THE DEVALUED DIRHAM Overseas property investors can benefit from major net gains

Paul Davey is Associate Director at International Foreign Exchange (IFX), one of the world’s leading foreign exchange consultancies. Here, he reveals how investors can look after their money.

Why Dubai? In a region noted for its volatility, Dubai’s position as a stable regional hub has made it an attractive prospect for property investors from all over the world. And present currency market conditions reinforce this for some.

The dirham slides with the dollar The UAE dirham is pegged to the US dollar, which has declined to its lowest point in two years (contributing factors include the Federal Reserve Bank’s aggressive quantitative easing, opportunistic speculation in the dollar and the recent US budget crisis). The slide leaves investors in some major currencies as beneficiaries – with the sterling and the euro now buying 12% and 10% (respectively) more dirhams than they did last summer.

Significant net gains for sterling and euro investors So what does that mean for the property investor? For context, let’s look at a property that’s actually on the market: a 3,500-square-foot villa in the highly desirable Jumeirah Park development, which has an asking price of just over AED5.5million. Using the rates of July 2013, that translates to £1.005million or €1.185million. Today, these currency fluctuations have cut the price to £899,000 or €1.08million. That’s a net gain of £106,000 or €100,000.

A great time to invest, and a strong market to invest in The combination of advantageous exchange rates and strong underlying fundamentals is a rare one. But it’s what we have now in Dubai. Property prices are again rising fast: a recent report by Jones Lang LaSalle shows a year-on-year increase of 33% to Q1 2014. Though prices are approaching the peak levels in 2008, the report rules out a property bubble and predicts further growth to come. As does HSBC’s recent Global

Research report, which describes the market as sustainable and headed for healthy growth, with a growing population more than capable of absorbing the future increase in housing supply. Local confidence is also high. Dubai’s Department of Economic Development predicts a 4.7% increase in GDP in 2014, while the Composite Business Confidence Index stood at 144.3 in Q4 of 2013, up 8% from 2012.

Choosing the right currency company The choice of foreign exchange provider can be as important to the security of your investment as the foreign exchange rate itself. There are significant points of difference. IFX, for instance, is the only FX consultancy in the region to be authorised and regulated by the Dubai Financial Services Authority (DFSA), and to operate from within the Dubai International Financial Centre. This provides security and peace of mind for clients, and enables the use of local, ring-fenced client money bank accounts – minimising charges and enabling 24-hour turnaround for transfers.

Managing risk Buying off-plan can mean payment terms of two years or more. Exchange rates are notoriously volatile, and over that time the price of a property, though fixed in AED, will change constantly in a buyer’s home currency. In this instance, a forward contract enables you to buy the dirham in advance, thus providing a fixed and guaranteed final cost. Given the amounts involved in property purchases, even relatively small adverse movements in the exchange rate can add a significant amount to the final purchase price.

Cutting costs, adding value Specialist currency consultancies like IFX will provide a higher level of personal attention and service than can be expected from mainstream banking or retail channels, and further incremental – but by no means insignificant – benefits. Preferential wholesale exchange rates and lower costs can both contribute to the alert investor’s profits (saving between 2% and 5% against traditional retail currency providers). Investors pay careful attention to the choice of location, and an individual property. These same levels of care and attention to foreign exchange transfers will optimise the investment potential, and protect the investor from unexpected costs.

One to watch See who’s catching our eye in Dubai

India Mahdavi By no means a new name for your eyes, there’s a lot of chatter surrounding India Mahdavi that’s proving hard to ignore. And why would you want to? India is one of the most celebrated architects and furniture designers in the world. Born in Teheran, she had a globetrotting childhood, studied in France and America, and has received many international awards and recognition since setting up her design studio in Paris, in 1999.

However, you don’t have to chase her around the world to see what all the fuss is about. As well as a recent tour across UAE with her new Landscape Table collection (pictured), she’s brought a limited number of iconic designs to Jumeirah Beach Road. WHO ARE YOO? Who are yoo? The creative brainchild of John Hitchcox and Philippe Starck – one of the most prestigious collaborations in the world of interiors. Where are yoo? In Dubai, at last. What took them so long? A fair question, considering the design studio’s creative flair, unique approach and celebrity backing epitomise the aspirational city we live in. As if the revered Starck name wasn’t enough to lure in clients, the company has a formidable ‘super team’ developing projects at the most desirable addresses all over the world. Kelly Hoppen, Marcel Wanders, Jade Jagger and Steve Leung have taken yoo Studio to Miami, Hong Kong, New Delhi, Moscow, Singapore, Phuket, Berlin, Koh Samui, London, New York... the list goes on. Paul and Becky Davey and son Reuben, aged “nearly five”, moved to Dubai in April last year with a few suitcases and no idea where they wanted to live. They’d left behind a three-bedroom house in the leafy suburbs of Surrey in southeast England, a large garden, and Becky’s beloved shabby-chic furniture. After three months lapping up the scenic views from their apartment in The Address, Dubai Marina, they knew a waterside locale was a must. “We chose The Palm because it just felt like home,” Becky tells me, as she lays out coffee and cupcakes on their English-farmhouse dining table, a second-hand find from Dubizzle. “It makes me think of Spain, with the low-rise apartments and villas, and the views are great. There are also amazing firework displays all the time; it’s like a constant celebration.” “The Palm is different to the rest of

the city, everything is so pleasant here,” agrees Paul, looking out across the sandy fronds towards Atlantis, which seems a stone’s throw away. “When I drive home from the office in DIFC it’s nice to leave the hustle and bustle of Downtown behind.” The family made the move because of Paul’s job: he’s an associate director at International Foreign Exchange (IFX), which has head offices in London, Warsaw and now Dubai – a move that he spearheaded. “It took 18 months to get here because we wanted to take all the necessary precautions and be fully regulated,” he explains. “Now we’re here the company is growing really fast and we are partnering with local real estate companies with clients who need to send money home or bring money here with a good exchange rate. “We are very happy we’ve moved; we’re happy with the quality of life, we love the weather, the commute to work is much easier and I get to see my son a lot more.” Instead of rush hour traffic jams and long commutes limiting their time together to the weekends, Paul can drive Reuben to and from school, and comes home from work with daylight still pouring into their home in Marina Residence 2. bhomes.com

I like clean and simple décor, white and unfussy, but it’s hard to do well here

Reuben’s adapted well, too. The gregarious four-year-old loves his new school, Regents International in The Greens, and his teachers, who made him feel at ease straight away. What does the budding scholar think about his new home? “I like the boats outside,” he says, pointing to the gleaming yachts and speedboats docked on the blue water below his bedroom window. “The big ones go slow and the small ones go fast – but not as fast as my boat!” And off he runs, soaring a little yellow speedboat through the air. And what should every home have? “Every boy should have an Xbox and lots of games,” he tells me matter-offactly, as he battles Davy Jones on the living room television screen. During the photo shoot he shows me his swashbuckling Lego pirate ship and talking Buzz Lightyear toy, then climbs onto his dad’s lap so they can read

his Gruffalo book together. Paul asks: “What noise does a frog make? Moooo?” And Reuben squeals with laughter. This picture of familial harmony is accentuated by the soft and simple furnishings in their two-bedroom apartment. It’s cosy without being twee, feminine without being too pretty, minimalist without being bare. Becky has chosen most of the décor, but they owe a lot to the landlady: she opened up the living room and kitchen, and replaced the tiled flooring and the beech-wood-yellow doors, creating a brighter, larger and welcoming space. She provided the couple’s custom-made bed, sofa and television, which helped them enormously when they first moved in. “She spent a lot of money refurbishing the place, and we were lucky to find it,” admits Becky. “She’s really transformed the apartment and it’s now open and bright and more spacious. The kitchen would have felt so small being walled off. We’ve made the bedrooms feel bigger, too, by replacing the wooden wardrobes with mirrored ones. “I like clean and simple décor, white and unfussy and kind of shabby chic. This is quite hard to do well here, though, as Dubai is so new so there isn’t much aged furniture.” ‘Upcycling’ is one of Becky’s passions: refurbishing furniture, reclaiming old chests, tables and chairs and painting them and distressing them into a shabby chic style. “I have an eye for that look and how to make something pretty and give it more character,” she explains. “Even something simple like new or mismatched drawer knobs can make a chest shabby chic. “The UK caters for this vintage look very well as it’s a very popular style there, but it’s hard to find stuff like that here. It’s very modern, mirrored, gold and quite brash here. I like solid wood, and the more chips and roughed up it is the more I love it, because it has personality.” “The good thing about the way Becky decorates is that things don’t always match but they work really well and come together in a different way,” says Paul. “Trying to inject English-country character isn’t easy over here. It’s fun to hunt down a bargain in a charity shop in the UK. We had a favourite antique shop called The Packhouse with lots of antiques and big, old furniture.” Their home has been furnished quite gradually – they were still buying things a few days before the shoot –

We’re here for the long haul, we’re really happy

and Reuben has a funky new bed to look forward to, complete with stars on the headboard to match his Ralph Lauren cushions and throw. His room steps away from the English-chic favoured elsewhere in the apartment. The stars, stripes and redwhite-and-blue palette are intrinsically all-American yet boyish and fun. “We spent a fortune in Ralph Lauren Home for Reuben’s room,” laughs his mum. “I have the say of our house décor, but Reuben has great taste already and picks out what he likes. We took him shopping in the UK and he was allowed to pick out his own

outfit and he got it spot on to look like his daddy. He chose a smart shirt and waistcoat, jeans and moccasin shoes. He’s got good taste, it was really funny.” Marina Home, Zara Home, THE One, The White Company and Pottery Barn have been the couple’s go-to shops. Looking around the clean, minimalist style of the apartment, she says The White Company is her favourite store. “We have bath towels, dressing gowns, room oils, lots of toiletries and creams from The White Company. It’s just really nice, fresh and clean, white and simple.” The house they left behind was

decorated in a similar style, says the couple, who met at school when they were fourteen. Where do the childhood sweethearts see themselves another year on? “We’re here for the long haul, definitely,” assures Paul. “We’re really happy. “We do plan to buy in the future, probably next year, although we’re not sure where yet. We have to think about Reuben’s school and a nice family area, but we would also like a good view – we’ve got used to that now,” he laughs. “I don’t think I could give that up. And by next year we’ll have more furniture, and it will feel even more like home.”

So this space needs your attention just as much as the inside space. Worldwide, summers are very daring for outdoor furniture, but especially in UAE where the conditions are very harsh and hot. A lot of garden furniture on the market uses plastic, natural wood or untreated rattan, which can increase the probability of an unexpected fire. Furthermore, dust and winds (which blow very fast and frequent in the summer here) will affect framework and cushion colour, damaging their properties, flexibility and lifespan. The risk of damage is very high: 80% of unprotected garden furniture will be damaged during the summer. This creates not only an issue of aesthetic, but also of safety, money and frustration. These are the kinds of conditions unprotected furniture will have to endure in the summer, and they will fade, melt, corrode and scuff very quickly. The first step to take is preventative action. When choosing outdoor furniture, colour and design comes second place compared to material and investment. Most of the garden items sold in the UAE should be adapted to this particular market, to the weather and dust, but make sure you check so you can find the best quality furniture. Ideally, you want furniture that has been made to withstand temperatures ranging from -70° to 80°C. You want rattan that will not fade, even if it’s exposed to extreme weather conditions during summer or winter; furniture

that is safe to be used at the beach and by the pool, which can be used even around suntan lotions. Rattan coated in polyethylene can be wiped clean with a cloth or under a strong water jet. A mild detergent may be required if the furniture presents stains of grease or impenetrable dust. In other cases, furniture must be protected with a customised cover in an acrylic-coated fabric. Then ask the manufacturer for the ideal fabric weight for keeping a balance between good light transmissions, waterproof, anti-UV, anti-tear and fire retardant qualities. What about investment? If you are investing AED8,000 for an outdoor set and the covers cost less than AED4,000, then this is a good deal simply because the furniture set’s lifespan will more than double. That money will cover you for six years or more, instead of just three.

An annual home maintenance contract (AMC) commits a maintenance company to a specific level of key services, covering electrical, plumbing and AC systems. If your AC stops working, that company will guarantee attendance to your home within 90 minutes or 24 hours, depending on the severity of the problem. You’d be lucky to get an adhoc maintenance company to come out that same day. Air conditioning is often a major problem in the summer. AC filters get terribly clogged and dirty here, especially in exterior units. For example, an average four-bedroom villa has five or six AC units on the roof exposed to the elements, capturing dust particles and dead flies. This is the air you’ll eventually breathe in through the filters. AC units that are not serviced regularly or correctly present potential health risk issues, particularly for asthma sufferers – 50% of AC

“I’m working overseas in the summer but friends will use my villa. How can I safeguard the property for them?” Paul Manly complaints are related to clogged filters. After you buy a car you have it serviced every 20,000 miles, to keep it running efficiently. AC units should be treated the same way: if they’re not serviced correctly they use more power but produce less cool air – and dirty cool air, too. Power usage can also be reduced by up to 30% and its lifetime can be affected – just like a car. So it makes sense to have a regular regime for servicing with an AMC contract, rather than using an ad-hoc company you call out only when there is a problem. Furthermore, fixing the problem through reactive maintenance is considerably more expensive than regular service check-ups. Some AMC’s offer pest control services, too. This is a sensitive subject, but it’s not just dirty or crowded homes that suffer from infestations. Check

that the company is fully licensed and approved by Dubai Municipality. An unlicensed company may not use approved chemicals and this is a huge health risk, especially for families. With an AMC, if you’re away from your home for a while, simply inform the company and they can perform a property inspection every three days – this is particularly important in the summer to prevent you from coming home to damaged property. Such inspections will check for burst water heaters (it’s amazing how often this happens), plumbing or AC leaks and takes only 15 minutes. Overall, a professionally managed AMC provides total peace of mind for owners, tenants and landlords alike.

If you admire the camouflaged prowess of a puma at night, Inition’s virtual reality tour with Gareth Pugh, or the coordinated two-piece dress suits beloved of Queen Elizabeth (blue really is her colour) then you’ll be a fan of the monochromatic look. Homes are getting a colour (singular) makeover. A year ago Gucci, Stella McCartney and Carolina Herrera showcased the look on the catwalk and kick-started an ultra coordinated wardrobe craze that has now filtered through to interiors. Rich jewel tones work well solo, such as ruby, amethyst and emerald, as well as masculine shades of brown and grey. Monochromatic doesn’t have to be overpowering, either. For years Kelly Hoppen has excelled at sophisticated monochromatic interior design – she’s not nicknamed the Queen of Taupe for nothing. The key is to layer shades amid different textures and materials, such as flocked walls, light cotton curtains, velvet chairs, wool cushions and fresh flowers, for a streamlined approach full of tactile dynamism. “Monochromatic is a very fashionable style,” says Nina Marguerite Avalo, project manager at BoConcept. “It can be modern, minimalistic and stylish, in which case less is more. You don’t need a lot of furnishings to make the look amazing. “If you use plain colours and patterns monochromatic can be simple. Shades of grey are the easiest colours to use and combine well with other colours: for example, grey and walnut work well together for an elegant and stylish setting.”

Maximalism Every minimalist’s archenemy has returned: buoyed by post-recession consumer confidence, a revitalised economy and burgeoning prospects, we’re yearning for sumptuous textures, rich colours and layers of materialism that whisper of success. In the battle played out between minimalism and maximalism, the former won in the ‘90s, with Muji’s clutter-allergic army stamping out the flamboyance and excessive coordination of the ‘70s. Oversized There are those quirky accessories that are funny purely because they’re bigger than their traditional intention. Like oversized sunglasses at a birthday party, or a Mini next to a monster truck. In the home, everyday items can be amplified to great success. Like key-shaped doorstops, pen pots in the form of huge pencil sharpeners, and giant bottle corks functioning as quirky stools. We love the eye-catching Bobbin side-table-cum-storage-box by Swedish designer Martin Björnson, for Morphos. Why is it eye-catching? Because it’s a giant cotton thread spool. And you can put stuff in it. A great example of simple yet highly effective design.

Overstatement The fundamental rule of maximalism? Have fun! There’s nothing serious about horses masquerading as lamps, pug-print wallpaper, and giant popart postage stamps (except the price, perhaps). If you were lucky enough to see Jaime Hayón’s recent exhibition at Groninger Museum in the Netherlands, you’ll know what I mean. The aptly named Funtastico collection showcased many of the Spanish designer’s surreal creations, including The Tournament, a jawdropping, two-metre high chess set. The Tournament invites interaction. The ceramic pawns are painted like clowns, the bishops wear joker’s hats and the horses are teary-eyed, daring you to play in their Alice-inWonderland world of curiosity (in fact, the set is inspired by the Battle of Trafalgar, and it was created to launch London Design Festival 2009 in Trafalgar Square). Jaime has publicly said he ignores the mass market to pursue quality. “What people in Dubai, India, the Middle East and Russia want, is that what rules?” he asked at Milan’s Salone Internazionale del Mobile last month. “It’s very hard to say that to a marketing director: “ignore the market”; but honestly, it’s the only way

to get the glory of things.” Front’s Horse Lamp (pictured, right) is another wonderful objet d’art for the home. Moooi’s founders, Casper Vissers and Marcel Wanders, recognised the appeal of a life-size horse in the home, and it’s since become one of their most recognisable commissions. Mr Vissers admits the lamp is a great PR tool, helping the brand garner attention. You can’t fail to notice a black stallion standing nearly three metres tall in the hallway, after all.

My top tip for outdoor design is to play with levels. Creating one or two ‘steps’ will give a small space a sense of dynamic and enhance the functions that space can have. Trend-wise, it’s merging the outdoor with the indoor, with plants, walls, furniture and colour. This is something I teach on the course. We also have a lot of practical lessons so students can really think and put my advice into practice.” Maha, from Saudi Arabia, took the day-long course in February. She said: “I am not really a designer but I want to make my own property nicer, and I know a class with Chelsea College of Arts is worth the travel. I plan to incorporate different levels, materials and zones to open up my garden more. Matteo has taught me a lot and I will certainly use his advice and my new ideas at home.”

There’s nothing wrong with a jaunty sombrero and a stick-on moustache but let’s be honest, it’s a bit gimmicky, isn’t it? And that’s exactly what Taqado isn’t. It’s authentic yet affordable, fresh yet fast, easy yet extremely tasty. With four locations already open (three in Dubai and one in Abu Dhabi) and four more opening this summer, Taqado Mexican Kitchen is proving to be a popular spot for hungry employees on their lunch break, or shoppers in search of good food at a great price. While there are super spicy dishes, these can be cooled with creamy and fruity accompaniments to make them more Middle-East friendly.”

The secret to authentic Mexican food is to have great ingredients I was lucky to get a table at lunchtime, and the queue for takeout was longer than a Mexican mamma’s rant at her lazy cigar-smoking son. But this wasn’t a queue waiting for service. Each stage of the burrito/fajita/taco-making process is efficiently manned by smiling staff ready to spread, stuff and roll your soft tortilla into a delicious, mobile meal. I’ve been to Mexico and this is exactly how street food is served: made to order, with friendly service, expert preparation and generous dollops of flavoursome fillings. What’s a good dish to try at home? “Braised beef tostadas and chicken tacos are a great representation of Mexican street food but not necessarily made with hard to find Mexican ingredients,” says Narda. “The marinated chicken tacos are simple: just grill and serve with a rustic chipotle-tomato salsa and pickled red onions for the perfect family-style feast.” taqado.com bhomes.com

Grilled Chicken Taco Makes 12 1. For the tortilla taco

250g masa corn flour 65g all-purpose flour 1g salt 425ml warm water

5 plum tomatoes 3 garlic cloves 1/2 white onion, sliced 2 canned chipotle in adobo 12ml red vinegar

Mix the ingredients to get a soft, non-sticky dough. Set aside in the fridge for 30 minutes. Pressing softly, roll out the dough until you get a round tortilla with a three-inch diameter. Cook on a non-stick sautĂŠ pan until the tortilla dries, then flip to finish the cooking. 2. For the chicken

1kg chicken breast 5 tbsp achiote paste (available at Lulu supermarkets) 5 tbsp white vinegar 65ml fresh orange juice 1 lime, juiced 5 garlic cloves 1 tbsp salt Blend the achiote paste, vinegar, lime juice, garlic and salt with five tablespoons of water, until smooth. Cut the chicken breast in half, length ways, and rub with the paste. Marinate for at least two hours. Grill, then shred once cooked.

Grill the tomatoes, garlic and onion until blackened. Blend with the remaining ingredients and simmer for 20 minutes over a low heat. Season with a pinch of salt and allow to cool. 4. For the red onions

2 red onions, finely sliced 2 garlic cloves, chopped 1/2 tsp oregano 1/4 tsp black pepper 1/4 tsp cumin 75ml cider vinegar Cook the onion in water with a little salt for one minute, then drain. Add the remaining ingredients plus two tablespoons of water and cook for three minutes. Allow to cool. To serve Warm the tortillas and top with the chicken, salsa and onions, and garnish with coriander.

Area review Land of opportunity You can’t afford to ignore Dubailand, says Chris Gardner The Dubailand project was officially announced on October 23, 2003, as one of the most ambitious leisure developments ever proposed worldwide. However, development slowed considerably during the global economical downturn and it was put on hold in 2008, up until 2013. This was a great year for Dubailand – for the area’s revival, levels of demand and rising prices. Whether you’re looking to buy or rent you cannot afford to ignore Dubailand. Today, it’s one of the most complex residential areas in the city. Housing projects offer everything from studio apartments to seven-bedroom villas. Location is one of the most important features here. Strategically positioned in a fast-developing area, it offers great access to both new and old Dubai. Another excellent advantage is the entertainment offerings, from Global Village to world-class sporting events and academies, plus the well-known Dubai Autodrome in Motor City. Visitors and residents alike are spoilt for choice.

Market update: Q1 review Sam Wani, general manager at Independent Finance, reveals all UAE central bank has refinanced Dubai’s debt of $20billion for a five-year period, at a fixed coupon of 1%. GDP growth is expected to be 4.7%, while inflation is expected to go up by 2.6%. On the infrastructure front, RTA is expected to invest nearly AED7billion in Dubai’s infrastructure works.

Looking at stock, the first quarter of this year saw 1,800 new units enter the property market. This has taken the total property stock to 365,000 units. Residential rents in the first quarter of 2014 grew by 23% compared to the same period last year. The rise was a healthy 7% over Q3 of 2013. Year-on year, apartment rentals have been growing by 26% while the villa segment showed only 12%, in comparison. According to REIDIN.com, property prices will continue on an upward trend. The price index was on 251.8 in December 2013, 258.2 in January 2014, 267.8 in February and 277.3 in March – showing an approximate growth of 10%. However, this data is based on sales pipelines that closed towards the end of 2013, before the mortgage cap came into effect. A recent report by HSBC predicts that property prices in Dubai will continue to rise by only 10% to 15%. We are seeing anecdotal evidence of that in the reduced transaction activity across the real estate sector. Office stock stood at 7.4 million square metres after another 83,000 square metres were delivered in the first quarter of this year. On the back of improved economic

growth, office occupancy rates have increased by 26%. A report from Bank Of America Merrill Lynch states that about one million new jobs will be created in Dubai over the next six years. This will increase the demand for office space in the city, and put an upward pressure on prices – already visible in the asking rates over the last two quarters. The land department records residential unit transactions amounting to AED13billion, of which AED3.1billion was mortgage based. Cash transactions amounted to 77%, while mortgage transactions were 23%. The continued growth in the property market is translating through the stock market where prices for the top developers are performing well. According to Reuters, Emaar is expected to announce a net profit of AED666million for the first quarter of 2014, compared to AED550million for the same period last year. Emaar’s stock jumped by a massive 30% during this period. Meanwhile, Deyaar is expected to announce a net profit of AED30.4million in Q1 2014, rising by 32% in that period, compared to AED19.4million for Q1 2013. independentuae.com
