When Estelle Haury and her daughters Marina and Elisa moved to Jumeirah Village Triangle last year, the neighbourhood was still in its early developments. The amenities were unfinished, and the road network was yet to be completed – but the family fell in love with the high-quality, affordable housing, and the spacious garden of one property in particular. “As soon as we saw the outside space of this house, we loved May 2013

it – and I decided to take it there and then,” says Estelle as she opens the patio doors onto the garden. “I wanted a large plot, and this was the only community we found that offered such a big plot for such good value. It was just sand, so we were able to do exactly what we wanted. My mum is a landscape gardener, so she came over from France to help me – it has been a family effort, and I really enjoyed it.”

Now, Jumeirah Village Triangle is upand-running – and those amenities and road links are coming on nicely. Family is the key to this development, which has excellent access to schools and pristine communal play areas. “They are just behind the house, which is so handy – it’s amazing. The kids can go play all together, take their bikes, and it’s safe,” says Estelle. “The girls spent most of the winter months

‘When we saw the garden, we loved it – I took the house there and then’ outside. It’s priceless that the kids can run around – I know that most people in Dubai live indoors, but for me outdoors is more important.” As for the neighbours, it’s a cosmopolitan community, says Estelle. “We have people from India, Ethiopia, Germany... I am very close friends with many of my neighbours. There are lots of different nationalities, which is very interesting.” May 2013

The interiors of the family home are a work in progress, admits Estelle. “We feel very settled, but there is still a lot to do on the house. I am so busy that it’s difficult to find the time: I am more focused on spending my time growing my two businesses and seeing my children grow up. The plan is to personalise the villa gradually.” In the meantime, Estelle is set on perfecting other people’s properties, through her decorative fireplaces company EcoSmart Fire Middle East (ecosmartfire.com). “I started the company just over 5 years ago,” she says. “It was difficult at the beginning, because people thought that nobody in a hot country would ever want a fireplace. But people soon discovered the style and atmosphere that they can bring to a room – it’s not just about heating a space.” When not fitting fireplaces in the likes of Emirates Hills, Arabian Ranches and Al Barari, Estelle works with her business partner on new company Deco Avenue (decoavenue.me)

‘I love travelling, and I always try to bring something back from wherever I go’ – an online ecommerce site for secondhand designer furniture. When not finding a new home for previously-loved interiors pieces, Estelle enjoys looking for inspiration in local interiors shops. “Marina is interesting because you can find some very unusual pieces, and there are some good places on Sheikh Zayed Road. There is a lot of choice in Dubai, but it can be hard to find unique designs. I just got back from South Africa, where I bought a couple of pieces, and I have a hanging ornament from Nigeria that I will put up soon. I love travelling, and I always try to bring something back from wherever I go – I feel that this approach gives your home an exotic, unique touch.” One of the most treasured additions to the household, however, came directly from France: Vendome, the family’s beautiful Burmese cat. “I brought him with me when we moved out here,” says Estelle. “He is the king of the house, so he had to come with us – there was no discussion. I can’t understand how people can just leave their animals when they move. It took him a while to get used to the UAE climate, but he loves our garden – just like the rest of us.” May 2013

What a difference a year makes: the past 12 months have seen landscaped areas and fledgling community hubs appear among the villas and townhouses, turning the area into a desirable residential location. It is one of Dubai’s largest new developments, so you’ll find properties of all shapes and sizes – and there are rental and purchase options galore. Its proximity to excellent schools and the generous size of most plots have made it a hub for young families, so there’s a growing community atmosphere – despite the fact that it’s an upand-coming neighbourhood. Definitely one to watch.

The list of amenities planned for the area is long, and includes community centres, supermarkets, sports amenities, gyms, as well as local events such as community concerts and markets. You’ll find a few of the above already completed, but for a much bigger choice of distractions head to the nearby developments: Dubai Marina is a quick drive away, as is The Springs (with its supermarkets), and the verdant greens of The Track, Meydan Golf (meydangolf.com). Golfers of all levels are welcome, and there is an open pay to play fee structure – so you won’t have to pay for membership, ever.

While The Gardens shopping mall is still awaiting completion, there are plenty of other places from which to pick up your groceries. Head to The Springs for a Spinneys and Choithram – perfect for a quick stop after the commute or school run. If it’s fast food you’re after, Town Centre in The Springs is a prime location, and is just a few minutes away by car. If you’re ordering in, be sure to make your directions clear – this is still a new area, so deliveries can be tricky. In the development, the retail and dining facilities are set to open over the next 12 months, but good road links mean that finding a bite to eat is never difficult.

This family area boasts a number of schools within very easy reach, with a good choice of curriculums and age groups to boot. The Children’s Garden (tcgbarsha.ae), a Taaleem school in Barsha, is an excellent choice, as are Greenfield Community School (gcschool. ae) and Dubai British School (dubaibritishschool.ae) – also Taaleem establishments. Dubai International Academy (diadubai.com) educates students from KG1 to IB Diploma level, and Victory Heights (vhprimary.com) offers British Curriculum at Primary level. Foremarke School Dubai (foremarkedubai.org) will join the ranks in September 2013.

Market update

Independent Finance’s general manager Sam Wani reveals the latest movements in mortgages

In 2012, Dubai overtook Hong Kong as the world’s second busiest airport, with 58 million visitors to Dubai Airport. Of these passengers, 20% visit the city of Dubai. The flow has given a big boost to the tourism, hospitality and retail sectors – and has also created opportunity for the local real-estate industry. The city is embarking on yet another growth cycle in 2013. However, what makes the situation different from before is that it has a larger diversified economy both here and in the surrounding region, for which the city is a commercial hub. Higher liquidity and projected growth has encouraged the banks and developers to work on new and improved products. For example, DAMAC Properties is planning to open to public shareholders in an IPO, and is looking for potential

underwriters. If this happens it will be a major boost to the IPO activity on the Dubai Financial Market. Emaar launched MIRA in April, with the first phase of 188 units released to an eager crowd of buyers. Indeed, Emaar has hit its stride with the market, with 1000 units pre-booked in launches so far this year. The backdrop to this activity is the price appreciation in 2012. Prices have kept rising for 16 consecutive months by March this year. The total Q1 price growth was 6.1%. Dubai Marina rose by 16.5%, Downtown grew by 5.8% and JLT saw a rise of 20.7%. Despite the market recovery, the prices are far from the heights of 2008; apartment prices remain 43% below peak and villa prices remain 12% below peak. The price growth could have been tampered by an expected supply of new

property. However, delays and bottlenecks could reduce supply. Only 2,200 units were supplied in Q1 of 2013. Most estimates expect the supply to be 12,000 every year over the next three years. 18,300 transactions took place in 2012, and 2013 could expect as much as 22,000 transactions. This number will continue to grow in coming years. These factors have forced more banks to enter the mortgage market. Since the banking sector is carrying a liquidity of AED1.12 trillion, there is a downward pressure on interest rates. The impact was felt by Tamweel, the biggest mortgage lender in the country. High cost of funds forced it to be taken over by DIB, the largest Islamic bank in the city. However, low interest rates are good news for mortgage based end-users. May 2013

Leaseholders: know your rights If you rent your home, you need to know these renting rules – and how to protect yourself if it all goes wrong

A recent survey by Better Homes showed that 66% of property renters and owners think it’s difficult to find a UAE real estate agent they can trust. With stories of rental scams, fluctuating prices, and more developments on the market than ever before, there’s no excuse not to know your rights.

Check your cheques

“All real estate agents in Dubai need to be RERA registered,” says Zubin Firozi, Head of Property Management at Better Homes. “Without this, it is a sign they are amateurs, or possibly scammers. Also, they should work for reputable agencies, as they would be properly vetted before the agency employed them.” With Better Homes’ Rate and Review tool, the public can give their verdict on the service and insight offered by individual agents, so you can choose the right one for you – and have peace of mind when you need it most. Renters should ensure they issue cheques in the name of the landlord only. If cheques are issued to a real estate management company, then check if they are authorised to receive cheques on behalf of the landlord. “The number of cheques required per year varies according to negotiations with the landlord,” says Firozi. “Landlords prefer payments in one cheque and tenants prefer paying in multiple cheques. During the boom phase landlords only demanded one cheque – however, after the market crash it became common to accept four to six cheques.”

Know your rights

Try to see the original title deed before you sign, and obtain a copy of the landlord’s passport. If you are subletting the property, the actual tenant should have written permission from the landlord to do so. If possible, sign the lease agreement in presence of the landlord. After you’ve signed, ensure you receive an Ejari registration certificate, as every contract must be recorded on the Ejari system.

“The standard practice in Dubai is that the landlord will be responsible for major maintenance on the property such as air conditioning, water heaters, and water pumps – while minor maintenance such as replacing light bulbs, hose pipes, door knobs and so on will be the tenant’s responsibility. These norms are usually part of the tenancy contract, however in absence of this the law states the following: ‘Landlord shall be committed to hand over the property in good condition that enables tenant to obtain the benefit subject of the tenancy contract.’ Also: ‘Landlord shall, during validity of the tenancy contract, be liable for undertaking maintenance of the property and shall rectify any defects or faults that affect tenant’s intended benefit from the property, unless the two parties agree otherwise’.”

Get the amenities you’ve paid for If your landlord hasn’t paid the property’s service charges, you may be barred from using the development’s amenities. Ensure all payments are up to date before signing by seeking documentation from the developer or the Owner’s Association.

Watch out for additional fees “Usually tenants have to pay a brokerage fee (commission) to a broker for finding the property to rent,” says Firozi. “Along with this, tenants pay a fee of AED200 for registering their tenancy contracts with Ejari. It is imperative to check the terms of the tenancy contract as there could be other fees enforced by the landlord/agent for bouncing a cheque, late payments, or other administrative fees.”

Take it further If your landlord refuses to take responsibility for problems that fall under their obligations, take action by notifying them in writing, and keeping a record of every correspondence. If the landlord doesn’t comply, file a case with the Dubai Municipality Rental Committee.

“As full-time workers, it took us a few weeks to get our baby’s nursery ready, so it’s worth compiling a list of essential purchases and considerations to make it as easy as possible. Everything should be planned with safety in mind: for example, make sure the cot’s bars are no more than 5cm apart, so your baby’s head can’t get stuck. If you have a second-hand or handmade cot, strip it and paint it with lead-free paint. The same goes for any furniture in the bedroom, to protect against lead poisoning. Secure all furniture to the wall so that it can’t topple over, and avoid curtains and blinds with cords as they can lead to strangulation. Hang shelves or buy a chest of drawers that are specifially for baby hygiene items – nappies, wipes, etc. They should be kept out of reach of your baby, and careful storage will enable you to see when stocks are low. On windows, locks are essential for children of all ages. When you’ve got baby brain, it’s easy to be forgetful, so always pay attention to the small details too.”

Veggie Thai treats

Think vegetarian cooking is dull? Think again. Mango Tree’s head chef shares his favourite punchy, meat-free Thai recipes “Some people think vegetarian dishes are boring,” says Chef Paul Kennedy, “but as well as fresh vegetables you can bring life to great dishes with ingredients such as lentils, beans, tofu and Quorn.” It’s all in a day’s work for Chef Paul, who heads a team of 25 in the Thai-inspired Mango Tree kitchen. “Thailand is not well known for its vegetarian food,” admits Chef Paul, “but at Mango Tree we have lots of veggie dishes as we try to cater for different tastes. Meat eaters should try going vegetarian every once in a while: there are the health benefits, of course, and you’d be surprised at the amount of flavours you can get too. It’s important to include a mix of nonmeat protein and fibre for filling results, and experiment with different cooking techniques – for example roasting, for a really tasty flavour. Stock up your spice rack, too: Thai staples like galangal, kaffir lime and lemongrass are essential.”

400g yellow tofu, chopped into 12 cubes 2 cloves peeled garlic, crushed ½ red pepper, cubed ½ yellow pepper, cubed ½ green pepper, cubed 1 small white onion, diced 2 spring onions, finely sliced 4 dried red chilis, cut into inch-long pieces 6-8 tbsp vegetable stock 2 tbsp vegetarian oyster sauce 2 tbsp mushroom soy sauce 1 tbsp Thai chili paste 1 tbsp white sugar 1 tsp crushed black pepper 2 tbsp cooking oil (canola oil is great for Thai food)

1. Heat the oil in a wok or frying pan, and add the tofu. Fry for 2 minutes, until the tofu begins to colour.

2. Add the onion, spring onion, peppers and garlic and fry for 2 minutes. 3. Add the vegetable stock and dried red chili and cook until half the liquid has evaporated. 4. Add the oyster sauce, soy sauce, chili paste, sugar and black pepper. 5. Mix well and cook for a further 2 minutes until the sauce has thickened slightly. 6. To serve, evenly split the stir-fry between two bowls and serve with steamed rice. May 2013

PaNaNg PaK: Mixed vegetableS cooKed iN PaNaNg curry Sauce with Kaffir liMe Serves 2

Panang curry paste: • • • • • • • • • • • • •

4 dried red chilis 2 inches galangal root 2 pieces lemongrass (white part only) 2 tbsp chopped coriander 2 pieces coriander root 2 cloves garlic 1 red onion 1 tbsp peanuts (optional) 10 leaves kaffir lime Zest of 1 lime 1 tsp salt 1 tsp ground black pepper 3 tbsp water

for the curry: • 1 recipe of Panang curry paste • 500ml coconut cream (plus around 10ml for the garnish) • 1 carrot, peeled • 4-6 pieces baby sweetcorn • 8 florets cauliflower and broccoli • 6-8 pieces snow peas • 1 leaf kaffir lime, thinly sliced • 1 red chili, thinly sliced • 2 tbsp mushroom soy sauce • 1 tsp salt • 1 tbsp palm sugar

for the Panang paste:

1. Roughly chop all the ingredients, and blend in a food processor with the water until a paste is formed.

2. Refrigerate the paste until needed – it will last up to seven days in the fridge and six months in the freezer. for the curry:

1. Dice the vegetables, and blanch in a pan of boiling water. When tender, but still with a slight crunch, plunge them into icecold water.

Khao Niew Ma MuaNg: SticKy rice with Sweet thai MaNgo Serves 2 • • • • •

220g cooked sticky rice ½ tsp table salt 200g coconut milk 2 tbsp caster sugar 1 ripe Thai mango, peeled, de-stoned and sliced

1. Soak the sticky rice in water for at least an hour. Once soaked, add water to a

steamer and cover the steam section with muslin cloth. Pour the rice on the cloth, cover with the lid, and cook on a medium heat for 20 minutes, until translucent.

2. In a saucepan, heat the curry paste for 4-5 minutes, until it becomes fragrant. Add the coconut cream, bring to the boil, and reduce the heat.

2. Pour the coconut milk into a pan and place on a medium high heat. Stir until it begins to simmer, then add the sugar and salt, stirring well.

3. Add the vegetables to the sauce and heat through. Taste, and season as necessary. The curry should have a sour, sweet, spice and salty taste.

3. Add the sticky rice and mix well, then remove from the heat. Serve with the mango.

4. Serve over steamed jasmine rice and garnish with kaffir lime, coconut cream and chili. May 2013
