Welcome October is an exciting month – not only can we bask outside in more ambient weather but the social scene is kicking off again. For interiors this means Downtown Design. Now in its second year, the luxury trade show is championing original design from all around the world, with a special focus on Latvia. Could this Baltic state be the new Nordic? Find out on page 40. Keeping our focus on original design, we discover paper furniture is made of strong stuff, we snoop around the eclectic apartment of our favourite design expert George Foster, and reveal how emerging Middle East talent took over London. It’s a bumper issue full of originality. Enjoy!

Hello, winter Rumour has it October 15 is the day winter arrives and we can really enjoy the outdoors again. The cooler season is kicking off with bright colours and tactile patterns – think neon, tartan and chevrons for a burst of boldness. Aqua is also taking centre stage, from sea blues to marine-life motifs. Head outside to the garden and it’s blooming with social enterprises – outdoor kitchens fully equipped with barbecues, pizza ovens and breakfast bars cater to every al fresco meal, and living spaces are being made over with colourful chairs and accessories – go tribal or add bold accents of orange, indigo, fuchsia and yellow.

Wakami Saab The deputy managing director for Tavola loves minimalism
Where do you live? In a townhouse with my husband and several rescued animals, in Wasl Square by Safa Park. It’s a great community with the park next to it. Sum up your style: Modern and simple. What inspires you? I’m inspired by Japanese minimalism because I’m from Japan.
How does your personality come through? With paintings that we have collected while travelling and also a lot of family pictures around the house.
What’s your favourite space? Our TV room and dining area. This is where we gather together when our children come home.
Describe your favourite item of furniture: The Womb Chair by Knoll, designed by Eero Saarinen in 1948. It’s one of the
Flowered Ball chandelier, AED2,950, Ethan Allen
most comfortable chairs on Earth.
Which designer do you admire? Philippe Starck because he is very original. There is an iconic piece on top of the Asahi Beer Hall building in Tokyo that I used to see when I visited the area, and when I started working with Alessi I found out it was designed by Starck, and I felt closer to the designer. He once said, “I don’t work but I dream”, because he turns everyday objects into art. I own a few Alessi accessories and a Charles Ghost stool from Kartell, all designed by Starck.
Bokja Flower Power chair, AED11,600, Bloomingdale’s Home
How does Tavola influence your style? Tavola helped me to demand both quality and warm design at the same time – things that you want to touch and work with.
What do you own from Tavola? We have many items from Alessi, WMF and Staub. The Alessi small coffee tables I have are lightweight, great on the eye and easy to move. The WMF coffee cups deliver the cream of the coffee so gently and they gel with their saucer. And the Staub cocotte makes me the chef admired by all the family.

Bed, bath, and beyond‌ After a hot bath has washed away the stress of the day, there’s nothing nicer than wrapping up in a snug bathrobe and falling into the open arms of a gorgeous new duvet set. Such simple things can seem so indulgent, but now they can be enjoyed every day thanks to Karaca Home. The new bedding
and bath store in Deira has a soft and sumptuous collection inspired by a rich history of Turkish textiles. While Karaca has been a respected cookware and porcelain company in Istanbul since 1973, it launched its Home collection just two years ago, with an elegant yet colourful selection of duvet
covers, bed spreads, blankets, towels and bathrobes. The new store has a fresh winter range, with elegant whitegold and crimson, feminine pink and floral motifs, contemporary ochre with warm woollen throws, and crisp whites with geometric patterns. Al Ghurair Centre, Deira; karaca-home.com/en.

The Middle East Revealed
Braided, by Latifa Saeed
“The Middle East was very well represented at London Design Festival (LDF) last month,” reveals our reporter in the field Hollie Kiernan, from wysada.com. The UAE and its neighbours descended on London for the two-week design festival as part of Wallpaper*’s Middle East Revealed exhibition, in association with Dubai Design District (D3). “First, we ventured east [of the capital] to Tent London and Super Brands London, which took place in the historic landmark of the Truman Brewery on Brick Lane,” says the design aficionado. “The stark space was the perfect backdrop for the mecca of creative and contemporary design, with a plethora of new and established brands showcasing the latest in current design. A mere stone’s throw away was the Dray Walk Gallery, which housed the Middle East Revealed exhibition. With stunning pieces from industry greats such as Nada Debs, Fadi Sarieddine and Salem Al-Qassimi, the
exhibition was a fitting tribute to the wealth of design in the Middle East.” You may recognise Latifa Saeed’s eye-catching Braided chair, which made its debut at Design Days Dubai in March and featured in Better Homes Magazine’s roundup of the show, applauding local talent. The Emirati artist-turned-designer launched the unusual padded seats through Tashkeel – and we’re pleased to see that the international market has recognised her gift for creative thinking. “With a plethora of events taking place across the capital, between trade shows, parties and exhibitions, it was a mad dash for us to cram in as much design as possible,” Hollie recalls of the internationally acclaimed festival. “One highlight was Zaha Hadid’s presentation of Crest, a mesmerising focal point in the Victoria & Albert Museum’s John Madejski Garden.” This isn’t the first time the renowned Iraqi-British architect has been asked to showcase her work at LDF, but it
is the first time the annual event has had such a strong Middle East focus. Commenting on Crest, Hadid says: “We envisaged a piece that would emerge from the centre of a pool. The metallic surface will reflect the sky on one side and the rippling water on the underside.” Following its reign at the V&A, the ultra-modern metallic ‘wave’ will be installed in Dubai’s new ME by Melia Hotel, projected to launch in 2016, another feather in Hadid’s burgeoning cap. Located near Burj Khalifa, ME will be a landmark monolith that will be just as eye-catching as its towering neighbour. The Opus office block will appear as two towers conceived as a single cube, with a cavernous hole ‘melting’ through the middle. The developer Omniyat has modified the project with Hadid designing the hotel, which will add luxurious serviced apartments to the complex. This is her first hotel undertaking, and the first ME in the Middle East.

Ask the outdoor experts
“I need to repaint my villa and garden ready for the cooler months. What do you recommend?” Amber Jones Sanjay Nair, regional category manager for exterior decorative paints at Jotun MEIA, suggests waterborne topcoats In the UAE, as long as you avoid painting in the period from June to August you should get good results. Weather plays an important role in the performance of the paint. Countries that experience heavy rain are prone to algal and fungal formation on the paint surface while the harsh sun in this region can cause cracking, flaking and discolouration. New generation paints are formulated to withstand the sun and rain. Furthermore, there are superior exterior paints that are heat reflective, which reduces the temperature inside your house while also protecting against sand, dirt, rain,
moisture, fungal and algal. It is important to use paints specifically made for the house exterior. If you use any other paint its film will not be able to withstand the harsh weather conditions. It is also very important to use materials that are designed to handle a lot of sunlight and UV otherwise the paint will fail and colours will fade. Since most walls are concrete, I recommend using waterborne topcoats or textured paint depending on the finish you want. For metals, you can use alkyds and for wood there are specific exterior wood stains. With high-quality paint you’ll gain concrete protection, better colour retention (quality exterior paints keep their ‘new’ look for twice as long as lower
grade paints), more dirt resistance (superior paints won’t pick up airborne impurities), maintenance reduction, plus less blistering, chalking and flaking. Some paints won’t even last a year because they use low-quality raw materials. Today, paints can last eight, twelve and even twenty years. When choosing colour, for a traditional house I recommend a combination of brown and beige to create a feeling of legacy and luxury (pictured). For a house with modern architecture, vibrant colours like teal and navy or lime and turquoise would create a striking look. For larger homes, I recommend royal colours for an air of imperial indulgence – vibrant blue, with red or green for the trims and pastel shades for the body.

“We’ve just moved into a new villa in Jumeirah and need inspiration for the living room and garden. Andrew Naven Modular seating is flexible, says Daniele Lo Scalzo Moscheri, art director at Varaschin The terrace presents a great opportunity for a new concept and lifestyle in an outdoor mood. As for the inside of the house, a terrace can work with the interiors seamlessly, by means of sliding patio doors, which will give the living room moments of total relaxation and cordiality. You can also play with a broad selection of products that work well in large spaces and with shade and light. For the living room and terrace, I would suggest modular seating to allow for flexibility. Modular collections can be arranged in a number of ways, from L-shapes, to sociable circular settings or simply as sofas and chairs. Accompany with elements that can be put side by side and are easily upgradeable (such as side tables and floor lamps). These more functional elements must then be surrounded by iconic statement pieces, like lounge chairs, armchairs or chaise longues, and then with accessories such as plants and decorative vases.
These arrangements allow you to maintain a natural equilibrium between the living space and garden. Decorative candles and candleholders inside, and torches outside, will support the furniture and ambience with warm light. With colours, you need to find the correct balance between Dubai’s romantic past and its technological present. This mixture can be interpreted by woven products in pale/light tones (such as taupe, faun, beige and light grey) that adapt well to the surrounding architectural concepts Dubai is so famous for. I would select a slatted wooden floor with a naval and marine theme and combine this with minimalist white products – this has been a popular concept in interiors this year and works well with the beach lifestyle here. Colour-wise, go for turquoise, teal and tones in the aquamarine spectrum. The use of light is fundamental. It must be scenographic with different
intensities and variations on tones. Outside, evening light is vital for highlighting layouts and defining spaces with delicacy. You could try accessorising with hanging paper lanterns, pendant lights and oversized lanterns and candles.

More than green fingers… You’ll find plenty of colour in this year’s new garden ranges This year the garden will become the real fun zone of the home. Forget white wicker and traditional rattan seats – we’re embracing colour and customisation this winter. Fiore Rosso has just launched the interactive MyYour range, which has proved popular in Europe for the last six years. Now the collection has travelled to the GCC as residents here increasingly become more adventurous with their home design and braver with their colour choices. After six years you might not think there’s anything ‘new’ about this range, but it goes to show just how much we’re playing catch-up out here in the desert. “The MyYour range is a completely new Italian concept for the market here,” assures Mahan Pourghorban, general manager at Fiore Rosso. “Its true innovation lies in the base, which is made from polyeasy – a recent breakthrough material for the industry as it can be produced in any colour and can be cleaned, unlike polyethylene, which is a frequently used material here.” The collection includes tulip-shaped lights and lily-style chairs, stools with skulls, LED tables and interchangeable seats. While skulls won’t take off in the local market here the colourful seats and sun loungers have already been picked up by a number of hotels and residents. The Modi chairs in particular have been designed with versatility, customisation and play in mind. Customers can choose the colour of the plastic base and the supple leather seat segments – from red to monochrome or multi-coloured. This accentuates the concept of sociable outdoor living spaces and of personalised furniture arrangements. “Modi is like a Lego jigsaw,” explains Mr Pourghorban. “You can play with the chair and its colourways by moving the pieces that make up the
seat, the back and the arms. A lot of GCC locals like seats that are larger than European sizes and with Modi you can keep adding pieces to make the seats longer or to change its shape.” Varaschin is bringing a burst of bright orange into its trademark monochrome and beige ranges. The new Chapeau collection, designed by Monica Graffeo, features quilted seats with stitching inspired by fishermen’s hats, evoking a relaxing day spent by the riverside. Orange is a popular colour for the season and will complement natural colours in the garden, especially green lawns and foliage. Danube Home isn’t shy of colour, either. Choose from burnt orange, tomato-red and bright fuchsia seat pads and cushions for a striking look this winter. It’s not just garden seating that’s getting a makeover. While last year championed outdoor living rooms, this year kitchens are the new sociable hub in the garden. Gone are the days when you wheel out the coal-fired barbecue from the cobwebbed shed and go back and forth indoors, ferrying plates, salads and par-baked drumsticks. Nowadays garden landscapers are increasingly being called upon to incorporate a fully-fledged kitchen area, reports Miguel Avila, project director at Toscana Landscaping & Pools. Built-in barbecues and pizza ovens are the most popular requests, he says, from keen home cooks wanting to take advantage of the amiable weather. That’s not all – granite worktops, chrome faucets, backlit shelves and limestone flooring transport all the trappings of an interior kitchen outside, creating a contemporary cook station to rival its indoor counterpart. With a kitchen that good, you’ll be dining al fresco for breakfast, lunch and dinner.

IS LATVIAN THE NEW NORDIC?
41
Maffam Freeform; left, both Ars Tela
How many Scandinavian designers can you name, off the top of your head? There’s the famed Arne Jacobson and Eero Saarinen, Vernor Panton, Hans Wegner, Poul Kjærholm... The list goes on. How many Latvian designers can you name? Errrmmm... Not one? Why then, you might well ask, is Latvia taking over this year’s Downtown Design, a show that champions luxury international brands? Fair director Cristina Romelli Gervasoni has the answer: “So much is happening in our 2014 edition. We wanted to bring to this region those brands that are shaping the future of design.” Scan the exhibitor list and you’ve every reason to think Italy, Latvia and Denmark (in that order) have worldwide influence, with ten, six and four companies, respectively, representing those countries at the show. The chosen theme for this year’s fair, ‘Original Design’, goes some way in explaining the strong presence of this small Baltic state. “We chose ‘Original’ because it reflects a global view: the sustainable growth of the design sector worldwide,” explains Gervasoni. “This is a concept with which brands wrestle with the world over. An original piece carries with it the brand’s heritage and ethos. It is the thought that goes into designing that perfect glass; it is the robust fortitude of a couch that envelops you in comfort; it is how a light suggests a mood. It is all that cannot be replicated.” Maffam Freeform, based in the Latvian capital Riga, is making its debut at this second edition of the show, with a product that is truly original. Harnessing one of the world’s bhomes.com
most natural yet rarest of materials, the company creates furniture from volcanic basalt fibres – and is the only one in the world to do so. Designer Raimonds Cirulis is the brains behind the first basalt fibre workshop, where the material is tamed and transformed into thick lace-style furniture. The signature piece is the Magnu Nest hanging chair, an extremely durable yet ergonomic garden seat made from volcanic fibres woven carefully into lace-like patterns. And with no machines yet invented to handle this type of material, each item has to be made by hand and is wholly inimitable. “It is not possible to create two identical objects; therefore they are original and unique, and that’s what we love about Cirulis’ pieces,” adds Gervasoni. “If you’re looking for truly
unique pieces then look no further.” While there’s no danger that Scandinavian design will slide into the shadows any time soon, it is interesting to witness the emergence of this small eastern-European country in the design market, especially in the UAE where other design-savvy countries reign – namely Lebanon, Italy, Germany, France and Scandinavia. However, with Riga heralded as the European Capital of Culture for 2014, we may be seeing more of this country from now on. Latvia can thank its rich history for shaping the harmonious and natural aesthetic typical of its contemporary designs. The 13th-century Baltic Germans, 18th-century Imperial Russia and the serf generation of the 19th century upheld an ancient matriarchal and spiritual culture that continues October 2014

to influence; add to this centuries of craftsmanship and a proclivity for homegrown fabrics and dyes, plus a fledgling state of independence, and the mix is like no other. Over the past 23 years, since independence was restored, the design sector has been rejuvenated along with manufacturing and entrepreneurial skills. And while it’s hard not to draw comparisons with the clean lines championed by Scandinavian designers, who typically design by the motto ‘form follows function’, the history behind each design movement varies greatly. A further five Latvian companies have been invited to Downtown Design – an&angel, Anna Kilpe, Ars Tela, HUGU and Studio Natural – to showcase their work within a special Latvian Pavilion, set up to promote
design from this emerging region. While these may not be names you recognise now it would be wise to take note of these artisanal companies for future reference. “Latvian design will be widely represented at Downtown Design and this can be explained by the gradual expansion of Latvian design in Europe,” says Artis Nimanis, creative director at an&angel, winner of last year’s prestigious Red Dot Design Award. “Many Latvian designers have proved themselves as prominent and very interesting entrepreneurs who can surprise the world with unpretentious and pure design which includes many innovations. “Until now Latvian designers have not been widely represented in the European (and world) design market,

but things have changed in recent years and we are very proud of it. Before, the world’s famous design trendsetters were Scandinavians and Italians who are very popular worldwide for design, but now such a small country like Latvia is slowly but thoroughly becoming a serious player in the design market. And because the UAE is a country that values qualitative design and innovations this is a good place for Latvian design to be represented. “Scandinavian design nowadays speaks for itself and is known across the world for its quality and pure design, but this also puts it in a frame that to some extent limits the creativity. Small countries that are not widely represented in the design market have new opportunities, and it is like that for an&angel; we can keep bhomes.com
Scandinavian features such as quality and pure lines while adding innovations to make products that are unique in the world. I don’t think that this will change the international position of Scandinavian design but it expands the choice for the customer.” an&angel is no stranger to the UAE, having worked in partnership with Bits and Pieces in Abu Dhabi for the past two years. Bits and Pieces spotted the company’s highly decorative crystal and glass bowls and vases at another design show, Maison & Objet, and sought to introduce the whole collection to the UAE. “We aim to bring world-renowned designers to the Abu Dhabi market, a market that caters to the discerning shopper,” says Polina Sochou, business development manager at Bits and
Pieces. “an&angel is a brand that not only offers a beautifully and meticulously made product, but a product that is highly functional. Our loyal customers are fascinated by the endless use of their an&angel product and are constantly reinventing its use from a sculptural piece to a vase, or a salad bowl to a floating candle vessel.” Nordic design may hold the crown for design classics, minimalism and functionality, but when it comes to being original there certainly seems to be a new contender on the international design scene. After all, there’s nothing like a new kid on the block to peak our curiosity. ROCK PAPER SCISSORS Find out why paper is always a winner in the design world
bhomes.com
eponymous practice Giles Miller Studio is based in London, you’ll recognise his surface designs in Dubai Mall’s Level Shoe District, where gold and white ceramic diamonds swirl around the pillars. From giant bunnies and galloping horses at a Stella McCartney pop-up shop to the outline of ladies dancing on a cardboard wall of a restaurant, Miller proves that cardboard is a highly versatile and visually tactile material. By ‘fluting’ the cardboard at 45-degree angles and layering in different directions to alternate the path of the corrugation, he was able to produce vivid outlines of images and patterns as they appear pixelated in a lighter shade compared to the surrounding cardboard corrugations. But surely such surfaces have a limited lifespan? Surprisingly, they can last a whole decade, assures Miller. “In my opinion, a product that lasts for a limited time has a justified place in our current consumer world,” he concludes, describing the cardboard surfaces as a fresh alternative to permanent structures made from ceramic, metal, timber and marble. Liqui Design has put paper bags to good use with a quirky range of pendant light shades. The imaginative Bagalight collection features the outline of candelabras, oil lamps, Anglepoise lamps, traditional table lamps and even an energy-saving bulb cut out of the brown paper, with the light inside illuminating these tongue-in-cheek images. The idea was born through a desire to highlight our preconceptions of value in design, as such an everyday item would

From paper mache in nursery school to the intricacies of origami, paper has always been a fundamental material in design. On a daily basis we scrunch up post-it notes, throw away receipts and rip up bills. We even blow our stuffy noses into paper tissues. This is a material that is so everyday. So disposable. In fact, look up synonyms for ‘disposable’ and paper will pop up. Yet it’s also an extremely strong, versatile and durable material. In refugee camps paper’s big brother, cardboard, is the hero of all materials, serving as temporary shelters and beds for those in need. Surely it cannot be strong enough to lie on – even live in? Indeed it is, assures designer Giles Miller. “Cardboard was one of the first materials I experimented with whilst studying for my undergraduate degree in furniture design,” he recalls. “I was working on a self-directed project which looked at issues surrounding homelessness and cardboard was the obvious material of choice. After some investigation I began to exploit the many qualities of this ingenious material, in terms of its structural integrity as well as its aesthetic beauty. “Cardboard is an incredibly strong material. The inner core has a swirly structure that was first developed to line top hats and ensure that they stayed perfectly straight. The surface is also very durable and users were able to sit and stand on many of my initial furniture designs without any worry at all.” Miller has since moved on from cardboard furniture and shifted focus to surfaces. And while his sought-after
not normally be of any significance or worth. The collection has proved to be extremely popular, so much so that Liqui Design has launched a table light version, Bagalight 2. On a grander level, Nautilus by Marc Fish is a unique statement coffee table – a veritable objet d’art – made from a combination of sycamore, glass, resin and Japanese lace paper. Due to its lightweight and semitransparent properties Japanese lace paper is widely used for wedding invitations, bookbinding and decoupage. The delicate lace effect is formed from water droplets sprayed onto freshly made manila hemp sheets, which separates the fibres into a distinctive lace pattern. This is known as ‘rakusui’, which means ‘falling water’. With Nautilus, the designer recalls the brief calling for a large statement piece with a hint of the sea, for a loft-style apartment on the coast. He had free reign on the design, which is every makers dream, he says, providing room to explore, experiment and innovate. One such innovation involved layering over 4,000 strips of walnut and sycamore veneer to create the logarithmic spiral that forms the nautilus shell. Meanwhile, Japanese lace paper creates a satin sheen inside the shell chamber, delicately layered over the wood veneer for a polished finish. From the thinnest of lace-like papers to resilient cardboard, the resourcefulness and strength of these materials are surprising. With paper proving to be so versatile in the world of design, you’ll never look at your notepad the same way again.

“With my busy lifestyle these recipes are perfect to make when I’m home in Bur Dubai because they’re quick and convenient but healthy and tasty,” says Emirates flight attendant Emma Wood. She recently impressed her friends at a dinner party by turning up with a colourful vegetable salad inventively layered within a glass kilner jar and sugar-free banana biscuits. “All of my friends and myself are on a health kick after over-indulging recently but we also have a sweet tooth,” she laughs. “When I went to a friend’s house one evening offering freshly baked cookies they were surprised they were healthy and they went down very well; everyone asked for the recipe. “I make the banana cookies because they are such a good alternative to sweet treats. They’re healthy as they have no added sugars – only natural sugar from the fruit. They’re also great for children to make because they’re easy and quick, fun to make and there’s not too much mess to clear up afterwards.”
WHAT A FRESH IDEA Home cook Emma Wood shares her creative ideas for healthy meals For her quinoa and vegetable salad the inventive home cook took inspiration from the social media site Pinterest, after seeing vegetables and salads attractively presented in small kilner jars. Emma bought a few large kilner jars from IKEA and filled them with her own roasted vegetable salad recipe, topped with walnuts and feta, and drizzled with a sweet balsamic glaze. Easy to transport and wonderfully presented, such salads look tantalising even to the fussiest of eaters. “Healthy meals don’t have to be boring,” assures Emma. “I love this type of food and cooking healthy dishes but I also like having fun and experimenting. By using the jar you can see all the different colours of the ingredients, which makes the salad look so appealing. And it’s not hard to make, you just need the preparation time.” Emma favours the vibrant orange of roasted butternut squash and sweet potato, the juicy purple of baked beetroot and plump red capsicums and tomatoes on a bed of green spinach and rocket. Follow Emma’s recipe, overleaf, but feel free to add ingredients according to your preference, she says, suggesting red kidney beans, aubergine, or par-boiled broccoli for extra crunch.

Quinoa and roasted veg salad 1 sweet potato Half a butternut squash 1 large beetroot 100g wholegrain quinoa 100g chickpeas 1 red capsicum, diced 1 red onion 100g rocket 100g spinach 80g cherry tomato 100g feta cheese 50g walnuts 1 vegetable stock cube 2 tbsp olive oil 1 tbsp balsamic vinegar 1 tbsp balsamic glaze Garlic sea salt Salt and pepper, to taste Pinch of cayenne pepper Pinch of chilli flakes
Preheat the oven to 200C/400F/Gas Mark 6. Coat the butternut squash with olive oil and roast in the oven. Slice the raw beetroot, coat with olive oil and wrap in foil before adding to the oven. Once cooked and cooled, you can peel off the skins easily and chop into chunks. Dice the red onion and red capsicum and place in a mixing bowl with olive oil and balsamic vinegar. Mix well to cover then add to the oven. Roast all vegetables for 45 minutes. Dice the sweet potato and coat with olive oil and garlic sea salt, plus cayenne pepper if you wish. Roast in the oven on a baking tray for 25 to 35 minutes, stirring a few times, until the potatoes are soft and crispy.
Allow the roasted vegetables and quinoa to cool to room temperature before layering in the kilner jar. Layer with spinach leaves first, then chunks of butternut squash, quinoa, roasted onion and capsicum, roasted beetroot, followed by cubes of feta (which goes well with the beetroot), then sweet potato (to balance the tang of the feta), half a can of chickpeas, cherry tomatoes cut into quarters and a layer of rocket leaves. Repeat until you fill the kilner jar. In between the layers lightly drizzle a balsamic glaze (perhaps a chilli- or fig-flavoured glaze, bought from the supermarket). This will add sweetness and moisture but it won’t make the salad go soggy.
Add a vegetable stock cube and quinoa to a shallow pan of water and bring to the boil. Reduce to a simmer, and cook for 15 to 20 minutes or until the liquid is soaked up and the quinoa is tender.
Crush the walnuts into small pieces, add some chilli flakes and grill on baking paper for a few minutes. Finish the salad by topping with crumbled feta and the grilled walnuts.

Market Watch Mortgages are fuelling property purchases, says Sam Wani
Mortgagebased property transactions have grown by 82% in the last year. A total of 22,096 property sale transactions took place in Q1 2014 while 5,516 land transactions were recorded. Mortgages constituted 42% of all these transactions – compared to only 23% in 2013, which is a huge jump. Clearly the market is heading towards end-user domination, however, the mortgage cap imposed by the central bank will hold this back a little. Let’s look at the figures: completed property stock in Dubai stood at 365,000 units in January, with 13,000 new units supplied last year, an expected 22,000 this year and 17,000 in 2015. By 2016 the supply will have tapered down to 8,000 units – therefore property stock will keep rising by approximately 3.9%.
And with the population growing by 4.7% and immigration figures on the up, we are left with a scenario where supply is lagging behind demand. Consequentially, prices will continue
to edge up, although far less robustly than in 2013. Sam Wani is general manager at Independent Finance. Find out more about financing your move at independent.ae

Move to… Jumeirah Village Circle JVC has a lot going on, says Better Homes’ Shahzad Anwar
While Jumeirah Village Circle is far from complete, it’s gaining in popularity as progress steps up. When the economy crashed, Nakheel sold many plots to private developers and so they set their own pace for projects. In total, there are 18 districts with villas and townhouses, plus commercial buildings built by the independent parties. Nakheel tends to build Arabicand Mediterranean-style villas and townhouses. There’s a broad range of homes, from studio townhouses with open balcony views to four-bedroom villas with stunning kitchens and multi-level terraces. Homeowners can also add more bedrooms or a landscaped swimming pool, for example, with permission from Nakheel. The private developments feature townhouses, commercial buildings and retail space, which are all low- or mid-rise, which creates an open atmosphere. JVC resident Marcus Pedersen has lived in a two-bedroom apartment for 2.5 years. “There is a lot of construction work going on but I am looking forward to the facilities and shops that will be available once its complete,” he says. “The main things is my dog – it’s one of the largest communities for dog walking and we love taking long walks bhomes.com
around the neighbourhood as there’s no heavy traffic.” While many residential properties are complete and others underway, landscaping remains sandy – a far cry from the promised verdant views. Nevertheless, parks are being built and projects are going full-steam ahead. “Nakheel has started to create parks where before there was just desert and residents will have a lot of green areas once the community is finished,” says Shahzad Anwar, residential leasing manager. “Even though it’s not complete it is definitely getting more popular. Rent has also moved up a notch – in the last year it’s gone from AED650 to AED950 per square foot.” “Restaurants and more commercial spaces will start to arrive, but there are plenty of amenities already there. Every building has grocery stores, shops and cafés, and there are kid’s play areas and basketball courts. It is doing well and that’s the good thing about this area. The main things you need to know is that JVC is near to the Expo 2020 site, it’s got great access to Sheikh Zayed Road and it offers value for money in terms of buying property. If you do a comparative analysis of the market and look at the prices in this area for sales and leasing, it’s cheaper
than other areas like JLT and Dubai Marina.” Prices depend on the developer and the type of development, because there is such a wide choice. A Nakheel property will probably fetch more because they are well designed, on a large plot and have a good BUA. A twobedroom Nakheel townhouse can fetch AED2.5million, while a two-bedroom villa built by a private developer can cost between AED1.95million and AED2million, says Shahzad. “Three- and four-bedroom properties are not readily available, although Nakheel recently launched a few four-bedroom villas that traded for around AED3.8million,” explains the residential leasing manager. “But a private developer might sell a four-bed for AED2.1million because of the size and quality, while others will ask for AED3.5million. Everyone has their own price so it depends on the spaciousness, plot size, BUA and finish.” What does the future hold? While there are plans for a town centre, schools, parks and supermarkets, the end goal is a long way off yet. In the meantime, JVC is a sound investment, especially with its proximity to Expo 2020 and continued progress on the infrastructure and landscape. October 2014

BH lust-have
Let there be light The winter evenings are drawing in, so shed some light on the situation with this ultra-bling pendant shade from Al Huzaifa Furniture. We’re no stranger to the company, which has helped shape furniture fashions in the UAE for over three decades, from its large showrooms in Dubai and Sharjah. Whether you favour
the ever-popular regal look of French furniture or more modern lines for a penthouse apartment, Al Huzaifa Furniture meticulously researches and predicts trend forecasts to deliver optimum styles for the luxury market here. We love the company’s wide range of statement lights, which draws upon the growing trend for artistic
lighting installations – transporting the lights we see in grand hotel lobbies right into our homes. Such flamboyant pieces cleverly utilises the empty space overhead, while retaining functionality and a sense of luxury sought-after by residents in Dubai, with heavy crystal droplets, concertina edges and sleek designs. alhuzaifa.com
