Independent Finance’s general manager Sam Wani fills us in on the latest movements in mortgages Quarter two of 2012 is turning out to be an exciting time for the Dubai property industry. Tamweel established itself as the market leader, disbursing more than AED100million consistently every month. They were followed closely by UAB, Mashreq, HSBC and RAK Bank. We also witnessed some other lenders establishing their presence in the market – most noteworthy of these were ADIB, EIB, Noor, UNB and ADCB. This quarter also saw more and more fixed rate products enter the market. Most popular amongst these was the 4.99% 5-year fixed product, with 0% processing fee as an added benefit. Some other fixed rate products were 3.99% 2-year fixed, 4.99% 3-year fixed and 4.99% 2-year fixed on an 85% LTV mortgage. Some banks also adopted Eibor as their
benchmark rate. This development is quite significant – not only does it show renewed confidence amongst the lenders, but also a maturing of mortgage product design criteria. With an Eibor-linked product, banks cannot change the rates at will; Eibor will define the prevalent rate. Confidence in the property market seems to be returning. Emaar launched a new off-plan development of 294 units in the Views. The stock was sold out in a day. End-users who had been watching from the side lines will have a strong impetus to take the plunge into homebuying now. Recent reports have also shown price rises in some well-established areas. All of these factors point towards the emergence of a new growth curve in the property market. independentuae.com

Chatting in Leigh MacDonald’s one-bedroom apartment, it’s hard not to feel at home. With freshly-cut blooms, heart-shaped pendants and candles galore, this chic abode is brimming with welcoming touches. “I wanted to create a friendly atmosphere,” she says. “I’d say my style is warm and welcoming – I don’t want to live somewhere that feels too precious, too modern. It’s a feminine, relaxed place, and I like to have lots of personal items and photos on display.” For Leigh, Mirdif offers the perfect balance of great location and spacious living. “It’s a very family-orientated area so you get to know people, and there’s a lovely atmosphere. Many different nationalities live around here, and it’s a very friendly neighbourhood. This is

my third year in this apartment. I’m a teacher at Uptown Primary School, and I moved here because it’s handy for work and has fantastic transport links. Mirdif is a wonderful place for families: many of the children that we teach also live in this area, and there are lots of leafy places for the kids to play in. And because there’s so much space, many people have villas with their own gardens.” The outdoorsy lifestyle is popular in this part of Dubai: There are plenty of landscaped areas, and the 620-hectare Ras Al Khor Wildlife Sanctuary – where you’ll find lagoons, mangroves, and over 500 species of plants and animals – is just a short drive away. “I’m from a farming area of South Africa, where the landscape is very green, so I prefer living
somewhere that isn’t too built up,” says Leigh. “The best thing about living here is that it’s out of the city – you feel like you’ve got space. It’s a green area, with trees and flower beds. It feels much more homely than the high-rise parts of the city, and I like that the apartments are in low-rise blocks – it gives you much more of a community atmosphere.” Mirdif is an up-and-coming neighbourhood, with new developments being constructed to keep up with demand – but does this mean that quality is being compromised? “Not at all – this apartment has excellent finishings,” says Leigh. “Most of the blocks have very good leisure facilities too: this one has a brilliant gym and pool, and I often go swimming with my friends after work.”

Mirdif and Mushrif parks boast running tracks, basketball courts and football pitches, and are popular with all of the area’s residents. Good-quality beaches are just a stone’s throw away too: “Jumeirah Kite Beach and Al Mamzar Beach Park are the closest ones. They’re lovely; they have lots of facilities, and there is often a lot going on for kids.” But what about amenities for singles and couples – is it just family entertainment here? “The shops and restaurants are great for everyone – Mirdif City Centre is just around the corner, and I love it. There’s a good cinema too – we often spend evenings there. The mall isn’t overwhelming, and it has all the shops you need. There’s H&M, Zara, Next, Debenhams and Steve Madden, and a really big Carrefour.” Leigh’s signature interiors items look like one-offs – where does she find them? “Most of the knick knacks have been sent over as presents from my family,” she says with a smile, “but I love hunting through boutiques. There are plenty of small shops in Mirdif, and I went to Al Safa Flea Market recently too. That said, most of my furniture items are from Ikea – it’s in Festival City, a few minutes away.” From studio flats to multi-bedroom villas, there are plenty of accommodation options in Mirdif. Leigh’s apartment is open plan, with a spacious kitchen and living area, perfect for entertaining. “I love cooking – whether I’m making a simple salad or a roast dinner for all of my friends, I’m happiest when I’m in the kitchen. The Fruit and Vegetable Market is just across the road, and the Fish Market and Deira are only 15 minutes away. The souks are wonderful for spices, and when family and friends are visiting it’s great to explore those areas with them.” When it comes to eating out, the easy road links to Garhoud come in handy: “Méridien Village is close by, and you’ll find lots of nice restaurants there. Century Village and Irish Village have lots of great dining options too; there’s a brilliant bistro called St Tropez, which is very intimate, with a wonderful à la carte menu.” And what about the local options for takeaway? “I don’t order in very often, but Oregano in Mirdif is very good.” Being close to the Creek opens up a wealth of dining options too: “In Deira there are lots of hidden gems – Ravi in Satwa does fantastic Pakistani food, and the Indian food in Karama is wonderful. I often go exploring there with my friends – we like to find small, cheap places to eat, and I take visitors on the dhow cruises from there along the Creek. Living here allows you to explore both sides of Dubai: the older traditional areas are close by, but there’s also great access to the new.”

There are plenty of different types of property throughout the area, but it’s worth noting that you can only buy in Uptown Mirdif. The Private Villas outside of Uptown are only available to Emirati buyers, so seek advice from a Better Homes consultant. The options for renting are numerous, and you’ll find everything from small apartments for young professionals to large villas with room for all the family. Even if you’re not in the centre of Mirdif, you’ll enjoy easy road access to the amenities it offers, but if you’re looking for something in the heart of the neighbourhood you’ll still find good-value space.
This is a multi-cultural community so there’s a restaurant to sate every craving. You’ll find all of the favourites in Mirdif City Centre, such as Carluccio’s, Chili’s and Yo! Sushi. Close proximity to Festival City opens up a range of waterfront cafés and restaurants, and Garhoud’s Méridien Village is very popluar with locals. You’ll be spoiled for choice when grocery shopping too: there’s a Spinneys supermarket, Carrefour, Fruit and Vegetable Market, as well as a selection of specialist shops in City Centre. The Creek and Karama regions have a wealth of Indian options if you fancy an authentic curry.
The City Centre complex is brimming with high street and high-end stores, as well as entertainment options for all the family. Try your hand at skydiving in iFly, an indoor wind tunnel, pitch your footie skills against the pros’ at Soccer Circus, or catch the latest Hollywood, Bollywood and Arab blockbusters at the ten-screen VOX cinema. For a breath of fresh air, pack a picnic and explore the nearby Ras Al Khor protected wildlife area, or head to Mushrif Park for pretty landscaped gardens. Dubai Creek is just a 15-minute drive away, as are the gold and spice souks of Deira.
Schooling With such a high number of families living in the area, you can be sure that the education opportunities are plentiful. Popular options include Uptown Primary School and Uptown School (uptownschool. ae), which will be assimilated into a nearby campus for all ages in 2013; Mirdif Private School (mirdifprivateschool. ae); Star International School (starschoolmirdif.com); and Gems Royal Dubai School (royaldubaischool.com). Handy links to Emirates Road mean that even if your little ones are enrolled elsewhere, the school run should be a breeze.

With any Order that is made for you to make a regular payment, whether it would be as a result of repayment of a debt or payment of maintenance under a Court Order, the debt remains payable and enforceable as long as it exists in the Courts. Therefore, you have one of two choices. In the first instance, it might be wise to write to your ex-wife and explain your situation and ask her if she will formally agree in writing to suspend or reduce the payments that you are making until your circumstances improve. If she is not willing to do so, then it is important that you apply to the Court as quickly as possible for a variation of the original Order because the sooner that variation is made, a new Order will be put in place for a reduced payment. If, in the meantime, you find alternative employment and are able to resume payments, you can always choose to withdraw your application, however, you may wish to proceed especially if your new employment is at a reduced salary which would, thus, still make it difficult for you to maintain payments under the original Order. In these sort of situations it is always better to try and deal with matters with the consent of the other party in the first instance and if she requires proof of your lack of employment, then I am sure a letter from your ex-employers might persuade her to agree to a temporary suspension or reduction. A stitch in time
Searching for a one-off interiors piece with a story of its own? The answer may be closer than you think... There’s a quiet revolution going on in the world of interior design. For years, traditional Emirati crafts – once key in the creation of family homes – have lain dormant, forgotten in the furore of luxury malls and vast economic growth. Rural artisans have kept their skills but, without the courage and opportunity to take on global brands, their work has been forgotten. Until now. Slowly but surely, hand-produced items, crafted by artisans from all over the Emirates, are finding their way onto the market. Look closely, and you’ll see that the shelves of small boutiques, cultural hubs and arty cafes are bright with traditional weaving and embroidery – and it’s being snapped up faster than ever. Look even closer and you’ll see that most of the products were made by the ladies of Sougha, an organisation created by the government-subsidised Khalifa Fund for Enterprise Development. It hasn’t been an

easy journey, but Leila Ben-Gacem, Senior Manager of the Entrepreneurship Development Department and driving force behind the initiative, is glowing with Sougha’s success. “People always think that there are no artisans in the UAE, but they’re wrong; 40 years ago the community had to produce everything with their own hands. Every rural woman traditionally has a craft – whether that is palm-weaving, embroidery, or making hand-spun wool – and we started Sougha to give them business awareness. We wanted to tell them that their products could be of better quality, in better colours, and such changes would make people want to buy them. At first, they didn’t believe us – they thought that they were too far removed from the new reality to sell anything.” Leila and her team embarked on a huge re-education project: “I went door to door through the remote Western Region of Abu
Dhabi, trying to explain to the women that we would help them help themselves. Not everybody accepted that, but eventually we recruited a small group of ladies. We designed them projects that we thought would sell, such as vanity cases, cushion covers and bags, and spent the whole of 2009 training them and honing their skills.
‘People think there are no artisans in the UAE, but they’re wrong’ It was a difficult task – many of our artisans are illiterate, and they have such large families that they can only dedicate a few hours at a time – but it was very rewarding.” When success eventually came, it was on a scale that not even Leila could have predicted. At the 2010 Abu Dhabi International Book Fair,

selling the hand-made products of just 15 Emirati ladies on a small stall, Sougha took AED53,000 over four days. “It was incredible. Of course, every woman in the Western Region heard about it – afterwards, we were inundated with requests from people who wanted to join us!” Now Leila has a group of around 100 women who make regular incomes of AED3-5,000 from their crafts, and the projects have become increasingly ambitious. “We have been very successful with the textile weaving, basket weaving, talli embroidery and leathermaking. We now have groups in Fujairah, Ajman and Sharjah. Our products are more complex, more innovative – and we are continuing to develop local skills. We create coasters, table runners and soft furnishings, and have found a synergy between traditional crafts and modern demands such as iPad cases and laptop bags. We also collaborate with designers, producing materials and textiles for them.” One such designer is Mira Ghanem, a Dubai-based furniture designer of Finnish and Lebanese descent, who has been producing furniture in the UAE for the past ten years. Her designs feature colourful woven fabric from Sougha, combined with camel leather from Abu Dhabi’s Al Khaznah Tannery. “Local craftsmen see great potential in developing furniture pieces, and the options and colour palettes have so many different possibilities that I can hardly keep up with all of the concepts.” One of Mira’s concepts, a modern twist on the traditional majlis, took her to
Dubai’s Design Days, a leading interiors exhibition. “It made perfect sense to combine traditional camel leather with a contemporary design. The story behind the use of camel leather with the modern majlis sofa can be traced back through the story of desert life – it speaks directly to the heritage of the UAE. The designs have had a wonderfully positive response in both the local and international market; people are either attracted to the idea to own a memory from their time in the Arab world, or they are genuinely keen on the design. We’ve had requests coming in from all over the world.” For Leila, the re-invention of traditional pieces and crafts is ever-tempting: “I would love to start producing furniture – there are so many men, especially in the northern emirates, who are skilled in wood and leather work. They make drums, boats, instruments – all from palm tree wood, leaves and fibres, as well as leather from their animals. I’ve no doubt that their techniques could be customised to make good furniture.” In the meantime, Leila and her group of dedicated trainers continue to work with Emirati women, and the core values of Sougha are stronger than ever: “We make sure that the women make no social sacrifices; the training is always provided by females, and we never ask them to go far from their homes. Their culture is part of their legacy; in order to protect Emirati crafts, we have to respect the ladies that do them – without them, Sougha would be nothing.”

Spanish bites Bring a taste of the Mediterranean to your table with these tasty tapas recipes
For chef Marta Yanci (pictured right), tapas aren’t just party nibbles – they’re ingrained in her culture. Her traditional recipes have been the toast of the town ever since she founded bespoke catering company Marta’s Kitchen, and now she’s passing on her gastronomic secrets in ever-popular culinary workshops. But what makes the Spanish morsels so special? “Tapas enable you to try a lot of different flavours and textures in just one meal, and there’s something for everyone’s taste. The word tapa means ‘lid’ or ‘cover’; tapas were originally pieces of bread that waiters would put on top of clients’ drinks to stop bugs or flies from getting in. There are subtle regional differences between
the dishes too: In the north of Spain – San Sebastian, for example, where I am from – tapas are called pintxos, and sometimes they are true pieces of art. A pintxo is conceived as a miniature dish, rather than just an appetizer. In the south, in Andalucía, tapas tend to be more traditional and less elaborate. The produce they have is amazing and they like to keep it simple.” But are locallyavailable ingredients up to scratch? “Of course they are! For instance, local tomatoes are perfect for gazpacho. I have always loved experimenting in the kitchen but it wasn’t until I came to Dubai that I was given the chance to follow my dream.” martaskitchen.com
STUFFED MUSHROOM TAPAS
GAZPACHO SHOTS

Serves 6 • 6 large mushrooms • 3 slices of beef ham • 1 small onion • 1 garlic clove • 2 tbsp of soy sauce • 1 tbsp of red vinegar • Salt and pepper, to taste
1. Preheat the oven to 180 oC. Wash the mushrooms and separate the sticks from the caps. Finely chop the onion and sauté with olive oil.
2. Finely chop the garlic and mushroom sticks, as well as the beef ham. When the onion goes transparent, add the garlic and mushroom sticks to the pan, together with the soy sauce, wine, and salt and pepper. Cook for 5 minutes on a moderate heat. Remove from the heat, then add the ham. 3. Lie the mushroom caps bottom-up and fill each one with the mixture. Bake on a greaseproof tray for 15-20 minutes, until tender. Serve immediately.

Serves 6 (generously) • 2kg ripe tomatoes • 1 cucumber • 1 green bell pepper • 1 garlic clove • 50ml red vinegar • 30ml extra virgin olive oil • Salt, to taste
1. Remove the skin from the cucumber with a peeler. Place the tomatoes into a heat-proof bowl, cover with boiling water and set aside for 30-60 seconds. The skins will quickly split; remove the tomatoes from the water using a fork, and when they’ve cooled simply strip away the skin. 2. Dice all of the vegetables, and blend everything except the oil in a food processor on a high setting. When the mixture is smooth, add the oil and blend on a low setting. 3. Pass the liquid through a sieve to remove any seeds or chunks, then refrigerate for at least an hour. Serve chilled in small glasses with finely-chopped bread, fresh tomato or raw onion as a garnish.

Serves 2 • 1 tilapia fillet • Juice of 1 lemon • Fresh coriander • 1 small red onion • Salt, to taste
1. Dice the fish and place it in a mixing bowl. Sprinkle with a generous pinch of salt and let it rest in the fridge for 10 minutes.

Now add the lemon juice, and let the fish rest for half an hour. The acidity from the lemon will marinate and ‘cook’ the fish.
3.
Finely chop the onion and coriander, and add to the mixture. Stir well and serve immediately.
Serves 4 • 200g small shrimps • 5-6 small red chilies • 2 garlic cloves • 3 tbsp olive oil • Salt, to taste

Peel and chop the garlic in to thick slices, and sauté on a moderate heat in a pan with olive oil.
2. When the garlic is golden, add the shrimps, salt and chilies, stirring constantly to prevent the garlic from burning. 3. When the shrimps are cooked (after roughly 3 minutes), serve straight away in small tapas bowls with plenty of fresh bread to dip in the sauce. June 2012
