Orange is the new black This striking colour combo was perfect for Halloween last month and it looks like we’ve caught a taste for the bold tang of this citrus fruit. Inspired by the catwalk trends last year, where orange was the new statement LBD for eveningwear, it’s now become the hot colour for winter both inside and outside the home. Bursts of tangerine will brighten up garden furniture this season, with orange seat pads and pillows featured in a number of new collections at our favourite garden shops, such as Fiore Rosso, Varaschin and Danube Home. Meanwhile, this colour can be seen clashing alongside others in chevron rugs and monochromatic occasional chairs and cushions, from the likes of Jonathan Saunders and Zimmer + Rohde, pictured.

Because we’re an

international brand we’re very well known and people here already know the company from Europe, America and Australia, where Tempur is well established.” At Better Sleep, Tempur is the only supplier of memory foam mattresses, while the other brands will also provide a range of bedroom furniture, headboards, pillows, sheets and duvet sets, creating a whole sleep solution for the family.

Shining the light on… Nouran Concept Lighting

There’s a lot more to lighting design than bright bulbs and pretty shades. Increasingly, an extensive team of architects, engineers and designers are pooling their creative talents to produce stunning architectural lighting displays that bring to life key points in the home, from paintings to swimming pools and ornate structural fascia. One of the very first lighting companies to do this in the Middle East was Nouran Concept Lighting. This family-run business, based on Sheikh Zayed Road, is now one of the largest architectural lighting consultancy companies in the region, thanks to a unique selling point – that they’re local. Back in 1978 the company started life as a supplier of decorative lighting. Fast-forward 36 years and the founder’s sons, Omar and Said Sawaf, have enhanced their father’s business dramatically. “In terms of covering the region we are one of the largest studios, if not the largest, because we spotted an opportunity,” explains Said, Nouran’s chief operating officer. “Over the years we started to work on some very large-scale projects and now we are very niche, designing and consulting on extremely high-end

residences and palaces, as well as hotels, malls and developments. “The turning point came when we worked on a project for Fairmont Hotel on Sheikh Zayed Road. It made us realize there was a need for a specialist lighting designer located in the region – until then you had to go to London or New York – so, in 2002, we launched our design consultancy.” From the first to the largest, Nouran has gone from strength to strength, increasing its design output 25% yearon-year. While the company has an impressive portfolio in the UAE and its headquarters in Dubai, the brothers have created a strong international presence, especially in Pakistan, Saudi Arabia, Qatar and Turkey. Closer to home, one stand-out residential project is a private family villa in Emirates Hills. In 2009 the client, a family who has lived in the UAE for forty years, employed Nouran Concept Lighting to enhance the villa through carefully orchestrated ambient lighting. Faysal Al-Haffar, the project’s lighting designer, was not alone on this task. Firstly, Nouran employs a healthy mix of disciplines, including urban planners, interior designers, architects

and electrical engineers, to work on each concept. Secondly, Faysal worked as an extension of the client’s appointed interior designer and landscape architect to bring their ideas to life. “Ceiling coves throughout the house provided soft indirect light,” recalls the designer. “This was coupled with accent lighting on key elements like artwork, furniture and functional areas. We developed lighting details such as wall grooves and niches, which improved the final aesthetical experience. The overall effect is welcoming, functional and contemporary.” Across it all there’s a key point to remember, says Said: one size does not fit all. “We stay abreast of the constant evolutions in this fast-paced industry, but while they may be the latest and greatest they won’t all be applicable to small-scale residences – on the other hand, they could make a lot of sense. That’s our role – to harness the right kind of technology within the project and show the client what a difference it can make. It’s important that the design makes sense – you want to be able to use the concept today, but also for years to come, as they have in Emirates Hills.”

Where the ART is Why this creative couple fell in love with a loft apartment in Jumeirah Heights

P

ut two creative professionals (and their cute Pekinese pooches) under one very unique roof and you’ve got a dream formula for an eclectic, colourful and highly contemporary aesthetic. The subjects of this muse are Mona Balsini, former art curator and cofounder of e-boutique virgule-shop.com, and her husband Bamdad Faghihi, an interior designer and founder of Seeb Interior Design. The canvas? A distinct one-bedroom loft-style apartment in Jumeirah Heights – quite an exceptional concept in a city crowded with high-rise apartment blocks and low-slung villas. Jumeirah Heights is a hidden gem, and one that took the Iranian couple some time to unearth. They bought WKHLU Ă€UVW PDULWDO KRPH LQ 'LVFRYHU\ Gardens four years ago but wanted more space, a larger balcony and a bigger terrace for their two dogs, Morris and Maloos. “My husband and I are very picky with where we live, especially in terms of architecture and layout, so it took us

How has Karaca Home influenced your décor? My kids support me by using Karaca Home’s bedding selections and they have given me ideas for the teenage collections. With the recent launch of the new accessories range I have brought some things home, like picture frames, some lovely artificial flowers and a lantern that I’ve put in our entrance. Ask the garden experts

“I’m looking for durable furniture for the garden. What can you recommend?” Olivia Castelli Synthetic rattan and teak are popular choices, says Shafiq Al Taher, business development director at Rattan House There are many different materials for outdoor furniture to choose from, such as rattan, teak (a traditional garden material), metals like stainless steel and iron, resin (which is strong but can look cheap), composite wood, cement and upholstered fabric furniture. Specifically, I would recommend synthetic rattan. For many years it has proved to be the most durable, flexible and feasible material, plus it’s easy to maintain and handle. It’s become a very popular choice for coffee shops, restaurants and homes. Teak has been around for a long time and it’s coming back into fashion judging by Spoga+Gafa in Cologne earlier this year, one of the biggest outdoor furniture shows in the world. However, you have to expect some level of maintenance with teak as it needs to be oiled every now and then. Rattan is much easier; you just hose it down once in a while to get rid of dust. It’s also weatherproof,

UV protected, the colour doesn’t fade and you can easily add a protective cover. It’s lightweight, too, so it’s practical to move around the garden, while teak is heavier. The beauty of rattan is that you can combine it with many other materials, especially metal, and aluminium, stainless steel and iron will work well with synthetic rattan. The actual fibre of it can be dyed many different colours. This year we have noticed an interest in whitewash and grey, which are quite contemporary compared to the classic colours favoured by the Middle East market, like brown and chestnut. Grey is very nice especially when combined with the latest trends for bright upholstery, such as purple, light blue, green and orange cushions. These were last year’s trends in fashion and they’re now coming into outdoor furniture ranges. It’s important to choose a really high-quality fabric for such upholstery because they don’t last too long outdoors here. Go for one made with a special material like an acrylic base – it has to withstand the harsh weather conditions yet be water repellent, too.

Title

“What should I furnish my garden with now the weather is better? Jenny Fenderson Add vibrant colour, says interior designer Ellie Wauters Outdoor living is now an extension of your home interior. Vibrant hues and beautiful patterns are making a comeback this season – perhaps because they brighten up the outside area and make it an inviting place to spend time, whether that’s having lunch with your family or entertaining friends in the evening. Dedon has some beautiful products, especially from its Dala range. Designed by the American Stephen Burks, this outdoor furniture collection shows how one can translate traditional handmade craft techniques and materials into contemporary means of production. The leafy green and auburn reds of the Dala chairs,

loungers and poufs nod to the natural colours of autumn found in colder countries, when trees shed their leaves and crunch underfoot. Trends for an outdoor winter here include bright and cheerful colours; cushions used to accessorise throughout the home; colourful lanterns and fairy lights; and tribal prints that add a worldly vibe. Why not bring the kitchen outside and invest in a large barbecue or even an outdoor pizza oven. This will create the perfect place to entertain outside.

Amiamo l’Italia Why Dubai’s love affair with luxurious Italian design continues

This page: Bedding Right: Natuzzi Italia

From Armani to Zagato, Dubai’s vibrant consumer market has formed a strong ardour for luxury Italian design. For those with a passion for high-quality furniture, fashion, food and sports cars, there’s no other country in the world that promises products steeped in a rich heritage of manufacturing and materials and – as is the Italian way – family values. In line with its reputation for romance, Italy continues to woo us here in the UAE. It dominated the line-up at last month’s Downtown Design exhibition, where the world’s most high-end companies descended on Dubai. This month, ‘The Boot’ steals the show once again with the Italian Luxury Interiors fair. So, why are consumers here – expats from all over the world – so taken with Italian design? For the ‘Made in Italy’ marque, asserts fair organiser Ferdinando Fiore, trade commissioner at the Italian Trade Commission. “‘Made in Italy’ is a brand, not just a phrase, which is very well recognised and appreciated all over the world, he explains. “When you say Made In Italy you are saying “quality, and you want to buy quality, that is so important. ‘Made in Italy’ combines this with a rich history stemming back to the Roman Empire and even before, plus the latest technology for fabrics and materials.

After just two minutes on a transatlantic phone call to New Jersey, Linda Lauren stops suddenly, in midconversation. “I have your colours now,â€? she says, in a soft American lilt. “Your colour is very green, which means you’re healthy but you worry a lot.â€? She’s spot on, so I ask her to go on. “I get a strong feeling that your circumstances are about to change in a very positive way because green is a dominant colour for you right now and it’s propelling you forward.â€? I reveal that I’m about to move to a larger apartment and I’m looking forward to decorating it – could she mean that? For all you non-believers about to turn the page, unroll those sceptical eyes and see what Linda Lauren has to say – you’ll soon change your mind. Linda is no charlatan. I tend to have a problem with Indian food, even though it is delicious. No, not Delhi-belly, before you jump to unsavoury conclusions; I tend to get a nightlong thirst that would drain the Ganges. For those with delicate dispositions or sensitive palettes, Tresind has the answer. The new restaurant in Radisson Royal on Sheikh Zayed Road delivers a fusion of Western and Indian flavours, cooked with the perfect blend of crosscultural ingredients and spices. Ahead of the grand opening on November 12, Tresind’s award-winning head chef shared his secrets for cooking Indian dishes at home. “It’s not about marrying Western and Indian flavours but pairing them well to create a good balance,” said chef Sujan. “Take a lobster bisk: Indian spice can be too hot for some Western palettes so you can

How to...

Curry favour with Western taste buds Words by Eleanor Joslin

mellow this down by using more of the broth than spices.” When you’re adding spice to your cooking, he recommends dry roasting whole spices before grinding them into a powder, which can then be stored and used when needed. He said Indian sweetbreads can be given an Aussie twist by loading thin slices with panseared foie gras, strawberry jam and berries – reminiscent of Melba toast famous Down Under. Meanwhile, the popular sweet jalebi gets an Italian makeover when teamed with soft fingers of rubri panacotta. Instead of making traditional spaghetti-twists of this sticky sugar-syrup batter, try forming thin crisps and fan them out around the dessert, finished with a delicate sprinkling of rose petals and pistachio crumbles. Andaman Tuna is a creative dish that teams a number of cuisines, with potato crisps, sushi and masala coming together on one colourful plate. You can make this dish with marinated cubes of fresh tuna bhel, puffed potato, togarashi-chat masala and spices such as cumin, star anise and fennel seeds, which are commonly used in Indian and Middle-Eastern cooking. With minimal salt used in these dishes, the River Ganges will keep feeding the Bay of Bengal as usual. Just in case, I asked chef Sujan what would quench my thirst during an Indian feast: “Typical drinks include aam panna soda, which is a green mango puree muddled with sugar syrup, roasted cumin and fennel, and then topped with soda water. Or you could try lassi, a sweet yogurt-based drink popular in Bangladesh, India and Pakistan, flavoured with rosehip syrup and cardamom.” tresind.com

Move to… Emirates Living District Head to the Hills for luxury living, says Mouhanad Fadel For those wanting to live in the Emirates Living District there are five key communities: Emirates Hills is high-end with villas starting at AED35million upwards; The Springs and The Greens are at the lower end of the spectrum with townhouses and villas starting at AED1.27million; and villas in The Lakes and The Meadows are in the middle. The Meadows, The Lakes and Emirates Hills carry a lot of prestige. Successful professionals will buy in the former while only Dubai’s elite is able to look at Emirates Hills. This area is for high-net-worth families, affluent businessman and celebrities. The Springs and The Greens are more affordable and you’ll find families buying and couples renting. Emaar Properties developed these communities several years ago so they are very well established, scenic and secure, with a real sense of community. There are plenty of lush, green areas

with large lawns, parks, lakes and tree-lined streets creating beautiful outlooks from many homes. Residents have access to cafés, restaurants, luxury hotels and golf clubs (such as The Address Montgomerie and Montgomerie Golf Club), state-of-theart fitness facilities, swimming pools and schools. While Emirates Hills is home to Raffles nursery school and Dubai International Academy, Emirates International School can be found in The Meadows. Bar The Greens, security is 24/7 and quite stringent so the areas are very safe. Each community is renowned for a different reason: Emirates Hills for its luxurious golf course, The Lakes for the waterfront living and The Meadows, The Springs and The Greens for their lush landscaping and walkways. The mid-range properties in The Lakes and The Meadows target the affluent, but not the super rich. Because of this you’ll find a variety

of plot sizes and floor plans, from typical three-bedroom villas up to six bedrooms. For those looking for more luxury, Emirates Hills has earned itself the nickname ‘the Beverly Hills of Dubai’ because of its exclusive reputation and scope for unique, custom-built designs. Of the 632 villas in this community, 250 look out over the world-renowned Montgomerie golf course, which provides lovely views and the opportunity to practice your swing. Prices vary greatly depending on the area, floorplan, quality and the level of the upgrade. They’re also hard to average for Emirates Hills because they’re not affected by normal market conditions; many of the exclusive properties are custom-built, have been upgraded significantly, and are not resold, creating a microclimate for the sales market there. November 2014

Market Watch Rents have fallen, reveals our expert Sam Wani

According to CBRE’s Q3 report, rents have fallen by 1% across Dubai, (indicative of the ‘correctors market’) and transaction levels for the residential sector have dropped. A total of 2,525 units were sold in July and August, 22% less than last year. MPM Properties reports that rent prices in JBR, Downtown, The Springs, The Meadows and Palm Jumeirah have fallen by 3%. There are two factors that have contributed to this: inflated rents were charged in the wake of the Expo 2020 announcement and 19,000 new units have entered the market so far this year. This slight correction will help stem the rising rent inflation that was otherwise expected to continue growing. However, prices haven’t fallen in every community: in DIFC, Jumeirah Village and Al Furjan rents

have increased by up to 5%, reveals MPM Properties. If we look at the supply of stock, the recent Jones Lang Lasalle report for Q3 2014 shows completed property stock standing at 373,000 units; meanwhile, another 9,000 units are expected to be finished by the end of the year; added to that a further 33,000 will be in the supply pipeline by the end of 2016. Such supply will be vital to meet demand, given the increasing population – Dubai Statistics Centre shows the current population about

to touch the 2.3 million figure. Even though the population is growing continuously, the sudden surge of supply in Q2 and Q3 of 2014 explains the stabilisation of the rents. Going forward, however, the supply is expected to maintain an average of 15,000 units per year. This might even fall beyond 2016, as the launches made in 2012 and 2013 reach completion. Ask the agent Simona Cosnita, residential consultant, JBR office This year started amid rumours in the real estate market about prices ‘correcting’ by the end of the year. Most of us thought this is just a rumour but the reality has proved otherwise. Dubai Marina has a diverse range of residential towers, from high priced apartments to the low priced apartments and with all types of accommodation, including studio, one- to four-bedrooms, penthouses, podium villas and loft apartments. Prices can vary and depends on size, floor, view and the quality of the finishing. Properties located on a higher floor with a full marina view and a larger floorplan bhomes.com

will be at the higher end of the price bracket, if you wish to sell or rent. Rents start from AED 50,000 per annum for a studio up to AED 700,000 a year for a penthouse with a private swimming pool and a high standard of finishing, as well as impressive views of the sea. For sales, prices start from AED 800,000 for a studio up to AED 17,000,000 for a penthouse or podium villa. Return of investment for Dubai Marina properties range from 5% to 8% on annual rent. Correction on the real estate prices will continue until the prices stabilise – most probably mid 2015. November 2014

Ask the agent Anjana Mahna, residential consultant, Jumeirah Park office Dubai’s real estate prices have significantly increased in the last couple of years, however, the market has been holding stable in 2014 with some good entry opportunities for serious buyers. One of the best places to buy property in Dubai is Jumeirah Park as this villa community is among the most promising in the city. This is due to a number of factors, namely: its close proximity to Dubai’s main highway Sheikh Zayed Road; the area is also a short drive from the bustling Dubai Marina, Palm Jumeirah and Ibn Batuta Mall; it’s built by one of Dubai’s top developers, Nakheel; it features superlative

construction quality; there are three- to five-bedroom villa options in different sizes, from AED 3.8 million upwards; the villas are large with luxurious built-uparea sizes upwards of 3,063 square feet; some villas come with swimming pools while all gardens are large enough to have one; the properties have low annual maintenance and a fairly good rental yield between 4% and 5% per annum; and residents can take full advantage of the community centre, jogging tracks, parks and the forthcoming health club. Furthermore, the area is still up-andcoming and has a high probability of capitol gains.

BH lust-have

Garden parties galore Already, humidity seems like a distant dream [or nightmare!]. We’re one month into the cooler climate and November is just the start of a seven-month love affair with our gardens. So it’s high time we gave our gardens the attention they deserve with a seasonal makeover. The sizzling colours for winter 2014 include vibrant indigo, aqua, orange and lime, while patterns play to our fun side in picnic-checks, tribal zigzags and funky geometrics. BH loves this year’s fashion for rustic woods, which create a natural autumnal look. Think bamboo screens, plank terrace

flooring, tables crafted from salvaged wood – left unvarnished – and rough rattan finishes. Those in high-rise apartments shouldn’t feel left out: colourful paper lanterns, soft floor cushions and bright Moroccan poufs create a cosy ambience and take up less space than traditional garden seating. This year, deckchairs are en vogue and add a nostalgic nod to the seaside. Pop an ice cream into this enticing vignette and you’ve created the perfect summertime scenario enjoyed in the northern hemisphere. So we haven’t missed out – our ‘summer’ is just beginning!
