In many parts of the city, it can be hard to find a property that’s truly unique – but for Fabrice Le Boulenger and his family, the villas of Jumeirah offered the charm they craved. “We love the character of this area,” says Fabrice, “and the fact that you can find properties that are different from their neighbours. It’s great to have variety, and we were lucky to find a spacious villa at a very good price.” Indeed, space is a prime concern for Fabrice and his wife Eleonore:

with daughters Ines and Pauline, and sons Oscar and Peter, a generous living area and garden are essential. This part of the city attracts tenants from all over the world, much to the delight of the whole family: “There’s a great community here,” says Fabrice. “We have friends from all over the world close by. We got to know our neighbours quickly: we are friends with the families on all sides and we socialise with all of them, which can be very hard to do in

other parts of the city. There are French, Swiss and South African families on this street, and we enjoy the interaction.” The Le Boulenger clan are well-travelled, so the international community is a real bonus: “We want our children to grow up in a global place – my last job took us all over the world, and we love that you can find all different nationalities here. I left France about 13 years ago, and we married in Argentina. Since then, we’ve lived in Japan, Thailand and Qatar.”

The family moved to Dubai two years ago, and their globetrotting past is evident throughout their Jumeirah villa. From a wooden chest that once stood in Fabrice’s Parisian apartment to a vast wooden fresco that the couple purchased in Thailand, their furniture is a chic mix of international styles. Each piece is very personal, too, says Fabrice: “Lots of the pieces have been with us since the very beginning of our travels. We know what we like, and our house is a true reflection of us as a family.” Furniture isn’t just a style statement for the family, however – it’s part of their livelihood. After travelling all over the world for his work, Fabrice decided to set up his own company here in Dubai – a franchise of global brand Cash Converters. “We loved the idea of investing in the country, making a home here,” he says. “We saw a useful way for expats to sell on unwanted furniture quickly before they fly out of the country, and to purchase items easily when they arrive. We buy and sell all home appliances, furniture, white goods, outdoor items and electronics – it’s like Dubizzle, but everything is in one place, so you can browse the items.” The new business marked a fresh start for the family, admits Fabrice: “When we started

the company we moved to this house; it was a hard transition from having a sponsor to fending for ourselves, but we are enjoying the simpler style of life.” The down-sizing worked perfectly with the new business plan, too: “When we first set up Cash Converters, we put a lot of furniture up for sale to give the company a kick-start. Now, my wife will walk through the warehouse picking things that she wants to buy for our home – it can be hard to resist sometimes!” The couple were living in the Jumeirah area before, and decided to stay for the easy road links to shops and schools, and the family-friendly atmosphere. “We felt comfortable to stay here because we enjoy

‘We love the character of this area, and the fact that the villas are different from their neighbours... It’s great to have variety’ the quality of life,” says Fabrice. “At this stage of our lives, the area is perfect.” As well as beautiful interiors, the villa boasts a lush, spacious garden – and Fabrice and Eleonore have plans to add to it over the winter months: “When we moved in, we did a lot of work on the outside space, but we want to plant more trees and shrubs. The children

often play outside, and we love to use the garden for entertaining. We like cooking and sharing dinners with friends – and the villa is perfectly suited for that.” The law restricts expats from buying any property in Jumeirah, but that wasn’t a problem for the Le Boulenger family: “The purchasing restrictions mean that we can only rent the villa, but the area has so many advantages that we don’t mind. The close proximity to the beach and Al Safa Park is fantastic for us – the kids love going to the beach, and we have a small boat that we enjoy as a family. We feel that the kids are growing up in a good place – we’ve lived all over the world, but we feel very settled here.”

Due to restrictions on property ownership in the area, it’s only possible to rent villas in Jumeirah. This is a family-orientated district, brimming with villas of all shapes and sizes. This is one of the older parts of the city, and properties do vary – you’ll find a range of different finishes, and while most villas are in top-notch condition, some may look like they need a little pep-up. Rental prices are fair, however, and you can snap up a good deal if you look carefully. Don’t expect to find much choice if you’re looking for a twobedroom house – larger families will love the options for three-, four- and five-bedroom abodes (or more, if you have a very large clan). Many properties boast their own gardens and pools, and you won’t be put in the shade by highrise developments.

There’s plenty to keep the shopaholics entertained on Jumeirah Beach Road, as well as a large number of beauty salons, hairdressers and spas. Leafy Al Safa Park is just a quick drive away, and kids will love letting off steam in the fields and play areas. Team sports clubs often meet up in the park over winter, so it’s worth keeping an eye on local messageboards if you’re looking for a new fitness hobby. There are plenty of local gyms, too (some of which are women-only), so there are lots of exercise classes to pick from. For something a little more leisurely, hit the beach: Jumeirah Beach Park and Open Beach are close by. Visitors will love the Jumeirah Grand Mosque too – organise a guided tour of it through the Sheikh Mohammed Centre for Cultural Understanding.

Jumeirah Beach Road is a hub for shopping and eating – you’ll find everything you need day-to-day right here, as well as a variety of independent shops, boutiques and coffee shops which you won’t find elsewhere in the city. The main shopping mall, Mercato, has a vast range of brands and eateries, and features a multiplex cinema. There are post offices, banks and medical clinics nearby too. For up-market dining, the myriad hotels in the area provide restaurants galore. Head to the eateries and outlets at Madinat Jumeirah, Burj Al Arab and Jumeirah Beach Hotel to sample the cream of the crop. For more relaxed dining, the barbecue pits at Al Safa Park are great for largescale get-togethers in a grassy setting – although pitch up early to ensure you get a spot...

The schooling options in and around the Jumeirah district are plentiful for children of all ages. For kindergarten-age little ones, look to Jumeirah International Nursery School (jinschools.com), Ladybird Nursery (ladybirdnursery. ae) and Emerald City Nursery (emeraldcitynursery.com). The primary-level choices include Gems Wellington Primary School (gemswps.com), Safa School Dubai (safaschooldubai.com), and Jumeirah English Speaking School (jess.sch.ae). For older children, look to the likes of GEMS Jumeirah College (gemsjc.com) and Raffles International School (rafflesis.com) for secondary-level education. The universities and specialist institutes of Knowledge Village are a short drive away, so older learners will find plenty of choices for further studies.

The UAE-based home finance provider Tamweel reports that the sale prices of properties within its portfolio increased by 10-15% in the first half of this year in Dubai, with biggest rise seen in mature and completed developments. The highest increases were in Downtown Dubai, Arabian Ranches, Victory Heights, Emirates Hills, The Meadows, The Lakes, JBR, Palm Jumeirah, Dubai Marina, Jumeirah Village, Dubai Silicon Oasis, The Views, Business Bay and DIFC – in addition to increases of 10-15% in Abu Dhabi’s Al Reef Villas, Golf Gardens, and Raha Gardens.

The market witnessed an increase of 26% in home finance applications in the first half of 2012 as compared to the same period last year. At this rate, the home finance market will surpass AED8billion in 2012. Property transactions reached AED2.2billion in August. A total of 35,297 real estate transactions of AED143billion were reported in H1 2012, compared to AED123billion in the same period in 2011. Emaar’s recent success in new launches has proven that the confidence is back in the local real estate markets. The long-awaited public sale of a

new residential project in the heart of Downtown Dubai opened with hundreds of people waiting overnight for the chance to buy. Demand for Emaar’s The Address The BLVD was so great that property agencies paid labourers to stand in line for two days before the launch. More than 800 people were outside Emaar Square 3 from 6am. The downside, however, is that all this momentum could create another bubble if not managed well. The fact that most of the buyers are resident end-users will help to provide long-term stability to the market.

“Landlords will generally accommodate changes as long as their tenants can restore the property back to its original condition,” says Better Homes community specialist Martina Plumley. “Our contracts state that any alterations or improvements require prior consent from the landlords, but when it comes to changes like putting up shelves and cabinets which will add to the value of the property, landlords are usually happy to keep those improvements.” Contact your landlord to find out what’s allowed, and if there’s room for negotiation be sure to set some parameters. Get the agreement written down to avoid any confusion – and to stop any arguments when the lease is up…

Most landlords are happy for tenants to paint the walls, provided they’re returned to their original state at the end of the contract. If you don’t fancy the cost (or hassle) of a full redecoration, however, confine your efforts to a single wall – if you work with the room’s colour scheme and style, you’ll get the maximum impact for minimal effort. Pick colours carefully, though – stick to lighter shades in smaller rooms to avoid a boxy effect, but be bolder in large rooms: a deep purple or fiery scarlet will inject character in to a barren room immediately. Be sure to stock up on the equal amount of neutral paint too, though – you’ll need it for touching up when you move out.

Create a perfect panel If your landlord won’t allow you to paint, try your hand at panelling instead. Attach parallel pieces of long, thin wood to the walls, one above the other, and use glue or a staple gun to attach material between the two. Not only is it a cheap and impermanent way to brighten the room, but you can change the design as often as you like. Alternatively, cover a large plywood shape with paint or wallpaper (try Andrew Martin, andrewmartin.co.uk, for stand-out styles) and hang it as you would a picture, or rest a selection of different colours against the wall for an edgy, contemporary feel.

Get clever with curtains Many rentals have old curtains, but you’ll want drapes that aren’t just a mis-matched afterthought. Before you move in, find out if the curtain mountings are rails or poles, and buy sets accordingly. Don’t get caught out by the window size, either – bring a measuring tape along and make a note of the space you’ll need to cover up. If you’re a light sleeper, it’s worth negotiating fittings for a blind, too – not only will it block out external light, but vibrant patterns or colours can liven up a neutral colour scheme.

Brighten up the bedroom The bedroom is one of the most personal spaces in the house, so it’s important to create a look that you love. Above the bed, create a feature wall using decals – large plaster-friendly stickers that you can peel off October 2012

‘Arrange potted plants, or use hanging baskets if floor space is limited’ easily when you fancy a change. You’ll find plenty of options at Ikea (ikea.com), Sticker Souq (stickersouq.com), and ACE (aceuae. com). If your headboard lacks lustre, hang material on the wall above the bed and drape it softly around the sides for a simple colour injection.

Lighten up living areas Overhead lighting can often feel impersonal, so create some ambience with a selection of lamps. Choose from floor and table-top designs, and dot them around the room for an intimate effect. Use extension leads to link them to one socket so you can turn them on and off with the flick of a switch, and splash out on a variety of colourful shades. If you’re stuck with a dingy sofa, use plenty of throws

and cushions to create a comforting space, and invest in a deep-pile rug to cover cold tiles – simply roll it up when it’s time to move.

Venture outside Gardens in rental properties can be depressingly drab, but with a little careful planting you can create a temporary utopia all of your own. Ingrid van der Merwe of landscaping company Ground Rules (groundrules.co.za) has tips galore: “Plant your shrubs in big black plastic pots, then bury them in the flowerbeds. Black pots will ‘disappear’ into the soil, and you can move the plants around if you fancy a change or the shrubs aren’t growing well in a particular spot. Better yet, you can take your garden with you when you move. If you’re in the

property long-term, cover up the edges of the pots and the remainder of the flowerbed with ground-covering plants – vinca, for example – for a simple, quick and costeffective solution.”

Beautify your balcony If you’re in an apartment, it’s still possible to put your stamp on the outside space, says Ingrid: “Arrange glazed and terracotta plants to accentuate an entrance or party area, or use hanging baskets if the floor space is limited. Wooden decking can really personalise larger spaces: buy interlocking blocks from a hardware store, and use them on top of existing brick paving. This will create a softer-looking space, great if you want to create a comfortable area for entertaining.”

We were recently asked to make a rug for Queen Elizabeth. We were so inspired by it that we ordered a bespoke rug for our bedroom as a present to ourselves. We have had the opportunity to make some fabulous creations – for example, we are working on a wall hanging which the British Prime Minister commissioned for President Obama. Like all good things, it will be well worth the wait.

I often bring my work home with me: the latest addition to our house is the Hummingbird Ivory rug designed by Alexander McQueen. It’s part of the only rug collection that McQueen designed before he died. The collaborative process with him was amazing.

Combine the lettuce, papaya, avocado, tomatoes, wakame and herbs in a large bowl, and toss with the dressing until the ingredients are combined. 4. Arrange the salad on a plate or bowl, and top with the shrimp and a sprinkle of sesame seeds. Serve immediately.

CHICKEN AND SPINACH TART Serves 4 • • • • • • • • •

500g Fresh spinach, chopped 350g Chicken breast, minced 200g Onion, chopped 100g Garlic, finely chopped 100g Parsley, finely chopped 200ml Full cream (or low fat alternative) 6 eggs 150g Flour 40g Butter

Bind together the flour and butter into a stiff dough using a splash of cold water, and roll into a 1cm-thick circle. Place into a flat tart tin (10-inch diameter).

minced chicken and cook for a further 5 minutes. Add the spinach and parsley, and sauté until wilted. Leave to cool, and strain away any excess liquid.

Prick the base of the tart with a fork, then cover with baking paper and add baking beans. Bake at 200°C for 20 minutes, then set aside to cool.

In a mixing bowl, whisk together the cream and eggs, then add them to the chicken mixture. Pour into the tart shell and spread evenly, and bake for 25 minutes at 180°C. Remove from the oven when cooked (the filling should be dry and spongy) and serve immediately, or leave to cool.

In a large non-stick pan, cook the onion and garlic until slightly brown, then add the

2. In a large pan, heat the water and mango purée, and whisk in the agar powder. Bring to the boil, then add the basil. 3. Line a medium square-shaped container with plastic film, leaving roughly 2cm poking out on both sides, then transfer the mixture into the container. Leave to set in the fridge for a minimum of 30 minutes until firm. When ready, remove the plastic and cut into rectangular shapes. 4.

Blend the raspberries and sugar together, and drizzle over the terrine to serve.
