Hello, yellow As we spring into March the season is looking bright. Not only are we – fingers crossed – leaving the sandstorm weather behind us but sunshine-yellow is spreading warmth throughout our homes, too. While cool sorbet shades are popping up on the catwalk, this vibrant springtime hue is unashamedly happy, buoyant and bright in the home, in hues of canary, sunflower and mustard. Use sparingly, as an accent shade on cushions, candles, and tabletop items, or go a shade braver with a yellow feature wall or painted garden fencing. Pictured: Flamant

ast year the FIFA World Cup had everyone talking about South America; and now we turn our attention to this vibrant continent once again, with Art Dubai 2015 showcasing a special Latin America exhibition. From March 18, this four-day art extravaganza presents a line-up of 93 galleries from the UAE and around the world, with three core programmes: Contemporary, Modern and Marker. This year, Marker will showcase the largest exhibition of Latin American art in the Gulf. “Representing the huge breadth of artistic talent in Latin America has been a great challenge,” says curator Luiza Teixeira de Freitas. “The selection of artists from across the region and across many creative disciplines provides a very unique

insight into this thriving and exciting scene.” The exhibition will look at both the historical and contemporary connections between Latin America and the Arab world. This multidisciplinary show will include art by Argentinian Jorge Macchi and Brazilian Cildo Meireles, sound art via specially designed chairs by Argentinean Nicolás Robbio, and performance art from renowned Colombian artist Maria Jose Arjona. While the UAE ranks low in the global market’s auction revenue, art investors and collectors are beginning to notice the Gulf, thanks to international fairs such as Art Dubai. “The market here in the UAE is by no means mature,” comments Sylvain Gaillard, general manager at Opera Gallery Dubai. “It is just beginning,

Gaillard recommends investing in work by the world-renowned Columbian artist Fernando Botero – no doubt you’ll recognise his Horse 2007 sculpture at The Dubai Mall. Opera Gallery is taking cue from Art Dubai, exhibiting works by Latin American masters such as Lucio Fontana, Roberto Matta, Federico Uribe and Britto, plus a special solo exhibition of paintings by Argentinian artist Antonio Segui. “Antonio Segui is one of the most important Latin American artists alive,” explains Gaillard. “He started exhibiting in 1967 and has travelled the world. Dubai is one of the rare places he hasn’t yet been to, and he was so curious about the region.” The 81-year-old artist has incorporated the culture of the Emirates into his pieces for Opera Gallery, depicting Emiratis in traditional dress against a colourful desert backdrop or cityscape. “The common theme in Latin American art is the use of colour,” comments Gaillard. “If you look at different Latin American artists they all use a very colourful palette. Latin American artists are also known for a variety of disciplines, such as painting, mixed media and sculpture; they cover a lot of different media which gives a lot of breadth to the art.” March 2015

rom the damask foliage printed on the purple feature wall to the radiant roses clustered inside beautiful custom-made hatboxes, this duplex apartment is abloom with floral accents. No wonder, for the beautiful hostess is also the founder of Maison Des Fleurs, a luxury florist with Parisian savoir vivre. “I always have orchids at home, and I always have purple and white flowers,” says Priya, pointing to the beautiful orchids that sprout proudly from a Maison Des Fleurs box on the dining table. The purple orchids coordinate perfectly with the feature wall behind the French Louis XV-style sofa. While the apartment is predominantly white, Priya admits the splashes of purple in their apartment are the influence of her Belgian husband, Gregory Delhaye. This unique ‘salon’, designed bespoke with an interior designer, is like something from a shopping mall – and wouldn’t look out of place in The Dubai Mall’s Level Shoe District, such is the height of sociable comfort. The couple bought this three-

bedroom duplex in Green Community Motor City because of the generous layout and large rooms, which Priya has used imaginatively to create a unique reception room for entertaining at home. Specially made French Louis XVI-style dining armchairs, French Port Louis occasional chairs and two sofas – one upholstered in deep purple velvet and the other a crisp white leather – offer an array of seating options around a stunning centrepiece. Hundreds of silver birds cascade from a large, ornate ceiling rose and flutter above an upholstered circular bench, catching the sunlight streaming in from the wall-to-wall windows. “Everything is bespoke and handmade,” explains Priya. “When we moved to Motor City the apartment was beige and brown so we renovated every room. I had the centrepiece set (the rose and bench) made and didn’t know what to put over it. Then I saw the birds in a shop window in Mall of the Emirates and it fitted perfectly, like it was meant to be.” Another impressive centrepiece is the floral display running the length of the dining table – a long black Maison Des Fleurs box packed with roses in shades of pale pink, yellow and lavender. What does her husband think of her multitude of floral fancies? “All the roses here are actually from my husband for Valentine’s Day,” she reveals. “He placed the order with me and told me it was for his friend, so I billed him exactly like a client. Then I

came home and the house was full of balloons and flowers everywhere,” she laughs. One of the bouquets she’s proud to show off is a circular box bursting with fat crimson roses. But these are no ordinary flowers. Aptly named Infinity Roses, they have been treated to last for at least a year. “It’s so amazing to have flowers at home that last for so long and are real,” she enthuses. “Flowers have always been my passion. I’m Asian so I’m used to having flowers at home all the time. Before I had a

So instead of flowers in a bouquet we thought ‘why not present flowers in a box?’, and it has become so popular.” The idea is now being replicated all over the world, with fake Maison Des Fleurs boxes popping up in photos on Instagram and Twitter. She has 1,000 new Instagram followers every day, including Kim Kardashian who ‘liked’ a photo and sent people surging to the website. The luxurious standards of the

The business is a joint venture under DGG (Delhaye Gregory Group), a luxury service provider that Gregory founded in the UAE in 2004. Under the DGG umbrella he’s launched a number of premier companies, including Platinum Events and Wedding, Platinum Lifestyle, Vintage and Prestige Motors and Furniture Rentals. Maison Des Fleurs joined the family in 2013, followed by Platinum Auctions and Atelier 971 Photography. The luxury florist ties in perfectly with the events, wedding and lifestyle services, and draws upon Priya’s expertise in marketing and her love for French floristry. “I often travel to Paris and I was inspired from buying flowers there,” she says. “We wanted to do something

company – and their clients – are very high. She’s provided her floristry skills to corporate events for Chanel, Hermès, Graff, Roger Dubuis and Level Shoe District, with specially branded boxes. When they’re not catering to such exceptional demand, how do the couple kick back and relax? “We like to watch a lot of movies and we spend a lot of time in the cinema room,” she says, leading me upstairs, past pairs of Louboutin’s and Jimmy Choo’s marching up half a dozen of the steps, to their home cinema. Here black joins her favoured white palette, with sumptuous jet sofas flanking a large widescreen television and heavy, monochrome Marco Polo drapes patterned with beautiful depictions of a Parisian cityscape. However, it’s their wedding photos that steal the show. A large four-foot-long framed photo of Priya and Gregory on their wedding day last year lies across one sofa, yet to

find a home on their walls. “My plan was to have an open bedroom here upstairs and have the bedroom as a wardrobe,” she says, “but Gregory does not like this because we’ll hear noise from downstairs, even with a closed door. So we are buying a Givanni recliner from En Vogue to turn it into a proper cinema room. It’s an L-shaped sofa and you can recline the seats, they’re going to be great.” With her Maison des Fleurs boutique sharing showroom space with En Vogue on Al Sufouh Road she has a number of items from the luxury furniture specialist. Downstairs I spot Biegert & Funk’s ultra contemporary QLOCKTWO clock from the shop. Quirky accessories add personality to this family room, which is more casual than the salon and more sociable than the cinema room. White prevails – of course – with bursts of colour from purple orchids and red roses, a Vogue cover displayed on an Eiffel Tower stand, hundreds of fashion books and DVDs and a feature wall of photos. The adjoining kitchen is not a show kitchen as in many homes in the UAE; the couple love to cook so Priya had to forego her beloved white scheme for a grey worktop that is easier to maintain. It might be a compromise to her, but grey gives the room warmth and an

I have always had white rooms added dimension, as well as being practical. Now they are ready to have a baby, she reveals, there’s talk of turning the guest room into a nursery. And what would the colour scheme be? “We plan to start a family this year, and if it is a girl I will have everything white and cream,” she divulges. If a white kitchen was hard to maintain, a white nursery will be even harder, I muse... “I don’t want it to be too pink,” she explains. “All my life I have always had white rooms, especially my childhood bedroom. But if it’s a boy I will let my husband decorate the nursery, although it will probably still be white with some blue.” Either way, there’s bound to be a flower or two to match... Ten... is the magic number

The queen of haute-couture craft, Nada Debs, is celebrating a landmark ten years since the launch of her Beirutbased design studio. In the last decade she’s taken ownership of the term ‘craft cool’, launched franchises across the MENA region, become synonymous with glamorous Middle East design, created now-iconic furniture and accessories and inspired many emerging designers. And she’s got even bigger plans for the future. This year, Harvey Nichols is launching her new collections across the GCC; Aati has re-launched in Dubai with signature Nada Debs items; Design Days Dubai is paying homage with a 10-year retrospective… and she’s seeking global domination. BH caught up with the designer to find out more:

much talent and so much potential – across the Middle East but especially in Lebanon, it is really clustered in one place. Partly because it’s liberal and we don’t have so many limitations [like other GCC countries], the universities have started to teach design here, and there is a lot of inspiration in the city. There is also a lot of energy, it surprises me.

myself, from being local in the Middle East to global. But these things do not happen overnight. The fashion designer Elie Saab started out very small here and now he is well known all over the world. So there is the potential but we need to work on many fronts, such as education and support from the government and private institutions. This will make a difference.

What do you think about emerging talent in the GCC? “For me [emerging talent]

How do you inspire young designers?

For the future, I want people to take my products and add older or newer ones so they become eclectic. That’s what I see, the mix of old and new, because you cannot deny the old. The old and traditions inspire everything I do. I am globally represented already, in New York and Paris, and of course in the UAE and Saudi Arabi et cetera, but the idea for the future is to expand more in the Middle East and America.

For me, as a designer, I work very hard on setting an example and being a role model for emerging designers. I am also going through a transition

in the region is something new and very exciting because what it’s doing is giving opportunities to young people to be designers. Before, there was no such field, but recently a lot of universities have incorporated product design into the curriculum. It’s something really exciting and I’m so happy to see it.

Better‌ bedrooms The master bedroom is the innate inner sanctum in our homes, where we can truly relax and express ourselves a little more freely than anywhere else. Here, BH talks to the industry professionals to get their advice on beautiful bedroom design, new space-saving concepts and how to get the best night’s sleep possible.

Tones and textures “The bedroom is, of course, one place where one’s personal taste, choice and style will override the latest fashionable trends, says Anjali Panicker, interior design consultant at Ambience Furniture. “However, one can always strike the perfect balance between what is ‘in’ and how one would love to create a serene and a truly chic bedroom. “This year we get ready to embrace rich, vibrant hues when it comes to bedroom colour palettes. Exciting marsala has already been crowned the colour of the year by Pantone. Along with this, luxurious purples, dark greens and sumptuous yellows will be

preferred ahead of simple whites and beiges. While neutral will always be a favourite among most, in 2015 we are all set to make a bold statement. “Just when we thought we are over rustic trends, planked walls came in and made us think again. A very modern twist on a classic style, planked walls would be the ideal way to make such a statement. “Another way to add a touch of luxe and glamour to one’s room would be furniture and accessories in a range RI PHWDOOLF Ă€QLVKHV IURP VPRRWK DQG shiny to worn and riveted. However, it’s much more practical, strong, comfortable, lightweight and safe to use – even children can use it easily. Its best qualities are that it’s extremely space-saving and fully customisable, there really is no limit on the design – depending on your budget. Wall beds are proving popular in children’s bedrooms, designed with a

Space-saving solutions Despite the miles of desert that surround us, we live in a city where space is at a premium. There are a number of cunning ways to make the most of valuable space in our villas and apartments – creating open-plan rooms, installing hidden wall cabinets, hanging large mirrors and using bright, light colours. For bedrooms, kids’ bunk beds, stow-away storage and walk-in wardrobes are great options. However, one of the most innovative space-saving solutions for bedrooms has to be the wall bed. While many homeowners don’t want to have guest rooms that are empty for much of the year – or don’t have the luxury of such a room – a wall bed in the dining room or living room is a great alternative. “A lot of clients are Emiratis and those from the GCC who own homes and look at it in a more practical way,â€? she says. “Wall beds are proving popular in bachelor pads and in the RIĂ€FHV RI &(2V WRR ZKR XVH LW LI WKH\¡UH working late and want to relax for a bit. The UAE market is dominated with the spring-based mattress category as a majority of them are manufactured or assembled locally. Has this changed in recent years? themselves on quality products and are investing in securing a quality sleep. How are they becoming more aware of this? Sleep is an important aspect of our everyday lives and there is a lot of easily accessible information about this online. It is possible to compare, refer to other experiences and generally research different sleep solutions, innovations and trends in the bedding industry and this allows people in the UAE and abroad to be more aware and conscious of having a good night’s sleep. Just how beneficial is a good night’s sleep? Many studies and much research have been done that proves that a good night’s sleep will positively affect you physically, mentally, emotionally and psychologically. It is not just the length

HONEY SOY CHICKEN WITH VEGETABLES AND JASMINE RICE Serves four HONEY SOY CHICKEN

750g chicken thigh fillets 90g (¼ cup) honey 60ml soy sauce 2 spring onions 1.5 tsp fresh ginger 2 garlic cloves 1 tsp sesame oil RICE AND VEGETABLES

400g jasmine rice 1 tbsp vegetable oil 1 tsp sesame oil 2 small carrots 150g green beans, trimmed 150g snow peas, trimmed 60g bamboo shoots 2 tbsp oyster sauce 20g butter 1 tsp sesame seeds

Preheat the oven to 180°C/350°F/ gas mark 4. To make the honey soy chicken, place a flameproof roasting tin over a medium-low heat and add the honey, soy sauce, finely sliced spring onions, finely grated ginger, crushed garlic cloves, sesame oil and 60ml (¼ cup) of water. Cook for two minutes, stirring until the mixture is combined and smooth. Trim the chicken thigh fillets and cut lengthways into strips 4cm thick. Add the chicken to the honey soy mixture and stir to coat well. Transfer to the oven and bake for 45 minutes to 1 hour, or until the sauce has reduced and thickened and the chicken is tender. Meanwhile, wash the rice and pour into a saucepan with 500ml of water. Bring to the boil then reduce the heat to low,

cover and simmer for 15 minutes, or until the water has been absorbed and the rice is tender. Heat the vegetable oil and remaining sesame oil in a wok or large non-stick frying pan over medium-high heat. Cut the carrots into matchsticks and add with the beans and stir-fry for two minutes; add the snow peas and bamboo shoots and cook for another minute. Add the oyster sauce and butter and cook for 30 seconds, tossing to combine well. Warm plates or shallow bowls in the oven in advance (or microwave for one minute), divide the rice between them, top with the stir-fried vegetables, followed by the honey soy chicken. Finally, sprinkle with the sesame seeds and serve.

Property Management

If you’re buying to let, a property management service can take care of the rest. Zubin Firozi, head of property management at Better Homes, discusses your options: How does property management help landlords? Landlords, being the owner of their properties, should be able to have the property work for them. We, as the managing agent, will attend to the landlord’s obligations so they are free to focus on other things. Landlords ZLOO DOVR EHQHÀW IURP SURIHVVLRQDO advice and an experienced team to look after their properties. Tenants often prefer managed properties so they can be easier to let. How easy is it to set up? Once the landlord has agreed the fee and service then we can start operations as soon as the relevant documents have been provided and the agreement is signed. Landlords can contact Better Homes’ customer care line on 04 306 8833 or email customercare@bhomes.com regarding any management inquiries and a representative will get back to them within 24 hours. What type of property does Better Homes manage? Better Homes manages property in residential and commercial sectors, from individual units to entire buildings, in both leasehold and freehold areas of Dubai and Abu Dhabi.

What are the required specifications? Required documentation includes title deed, owners’ passport copies, notarised and stamped power of attorney documents (to allow us to act on the landlord’s behalf). What management options are there? Aside from the full property management and lease management services, we are happy to discuss a tailor-made service based on the landlord’s requirements. For example, we can include check-in and check-out services, key collection and title deed registration. What are the fees? The fee for the full property management service is 8 per cent of the annual rent or AED4,000, if this is higher. The fee for the lease management service is 5 per cent of the annual rent or AED3,000, if this is higher. Any additional Better Homes’ services and fees will be advised and agreed upon by both parties. How do these management services help a landlord’s ROI? Better Homes RSWLPLVHV WKH ÀQDQFLDO SHUIRUPDQFH RI a property. We strive for the landlord’s

income to be maximised and expenses to be minimised. We aim for the highest possible income while preserving long-term integrity. We also achieve a higher occupancy rate because we have a strong leasing team and excellent marketing strategies. How much input can the landlord have? Depending on the type of management service, they can have as little or as much control over their property as they want. We make sure, however, that the landlord is always informed of any important communications with regard to the tenant, the lease, the property, and/or rental laws in general. What type of issues does the management service address on behalf of landlords? We address many issues, but the key points include landlords wanting to HYLFW WKHLU WHQDQWV ZLWKRXW VXIÀFLHQW notice; landlords wanting to increase their rent without considering the RERA calendar; and landlords H[SHFWLQJ XQLWV WR EH ÀOOHG LPPHGLDWHO\ after a tenant vacates, without taking into account market dynamics. bhomes.com

Ask the agent Lola Ortikova, residential consultant, Marina office Real estate prices may be falling but there is no doubt that Dubai and specifically Palm Jumeirah continues to attract a lot of investors from all over the world. Palm Jumeirah, Nakheel’s flagship project, has always been one of the most desirable addresses to live, and for tourists it is a must-see architectural wonder. Palm Jumeirah is home to thousands of residents and nine world-class resorts and there are more on the way, such as Nakheel Mall, new resort hotels and new beachfront residential developments. While sales bhomes.com

prices have dropped, rental prices are still at the same level and will remain so. The rental prices for a onebedroom apartment have held their ground, starting from AED135,000 to AED170,000, while two-bedroom apartments start at AED175,000 and can go up to AED390,000 in some developments, like the luxurious Anantara Residence. Palm Jumeirah will always rank in the higher price brackets because of its limited space, beautiful views, and extravagant beachside mansions. March 2015

Ask the agent Raghu Vansh Sharma, residential consultant, Barsha office The Greens is a popular development among expats for leasing and buying apartments. It is a family-friendly development, with access to many restaurants, cafés, shops and services. Some buildings enjoy spectacular golf and canal views, making The Greens a premium development. The Greens provides the best of both worlds – a peaceful neighbourhood in close proximity to schools, Sheikh Zayed Road and commercial areas such as Tecom, Media City and Knowledge Village. Since the recent handover of The

Panorama buildings the development has experienced renewed interest, as there are now no pending developments. The complete sell-out and quick lease of The Panorama apartments is proof of just how popular The Greens is. Prices have remained steady for both sales and leasing on the basis of stable demand, with many tenants looking to buy the apartment they have leased in the past. The mortgage rates are low compared to the rental return of the property, making buying here a very attractive option for many.

A refined sense of rustic Bring the serene bucolic nature of an English country pile into your home with this refreshing Rustic Living look from THE One. The term ‘rustic’ can connote rough, natural elements but also elegant pastoral charm. This is presented with aplomb here, with a natural colour palette, sumptuous upholstery, wood, metals and botanical elements – set to be a popular micro trend this spring. Accents of Marsala – Pantone’s colour of 2015 – and foliage lift the

predominantly beige colour scheme and adds a touch of the orient. Marry east and west by teaming wingback armchairs, English bulldog bookends and chessboards with chinoiserie, gold bowls and framed palm prints. However, shy away from shiny surfaces and glossy materials; instead, metals are beaten and vintage, woods are colonial and fabrics are tactile, rooting Rustic Living with a comfortable yet elegant sense of style for everyday living. theone.com
