: residents walk and jog around the lakes; there are play areas and basketball courts in the new park; the Metro is easy to get to; and each cluster (of three buildings) has restaurants, shops, supermarkets, beauty parlours and drycleaners. This is quite different to many other areas in Dubai. “With demand higher, prices have increased significantly over the past year. Al Seef Tower in Cluster U is very popular. It’s at the higher end of the market with fantastic balcony views, large living rooms, spacious bedrooms and kitchens equipped with white goods, plus a gym, sauna and swimming pool. “Let’s look at a typical two-bedroom apartment (with a maid’s room) in Al Seef Tower. It’s jumped from AED110,000 to AED150,000 in the last year. A threebedroom apartment has increased from

AED3.25million to AED3.6million. Prices for residential sales here have risen dramatically, by 32%. Compared to AED1,050 per square foot last year, prices can now top AED1,550, depending on the size and the views. Prices for Green Lake Towers in Cluster V are very similar. “The largest jump in sale prices can be seen at Al Shera Tower, soaring 35% to AED1,400 per square foot over the last year. Saba Towers 2 & 3 follow close behind with a 33% increase. At 29%, Al Shera Tower and Lake View Tower have seen the largest rental rises for a two-bed apartment, with a lease now standing at AED120,000.

“It is hard to know how the market will react in 2014 but Dubai winning Expo 2020 will certainly have a huge influence. It’s safe to say prices will rise by 15% to 20% in 2014, but the excitement from the Expo win will surely increase these figures further. “Those that are investing are end-users and the ROI certainly fares better here than in Dubai Marina. JLT is a much safer investment because pricing is the equivalent to the return and the gap is less – you are looking at a 6% average. The gap could even be as little as 5% after maintenance is deducted. You wouldn’t get this ROI in many other places.”

Ask the agent Dani Farhat, residential consultant Dubai Marina has always been one of most unique areas in UAE. Of course, the economic crisis did affect the rentals and sales prospects in this area but ever since the 2011 recovery demand for both has soared once more. At the moment, prices are stabilising at an all-time high since the 2008 crisis. A one-bedroom flat can be rented for between AED70,000 and AED120,000, and one can purchase a sea-view apartment starting at no less than AED1,400,000. The new attraction in Dubai Marina,

December 2013

Blue Water Island, is currently under construction and will feature the biggest ferris wheel in the world with the aim of attracting even more tourists to the area. As a result, prices are certain to rise even further. There is still an enormous amount of potential and many investment opportunities in Dubai Marina. Each week, more and more restaurants, cafĂŠs, and waterfront shisha bistros are opening due to the high demand from residents, and from tourists visiting from all over the world.

Ask the agent Anna Bulakhova, residential consultant Burj Khalifa Boulevard is one of the most wellestablished locations in Downtown Dubai and it continues to attract a strong demand. With all the existing and upcoming lavish residential buildings, the exciting opera project, easy access to The Dubai Mall, exclusive dining and entertainment offerings, and its central location within the city, this area can rightfully be called the heart of Dubai. The residential supply here is known for its high quality. This has increased, with two more towers within 29 Boulevard being handed over a few months

earlier and, like the rest of Dubai, the district has witnessed a slight growth rate since the summer. Average prices per square foot now stand between AED2,000 and AED2,200, while annual rental prices vary between AED90,000 and AED120,000 for one bedroom, and AED140,000 to AED200,000 for two bedrooms, depending on the building, unit layout and, most importantly, the view. Overall, Burj Khalifa Boulevard has become a booming area and remains in the spotlight for investors, promising to hold its high rating for a number of years ahead.

BH Lust-have

A shower for all seasons It’s not everyday you can wash under a rainbow Bathrooms are fast becoming the most tech-savvy room in the house. Dornbracht’s latest innovation, Sensory Sky, even brings unusual weather phenomena into the bathroom to create an oasis for the mind, body and spirit. Elements such as rain, fog, light and fragrances have been choreographed into three complex options to drench you in the moods and senses of nature. Why do we love it? Because nothing beats a natural spa experience in your own home. dornbracht.com
