Hello, furry friends Fashion is home’s older sister – whatever they rock on the catwalk, home is sure to steal soon after. So we’re very happy to see that fur has slipped from our shoulders and into the arms of home design, embracing animal prints along the way. However, accessorising with wild abandon would be overkill; go for soft and subtle. Make fur your friend with sumptuous layers. See how Zara Home has created a warm and inviting yet elegant bedroom by layering different materials, textures and patterns – the thick leopard-print throw, damask duvet and quilted cushions are particularly tactile. zarahome.com

My style
Five of the best
Inspiring style ideas from those in the know Tehzeeb Huda The marketing manager at 2XL Furniture & Home Décor talks about her colourful twobedroom apartment in Sharjah
Can you sum up your style? I can do it in one word – quirky! I love colour and my interiors are a clash of different colours and textures from things I have accumulated. What’s your favourite room? We have quite a spacious bedroom and spend most of our family time there watching TV on the beanbags, reading in bed, or browsing online. I have a dedicated corner for my three-year-old where she can be messy scribbling and playing. What is your favourite item? A tablecloth my mother embroidered by hand. It is a labour of love and adds that special touch to any dining setting.
Bring the rainbow inside with these colourful accessories
What should no home be without? A really comfy bed. After a long day at work we all need a good snooze. I love my strong, sturdy Cloud Nine mattress from 2XL. What influences you? I think my taste in interior décor is greatly influenced by fashion. I love wearing colour so my home reflects this.
Kimono teacup and saucer, AED59, Indigo Living
How does 2XL inspire you? I have learnt a lot about home décor during my time at 2XL, and I love how their pieces can be classic in design yet have a modern mix of trendy colours and bling. Who is your favourite designer? I love the work of Italian designer Alessandro Mendini. He blends classic form with eclectic modern hues quite effortlessly so his pieces are both quirky and classic at the same time. This year, I plan to save up for his iconic Proust Geometrica Armchair.

Designer spotlight Gandia Blasco recognises a new generation interested in design
We live in an age obsessed by age. Youth evokes energy, originality and excitement – all aspiring attributes in the world of innovative design. Gandia Blasco’s new Young Talent concept lives up to these expectations, with tables sporting smooth surfaces and vibrant braids accessorising the faces of chairs and stools. Young Talents launched with two eye-catching but very different designs. The Arumi Table by Belgian Emmanuel Gardin is sleek and unpretentious, available in two sizes for functional versatility. Commenting on his designs for Gandia Blasco, Gardin has said: “Through my research, the goal is to reach a clear and simple path. Very attentive to details, textures and materials, I like to experiment and develop production techniques to optimize my products.” Ana Llobet’s Textile chair (pictured) and table are modern, bold and quirky. Both creations have Gandia Blasco’s core values of
design and comfort, and also feed the burgeoning modern market for outdoor furniture in UAE. “The UAE market is highly developed and fully understands the importance of design,” says Alejandra GandíaBlasco (inset), assistant creative and communications director at her family’s eponymous company. “Because of the evolution of the
market itself, the new generation with a keen interest in global design, and the dynamism of the UAE, it is a very interesting market. “We want to provide homeowners in UAE with our way of understanding life, our Mediterranean culture and our philosophy.” Indeed, the Spanish outdoor furniture company is no stranger to the country and has been involved with a number of projects, including Shangri-La Hotel in Abu Dhabi and Meydan Beach Club, International Financial Centre and Hues Boutique Hotel in Dubai. What are her hopes for the future here? “To continue working together with [our distributor] Finasi in an incredible country that still has many opportunities for growth and is very open to new developments offered by the design market,” she says. Commenting on their partnership, Finasi’s Hisham Sultan, based in Dubai, says: “Gandia Blasco offers the most exclusive contemporary outdoor furniture and is hugely successful within the UAE. We’ve been working with the brand for two years now and it’s a real pleasure to have it under our design umbrella.” finasi.ae

It’s all in the
DETAILS... Since landing her dream job at D.tales, Mia Suni loves to take her work home with her
23
Who did I see in Mia Suni’s three-bedroom villa? Muuto greeted me at the door; Panton lit up the living room; One Nordic hung out in the dining room; Venus Design Studio played in the kitchen; Sackit reclined in the TV snug; Norm shone in the bedroom. It didn’t take me long to realise that Mia Suni is a huge fan of Scandinavian design. So it wasn’t surprising to learn that the mumof-two was born in Finland (her blonde hair,

cherubic face and easy nature are additional clues). However, it’s her job as PR and marketing manager at D.tales, a Scandinavian concept store in Jumeirah Beach Road, that really influences her home furnishings. The small yet vivacious villa in The Lakes – home also to her nine-year-old daughter Stella, seven-year-old son Noa and Lily the dog – is a veritable catalogue of iconic design. As well as

recognisable pieces from Charles and Ray Eames, Mies van der Rohe and Vernor Panton, she champions independent Scandinavian designers from Norway, Sweden and Switzerland, and collectives from Denmark and Finland. “My job at D.tales is a perfect match for me,” says Mia. “I love Scandinavian design and the store has certainly shaped my décor here. When
new pieces come in I always want to buy them and take them home. “My favourite item in the house is also my latest purchase. The two ceiling light shades from One Nordic are new to the store and when they arrived I knew I had to have them in my dining room over the long table.” She’s also brought home a humorous Venus

of Cupertino iPad dock, whose large bosom flops unceremoniously onto her iPad. In the living room it’s easy to spot Vernor Panton’s iconic Flowerpot table lamp, from her workplace via &tradition, a young Danish group of international designers. Tactile Praxis containers in the hallway by Swedish duo TAF Architects, Sackit beanbag chairs in the first-floor lounge, and a One Nordic laddered shelf in the master bedroom are also from D.tales’ showroom. “But I am not loyal to just Scandinavian designers,” she says. “If I like something I will buy it, as simple as that. My favourite designers outside the Scandinavian set are Charles and Ray Eames and I have the Eames DSW dining chairs in the dining room. But you don’t need to have expensive designer pieces; it’s a matter of taste and putting things together well, rather than investing a lot of money. “A good canvas is important. Because of its clean lines and minimalism, Scandinavian design happens to be a great canvas for the house. I spice it up with things I make and with splashes of colour, such as the French bulldog painting in the dining room and the stripy Trip chest of drawers from Seletti in the living room. I love this chest; it is a funky piece and a joyful spot in the room.” The villa itself is a good canvas for creativity: downstairs, the dining and living room are open plan yet distinct and overlook the garden, and a curved staircase wraps around the vaulted
hallway, which looks up towards the domed roof. This adds a sense of space to the upstairs television room – a snug family lounge formed where the landing widens. Next door, the master bedroom is quite romantic, with grey and white walls, a balcony behind sheer curtains, bare light bulbs, cosy yak-wool blankets from Mia’s travels to Nepal, and an iconic Barcelona Chair by Mies van der Rohe and Lilly Reich.“I love my bedroom and the clean feel I have there with the neutral colours,” she comments. “I keep the colour palette
white and grey as I like the bedroom to be toned down, clean and soothing. This goes hand in hand with Scandinavian design, too. Sometimes pure Scandinavian design can be a bit sterile and needs to be spiced up with colour but not in the bedroom.” Noa’s bedroom is a typical boy’s den. There’s a surfboard and a drum kit, Pottery Barn furniture and a fun red, white and blue American East Coast theme. Stella’s bedroom is more grownup, with white and grey walls, a black piano and just

We feel instinctively whether or not a place is inviting a hint of lilac. “She definitely wants a say in what she has in her room now and she clearly wants to move away from girly colours and towards more earthy shades,” explains her mum. Before she joined D.tales two and a half years ago, Mia stayed at home to look after the kids and created striking works of art and photography. These hang on the white walls throughout the house as eye-catching yet unassuming focal points. “I am very creative and have a strong media and artistic background – but that is self-taught,” she says. “I have what I call ‘light art’ in the living room. I painted a wooden board and drilled holes, filling them with lights that are wired to the living room light switch. “Then I have ‘junk art’ in the hallway. When the pharmacy next door to D.tales closed down I was itching to get my hands on one of the numbers of the shop sign; I salvaged the number five to use as an ornament and the light in it still works. I love it,” she enthuses. “I’ve also customised a chest of drawers from IKEA with mismatched knobs and by covering it with colourful wallpaper from D.tales.” Her passion for creativity and Scandinavian design combine in the living room where the cushions that she’s hand-sewn sit proudly on the sofa. The colourful pop-art fabric she chose, called Bulevardi, is designed by Finnish company Vallila Interior and depicts areas of Helsinki. “The idea is that you buy the scene in which you live or have a connection to,” she says. “The cushions are colourful, interesting and a nice reminder of Finland.” Mia has successfully created a stylish home bhomes.com
full of nostalgia, quirk and unique focal points – influenced by her work, her love for Scandinavian design and her heritage. And in a constantly evolving, transient, expat-populated city like Dubai, to make a house a true family home with hertitage is an admirable feat. “I moved to Dubai seven years ago and it makes me smile to see how simple things that I grew up with, like my old school furniture, have become so iconic and recognised all over the world,” she says. “It’s great that people pay attention to it, and that I can spot so many pieces of furniture, lighting and accessories that I know so well.” Words by Eleanor Joslin; Images by Nasir Rauf January 2014

Ask the experts Under One Roof
“My maid’s room is just used for storage so I want to put it to better use. It’s quite small and I’m afraid that limits its scope. What do you suggest?” - Hayley Wyatt Any size space can be designed quite easily for better use Adam Riccio, operations director at Under One Roof “The scope of a maid’s room is quite wide depending on the configuration of the area around it. We often start by demolishing the room completely and reconfiguring the downstairs space, which can incorporate whatever layout you want. It may be that you want to create additional room around it for yourself, like a walk-in wardrobe, a playroom, office or storage room.
“If your maid’s room is next to the kitchen, as it often is, you could open it up to enlarge your kitchen area and then fit a bespoke, tailor-made kitchen with a central island. This will create a whole new social area at the very heart of your home. We often do these types of conversions. “Remodelling is fairly simple once the purpose and the design have been decided on. For instance, we start with the client’s views on what they want the space to be and how they want it to look, and then create a 3D design of this. For a walk-in wardrobe, for example, we would then make and install the fitted wardrobes and furniture to fit the exact space. This is quick, easy and not very disruptive. The beauty of it is that you can create the storage space to you and your family’s exact specifications and needs. “What makes a maid’s room suitable
or unsuitable for remodelling really depends on the supporting walls and any air conditioning units or plumbing. Each space needs to be evaluated for what can be achieved, but every space can be redesigned for better use. “With regards to ease and duration, each project is different but these types of projects are relatively straightforward. Depending on the complexity of what is being requested, it should only take between five and ten days to complete. “However, it is very important to factor in design and approval time – approvals from your developer are critical if you intend to undertake any structural remodelling in your home as they may affect your ability to sell your home later. However, all reputable contractors would obtain these necessary approvals for you and would not commence work without them.”

“I have a budget of AED2.6million, with a mortgage, for a two-bed apartment. I want to be close to shops and have nice views. What are my options?” - Moudan Rasheed Try an unfurnished apartment around the Dubai Marina area Fabio Lombardi, senior residential consultant at Better Homes, Jumeirah Beach Residence “Your budget is a good one to purchase a two-bedroom apartment in the Dubai Marina area. According to your requirements you can find a cosy apartment with magnificent sea views in towers like Princess and Elite Residence. In Dubai Marina prices per square foot go from AED1,500 to AED1,800 for these type of units. “If you are looking for a more sizeable place, apartments in Jumeirah Beach Residence are more spacious. Your budget will be good to find units with a
partial view of the coastline but the best towers in terms of finishing are those in Emaar’s development. “Jumeirah Lake Towers is a good, up-and-coming area. A healthy budget here will buy units over 1,700 square foot and in good towers such as Green Lakes, Al Shera and Al Seef. For goodquality towers the price per square foot would be between AED1,250 and AED1,500. You’ll get good value for money here. “All these buildings typically have communal swimming pools and gyms, except for those in JBR where only private gyms are available in the community and not in the towers. Both sides – the Marina and JBR, and JLT – have plenty of shops, restaurants and cafés, and they’re in the vicinity of fivestar hotels and nightclubs, too.
ber t num Selec units of ed eleas just r
“There are also a few options for nurseries, and in JLT a green park area will be finished soon with children’s play areas. “Unfurnished options are better: you can choose your own furniture, according to your tastes, and they won’t have been used before. If you’re buying for your own use, it will be nicer to have it customised to your taste. Dubai is very good for this and there are several options at different prices. “With your mortgage, make sure you check all the terms and conditions of the bank, the interest rate, and – very importantly – check or negotiate your exit fees if you want to settle the loan or go with another bank at a later date.”

Gorgeous gardens Under the beating glare of the sun and the arid heat of the desert, gardens can easily wilt and wither. Keeping your garden in good shape can be a tough job but if you’re lucky enough to have a patch of grass, no matter how yellow, you should make the most of it. Enjoy your garden all year round with these inspiring ideas:
Glassrooms
A room for all seasons Glass rooms are going to change the face of gardens in the 21st century. Forget frumpy conservatories and inept pergolas. Not only do glass rooms add value to your home but they can be used all year round, providing a scenic outlook away from the searing heat of summer. “We use a special, high-performance glass from the USA and Europe with new technology that blocks out 85% to 90% of UV heat,” explains Chiara Forster-Nardi, partner at Glassrooms. “This means that glass rooms can be enjoyed all year round even in the summer, and not be like a sauna or a green house. “It’s a very unique concept here in the UAE and people love having something different and bespoke. Glass rooms are a modern, iconic design which moves away from out-dated conservatories.” They can be tailored to merge with your home’s existing architecture, tinted for privacy, or designed as a standalone room in your garden, like a space-age garden shed. If you have a smaller property, a glass roof or bi-folding patio doors are good options.
31
Pick the right plants You don’t have to go far to find out which plants grow well here. A stroll through Safa Park, Jumeirah Beach Park and even the new community park in JLT will broaden your ideas past cacti and palms. Their flowerbeds come alive with colour from pretty bougainvillea, desert rose, frangipani, hibiscus, lantana, marigolds, petunias and zinnias, to name just a few. Climbers such as the blue pea flower, Chinese trumpet vine, railway creeper, Rangoon creeper and white jasmine are great for arches and trellises. “If you want something really colourful and heady go for a Persian rose,” advises landscape gardener Ben Simons. “The vibrant pink reminds me of Eastern celebrations and the intense perfume will emanate around your garden. “If you have a small garden, have one large flowering tree for shade and pot flowering annuals around the garden’s edge or in groups,” he suggests. “You can transform watering cans, kilner jars and even saucepans into plant pots for a more interesting arrangement.” Nevertheless, plants will need a helping hand growing here. Use organic compost and pesticide spray, and plant varieties with the same water consumption together. Some plants will drown or die of thirst if you don’t. If you wish to be self-sufficient, fruit trees such as pomegranate, pawpaw, mulberry and lemon will stock your cupboards well with seasonal delights. Tomatoes thrive in the sun here, as do aubergines, courgettes, green chillies, okra, pak choi and many herbs needed for everyday cooking. Glassrooms

THE TREND FORECAST Hot looks for your home in 2014 Home trends are influenced by any number of factors: catwalk clothes, hit TV shows, climate change, the economy, and even royal weddings. Of course, some have more
Indigo Living
staying power than others. While doilies came back for two minutes (thankfully), who knew skulls would have such a lasting impact? Every year there is a kaleidoscope of fads, micro-
trends, eras, colours, motifs and materials in vogue. Here, we’ve focused on one room, the most stylish decade and the key colours tipped to top the chart in the coming year.
Still mad for the fifties When Don Draper sauntered into our lives back in 2007, he had the audience instantly hooked. It wasn’t just his sharp tailoring and dashing good looks that had us glued, but the authentic
33
and visually striking set design that brought 1950s’ New York back to life. The seventh and final season of Mad Men will air this year and next. But the show will go on, leaving behind a lasting legacy for Mid-Century Modern furniture. And the revival shows no signs of stopping here in UAE.
“The Mad Men look endures because it hinges on classic shapes and simple lines, which hint of nostalgia but never appears old,” says John Mclennan, managing director of Indigo Living. He suggests looking at five key areas when recreating this look: wooden furniture, soft tones, classic shapes, geometric patterns and mood lighting. Tables and chairs need to be lowslung; armchairs should have tapered wooden legs, narrow armrests, bevelled edges and wicker backs. In small apartments, larger items such as cabinets, coffee tables and sideboards need to be raised off the ground to give an illusion of space. Many famous designers define the era. While Draper runs the show from an Eames Executive Chair, the functional yet sculptural – and now iconic – post-war designs of Herman Miller, Harry Bertoia, Eero Saarinen, Arne Jacobson and Ernest Race define the era and remain popular. Modern-day designers fuelling the retro revival include Orla Kiely, whose Linear Stem repeat print in olive, mustard and tangerine embody the geometry and colours of the time. John suggests pairing Orla Kiely cushions with geometric blankets by Eleanor Pritchard. Her woven blankets are inspired by the appearance of the first TV sets. Finally, make a statement with lighting. Oversized floor lamps, multiarmed chandelier pendant lights, Vernor Panton’s Flowerpot lamp and emerald Amronite desk lights epitomise the 1950s. Wall sconces were a big trend too, but some things are best left in the past...

Beauty in the bathroom
Duravit
The humble bathroom has come a long way in the last few years. Now, toilets sync to your mobile phone; showers wash you with ambient lighting; baths levitate next to beds. Bathroom design is now fined-tuned to the individual, creating a welcome refuge away from an increasingly watchful world, where no faux pas is safe from social media hounds. “Bathrooms increasingly act as a place of self-expression and escape in today’s fast-paced world, and at Hansgrohe we encourage our customers to take individualisation to the next level,“ says Dirk Schilmoeller, Hansgrohe’s Middle East sales director. “The year of 2014 is all about intuition, integration and ease of use.” The company plans to launch a range of mix-and-match Axor accessories in 2014 with adventurous contours and styles, encouraging consumers to customise and create their ultimate dream bathroom. The new range from Dornbracht affirms this desire for an intimate and individual washroom. “The personal touch makes it a refuge beyond the hectic pace of day-to-day life,” agrees CEO Andreas Dornbracht. “An endless array of new opportunities and choices offers each one of us the freedom to precisely adapt our everyday lives to our own personal needs and wishes.” The German company has responded to this with the new IMO range, aptly coined fom the phrase ‘in my opinion’. “This is just the thing for the styleconscious consumer for whom a sense of independence in bathroom design is important,” explains Andreas. “A universal line of fittings that highlights one’s own style, fitting in perfectly with one’s personal world.” However, we mustn’t forget that much of a bathroom’s style is soaked within the purchase of long-standing suites and cabinetry, more than changeable accessories and evolving technology. Duravit designer Philippe Starck highlights sanitary ceramic as an almost indestructible material and an ideal canvas for timeless design. “Now that the throw-away society has had its day, there is only one modern parameter,” says the Frenchman. “That is the elegance of durability: every purchase must be made for life – and for the life of the next generation.” Dornbracht

Hues just for you Our homes have become very personal places: an environment that is less about prestige but more about character and memories. And there’s no better way to express yourself than through colour. “There’s something so refreshing about today’s focus on personal, accessible home design,” says Lisbeth Larsen, global colour manager at Jotun Decorative Paints. “A simple and very important step is to choose the right colours.”
The company is forecasting three key colour trends for 2014: New Comforting, Urban Casual and Travel in Style. “With its modern colour palette, New Comforting allows people to create spaces of harmonic balance and quiet simplicity where they can rediscover true peace,” explains the colour expert. This tranquillity is created from a light palette of dusky pinks, soothing ceramic hues and tealtinted greys for a naturally soft and calm ambience. Sophie Johnson, course tutor at Chelsea College of Arts, agrees that
softer shades will be a key trend. “Bright, bold colours have been around for most of 2013 but a lot of homeowners have struggled to use them,” she says. “In 2014, softer shades will become available, allowing people to pair bolder colours with more neutral ones. Yellow will be on-trend but can be a challenging colour so it will need to be paired with grey, taupe or sand.” Last January, forecasts at the International Furnishings and Design Association (IFDA) predicted that blue would continue its reign as the most popular colour in home design. This year, it is darker and more masculine but still a colour of trust, which is appealing in times of economic and social unrest. These comments come to fruition in Jotun’s Urban Casual and Travel in Style looks, which team deep shades of petrol blue and rusty red with hessian and limestone. “Urban Casual offers a stronger palette of colours,” adds Lisbeth. “Travel in Style takes you on a voyage of bold glamour with rich, warm colours that reflect the interiors of elegant adventures and sophisticated design.” This look also features Mexico yellow as an engaging accent colour and blends the warm tones of red and orange to create a welcoming shade that exudes luxury and confidence - exactly what our homes need to march us forward into the New Year.

Home Centre makeover: After
Home Centre
Get a new look for the New Year It’s the perfect time to revamp your home with a makeover A new look is certain to change the way you feel and react to a room, and will boost the amount of time you spend there and the enjoyment you gain from doing so. Remember that a makeover doesn’t have to involve a complete transformation. An easy yet effective solution is to rearrange your existing furniture or swap them with those in another room. Similarly, buying new artwork, lighting, cushions, rugs and flowers can change a room dramatically and give furniture and colour schemes an instant lift. Before:
Remember that a neutral colour base is the most versatile It’s that time of year again, when we take a good long look at our home décor and realize it’s not as exciting as it once was. The New Year brings with it a sense of vitality, a fresh perspective and anticipated plans for the coming year. So it’s the ideal time to revamp those dull rooms with a makeover. Take a look at the dramatic change in the AlQawasmeh family’s living room in Al Markaziyah, Abu Dhabi (left). After 11 years, mum-of-three Amani was fed up with the old colour scheme and furniture but with young boys to raise she couldn’t find the time to shop for a more modern look. Thanks to winning Home Centre’s annual Room Makeover Contest, the family can now enjoy a sophisticated open-plan living room and dining room furnished with a mature colour palette and interesting ethnic accessories. Home Centre stylist Hanne Gokstad says: “The challenge was to create a new room that is more vibrant and inviting, yet without using loud combinations or drastic changes. Another task was to choose the right furniture suitable for adults and children, and create enough space for entertaining her friends and family. “Style-wise, something family-friendly and down-to-earth was required. So we chose a subtle green wall paint and our neutral Daffodil sofa suite to start with, and dark wooden furniture to give the room a warmer, cosier look.” bhomes.com
When redesigning a room, the first thing you should do is assess the space available. This will set the functional and social parameters and will influence your choice of furniture. With living rooms and dining rooms, you also need to think about how many guests you will regularly entertain there, or whether it will predominantly be a family space. After this, you can look at your own personal preferences for colour, style, accessories and focal points. Play a game with the kids and ask each other what your favourite colours and patterns are so that everyone has an input. Remember that a neutral colour base is the most versatile. A light-coloured canvas will allow for greater freedom in your accessories and feature walls. Furthermore, it will be much easier to update the room with new colours, decorations and paint in the future.

THE ART OF SUSHI Multi-Michelin-starred chef Joël Robuchon designs a menu that’s too good to eat
Sea bream kiwi tartare
100g fresh sea bream 35g kiwi fruit 35g pears 2g hondashi 1g salt 50oz yuzu citrus juice 2g miso 8g raddish 1g masago roe 1g chives Dice the fresh sea bream, kiwi fruit and pears – 1cm cubes are a good, bite-size benchmark.
bhomes.com
In a large bowl, mix together the sea bream, kiwi fruit, pears, hondashi, salt, yuzu citrus juice and miso. Take a round mould or pastry cutter the size of your fist, place on the serving plate and fill with the tartare. For the garnish, shred the raddish and sprinkle on top along with the masago roe and a pinch of chives. Serve with pickled ginger, wasabi and soy sauce.
Every year, SushiArt invites a celebrated chef to create a beautiful, unique menu of sashimi, sushi, hand rolls and tartares that tantalise diners with flair, creativity and the finest of ingredients. For 2014, Joël Robuchon has masterminded a menu of seven colourful dishes exclusive to the Japanese restaurant in DIFC. The renowned French chef has earned an astonishing 28 Michelin stars, the most in the world, and has six awardwinning outlets in Japan. “Joël wanted to emphasize the beauty of sushi and colours that make your mouth water even before tasting,” says Cédric Cerf, the founder of SushiArt. “He has focused on bold and crunchy colours and textures and these seven dishes play with the yellow, orange and green colours that bring sun to the plate and stir the appetite.” “As there is a taste range, there is a visual range with the ingredients to be used,” comments Joël. “The eye opens and decides the appetite first. The visual should not be overlooked.” In Japanese culture, sushi is considered to be an art form because its appearance is just as important as how it tastes and takes years to master. What are the secrets to making sushi yourself? “When making sushi at home, keep in mind that the rice should be close to room temperature before you begin making the sushi,” advises Cédric. ”So make the rice at least a few hours beforehand. “Be sure to choose very good quality fish, like salmon, tuna and sea bream. And make your sushi a maximum of one hour before your lunch or dinner to keep your fish fresh and your rice sweet.” He recommends making marinated chirashi and sea bream kiwi tartare at home – they’re great for beginners, look divine and taste delicious. mysushishop.ae January 2014

Marinated chirashi
300g sushi rice 100g fresh tuna 100g fresh salmon 20g leeks 40g cucumber 2g mint leaves 2g coriander 2g salt 5g hondashi 1g togarashi 5ml olive oil tbsp lemon juice The word chirashi means
scattered, and this satisfying dish is basically a large bowl of rice mixed with fish, vegetables and seasonings. Firstly, wash the rice under the tap and then soak for 30 minutes. Put in a pan with 300ml water, cover and bring to the boil for five minutes. Reduce the heat and let it simmer for 10 minutes, and then leave to cool. Dice the fresh tuna and salmon into 1cm squares, or
bite-size pieces. Finely chop the leeks, cucumber, mint leaves and coriander. In a large bowl, mix together all the ingredients except the rice. Marinate for 15 to 20 minutes in the refrigerator. Put the cooked rice in the bottom of a large bowl and scatter the marinated tuna and salmon mixture on top. Serve with pickled ginger, wasabi and soy sauce.

A large, sociable family would feel quite at home here. The generous 10,000-square-foot floorplan allows for seven bathrooms, three reception rooms, a fully fitted kitchen, a home office, gymnasium and a maid’s room. Downtown is an investor’s dream Now is the time to buy, says Patricia Fernandes, manager at Better Homes in Business Bay “Downtown Dubai has certainly become a market for investors. As this is one of the most expensive places to invest in, now is definitely the best time to buy as prices will certainly rise this year. “With Dubai winning Expo 2020, property prices all over Dubai are set to gain momentum gradually and the projection for 2014 will see them rise by 10% to 15% in most areas. In the last six months alone they have risen by at least 5%. “Downtown Dubai offers a prestigious address with many iconic landmarks – Burj Khalifa, the tallest building in the world; The Dubai Mall, the largest mall; and the breathtaking Dubai Fountains – providing residents with beautiful surroundings, a vast array of shops and restaurants and the very best of modern city living. “The development is divided into eleven major projects: Burj Khalifa, The Dubai Mall, Dubai Fountain, Burj Park Island, The Address Downtown Dubai Hotel, The Old Town and The Old Town Island, Souk Al Bahar, Emaar Boulevard, The Residences, South Ridge, and Emaar Square. “There is a mix of small apartments, decent sized villas and spacious apartments – look for larger, luxurious apartments in high-end buildings like The Address Downtown Dubai, Burj Khalifa Tower, The Residences and 29 Boulevard. Other popular choices include South Ridge, The Old Town and The Old Town Islands, The Lofts
and Standpoint. “The hotels here (namely The Address, Al Manzil Hotel, The Palace Hotel and Vida Hotel) are great for socialising and dining. For families, there’s plenty to entertain the kids in The Dubai Mall, with an aquarium, KidZania fun zone, ice skating, skiing and a multi-screen cinema. “If you’re considering Downtown Dubai as an investment move, there is a variety of very expensive, high and mid-range options. “Buying a two-bedroom apartment in The Address Downtown Dubai or Burj Khalifa could set you back AED8million to AED10million, while a two-bedroom apartment in The Residences or 29 Boulevard can be anywhere between AED3.5million to AED6million. Pricing depends greatly on the floor, if the property is furnished and/or serviced, the amenities and the views of Burj Khalifa or Dubai Fountain. “The return on investment is averaging 4% or 4.5%, after deducting maintenance charges. In terms of leasing, prices are going up but have stabilised slightly with interest slowing down because of the holidays. However, this will pick up again now. “For leasing, a two-bedroom apartment in Burj Khalifa Tower can command an average of AED250,000, while South Ridge and The Residences cost AED170,000 and 29 Boulevard goes for AED150,000 per annum. “New projects include The Address The Boulevard, The Address Residence Fountain Views and Sky Views from Emaar Properties, as well as Burj Vista and the Dubai Opera House project, a cultural entertainment hub which is said to open in 2015.”

On the Up
Independent Finance’s general manager Sam Wani discusses Dubai’s economic growth Dubai’s economy is expected to grow by 4.7%, exceeding earlier projections of 3.8%. A couple of indicators providing credence to this new projection are the tourist numbers that grew by 11% last year and re-exports which rose by 13%. Hotel occupancy in the lean period of the summer was at 76.1%. This figure is expected to cross 90% in the peak season this winter. The government will also be increasing its spending by 11% to AED37.88billion. This is on the back of revenue raising by the government to AED27billion, consequently
reducing the budget deficit to less than AED1billion – and leading to the expectation that the economy will grow by 4.5% in 2014. A recent survey of high-net-worth individuals by Cluttons revealed that most investors in GCC now prefer investing in Dubai rather than London. The growth in economy is stimulating expansion in existing businesses and new businesses starting up, and therefore creating more jobs. As employment grows, more expatriates are returning to Dubai. The direct beneficiary is the housing industry. Property prices in Q2 2013 were 23% higher over prices in Q2 2012 and the surging demand has encouraged more people to buy property. However, this also brought flippers into the buying cycle who have inflated prices. The authorities indicated new regulations were to be implemented to curb flipping and encourage longterm investors and end-users. RERA eventually doubled the title deed registration from 2% to 4% and Dubai Central Bank also announced the implementation of the mortgage cap. These measures have cooled the market down slightly. Property prices rose by only 8% in Q3 2013 over those in Q3 2012. They now stand 25.7% below the 2008 peak
and 47.6% above the bottom reached in Q2 of 2009. The price growth was the highest in Emirates Living and Dubai Marina at 8.7% and 10.1%, respectively. Jumeirah Village was the best performing district with an 18.4% growth. The rental market grew by 8.2% in Q2; however, this growth tapered down to 3% in Q3. The lowest rent growth of 2.7% was seen in the upmarket apartments in Downtown. The growth was highest in the lower budget areas within International City, topping 9.9%. Overall, rent has grown by 14.2% so far this year and has now shown a year-on-year growth of 22% over Q3 2012. An existing rent cap was helping the older tenants to hold onto their tenancies at lower rents. This created some discrepancies in the market as investors couldn’t get the right yields even though the prices of their properties were rising. The government has recently come out with a new rent cap law which lets landlords raise rents by up to 15%, if the existing rent is 35% more than the average rent in the area in question. This law balances the right of the tenant with the aspirations of the investor. It also acts as an inflation-beating mechanism and gives the tenant the stability they crave for. independentuae.com

Ask the agent Andrew Elliott, residential consultant Demand is strong in Jumeirah Lake Towers at present, with a large amount of new companies setting up in JLT. I have started to see a lot of companies that I leased in the last two to three years coming back to me to look for larger spaces, which is a good sign of the success of Jumeirah Lake Towers. Current lease rates for shell and core spaces are between AED45 and AED85 per square foot, depending on the building and the location. Fitted-out units range between AED85 and bhomes.com
AED125 per square feet, excluding Almas Tower. The sales prices are ranging from AED800 to AED1,500 per square feet, depending on whether the unit is shell and core or fitted out.

Ask the agent Nicole Burt, residential consultant Dubai Investment Park (DIP) consists of a number of residential apartment complexes: Ritaj, Dunes, Themaar, Union Residency and Ewan, as well as the gated Green Community (East and West) in DIP 1. The Green Community features villas, bungalows and townhouses ranging in size from 4,176 square feet to 5,900 square feet, and low-rise apartments ranging in size from 930 square feet to 3,500 square feet. Although prices continue to rise both in the rental and sales markets, the properties in this popular community represent excellent bhomes.com
value for money, with villas renting at an average of AED53 per square foot – compared to AED72 per square foot in Arabian Ranches. Apartments rent at an average of AED78 per square foot. Dubai Investment Park continues to grow, with four good schools and a number of wellknown supermarkets in the area. Its close proximity to Jebel Ali Port and Dubai World Central, as well as the upcoming Expo 2020 site, makes it an excellent place for businesses to base themselves, which residential properties will only benefit from. BH lust-have West Elm
Get into shapes A New Year’s promise we really can keep One of our favourite trends this winter is geometric pattern. This tactile micro trend has picked up its pace in recent months and can now be seen on more than just an accessorising cushion. The fashion for cut-out silhouettes has taken it one step further – take a look at West Elm’s geometric cut-out rug and chair. Teamed with the sharp shapes imprinted upon the table top, lightshade and cushions, this layering of pattern strikes a pose and adds interest without being over-the-top. westelm.me
