‘Tis the season... ...to wrap up warm. With the mercury dropping and the nights drawing in early, now is the perfect time to insulate your interiors with cosy throws, plump cushions, deep-pile rugs and heavy drapes. BH loves the new bedroom collections from Karaca Home, bedecked with seasonal motifs and heart-warming wintery tones. Rich cranberry-red, earthy browns, soft greys and pale pinks create a cosy palette while wicker wreaths, snowflakes and oversized tartans add to the seasonal merriment. Such patterns are perfect for guest bedrooms over the holiday season. You’ll have no problem enticing family and friends into your home with tantalising scents of the season. Try aromatic candles and room fragrances infused with ginger, cinnamon and spices. If you’re new to the UAE this is a sure-fire way to start creating nostalgic wintertime memories – the first of many to come.

What’s inside ‘the big warehouse’?

Slowly but surely Al Quoz is becoming the trendy, go-to hub for all things creative and cool: photography, art, installations, drama, dance, design... Sure, it’s not yet a place for windowshopping, but inside the warehouses are urban studios and showrooms brimming with eye-catching wares. Start-up business La Grand Atelier is helping to put the place on the map. It’s very name translates quite simply into ‘The Big Warehouse”, which is exactly what the 6,000-square-foot furniture showroom is. Founder Asha Makhijani admits the location, tucked away in Al Quoz Industrial Area 3, was an issue at first but now people know of the company they are coming to investigate it further. Since exhibiting La Grand Atelier’s sophisticated period pieces and Asian artwork at Index in the summer, the classic interiors specialist has had an influx of interest, orders and media attention. “These days it’s all about social media and putting yourself out there,” admits Asha, as she reclines behind a commanding presidential desk in her large office-cum-art-gallery at the back of her furniture showroom. As soon as you step through the door

you’re enveloped by an Aladdin’s cave of pewter pots, period vases, Edwardian chairs, Gustavian dressers, ornate lights, silverware and contemporary art adorning every inch of the high walls. After 26 years in the country – of which 22 were spent working in the residential interiors sector – she knows the market well. “I have been working with the local community for so long and I know they like our classical look. Youngsters like modern and contemporary styles but when they reach 35 or 40 years old they will revert to the classical style, as they look for something timeless and sophisticated. I have pieces in my house that I picked up 30 years ago and they are still beautiful, especially my art which will never go out of style.” One of her main focuses at Le Grand Atelier is championing local artists – painters, photographers and sculptures who live in the UAE. “I am supporting young artists from the UAE as there’s a lot of local talent here,” she says. “Women, in particular, are very artistic here because they get married and the husband provides for them, so they have time to focus on their creative talents. I have offers from agents in

Lebanon but I refuse them because I want to support the local market.” While Le Grand Atelier may be her most recent endeavour, Asha founded This and That Decor, based in Khalidiya, Abu Dhabi, over two decades ago. She also had a joinery in Abu Dhabi – which she’s moved to Al Quoz – where the ‘boys’ taught her vital CAD (computer-aided design) and craftsmanship skills, so she can spot top-quality woodwork and finishes when she’s sourcing furniture. “I jumped ship and set up in Dubai because I got fed up with looking around furniture stores for antique and period pieces and being disappointed,” she explains. “I like fun pieces and things that are over-the-top yet classic. I’d be working on a project that required a classical range and I would ask, “where could I get a lamp like that?”, and I realized I could source something better, compared to what was readily available here. So I set up Le Grand Atelier. Now we’re well known, especially for our lamps and customers will come in and buy for all of their bedrooms, rather than just oneoffs or pairs, because our style caters to local tastes.” legrandatelier.com

5. Unexpected colour While Scandinavian themes are still popular, its polar opposite is taking over this year’s festive vignettes. “Hot pink is giving holiday décor a funky new twist this season,” says Michelle Dinsmore, head of visual merchandising at Home Centre. “It pairs very well with gold and silver and

is perfect for a more fashion-forward style this festive season. White is also a great alternative colour to pair with pink.” Metallic jewel tones are adding a decadent and daring element to this year’s festive colour palette; infuse your home with Eastern glamour by mixing amethyst, sapphire, ruby and

emerald on easy-to-update accessories like vases, candles and cushions. Or layer shades of blue in the living room – try sky blue cushions on a cobalt sofa against a navy feature wall. Mix with a bronze coffee table and chandelier to create a sumptuous living room soiree to suit both sexes.

Retro modern SELVA is taking a big step forward by looking back – its new retro-modern collection harks back to the 1960s, the decade in which the Italian company was born. The vintage, masculine lines of the Indigo range are a completely different aesthetic for SELVA, whose previous furniture collections favour a more classical look. The company teamed with Dainelli Design Studio to create twelve signature pieces made from Canaletto walnut and upholstered in European cow leathers in neutral shades of grey and brown. According to Leonardo Dainelli, cofounder of the eponymous design studio, every piece of furniture ought to have stability and strength – the core principles for the Indigo collection. This is seen in the thickness of the legs and bevelled edges of the tabletops and chair arms, harmonising the designs across the range. selva-me.ae

Claudia Granberg The managing partner of Objects & Elements loves the Balinese tropics

Where do you live? We’ve lived in Arabian Ranches for ten years. I live there with my husband, daughter, nanny Iris (who is like my other daughter, she has been with us for seven years), two dogs, two budgies, one cat and a pond full of fish.

the furnishings are from Italy while the accessories are a mix of my procurement for the shop and my travels to Mexico, Nicaragua (where I am from), Sweden and Asia.

How does your personality come through at home? My personality is reflected in the materials I use to compose my interior and outdoor spaces. I love to complement wood with wrought iron, and lots of greenery from the tropics – I need this in my life.

Rick Owens Tomb chair, POA, Carpenters Workshop Gallery

What’s your favourite space? My Sum up your home décor... My home is a mix of contemporary, artistic and eclectic tastes indoors and Balinesestyle outside. It’s a reflection of my work, which involves sourcing many elements of decoration, hence the eclectic taste.

Why are you inspired by Bali? Almost everything in the garden is from Bali because I have homes there and I travel there quite often to source some of the collections we have in Objects & Elements, such as artworks, sculptures and unique pieces of furniture. How is it different indoors? The inside is more cutting-edge and contemporary, crisp, clean and simple. Many of

favourite space at home is my bedroom as this is where I finally allow myself to relax and disconnect from work and everyday commitments.

What’s your favourite item? That is a

hard choice. Outdoors I have a tiered fountain of three huge bowls with water flowing over them; the sound of it brings peace to my soul. Also, my Nicaraguan hammock where I can rest and enjoy my tropical paradise.

How does Objects & Elements influence your home décor? My job definitely influences my style in all ways as there is so much creativity involved with it and I can’t help wanting the new gems I find.

ighty-one collectible model cars parked on a wall – plus a garage with four very real ones, a fridge full of magnets, a bedroom ticking with clocks, bowler-hat lights and clothes-hanger hooks, popcorn makers and foot-high toy soldiers, jukeboxes and playing-card tables… This is a bachelor pad with the coolest of boys’ toys. Who lives here – besides Michael Jackson moonwalking across the hallway? Emirati entrepreneur Omar Bin Khediya designed and built this modern three-bedroom house in Nad Al Sheba four years ago. Since then he’s ÀOOHG LW ZLWK WKH PDQ\ WKLQJV KH OLNHV to collect – from matchboxes blazing a WUDLO WKURXJK WKH FLW\·V ÀQH GLQLQJ VFHQH to the collectible cars he’s had since childhood. “I get attached to pieces and small things,” he admits. “I get passionate about owning things and I like to see them around the house, like all the clocks on the walls and on my bedside table. I’ve been collecting them for a long time, too; my clock collection started 20 years ago and when I see one that I like, perhaps when I’m travelling, then I will buy it. “The cars I have collected since I was a kid. Back then I liked playing with them and I would enjoy seeing them displayed. Now I like to buy the model car and then the real one – I have four so far. Two Ferraris – a 1987 Magnum 328 and a 1991 Testarossa, an Aston Martin, which I’ve just bought, and a Range Rover Evoque.” He shows me his red prancing horses, safely tucked up in the air-conditioned garage, and the beautiful Aston Martin glistening outside on the forecourt. We slide in and it smells of new leather and car wax. He revs the engine for a spin around the property, past the sun loungers reclining by the swimming pool and the grassy lawns on either side of the villa. He pulls up outside the entrance to his modernist house, which is all corners, windows and circles, and the scene looks straight out of LA. “LA and Milan are my favourite places to travel to,” he reveals. “Los Angeles is like my second home and I lived there for a while when I was studying international business and marketing. I like simple and modern architecture and open-plan spaces. In Nad Al Sheba the private plots give homeowners this element of architectural freedom, and Omar’s family all live in the exclusive community. The layout of the house isn’t traditional, either. The left wing houses Omar’s circular bedroom at the end of a long hallway, minimally decorated with a king bed in the centre, a crystal chandelier overhead, black carpet underfoot and white drapes hiding the expansive windows. The two guest bedrooms are downstairs, as well as a large open-plan kitchen and dining room with a monochrome and Union Jack scheme, plus a smaller alcove with a snug drawing room. The kitchen is no ordinary room of pots and pans. Instead, it’s a stage for Omar’s eclectic taste; instead of chopping boards and mug trees on the island counter there is a huge metal FURZQ FOXVWHUV RI FDQGOHV DQG ÀVK bhomes.com

bowl full of matchstick boxes. To the side there are a number of striking gadgets from yesteryear, such as a jukebox (synced to his iPod, from which he popped Michael Jackson’s Man in the Mirror on for my guided tour), a wall-mounted rotary-dial telephone and a petrol pump – next to a life-size motorbike, of course.

I knew exactly what I wanted when I designed this house Omar freely admits this kitchen is more for show and entertaining, where the only cuisine cooked is coffee in the Nespresso machine. Meanwhile, the working kitchen is in his employee’s quarters in a separate building at the back of the property. Even though he admits he’s not one for designer brands I spy a few classics

– no doubt thanks to pal Pam Oushal. There’s an iconic Fornesetti Faces side table next to an Eero Saarinen Womb Chair in the mezzanine living room, soon to be joined by a new Philippe Starck sofa. Downstairs, the hallway is home to a striking Alessandro Mendini Proust chair that pays homage to the king of pop, Michael Jackson. He’s an avid fan of the late singer and there are many framed photos, LPs, dolls, toys and MJ motifs dotted around the house. Pam also helped him set up O-Concept Boutique and CafĂŠ, a lifestyle store selling fashion, furniture, jewellery and art to the discerning shopper. Interestingly, the Jumeirah store was Omar’s childhood home. “When we launched in 2009 it was the beginning of the recession and a lot of people warned me it was the wrong time, but I had the support of family and friends who knew it was my passion. It was a risk but I’m still here and we actually did well in the recession because it was a unique idea at the time. I now have loyal customers from all over the world and people contact me through BBM, social media and Instagram asking me to send December 2014

I wanted to bring a touch of LA to Dubai products to them.” He travels regularly to Spain, Italy, America and the UK to choose exclusive capsule collections from emerging highend designers. O-Concept provides a valuable platform for such designers and artists and the Emirati supports those from abroad and those based in Dubai. Like the city, the shop is a mix of nationalities and cultures. “Every three or four months I get approached by designers or I look for

something new, so the shop is always changing. I have a new spring/summer collection from a brand I found at Milan’s fashion show, which will launch in February and is really exciting. I am moving towards high-end and all my furniture and fashion collections are limited edition and exclusive to us.” The entrepreneur started his working career with Dubai Media Incorporated, a Government media organisation. “I didn’t study for O-Concept – it’s a

passion and just something that comes naturally to me. I wanted to bring a touch of LA to Dubai, something cool, new and unique. I look around and see what Dubai is saturated with and I go against it. I look for design, quality and materials; it has to attract me and be something I haven’t seen before. This is the same for my furniture here at home; I look for funky stuff and things that attract me, like bowler hat light shades and my Ferraris.”

Get hitched with the perfect gifts A unique concept of gift giving has arrived in Dubai to help newlyweds Ă€OO WKHLU Ă€UVW PDULWDO KRPH ZLWK ORQJ ODVWLQJ PHPRULHV IURP GD\ RQH While the next few weeks are all about festive gift giving, the next few months will call for presents to be bought for another big affair – the ZHGGLQJ VHDVRQ 'XEDL¡V Ă€YH VWDU hotels and beach resorts will host some spectacular weddings during the cooler months, where the bride and groom are guaranteed sunshine and splendour. But once the big day is over the newlyweds will need to turn their DWWHQWLRQ WR WKHLU Ă€UVW PDULWDO KRPH A modern concept has arrived in 'XEDL WR KHOS FRXSOHV Ă€OO WKHLU KRPHV ZLWK PHPRULHV IURP WKH YHU\ Ă€UVW GD\ they’re married – wedding gift registry. While this is already popular in Western countries it’s a relatively new concept in the Middle East. However, White Almonds, which launched a year ago, is testament to the popularity of this kind of service and the company has rapidly expanded due to demand. “I could see a lot of people were coming to England from the Middle East to organise their wedding registry because there was nothing like that here, in terms of offering decorative items for the house,â€? recalls founder Sara Farah, who was born in Dubai and has worked in the UK, Italy and the USA. “Our philosophy is elegant, JUDFHIXO JLIW JLYLQJ 6RPH FXOWXUHV Ă€QG it quite rude because the concept is so new to them and we’re able to show them how it’s actually an easy and convenient way of receiving presents at your wedding. What’s more, you won’t get doubles or unwanted items but things you actually want and will treasure. “Traditionally, nations in the GCC will give gold, jewellery and money depending on how close the guests are to the family. Or people bring gifts and the couple is lumbered with a huge pile of presents that they have to travel with or leave behind, and so there is a culture of ‘recycling’ gifts and the practice becomes wasteful.â€? In Western countries it’s become the

Ask the experts Take care of your home with advice from the pros

I’ve recently laid carpet in all our bedrooms, how do I keep it looking new? Bianca Frost Moving furniture around will help, says Adam Carey, technical supervisor at Finishing Touch Floors. When a carpet is first laid it can sometimes develop patches if the tufts have been compressed in different directions. There’s an easy remedy to this: simply vacuum your new carpet as soon as it’s laid and the tufts will return to their upright position. Shedding is also common during the first few months with a new carpet. The more frequently you vacuum the sooner it will stop. Pilling can occur in blended fibre carpets and you can cut these off with scissors. Regular vacuuming is good for your carpet – some people make the mistake of thinking this will thin the pile but it doesn’t. Regular vacuuming will remove any dirt, dust and sand that has collected at the base of the tufts, which is weighing them down; removing them

will help the tufts stay upright and keep the colour looking rich and fresh. I can recommend both upright and cylinder vacuums for carpets. If you have loop pile carpets they should be vacuumed using the suction head only as beater brushes and heads can cause a felted look, as if it has been trodden down through usage. You should give your carpets a thorough, professional cleaning at least once a year. A week before Ramadan or Eid or early in December are perfect times, just before friends and family come over for holidays and celebrations. The frequency depends on the amount of wear your carpet gets, so hallways, living rooms and bathrooms should be professionally cleaned more often than dining rooms and bedrooms. A carpet can suffer considerable damage from trainers or high heels, furniture that’s dragged instead of being carried, and heavy furniture

causing indentations. Some parts of a carpet get greater use than others, like doorways, the area in front of chairs and the noses of stairs, so they are likely to show signs of wear earlier. Although fitted carpet can’t normally be moved to help the carpet wear evenly, you can change the areas of wear by moving furniture occasionally. Put down rugs, if practical, on areas that see a lot of usage, such as around the beds, dressing tables, toy boxes and doorways to en-suite bathrooms. To limit the dirt and dust coming in put a doormat, rug or draught excluder by balcony doorways. Remember to vacuum this barrier mat/rug frequently so the dirt doesn’t spread to the carpet. In the summer air conditioning can create a dry atmosphere and static can build up in carpets because of this. Putting pot plants in water trays or using a humidifier in the room will help counter this.

High-quality marble is very durable, assures Boris Ejsymont, GCC regional manager at Solid Nature. While there is a wide variety of marble available as well as companies who supply and install, so many options and recommendations can be confusing. It is always good to do your own research as well as finding the right company that will give you enough service and dedication in order to meet your needs. Due to the installation and workmanship in the Middle East not being of the highest standard, it’s crucial to make sure that experienced people install your new marble floor. The durability of the material is very high so you can feature marble flooring in many areas of your home as well as on walls and kitchen worktops. In my experience the bathroom, kitchen, hallway, living room and stairs are popular rooms to feature marble floors because these areas see a lot of intense usage – which is why you need a hardwearing material as well as a highend look. Our slogan is: “When you can dream it, we can realize it. So everything is possible. The most suitable type of marble that

I would recommend you to use is Bianco Carrera because of the highdensity quality of the material – this means the marble is very firm and optimally resistant to external influences that can cause wear and tear. Travertine is also a popular look and has a very robust appearance in contrast to the classical aesthetic of marbles, which are available in a variety of different colours. Popular tones include silver travertine, grey and light brown marble. These are common shades for flooring in the Middle East and great for concealing sand and dust, which is a commonplace issue here. These are good materials for the UAE because both travertine and marble floors stay cool even with high temperatures outside and they are easy to clean and maintain. To maintain your marble floor simply clean with water mixed with a specialist marble cleaning product. While marble is usually one of the most durable flooring products it is possible for marble flooring to wear and tear from intensive use,

Title

“I want to replace the cracked marble on my hallway floor, what should I look for? Cristina Silva

and other factors such as cleaning, low quality and faulty installation can add to the fatigue. When marble comes into contact with a cleaning product that contains acid it will scale off and can continue to chip if it’s not repaired or treated. It is very important for marble to be installed properly so the tiles won’t break or loosen. There are several ways to install marble but the most important thing to remember is to make sure that the glue is evenly distributed across all the tiles, otherwise the marble will break under heavy loads.

FESTIVE FEASTS With the party season well underway, brunch is often the go-to choice for birthdays, engagements, festive feasts and New Year’s bashes. But why not treat brunch as your backup and have a go at stuffing the turkey yourself? There’s nothing more satisfying than showing off your culinary skills to a crowd of hungry friends and family around your own dining table – and nothing else says ‘perfect spouse’ when the hard-to-please in-laws come to stay for the holidays.

Turkey with a twist If you’re feeling adventurous serve your guests turkey with a twist on December 25. The dish really does have a twist to it; this imaginative turkey roulade is fun to make yet looks gourmet, with the ingredients wrapping around each other like snails’ shells – aptly enough, for the recipe is courtesy of French restaurant Cave, an intimate alcove in Conrad Hotel on Sheikh Zayed Road. Create Cave’s delicious hors d’oeuvre by following this recipe: TURKEY

2kg turkey thigh (de-boned) 150g fresh sage 100g fresh rosemary 100g pistachio nuts 15g garlic 100ml olive oil Salt and pepper ROASTED VEGETABLES

100g fresh figs 100g baby beetroot 150g shallots 150g butternut squash 150g asparagus 50g fresh thyme 25g rosemary Chop your garlic, sage, pistachio and herbs and mix in a blender with the olive oil, until it’s a thick paste. Lay the de-boned turkey thigh skin-side down on a sheet of cling film. Season with salt and pepper then generously spread the blended paste all over the turkey thigh. With the thigh laid out flat, grab one edge of the cling film and begin rolling the turkey thigh away from you, tucking in the edge of the meat that’s closest to you beneath the opposite side so you make a nice cylindrical roll. Keep the film tight while you roll. Once you have a cylinder pinch the excess cling film at each end and begin twisting, as you would a sweet wrapper, to make the cylinder firm. Refrigerate overnight to marinate. The next day, preheat your oven to 160°C/325°F/Gas Mark 3. Heat water

on the hob to 70°C – do not bring to the boil – and submerge the wrapped turkey thigh for 45 minutes. Chop the vegetables and figs and dice the garlic and shallots, then mix with the herbs and season with salt and pepper. Roast in the oven for 30 minutes or until golden brown. Remove the turkey and place into an

ice bath before removing the cling film and patting dry. Put a large pan on high heat and add oil. Season the turkey with salt and add to the pan, searing all sides until golden brown. Cook in the oven for 10 minutes. To serve, cluster the vegetables on a large plate. Slice the turkey into medallions 3cm wide and lay across the vegetables. Finish with a slosh of gravy.

Fruit Stollen Cake If the thought of cooking a three-course meal for 20 guests leaves you trembling like a plucked turkey, try one course instead. Celebrate the festive season with a spot of afternoon tea by the pool – the scents of tea infused with ginger and cinnamon and a slice of fruity stollen cake will get everyone feeling festive. Making tea is the easy part – now for the cake. I took advice from celebrated pastry chef David Yan, from Dusit Gourmet at Dusit Thani Abu Dhabi, who spent an hour showing me how to bake the perfect stollen cake, which has been a signature dish for the festive season in Germany since the 16th century. I was surprised at how low in sugar this cake is, as its sweet taste comes naturally from the dried fruit and almond flavours. “I believe my secret to baking the perfect stollen cake is to add the marzipan

as it gives a soft texture,” confided the chef. “As this type of cake is very complex and requires a lot of time to prepare, compared to other pastries, it certainly calls to be made for a special occasion. What’s more special besides the holidays?” DOUGH

5g nutmeg 4g vanilla oil 450g raisins 300ml syrup flavoured with almond extract (or apple juice) 300g mixed peel First mix the milk, yeast, three egg yolks, sugar and flour together to make the dough. Let it rest in the refrigerator for two hours. Mix the remaining ingredients with the dough and chill for a further hour. Cut the dough into 100g pieces in your preferred shape – a loaf is traditional – and let it rest for another hour. Preheat the oven to 180°C/350°F/Gas Mark 4. Place the dough in the oven for 25 to 30 minutes until you see a golden colour emerge. Remove from the oven and keep it at room temperature overnight. Finally, decorate with a dusting of vanilla sugar.

Dark Chocolate Truffles Stuck for gift ideas? Baked goods make great gifts at this time of year – and if they’re homemade they’re even better. Rustle up presents where the thought really does count with these delicious dark chocolate truffles. Pantry Café’s chef and restaurant consultant Jyotika Malik shares her easy-to-make recipe:

110g heavy cream Half a vanilla bean pod 220g good-quality dark cooking chocolate (Valrhona is best, assures Malik) 30g unsalted butter Cocoa powder, to coat Boil enough water in the bottom of a double boiler pan so that the water is half an inch below the upper pan. Pop the chocolate in the top pan and simmer over a low heat, stirring the chocolate until it’s melted. If you don’t have a double boiler, simply boil water in a regular pan and sit a metal or glass mixing bowl over the opening, one large enough so it doesn’t touch the water but creates a seal around the pan in order to trap the rising steam. To make the ganache, take a separate pan and heat the cream with the scraped vanilla pod and pour over the melted chocolate. Stir in the butter and mix well. Remove from the heat and let it stand until the mixture is firm enough to hold its shape. When it’s firm, use a piping bag (without the nozzle) to pipe the ganache onto a baking tray lined with butter paper. Pipe into 25 round balls and allow them to set slightly. Once set, shape them between your palms into near-perfect round balls. To finish, roll each truffle into a dish of cocoa powder until they’re coated evenly. You can refrigerate them for up to five days or store them in the freezer for up to one month.

Move to… Jumeirah Park Its popularity is growing along with the area, says Better Homes’ Jan Tabrizi

There’s been a lot of excitement in Jumeirah Park lately. The muchanticipated Jumeirah Park Pavilion is now open and provides a welcome hub for residents where they can enjoy high-end shops and salons, florists, pharmacies, cafés and familyfriendly restaurants in the heart of the community. Better Homes was one of the first companies to open in the community mall, giving prospective residents a valuable on-site branch from which to view the family villas for sale and lease in the scenic neighbourhood. Although it’s not yet finished, Jumeirah Park is already a secure, peaceful and family-orientated complex. Upon completion there will be 2,000 independent villas with between three to five bedrooms – perfect for smalland medium-sized families. Plot sizes are generous, ranging from 5,500 square feet to 12,000 square feet. All the villas come with a maid’s room,

a garage and a spacious garden and, while they’re not landscaped, Nakheel has equipped the four- and fivebedroom villas with swimming pools – making the move to Jumeirah Park even more attractive. The villa designs comprise of three unique themes: Heritage, with traditional Arabian architecture; Legacy, with a distinct Mediterranean look; and Regional, which follows the Hattan-style façade popular in other communities. The first homes were handed over two years ago and new phases will continue to launch; the handover of Nova Villas is expected to commence later next year. Nakheel also plans to landscape attractive parks across the 350-hectare site, which will seal its status as a beautiful, verdant and eco-friendly community. Schools and children’s day-care centres are factored into future plans but for now Dubai British School in The Springs and Emirates International School in The

Meadows are just a short drive away. Jumeirah Park is easy to access, via Sheikh Zayed Road, The Meadows and Jumeirah Island. It’s in a great location, being close to these areas and also Dubai Marina, JLT, Jebel Ali and Ibn Battuta Mall. I’ve noticed signs for bus stations are beginning to pop up around the neighbourhood so residents can expect public transport to take affect at some point. Prices vary depending on the location and the level of upgrade made to the villa. Sale prices start at AED4.2million for a three-bedroom villa, AED6.3million for four bedrooms and AED6.7million for five. If you’re looking to rent, expect prices to start from AED200,000 for three-bedrooms, AED300,000 for four and AED375,000 for five. Find out more by calling Jan Tabrizi, manager of residential sales and leasing, on 600 52 2212, or pop into Better Homes’ Jumeirah Park office.

This beautiful three-bedroom Legacy villa is ideal for a family wanting peace, privacy and space. The villa has been upgraded and extended beautifully and now incorporates a swimming pool, terrace and lawn. Inside, there is a large family room and a spacious living room and dining room, both of which have French windows opening onto the garden. The open-plan kitchen comes

with built-in appliances, and behind this there is a separate laundry room, a maid’s room and ample storage – which is a much-needed yet unusual feature in Dubai’s homes. Upstairs, all three bedrooms enjoy en-suite bathrooms and built-in wardrobes. The neighbouring villa clusters in Jumeirah Park are equally atractive, with roadsides bordered by manicured grassy areas.

For rent This is an extensive family home with an extremely spacious living and dining room downstairs with views of the large garden and swimming pool. The villa has four en-suite bedrooms (one of which is downstairs and perfect for guests or dependent relatives). The spacious kitchen is very well designed, with beech wood units, built-in appliances and black granite worktops – creating a warm yet refined look. The wider community of Jumeirah Park has scenic parks and children’s play areas. This is a great property for personal use or as a buy-to-let investment.

December 2014

Market Watch How interest rates are shaping the market According to the Mashreq Property Wealth Gauge report, property prices have experienced a slight correction this year. Prices fell between 3.1% and 3.5% across a number of communities, namely Jumeirah Park, The Greens, The Springs, The Meadows and Arabian Ranches. In contrast, Dubai Marina remained stable while JBR’s prices rose by 3.2%. Similar facts were reported by Asteco’s 2013 quarterly report. It shows a 1% fall in apartments and a 4% fall in villa sales prices. It also reports a stabilisation of rental rates. While there has been a correction going on, it looks more like a soft landing as opposed to a crash. With rents still quite high end-users are increasingly looking to get out of the rent trap and become homeowners instead. The fact that interest rates are

still quite low makes owning a property much more profitable than renting. The trend of end-users getting on to the property ladder is increasing by the day, and the availability of ready residential stock is helping this trend. In this new scenario interest rates will determine market movements. The US Federal Reserve (US Fed) stopped the bond-buying programme popularly known as QE3 – QE standing for quantitative easing. To put it simply, US Fed was pouring money into the markets to increase the money supply with the objective of stimulating the markets. This kept the interest rates low for a long time and increased the amount of money available to buy assets. However, rates are expected to go up some time in the future. The general consensus is that the rate cycle will start reversing itself in the second quarter of 2015. In a survey conducted by the top 17 economists advising US Fed, the rates could go up as much as 3.25% by the end of 2015 and settle at 4.25% in 2016. Since the dirham is pegged to the dollar, the

UAE’s housing market will be affected. Right now, they are expected to stay low in the short term. This could help house prices remain stable in the foreseeable future. Reports Sam Wani, general manager at Independent Finance. independent.ae

Ask the agent Abisoye Odimayo, residential consultant, Green Community office Motor City has been a tremendously popular development for investors and end-users alike. The number of rentals has remained steady as the apartments offer exceptionally spacious living areas and useful storage options. Alongside the upbeat rental transactions, the rental prices have also remained stable which is enticing for potential investors. Average rental prices start from AED 55,000 for a studio up to AED 160,000 for a threebedroom apartment in Uptown Motor City. The sale prices have fluctuated bhomes.com

between AED 900 per square foot up to approximately AED 1,100 per square foot. Movement in the villa sector of Motor City has not been as active as the apartment community in Uptown, and there has been a decline in the value of sales transactions including the number of transactions concluded. Nevertheless, there is still a strong investment demand for Motor City as the community is known to offer a wealth of communal facilities and amenities, which meet the needs of its residents. BH lust-have

YOU’VE BEEN SERVED We’ve spotted a hot new trend for 2015 and we hope it’s here for the long haul. It stands discreetly to one side yet serves you a choice of food and beverages should you look its way. Not a maid or a waitress... It’s a serving trolley. This classic F&B accessory isn’t something you put on your must-buy list when you move house but it really is the pièce de résistance when you’ve ticked off the essentials. They’re a favourite in the hospitality sector and you’ll have seen them serving desserts at restaurants, Turkish tea in hotel lobbies, pitchers of cucumber water by hotel pools and even nail varnishes in your favourite beauty salon. At home they’re handy for lazy days by the pool, ferrying in snacks and chilled drinks from the kitchen, or as an elegant addition to a dinner party, presenting afternoon teas with flair or providing extra table space for drinks. You can get ahead of the trend by wheeling one of Home Centre’s serving trollies into your dining room or garden. The classic cart has been given a contemporary makeover with this white and copper Beverly serving trolley, with complementing Amber espresso set, (AED995 and AED139, respectively). homecentrestores.com
