Shining the light on… Nouran Concept Lighting
There’s a lot more to lighting design than bright bulbs and pretty shades. Increasingly, an extensive team of architects, engineers and designers are pooling their creative talents to produce stunning architectural lighting displays that bring to life key points in the home, from paintings to swimming pools and ornate structural fascia. One of the very first lighting companies to do this in the Middle East was Nouran Concept Lighting. This family-run business, based on Sheikh Zayed Road, is now one of the largest architectural lighting consultancy companies in the region, thanks to a unique selling point – that they’re local. Back in 1978 the company started life as a supplier of decorative lighting. Fast-forward 36 years and the founder’s sons, Omar and Said Sawaf, have enhanced their father’s business dramatically. “In terms of covering the region we are one of the largest studios, if not the largest, because we spotted an opportunity,” explains Said, Nouran’s chief operating officer. “Over the years we started to work on some very large-scale projects and now we are very niche, designing and consulting on extremely high-end
residences and palaces, as well as hotels, malls and developments. “The turning point came when we worked on a project for Fairmont Hotel on Sheikh Zayed Road. It made us realize there was a need for a specialist lighting designer located in the region – until then you had to go to London or New York – so, in 2002, we launched our design consultancy.” From the first to the largest, Nouran has gone from strength to strength, increasing its design output 25% yearon-year. While the company has an impressive portfolio in the UAE and its headquarters in Dubai, the brothers have created a strong international presence, especially in Pakistan, Saudi Arabia, Qatar and Turkey. Closer to home, one stand-out residential project is a private family villa in Emirates Hills. In 2009 the client, a family who has lived in the UAE for forty years, employed Nouran Concept Lighting to enhance the villa through carefully orchestrated ambient lighting. Faysal Al-Haffar, the project’s lighting designer, was not alone on this task. Firstly, Nouran employs a healthy mix of disciplines, including urban planners, interior designers, architects
and electrical engineers, to work on each concept. Secondly, Faysal worked as an extension of the client’s appointed interior designer and landscape architect to bring their ideas to life. “Ceiling coves throughout the house provided soft indirect light,” recalls the designer. “This was coupled with accent lighting on key elements like artwork, furniture and functional areas. We developed lighting details such as wall grooves and niches, which improved the final aesthetical experience. The overall effect is welcoming, functional and contemporary.” Across it all there’s a key point to remember, says Said: one size does not fit all. “We stay abreast of the constant evolutions in this fast-paced industry, but while they may be the latest and greatest they won’t all be applicable to small-scale residences – on the other hand, they could make a lot of sense. That’s our role – to harness the right kind of technology within the project and show the client what a difference it can make. It’s important that the design makes sense – you want to be able to use the concept today, but also for years to come, as they have in Emirates Hills.”

Where the ART is Why this creative couple fell in love with a loft apartment in Jumeirah Heights
P
ut two creative professionals (and their cute Pekinese pooches) under one very unique roof and youâ&#x20AC;&#x2122;ve got a dream formula for an eclectic, colourful and highly contemporary aesthetic. The subjects of this muse are Mona Balsini, former art curator and cofounder of e-boutique virgule-shop.com, and her husband Bamdad Faghihi, an interior designer and founder of Seeb Interior Design. The canvas? A distinct one-bedroom loft-style apartment in Jumeirah Heights â&#x20AC;&#x201C; quite an exceptional concept in a city crowded with high-rise apartment blocks and low-slung villas. Jumeirah Heights is a hidden gem, and one that took the Iranian couple some time to unearth. They bought WKHLU Ă&#x20AC;UVW PDULWDO KRPH LQ 'LVFRYHU\ Gardens four years ago but wanted more space, a larger balcony and a bigger terrace for their two dogs, Morris and Maloos. â&#x20AC;&#x153;My husband and I are very picky with where we live, especially in terms of architecture and layout, so it took us

A loft-style apartment is such a new and unique look in Dubai, with its minimal architecture, and thatâ&#x20AC;&#x2122;s why we like it.â&#x20AC;? Tucked away on the northern edge of the luxurious community of Jumeirah Islands, this small patch of low-rise duplex apartments is just as beautiful as the neighbouring villas. The L-shaped terrace that won the couple over soaks up an enviable view: herons stand stoically over the glassy ODNH SRLVHG IRU D WDVW\ Ă&#x20AC;VK WR JOLGH past; terracotta roofs of Mediterraneanstyle villas peek out over the sandy hilltops behind; and a deserted bank of scrubland lies serenely to one side. Of course thereâ&#x20AC;&#x2122;s a crane waving in the distance â&#x20AC;&#x201C; but it wouldnâ&#x20AC;&#x2122;t be Dubai without one toiling away somewhere in the scene, would it? To enjoy this stunning view the
couple sit at a large, rustic, wooden garden table and bench set handmade by Bamdad at the joinery of his interior design practice. How long did it take to make? Three hours, he laughs. The self-confessed recycler salvaged empty crates from a shipment of materials that were ordered in for a project his company was working on. It was a good move and the practice has since worked on many commercial spaces, RIÀFHV IRU PXOWL QDWLRQDO FRPSDQLHV DQG private residential projects. “Everything is built so fast here and the lack of quality really bothered me,” he admonishes. “Even now we take on brand new projects from people who don’t want to move in yet because the kitchen needs to be changed and the layout improved. However, when we moved in here all we had to do was furnish it. We didn’t bring much over from Discovery Gardens, just the chest and cabinet in the TV room and Mona’s art work.” $UW LV D ELJ LQÁXHQFH RQ WKH apartment’s aesthetic. Hardly VXUSULVLQJ DV 0RQD KDV D GHJUHH LQ ÀQH art from Dubai University, a career in art consultancy, plus a successful start-up business spreading the word about emerging artists and designers. She co-founded virgule-shop.com with Fati Rannou, whom she got to know while Bamdad designed her boho home in Jumeirah Islands. The pair drew upon their mix of Iranian and Persian heritage and soon bonded over their love of Middle Eastern art. They’ve since transported this passion online, launching virgule-shop.com last year with the aim of connecting talented artists and designers from all over the world with customers here in the UAE. Looking around, it’s clear that Mona can’t resist taking her work home with her. In the living room cushions from Jordy Design and Gilda MirKhani recline on the two velvet sofas from

“Ahoo’s paintings are all of her face but when you look at them they are different, depending on her emotions at the moment of painting – that’s really attractive to me,” says Mona. “I have a nice collection of artwork from my previous job and I still buy now, when I see someone or something I really like. , WKLQN P\ KHULWDJH KHOSHG LQÁXHQFH my choice to specialise in Middle Eastern art during my career, and I do lean towards Iranian artists in my personal collection. My favourite is Ali Rouhani, who designs for Jordy Design, and we sell these at virgule. Ali is a contemporary artist and he’s one of our favourite creative people that we know.” Her friend’s art hangs in the TV room, one of the most comfortable and XQDVVXPLQJ SODFHV LQ WKH ÁDW IRU WKH couple to relax. A simple moss-green sofa, rustic wooden cabinet and chest, Moroccan poufs and colourful Indian ÁRRU FXVKLRQV D EDUJDLQ EX\ IURP Global Village) give this room a warm and inviting ambience. The couple’s furniture has an artistic spin to it, too. Take the bright, bohemian dining chairs from Kaleidoscope by mimi, all the same shape yet upholstered in different colours and patterns. What’s your home décor like? I designed our villa myself using inspiration from home interior magazines and Instagram. I like to live in a comfortable atmosphere, one that is chic but at the same time you don’t feel like it’s too classy, because I want my guests to feel comfortable in my home. How does your heritage come through? If you come into my house you will understand that I am Iranian because I have lots of handicrafts from Iran here and there, such as silver bowls and ornaments with beaten metal and engravings. These are very characteristic of Iran.

“I’m looking for durable furniture for the garden. What can you recommend?” Olivia Castelli Synthetic rattan and teak are popular choices, says Shafiq Al Taher, business development director at Rattan House There are many different materials for outdoor furniture to choose from, such as rattan, teak (a traditional garden material), metals like stainless steel and iron, resin (which is strong but can look cheap), composite wood, cement and upholstered fabric furniture. Specifically, I would recommend synthetic rattan. For many years it has proved to be the most durable, flexible and feasible material, plus it’s easy to maintain and handle. It’s become a very popular choice for coffee shops, restaurants and homes. Teak has been around for a long time and it’s coming back into fashion judging by Spoga+Gafa in Cologne earlier this year, one of the biggest outdoor furniture shows in the world. However, you have to expect some level of maintenance with teak as it needs to be oiled every now and then. Rattan is much easier; you just hose it down once in a while to get rid of dust. It’s also weatherproof,
UV protected, the colour doesn’t fade and you can easily add a protective cover. It’s lightweight, too, so it’s practical to move around the garden, while teak is heavier. The beauty of rattan is that you can combine it with many other materials, especially metal, and aluminium, stainless steel and iron will work well with synthetic rattan. The actual fibre of it can be dyed many different colours. This year we have noticed an interest in whitewash and grey, which are quite contemporary compared to the classic colours favoured by the Middle East market, like brown and chestnut. Grey is very nice especially when combined with the latest trends for bright upholstery, such as purple, light blue, green and orange cushions. These were last year’s trends in fashion and they’re now coming into outdoor furniture ranges. It’s important to choose a really high-quality fabric for such upholstery because they don’t last too long outdoors here. Go for one made with a special material like an acrylic base – it has to withstand the harsh weather conditions yet be water repellent, too.

After just two minutes on a transatlantic phone call to New Jersey, Linda Lauren stops suddenly, in midconversation. â&#x20AC;&#x153;I have your colours now,â&#x20AC;? she says, in a soft American lilt. â&#x20AC;&#x153;Your colour is very green, which means youâ&#x20AC;&#x2122;re healthy but you worry a lot.â&#x20AC;? Yes! Sheâ&#x20AC;&#x2122;s spot on, so I ask her to go on. â&#x20AC;&#x153;I get a strong feeling that your circumstances are about to change in a very positive way because green is a dominant colour for you right now and itâ&#x20AC;&#x2122;s propelling you forward.â&#x20AC;? I reveal that Iâ&#x20AC;&#x2122;m about to move to a larger apartment and Iâ&#x20AC;&#x2122;m looking forward to decorating it â&#x20AC;&#x201C; could she mean that? For all you non-believers about to turn the page, unroll those sceptical eyes and see what Linda Lauren has to say â&#x20AC;&#x201C; youâ&#x20AC;&#x2122;ll soon change your mind. Linda is no charlatan. look at the dominant colours in your aura and then go into your home and determine what colours would work best for you. For instance, speaking to you I know you should use green as a foundation as itâ&#x20AC;&#x2122;s the perfect colour for you and you have a strong connection to it â&#x20AC;&#x201C; you just need some assurance.â&#x20AC;? Although she doesnâ&#x20AC;&#x2122;t know it (how FRXOG VKH" , GR KDYH JUHHQ DFFHVVRULHV in an otherwise minimalist white bedroom. â&#x20AC;&#x153;I advise using three colours in a room, so blue would also work well for your new apartment because itâ&#x20AC;&#x2122;s got a lot to do with communication, and communication is something I can tell \RX ZDQW WR H[SUHVV LQ \RXU VSDFH WKHQ

use black or white to create a border for security, like on door frames and skirting boards. When weâ&#x20AC;&#x2122;re colouring a space you need to create boundaries so you know where youâ&#x20AC;&#x2122;re going in that room.â&#x20AC;? Linda uses the chakra system (Indian Sanskrit for â&#x20AC;&#x2DC;wheelâ&#x20AC;&#x2122;) to determine the basic colour of peopleâ&#x20AC;&#x2122;s auras â&#x20AC;&#x201C; which, ethereally, also follow the colours of the rainbow. Our auras change colour WR UHĂ HFW RXU HPRWLRQV EXW LW LV WKLV basic colour that keeps us balanced and appear to Linda as a dominant shade. Are there colours we should avoid at home? â&#x20AC;&#x153;I wouldnâ&#x20AC;&#x2122;t use a lot of black or a lot of white, and never pink in a kitchen even though a lot of people do,â&#x20AC;? she warns. â&#x20AC;&#x153;You really donâ&#x20AC;&#x2122;t need a lot
of colour in the kitchen because food has itâ&#x20AC;&#x2122;s own colour and it should speak for itself. â&#x20AC;&#x153;People have a lot of green and yellow in their auras but I would try to calm down the yellow because it has a lot to do with the real, true, emotional self. When we say we have a gut response it literally means just that â&#x20AC;&#x201C; and that area of the body is yellow. So you wouldnâ&#x20AC;&#x2122;t want yellow to be a dominant colour, unless you have health issues and you want to be positive, or if itâ&#x20AC;&#x2122;s your name.â&#x20AC;? After speaking to Linda I know how Iâ&#x20AC;&#x2122;m spending my weekends ahead of my move at the end of the month â&#x20AC;&#x201C; looking at green furniture and paint swatches. November 2014

He said Indian sweetbreads can be given an Aussie twist by loading thin slices with panseared foie gras, strawberry jam and berries – reminiscent of Melba toast famous Down Under. Meanwhile, the popular sweet jalebi gets an Italian makeover when teamed with soft fingers of rubri panacotta. Instead of making traditional spaghetti-twists of this sticky sugar-syrup batter, try forming thin crisps and fan them out around the dessert, finished with a delicate sprinkling of rose petals and pistachio crumbles. Andaman Tuna is a creative dish that teams a number of cuisines, with potato crisps, sushi and masala coming together on one colourful plate. You can make this dish with marinated cubes of fresh tuna bhel, puffed potato, togarashi-chat masala and spices such as cumin, star anise and fennel seeds, which are commonly used in Indian and Middle-Eastern cooking. With minimal salt used in these dishes, the River Ganges will keep feeding the Bay of Bengal as usual. Just in case, I asked chef Sujan what would quench my thirst during an Indian feast: “Typical drinks include aam panna soda, which is a green mango puree muddled with sugar syrup, roasted cumin and fennel, and then topped with soda water. IMLI FLUID GEL
200g imli chutney 10g ultratex (starch) Whisk the ultratex (starch) with the imli chutney until it comes to a gel consistency. CUMIN DRESSING (makes 1 litre)
300ml lemon juice 600ml olive oil 10g star anise powder 8g roasted cumin powder 8g fennel seeds powder 15g salt Whisk the lemon juice, olive oil and spices until the lemon juice is emulsified in oil. Store in a container and use when needed. ANDAMAN TUNA
100g chilled Andaman tuna 50g avocado 10g imli fluid gel 3g puffed potato 2g togarashi-chat masala* 2ml cumin dressing Squeeze of lemon juice 2g baby radish 2g baby cress Cut the Andaman tuna into small cubes and chill in the refrigerator. Add the cumin dressing onto the chilled Andaman tuna and carefully mix it without spoiling the texture and arrange it on a chilled plate. Add a few drops of imli fluid gel onto the tuna. Cut the avocado into cubes. Squeeze the lemon juice onto the avocado and arrange on the plate along with the tuna. Add the puffed potato and sprinkle togarashi-chat masala on top. Garnish the dish with thinly sliced baby radish, puffed potato and baby cress on top. *This is a Japanese spice mixed with Indian chat masala, made from an 80:20 ratio i.e. 80% togarashi and 20% Indian chat masala.

Inspiration-Jalebi Jalebi with rubri panacotta
SAFFRON SUGAR SYRUP
1kg sugar 400ml water Sprigs of saffron 10ml rose water Mix all the ingredients and allow it to cook in a pan until the mixture reduces by half. JALEBI CRISPS AND STICKS
500g flour 1 litre water Half tbsp cooking soda 100g curd 10g sugar 1kg ghee 200ml saffron sugar syrup
Mix the flour, water, cooking soda, curd and sugar together and keep this batter in a warm place for two hours to allow it to ferment. To make the crisps, layer half the batter onto butter paper and microwave for 15 seconds. Remove and deep-fry in the ghee until crisp. For the sticks, put the remaining batter in a jalebi cloth and shape into sticks. Fry in hot ghee until they are golden and crispy. To finish, dip the crisps and sticks in warm saffron sugar syrup. RUBRI PANACOTTA
300g rubri (sweetened reduced milk)
200g milk 100g cream 3g agar Heat the rubri, milk and cream in a pan. Heat another pan and add the water and agar and allow it to melt. Then add the agar to the rubri mixture and stir well, put it in a mould and allow it to cool and set. TO SERVE Place the panacotta in the middle of a plate. Then layer the jalebi crisps and sticks on top of the panacotta. Drizzle a light glaze of sugar syrup and garnish with a flutter of pistachio nuts and dried rose petals.

Move to… Emirates Living District Head to the Hills for luxury living, says Mouhanad Fadel For those wanting to live in the Emirates Living District there are five key communities: Emirates Hills is high-end with villas starting at AED35million upwards; The Springs and The Greens are at the lower end of the spectrum with townhouses and villas starting at AED1.27million; and villas in The Lakes and The Meadows are in the middle. The Meadows, The Lakes and Emirates Hills carry a lot of prestige. Successful professionals will buy in the former while only Dubai’s elite is able to look at Emirates Hills. Market Watch Rents have fallen, reveals our expert Sam Wani
According to CBRE’s Q3 report, rents have fallen by 1% across Dubai, (indicative of the ‘correctors market’) and transaction levels for the residential sector have dropped. A total of 2,525 units were sold in July and August, 22% less than last year. MPM Properties reports that rent prices in JBR, Downtown, The Springs, The Meadows and Palm Jumeirah have fallen by 3%. There are two factors that have contributed to this: inflated rents were charged in the wake of the Expo 2020 announcement and 19,000 new units have entered the market so far this year. This slight correction will help stem the rising rent inflation that was otherwise expected to continue growing. However, prices haven’t fallen in every community: in DIFC, Jumeirah Village and Al Furjan rents
have increased by up to 5%, reveals MPM Properties. If we look at the supply of stock, the recent Jones Lang Lasalle report for Q3 2014 shows completed property stock standing at 373,000 units; meanwhile, another 9,000 units are expected to be finished by the end of the year; added to that a further 33,000 will be in the supply pipeline by the end of 2016. Such supply will be vital to meet demand, given the increasing population – Dubai Statistics Centre shows the current population about
to touch the 2.3 million figure. Even though the population is growing continuously, the sudden surge of supply in Q2 and Q3 of 2014 explains the stabilisation of the rents. Going forward, however, the supply is expected to maintain an average of 15,000 units per year. This might even fall beyond 2016, as the launches made in 2012 and 2013 reach completion.
