Welcome It seems to be the month to get married. Perhaps it’s the allure of Valentine’s Day, or the temperate weather, or simply because it’s a wonderful way to start the year. If you are tying the knot it’s also a great time to buy your first home as a couple. Our in-depth area review looks at the beachfront properties in Jumeirah, heralded as one of the best districts in Dubai to raise a family. If you’ve already got several kids (or planning to expand the brood), we’ve picked our favourite five-bedroom villas there and in Mirdif. And if your little princess wants a pink room when you move, be inspired by the fairytale bedroom of Nadine Arton’s daughter, in this month’s home tour. Continuing our trend forecast for 2014, we look at the micro-trends taking centre stage, the concept of wellness in the home and this year’s contemporary kitchen designs.

The owner of Gautier in UAE has decorated her apartment in Dubai Marina with contemporary French furniture from the store
What’s your style? Since most of my house is furnished from Gautier, describing the décor in one sentence is hard but I will choose to say: “Elegant, stylish, contemporary French furniture that is full of life.”
Gandia Blasco Tropez modular sofa, AED11,125, Finasi
Which Gautier products do you own? In my home I have dining and bedroom sets, a television unit and a wide collection of accessories. I chose Gautier because it has unique and contemporary furniture that suits my requirements and my lifestyle. How does your personality come through? In my home I use Gautier’s accessories to imprint my personality, by choosing the right items that fit my theme, in accessories such as vases, cushions, frames and rugs.

What inspires you? My décor inspiration comes from searching for the newest concepts and styles and from following
all Gautier’s updates, as they are a stylish European leader in modern furniture.
What should no home be without? Bedrooms exist in every home but they also need to be stylishly comfortable and unique because, by the end of the day, each and every member of the family needs to rest and sleep.
Do you have a favourite item? My favourite item is my dining table from Gautier. It’s an oval table with an extra extension, wood colouring, a unique base and also the option to choose multicolour chairs. We love it because it is where our family and friends meet.
What’s on your wishlist? I would like to buy more candles and houseplants. Candles offer a romantic ambiance as well as a great smell. I’d like more houseplants to decorate with and to improve the indoor air quality. gautier.fr

Happy centenary, Master Chair Maker Celebrate the landmark birthday of the late Hans Wegner, a key designer in Denmark’s modern movement
Hans J Wegner is undoubtedly the master of chair design. As we celebrate the late furniture designer’s centenary, we look at some of his most iconic chairs – from a classic collection that exceeds over 500. Many of these have become iconic collectors’ items and museum pieces – his Wegner The Chair has even graced a Danish stamp (left), a design he referred to simply as The Round One. A year after production The Chair was spotted by American magazine Interiors, and sparked Denmark’s breakthrough into the international design market. Ever modest, Wegner often criticised his chairs, saying they were nothing new. He has been quoted as saying: “I have often been asked how we created the Danish Modern style. And I have to say that it was nothing like that – creating... it was rather a continuous process of purification, and for me of simplification, to cut down to the simplest possible elements of four legs, a seat, and a combined top rail and arm rest.” Wegner played a lead role in Denmark’s Modern Design movement, which fuelled the larger concept of Scandinavian design. Nowadays, Scandinavian design is an enduring umbrella term covering creations from Denmark, Norway, Switzerland and Sweden, and a timeless trend in a league of its own. Wegner’s three-legged Shell Chair is recognised all over the world as a design classic, often referred to as the Smiling Chair because of it’s curved seat. Last year, Carl Hansen & Son celebrated the fiftieth birthday of Shell Chair with a number of special edition designs, including the Jubilee upholstered in red Niger goat hide and Maharam, available in a selection of coverings from the eponymous North American textile company. Try the original in cowhide, which coincides with this season’s textile trends. Want to know more? Go to Design Talk at ikonhouse, on Wednesday February 19, from 7.30pm. Knud Erik Hansen, owner and CEO of Carl Hansen & Son, will be discussing Wegner’s designs, his personal character, and his continued influence on the company.

EFFORTLESSLY
GLAM Fashion designer Nadine Arton has dressed her house with eclectic style Words by Eleanor Joslin; photos by Nasir Rauf

Eclectic is a term often misrepresented. It’s not just different; it’s outside the box. This is where Nadine Arton stands – ignoring the safety of the tried and tested, instead juxtaposing things she likes in a creative clash of colour and pattern, mixing and matching to make curious focal points that somehow just work. “People come over and say, ‘I would never put that zebra-print chest against that black-andwhite-striped wallpaper,’ but I don’t look at things and think that they can’t go together,” says the gorgeous fashion designer, wife and mum-of-two, pointing towards the far wall of her dining room. “I think it’s fun and eye-catching.” Her family – Lilia, four, Kilian one, and husband Armand – moved to their four-bedroom villa in Umm Suqeim two-and-a-half years ago.

Before this, they had been living in a smaller apartment in Old Town but they wanted a garden for the kids and pets, more space and light-filled rooms. “This villa was horrible to start off with,” she recalls. “When we moved in the house was pink outside, the garden was a mess, the fitted furniture was bad, windows were blacked out and it was dark inside, but I liked the open space. “I saw a lot of potential here without having to do too much work – we didn’t want to spend a lot of money because we rent, so we concentrated on wallpapers and paints rather than renovation.” Nadine talks about the villa’s transformation and quirky décor as if it effortlessly came together: she’s not influenced by trends, yet has an abundance of mid-century modern furniture;

she’s not sure why there are so many elephants trumpeting around the villa, she just loves them; she doesn’t buy paintings because there’s space on the wall, she buys them simply because she likes them. As a successful fashion designer, perhaps cool, eclectic style just comes naturally. After all, who would think to put a large mosaic-tiled silver elephant at the top of the stairs, which turns into a zoomorphic disco ball when the sun shines through the stained glass ceiling? Berlin-born Nadine is founder of GlamOnYou, a curated fashion boutique of elegant, sensual and colourful dress collections and beachwear. Even her company has evolved naturally. As she describes the birth of GlamOnYou’s Little Miss range, Lilia, her blonde-haired, four-year-old mini-me daughter and Little Miss model, climbs onto her lap with a fluffy fairy wand. “One day Lilia wanted to wear the dress I had on, so I made one for her, and then my friends asked me to do the same for their daughters,” she says. “I never planned to have a children’s clothing range but Little Miss just progressed from there.” Her two children are the king and queen of the castle upstairs. Their rooms are the stuff of dreams: Lilia has a princess’s pink paradise – there’s even a life-sized tree in one corner, its branches laden with pink and white blossom. “I love Lilia’s room,” says her mum. “When I come home from work we play there. It is a really girly room but it’s also very calm.”

girly room but it’s also very calm.” Her son Kilian is only one and already has a bachelor pad. There’s a cosy grey armchair and footstool, a fashionable geometric rug, a black chandelier and a mini-piano, all in a grownup monochrome palette. But her favourite room is the kitchen. “I love this room because we are all there in the mornings before school, and in the evenings,” she explains. “It is a fun and crazy place, and when our cats and dogs come in you can hardly move. It’s great.” Looking at the ‘before’ pictures it’s evident that this room has improved a lot. Simply by fitting granite countertops and painting the units and cabinets the once drab room has transformed into a welcoming, airy hub. Funnily enough, her favourite room is probably the least colourful and quirky – save for the antler chandelier. As the founder of a fashion boutique, there’s one question that has to be asked: Which designer inspires you the most? She says: “I like Mary McDonald because she designs lovely, colourful wallpapers and fabrics and amazing flooring. I don’t have any of her work here, and because she is so inspiring in what she does I don’t think she should be copied.” Perhaps it is this aversion to plagiarism that leads her to juxtapose clashing patterns and mismatched furniture in bold and experimental features. In the guest bedroom wavy-striped wallpaper is paired with Missoni bedding, while an ornate chandelier hangs above tribal photography. Downstairs, the red and white living room has an oversized cherry in one corner, a striking zebra rug in the other, damask feature wallpaper and a Philippe Starck Lounge Gun Lamp – Armand’s favourite. The contemporary white office has pops of quirk, seen in the horse-base table lamps, pop art pictures and bright red rug. The dining room has glacé-green windows, stacked storage trunks, funny fish bowls, and

a host of well-known chairs crowding the table, including Conran and Starck. The space, high ceilings and open rooms drew the Arton’s to this house and they have evidently used the canvas of the walls creatively. A large garden was also high on their priority list. “The garden was the main thing for me,” reveals Nadine.”In Old Town I missed opening the windows to let fresh air come in, and I wanted my daughter to have space to play outside.” The garden is certainly impressive. It is a thriving, healthy shade of exuberant green, with neat hedgerows and borders, comfy daybeds and exotic hammocks surrounding a crystal-clear swimming pool. A grey rescue dog sleeps in the shade and colourful birds chirp in their enclosures. “I landscaped the garden, only keeping six big palm trees and the paving,” she recalls. “Now we have a lawn, a pool, sculptures and even a herb and vegetable garden which we use all the time.” bhomes.com

Ask the experts

“I’m tired of my bedroom design and I want a change. Where should I start, and which shops can you recommend?” - Cami Makerson Changing your bed, lighting and feature walls are easy ways to update your room Katherine Stealey Tranter, creative partner at KST Interior Design Bedrooms are an incredibly personal space and the room in the house that is least likely to be seen by guests, so decorate it exactly as you want. Therefore, if you want to have red walls and disco balls then great, but I usually recommend that my clients have a calming space. It doesn’t necessarily have to be minimalist – fill it with things that reflect your personality. Clients will typically tell me they want their bedroom to be in the same style as a hotel they have stayed in. Hotel rooms and residential bedrooms are very different, so recall what you
liked about it. Perhaps you like the dark finishes in Armani Dubai, the light and airy modern Arabic style in The Chedi Muscat or the super funky décor in Media One Hotel? When redesigning a bedroom, ask yourself: what is your budget? Is there anything already there that you want to keep? What will you use the room for (do you need a sofa/desk/TV console)? How long will you be living there? There’s no point investing in expensive wallpaper if you’re leaving in a few months. The bed is the most important piece of furniture. It usually dictates the room’s layout and where you’ll spend the majority of your time. Make sure it’s positioned away from direct AC draught and from the shine of streetlights. Always purchase the best mattress you can afford. Assess your lighting. Make sure you cover all aspects: general, task and ambient. Many bedrooms in Dubai have a single pendant light but this can create a bland, flat space. Table and floor lights will add atmosphere. A feature wall is a quick and easy way to change your room and add colour and pattern. I typically do it on the headboard wall as it draws focus to
Katherine’s Top Shops
West Elm Crate & Barrel Andrew Martin Indigo Living Marina Pottery Barn Lucky Furniture THE One Fusion the main asset, the bed. You can use a plain paint colour or a wall covering – I have a soft spot for the Andrew Martin range of wall coverings, but there are plenty more options if you stroll around Satwa. It’s worth hiring a specialist to hang it for you and the suppliers can usually recommend someone. The hot colour of 2014 is blue, in all shades but especially baby blue and navy. It’s been proven that rooms painted blue lower your heart rate and calm you down (unlike reds and yellows) so it’s the perfect colour for bedrooms. Use it to complement key areas, perhaps in the wall covering behind your headboard.
“I’ve just bought my first apartment and want to have a dinner party. What table décor and dinnerware should I buy for a sophisticated setting?” - Aysha Singhar Remember that you are not just setting the table, you are also setting the mood for the evening. Sebastian Desouza, general manager at Jashanmal Home Stores For a sophisticated dinner table setting each person will need a charger plate, dinner plate, soup plate, salad plate, cup and saucer, bread-and-butter plate and a dessert bowl. The charger plate adds texture, colour or pattern and can be made of china, pewter or brass. For your dinnerware, I can suggest buying Timeless Classic in 24-carat gold and platinum plating from Royal Crown Derby, Royal Albert, Lenox or Dankotuwa – dinnerware that has
graced the tables of world leaders and royals across the world. Alternatively, you might like Metallic Colours. It’s in the mid-price range, in the classic or square shape of crockery, in vitreous porcelain. This is a very fashionable look. When you buy a brand you are ensured that they all fired at above 1,200 degrees, which gives porcelain its translucent look and makes it strong. The cutlery that matches this is from our basics range. You should include salad forks, dinner forks, dinner knives, soupspoons, teaspoons, butter knives, fish forks, fish knives, dessert spoons and dessert forks. You will also need various sizes of platters and serving bowls for rice, pasta and salads. Porcelain will match the dinnerware and a few wooden bowls will break the monotony.
ber t num Selec units of ed eleas just r
A proper flatware setting follows one simple rule, no matter how formal or relaxed the event: set the silverware on the table in the order it will be used, from the outside in. Any spoons needed before dessert (a soupspoon) should be placed horizontally above the plate, or brought in later, with the dessert course. To match the sophisticated dinnerware set the table linen should be simple, so as not to take the beauty away from the product. I highly recommend using placemats with soft linen napkins tied with coloured ribbon. Condiment jars and little bowls to serve dipping yogurt are always handy. The edge of the placemat should be half an inch from the table edge. If you have large mats the flatware goes on the mat. If you have the small Englishstyle placement they go on the table. A centre-piece bowl with fresh flowers or a candle light in a water bowl will suit your table décor. Place names are a nice personal touch and as the host you should sit at the head of the table, nearest the kitchen door.

Wellness is here to stay These days we want our homes to look good and make us feel great
There’s no escaping the concept of wellness at the moment. People are actively trying to look after and improve their sense of wellbeing in every aspect of their lifestyles. Health, fitness, diet and beauty are the main benefactors, but the concept is becoming integral to home environs, too. Wellness is not a new phenomenon. Attaining a healthful balance of the mind, body and spirit has been around for years. And let’s not forget Feng Shui – this ancient Chinese philosophy is proven to promote peace and fortune at home. However, the modern concept of wellness is perhaps just half a century old, where people actively make choices to attain a successful lifestyle. This includes social, occupational and environmental conditions, as well as physical, medical and dietary. So, how does this transfer into the home? “The desire of well-being is the driving element through every aspect of our lives and customers realize the value and importance of design in their everyday life,” says Nizam Baki, managing partner at Purity. “We work closely with the customer or their interior designers to customize every idea our customer has to offer them a lifestyle.” There are certain items of furniture, lighting and textiles that favour the promotion of wellness. Some stimulating assets are more obvious than others, like wide windows, a large flourishing garden and a comfortable mattress. Smaller changes can dramatically encourage wellbeing, too. Try Egyptian cotton bedding,
dimmer switches, versatile storage units, thick velvet-pile carpets and bespoke cabinetry. Natural light is very important, so swapping curtains for blinds can have a big impact, as well as your choice of overhead lighting. “The concept can be expressed not only in the rooms properly dedicated to wellness but also in other places in the house,” explains Massimo Chelini, project manager at Chelini Italian Project. “We can get wellness in a bedroom or in a living room by inserting, for example, a whirlpool or a mini pool, trying to achieve impressive feeling with lights, materials, colours and sounds.” Natural colours, especially the warm colours of the desert and earth, are suitable for walls and soft furnishings. When choosing materials, Massimo proposes marble, glass and wood as key for this year. “Another factor that will be very important for us is the accurate study of lighting which will enhance the materials used and create an amazing atmosphere,” he adds. Refreshingly, wellness is one trend that isn’t transient. It’s here for the long run. In the fast-paced society that we live in, the idea of maintaining and improving our levels of comfort and wellbeing has never been so highly sought. It’s important to have a welcoming, calming place to retreat to – whether that’s your bedroom, library, garden or even your home gym. This will remain a key theme during the next decade, generation and even lifetime.

Best Supporting Act Bold accent colours, animal motifs and urban materials are set to play key supporting roles in home dĂŠcor this year. Micro-trends have as much impact as the larger concepts that tend to take centre stage and they are usually far more versatile, rooting themselves in seasonal accessories, curios and colour. Keep up-todate with these popular micro-trends.

Sunshine yellow This uplifting colour has become a regular on the accessories scene, adding excitement to neutral surroundings. Yellow continues to play a key supporting role but we see it move away from grownup green tints towards warmer, sunnier shades with undertones of orange.
Reddy for orange Red also embraces the orange nuance with a tertiary makeover for a softer and warmer feel. The brighter reds of recent years have – paradoxically – been quite cool and standoffish. The new citrus undertones complement sunshine yellow for a fun, welcoming and warm clash of colour. On a social level, this follows the boost in economic confidence and consequentially the stability we are feeling in our home lives.
“The brightness of yellow and turquoise with a neutral palette is particularly apt. It is fresh and lively – a solar combination very reminiscent to that of a European springtime” Lorrenzo Bellini – architect and designer for Selva
Turning turquoise With petrol blue topping the colour chart this year, its paved the way for related shades, such as teal and turquoise, to gain momentum. These colours pair well with vintage themes and 1950s’ furniture, especially in the living room and kitchen.
Manly monochrome This is another colour scheme for the kitchen. All-white décor is in decline so make it more masculine with black countertops, handles and utensils. In the summer, we’ll see monochromatic French stripes creating a laidback European feel. bhomes.com

The call of the wild The trend for animal motifs has been around for centuries, from the zoomorphic decoration of warrior herdsman to taxidermy in the Victorian era. In 2009, Ben de Lisi unveiled his BDL homeware range for Debenhams and it remains the most successful launch the department store has experienced. The collection features motifs of de Lisi’s beloved French bulldog Ella printed onto crockery and cushions and sculpted into lamp bases. Last year the popularity of rural themes and Scandinavian design influenced the woodland animal trend and you’ll continue to see stags, rabbits,
owls and foxes parading around the shops this year. “Elements of nature often find their way into home décor design,” says Tiago Pires, country activity leader in communication and interior design at IKEA. “This is most popularly found within Nordic styles. These motifs rely on signs and stories from nature and draw inspiration from plants, animals and landscapes. That is why these patterns keep appearing in time loops in the home and also in fashion.” This year the animal trend will get a tropical twist as we head towards spring and summer. Jungle birds and wild-cat prints will be paired with palm leaves and coral shells. “It’s going to be much more tropical with colourful Macaw parrots, toucans, flamingos and other fauna associated with the tropics,” comments Tina Thylen, decoration manager at THE One. “The use of animal motifs and prints in home décor has been synonymous with luxury, aristocracy and wealth, and today it has evolved into something more fun and playful.”

It’s a material world Glass: You’ll see glass being used everywhere this year, from kitchen splashbacks to fireplaces and stained glass artwork. We love Emma Britton’s colourful Poppy and Foxglove floral splashbacks, giving kitchens a feminine yet contemporary feel.
Metals: This season’s focus is brass and stainless steel. While we wouldn’t normally encourage the two to be used side by side, clashing metallic ornaments together in artistic groupings shows a professional flair for design. Otherwise, keep them separate – try a vintage brass bathtub and stainless steel occasional tables.
Velvet: While we’re happy to leave brown velvet curtains in the 1970s, velvet sofas, throws and cushions are extremely tactile and cosy. Zara Home
has a great autumn/winter collection of velvet accessories, while BoConcept favours velour.
Honey wood: Fresh and welcoming, honey-coloured wood marks a dramatic change to last year’s love for dark furniture. And you can forget gold gilding; honey woods such as cherry, beech and oak do not need gaudy embellishments. Try shipping solid elm, beech, ash and oak furniture from Ercol in the UK, or stay local with an eclectic range at Marina Home.
Sheer: Sheer curtains create romantic, light and airy rooms while tempering the heat of direct sunlight and providing privacy. Go for metallic silk, gauzy cotton and even synthetic polyester rather than lace.

To say the kitchen is the heart of the home is an overused cliché – but that doesn’t make it any less true. In a city where skyscrapers command world records, developments compete to be the most unique, floorplans vie for more space and balconies boast the best views, the kitchen doesn’t always live up to expectations. A well-designed kitchen has an average leadtime of eight to twelve weeks. That’s a lot of time to commit during the construction of a forty-storey residential tower with four apartments per floor – let alone a seventy or ninety-floor high-rise. Subsequently, kitchens aren’t always up to scratch when at first you move in. Both tenants and homeowners look to improve their kitchens, and not just with a fresh coat of paint. Kitchen design has become very contemporary in UAE, catering to open-plan living and busy lifestyles. Functionality is key, but so is style and durability. Nick Pope, commercial director at Under One Roof, highlights kitchen islands, high-gloss cabinets, two-tone colour schemes and local craftsmanship as popular choices when customers redesign their kitchen. “People love central islands with granite tops as it’s practical and functional for cooking and creates a sociable hub to eat around. “Making better use of your space is becoming a high priority,” he adds. “Adjoining walls are often knocked down to create a larger communal space with the living room, where families can relax and socialise together.” A central island can also act as a room divider in open-plan rooms. A lapboard surround from worktop to ceiling, finished with crown molding and wooden corbels, creates an attractive window while leaving the space open and functional. In terms of cabinetry, Nick says more and more people are looking to locally produced craftsmanship. And he can testify first-hand that this avenue cuts the lead-time dramatically, to just four weeks, as Under One Roof has a manufacturing workshop in Dubai. Furthermore, there are no export duties to pay, and the quality is just as good as products shipped in from Europe. Handleless doors, sensory-closing drawers and oak wood are on-trend aspects of cabinetry design this year. So are two-tone colour schemes where wall cupboards are one colour and floor units another. Try black and white, or white with wood veneer or pastel colours. Special features, such as back-lit shelving units, blackboard-paint, built-in chopping boards and bright splashbacks are fashionable in contemporary kitchens. The English farmhouse look – butler sinks, butcher-block countertops and pantries – remains a sought-after style. These customisable options allows for the kitchen to have just as much character as living rooms and bedrooms. Taps are also getting a makeover in 2014, with stainless steel tipped to be the material du jour. Stainless steel has a softer, velvety-matte look in comparison to the mirror-like shine of traditional chrome fittings.

Dubai is famous for its brunches, and there are many to choose from. When I visited Legends at the prestigious Dubai Creek Golf & Yacht Club it certainly lived up to its stellar name. After a modern makeover, brunch is now a long, lazy afternoon indulging in the finest seafood, succulent steaks and fresh fruit juices with tranquil views and live jazz music. While I sampled the artistic sushi bites, huge lobster claws and sizzling slices of roast beef, I watched golfers putt around the undulating green, seaplanes glide gently through the creek, cable cars coast overhead in the distance and even a wedding party dance on the decking below. If you need to rest and make room for the next gourmet course, there’s a floating sofa in the middle of the pool. “Brunches are a great, relaxing way to spend a weekend,” says executive sous chef Nicholas Cuomo. “You can wake up late, eat breakfast and lunch at the same time and meet up with bhomes.com
friends and family. Over the years it has become very fashionable in Dubai.” The beauty of brunch is that it transcends the routine of set mealtimes as an all-day feast, with a wide variety of cuisines and courses to be tasted at your leisure. “In addition to the breakfast favourites, roast beef, seafood and oysters are very popular dishes particularly during the day,” comments Nicholas. “People tend to enjoy these delicacies when they feel relaxed during dinner with family and friends.” The chef suggests tempura shrimps and beef Carpaccio as easy yet delicious dishes to make for a crowd at brunch, and they look impressive, too. “My top tip is to keep it fresh and simple,” he adds. “The secret to a great brunch is continuously sourcing the best and freshest ingredients. If you’re cooking several dishes, it’s all about planning and having the right equipment.” dubaigolf.com

Unusual architecture, high windows and vaulted ceilings make this fivebedroom villa stand out as a unique family home. Two distinct wings with attractive arched windows flank the house. At the rear, the villa is luxuriously designed with marble steps and pillars, an encompassing bay window and charming balconies, which look out over the green lawns and swimming pool. Inside, the house is spacious and comfortable. There are five bedrooms and seven bathrooms, with one en suite guest bedroom located downstairs. There are three reception rooms as well as separate majlis – these are connected to the house but are secluded for peace and privacy. The reception rooms include a family room upstairs and a living room and dining room downstairs, by the main entrance. The country-style kitchen is quite large and fitted with wooden units and a number of built-in appliances. A maid’s room cum storage room adjoins the kitchen. There’s room to relax outside, too. The plot extends to 7,000 square feet (with the villa taking 4,498 square feet) and includes a garden landscaped with palm trees and symmetrical areas of lawn and patio. Children will love playing in the swimming pool while parents watch from the shelter of the marbled rear entrance, where there is an elevated platform large enough for patio furniture. Mirdif itself has a great reputation for family living. It’s well connected to the city and has many sports clubs, parks, malls and schools.

A local market unlike any other Jumeirah is an exclusive district, says Wafaa Ghannam, residential sales and leasing manager at Better Homes
“Jumeirah isn’t like any other area in Dubai. There’s a lot of demand to live here but it’s not open to everyone. It’s a leasehold district – rather than freehold – where the owners are all local or from the GCC. And even though anyone can rent, tenants are always families, not bachelors. This is a specific requirement. “In my experience, Jumeirah is the best place for families: it’s close to all amenities, it’s easy to get to the beach and there’s a great quality of life here. “Usually our clients will look for villas near to the malls, such as
“You won’t find anything for less than AED20million here. However, valuations are not based on the number of bedrooms: it really depends on age, finishes, floorplans, space and nearby amenities. “Often, the plot size is more important. There are some older villas built 20 or 25 years ago that need maintenance work or they don’t have the desired specifications. In this case the plot is valued for the buyer to build a new property to his own specifications. “Sometimes the owner may spend a lot of money building a villa to his exact standards. Yet the plot size may only be 12,000 square feet, which is very small, so the selling price won’t be as high as they would like it to be. You cannot sell a 12,000-square-foot villa for AED100million, even if it does have a great beachfront location, pool and renowned architect behind the design. For AED100million buyers expect a small palace.
Mercato Mall in Jumeirah 1; or they may prefer to be nearer schools in Umm Suqeim, or have views of Burj Al Arab. “These factors – the great location, easy access, shopping facilities, schools and the beach – continue to spur on demand as well as prices. Both sale and rent prices are high. “Typically, villas in Jumeirah have between three and five bedrooms. These are very popular with families, but you will find six and seven-bedroom villas and even ten, on occasion.
“Many of the local leaseholders do not want to sell as they were born here and it is their community. However, they may build property on extra land they own and sell the new property or their old one. “Two or three new compounds are expected to launch by the end of the year and the sales market will pick up again with these new acquisitions. But they won’t be available to everyone, only nationals and those from the GCC. “The rental market offers a good buyto-let income for the local owners. Even
when rents increase tenants don’t want to move because they have a great way of life and a family-based community. “It’s difficult to specify exact rents because the range is so wide. For example, four-bedroom villas start from AED200,000, up to AED250,000. So it is best to confirm the budget first and then I can pick suitable properties for the client. “Like sales prices, rent depends on age, maintenance, gardens, pools and the type of neighbourhood. Because of these factors, four-bed villas next door to each other can vary greatly in price. “Since last year prices have increased by 20%. Even a 20-year-old five-bedroom villa which would have gone for AED150,000 last year is AED250,000 this year. “A new villa in a brand new compound with four bedrooms, a big garden and stunning finishes would lease this year for AED400,000, if it has a private pool. Last year this would have been lower, around AED300,000.”

Market update Independent Finance’s general manager Sam Wani explains how the US deficit is helping UAE homeownership
In December 2012 the global economic scenario was looking dire. Economists were expecting the US economy to fall off the fiscal cliff due to an expanding budget deficit. This would have led us into a global financial crisis 2.0, much larger than the first crash in 2008. However, none of that happened. On the contrary: the US federal budget deficit moved down from 10% in 2009 ($1.4 trillion) to 4% in 2013 ($680 billion). This figure is expected to reduce to 3% in 2014 and might be balanced by 2015 or 2016. Much of this was achieved by
an aggressive quantitative easing programme from the US Federal Reserve. This increased the liquidity and consequently reduced the interest rates. It has also had a direct impact on the interest rates in UAE. The threemonth Emirates Interbank Offered Rate (EIBOR) fell to below 1% by 2013 and is still low. Now that the US economy is bouncing back the Federal Reserve will start reversing the quantitative easing program. The dollar will start getting stronger and capital will flow back into the US economy. Consequently, this will suck capital out of the emerging economies. A direct effect will be upward pressure on interest rates. UAE is unique in that its liquidity situation will not be impacted too much. Due to organic growth the country will attract large investments and capital inflows, and interest rates should not fall any lower than what they are. A growing economy means growing employment. This is attracting more people into UAE, putting presure on housing, and pushing up the rents. The government has recently introduced new laws that are helping landlords increase rents by as much as 20%, in certain cases. Renters are vulnerable to any changing ownership of property and
they may be told to vacate. This puts them under pressure. The good news is that there is plenty of ready property available for ownership. Mortgages are available from as many as 35 different lenders with more than 200 different products. In most cases mortgage repayments are lower than the rent of the property. A property market that is still appreciating, with agreeable rates and a 25% mortgage down-payment, means that prospective homeowners are reasonably safe from possible market shocks. It therefore makes sense to buy rather than to rent. Most global cities have high homeownership rates, with percentages ranging from 50% to 90%. Dubai, however, has a homeownership figure of less than 10%. The primary reason for this is that the freehold property industry is only a few years old. However, we can expect to see the rate of growth in homeownership increase year on year as the phenomenon becomes prevalent. Of course, there will be fluctuations as is standard with most property cycles, but the good news is that enduser ownership will provide depth and stability to the market. independentuae.com

Ask the agent May Helal, Residential Consultant, JLT Office Demand for residential properties in the Dubai Jumeirah Village Circle (JVC) development witnessed a huge increase in the second quarter of 2013 compared to the same period last year. Potential buyers are finding Jumeirah Village Circle more accessible now as most of the road constructions around the area are either complete or nearing completion and JVC is still very reasonably priced compared to other projects with the same criteria. Sales prices for apartments range from bhomes.com
AED750 to AED1,100 per square foot and townhouses and villas go from AED900 to AED1,500 per square foot. For rentals, a studio in a brand new building in JVC is priced between AED45,000 and AED50,000. A onebedroom apartment goes from AED55,000; a two-bed from AED100,000 and a threebed from AED115,000.
