Market Update Independent Finance’s general manager Sam Wani reveals the latest movements in mortgages Dubai real estate is now emerging as a safe haven against economic challenges as well as political turmoil. Prime London property is going for $3,000 per square foot (and more) with yields as low as 2%, yet Burj Khalifa, the most prized real estate asset in Dubai, is hovering between $750 and $950 per square foot with yields as high as 5%. Nearly $7.7 billion of foreign direct investment was put into Dubai real estate in the first six months of 2012. In value terms, real estate transactions hit AED63billion. Of this, AED29billion was mortgagebased – which equates to AED4.8billion a month. Total transactions were 18,953 averaging at 133 transactions per day. This represents a 21 per cent growth over the same period in 2011. As a demographic breakdown, Indians purchased 2,153 properties at a value of AED3.75billion, followed by Pakistanis who bought 1,814 properties valued AED1.713billion. British investors bought a total of 1,564 properties worth AED2,529billion, while Russian and Iranian investors competed for the fourth and fifth spots – with Iranians buying 1,057 properties worth AED1,515billion while Russians purchased 694 properties at a value of AED1,438billion. Saudi investors came sixth after buying 416 units at a value of AED1,059billion, followed by Americans with 415 properties valued at Dh694 million.

‘I can control everything from the lighting to the televisions at the touch of a button... It saves us a huge amount of energy and money’

For Ivano Iannelli and his wife Kasia, life in Arabian Ranches never used to appeal – in fact, the prospect only occurred to them after six years of living in a Dubai apartment. “We were both very negative towards the area,” says Ivano. “We thought it was cut off from the city, but we were having no luck looking elsewhere. Our son Max [pictured here with his school-friend Leo Platas] was growing fast, so when our friend suggested Arabian Ranches we thought that we’d come to see – and we’ve never looked back.” For the couple, it was the finishing touches that sealed the deal – the fittings and doors are the same as those in high-quality Marina tower Le Rêve – as well as the abundance of space. “We love the impact of the double-height ceiling in the living room, and there is plenty of room for all of Max’s toys,” says Ivano. We were living in a luxury apartment before, but in a villa like this it’s much easier to feel settled.” The couple spent years working for the UN all over the world before settling in Dubai, and their home is full of reminders of their globetrotting past. “We have collected many different items on our travels – lots of the pieces are very personal to us,” says Ivano. “We worked for a while in Afghanistan, which is where our dining table was custom-made from an ornate door, and where we found many of our mirrors and cabinets.” Closer to home, the Iannellis have picked up items from Marina and Gallery One – as well as creating a few inventive pieces of their own: “We like to be resourceful with our furniture: in the kitchen we have made a chest of drawers from some unwanted wooden crates that I sourced from a retailer, and we use them as storage. Every box is unique, it is an environmentally-friendly design, and – better yet – we can hide all of Max’s toys in there.” The Iannellis’ ingenuity doesn’t end there, however: their villa is a fully-integrated ‘smart home’ that’s leading the way for modern living. “I can control everything from the lighting to the televisions at the touch of a button,” says Ivano. “Everything is connected to a processing unit that’s hidden in one of the cupboards, and I have software on my iPhone, iPad and laptop that allows me to command it all via the internet.” It hasn’t been easy to set up – “in the local market, not many people can provide know-how,” Ivano admits – but it’s a system that’s allowed the family to save both money and their carbon emissions. “I can adjust the setting for the different zones of the house using different settings – this level of control saves a huge amount of energy and money. Each room has a computerised panel in the wall which

controls the settings via a touch screen – it’s simple to use and takes care of everything.” As CEO at the Dubai Carbon Centre of Excellence, Ivano is always looking for ways to cut his carbon footprint – but the smart system has safety benefits too. “We don’t have security concerns here, but I do have children concerns,” Ivano says. “When my son is upstairs, for example, I don’t want him opening the window of his bedroom while not accompanied. So, if he does open it, a discreet warning goes off downstairs. We have the same set-up with the pool cover: it can only be opened using the system, so I don’t have to worry about him opening it without us realising or falling in while he’s playing outside. It’s all about safety for the family, peace of mind.” The couple bought the property 18 months ago, and life in the community is proving very

enjoyable: “We love the area,” says Ivano. “The only problem is that it’s so comfortable – you’re away from the city, and it’s peaceful, but when you’re back in the thick of things it can be hard to adjust! There are many good schools, plenty of restaurants and handy shops nearby so you never feel compelled to go far. There is a concept that Arabian Ranches is cut off from everything, but it’s not so. Yes, living here adds ten minutes to every journey, but we don’t feel it, and of course the road links are very handy.” At home, the Iannellis make the most of their large garden and the nearby parks: “We love to be outside now the cooler months are coming – my wife always wanted a lush, green garden around the house. It’s an extravagance, but we have beautiful birds visiting the gardens in the morning. This is the most at home we’ve felt in a long time.”

Renting & buying There are plenty of options for both buying and renting here, and there’s lots of choice for families of all sizes. Villas range from two- to five-bedroom layouts, and styles vary throughout the development. You can take your pick from no fewer than 12 communities, each with their own personality. This is a family-friendly area, with lots of space for the

little ones to run wild in. Arabian Ranches is one of the leafiest parts of the city, and security is present around the clock. Shared areas are carefully landscaped and many villas have their own gardens – and if you want watery views, look out for the lake-side Alma district. Construction work is now complete and the area is nicely established, so you’ll be moving in to a community rather than a building site.

This is a busy neighbourhood, so there are lots of ways to keep the whole family entertained. Mums will love sampling the menu of treatments at Angsana Spa (04 361 8251), or working up a sweat in the excercise classes at the women-only Exhale gym (04 447 4220). Dad will want to head straight to Arabian Ranches Golf Club (04 366 3000), with its 18hole par-72 grass course. Some villas even overlook the club, but its designer greens and lively clubhouse are within easy reach of all parts of the development. For kids, Dubai Polo & Equestrian Club (04 361 8111) is perfect – the dressage and show jumping courses are great for would-be jockeys, and desert hacking trips are available too. Meanwhile, nearby Step Up Academy (04 453 4360) offers dance classes and arty workshops galore.

Shopping & eating For handy home retailers, make a beeline for The Village Community Centre – here you’ll find facilities for laundry, groceries, gifts and health. A little further afield, Le Marché hypermarket is great for picking up dinner, and Carrefour (Mall of the Emirates) and Spinney’s (MotorCity) are nearby too. Don’t fancy cooking? There are

countless options within quick delivery range, including local takeaway favourite London Fish & Chips (04 434 0540), hearty à la carte eatery Ranches Restaurant and Bar (04 360 7935), and gourmet sandwich shop MBCO (04 430 9774). You won’t find many clothes shops or interiors retailers in the area, but easy transport links put you in close reach of Mall of the Emirates and Sheikh Zayed Road.

Schooling For the smallest of learners, Little Ponies (part of Jebel Ali Village Nursery, jebelalinursery. com) offers pre-school daycare at the Dubai Polo & Equestrian Club. For older children, there are a couple of options close by, including Jumeirah English Speaking School (jess.sch.ae) for Primary, Secondary and Sixth Form levels. Students are taught from the UK National Curriculum, and the school is very well-regarded. GEMS World Academy (gemsworldacademydubai.com), which enjoys a similarly high-quality reputation, is a few minutes away too. Admissions range from preschool to higher education, and lessons follow the International Baccalaureate (IB) curriculum. Facilities include a theatre, sports courts, symphony centre and planetarium.

This is where you can find me early in the mornings, sitting on the sofa reading magazines with a cup of coffee, after work doing homework with my son, and late at night playing backgammon with my wife.

I like collecting 1950s and ’60s vintage furniture. The quality is phenomenal and you are sure to get a comfortable, great looking piece of furniture with a history. I also use a lot of wallpaper from ECO, Boråstapeter and MrPerswall for feature walls.

Right now, I’m very much into our new log bowls at D.tales. Each bowl is handmade using only locally-reclaimed trees of all varieties – the trees are hand selected, gathered, turned and finished by Loyal Loot Collective and local crafts people. I have always felt that homes in this region use spotlights too frequently and do not have enough mood lights. In Sweden, where I come from, we normally have 4 to 8 lamps in each room, ranging from a main ceiling light to a range of wall, floor and table lights. I think this is one of the reasons why we carry a large range of lights in our shop. It’s a very Scandinavian thing.

We have a mid-size two-bedroom apartment, but when our baby daughter was born we decided to convert the maid’s room into a changing area. It’s only a small space and there is no plumbing, but it works perfectly – we’ve set up a changing top and shelves, and re-decorated everything. She loves the room – we think she feels safe in the enclosed space – and it helps to keep her nursery clutter-free. When she grows out of it I think that we’ll use the space as an office; if the room is just a dumping ground, it definitely makes sense to convert it into something useful.

To do any structural work, you must have permission from your developer. Your contractor should be able to help sort this. You will also need to have your structural plans assessed. If you don’t get the proper approvals then you may not be able to sell your house later. It is essential to use approved tradesmen to do the work as it invariably involves relocating electrics, plumbing, and breaking and fixing walls and ceilings. Ask for recommendations. In general, this is a fairly simple and straight-forward alteration – typically, the work could be finished within one week.

If you want to increase the property’s value, be careful about making changes: a maid’s room definitely adds value. Importance is attached to the size, sanitary fixtures, the access to the home, and the air conditioning. Built-in overhead cupboards and a bed unit with drawers can make the best use of a small space. Some properties allow for a small outdoor area to be created as a private garden for the maid to make her own – is this something you could provide in the future? Any feature that gives good quality of life will certainly attract buyers to the property.

2 cups self-raising flour 1 1/2 cups butter milk 1 tsp vanilla extract 1 tbsp baking soda 1/2 tsp salt 1 cup butter 3 cups sugar 4 eggs Rind of 4 lemons (for cake) 3 tbsp lemon juice 8 large egg yolks 1/2 cup finely-grated lemon rind (for icing) 2 tbsp fresh lemon juice (roughly 3 lemons) 1 cup sugar 1/8 tsp salt 1 1/4 sticks butter 2 tbsp sugar 1 cup water 1 tbsp light corn syrup 6 large egg whites, beaten

We all love a good cake, but few of us can boast a tooth as sweet as Nadine Maalouf’s: as founder and MD of Maison Sucre, Abu Dhabi’s favourite cake shop (and freshly-opened in The Dubai Mall), she’s the queen of confectionary. “Growing up, I would wake up every day to my mom’s delicious cooking,” says Nadine. “She loved to bake, and having a sweet tooth even at an early age, I enjoyed every cake, pie and pastry that came out of her kitchen. Inspired by her, I developed a love of food, and I have since become passionate about baking and anything sweet and pretty.” But it’s the comfort of baking that Nadine loves too: “People enjoy having cakes because they represent all the sweet moments in life. They take us back to fond memories shared with family and friends. They bring people together over celebrations, or even ordinary days for dessert, coffee or tea. Pre-heat the oven to 180°C. Mix together the flour, salt and baking soda. 2. Beat the butter and sugar together. Add the eggs and beat until smooth. 3. Add the lemon rind and vanilla extract, then beat gently. 4. Add the flour mixture while also adding the buttermilk and lemon juice; mix until smooth. 5. Divide the mixture evenly into a paper-lined cupcake pan, and bake for 25 minutes. 6. To make the lemon curd, combine the yolk, grated lemon, sugar, and mix thoroughly. 7. Place on a medium heat and stir until the mixture is thick. 8. Remove the saucepan from the stove and add the butter and salt and mix thoroughly. Empty the mixture into a Tupperware box and refrigerate for 4 hours. 9. Combine the sugar, water, and corn syrup into a small pan while stirring. Remove the pan from the stove after it boils. 10. Add the beaten egg whites to the mixture and stir until thick, then combine the lemon filling with the cream icing. Mix well, and apply to the cupcakes.

Pre-heat oven to 180°C. Place dates, and half of the brown sugar and butter in a saucepan and stir until the butter is melted. Remove from the heat and leave to cool. 2. Add baking soda and vanilla extract and mix gently, then place the saucepan aside. In a mixing bowl, stir in both types of flour while adding the pecans – then add the beaten egg and dates to the mixture. 3. Add the saucepan mixture to the mixing bowl, stirring well. Divide evenly into a paper-lined cupcake pan, then bake for 25 minutes. 4. While the cupcakes are baking, stir the remaining brown sugar, cream and butter into a pan to create a thick sauce. When the cupcakes are cooked, cover with the caramel.
