FAMILY VALUES Why the first residents of Emirates Hills still call it home over a decade later
23
Words by Eleanor Joslin Photos by Nasir Rauf Spending time with her family is clearly important to Lama Bazzari. She’s a busy woman, too. In 2001 the hardworking mum-of-three founded NStyle International Group – now an incredibly successful franchise comprising of NStyle Nail Lounge, NStyle Nail Care and Urban Male Lounge, with over 600 employees and salons across the world, including North America and Canada as well as throughout the Middle East. The ambitious businesswoman is not one to rest on her lacquered laurels, either. More recently, she’s taken over the BiCE restaurant brand, opening Sapori di BiCE in City Walk to join BiCE Mare in Souk Al Bahar. This year she has exciting plans to expand both franchises – but that’s a secret, for now. With all this packed under her entrepreneurial hat, where does she find the time for family? In their cosy six-bedroom villa nestled in leafy Emirates Hills. “The weekdays are for work but in the evenings and weekends my husband and I are always with our children,” she says. “We love spending time in the garden with the kids and they love the pool, especially when the weather is good. “When relations and friends come over we do entertain in the downstairs living rooms but we try to spend most of the time in the garden. “Our favourite room is the family room, upstairs. It’s very comfortable and casual, and we spend a lot of time there watching TV together and playing board games. We are very close to the kids here.” The neutral earth tones of the large modular sofa are calm and soothing, with accents of red and orange adding warmth and colour. However, the real draw is the photo wall. Rows and rows of snaps tell tales of happy family holidays and birthday parties. The couple’s beautiful daughter, Farrah, aged 11, already shows signs of being bhomes.com
a natural model, while sons Omar, six, and Karim, four, smile toothily at the camera. “We love having fresh photos of the kids when they’re young and growing up,” she explains. “It’s always nice to have memories. We’ve got photos of holidays to the south of France, Italy, Jerusalem, Disney Land and of Farrah’s birthday on this wall. We update them every year, too, and we move the older ones into bedrooms and the living rooms downstairs.” The couple bought the villa in 2003. Lama, originally from Palestine, was working in Washington DC and followed her job to UAE in 2009, initially on a temporary basis. After a spell in Bahrain where their daughter was born, and where the NStyle
concept was conceived, they returned to Dubai. “I found Dubai to be a much cosier city than DC and it was obvious that there were great opportunities here,” she recalls. “You could tell that there was going to be a lot of change for the positive and there was talk of so many exciting projects like Dubai Marina and Media City. “We have been in this villa over ten years now and we have lot of good memories here,” she says fondly. “We had both boys in this house, and it’s a real family home.” Back in 2003 they were one of the first residents in Emirates Hills. Since then the area has changed a lot, and has been engulfed by an ever-expanding high-rise Dubai. March 2014

Objets à l’amour As Maison & Objet sets up home in Asia this month, we look at the trends that emerged from the recent show in Paris
Above, and right: Tom Dixon

London designers steal the show While showcasing collections from online boutique wysada.com, Hollie Kiernan spotted these key concepts for S/S 2014 A highlight in every design aficionados’ calendar, this year’s Maison & Objet exhibition was a veritable feast for the senses. Situated in the vast location of the Parc d’Exposition in northern Paris, the show featured more than 3,000 exhibitors and welcomed over 150,000 visitors to its nine cavernous halls. Fuelled by numerous Paul espressos and pit stops at mobile Ladurée stands, we spent five days in this glorious haven of design to bring you this year’s hottest interior trends. Colour: With spring in the air, there was an emphasis on muted sherbet pastels, with coral and soft orange shades featuring in several stands. Pomax celebrated spring with a rainbow of pastel ceramics, while Bloomingville included fresh minty hints in its Nordic display. Decadent copper and gold accents were also out in force, with Tom Dixon (this year’s Maison & Objet Designer of the Year) paving the way with golden tea sets and his signature copper pendant lights. Opulence and luxury were strong themes, and Portuguese brands Brabbu and Boca do Lobo showcased lavish creations in sumptuously warm tones. DK Home enthralled us with its dedication to craft and use of geometric marquetry – something that Rue Monsieur Paris and DN Designs also featured, with intricate mother of pearl inlay on glossy wooden tables and chairs. Minimal design is still a recurrent theme. Universo Positivo created our ideal office environment complete with fun neon accents. Bleu Nature showcased a mesmerising collection of blonde and charred wooden furniture, suspended in frosted acrylic, and paired with butter-soft leather in creams and golden hues. We loved the patterns that came from Londoners Orla Kiely, House of Hackney and Akin & Suri, plus the kaleidoscope of colour from Desiguel. Flux and Custhom celebrated ceramics with a contemporary interpretation of the classic white and blue print.

Munna
Better to be botanical BH loved the burst of springtime blooms at Maison & Objet, reveals Eleanor Joslin Trends can be transient – that’s why we’re continually intrigued, after all – and there are few you can be certain about. However, spring florals is a naturally recurring theme that can always be relied upon at this time of year, just as red and gold come to the fore during the festive season. Maison & Objet was abloom with the feeling of fresh starts, energised by the show’s floral furnishings and fabrics, and springtime colours. There’s a marked change from last year’s neon brights – we saw dusky pinks, leafy greens, lemon yellow and sky blue enveloping the show with swathes of cheerfulness. New wallpaper and textile collections from de Gournay evoked the theme wonderfully. Beautiful silk wall coverings were intricately hand-painted
with delicate lilies, magnolias and citrus trees set against impressive metallic backdrops for a clash of visual texture. Maison Baccarat stole the show with its floral vase displays. Dining tables played host to the company’s classic crystal vases, filled with stunning floral presentations that created an inspiring banquet of blossoms. Furniture by Ginger and Jagger twisted the theme with thorny rose bushes. Spiky stems entwined tornado-like to form eye-catching dining table bases. We also saw elegant console tables, designed by Munna, sitting atop legs shaped delicately into tree branches. Such themes herald a refreshing change from feminine florals bordering on the sickly sweet.

Garden gastronomy Teddy bear’s picnic When they’ve outgrown mud pies, kids can be notoriously fussy eaters. Garden picnics are a great way to make healthy food fun, with bright picnicware, fingerfood nibbles and Mr Teddy joining in too. “Kids are more adventurous with their food when it’s being eaten outside,” says Zahra Hewson-Ventura, managing partner at Harvest Home Group. “Introduce them to new foods and flavours served on fun picnicware and make special memories at the same time.” Forget dull paper plates and disposables; buy picnicware you can all
treasure and plate up with memories, every time you dine as a family. Even carrot crudités will look yummy on Anorak’s colourful melamine picnic range – try the orange Kissing Rabbits, blue Kissing Horses and green Rolling Hills patterns. “This year picnicware will be coveting all things whimsical and letting kids be kids,” notes Zahra, who recommends Anorak as well as Emma Bridgewater’s pottery. Her nostalgic Beatrix Potter collection with Peter Rabbit and Flopsy will be a hit with boys and girls, as well as her pretty nursery rhyme designs or Starry Skies set, personalised with your children’s names (don’t forget Teddy’s).

Complement nature’s colour palette There’s no better venue than your garden for a get-together with family and friends, especially while the weather remains warm. Make the most of the temperate sunny skies and balmy evenings with an impromptu garden soiree or tea party. No doubt Mother Nature has lent a helping hand with the décor, embellishing your open space with verdant palms, bright flowers and inquisitive birds. If you need a spot of colour, place some potted petunias and desert rose by your borders. Complement nature’s décor with disposable dinnerware in vibrant colours that add more life to the scene, advises Hala Haddad, concept and
37
design manager at Pan Emirates Home. “Colours like transparent fuchsia, turquoise, lime green, purple, pink and yellow in contrasting combinations will always work,” she says. “When you’ve chosen a colour scheme, carry it through on the table cloths covering high tables – ideal for standing guests. Chair covers in the same cloth will tie the seating and standing areas together, and a contrasting colour on a ribbon or a bow will make the décor appealing. “A buffet table with chairs all around the garden is more practical than having a dining table set up. “Let’s not forget lanterns, music and a barbecue, with its tantalizing smell that cannot be missed, so you enjoy the experience with all your senses.”
Smokin’ hot barbecues If you’re treating your garden as an al fresco kitchen then you should treat it to the very best appliances – after all, you wouldn’t buy a second-rate oven for cooking dinner indoors. The big decision is whether to go for gas or charcoal. And, as with any culinary choice, it’s all down to taste. Gas-fired grills are very easy to use and clean but they don’t tend to smother beef sausages, succulent corncobs and juicy burgers with that tantalizing smoky barbecue flavour that we love so much. This is where charcoal grilling excels. It’s not as convenient but once the briquettes have been stacked, doused and ignited, and the flames burn down to white-hot crumbling coals, the smouldering heat sears food with that unmistakable crispy barbecue-black coating. Give us charcoal, any day.

In honour of Dubai Food Festival I dined at The Act, a restaurant-cumtheatre that celebrates the art of dining with music, dancing, acrobatics and, of course, exquisite dishes that bring the taste of Peru to your palate. From oxtail empanadas to red snapper ceviche, each dish was faithful and true to the tastes and flavours found 9,000 miles away. I was suddenly transported back two years ago, when I marveled at the mountains of Machu Picchu and was extremely grateful for the fortifying lama soup a stooped Quechuan woman boiled up in her yard. Nothing had ever tasted so good. I asked Roberto Segura Gonzales, head chef and former culinary advisor for the Peruvian Consulate in the UAE, why Peruvian cuisine is so celebrated in DFF. “It is rich and has an authentic and unique identity,” he explained. “Years of tradition and a mix of cultures have brought Peruvian cuisine to where it is today – one of the most important in the world. “For instance, Lima, the capitol of Peru, has been selected as the culinary capitol of South America, and Peru has been awarded for two consecutive years as the best culinary destination worldwide. “Peruvian food is not a new trend; is it a cuisine that was always there but is only just starting to get the recognition that it deserves.” How can people celebrate Peruvian food at home? “A simple, healthy and delicious Peruvian dish is the Classic Ceviche,” said the chef. “It’s a mix of raw fish marinated with lime juice. It is so tasty and very easy to make.”

End users have flipped the market Sam Wani, general manager at Independent Finance, discusses the massive shift in the mortgage market
Last year two new rules were issued to regulate lending, curb the influence of flippers and take the heat out of the market. UAE Central Bank reduced the loan-to-value mortgage limit to 75% for expatriates and 80% for UAE nationals, on first investments of less than AED5million. For more expensive properties, the limit is capped at 65% and 70%, respectively. Then there’s the increased title deed registration fee, which Dubai Land Department doubled to 4%.
Fanning the flames In 2013 the regulators realised that flippers were influencing the market heavily, and we were in danger of creating a bubble in the market. It was an investors’ market where quick transactions were made with cash buyers. Understandably, vendors sold to buyers with the maximum amount of ready money and shied away from dealing with mortgage buyers and banks, which would draw out the
process. A cash buyer can go straight to the transfer department and hand over the title deed. The job is done very quickly. The property industry is relatively new here and it is in this fashion that the market has been growing.
Dousing the heat These new measures will take the heat out of the market because flipping is no longer so profitable. For example, last year a cash investor could buy a property, hold it for six months and sell it on for 10% more. From this margin, he pays 2% registering the title deed and 2% to the broker, giving him a healthy return of 6%. Today, the same cash investor can expect to sell the property for 6% more – perhaps 8% at the most. With 4% now going to Dubai Land Department and 2% going to the broker, there is a minimal profit margin, if any. Higher acquisition costs and lower returns are too risky for investors. Therefore, the flipper is out. Who is in? The end user. This presents a massive shift in the market and is creating a mini revolution in the property industry.
Buying saves money End users are keen to fill the space left open by cash buyers because rents are going up and will continue to do so. Last year they rose 20% and the forecast is similar for 2014. Buying is certainly a profitable option for end users. For instance, a tenant renting an AED1.5million two-bedroom apartment in Dubai Marina will pay AED120,000 per annum. Under the mortgage cap the same individual can buy this property with a 75% mortgage. With monthly repayments of around AED7,000 the individual is saving AED3,000 a month by owning rather than renting. After six years, the tenant would lose AED720,000 to the landlord. But after six years of homeownership you can expect the property to be worth AED2.1million, appreciating at a rate of 7% a year. Reduce the mortgage to AED940,000 and you’re looking at a net profit of AED1.1million. When the average expat family lives in UAE for 11.7 years, this is certainly a viable option.
Mortgage myth-busters There is a myth that you can’t get a good mortgage in UAE. There are actually 33 mortgage lenders in the city with 200 mortgage products. To find the right one, you need to approach a bhomes.com

professional mortgage advisor. An efficient mortgage advisor will match you with the right bank suited to your needs, get the mortgage approved, help you identify a property and manage the whole process all the way to the end. This is much safer than doing it on your own.
Looking ahead In Dubai, a staggering 91% of residents rent their home – easily surpassing the 30% average in other metropolises around the world. In a city with a population of 2.2million, growing at an annual rate of 5% to 7%, and a ready stock of only 370,000 units, demand will eventually outstrip supply. The average first-time buyer wants to buy a mid-range townhouse or a large apartment, not a high-end villa. Properties close to metro stations will be in demand and those with soughtafter amenities nearby, such as schools, retail and medical facilities, mosques and good road networks.
will also rise. This will benefit other industries, especially mortgage advisors, plus the conveyancing arm of law firms, investment bankers, bonds and auction houses. This shift towards the end user and first-time buyers will boost the larger economy, as it has in the west. We’ll start to see a long growth curve in housing and related mortgage industries. Furthermore, foreclosure now takes between six and seven months, instead
of two years in the old system. Direct debits are replacing the need for multiple cheques and the new credit bureau will create functional profiles of applicants. All these factors will greatly improve the buying process. With such a massive shift in the buying and selling cycle, the market here has matured from an inefficient and unsteady industry to one that is fairly well regulated and more accessible to prospective homeowners.
Better banking Due to heightened demand, banks are creating more user-friendly products and the number of mortgage lenders

Get More for your Money The Meadows has it all for those who can afford it, says Avtar Mamotra
For someone wanting to live in the Emirates Living District there are three categories: high-end, medium-tohigh and medium. Ask the agent Adrian Popica, residential consultant, The Greens community office Arabian Ranches stands out as the preferred choice for families. There is an 18-hole golf course, restaurants, a supermarket, a community centre, schools and nurseries, catering to all aspects of family life. Sub-communities also offer swimming pools, tennis and basketball courts, kids’ playgrounds and barbecue areas, providing an easy and relaxed lifestyle. With the economy improving last year, demand for properties in Arabian Ranches rose significantly. Due to bhomes.com
its popularity, the developer, Emaar Properties, launched phase two of the project to great success, and many homes sold within the first few days of the launch. Year-on-year appreciation can be as high as 35% for properties here. Rental prices have increased by 20% on average and demand for leasing remains strong.

Ask the agent Ghada Ghannam, senior residential consultant, Business Bay office In the last year rental prices have increased by more than 10% and they continue to rise. Last year we were leasing a regular one-bedroom home for between AED85,000 and AED95,000, depending on the size and view. This year the lowest price for a one-bed is AED95,000 and the highest price is AED110,000, for an unfurnished property. Since Downtown is one of the best locations in Dubai the prices are
increasing every day, along with demand.

The new eclecticism White leather and lime green is a good match Period drama and carnival colours combine in Ethan Allen’s new collection to create a line of classic yet contemporary design for those who like to experiment with the traditional. Interior designers and stylists have been touting leather as a key material for 2014. It’s timeless, offering assurance and safety. Leather also pairs well with contemporary accessories and colourful accents, for a modern edge. Ethan Allen’s senior designer George Foster picked out white leather from The New Eclecticism collection as a
versatile material. “Leather is enduring and traditional and we’ve given it a twist,” he says – while wearing a dapper leather bowtie. “White leather is sophisticated and can be spiced up with bright orange, yellow and turquoise. Don’t be scared to use vibrant colours with white leather – this is a clean and sharp look.” We love how he’s teamed accents of lime green and fuchsia with this white leather sofa set. It’s feminine yet distinct, classic yet contemporary. ethanallen.com
