Market Update Independent Finance’s general manager Sam Wani fills us in on the latest movements in mortgages
April has been another good month for the mortgage industry in the UAE. Tamweel, the largest mortgage lender in the country, recorded the highest monthly mortgage disbursement since the financial crisis of 2008. Other large lenders like Mashreq, UAB, SCB, HSBC and Barclays also showed impressive growth. ADIB, one of the largest lenders
in Abu Dhabi, managed to break into the Dubai mortgage market. Non-resident mortgages have also started opening up. More and more investors are looking at investing in UAE real estate to benefit from the current scenario. The price curve seems to be bottoming out, and the interest curve has also declined substantially. This means
that entering the market now could mean potentially high yields. Independent Finance has a few exclusive deals which have been received well. Non-resident investors can now raise mortgages from AED0.5 million to AED20 million with loan-to-values of as high as 70%. The rates have come down from highs of 10% to as low as 6.5-7%. independentuae.com

I love this place...
The Palm Jumeirah
Gabrielle Keane and her son Aidan invite us into their beach-side family apartment in Tiara Residences Images by Shahid Abbas Gabrielle, tell us what brought you to this area… As a family we’d watched The Palm being built over the years, and we were fascinated by it. Back in America we saw lots of TV programmes about it – and this was our chance to live the dream. My husband is away a lot for work, so it’s important for me to be close to amenities – and Tiara Residences is perfect. We wanted open-plan living and space for Aidan to play, and I wasn’t keen for us to live in a high-rise block. The apartments are planned really well, and the views are incredible. There are options to buy here, but renting has been great for us so far.

There are lots of shared areas outside – is there a community atmosphere? Yes – we only moved in six months ago, but it feels like we’ve been here forever. We know all of our neighbours, all of the staff; everyone is so friendly, and you can strike up a conversation even when you don’t know somebody. There’s a lovely mix of people, too – there are single residents, couples and families living side-by-side. It’s a spacious layout, so you never feel crowded or claustrophobic. What are the local amenities like? They’re great – all of the facilities are up and running, so we’re not waiting for
anything to open. There’s the pool, shops, restaurants, kids’ club, gym, beach club, dry cleaners… everything you could possibly need. For groceries, I tend to go downstairs to Quick Mart – it’s really convenient. There’s an organic food shop five minutes’ walk away, and next door to that there’s a brilliant spa where I get my hair and nails done. Is it easy to get to the city from here? Yes, the road links are fantastic – it’s so easy to get onto Sheikh Zayed Road, and everywhere is within easy reach from there. I work at Uptown Primary School in Mirdif, which is very handy – and I’ll

be moving to the new Uptown School campus when it opens on Algeria Road in September. Hopefully Aidan will transfer there too – it’d be great for him, and would combine the school run with my commute. There’s lots to do on The Palm – do you make the most of the local attractions? Aidan’s social schedule is hectic – he does everything from football to swimming with dolphins! The pool and beach club are great for chilling out, and Aidan can play outside in the communal areas. The apartment is lovely for entertaining – there’s lots of space – so we’ll often have friends over and head out for dinner afterwards. There are so many fabulous restaurants nearby, and I often go to Seafire Steakhouse and Ronda Locatelli with the
girls. The Indian menu in Amala at the Jumeirah Zabeel Saray hotel really is out of this world. You have some very striking pieces of furniture – did you buy it all here? I purchased a lot of things here, but I also brought a lot of the accent pieces with me from New York. The larger items and bedroom furniture are mostly from Marina, the local interiors brand. When I got here I went all over the malls, outlets and furniture shops on Sheikh Zayed Road. I immediately fell in love with Marina, and I bought some pieces from THE One as well. We loved the mix of styles available – there’s everything from Arabic to Scandinavian furniture. Home Centre was brilliant for bedding and smaller things too.

We arrived in the autumn, just as the sales were going on – it was great timing! How would you define your style? I combined two looks: Hamptons chic and Manhattan design. Living on The Palm, I wanted something beachy and laid-back, but the colours and textures of New York are close to our hearts too. When we moved I had a completely blank slate, so I went out and purchased lots of furniture at once – I wasn’t sure how it would all fit together, so I just bought pieces that I liked. I think it worked. It was a great opportunity to start afresh – after all, you don’t get opportunities like this at home – but I wanted to incorporate furniture and artwork that reflected us as a family. What’s your favourite item? We have a map of New York from before the Statue of Liberty was built – it’s a much-treasured gift from my parents, and it hangs pride of place in the hallway. We’re very proud of our roots and have a number of American artworks and artefacts all over the apartment. But funnily enough, the large New York-style paintings in the dining area are actually from Dubai – my mum bought them for me from a gallery when we arrived. I knew the apartment was going to have big walls and high ceilings, so before we moved in I bought lots of large-scale pieces that would add colour and texture to the rooms. I purchased so many that when we arrived I didn’t actually have the space to hang them – I have a few in storage at the moment! You have a spacious balcony too – do you use the outside space much? Yes, we love to sit outside, and we’re making the most of it before it gets too hot. When my husband comes home, he loves to relax on the balcony, and it’s really quiet – especially at night. It’s fantastic to sit out there and see all the buildings lit up. When I lived in New York I used to walk past the Chrysler Building on my way to work every day for 20 years. Now I can sit on my sofa here and see the twins. When I viewed the apartment I felt at home as soon as I saw them – it was meant to be. When my husband gets home from work, he loves to sit on the balcony and soak up the view – he says it’s like being on holiday every day, and I couldn’t put it better myself.

I love India Mahdavi’s shop in Paris – she designs beautiful objects and art pieces. Her pieces are colourful, modern and use a mixture of materials – they’re effortlessly chic. My favourite room is my living room. It’s very bright and colourful, and is filled with art. It has a huge window overlooking our garden, which is where I spend most of my time with the kids. My fuchsia Arabian Nights Nada Debs mirror is my favourite piece. It embodies our Arabic heritage, and at the same time it’s quite contemporary. I love the contradiction between the traditional mother of pearl inlay and the modern resin material. It also reminds me of The Louvre Museum... I think my next purchase will be an Eero Saarinen marble oval dining table – I’ll put it next to my traditional wood and mother of pearl dresser.

1. Draw shapes on the outside of the glass with outliner paste – try it free-hand, or sellotape a picture inside the glass to use as a template. Allow to dry. 2. Gently apply the glass paint, making sure to stay inside the lines. You only need a thin layer – hold it up to the light to check the intensity – and any mistakes can be wiped off quickly with a damp cotton bud. 3. Leave to dry, then fill with sweets, flowers or shells. TOP TIP: Paint pretty designs on a jam jar and loop fishing wire around the top – now it’s a lovely hanging lantern

1. Decide how you want to decorate the box – start small with a simple motif on the top, or go all-out with a big funky design. Use a pencil to sketch out the shapes on the wood. 2. Apply the acrylic paints to the box, starting from the top. When you’re happy, leave it to dry – remember to keep the box open, though, to stop the lid from getting stuck shut! 3. Using a large soft brush, apply the varnish over the top of your doodles. Allow to dry. 4. The more coats of varnish you use, the sturdier and glossier your artwork will be. TOP TIP: For a grown-up twist, get creative with decoupage: glue magazine cut-outs or maps to the box and cover with a few coats of varnish

Shopping list… 1 medium-sized wooden flat photo frame with Perspex sheet (not glass) 1 metre of furry fabric Cardboard PVA glue Googly eyes Medium flat black button or bead 0.5 metre of ribbon, sequins and glitter spray (to decorate)

1. Draw a symmetrical heart-shape on the cardboard – a 13cm diameter is perfect – and cut out. 2. Lie the fabric face-down, and draw round the cardboard template with pencil. Cut out, and repeat 11 times. 3. Place one heart face-down and put a small amount of wadding or cotton wool on top. Cover with another heart (face-up), and pin the two shapes together.
4. Hand-sew simple running stitch along the edges, and sew a strip of fabric (1cm x 12cm) to the top. 5. Repeat this for the rest of the hearts, so you have six in total. 6. Sew the fabric strips to the ribbon at even intervals – and add more hearts if you like.
1. Draw two ear shapes on the cardboard (with an inch spare at the bottom), then cut them out – they can be whatever shape you like. Using the cardboard as a template, cut out the ears from the fabric, but leave that extra inch of cardboard uncovered. Glue the cardboard to the back of the fabric. 2. Place the furry fabric face-down on a flat surface. Remove the Perspex sheet and back cover from the frame, and apply a generous layer of glue to the front. Lie it face-down on the fabric and leave to dry. 3. When the glue is set, cut the fabric to fit the frame (remember to snip out the centre too), and glue the bottom of the cardboard ears to the back of the frame, with the fur facing forwards. Leave to dry. 4. With a dab of glue, attach the eyes and button nose to the top of the frame, and decorate with ribbon, sequins and a spritz of glitter spray.

A BREATH OF FRESH AIR
Investing in an air purifier can soothe your sinuses – make sure you’re clued up before summer strikes There are lots of air purifiers on the market, from free-standing units to incorporated home systems. The techniques vary, depending on price and scale, and the technology includes de-humidification, filtration, ionisation and heat sterilisation.

OVERHAUL YOUR AIR-CON to ensure it’s pumping out top-quality air. As the humidity rises, we all rely on units every day – but poorly-maintained systems can actually circulate dust, fluff and mould spores. Home Safe (homesafe. ae) will clear out your ducts, and can take care of regular maintenance too. Keep balcony doors and windows firmly closed while the air-con is on to ensure the flow is at its most efficient.

DEEP-CLEAN PROBLEM AREAS such as soft furnishings, rugs, carpets and curtains – humid conditions make these prime breeding spots for dust mites, which like to lurk in cosy, dark corners. A good professional clean by a specialist company like EPSCO (epsco-intl.com) will eliminate the bugs, and remove pet fur, cigarette smoke, dust, sand and mould spores too. Post-clean, keep on top of things with a bag-free vacuum cleaner (try a Dyson model, dyson.ae), and ensure it’s emptied after every use to keep mites to a minimum.

GET CHECKED OUT at the doctors – sneezing, itchy eyes, headaches are all signs of an allergic reaction, but there could be a host of other causes too. Stay on the safe side, and never take medication without consulting your physician. If symptoms are persistent, it’s helpful to keep a health diary to help identify the triggers – note down where you’ve been, what you’ve been doing, your diet and symptoms – it’ll give your doctor a head start on the diagnosis.

BE PREPARED – you can fend off attacks much more efficiently if you’ve got an arsenal of lotions and potions. Stock up on cold compresses: little ones will be tempted to scratch itchy spots, so keep them cool with icy pads. Large sunglasses can help to protect against airborne irritants, and will cover up any unsightly puffiness too. And of course no handbag should be without a handy pack of soft tissues...
All purification techniques can tackle Dubai’s major airborne pollutants (dust, smoke and sand), but it’s worth investing in a more thorough purifier to take care of airborne viruses, mould spores and mites. Heat sterilisation ‘kills’ the nasties by incinerating them: air passes through a ceramic core which is heated to 200°C, and is then cooled to a safe temperature. It works in a similar way to sterilising water by boiling it, and leaves air hygienic and clean. Airfree (airfree. com) has a vast range of heat-based maintenancefree purifiers, which includes a model that’s designed specifically for babies’ rooms. If you’re on a limited budget, prioritise sleeping areas – this will help to ensure you start the day without coughing and sneezing – but take care of the whole house if you can.

Raising the Steaks
It’s one of the simplest of dishes, but it takes skill to get just right – Edi Pancamala of West 14th New York Grill & Bar, reveals his fail-safe steak techniques and recipes... Chef Edi Pancamala knows his steak. Serving up prime cuts at West 14th, Oceana Beach Club, he’s at the command of one of the city’s hottest grills. So how can you rustle up a brasserie-worthy steak at home? “Start by selecting top-quality meat: the three prime cuts are tenderloin, rib eye and sirloin. The most melt-inthe-mouth cut is tenderloin – but on any steak the amount of marbling (thin lines of fat visible in the uncooked meat) is a good indication of tenderness. The more marbling, the softer the steak will be. Organic, hormone-free meat is the best – ask your butcher, or check the label.” And the top cut for flavour? “Rib eye is great. Flavours vary, depending on the country of origin, but wagyu beef from Japan is the best. The farmers really look after the cattle – they give them massages, special food, and sake to drink. It makes for the best beef in the world!" HOW TO COOK THE PERFECT STEAK 1. Get the meat out of the fridge roughly half an hour before you grill it – this will allow the meat to warm up slightly so it cooks thoroughly and evenly. For this recipe, the cut should be around two inches thick. 2. Switch the grill to high and allow it to heat through – a high temperature will caramelise the steak on the outside without drying it out on the inside. 3. Season the meat with salt, pepper and a little oil – the oil will help to prevent the steak from sticking – and put it on the grill. 4. Leave for two minutes, then flip and cook it for a further two minutes. The steak is now rare. 5. Take the meat off the grill, and leave to rest for four minutes – then return it to the heat, cooking for one minute on each side. Serve immediately for mediumrare requirements. 6. For a well-done steak, cook for a further two minutes.

HOME-MADE CHUNKY WEDGES Serves 4 4 large roasting potatoes 4 tbsp olive oil Generous pinch of sea salt Generous pinch of Cajun spice

1. Heat the oven to 200°C, and chop the potatoes into long wedges. The thickness is up to you – but the width of a finger is ideal. Rinse them with cold water, and pat dry with a tea towel. 2. Spread the potatoes on a large nonstick baking tray and toss them with the olive oil. Lie them flat in a single layer – if necessary, use two trays rather than an overcrowded one. 3. Roast for 45-50 minutes, turning the wedges occasionally. When cooked, they will be golden brown and crisp, with a fluffy centre. 4. Scatter with sea salt and Cajun spice to serve. WEST 14TH STEAK SAUCE Serves 4 100g red pepper, diced 25g red chili, finely chopped 100g red onion, finely chopped 25g garlic, finely chopped 15g Cajun spice 1kg BBQ sauce 30ml red vinegar 100g fresh tomato, diced 30ml olive oil 15g salt 7g black pepper

1. Preheat the oven to 200°C. Lightly fry the red pepper, chili, onion and garlic in olive oil, until they start to soften. Season with salt and pepper to taste. 2. Transfer the vegetables to a baking tray and roast in the oven for 30 minutes. 3. On a medium-heat stove, simmer the tomato slowly in a saucepan until it is mushy (this will take roughly 10 minutes). 4. Add the vinegar, Cajun spice and BBQ sauce, and then gently stir in the vegetables from the oven. Cook the mixture for 30 minutes on a gentle heat. 5. Leave to cool, then purée with a hand blender. Pass through a fine strainer or sieve to remove any pips. 6. Pour into a saucepan and gently heat through, then bring to the table in a warm sauce jug. May 2012
