INDEX International Design Exhibition celebrates more than two decades of design, alongside the 14th edition of the co-located exhibition for commercial interiors - workspace at INDEX, to create one design super show for 2015. Prime Selected Products

You know an event has staying power when it continues to reign in the dynamic landscape of Dubai as the MENA region’s largest and preferred B2B design event for more than two decades. This year’s edition of INDEX International Design Exhibition pays tribute to 25 years of INDEX as the premier sourcing platform and networking event for the architecture, interior design, retail and interior fit-out industries. Held from 18-21 May 2015, at the Dubai World Trade Centre (DWTC) and organised by dmg events Middle East, INDEX runs for four days and occupies Halls 1-8 and Za’abeel Halls 1-3 of the venue. INDEX is dedicated to supplying the best design products and services to the region’s architecture and design community, meeting the growing regional demand for international, regional and local B2B interiors, which continues to be a huge success. INDEX targets a visitor audience of architects, interior designers, distributors, contractors, specifiers, CEO’s, engineers, managers, partners, project leaders, hospitality professionals and various design industry professionals from both the UAE and surrounding Gulf countries, with over 750 exhibitors spanning the interiors and construction industry including furnishings, furniture, kitchen & bathroom, lighting, accessories, retail, outdoor living, textiles. Exhibiting companies you can expect to meet at the event includes: BOLD Bespoke Design, Aggio Light, Prime Selected Products (PSP), Riflessi, Green Curve Interiors, Fly Vision, designlab, Maher Mouhajer, CASAPRESTIGE, beyondlines Interiors, DV Home Collection, Fiore Rossetto, ALGEDRA Interior Design Consultancy, among many.

exhibitions. ‘Fresh’ is the latest student and recent graduate gateway to potential employers and INDEX exhibition customers, where visitors and customers can view prototypes of their works. Across INDEX and workspace at INDEX, innovative and trend savvy design experts are our new ‘Style Guides’ who are each given a Pinterest board to curate leading up to the exhibitions with ‘not to be missed’ exhibitor products. These can then be found by taking a selfguided Trend Tour around the exhibition floors.

The show is designed to showcase not only the latest and most innovative interior solutions and exhibiting brands, it also intends to stimulate thought and debate and to recognise and reward creativity with onsite features and events including the esteemed Design Talks seminars which draws an international speaker line up, and the popular Contemporary Majlis Design Competition where four of the best designers create their version of a traditional Arabic seating area, or ‘Majlis’ which plays a significant role in Arabic culture and heritage.

For the art and design lovers, the Artists’ Avenue and Live Art features are back! Artists’ Avenue showcases exceptional art from regional and international artists and galleries, and Live Art takes on a different approach, where you can watch crowd pulling performance Art in which huge 9m x 3m murals emerge to create truly unique and striking art installations at INDEX. The Silk Road in Za’abeel Hall 1 is the newest art feature to shake things up. All artworks in the Silk Road have been awarded the honor of ‘intangible cultural heritage’ and this will be their first time to land in the Middle East, with INDEX being the stage for cultural and economic exchange, as well as cooperation between China and UAE.

The Student Design Challenge at INDEX, in association with Tasmena and ISG is well underway with each creation displayed and judged onsite, offering upcoming talent support, and allowing young designers their chance to steal the spotlight. As INDEX gears up for its 25th year anniversary, set to be a bumper edition, new and exciting features have been introduced onsite at both

One of the most rewarding experiences for architectural and interior design practices is taking part in the fourth annual Middle East Interior Design and Architecture Awards (MEIDAA), hosted offsite during an evening ceremony at a unique venue. MEIDAA recognises and rewards excellence across design projects in the MENA region and gathers the industry elite for a high profile networking event. The awards are open to all Interior Designers, Interior Architects, and Architects for design projects located in the Middle East and North Africa, celebrating the best design projects being delivered today. The awards are divided into 19 categories covering the entire spectrum of architecture and design projects across the residential, commercial, retail, hospitality, and leisure sectors. MEIDAA is an ideal way to raise your profile among industry peers and major decision makers in the Middle East interiors, design and architecture industry. Bruno Guélaff of Studio Bruno Guélaff, one of the 2014 Awards entrants, believes that the Awards hold great value within the industry. “It was an honour to have been acknowledged by members of our profession for the design work achieved with the recently completed Arteco Ceramics Showroom. I am overjoyed to have won the best retail category and look forward to sharing future projects” said Guélaff.

On top of having world-class brands and exhibiting companies, with exciting features, events and competitions taking place at various locations both on and offsite, dmg events has even more to offer this year. Impressively, the global event organiser not only occupies the whole DWTC venue for four days, running alongside other exhibitions – FM Expo, Middle East Waste and Recycling, Commercial Cleaning and Hygiene and Middle East Stone, it has a brand new event launching this year - Middle East Covering. Middle East Covering was created as a result of the overwhelming success of the Surfaces and Finishes sector at INDEX and is now located in Sheikh Saeed Hall to accommodate the huge growth in exhibitors. Middle East Covering is the only dedicated event to coverings, floorings and surfaces in the Middle East & North Africa and has its very own onsite features and events programme. INDEX will be open to both trade visitors and the general public. Entry is free with a valid industry business card and general public can pay on entry. Online pre-registration is now open, where you can also find out if you are eligible for the Design Buyers’ Club, a programme available at both exhibitions designed to support the region’s most serious buyers, at www.indexexhibition.com and www.workspace-index.com. Registration gains entrance to all aforementioned exhibitions.

My style

Rupa Brunton The managing director at Royal Class Events reveals how she entertains at home and how spirituality influences her dĂŠcor.

Where do you live? I have lived in Dubai for eight years and last year moved to a twobedroom apartment in Tecom, to be close to my friends. It’s a quiet and friendly neighbourhood and I have a great view of The Palm and Atlantis from the balcony and living room.

How would you sum up your home style? My home represents my spiritual side. I like a calm atmosphere with candles and Buddhas. My home is where I can switch off and be in my own element.

How do you inject your personality into your dĂŠcor? Through my art and family photos and things that mean something to me. Everything I have on display has a meaning behind it; either someone has given it to me as a special gift or it represents a certain time in my life.

Where do you shop? Most of my things are from my travels or they are gifts – I rarely buy things

locally. I have bought paintings, ornaments and decorations from India, Egypt, Canada, America, plus countries in Europe and the Middle East.

Which items are special to you? There’s a handmade painting in my bedroom that folds out into four pieces. It’s a painting of Ganesha and represents my religion, the God of Wisdom, knowledge, new beginnings and the Lord of Good Fortune.

Which item is your favourite? I have a lot of Buddhas but the Buddha head on the windowsill in my living room is special to me, and the Buddha statue in the entrance hall. The Buddha head was a gift from my brother and his girlfriend from Thailand because the Buddha represents new teachings, and they gave it to me when I launched my events company, Royal Class Events. The statue by the entrance means so much because it is covered in gold leaf and in India it symbolises respect when you welcome someone into your home. I would say I am quite a spiritual person so I like having this spiritual leader in my home.

Does your job help you to hold memorable events at home? Yes, through Royal Class Events I have organised a number of special occasions at people’s homes, like Diwali and the

festive period, which are important occasions for me to celebrate at home. I have a skill for styling; I can make VRPHWKLQJ VLPSOH OLNH DQ DUWLĂ€FLDO festive tree look luxurious and elegant with the right decorations because I have an eye for the details. I also like to throw dinner parties for close friends and clients, and I am able to decorate the table with nice linens and crockery, and the dining room with the right Ă RUDO GLVSOD\V DQG FDQGOHV WR FUHDWH a comfortable ambience for dinner. royalclassevents.com

Designer spotlight How did you bring this breakthrough to the consumer?

How an IT breakthrough changed the surface of Islamic geometric design

Molina: We knew no one would appreciate drawings on a computer so we formed a design consultancy to help architects and designers implement these patterns in their own projects. They have been very impressed; one renowned architect told us: “Now I realise that I have only been scratching the surface of Islamic geometric design.”

Eric, you have studied the art form for years. How has this technology impacted Islamic geometric design? Broug: Nomad Inception has created something unique; not just in the result but also in the process. In the history of Islamic art and architecture, there are many examples of floors with geometrical patterns, but these are mostly made in stone. The challenge with wooden floors is that you can typically see where segments of the floor are joined. Nomad Inception’s technical innovation – to find out how to create shapes that can be assembled with invisible joins – is exceptionally clever and accomplished.

You are now working with Nomad Inception as an associate designer. What new possibilities are you excited about working with them on?

Nomad Inception is revolutionising the iconic features of Islamic decorative art and architecture, changing the once limited selection of patterns available to this ancient art form into infinite possibilities, thanks to a modern-day solution: computer-aided design. BH talks to Sharjah-based co-founder Julian Eduardo Molina and the internationally renowned Islamic geometric designer and author Eric Broug about the breakthrough.

cutting thumbnail-sized zellige tiles with a little hammer and chisel as they did in the 8th century. Because of our IT background, we started thinking how this art form could evolve with modern technology. Eventually, we had a breakthrough – we created a computer system that was able to design patterns much larger and complex than had ever been possible before.

What did this mean? How did Nomad Inception materialise? Molina: My brother and I come from the IT world, developing complex systems for banks, but we were also interested in Islamic design. We travelled the world finding out more about its history and how it’s being implemented today – and we found out it’s an age-old tradition that hasn’t changed much. Moroccans are still

Molina: It marked a real turning point and we knew we had something important that would mark a transcendence in the history of this form of art, where the last original composition was created centuries ago. By hand, you can only design one ‘unit’ and then repeat this across a surface. However, computers can create much larger and complex patterns.

Broug: On one of my most recent trips to Dubai we talked about using high quality plaster (gypsum) to present Islamic geometric design in a contemporary way. Like wood, Islamic craftsmen have used plaster for centuries. Nowadays, production techniques and better quality plaster makes it possible to execute ideas and visual effects that might have been difficult to achieve in the past. The durability of the plaster that Nomad Inception uses means that it can also be used in exterior settings in the Gulf. This offers really exciting opportunities. Together, we will create an art installation using this plaster for one of the design festivals in the Gulf.

What’s the best factor of this technology? Broug: The great thing about working with Nomad Inception is that they have the technological skill and problemsolving abilities to execute my ideas, so I can focus on the creative aspects and I don’t have to worry about how to achieve them. nomadinception.com

Fashion, design and hospitality collide in a sneak preview of d3 offerings

Just after we’ve caught our breath chasing all the exhibitions put on by Design Days and Art Week, up pops another event to get us going again. If you’re curious about what will be behind the huge billboard fronting the building site of Dubai Design District (d3), the Meet d3 event at the start of the month promised to whet our appetites. d3’s first public event gave a compelling insight into what we can expect the district to offer. Across three days, a mix of local, regional and international designers, artists, musicians, concept retailers and unique dining experiences put on performances, showcased creative designs, flaunted new fashions and wowed the crowd with workshops at the developing d3 venue. Bathroom Trend Report The latest innovations that are making this once-purely functional space the most attractive room in your house

Let’s face it, bathrooms aren’t the most hygienic of rooms. But that could all change with a pioneering antibacterial surface new to the Middle East market. BH has championed the qualities of Cosentino’s specialist Silestone line – the only antibacterial quartz surface available here – for its use in kitchens, but it can also be used for bathroom surfaces, such as sinks, showers, bath VXUURXQGV DQG Ă RRULQJ WR SURYLGH WKH most hygienic wash possible. “It is very hard to mould sinks with Silestone quartz, but our factories in Spain are able to – nowhere else in the world can do this,â€? explains Ali Maarrawi, general manager for Cosentino in the Middle East. “Because it’s made from stone it is very hardwearing, it does not scratch or stain. Its antibacterial qualities are unrivalled; bacteria are inhibited by the compressed non-porous surface and the particles of silver that have been integrated within the material. Because of its pioneering antibacterial qualities, it’s being used in many bathrooms all around the world and now we’ve brought it here to the Middle East.â€?

“Comfort and hygiene are fundamental aspects of bathroom trends for 2015,â€? say the experts at Villeroy & Boch. In recent years we’ve seen a growing demand for a ‘spa at home’ feel, with bathrooms transforming into personal health centres. For spring, Villeroy & Boch has launched a new collection of sanityware that is designed to selfclean with high-tech antibacterial technology. Add to this its new custom vanity units tailored to your preference, and you have a bathroom that functions entirely to your needs. The Legato Furniture Collection offers colour variations, compartmental storage, and D VOHHN FRQWHPSRUDU\ GHVLJQ WR Ă€W LQ with modern living.

Take the ‘indoor-outdoor’ concept one step further with an open-air bathroom, where nature helps cleanses the soul. Abu Dhabi’s award-winning property Villa Jenelle, designed by familyrun business International House of Architecture, features an openair shower next to the conventional indoor master bathroom, giving the owners of the practice the choice to brave the elements, or not. If your home doesn’t have the privacy needed for such bold architectural design, instead position the bath next to a Ă RRU WR FHLOLQJ ZLQGRZ JLYLQJ \RX WKH vantage of a great view with a degree of privacy. This is perfect for penthouse apartments in Dubai Marina, JBR or The Palm that face the sea, where neighbours can’t get a cheeky peek of your daily wash routine.

Ask the design expert

This month’s resident expert NATALIYA YORDANOVA Design manager at IDdesign

What colours will freshen up my living room for spring/ summer? Rima Toya, Jumeirah

I don’t want a TV in my living room, what could be an alternative focal point? Gregg Timson, DIFC

There is a whole palette of colours that will work for the coming season, from jewel tones to foodie hints, ranging from cooler, softer tones, to warm accents. The overriding theme is ‘en plein air’ (outdoors), taking its cue from Mother Nature. If you don’t have the budget to go all out, simple changes like pillow covers, or buying new accessories to lift your existing colour theme, will work. The colours I would recommend for the season, and depending on taste, would include: aquamarine, scuba blue, lucite green, classic blue, toasted almond, strawberry ice, tangerine, custard, Marsala, and glacier grey. I would also recommend the use of bold prints and patterns, particularly if they’re used sparingly as a focal point.

With most modern architecture today, living and dining rooms are merged together to create a family space, which always makes allowances IRU WKH 79 8QOHVV \RX DUH ÀUPO\ against televisions, the likelihood is that there will be one in your home. However, it doesn’t have to be the focal point for your social space, and introducing an armoire or a cabinet to hide it means that you can keep it out of sight when you want peace and quiet. Look for something portable WKDW FDQ ÀW WKH 79 ZKLFK FDQ WKHQ EH moved or closed, or opt for an existing IXUQLWXUH VROXWLRQ ZKLFK FDPRXà DJHV the television, leaving you with a beautiful piece of furniture instead of D EODQN à DW VFUHHQ

with block colour, and look amazing when set against monotones. Florals can become overpowering, so if you’re sharing the space with someone else you should be careful of ‘too much’. On the other hand, they can spruce up a room, and certainly inject a splash of colour and energy to a space.

Property Management

Are you a landlord with a question? Zubin Firozi, head of property management at Better Homes, has the solution to every problem Why do I need to pay for property management services? In the UAE and around the world, most property companies charge a fee to would-be renters looking for the right home, and they expect a professional service in return. Property Management is no different; the fee UHĂ HFWV WKH XQLW¡V PDQDJHPHQW DQG respective services provided by the team in charge. We have over 20 years of hands-on experience managing real estate in Dubai, and during this time our processes and procedures have been streamlined to ensure they put the ODQGORUG DQG XQLW Ă€UVW ZKLOH DOVR ensuring the tenant experiences the best service possible. that markets the unit, introduces a tenant and arranges a tenancy contract; the rest of the work is the responsibility of the landlord. The landlord manages his own unit whether they are based in or out of Dubai. Lease Management provides a smaller scope of services than a full property management service but includes handover, inspections, departure and recommendations for security deposit deductions; renewal and registration of tenancy also form a part of this and many other lease management services. What is a petty cash fund? $ SHWW\ FDVK Ă RDW LV FROOHFWHG DQG maintained on behalf of the landlord by a member of our team to cover an emergency maintenance issue or for ongoing preventative maintenance repairs. Maintenance issues include: ÂśPDMRU PDLQWHQDQFH¡ ZKLFK LV WKH responsibility of the landlord unless it may be proven that the maintenance issue has been caused by misuse or damage by the tenant; ‘minor PDLQWHQDQFH¡ LV WKH UHVSRQVLELOLW\ RI the tenant and includes repair work that results from daily wear and tear. In most cases, warranties and annual maintenance contracts do not

necessarily cover the costs of any spare parts that may be required. The availability of a nominal petty cash allows for spare parts to be provided or for contractors to be paid for work under AED1,000. We obtain authority for any spend above AED1,000. Why do I need an Annual Maintenance Contract when I am paying my developer yearly maintenance and service fees? Maintenance and service fees mainly apply to the building and its common areas. These fees do not cover maintenance inside your unit. Warranties also do not provide comprehensive cover for all the items that may need maintenance attention. In such cases, annual maintenance contracts ensure that WKH XQLW LV ÂśVHUYLFHG¡ ² PRUH OLNH D FDU Preventative maintenance ensures that WKH OLIHVSDQ RI Ă€[WXUHV DQG Ă€WWLQJV DUH much longer. Can the tenant pay for the service charges? Payment for service charges has to be made by the landlord to the developer directly. Though tenants do use 90%

of the facilities in and around the property, payment of service charges is not the responsibility of the tenant. My unit is up for renewal but I want to replace the tenant – how do you handle this? Under the current law, a landlord may only issue a vacating notice if the unit is to be demolished, or will undergo major refurbishment (both of which will require Dubai Municipality approval), if it will be occupied for personal use or if the unit is to be sold. In all of these cases the notice period to the tenant is one year and Better Homes Property Management will always act in accordance with the related laws. What if the tenant doesn’t pay, pays late or the cheque bounces? Better Homes has a strong policy in place for dealing with renewals and payments. However, in extreme situations where the tenant consistently does not pay the rent, we will employ the appropriate route that may include: lodging cases against the tenant through the Dubai Police and subsequently taking it up with RERA and the Rental Committee. The fees for case lodgments are paid for by the landlord and it is important to note that these procedures are vast, lengthy and do not always guarantee the projected outcome. Who pays chiller charges? This depends on the district cooling meter set-up in the property; whether it is a bulk meter or an individual meter. This information should always be checked directly with the developer

The landlord is responsible for the capacity charges and the tenant the consumption charges. Can you make payments on my behalf ? Payments by the landlord to any third party (like developers for maintenance/ service fees) can also be made on their behalf from the rental forwards held by us, only upon receiving such instructions from the landlord. This might require a POA from the landlord.

If my unit is already rented, is there any difference in your management costs and services? There is no difference in management services. However, the management fee will be charged on a pro-rata basis depending on the time remaining on the current tenancy. Does Better Homes have an in-house maintenance team? Better Homes does not have an in-house maintenance team but outsources third party contractors to attend to most types of maintenance issues. We work with reputable contractors that are only appointed after extensive research on their performance and experience in the market. What if I do not want exclusive leasing but want the management service? :H·YH QRZ PDGH LW SRVVLEOH IRU RXU property owners to list and market their units with external agents to maximise their leasing possibilities, while still having Better Homes manage their properties with our standard policies and procedures. Can the landlord increase the rent at the time of the renewal to match the rent up to the current market rent? In Dubai rent increase can only be applied in accordance with the rental decree, which is decree 43 of 2013. bhomes.com

Ask the agent Dimple Raygangare, residential consultant, Green Community office Arabian Ranches continues to be an extremely vibrant community. It is a melting pot of different cultures and has been able to attract a lot of investors, end users and tenants. Property prices in Arabian Ranches have gone through a fair amount of consolidation, which has attracted a lot of would-be buyers to the market. Purchases have been highly driven by end users versus investors. From an investor’s point of view a ROI of 6% can be achieved and smaller properties in the Al Reem, Palmera, Saheel and Savannah sub-communities are quite attractive. A three-bedroom bhomes.com

townhouse can be purchased for around AED2.5million and a good threebedroom independent villa in Saheel can be bought for AED4.2million. The rental market has been busy. There are some extremely well priced properties at the moment and we have witnessed adjustments in the rental prices to the tune of 5.5%. For a three-bedroom plus study in Al Reem, rental prices are between AED175,000 to AED210,000 per annum, while a three-bedroom independent villa in Saheel can be rented for approximately AED235,000 per annum. For the last eight months the sales market has been slow based on the number of transactions, however, rentals have kept the same pace for the last eight months. Only 10% of sales stock came down but the rest are holding the same prices as the beginning of 2014. Prices for sales this year have been averaging AED1.07million for a one-bedroom apartment in V3 Tower and AED1.32million in Al Shera Tower, compared to AED1.15million bhomes.com

and AED1.45million (respectively) in 2014. For rentals, a two-bedroom in Lake Terrace averages AED120,000 per annum – the same as last year. Meanwhile a one-bedroom apartment in Concorde Tower is priced at AED80,000 – which is AED5,000 less than last year. This is because there is more stock available on the market than last year.

Sitting pretty I love this plush velvet armchair from PAN Emirates – not only does it hint towards Pantone’s colour of the year, bringing a fashionable accent colour into your home, but tactile materials like velvet are also a big talking point this year. Here, PAN Emirates has expertly mixed a vintage look – wingback-style back and upholstered buttons – with contemporary on-trend elements. How can you feature this

colourful chair at home? Occasional furniture is at its best when it makes a statement. I recommend placing one of these in the corner of a bedroom, living room, library or hallway with a neutral colour palette; it will add a pop of interest into the scheme while also serving as a functional piece of furniture. Or place two either side of a doorway or cabinet to create a focal vignette. uae.panemirates.com
