The clashing colours, fun florals and tropical trends hot for spring/summer 2014 inspired us to be a shade braver at home, so we learnt the colour ‘rules’ with designer India Mahdavi, toured the Khoury’s rainbow world in Umm Suqeim, and took coordination to the next level by matching our wardrobe with our wallpaper in our fashionforward feature. There’s no need to travel far for inspiration, either. We’ve found a talented crowd of designers using local materials and methods. Rima Dardenne The founder of Irony Home loves creating outdoor living rooms Where do you live? I live in a villa in The Lakes. How would you sum up your style? I would say elegant, sophisticated and comfortable. What inspires your décor? My travels, visiting different places and experiencing all the diverse cultures, environments and people. I have travelled everywhere: all over America, Europe and Southeast Asia – I lived there for a while. What’s your favourite space? My outside area. I love creating living areas where I can sit outside. The space isn’t just a patio but feels more like a living room, with sofas and carpets and cushions. This can be done in colder climates, too, with heaters in the outdoor ceilings.

Which designers do you go for? I don’t tend to buy many designer items. In the US even the most beautiful homes aren’t full of designer furniture. Instead they have amazing pieces from names and brands that aren’t so well known. I like to have a mix – perhaps a Roche Bobois item but then the rest unknown, which makes them more interesting. Can you describe your favourite item? I like everything! I do like to have a comfy sofa, that is extremely important. And I love all my artwork. The great thing about artwork is that you can take it with you easily, if you move house or countries, and it creates the ambience of home. What items from Irony Home do you have? My sofa, my armchairs, my coffee tables – pretty much everything is Irony Home. One to watch See who’s catching our eye in Dubai

Join the squad There’s a talented new team in the field Beirut-based Squad scours Lebanon for young, contemporary and exemplary furniture designers and brings their exciting projects to the international market. The company wants to raise awareness of innovative Lebanese product design – and it’s working. Squad recently visited Dubai for the first time, showcasing modernist pieces from five talented designers: Carla Baz, Majd Bazerji, Jo Boo Abood, Joseph Khoury and Danny Mallet. Joseph’s graceful Ethilnár light (pictured) stood out, in particular. The designer, who majored in mathematics and transportation design, drew inspiration from Tolkien’s legendary Elvish culture. This mysticism is engraved within the design: a feather-light caress over the ornate, carved shade changes the beam’s intensity, and creates a romantic ambience. squad-design.com

The green pumpkin In honour of UAE Green Festival 2014, we look at the financial benefits of sustainable architecture Pumpkin planted its roots in North America in the spring of 2011. While partners Andrew Hughes and Tristan Thorvald Francis take care of business in UAE, there are now five consultants in the US, plus a team of interior designers, providing a global architectural outreach.

Eco earnings In UAE, wind, sunlight and reflections are all natural yet hugely problematic factors. If they’re not used to the building’s advantage they drive up the heat inside and fuel the need for air conditioning – which incurs unnecessary costs for the homeowner. However, they can be harnessed to build homes that sustain themselves and immediately offer profitable rewards. “People are concerned with costs more than sustainability, but the ROI is high,” says Tristan, project manager at Pumpkin, a member of RIBA. “Your initial costs are low and are paid back within three to five years,

after which you can reap the benefits over a lifetime.”

Seizing the sun How can homes harness these natural resources? “The 25° sun angle here, beaming straight down, perishes shadows,” explains architectural designer Andrew. “Huge savings can be made at a low cost simply by working shade into the design or constructing at an angle to the sun. “A lot of clients want a massive window facing the sun, but over five years the cost is five to ten times the amount you would otherwise spend, if the window was to face away from direct sunlight.”

Greener gardens “In built-up areas temperatures rise significantly from concrete pavements,” he continues. “This is known as the ‘heat island effect’. Because we can map the sun here, we can plant certain species of palm or shrubbery which will insulate the house from sun rays,

because plants breathe moisture into the surrounding air. The right vegetation can have low heat reflective properties, around 12% to 15%. And you’ve got a nice garden, too,” he laughs.

Powerful pools For the untrained, a swimming pool provides a relaxing dip, a fun splash with the kids and a scenic focal point in the garden. But for sustainable architects it’s also a powerful tool. While concrete reflects 70% of the sun’s rays onto a house, and increases the temperature by 7°C, water only reflects between 5% and 10%. As with plants, landscaping the pool near to the house can reduce the amount of heat reflected onto the walls, lower the indoor temperature and reduce air conditioning costs. “Air conditioning is a huge issue here, and it needn’t be,” says Tristan, ruefully. “By educating people on the benefits, we hope one day to be designing houses in UAE that are fully sustainable and can power themselves. The science already exists and it’s being used in other parts of the world. Dubai is such a modern city but in some ways it is so far behind.” wearepumpkin.com

Pink, yellow, red, green and blue... a patchwork rainbow greets you when you enter the Khoury’s five-bedroom villa. I didn’t expect anything less from Nadine Khoury, co-founder of the beautifully bright boutique O’de Rose, in Jumeirah. The neon pink banisters pointing towards the door were a slight surprise, but also a logical decision, as the mum-of-two later explained. Looking into the living room, past the patterned Persian rug, pink and blue stools, floral armchair and mismatched cushions, I saw green windows framing an equally colourful picture of the garden outside. “The one thing I didn’t like when we moved in were the green aluminium window surrounds, which are a little too eye-catching – unfortunately,” she laments. “So I painted the staircase banisters bright pink to detract from the green and now you think the downstairs looks colourful, rather than noticing the ugly green window frames.” Very true. This astute colour theory helps to explain how she manages to create such a bright home without the headache.

I am eclectic and I like colour, it instantly lifts the mood of the room when you walk in Notice the neutral canvas of the living room: white walls, light marble flooring, latte-milk sofas and a dark wooden television console. This enables the colours, kept to the smaller items – the armchair, side tables and cushions – to jump out without competing for attention. “Of course my bedroom is also colourful – it is pink,” she laughs. “Pink is my favourite colour and luckily my husband is fine with that. “But I believe a bedroom should have nothing else but a large, luxurious bed with a comfortable mattress and a big statement headboard. Did you know you spend 30% of your life sleeping? So a bedroom should be designed just for sleep. “This is my style,” she explains. “I am eclectic and I like colour. It suits my mood and the way I dress. Colour instantly lifts the mood of the room when you walk in. “My home style is very much influenced by O’de Rose and what we stock – and I influence O’de Rose, too. I like to mix and match the traditional with the modern, the new with the old.” Three cousins founded the boutique: Dania, who came from Beirut; Mimi, who left London; and Nadine, who moved from New York with her husband Rabih in 2006.

But if you’re looking for a fashionable scheme with longevity then radiant orchid is a perfect choice. Hailed as the colour of the year, purple is known to inspire creativity and this one is bold, fun and has the wow factor. Rather than painting all your walls the same colour, go for more grownup styling. Paint an accent wall in a beautiful colour for a fun twist in your room. For example, alongside crisp white add a secondary colour like cayenne also a key colour for 2014. This extra pop of colour can also be added through soft furnishings like rugs and curtains, or painted onto the doorframe. For the master bedroom I would

If you want to make sure your colour blends well with your décor, purchase a sample and try it out on the wall first. Make sure you look at it during different times of the day to see if you like the product under different light. Finally, when painting your home always check the VOC level of the paint you plan to use. VOCs are chemicals found in paint and cleaning products that evaporate into the air as the paint dries. It is always advisable to purchase paints with minimum-level or zerolevel VOC. This creates a fresher and healthier environment for your family.

India Mahdavi, architect and designer There are no set rules as such, but your home is a balance of space and it is important not to unbalance it. A concentration of colour, or too many colours will lead to imbalance in the home. Try to opt for shades that are closely related rather than clashing – clashing colours can lead to vulgarity and imbalance. However, you should use more than one colour; I recommend using a minimum of three in a scheme. Colour in the home is like fashion – not the trends but how you dress. Look at the colours you use. I’m wearing red shoes, a black shirt and socks, and beige trousers. These three work really well together. In the home my three colours would be turquoise, a similar ocean-green and off-white. Perhaps some yellow in the cushions, too. These colours work well

To keep your dĂŠcor balanced, a good tip is to imagine your home will be in a magazine photo shoot. Tidy your house and store everything in their right places – if something doesn’t fit you’ll soon find it. Ask yourself what a photographer would change if he were there. Then take the photo and you’ll soon see what else doesn’t work. I use colour to highlight or hide something and a strong colour is best for this. If you don’t have a very nice view from the window, use colour around that space to detract the eye from looking outside. If you have an unattractive space, perhaps for storage, or it’s an awkward shape, a strong colour will work well because people will read and notice

that more than the space itself. Strong colours include blues and greens. I use these and sometimes pink – you shouldn’t be scared to use pink, even men should use it confidently in their homes. Unlike most wallpapers, when you paint a block colour on a wall you can see the surface underneath. So if you have a rough, uneven wall be careful what kind of wall covering you put up, and what colours you use. Some people are scared of using colour at home because they think they will get bored of it, but a wall is so easy to repaint and update, and accessories are easy to change. Replace the pieces you don’t like anymore, or change the layout by moving items and colours into another room. I repaint my walls every three months to update the look – not because I get bored of the colours but to keep it fresh, exciting and interesting.

One of the most successful forays into furniture has to be from the Missoni empire. Mad about monochrome A year ago black and white was a colourful trend for fashionistas. Monochromatic squares, spots and stripes graced designs by Caroline Herrera, Celine, Giles and Marc Jacobs for a classic yet playful ying-and-yang pairing. While its retained popularity in the fashion world, monochrome is now making a strong statement in the home. Bigger is better with block colours. So don’t play it safe with accessories; go for larger items such as white sofas with black stitching, black-and-white geometric rugs, high-gloss shelves, and black-and-white photography.

Animal print and fur is a timeless trend that never seems to fully dissipate, but they both enjoyed a big comeback on the catwalk last year. As ever, fur sparked the age-old ‘real or fake’ debate. Whichever side you took, there was no ignoring the presence of fur on the runway for autumn 2013. Of the designers that showed A/W collections during fashion month, a staggering 70% used fur in at least one look. J. Mendel, Marni, and Giambattista Valli used the material in over 30 supersoft styles. Alberto Vignatelli, CEO and chairman of Luxury Living Group (representing Fendi Casa, Bentley Home, Heritage Collection, Kenzo Maison and Vladimir Kagan New York Collection), heralds fur as an art form, both on and off the runway. He highlighted several furs as de rigeour for home interiors this year. “As in fashion, furnishings are enriched by precious accessories in mink and marmot fur, made of vibrant natural dyes and shades,” he explains. “Also chinchilla yarns combined with precious cashmeres, and red fox and blue-frost applied on plaids and cushions.” If fake is for you, there’s plenty of choice. The Emirati designer Artist-turned-designer Latifa Saeed recently launched her first furniture collection, Braided, through Tashkeel, using local craftsmen and manufacturers. Her unique, eye-catching and tactile seating collection features stuffed linen tubes meticulously upholstered – or ‘braided’ – onto a wooden frame. “I was inspired by childhood memories of my parents braiding my hair,” says the designer, who trained as a fine artist and graphic designer. Each piece took three months to finalise, with help from local craftsmen and companies who were willing to experiment to perfect its seamless aesthetic. “Braided is made with local materials and processes but to international standards,” she adds. “This really benefits the customer as they know exactly where it has come from, how it’s made and there are no shipping costs.” Braided, from AED30,000, tashkeel.org

Nisha Sood weaves and stitches gorgeous bowls, baskets and bags from her home near Al Ittihad Road, using locally-bought cotton rope, her own machines and 14 years of craft experience. “I make everything myself from scratch, using three machines I have at home,” says Nisha. “I sell at ARTE (Artisans of the Emirates), Wafi Mall and various local craft shows. “People are always surprised that they can get something handmade in Dubai, and when they see it they always buy. People appreciate local, handmade products. Design seems to be in the blood of Nakkash Gallery, a family-run business that set up in the city 34 years ago. Omar, son of founder Wajih Nakkash and the company’s business development manager, has his own quirky collections. The Victory Chair series stands out, with a humorous and patriotic theme. Black Angus Beef Fillet With braised baby root vegetables, goats’ cheese ravioli, broccoli puree, celeriac fondant and thyme jus Serves four Broccoli puree

400g broccoli 50g onion 15g thyme 20g butter 15g celery 10g leeks 75g cream 5g garlic 3g rock salt 20g hot gel cream 3g nutmeg powder Sautee the vegetables in butter, thyme and garlic with the broccoli, rock salt and nutmeg powder. Then cook for 15 minutes and blend with the creams. Goat cheese tortellini

Four tortellini, 6cm wide 30g wild mushroom 60g white mushroom 40g goats’ cheese 20g onion 4g thyme 15g butter 35g cream 10g parmesan 2g smoked paprika 4g salt 5g celery 7g leeks 2g fresh coriander Sautee the mushrooms and vegetables, seasoning with thyme, coriander, paprika and salt, then mix the cream and parmesan cheese. Combine with the goats’ cheese and allow to cool. Cook the tortellini in one litre of boiling water, with 10ml olive oil and 5g salt, for eight minutes. Stuff the goats’ cheese and vegetable mixture inside the tortellini. Serve on top of the beef. Celeriac and beetroot fondant

Braised rainbow carrot

100g celeriac (circles) 100g beetroot (squares) 500ml olive oil 10g rosemary 20g rock salt 3g black pepper

80g baby carrot rainbow 20ml butter 60ml chicken stock 1g cinnamon stick 1g cardamom, whole 1g bay leaves 2g garlic 3g lemon zest 10ml lemon juice.

Marinate the celeriac and beetroot in the remaining ingredients, then grill for one hour. Make the fondant by cooking the grilled celeriac and beetroot in olive oil at 160C for 20 minutes.

Combine and cook in a vacuum pack at 85C for 20 minutes.

Area review A room with a view Views of Dubai Marina command a high price, says Anna Tybura People looking to rent and buy will ask to view property in Dubai Marina. Then they ask for an Emaar building, because they are looking for quality apartments, great facilities and good maintenance. A lot of the buildings in Dubai Marina are built by Emaar. They tend to develop smaller sub-communities with four to six buildings in a cluster, with good gyms, swimming pools and squash courts. Prominent Emaar buildings include Dubai Marina Towers, Park Island and Marina Promenade. Other high profile developers include Cayan Group and Select Group. Everyone knows Cayan Tower, which launched in 2013, and is known as the iconic ‘twisty tower’. It’s become an iconic landmark building here; everyone is talking about it. It has an amazing design and full marina views, which draws people. It’s also brand new, something that is high priority to many people. This is because of maintenance. In old buildings the air conditioning units are not in good condition, especially if a small developer was responsible. New buildings in the Marina are more comfortable because facilities are only two or three years old. The two residential Silverene Towers are also new, and part-developed by Cayan. These buildings are in a favourable location, on the quieter side of the Marina. Facilities are good, well maintained and clean. However, good marina views are the most important thing, in both old and new buildings, and they have a big influence on prices. In an Emaar tower a one-bedroom apartment rents for between AED100,000 and AED120,000. This can reach AED130,000 if there are full marina views, like at Orra Marina. A two-bedroom apartment can be as much as AED270,000.

In Cayan Tower, a one-bedroom apartment is AED120,000, minimum, up to AED140,000 with a really good marina view. A two-bed is between AED145,000 and AED180,000. A two-bedroom apartment in The Marina Torch tower, developed by Select Group, is AED140,000, which is a good price for the building. A year ago you could get a onebedroom apartment for AED85,000 but now rents average AED110,000. Prices have increased by around 20%, but it really does depend on the building and

reach around AED4million. The area itself is a great place to live. We have Dubai Marina Mall, Skydive Dubai, lots of supermarkets and smaller grocery shops near every building. There are shops for everyone, a lot of restaurants and the Marina Walk – a highlight for walkers and cyclists. There are also children’s play areas under shady bridges and a few nurseries have opened from demand. The Marina comes to life at night. A lot of the buildings are lit up and

the view. For Emaar it’s more like 30%, because of the full marina views. Sale prices have gone up around 25% over the last year. In 2013 you could buy a two-bedroom apartment in Marina Promenade for AED1.8million but it is now AED2.5million – that’s a 40% increase, which is huge. There are some villas in the Marina, mostly in Emaar’s Dubai Marina Towers, Park Island and Cayan’s Dorra Bay, where residences have views of both the marina and the sea. For a villa with three or four bedrooms the rent averages AED310,000, while to buy the price can

become attractions themselves. It gives off the impression you are on holiday when you look out at the water and passing boats. I have been living in Marina Heights for three years and I am still amazed. I think Dubai Marina is great because it is a small community where you have everything you need close to hand. The area is expanding, too. The main thing is the upcoming tramline, which will be convenient for tourists and residents. Market Update Offices will steal the show says Sam Wani, general manager at Independent Finance Let’s take a look back at 2013: UAE’s population crossed 9.3million, GDP growth was recorded at 4%, and inflation stayed subdued at 1.2%. In Dubai, the population crossed 2.2million while the city’s GDP grew by an impressive 4.7%. The Department of Economic

Development’s business confidence index was up by 17%. Now let’s look at stock: Dubai’s residential unit stock stands at 365,000. Last year saw only 9,700 units supplied to the market compared to some 13,000 supplied in 2012, showing a 26% drop in supply. According to announced schedules, 28,000 units are to be delivered in 2014. However, the actual figure could be less than 14,000. Even though that would be an improvement over 2013, it would still fall short of the actual demand. Total expected supply by 2017 is 45,000 units, taking the completed stock to 410,000. What about prices? The year 2013 saw residential property prices rise by 22%, with apartments increasing by 25% and villas by 15%. Apartments are now 6% below the 2008 peak, while villas are 9% below. Rental values have gone up 17% year-on-year. However, the rental values are still 14% below the 2008 peak. This year we’ll see the price rise in residential stand below 10%. This is primarily due to the doubling of transfer fees and mortgage loan-to-

values restricted to 75%. The star performer in 2014 is expected to be the office sector. Total office stock in Dubai touched 7.3million square metres in 2013. The supply that year was 390,000 square metres, 34% less than in 2012. This year supply is expected to be similar. Another 1.4million square metres is expected to enter the market by 2017, almost half of which will be in Business Bay. As a consequence, buildings close to metro stations and with parking availability have seen prices rise higher. With Dubai winning Expo 2020, many businesses are positioning for growth and capacity building. Acquiring office stock is becoming more popular. Jumeirah Lake Towers saw the highest increase in office rentals, at 75%. Tecom and Sheikh Zayed Road follow JLT at quite a distance, with increases standing at 35% and 27%, respectively. Research has shown that commercial property growth (which tends to mirror the residential curve) lags behind residential by 18 to 24 months. However, price performance in the commercial sector is expected to stride ahead in 2014 and 2015.
